We literally just moved in on 6/24/2021 from out of state. It’s a beautiful complex we love the location but on day 1 we’ve seen cockroaches, it’s 3:22 am as I write this and yes I saw two roaches inside the dishwasher. Everyday since we’ve been here each one of us (family of 5) have seen at least 2 cockroaches in each room each day. I notified the staff yesterday and they were very responsive in making sure that this will be handled on Monday. The staff we’ve met so far have been extremely nice but this has nothing to do with that. This is a serious health issue. When a lease is signed the apartment has to be considered habitable to live in. The cockroaches are literally in the entire apartment which tell me that this could be an issue with the complex. I’m extremely disappointed and disgusted with feeling the anxiety of finding a roach crawling in our living space as we have children. Hopefully this gets resolved properly and our rent reduced for the massive inconvenience of risking our health living in these conditions. I will update my review if the pest problem is resolved. This is nothing personal towards the staff this is just an honest review of what we are currently experiencing

My husband and I have lived at Azul at Spectrum for over five years and we love it here! The apartments are charming and close to great shopping and dining. The maintenance team are prompt and do a great job. The office staff and property manager are friendly, professional and follow up on requests quickly. Also, the rent is reasonable for the area and the owner just had the parking lot sealed and stripes repainted. Best place to rent!! Thank you to everyone at Azul!

I will NEVER be renting from this place again ! My last experience living there was horrible !!! My husband and I left our apartment spotless after we moved out , and still got charged a ridiculous amount for move out cost. I just think it’s ridiculous because we moved to another Mark Taylor property and they are still hounding us to pay this ridiculous fee and we are still customers . I am never renting from them again . My experiences have been absolutely horrible !

Melissa neglected to record my forwarding address after I moved out. A couple months later I received a bill from Collections for a past due of the shared utilities bill. Up to this point I had a perfect track record of paying all my bills at Azul at Spectrum on-time and in-full. It only seems fair to me then that a couple more attempts should have been made to contact me instead of the negative effects sending a bill to collections would have on my credit report. I placed several calls to Melissa at the front office inquiring into this but she failed to return all my phone calls. I placed a call to the Mark Taylor front office and someone did have the professional courtesy to return my call and speak to me.Originally, I decided to keep my thoughts of the Azul at Spectrum to myself but seeing as how management regards a good paying tenant, I think it only fair to share my viewpoint with any future tenant considering signing a lease at the Azul at Spectrum and spending their hard earned money. If I had to live here again I absolutely wouldnt and heres why:Front office staff is surprisingly rude. Non-smiling faces and a general feeling of being in the way greet you upon entry. I found Melissa in particular to have a sour attitude very inconsistent with my experience renting elsewhere. In general I avoided any interaction with the front office. The maintenance staff could not be nicer. Always took good care of any problems with a friendly attitude.I have read the comments from Azul that there is nothing they can do about the feral cat population on the property because they are protected by federal law. That may be true, but it doesnt mean you as a prospective tenant have to accept that and choose to spend your hard earned money to live here.Feral cat population is OUT OF CONTROL at the Azul at Spectrum. I have nothing against cats. I do have a problem with the ticks, fleas and diseases wild feral cats might potentially transmit. My son and I tossed the football at the park and in less than an hour the both of us had hundreds of flea bites from standing near the woodchip playground. We never used the public parks again. I reported this to management and they were completely indifferent to my call. Nothing we can do they said. What would you suggest we do? I was asked. I suggested they look more into the different diseases fleas and ticks can transmit to children and adults. Clearly they dont have small children of their own living on the property because this fell completely on deaf ears. I could elaborate into some of the more extra curricular activities the feral cats constantly get into around the property but its better to keep this review PG. Needless to say the front offices standpoint was consistently unsympathetic and outright rude.My son injured his foot walking around the swimming pool and got one of the worst staph infections Ive ever seen. One-time occurance fine this happened again. I got swimmers ear on multiple occasions after using the swimming pool that required me to get antibiotic drops. Visitors to the pool consistently complained of headaches from all the chlorine.Unhappy and disappointing experience with Melissa and Azul at Spectrum. Poor resident experience. Would not recommend the Azul at Spectrum to anybody. You can do much better for your money elsewhere guaranteed.

Great place to live in. Amazing stuff, and great location near to everything. One thing It could make it the best place if they bring different internet providers because century link is slow in this area. Or you can contact century link to come up with a solution to make their internet faster. Fiber or no less than 250 mbps. Since this place is so big, and it has a lot of people who need better internet.

Absolutely horrible! I regret leasing with this complex and am glad to be moving out of state in the next few weeks. Office staff has been rude whenever I’ve called. There is a huge stray cat issue that they do nothing about. Grounds are not kept up with and feces seems to always be all over the place. There have been people trying to open doors and look through patio doors with a flashlight at 2 am. Save your money and move somewhere nicer and safer with nicer staff. If you have any maintenance issues, the maintenance staff is amazing and polite to work with. They do everything possible to fix whatever it is. There are always residents complaining about the complex too.

I am entering my 3rd year of living at Azul Spectrum and I absolutely love it! The apartments are updated and super clean, the community is amazing and has family friendly events. The staff and maintenance are the nicest people and very accommodating and on top of things. I would truly recommend this place to live! My kids and I love it! Come join our family community, you won’t regret it!

Azul provides first class apartment living. I didn’t think that was possible!! They truly make it feel like home. I was so nervous moving into our first apartment, but I’m so thankful we chose Azul. We’ve never had a problem with maintenance or safety here. Irma is a great leasing agent here, the entire team makes it feel like a true community.My standards are pretty crazy when it comes to being clean, I was so impressed when we moved in. Our home looked like new!Thank you Azul!

I love Azul and I just signed my lease for the 3rd year. Staff is always available, friendly, maintenance is completed within 24 hours! They are doing their best to take necessary safety precautions amid the pandemic.My young kiddos love Azul as well and my neighbors here have been extraordinarily kind to us!

The only apartment complex we plan to live in!!! Unlike others, the standard here is HIGH. Our apartment looked brand new upon move in, never had problem with bugs or general maintenance! The leasing office is so kind and helpful. Best of all, this location has so many perks. San Tan Mall, Food, Gym being built right behind the apartment!!!! And freeway is close!

Been here for almost 3 yrs. we really haven’t had any problems, the rent is pretty expensive and unfortunately that’s just the going rate in this town. But we really like our apartment and maintenance is mostly really good. We don’t get many bugs at all on the second floor and that’s really awesome. I do wish they had better quality blinds for the patio door, ours keep breaking. But if that’s my biggest problem then I’m doing pretty good!

I have been living in this apartment for almost a year and love it. The office staff is super friendly. Maintenance is friendly also and they fix things pretty quick. I have not seen any bugs in my apartment or on the premises. Definitely Solid floors and walls because I rarely hear my neighbors unless there kids are outside and my windows are open. Love that they are pet friendly and keep the grounds up. Over all I would definitely recommend them to a friend.

I wish I can give a zero .. this people are so mean mean spirit I didn’t know the state of Arizona was like that surrounded by mean people.. I co-sign for my baby daddy and he lost his job Due to covid19, I cannot pay the rent here cuz I cannot be homeless with my two kids cuz I pay the rent in a different state that I live.. I call the office and they were so mean to me.. I wish I can go back and don’t sign anything... they told me at 3 months, I can be removed, they lie now they saying no..

So, I have lived here for a little over a year... I can say that it is definitely not worth the insane rent prices!! Maintenance men are very nice but when they come to fix things they either do not do it right or they do not test it after to make sure its ok... Staff also DOES NOT answer phones! I tried to call office about a package and tried to call about 4-5 times to see how far I could go... I got fed up and went to office to find 2 of the employees w/o customers and laughing and talking, one on her cell phone... It is VERY clear that they only care about signing leases and DO NOT give quality care to tenants... I am hoping someone out there reads this review and listens... it is not worth spending your entire paycheck on rent.

Never heard any noise coming through my walls. No bugs IN my apartment and if I asked them to spray the patio they always did. Staff is amazing and anything we needed fixed they would send someone out super fast. We did need to bring a lighter to work the grills but we grilled often. The internet through century link was slow and cell signal it poor but we still could manage. Non assigned parking can be scarce but not too bad. We didnt love the valet trash because we never used it. Overall we loved our time at Azul. The apartment was lovely and clean. We always felt safe and any questions/concerns got address quickly and in a polite manner.

The thing you dont see or most likely know about Azul when youre touring the complex is how bad they cut costs when they built it. It takes about a week or two of living there to figure that out. On top of that youll pay the same amount as you would for a quality apartment in Gilbert. The management team seems very nice at first, but once you sign the lease all bets are off. I was born and raised in AZ and can tell you that good faith is almost non-existent when it comes to tenant/ landlord relations, but Azul is by far the worst Ive seen.

Azul may look pleasing to the eyes, but once youre a tenant, you will pay, literally. Ive lived here for 3.5 years and had every dime sucked out of me. They dont care if youve been there a while and fallen on hard times or are in good standing. The roaches were insane; I even started counting how many were in my place- it got so bad! I put boric acid all over my floors, kept my drains plugged 24/7, and even bought sealants for the front door and asked them to spray! Nothing stopped them! My floors creaked, the walls are so thin I could hear my neighbors using the bathroom, taking a shower, using the microwave, etc. The mailboxes and staircases always have webs and bugs covering it, and as soon as you leave your door, youll be greeted with pet urine and feces because the rocks are marinated in piss and turds. They will find any and everything to suck all the money out of you with random fees and duplicate charges that make no sense. Im so glad Im done with this complex!! No more Mark Taylor for me!!

Been here for about 4 months. They have been great. People talk about the pet waste and Azul has done so much to try and help. There are waste baggies and garbages EVERYWHERE.The maintenance is almost annoyingly fast, lol! They seriously adhere to any complaint and fix it unbelievably fast.We loved it here.

RUN!!!! Dont waste your time or your money. They look nice on the outside but they are horrible once you are in. I read the reviews and thought okay its a lie. I havent even been here a month and they are already trying to evict me for living my normal day to day life. They tell me my kids arent allowed to play and they dont care about you as a tenant. They only care about people who have been here for several years.

So far had nothing but bad experiences in this complex. POOL goes down, they fix it, that the jacuzzi goes down. The grills are there for looks only, always out of propane. spiders, scorpions and cockroaches are everywhere. The staff is so nice before you sign the lease, but once you sign your nobody anymore. I work in the mortgage industry myself and my wife and we have a wide network, will make sure everyone is aware. Its a shame that mark Taylor name is on this plaza. Management seems not included or they dont care

We were planning on moving down to the Phoenix area from northern Utah because my husband got a job at GoDaddy. We had a huge headache at another apartment complex because they were taking over a week to approve our application, so we decided to start looking elsewhere.Azul is in a nice area of town, close to shopping, a large park, and the LDS temple (for those who are religious). The apartments looked pretty nice and we were excited that they offered a one bedroom with a den. This floorplan was so unique and gave us extra space for a competitive one bedroom price!The only concern we had was that we were never able to see the actual floorplan for the one bedroom with a den. Normally this would be fine, but with a new and not very traditional floor plan, it kind of worried us. We decided to apply anyways and hope it was what we were expecting.The application process took a little less than a week, but compared to the other apartment we had applied for, it was a pretty easy process. Management was helpful and on top of things, which made the process less of a headache.Overall, we were very impressed and were excited to move there. My husband ended up getting a job in Salt Lake City (closer to home) so we didnt end up moving in. I dont know how it would have been upon move in, but it was pretty good beforehand! Unfortunately, we did lose out on all of our holding fees and application fees though...

Dont live here. There are a lot of roaches that live in your apartment. The people who work here just laugh about the situation. They dont do a good service who they have supposedly spray the area for bugs. We have had roaches infestation and they havent done anything to clean it up. So I have complained and they still dont move when there is a complaint. So live at your own risk here at these apartments. I am paying a lot of money for nothing.

The community looks nice and seems to be well kept. It is also in a great location right next to the San Tan Mall.My biggest concern is the thin walls. I cannot emphasize this enough and there is nothing the apartment management can do about it. I can hear my neighbors talking in their normal voices; not yelling. But, heaven forbid someone starts yelling, turns their music or TV up, does their laundry, flushes their toilet, or even leaves their bathroom fan on. I can hear it all perfectly. These walls are like tissue paper. I feel bad turning my bathroom faucet on and off because I can hear the pipes rattling in the walls. My neighbors upstairs are certainly energetic - I can hear that too. They have a noise curfew from 10PM to 10AM... but, people get up way earlier than that, so expect to hear water running, doors opening and shutting, and bathroom fans.The fitness center? What a joke. I booked this apartment after looking at Borrego, Azuls adjoining community. They said the only difference was that Azul allowed dogs and Borrego did not. Therefore, I never got to see the fitness center before I signed the lease online. Mark Taylors website states Azul has a state-of-the-art fitness center. Ha, ha! If you call a pulley machine with missing equipment, a dumbbell set with missing dumbbells, and a few treadmills and bikes state-of-the-art, what do you call the private athletic club that they seem so comfortable comparing themselves to? The most high tech thing is the electronic key cart you use to get in the door...I pay $875 for a one bedroom and there are miscellaneous fees that make it almost $970 with utilities. Im not getting what I bargained for. I understand that a little noise will be heard from your neighbors with apartment living, but this is ridiculous. This place is misrepresented for sure. This is suppose to be a luxury community, but I would only call it luxury looking...

We lived in this apartment complex for nearly 2 years. The only reason we stayed as long as we did was because it would have been inconvenient for us to move since we were moving into a house and didnt want to move 3 times.The office staff only care about signing leases and getting people in. Once youre in the door, they dont care about you. We were supposed to have an accent wall when we moved in, but they did not have it in there even though we paid extra for it. That shouldve been our 1st clue we needed to move elsewhere. We were told they could go paint it now even though we just moved in all of our items and have a dog. No, we did not want wet paint in our apartment. Now we wanted a refund for that wall which took us nearly 3 months to get it returned to us.The staff in the office are idiots. Multiple times, we had to go to the office to get a package which was delivered to us and were told we had no packages in the back. We had to tell them to go look again to which they would giggle and apologize after finding the package. Then, on a few occasions, we had multiple packages at once and were told that we only had one package. After having multiple people go look and describing what the package should look like, again they giggled and apologized after finding our package.Our 1st year there, instead of cleaning the concrete and the stairs, they decided to paint the ground blue. They have yet to clean the now blue ground since they painted the floor a year ago. There are cobwebs in the corners of the stairs which I have had to clean out myself because the maintenance and landscapers dont care to keep it up.The landscapers are out once every week, sometimes twice a week, to make the grounds look nice at 6am. There is a quiet time from 10pm to 10am so if you are on vacation or dont work those days, count on being woken up. I talked to the staff multiple times about this concern to which it went on deaf ears. They simply stated that it was to keep the complex looking nice and I understand. The biggest problem I had with that is because they CONSTANTLY (every month if not 2 or 3 times a month) send out passive-aggressive e-mails to everyone in the complex reminding people of quiet hours and the threat of being fined by them.After nearly a full year of living in our apartment, the office staff contacted us regarding our deposit. You have 2 options for deposits when moving in. The 1st was to provide a $500 refundable deposit or (I believe it was) $89 non-refundable deposit. We chose the non-refundable deposit. The office staff forgot to deposit the $89 non-refundable deposit to the correct company when we moved in and were switching companies. Since they were at fault, of course it was our responsibility to get a new (and more expensive) non-refundable deposit money order for them even though they were the ones who forgot to deposit the money order. They told us to take the money order back to the bank and have them make a new one; however, we went to Wal-Mart since it is cheaper. Wal-Mart could not take the money order back because we had already made it out to the original company. After telling the apartment complex this, they said we would have to go get the more expensive money order anyways and find a way to have the 1st money order put in our bank account thus resulting us to be out over $200 while we find a way to get our money back plus the money we paid to get the money orders.Upon moving out, my husband was told he needed to pay the rent and our final water bill except that we had already paid our rent thus being double charged. Their excuse was that it had not been posted to their end yet even though it already came out of our account. I then had to call to speak with a manager except I kept being told to leave my information and she would call me back until finally the manager decided to talk to me. Yes, it was resolved (thankfully), but it was just more icing on the cake. We hope no one has as horrible experience with this complex as we did.

Just moved and pretty much agree with what the other reviewer have mentioned. They look nice until you notice how cheap they are. They even skimped on putting lights in the living and second bedroom. The appliances are the lowest level you can get. No timer on the oven, dishwasher is basic. I agree for the price you can do better. Also, for some reason they put a grill in the parking lot. Wtf? However, their location is amazing. Close to everything and anything. There is winco, costco, walmart and a huge shopping center/mall within a mile. Lots of places to eat and things to do.
