I love this place. The amenities are absolutely amazing, especially compared to similarly priced luxury apartments. This is a true luxury property. High quality apartments with a great and friendly staff and the best maintenance around. I have nothing negative to say. Thanks Liv Northgate!

Very non accommodating for disabilities. Good place to live in alot of ways but this is a strong negative. I would avoid if you have any type of disability as they likely will not take it seriously.Example: I have severe asthma and am sensitive to fragrances. According to studies, as much as half the population are negatively affected by strong fragrances. The office and gym literally smells like a perfume store. I can avoid the office but the gym is an amenity I highly value and want to use. I have spoken with several members of the staff including the manager about the gym smelling way too strongly and they have refused to fix it. One staff member argued with me and told me people like the smell when I personally have heard others complain about it. Regardless, there is a big difference between people who kinda like the smell and people like me who literally CANNOT use the gym because of the smell. Theyve told me they have to have the smell that strong so that it smells fresh. I asked them why dont other gyms do it? Im a triathlete who has been working out most of my life and no other gym Ive been to has smelled like a perfume store. The manager has been very nice about it when we speak but has not made the changes despite saying she would or if she has it only lasts a few days before going back to normal. Despite me making it clear to them I literally have a disability that doesnt allow me to use the gym with that fragrance, they refuse to make changes to something that is EASILY fixed. This is just one example of them being negligent towards people with disabilities.TL;DR avoid living here if you have disabilities or need any other accommodation. Mostly good place to live otherwise though there have been other issues as well.

The office staff are rude and difficult to work with. Simple requests such as lease updates require multiple requests before it gets done. I was charged for an entire year of renters insurance even after providing proof of coverage TWICE. After two years they have still not refunded that to me. I was on vacation this week and forgot to pay rent, less than 24hrs past the grace period I attempt to pay online and they had locked my ability to do so. They are refusing any kind of payment other than certified funds. I’m at work all day so this will cause an additional day of late fees!!! This is how you get treated after 3 years without a single late payment.

Lived there from 7/19 to 7/20.Pros: grounds are great/location is great/staff is good/maintenance is amazing/neighbors are mostly respectableCons: not really good at enforcing large dogs on no leashes/ need more speed bumps as people go 40 through the alleys.Many things are not their fault- cow smells sometimes, dog poop, loud pool guests etc-Overall it was quiet, calm, and clean.

I have lived there for over a years and the apartments are nice but the management sucks and never answer the phone and are more worried about themselves then the actual tenants. The amenities are always closed for repair. They fine you for no reason just to take your money and over charge for everything. Terrible place.

The building seems to be built with very little insulation, we can hear upstairs neighbors cough! Living in a lower apt is very noisy, love the complex but there should also be a penalty for people who do not pick up after their dogs, we see dog poop everywhere we go, no excuse as you have done your part with plenty of waste stations, but people need to be held accountable, noise level is out of control with 6 kids above us, they should definitely be in a bottom apt!

We absolutely love living here! They have some of the best amenities and a great community feel! We attend happy hours, food trucks, pool parties, and so much more! We love the splash pad and two pools for our son! We have been here a little over a year and absolutely love it! Katie, the property manager has been a life saver to this place! She has turned the office staff around for the better!

I only moved in a few months ago but so far everything seems pretty great. The biggest complaint i have is the manure smell that wafts over sometimes. I should mention that you cant smell it in your apartment, but it can hit you when you leave. Other than that the staff seem pretty nice, and the events they hold here are a nice plus.

Liv Northgate is an incredibly difficult apartment complex to review. While 3 swimming pools, a dog park, walking trails, a volleyball court, fields, a gym, and lots of events assist the property in maintaining a value centric appearance, slow maintenance, poor office staff, and loud parties at the front pools hurt Liv’s rating.First and foremost, Liv Northgate has an extremely high turnover rate for employees. Several leasing agents, 2 assistant managers, and various maintenance employees over the past year removes any possibility for customer service to excel. Beyond just the horrible move in experience where we had to call several times to verify approval for the complex - when we moved in, we were told we owed a specific amount - this amount was incorrect once move in was completed. We brought this to the attention of the previous assistant manager and she shrugged her shoulders - not a good start. (Since move in a new leasing agent was hired - Ally, she is the highlight of the front desk staff).There forward we witnessed several pools shut down or not heated during the winter for weeks. During this shutdown several amenities (pools, TVs, and lounging areas), were closed.Beyond this, we witnessed a massive domestic dispute lasting 1.5 hours in the middle of the night. Liv offered no reassurance that the resident (or non-resident) apart of this dispute was no longer allowed on premises - this is simply poor business. When domestic disputes occur, a reassurance of the safety of the property is very important. We also saw a massive influx of very obnoxious parties occurring at the front pools with loud music, underaged drinking, and singing at 1 in the morning.Finally, the move out inspection was a very poor experience. Jeffrey, the maintenance supervisor, has a very uncaring demeanor. During our move out inspection he accused our animal (as he put our “bad cat), as responsible for stains *under* the carpet - (AKA stains not visible in our carpet to the naked eye). We knew this wasn’t possible, as our cat spent very little time in the second bedroom, the carpet was not visibly stained, and there was no lingering smell. Thankfully, Liv found this to not be the case and did not charge us for carpet replacement (which we would have fought).Conclusion: Liv is an amazing property with good value, however, beware of a convoluted move in process, mediocre staff, potential unrelated move out costs, amenities that take too long to repair, and teenage hangout spots at all hours. 3 stars hampered by massive room for improvement.

We have absolutely loved living at liv northgate. The jungle gym is perfect for us with our 2 year old son. The people we have met here will be life long friends. Every time we need a maintenance request done the team is on it pretty quickly and does everything they can do help or fix whatever is needed. The one thing that is difficult is how much rent increases every time we sign a lease because we don’t want to leave but life just keeps getting more expensive. And also for having to pay money to get dog DNA I wish the place had less dog poop. We are grateful to have this place to call home and after the management changed a couple years ago things have gotten so much better and all the amenities are wonderful especially the kids and group stuff. The breakfasts are wonderful. Thank you for making our home such a wonderful place ❤️

Ive lived at Liv Northgate for a year now and I have to say this is by far the BEST apartment complex I have lived at.The amenities are amazing. Great pools, barbecues, places to entertain friends, and an incredible gym too. Food trucks come every month, blood drives, cheap pizza days, fun parties, the list of events is unending!The office staff are incredible and Ive always been treated with respect. Maintenance is great too. They fix things within 24 hours and its always done right the first time.Yes, there are super big spiders and bugs (they have a pest control company that sprays every month), and sometimes it smells like cow manure (not very often) but I expected that moving into a complex next to hay fields. That doesnt change how amazing the overall complex is!I wish I could give Liv Northgate a 6 star review. They are truly the definition of Luxury Apartments.

By far the worst apartment experience our family has ever had. Liv will never be a recommended place to spend your hard earned money. Choose elsewhere while you have a chance. Don’t lock yourself in. This is especially not recommended for anyone that is looking to live here while you’re building a home or between places. They will take a lot of money from you if you need to leave.

I love living here! Theres always fun things to do with the other people and the staff so I feel like I never have to or want to leave. the manager, Deann is so nice and fun when we have events like the Happy Hour and is up to new ideas for more things we like! I am gonna try to get all of my friends to move here too because then I really will never have to leave haha

I would like to think for 1620 month the property would be well cared for. Not the case trash and dead birds left for days and weeks in plain sight. We are at the road so huge issues with maintaining the front buildings. The exterior is not kept up. If you view the common areas its nice but walk the entire property and its gross. Our apartment has had multiple issues fro. Electrical to now our building is settling and the walls are cracking floor to ceiling all the way down in multiple rooms. Maintenance tried to fix but two days later it cracked again. So its an eye sour. Dont rent up front. The gate will drive you crazy and the horrible manure smell and massive bugs from field cause us to be totally locked up when wed like to open our patio door. I give them 2 stars for being a not luxury apartment but I give maintenance 5 stars because Rick and Ryan are awesome at trying to please us right away when issues arrise. Thank you guys. We are not complainers but we have been nothing but unhappy here and will not be re-leasing.

People just rate luxury apartments bad because they are an apartment and everything needs to be perfect in every situation, or they want to complain and rate them bD. Honestly, Ive lived in, and visited, many luxury apartments (across the country) and most dont hold a candle to the quality and features of this place. The apartment people try to offer so many cool things to do and make this a better place (many things covered by the apartments themselves). No luxury apartment is perfect, but this place is about as close as it comes. Id recommend them.

Not what its cracked up to beWhen you are shown around the property you are given the luxury walk, but once you are a resident you see another side to this place. The grounds are dirty all the time, items will sit on property for weeks on end never picked up till you complain. Trash area is nasty and i honestly feel sorry for those who live anywhere near. They dont promote the high level of manure you will smell that over takes your house and leaves you with the doors closed up tight. They wont tell you about the 100s of spiders you will kill in a week due to the fields right across from property. As far as amenities go the fire pit rarely wants to start, the pool never seems heated except in the summer and the radio and tv by the pool rarely work. The grill is always packed leaving you waiting for hours as people just sit on them and slow cook on their time when its a community grill. The lighting at the pool is not turned so you sit in darkness in the evening with only a street light to guide you. If I sound as if i dont like living here its because you are right. We will not be resigning our lease as for 1650 month we can get a house. So, do your luxury walk then i suggest you take your own walk and really look around, look at the grounds the pool area the game room, take a good hard look because it is not worth the money.

If you’re looking for a new place to live, I recommend you skip over Liv Northgate, or you’re going to be conned.When I moved in at Liv Northgate, I was over the moon about my new apartment. It was beautiful, and I was excited about all the amenities and space. Even the cons didn’t seem that bad; the apartment is in the middle of nowhere (actually, in the middle of a cornfield), and the area REEKS of cow manure every single night.What I wish I knew then is that I was walking into a trap. While Liv is nice to their tenants for the most part while they live there, they make the move out process an absolute nightmare. We were told by a front-office employee to “not bother” with the move-out inspection, and were told as long as we didn’t “leave bags of trash” in the apartment, we would not be charged. We decided to trust this staff member because everyone had been so kind and reassuring to us thus far, but we also cleaned the apartment out anyways, making sure to vacuum and clean the floors. It turns out, we were told a lie. Over two weeks after moving out (and on Valentine’s Day, no less!), we were sent a bill from Liv for over $375! The bill included a mysterious charge for “excessive bathroom door cleaning” and a massive charge for carpet replacement.Obviously, we were very upset, and could not understand why they would replace the carpet. There wasn’t a spot on it. We scheduled a meeting with Deanne, the front-office manager and Mark the maintenance supervisor. What a spectacular waste of time. They told us they pulled up the carpet and found three small spots in one corner (they could not even figure out which one) that their carpet cleaners could not get out. They showed us a small, unfocused photo on the computer of three spots that they could not prove were under our carpet at all. When we asked if they could verify it was our apartment, they threateningly said, “If you want to take this to court, we have the pictures time stamped.” They told us that they “made a judgment call,” which meant they smelled the spots and decided it was pet urine. They could not provide any evidence or verification. We asked if they had taken photos of the top of the carpet, and they confessed they did not and admitted it was immaculate. Moreover, they said that it would not have even mattered if there were no spots; they would have replaced the carpets entirely in case a future tenant had a pet allergy. We were NEVER told that they were intending to rip up the carpet, and CERTAINLY were not told we would be charged for it at all, let alone an exorbitant amount.When we moved in, we paid a $400 pet fee and we paid $35 per month for the year we lived there. This was in addition to a Poo-print fee we were charged; they collected a fecal sample from our dog in order to have her DNA on file in case we left dog waste on the property (a laughable effort, as there was ALWAYS dog waste throughout the property left for several days; we had visitors even comment on it). The management did not DNA test the urine to prove it was from our dog. We asked what our pet fee and rent had gone to, if not an apparently mandatory carpet replacement fee, and neither Deanne nor Mark could give us a straight answer. They said it went toward replacing the dog waste bags. There are many dogs on that property; there is no way the dog bags cost the amount of all the pet rent they must receive.Deanne and Mark justified the charges by saying that they didn’t want to nickel and dime us, but then said, “The carpet has a life of 5 years, so if you had lived here five years, we wouldn’t have charged you.” So, they knowingly did this with no warning to us. After paying $1400 per month in rent and an unbelievable amount of move-in fees only to be charged an additional $375+ after move out, I cannot recommend living at Liv Northgate in good conscience, and I want to do my best to warn others of my experience with this ridiculously unprofessional management so they do not repeat my same mistake. Save your money and keep looking!

The biggest complaint about living here is the management. It is just unnecessary to be so rude and disrespectful. For 4 years they have moved one sorry, disrespectful and inattentive person in after another. Remember, that staff at Liv is here for the residents. Learn professionalism, kindness and respect.

Apart from honestly smelling of manure, Liv is a real-life roach trap: it smells sweet as you enter, but won’t let you leave intact. They will take your deposit or otherwise, send an unexpected move-out bill even if your apartment was left spotless. This might not have been so incredibly insulting if this wasn’t one of the highest rents you can find out there. Did they really have to keep tacking on fees? One of the fees in our bill was $270, for a “probable” pet pee spot visible “underneath the carpet.” This fee was on top of the fact that $855 (in pet fees and pet rent) was rendered just for the right to have a dog in the first place. According to other ex-residents, we got off easy. Read carefully the early termination cause and the property damage clause before signing; you will have no right to debate, compromise, or (as it turns out) respect as you go to leave. When I came in confused, begging for some kind of understanding, the manager demonstrated to me how I would lose in court. Please, don’t be the roach. They care way more about your money than they care about you.

All the good reviews here are fake. I got trapped in this cow manure apartment when I was forced to extend my lease because of excess noise from air conditioner ducts above my bedroom. It smells like cow manure starting at about 6 pm to 8 am.

I have lived at Liv Northgate since December 2017 and I am writing this review On June 1, 2018. The most concerning behaviors occurring on a daily basis and I have seen no improvement. The following are what I consider to be safety issues. Bikes, scooters and riding toys are left blocking the stairs, sidewalks and walk through gates. BRBQ grills being stored and used on porches. 3 out of 5 pools have been closed due to maintenance for the better part of 6 weeks creating a unsafe condition at the remaining pool trying accommodate all residents. Teenagers use the tot lot for a nerf rifle shooting obstacle, my 2 year old was shot and she was told by a young boy they were killing people, yes I intervened at this point. The refuse area for trash is often stacked so deep you are unable to throw your trash away causing people to store trash on their porch. The dog waste is left behind so much to the point it has become an unhealthy environment for me to walk my daughter. My cable box quit and wouldnt power on so I delivered to the office however it took a week for someone to call someone after me checking everyday with the promise of a call back by 5pm each day, no calls. Car alarms going off multiple times a day, often between 1am-5am. Security gates are often propped or broken, including gates that allow entry to the property for whomever walks up.

Nice fixtures and all that. Nice amenities. Nice apartment in general. Smelled like cow a lot. Terrible parking.They claimed carpet wear which simply wasnt there when I moved out. Just cheap enough(~$200) that it isnt worth my time to fight them on it.

This place is horrid. I gave these people the benefit of the doubt after reading theae reviews. No.Big mistake on my part. I should of listened. To make a long story short we have been waiting on a refund for a month and a half. Wow ive never heard of a place taking so long to credit your account. Customer service is obviously not these peoples specialty. Read reviews people they are real.

Have been here a month, and if the company my partner works for wasnt paying, we would not be staying here. While the amenities are pretty nice, having upstairs neighbors keeping you awake with unbelievable stomping and slamming doors and tipping over firniture hard enough to make pictures fall from the walls is unacceptable. Have been told by other neighbors that it has been complained about for a while with zero results. Add to that the unbearable manure smell... Not worth anything close to what they charge. Rent a whole house somewhere far from here National Corporate Housing shares some of the blame as they know of these issues and still move clients k to the complex. Avoid avoid avoid.

Amenities are nice but for whatever the reason liv refuses to keep the pools clean. We took water samples from pools and hot tub to be tested and we were told that water was unsafe. We reported this to Maricopa county and met with the inspector which also noted the pool waters did not meet basic standards. The county gave liv a violation. When confronting liv management with actual facts about unsafe pool water conditions we were told to talk to their lawyers. Do not be fooled with the tour and really take a close look at how dirty the pools actually are.

Not sure why others complain, we moved here from Ahwatukee and we’re paying about $150 more here than we did there and we get ALOT more. They left us the apartment in mint condition when we moved in.. the complex is well maintained at all times.. I don’t think I’ve seen one piece of trash laying around ever. The manure smell doesn’t bother me because I knew where we were moving... only thing I didn’t know is that the planes fly low late at from the airport near by at night but you get used to it and it’s actually pretty cool... office staff is extremely friendly and helpful and maintence does a great job if they get called. Only had to call them once, wasn’t major but when they were here he asked if there was anything else I needed done and from my experience in apartments 1. They never asked and 2. They always said “put in a work order and we’ll be back” I highly recommend it here and I have no issues or complaints.

My neighbors are wonderful! The rent coverd door trash and recycling pickup, and wifii. Nice and clean apt when we moved. They fixed a leak under our sink right away. Wifii is spotty, and yes neighbors agree. If you upgrade with century link your rent will not be reduced. The manure smell is not all day long, and honestly it really doesnt bother me. The fabs for the gate dont work most of the time, and Megan continues to give me sweet stories and no solutions. Frustrating because I work from home!

Very quiet, safe, nice staff and nice neighbors. Im a scientist and have lived many places, so please take this review as unbiased evidence without any emotion. I would give half of the things at this apartment complex 6 stars and half 4 stars. The great: maintenance, staff, getting packages, mail room where you can refill your water, no smoking which seems to be very well followed, the clubhouse, oh and the frickin cleanest gym with the high % of working equipment that I have ever seen as well as very good classes from awesome instructors (especially yoga), oh and the hot tub is hot!The good: you would think this was an apartment complex for young hot shots and young families but for some reason half the people are retired (not sure why you would spend your money renting when youre retired and should be able to own) so it limits the amount of people you can meet but also theyre all super cool and drink a lot lolThe average/fair: so the first thing is actually evidence that the staff listens and are awesome, Ive emailed the staff saying there was no reason to shut down the entire pool area in order to repair small sections of cement and now they just cone off the areas they are working on. garbage man comes at 6 am and I dont think I could be that loud if I tried, they also take every possible holiday off so garbage accumulates on the ground (I think this happens to some extent at every apartment complex). To the post about grilling... I also noticed the grills get quite full but only around dinner time and weekends, 1 guy is a professional chef but found that the 2 grills in the kids section towards the back of the complex are always open and work the best (there are 6 gas grills, 1 large coal grill, and I think 1 or 2 small coal grills so more than enough to find an open one unless youre lazy). The firepits dont work well for 24 hours after it rains no biggy. They could rinse off the pool deck to keep back the sand from entering the pool. There are only windows on 1 side of the apartment so getting a breeze to go through your apartment is not possible.The bad: cow smell but not their fault and they told me about it during the tour so theyre honest about it. TV has gotten better but it goes out if there is wind over 20 mph. Internet goes to 1/10 the speed at 7pm pacific time every night (corrupt business practice of centurylink [my IT buddy ran some software and watched the bandwidth get intentionally lowered at exactly 7pm]). Unfortunately since you have 1 option and only the liv staff are able to negotiate with the utility companies there is no way for an individual to make the situation right. If you want to live on the top floor like I do then you have a 50/50 chance of 6 a/c units being right above your bedroom and the loud humming all night long makes it hard to sleep. I think most of the humming was from 1 unit which has been fixed. I didnt think I was sensitive to the frequencies but I am, it doesnt bother my gf at all. The a/c units are extremely energy efficient but dont seem to be made for the size of the apartment as it can take 3+ hours to cool down (may just be that my apartment is on the top floor and gets hit directly by the sun all day). Oh and no salt for the shuffleboard table.The 1 star reviews dont make sense to me, I think some people just like to complain and are never happy. I dont think that I could run an apartment complex any better than they do but if theyre reading this I would just like to politely ask for salt for the shuffleboard table and to negotiate a better deal with the cable/internet provider. Also a future continuous improvement that would be great is a 2nd hot tub.

My fiancé and I moved here a few months ago and absolutely love it. I am a masters student at ATSU so it is a very easy commute. Quick access to highways for my Fiancé who works in the city. The staff are always very happy and eager to assist you. We have been treated with nothing but respect since moving here. It is quiet but also very lively. There is tons of activities for the residents. Food trunk night is definitely a favorite of ours. Another reason we love it here is our neighbors. Everyone is so friendly and welcoming. When we first moved in we noticed how clean it was. I have OCD so this was a huge deal for me. The carpets and flooring were all brand new. They take the time to make sure everything is perfect before you move in. We even got a “welcome home” bag with a bunch of goodies. Hands down five stars and would recommend anyone move here. We can’t wait to have family and visitors stay with us so we can show off how we “liv like we are on vacation.” Thank you Liv Northgate!

The basketball courts are extremely loud and most nights ball play lasts past 11pm. We have tried to address this with their management but they are very rude and not helpful. We call the police at least once a week for noise disturbance. Extremely poor planning on the layout of this complex, parking a ball court 70 feet away from high end residential community when the rest of the apartment complex is surrounded by open fields...that doesnt go over well with neighboring homeowners! Especially since our homes were here before this court was!
