Maintenance is on point and very fast and the place is beautiful. However I have a couple questions, does the fitness center require a key to access? Also, does a minor need adult supervision whilst in the fitness center? I have a 15 year old son who is on fall break right now and he would like to know

The issue was address and fixed within 24 hours of the work order being submitted. Maintenance employee with The Trails at San Tan stopped by to confirm that I had been contacted about the plumber coming today. I appreciated the confirmation. The plumber was professional and kind. He was efficient and got the job done very quickly.

Our maintenance workers were doing an inspection and checking our smoke detectors and I just So happened to mention a few things I needed Fixed. Without hesitation they started writing down what I needed Done and came back a couple hours later (as they were inspecting the whole community) and came back and fixed EVERYTHING. I didn’t even expect a same day response but am very appreciative!

I called to have a ceiling light replaced. Two maintenance workers came the next day and replaced the bulb. They noticed that another light fixture nearby had only one bulb and it should have two. They put in two new bulbs. Thanks!

They were so sweet at first! I looked so forward to living here. I got accepted into an apartment & everything, then hours later got a call from them saying suddenly I didn’t qualify anymore. After giving me a move in date & everything. They told me what I needed to do in order to get fully accepted AGAIN, and in the process of doing so, I called them to ask a question, the property manager answered & was so unbelievably rude. Applied at another complex, the income rate was higher & they accepted me same day. I still dont understand what the issue was with this certain apartment complex. They made me pay extra fees that shouldnt have needed to be paid. Don’t tell me to contact my bank, & then when I do & they say I don’t have to pay it, they have me pay it to “move forward with the process”. This review doesn’t even cover everything. I’ve lived in apartment complexes all my life, and never had this many issues with one with JUST applying. Discrimination at it’s finest lol.

Once again Im amazed with the Exceptional Service I received from my apartment complex. I reported an issue I had with my stove this morning and within a hour I received a knock at the door and the issue was resolved. The employees were very considerate that I was working from home and on the phone at the time, they worked quietly and had the stove working in no time. Ive only needed maintenance a couple times and I have been very pleased both times! Only one of the many reasons why I love living here!

I had called in a leaky sink, and the maintenance team was very prompt about fixing it along with several lightbulbs that had been out for awhile. They were very diligent about the work and knew what they were doing. They were also very nice and respectful. Im usually scared about making these calls especially when Im not home, but I would be quicker to call in a problem now having such a good experience first time around.

I ordered two replacement light bulbs for the track light in my kitchen from Brittany. Within 15 minutes they were delivered to my door. I am so impressed and grateful.About two weeks ago, I called the Maintenance Request line for my apartment because my a/c was leaking and, while I was hanging up the phone, a maintenance man - I believe his name was Bobby - was already knocking on my door. Unbelievable, but true. I asked how that was possible and I was told it was all done by phone. When it comes to my Maintenance Requests while living in this apartment complex, I have been more than impressed and satisfied every time.

Always friendly, helpful staff, Liz and Britney are queens at what they do! Liz even killed a scorpion (outside my unit) in her skirt and high heals, brave woman. Maintenance is always prompt and swift to fix any and all needs at a drop of a dime. This is my second time living at this complex (2008-2010, and 2019-current) clearly they are doing it right!!!

I love this place & the staff! I have lived here for several years now and it has been a great experience. I am so happy I chose to live here! There is minimal office turnover. The office staff is so kind & friendly!The maintenance crew is the BEST! They go above & beyond - every time!I put in several requests at a time just recently. I had a loose screw on a cabinet door in one of the bathrooms, they replaced it & went around and tightened ALL the cabinet doors! Another one of the requests was about my garbage disposal, they replace it & tightened up my sink faucet. I forgot to request a light be changed out on the track lighting in the kitchen, it was replaced. Other places I have lived, the maintenance crew does the bare minimal & leaves you wondering if they were hanging out in your place too! Not Trails at San Tan!

The Trails have been the best apartment living experience Ive ever had. Everyone at the front office genuinely cared about my stay and made move in/out as easy as possible for me. The amenities are wonderful as well, especially the gym and pool area. I highly recommend this place for anyone looking for a comfortable home.

Ive been here for nearly 4 months. Its one of the best complexes Ive lived in. The apartment was pristine when I moved in. So clean and nice. Grounds are beautiful and well kept, along with the pool. I see the maintenance man testing the water every morning. I assume its heated during winter, but I still need to verify that. The area is superb, any restaurant or store you can think of is within a five mile radius. The area is newer and has hip, cool bars. Sandbar with outdoor seating. You cant beat the price. I have a third floor one bedroom for $1010, I think + $30.00 pet rent. You will not be able to find a price like that around here. For apartments that are mediocre, youd be paying at least 1300 a month for a 1bd. Utilities are around $40 a month for me. I have the prettiest view over the pool with palm trees and greenery via my front windows or the huge porch/deck area. The complex is quiet. Neighbors are respectful, quiet and friendly. Parking is good. They are remodeling and adding an additional gym , coffee station and dog wash station, which I think is pretty cool. We have a coke and candy/chip vending machine outside. The units themselves are spacious, I have an island in the kitchen and thats where the sink is, so it makes it easy to cook and clean, etc and still entertain company in the living room. There is more than enough closet and cupboard space. Washer and dryers work great! Separate laundry room is awesome. Bathroom is huge with cute cabinetry, plus one next to the shower for TP and stuff. Fans in both bedroom and living room. Walk in closet. My apartment has a regular door (not sliding) to the porch with a long window with blinds, a HUGE picture window facing the pool, two small skylights up high on the stairwell wall,, so you get a bunch of light if you want it. Maintenance is ON THE BALL. Really nice guys, accommodating and really act like they want you satisfied with their repairs. Theyre usually there same or next day at the latest. The two down sides are minimal...even though there are potty-waste stations for dogs all over the place, some people with big dogs dont pick up their animals poop. I think they are charging a hundred bucks if anyone gets caught, so thats good. Last negative is you cant make a left to enter the complex from Williams Field or go left out of the front onto Williams Field. There is a one way gate when leaving which makes it easy, but due to the median, going west on Williams Field, you have to go up to the freeway and make a U-turn. Other than that, they allow bigger dogs as long as you have shot records and its just a wonderful place to live! I will be staying at least another 2 years

Moved in late may and I have to say everything here is wonderful from the staff In the office to the units themselves. The staff is very helpful and will answer any question you have ive never had an issue with them. The units themselves are very nice and updated and everything is well kept on the property the only thing I have any issues with is parking. Since I work nights Im not home until 2am and theres never a spot open by my unit. Not a big deal to me but maybe to someone else it is. Other than that its a great place to live

Office staff is very friendly. The day we were to move in thr apartment was being cleaned. Cleaning crew did a fantastic job, however the were not finished until 9 pm.To my understanding the previous tenant was out if the apartment on July 1st. Why was the cleaning and carpets done within the 2 weeks it was vacant.Adjustment should be made on rent.We had a maintenance call. The maintenance workers were awesome

So I probably called the office millions of times before moving in and they were all SO HELPFUL! One time I called to get dimensions of the living room and Liz was SO ON TOP OF IT! Like she even asked if Id like dimensions for the island in case I wanted to get barstools?? I hadnt even thought of that but it was something I needed! So seriously shout out to Liz and all the other awesome office staff because they go above and beyond!

If I could give this apartment community zero stars, I would. This has been one of the worst experiences Ive gone through with an apartment community and trying to lease an apartment. For starters their communication skills are HORRIBLE, I paid all their fees had an exact unit picked out with a set move-in date and they ended up changing everything on me last minute when my move-in date was only two weeks away. They never cared to let me know until I reached out to them letting me know they rented the unit to somebody else. Very unprofessional.

Even though The Trails of San Tan advertise a gym, two pools, and a business center, tenants are unable to use most of these amenities. The ONE pool is only available from 9:00-5:00 Monday thru Friday while most people are working, and it is closed on the weekend. The gym is closed with no timeline as to when it will reopen, along with the business center. Tenants are also unable to use the grill.As a current resident, I find the management to be very helpful and curtious. However, the owners have restricted the use of the amenities to a degree that does not justify the cost of renting at The Trails of San Tan.

Feb 2018. There are a lot of bad reviews, and Im not sure why. Heres my experience.PROS:Parking: If you get home late, parking can be busy, but theres ALWAYS a spot. You may have to walk an additional minute to get home... Its good exercise.Rent: My wife and I looked at 14 other apartments nearby, and for what you get, this place had great pricing. Also an excellent location. In-n-Out is walking distance, doesnt get better than that.Amenities: Pool and Spa are always heated year round. Poop bags are located everywhere, although a lot of people dont use them... probably the same ones that complain about walking further due to parking. Gym is good enough, its got your basics. BBQ is a little nasty, but not horrible.Staff: Ive never had an issue with the people in the office, nor the repairmen. Theyre all very nice.CONS:Security: This is the main thing Ive had a personal problem with, which is why I gave the place 4 stars. The gate has been broken and left wide open 24/7 for the last 3-4 weeks or so. Not a big deal, Gilbert is relatively safe, but I noticed my bike was gone. I spoke with somebody in the office, and they said they are working on fixing the gate... but it doesnt seem to be on their top priority of things to do. I have a slight issue with this seeing as how were paying for a gated apartment, and due to the gate being wide open, my bike (which was locked up closest to the broken gate) was stolen.Other than that, we are happy with the overall experience so far.

Overall, not bad living here over the past 3 years. It is the best apartment that I have ever lived in and by far the safest. For it being a gated community, the gates hardly worked and out of the three years I lived there, a few people have ran into them which then caused them to be broken. I understand that is not the complex’s fault but at the same time they should stop advertising about being a gated community when they were open and not operational most of the time. To me, it’s false advertising. Also, gate codes being your apartment number does not make it reputable to be a gated community because anyone can honestly get in. Apartment complex’s need to think of something better. Secondly, gates are everywhere here. I mean EVERYWHERE. if you don’t have a garage, then you’ll have paw prints all over your car at some point in time. Idk where these cats are coming from but there is too many. People need to keep there pets indoors or not have any at all, especially if you let them do whatever they want. If you have a new car, invest in the extra $90/month on a garage because you don’t want scratches like I did. Third of all, I would recommend getting an apartment above the garages. One reason is because you don’t have anyone above or below you or even next to you. The walls seem to be paper thin in the 2 bed 2 bath that I had and I could here people all the time. You can hear full on conversations as well as other things.... Last negative about living here was the constant roll over in staff. When I first moved in, the staff was AMAZING and by the time I moved out, it was a different story. They used to bend over backwards to help you out but not anymore. I would get emails saying one thing but then get mail or even a phone call from them saying something else. As for the positives, it is a very nice apartment to live in no matter what the size. Also, NO BUG problems. I never lived in the first floor but as for the other floors, I never had a problem. Some apartments came with a fireplace which is also a nice feature even though we are in Arizona. The gym and pool is also nice. Most places have a gym but it’s 3 or 4 machines but here it’s actually a nice sized gym. Hardly anyone ever uses it so you will pretty much have it to yourself. Finally, I decided 2 out of 5 stars because the staff is a hit or miss with new management, the place being advertised as a gated community even though the gates hardly ever work and are always open, cats are everywhere in the parking lots and need to be under more control, cops are there quite a bit pulling people over who turn right on red at the highway exit, as well as only being able to enter through one entrance. It’s unfortunate that the exit only can’t be an entrance as well to help people from not having to make a U-turn at the highway entrance. However when the gates malfunction (almost all the time too), the exit gate remains open and several tenants use it as an entrance so I don’t see why it can’t be dubbed as both.

We just moved in 3 weeks ago! Shout out to Matt, our amazing lease guy, that made our move in completely easy and understandable. The staff at the apartment are amazing. Lindsey is totally awesome. She is always friendly, helpful, and sooo willing to hear ideas and move forward with them. The apartment was spotless with all upgraded appliances. We had one little snafu and Gary, our maintenance guy, was here immediately to correct. The grounds are as beautiful as the pictures. This is a pet friendly place and I have not seen one dog dropping. I have seen only one bug , yes only one, and it was dead. My neighbors are friendly and it is very very quiet. I have not heard my neighbors at all since I have been here. We moved from out of state and this is our transition home. The location is great for shopping and activities. I recommend The Trails to everyone I know.

While the leasing consultant was lovely and helpful...... First off, the gate was busted to the parking lot and had been for a while (per a resident). Secondly, I saw 6 or more children unattended in the complex with no parent in sight. There is no rule about this for the complex. While I do like children and letting them play they should never be left unattended! Last but certainly not least, while walking through the complex in every area I passed by there was dog feces!!! As a dog owner this is beyond concerning for dog diseases. Not to mention there was never talk about is my dog needed any shots prior to moving in. While I was thinking about getting a 2 bedroom here since there was a waitlist for a 1 going out a year, I will not be moving into this complex.

Pro: My short term lease was a great experience. If I ever need a place in Arizona again I will be staying at this property. The amenities are well kept and enjoyable for a older property. As expected I received a move out statement like many others have commented about. I still cannot complain. Con: I would have liked to see a night drop box for rent after hours.

Ive lived at Trails at San Tan for a year. This summer I transferred from 1 apartment to another at this complex with such ease. Staff have all been so attentive and have made my transition smooth - from replacing my carpet to making sure my AC is working correctly, their customer service has gone beyond any complex Ive ever lived in. I would recommend any prospective renters to live here!

This place is SUCKS.. Lived here only 6 months. Bad NEWS people who live next door and upstairs, and they watched you like a HAWKS. Then they go right away tell the landlord. Wow what are they little kids or what? There is no freedom what you really want to do. There is a lot of pets poop everywhere and they dont even pick it up that is why you see a lot of dog bag stand and no one use it. New Landlord, no one like her, Since Three people who work in the office already left. My advice dont move this place. Once you live a year then the rent go up $100.00 more. That is why a lot of people move out About the parking space. They should have a reserve parking instead of whoever come first. Not enough handicap parking space. About the patio , you cant put anything on top of balcony, if get stretch or anything , the office will make you pay for the paint. Wow. That is suck place to live. I am glad to move out. also people who live upstair have a kids and make tons of noise, we already complain to the office, there is nothing can do about it. Sucks.

I lived here in 2010-2011. My lease ended and everybody was happy.Three years after I moved out, the woman who lived in the same apartment left in the middle of her lease. The Trails at San Tan sent her lease to collections, and when they did, they gave the collection agency my name, too!So now I have a $6,870 collection on my credit report because The Trails at San Tan is too stupid to know which year I lived there. I called them, and they told me they would try to figure out what happened and get back to me in 10-14 business days. That was a month ago. They never got back with me.Now Im sleeping on a friends couch. I cant rent an apartment because Trails at San Tan destroyed my credit, and they refuse to look for the info to fix it. And the collection agency they sent me to doesnt even pick up the phone.

Ive lived here for a year thankfully Im not renewing my lease. The grounds are nice & apartments are nice service was fast and professional. BUT BEWARE OF PARKING!!!!! There are three of us living in an apartment and only one gets a parking pass other two have to fend for themselves. But here is the kicker MOST PEOPLE WITH PARKING PASSES PARK IN UNCOVERED SPOTS LEAVING COVERED SPOTS OPEN AND UN COVERED SPOTS ON THE OTHER SIDE OF COMPLEX THIS THIS OUTRAGEOUS!!!! THEY WONT DO ANYTHING BUT SAY WRITE DOWN THE LIC # and WE WILL TALK TO THEM OH AND IF YOU PARK IN A COVERED SPOT THEY WILL TOW YOU !!!!

I have lived in this community for 2 years. Until 6 months ago the prior management and staff were amazing and their customer services was just wonderful. Now they have a new manger and a new staff. I found scorpions in my unit and took one to the office and told them I need my unit sprayed. The girl and guys just laughed and said they would take care of it. They never did. I had to go back again and finally was put on the pest control schedule. Now its time for my leas renewal. They bumped my rent up almost $100 per month. I went to talk to one of the leasing agents and he said Ive only been here 3 weeks you need to talk to the manager.. I talked with the manager and she was so rude. Didnt every care or want to pull my account up in her computer. Very snobbish. This place is not even keep up like it use to be. two of the 3 treadmills in the gym are broken, the pool is disgusting, they put so much chlorine in the water you cant enjoy it. Very sad to have to leave but maybe Alliance Residential will train their management and staff better to retain their best customers... Visited a couple Mark Taylor communities today... Great Staff, Outstanding Customer Services, and beautiful maintained amenities for less than Im paying here...

The apartments go up $100 every year. The office staff are very hard to deal with. I was told one thing when we signed our lease for the cost of the apartment, then it went up $100 without notice. Office staff denied we talked about it NOT GOING UP, yet it did anyway. When confronted about the situation, they then denied we had that conversation and agreement. We have lived here 5 years, and management has always been bad. I WOULD NOT RECOMMEND LIVING HERE BECAUSE OF STAFF.

Overall this is a decent place to live. The owner doesnt care about maintaining it too much.... the gate was broken for probably 7 months. The location is good and bad. To get in coming from the east is a pain because you have to go over the freeway to do a u turn and then go over the freeway again to get in. We havent had any bug problems besides ants but they are easy to control.

We lived at the trails in a 3 bedroom for 1 full year. Just moved out the other day. Me and my family had the best experience here! We felt safe and secure. The office staff was always a pleasure to speak with and helped me out with anything I needed. The pool is ocd clean at all times, we had MANY family get togethers there and had a blast. I don’t think we ever had any crazy maintenance needs, everything was in great shape. The only thing that sucked was fighting for parking spaces but you are going to run into that problem at any apartment. Other than that, I’m very sad to be moving out. I would’ve renewed my lease for 2 more years had my husband not needed to be closer to work. The apartment feels like home, all the neighbors are nice and you have easy access to lots of food places, mall and freeway. I’m going to miss every part of this place! I hate that people are giving bad reviews based on the neighbors. The neighbors don’t have anything to do with the apartment complex/staff. It’s a family friendly place so of course we had people with kids running around upstairs sometimes but I also have a toddler who woke up screaming in the middle of the night sometimes. There’s nothing the staff can really do for that if you complain except call and let the other person know. But that’s all normal. You will find that anywhere. I don’t let that affect my review for the complex at all. Also, the front office has movies you can borrow and last Christmas they had gift wrapping available if you wanted to come and wrap your presents at the office (they provided all wrapping and wrapping essentials) so you could wrap without having to hide from your family in your apartment. I thought that was the cutest thing! They also have pool floaties you can use as well as doggy treats if your dog is with you when you stop by. Such a sweet place and super thoughtful! I loved it so don’t listen to all the negative reviews!

See Kaitlyn.I have never been to an appartment where I actually enjoyed spending time talking to the staff. Kaitlyn the leasing specialist was outstanding. She showed me amd my girlfriend the complex and every question we had she had an immediate answer, she really knew her stuff. We have visited this apartment multiple times now and every time we have felt welcome as if we where old friends meeting up after a while. She showed us both the two bedrooms and the one bedroom, we had a hard time picturing our furniture in a molded home, so she took us to one that was move in ready to help us. She even called to inform us that the monthly rent on some of the apartments went down. She was very sweet and didnt pressure us into renting.

What a horrible place to live. The staff is rude, especially the maintenance man who comes to do all the maintenance work. I cant tell you how many times I have had run ins with him. The other maintenance man lets his dog roam about with no leash and then the office has the nerve to complain about tenants dogs. You will have many issues with the place soon after moving in so make sure you write down all issues and take pictures or they will try to stick you with it!!! You have been warned.

I would like to caution people from renting here. Management scams their renters through their payment system to encourage late fees. Their site says you can pay your rent in a one week window, 26th through the 3rd of the next month. However, this requires them to enter what you actually owe before you can pay. And this is usually not done until a day or two before the cutoff. So instead of getting a week to pay your rent, you will have 2 days. And when you miss that window, you will be told you have to pay late fees, and on top of that, you can no longer use their website to do it. You have to bring them a cashiers check in person, so good luck if youre out of town. When you try to explain to them that you checked multiple times within their given window, they will tell you Too bad, we can post your rent whenever we feel like it, and its your responsibility to check. So what they are really saying is they have the right to give you whatever window to pay the rent that they want, and there is nothing you can do about it.As far as parking, thats a whole other mess. There are plenty of spots available, unfortunately you can only park in half of them, because you have to have a pass to park in covered parking. And you only get one covered pass per apartment, with no exceptions. This leads to half the covered spots not being utilized, and having to park a block away from your apartment because all the non covered spots are taken. This has become considerably worse since they gave a towing company the right to tow at will. Several of our neighbors, and a few guests I have had over have had their cars towed since they implemented this ridiculous policy.To be fair, there are some things I think they do well. I have never had an issue with a maintenence request. They also do a good job of maintaining landscaping, pool, and keeping the complex clean. I just dont feel like those things outweigh the major issues they have with paying rent and parking.

Kaitlen was very nice and helpful during the two weeks we were looking for apartments even though we ended up choosing a different location, I recommend them they are very clean, friendly apartment complex and she made me feel welcomed

If you want to be screwed over move here. And the pictures of the grounds are definitely not kept up that nice. The people who took over are the worst human beings who look to get as much money out of you as possible. Cob and spider webs everywhere. DO NOT MOVE IN HERE

Hands down the worst complex Ive ever lived at. The staff is rude and some live on the premises. They constantly have a tow company patrolling for anyone missing their parking passes, even if youre a documented resident you will be towed and fined $300. The office doesnt communicate well and will send you notice complaints without warning for anything and everything. They raise your rent every time you renew your lease. They actually had the nerve to call and ask if I had an idea as to why so many residents were leaving! Do yourself a favor and stay away.
