I have lived here a little over a year now. It has been good so far. Gina really cares about the tenants and the communication is top tier. I’ve had a couple minor concerns and they were addressed quickly and effectively. I’m pleased overall and plan on living here awhile

Do you want to pay 1000 for fleas??? MOVE HERE. I was only in this apartment (unit 28-101) for 48 hours. When I came to view the apartments before signing the lease they said the unit was being worked on after telling me on the phone that we would be able to view it. They instead showed me a staged version. The 2nd time I came to view the actual unit they said once more maintenance is there getting it ready and I could see it through the window. I trusted and moved in.This unit was absolutely INFESTED with fleas (I have a 3month old puppy who I happened to take to the vet for his last puppy shot THE DAY BEFORE MOVE IN) I immediately moved him out while I contacted management for pest control. Gina showed up to take photos and took a photo of a moth because the other insects (fleas) couldnt be photographed. They sent a pest control person who claimed they sprayed for fleas the bites kept happening and in my lease I had to move out within 72 hours if I wanted my money back, so I did. When my boyfriend and I contacted Gina about why they were keeping a little over 1000 for the cleaning deposit she was dismissive and said it smelled like dog disregarding the fact that my 3 month old puppy was moved out BECAUSE OF THE FLEAS the first day. Not to mention THEY DID NOT CLEAN BEFORE ME OR SPRAY FOR BUGS. horrible. The worst apt experience ive ever had and I lived in NYC for 8 years. please please dont move here and pay 1000 to get fleas and to be dismissed by Gina (everyone else in management was great and I know they would have been fair if they had the authority to)

I’ve been on the looking for a new apartment for when my current lease is up. I gave the Pavilion office a call to find out a little more information about the property. I ended up having a very pleasant conversation with the manager Gina. She gave me all the information i was looking for and and more. I’m going to be setting a tour of the property and hopefully be joining the community soon.

I work as a cable technician and was sent to fix their cable boxes in the office. The staff was very kind to me! Kristen was there to answer any questions I had and worked with me to make the whole job go smooth. She was a big help and Pavilion should be grateful to have her! Thanks again!

I had some issues moving in and I want to thank Kristen for addressing them. Things are never perfect, but Im glad to know she was there to help. For anyone moving in, it was a simple process. Thank you to the maintenance team as well.Pros: Dogs are allowed... this is hard to find! I was shocked to see how big the living room and bedrooms were.Cons: (this goes on pretty much any where in Federal Way) But police activity is normal. I have noticed it is due to one family in the complex. Not so safe for my kid to be out with other kids threatening them with real guns.

Just moved in a few days ago. The whole process was painful. Numerous phone calls and emails to know the status. When it was time to pick up the keys the young lady who was there, don’t know here name as she never introduced herself, simply gave me the keys and had me sign the move in inspection stating otherwise people say they never received it. According to the internet we have in and outdoor pool, exercise room and other amenities but I have no clue how to access them as I was never told about them. I was given a mail box but never told where my mailbox was!

I live in pavilion apartment and its 1:30 am the resident across our apartment has speakers out in the balcony playing music. I understand having partys but i have my windows closed and still could hear the music. Terrible

This apartment complex has a great amount of green space to utilize for my kids. I think whats important here is to have realistic expectations. This is a large complex during a pandemic, they cant tend to everything at the moment. Ive had a great experience with the front office. Carolina is the best! She has helped me for the past 2 years of living here and is fantastic! Great location to everything.

I moved into Pavilion over a year ago and so far have enjoyed my time here. Anytime I have had any question or concern that needed a resolution, I felt very comfortable going to Carolina in the office for assistance. She is always very kind and helpful with anything I need. I have lived other places that the office was not willing to help because I speak mostly Spanish. Carolina has gone above and beyond expectation. When Carolina is not there, it is very refreshing that though the other office members do not speak Spanish, they are still willing to try and assist me the best they can. For that I am grateful.

I have just moved here and I love the apartment! It’s beautiful and roomy. Kristen has helped me throughout the whole process and answered all my questions. She was very nice and funny and of course I can’t forget Daniel! He was awesome!

Love the apartment complex is quite and dog friendly is a plus! They have great amenities and have both indoor and outdoor pool sad they close cause of COVID. And is only 10 minutes away from Dash Point for people who like hiking or long walks.

I can always reach out to her when I need help with my apartment or may account, she makes everything much easier especially translating for me when needed.I have enjoyed my time here and everyone in the office is very kind.

Before we could even move in we already had problems with the leasing office. Jacinda Cunnigan you should be retrained. You made the mistake of not putting an expiration date on the quote you sent us for our apartment. And then two weeks before moving in you try to raise the rent on us. Go take advantage of somebody else during the pandemic. I’m moving elsewhere. And after reading the reviews it seems like I made a smart decision.UPDATEI have called and left a voicemail before posting this. The Pavilion has a wonderful and caring staff! Jacinda got us in a the best possible apartment when my husband needed an accommodation to move to a ground floor apartment. Jacinda was also most helpful also in getting our companion dog approved. The process went smoothly. Kristen has been most pleasant in explaining rental procedures. I was really scared to virtual tour an apartment home but, the team at pavilion was great and I know when I am ready to rent later this year I will rent at pavilion! They were great with explaining and telling me everything I need to know. I even got to talk to their manager, I think her name was Jennifer or Gina? But she was awesome I can’t remember the leasing persons name but they were great. Some of the other communities weren’t easy to work with and didn’t seem like they wanted to help me since I was looking to move later down the road! Can’t wait to call this place home!

Ive live here for a couple months now and in enjoying it! The office manager Gina and leasing agent Kristen are so helpful!! They both are doing a fabulous job. This is a beautiful place to live and love my 3 bedroom apartment. When something breaks maintenance is always there to fix it. I have no complaints about the management and staff!

I recently helped a family member move into Pavilion and was pleased with how professional the office staff was. Kristen was so friendly and helpful. I also got the pleasure of meeting Jacinda and Daniel while she was out of the office. They both were able to answer the questions and concerns we had. While helping move them in, I noticed how nice the apartment was and how clean community looked as well.

Worst place ever. The first two years I lived there I was paying for access to the pool and work out area. It was closed the whole time. Then they threatened to evict me about paperwork they already had on file because they were to lazy to do their job. This is very much a slum lord complex. You couldn’t pay me to live here again.

I have lived here for over 3 years and the staff at Pavilion have made my time here very enjoyable. I had a water leak early in the morning and they responded to it within the hour. Whenever I go into the office they are professional, conversational, and make me feel welcome. The hard work they put into addressing the issues of the residents is greatly appreciated. Two of the staff are the epitome of customer service, Kristen and Jacinda. I can always rely on them to address any issues I might have. Thank you very much for the work you do!

Living in pavilion has been a joy! From the friendly attentive staff bubbly Kristen to the manager Gina, I’ve been nothing but pleased with them and the accommodations they have exceeded! Pools and grounds are lovely and clean, work out equipment is clean and working, work orders are completed within 24 hours. They really go above and beyond!

I have lived here for three years and just love it here. The Manager Julee is always helpful and welcomes me into her office with open arms. Since Julee and her team have been here, you can really see a BIG difference. When I first got here non of the amenities were open. Julee was able to get all three of the pools, spa, and fitness center up and running. The grounds look great with the addition of her new Landscape company. I just wanted to let all know of how happy I am, and a job well done to Julee and her staff. :)

Response to the ownerThe answer I received from the owner is incorrect. When settling, these two families no one asked who gave them recommendations. These two families, at the time of settlement, lived in the USA only 1 week. Thats why they ask me for help to find them good apartments. They did not know the rules when exactly they need to talk about recommendation. It was for this reason that I contacted the next day after their settlement at the office to indicate that I had recommended these apartments to them.

I appreciate the cleanliness of the complex  now the grounds keeper has been doing an exceptional job and the retreat Lady, has been opening of the retreat and pools and always greets us with a smile. I know the staff have posted notices that they are working on a new and improved Pavilion and have projects to be completed by the end of this year. Today I was Beyond Flustrated!!!!Now, I know!Im not looking to move, until the end of Sept early Oct and I called other properties who where rushing me off the phone,telling me to view the prices online or call back closer to ur move in time !!!Then I called Pavilion, I had the opportunity to inquire about 3x2.Even though we are not looking to move until the end of September.I really Appreciate Jasenda! Nice apartments my neighbors are respectful pretty quiet during sleeping hours maintenance is the best put in work orders they come same day calvin was wonderful and so knowledgeable about electricity fixed it pretty quickly patience enough to educate us on it. Moved here from las vegas where i didnt have best experience with apartments. For apartment living i would recommend

The pool is never open and I got kicked out for wearing shorts and a T-shirt on the rare occasion that it was open. Not to mention that they tried taking my service dog because I didn’t report him as soon as I got him. It would be a huge mistake if you sign a lease with them. Save yourself the time and money.

It takes months for any maintenance requests to get attention, and they almost never fix it the first time... the pool and gym are almost never open, and they tow cars with NO warning notice on the window. I see why (at the time Im leaving this rating) that they have such a low score of 1.6 stars.

I am a 6th grader, and I have lived here for around 3 years. There has been fights, vandals, and disrespectful teens who almost drowned me in the pool and I am a very good swimmer. They even broke into my dads car. But the office ladies are nice, and they have 3 pools. But those pools are almost never open. To tell the truth, the maintenance people are rude, and it takes forever to get stuff fixed.

These are the worst apartments Ive ever lived in. My husband and I moved in in March 2017 and we cannot wait to move out. When we first went into the office, it was almost as if we were fooled and the employees were acting so fake. A woman showed us a model of a two bedroom which looked very nice the carpet was nice that was bamboo flooring in the kitchen and entrance which we really liked. The kitchen appliances were white and silver and they were really pretty. Thats actually one of the reasons why we wanted to move in. We had ask the woman if our model we were applying for was going to look similar and she said it should look exactly the same except one less bedroom. ( we were applying for a one bedroom she showed us a two bedroom). She also told us that the gate was down and should be fixed in a couple weeks. And that was another reason why we wanted to move in because it felt a little more safer than other areas. The day we got her keys we rushed to our new apartment and he was not what we expected. First of all there was no bamboo flooring at all, just plain tile. Clearly the woman lied. Our showerhead was not working, water was squirting everywhere. Our fridge handle had no screws and was super loose. The kitchen was painted brown, and the paint look very cheap, there was chips threw out everywhere in the whole apartment, including the walls, the floors, drawers in the bathroom, and near the fireplace. What we were told in the beginning was definitely not what we got at the ending. Not to mention the amount we pay for a one bedroom is not really worth it. It would have been worth it if we wouldve got what she had told us we were going to get in the beginning. Another thing that stupid is that they charge you dumb fees online when you look at your rent each month. Its like certain fees for using the online to pay, for example you have to pay the fee to have some guy walk around and pick up some garbage. Its ridiculous here I mean my husband cannot wait to move out.

When i applied they told me one unit, when i move in they give me different unit it really dark inside ,the appliances so old, the carpet smelt bad and sticky but they told me it was new, when i moved out they charge me for cleaning carpet, but we didnt spill or anything .when i came to return the keys, the lady told me that it take two to processthey will mail final bill or deposit return to my new address, but after 3 week i didnt receive any mail from the office so i when there and ask if i have final bill, an employee told me that i have 71 dollars return to my account, so i wait and wait after two months, i received a letter from debt collector. it say your delinquency in the amount of $417.87 which is owed to our client, Pavilion, is outstandingi ask office what they charge me for they told it for garbage , carpet cleaning

We were excited to move in. Like everyone else, we were shown the model and loved it. So excited that we paid the prorated rent and security deposit a week before moving in. We asked if we could get the keys the night before our scheduled move in date because we wanted to start moving early. We were told yes, no problem but when that day came, there were so many excuses. The keys were not ready, the unit is not ready, etc. The day we moved in, we noted all the issues that needed to be taken care of, but my the time we were done moving, the Office was closed, so we submitted our list on the following Monday, 08/21. Later in the week, we saw that the service request was entered into the system with a scheduled date. That date came and went and no one came by. We put in a follow up call, it was Maria who answered. When we told her what the issue was, her response was, This is not something you can fix yourself? Excuse me? Not when we got the unit like this? These issues should have been taken care of prior to move in. When we first looked on the website, this unit was supposed to be ready on 08/12, although we paid in advance, we told them well move in on 08/19. Just to give them more time to prep the unit for us. To make matters worse, Finess called us in the morning we moved in to ask for our rent and security deposit. I dont know what kind of operation theyre running but there is obviously no communication. We called again to follow up the Friday after, Mark said they would be there by the end of the day, again, no show. It is now Wednesday, I just saw they closed our service request and marked it completed but there are still issues and the apartment still reeks of cigarette smoke. I tried contacting corporate but theyre just as bad. It looks like I have to take it a little further just to resolve the issues in my unit.

I lived there when it was under different management and it was fine. We moved out in June, shortly after it became Pavilion and it has been a headache ever since! They claimed we only paid half our last months rent (which was paid in full before the first of the month) so we had to submit bank statements to prove it was paid. Well then they lost our bank statements (and our forwarding address which I have a copy of the notice of move out we gave them with the address). Then they found our bank statements. And two months later after constantly nagging them they FINALLY figured out that they had applied it to the wrong apartment! So then they needed to update our move out statement, without the rent amount that they thought we didnt pay. It has been a month now of weekly calls or emails and being told it will be sent to me and I still havent seen a thing from them. I only ever spoke to one person who made an effort to solve the issue immediately, everyone else has blown me off or passed me off. Ive been patient and courteous but at this point Im fed up! Do not live here. The cheap rent is not worth the poor management.UPDATE! After spending six months, post move out, resolving a charge they tried to apply that turned out to be false. Now a year and a half after moving out, and a year after supposedly resolving the last issue, we have now received a call from a collections agency claiming we had an unpaid ulities bill. I have copies of the emails from management telling me that i did not owe anything more. I am APPALLED that they are attempting ANOTHER false charge. Now I have a debt collector threatening to ruin my credit. I will be speaking with the apartment management tomorrow.DO NOT RENT HERE! IT IS A HUGE SCAM!

When Prime took over I was concerned if the changes was going to be bad or good. Based on the people before them I thought they could only go up from there and I was right. It was a little rocky when they first started because they had a lot of things that needed to be fixed and taken care of that the previous company left undone or disorganized. They stepped up the the plate and batted a home run. No matter what problem I have or need fixing they are quick to take care of it. I love my unit and take care of it and they take care of me. I recently had a issue with my check from my bank and thought they was going to give me a hard time about taken care of it. I have never been late with rent in 4 years and it was not their fault that I was having problems with my bank. The allowed me time to fix the problem although I still have to pay a return check fee but because I replaced the payment so quickly I did not have to pay a late fee. This was an unusual situation and I know under most circumstances I would have to pay a $100 late fee. Im not writing this solely only that experience alone but the over all experience with Prime since they have taken over. They have done a lot of upgrades and not just put lip stick on the pig like the previous company before them. Im staying as long as they let me.

Everything about this place is not worth the price you’re going to pay.. management team are unprofessional, they’re dumb!!! A friend walked in to try n explain an issue and they all started giggling!!! They spend 6-8hrs a day doing nothing, communication is a big issue, poor maintenance, thin walls you can hear everything around you!! Parking is the worst! I have a picture of the outdoor pool I honestly disgusting.. PAVILION APARTMENT HOMES IS NOT THE PLACE TO CALL YOUR HOME!! not worth the price you’ll be paying!!!

You can tell they really care about their residents and the property and from the ground up there isnt anyone just going through the motions. They are friendly, professional and accommodating; I am going to go out of my way to spread the word. I have lived at and seen many apartment communities that are in disarray with no sense of community and the management here stands apart.

I moved in about 2.5 years ago. When I first moved in, I had numerous problems with the past management company. In the last year I have seen a number of great improvements overall. I wish their was an option to just leave a review and not rate them at all. Out of all the decisions I have made in my life, moving into this apartment complex was the worst. First let me say that they are literally taking peoples money. Im not sure if anyone else cares, since a lot of people that are living in this apartment complex is on government assistance. So all of the money that they have received from me came from my own pocket.I dont receive government assistance so everything that they were advertising and offering when I came to first look at the apartment and also when I signed my 9months lease was FALSE! I was told that their facilities was a gated community (I brought the gate not working to the property managers attention and she informed me that someone living here had backed their car up into the gate and it cost $4,000 to fix and they didnt want to pay that amount until federal way police felt the need to put the security cameras up, about 4 months later they decided to fix the gate, the gate started working after 7pm one day , and after that one day the gate went back to remaining open)All the amenities that I was told that they offered and that I would receive and that I was paying for I never received. The club house which uses the gate card In order for you to enter into, was NEVER open ( I was also told that they were in the process of hiring someone to watch the facility, I was told that they needed someone to watch the children around the pool areas, well I am an adult I can watch myself but I still got penalized ) . I moved in to the Apartment April 4th, I was told by the leasing agent that I would have new screens, because the old ones was bad , I didnt receive the USED screens for about 2-3 months later. I was renting a 2 bedroom,2 bathroom from them and for about 2-3 months one of my toilets was not working they kept coming in and telling me different things finally I got to sit down with the property manager and she had about 6-7 different work orders none of them had the correct information on them. They did apply a credit on to my account for the inconvenience but I had to threaten to withhold my rent and also write a letter to corporate in order to get their attention and to get things fixed! Every since I moved into the apartment I was being bit by something, at first I thought it was spiders because that is what I was physically seeing and physically killing, I informed them about the spiders and they first told me that they couldnt do anything about them, then they sent the exterminator to the apartment and instead of doing his job he wanted me to do it. By placing spider strips down throughout the apartment. So I told him that I would just go out and buy spray. The spray that I brought killed the spiders immediately. 2-3 months later I found out that I had bed bugs. Im not sure if I received them from the apartment, or the bed that I brought when I moved in. But I told the leasing agent and they schedule for another exterminator to come out and have a look, the exterminator confirmed that I had bed bugs, the leasing agent also told me that I would have to pay extra for the exterminator to exterminate( well every month I get charged for pest control on my utility bill, so why did I need to pay for the extermination?) I had to cancel the extermination process because I didnt have the money to pay for it. Still till this day the apartment hasnt said anything else to me about the bed bugs, I paid to do my own extermination! So Im not 100% sure if the bed bugs are gone so dont move into apartment 41-104!!! Around October time frame , we receive a flyer stating that we would be getting valet trash service, which means that someone would come and pick up are trash well , prior to the trash service they had these little dumpsters, and the dumpsters would always over flow.

These COMPLETE MORONS thought it was a better idea to send my last bill/security deposit to collections rather than send it to my forwarding address, which I gave them 3 times. I gave them a forwarding address over 20 days before moving out and twice after I NEVER received a security deposit. If you want to live in a place that resembles a dump (constant overflowing dumpsters), where they want to hurt your credit on purpose this is the place for you. The amenities are always under construction. There is no security, even though they claimed to have security. The gates never worked the whole year I lived there, until suddenly, about 2 weeks AFTER I moved out I received a phone call saying my gate key was ready to be picked up at the office. They are so disorganized its frightening, which explains why I still have not received my security deposit back three months later. Just stay away from here.(Added 1 year later) Well, its been over a year now since I moved out of this dump, and I thought everything was over and I had moved on to bigger and better things. BOY, WAS I WRONG. I got a call from IQ data telling me that I had a bill sent to them from Pavilion, even though I was paid in full from the last bill they sent to collections. Its been over a year, and they are still trying to hurt my credit. I have no problem paying bills that I owe, but I cant pay a bill that NEVER got sent to my forwarding address. And now they decided to send a duplicate bill just to make things more confusing. NOBODY at pavilion knows what they are doing apparently. Supposedly they are under new management, which is their excuse for all of the negative comments. But they were under new management months before I ever moved out. They like to play a shell game when you call, you never talk to the same person twice. They never call you back. They never called IQ data like they said they would. Do not waste your time with pavilion, you will regret it for the rest of your life.

We chose to rent here because of the indoor pool and work out rooms, we have managed to make it in the pool once and that’s only because the other person waiting to get in had the personal number of the person who was supposed to be working in there. Every time I ask they say it will be open soon. 9 months later and they still say the same thing. Today they told me they are hiring someone for the pool and gym but i have yet to see the job post on their hiring page.

I have pros and cons living at this place. I like the layout of my apt, I like where Im located in the complex, we got a deal with our lease for the first year of living here, and I have good neighbors. My first year of living in my apt we noticed some fixtures were poorly put together and when we requested repairs, no one showed up. My husband did the repairs himself. Its been over a year and no one has still followed up with the tickets. Twice, Ive come home and found a notice on my door that if we didnt pay our rent that we would be evicted in three days. We proved that we paid our rent and it was an error on their part because they applied the payment to the wrong tenant. The Retreat is a building that has an indoor pool, gym and party room. Ive never been able to access this building. My first time trying to go, my key card didnt work. Then when I had time to see the Retreat again, there was no one available to show me the place. It was usually closed because they didnt have anyone to run it. For the past 5-6 months its been undergoing maintenance. My family was unable to use the Retreat all summer to now. We signed for one more year and of course our rent has gone up. I just want management to get it together. I like it here, but then I dont. I want to take advantage of the perks of living here, especially if my rents gone up.

Save yourself the trouble and hassle by NOT applying or living here. Ive never came across a more unprofessional staff/management group until dealing with this one. They have time to respond to emails and reviews but cant respond to phone calls and voicemails from important personas regarding very important personal matters. The apartments in general has great potential, however, its lacking in management. If you find yourself reading reviews about the Pavilions, I pray you see this one because I would hate to see anyone go through what my family has gone through and is currently going through.

This place is a joke. If I could give ne stars I would. First of all we moved out in April, they told us of all the charges that they would be taking from our deposit. Now we are getting call from creditor saying we have a past due balance from this apartment. Never have they sent us a bill telling us we owe them money, which is funny because we got almost ALL of our deposit back!!!! There was more than enough to cover the amount in which we owe. They do not answer the phone EVER!!! So I cant ask them whats going on. Do not waste your hard earned money here.

My apartment is okay but the people in the office and the maintenance suck. you are suppose to help the people that live in your apartments but no they are all stuck up and dont listen too what there residents need. its not fair to us. I dont see why the women in the retreat has to work even though nothing works and its not a safe place. so what I am really trying to say is that bad people that work here we need a new company these people have not done anything for there residents we fill out work forms and they tell us too but they never ever Get to it. another thing is they are trying too fill all of the apartments but when they do that two other people move out. because they dont get anything done. I wish the people in the office would get there heads out of there butts and get stuff done for us. if you cant do your job right and stop freaking trying smoke breaks then you shouldnt have this job.

Changed my review. I absolutely hate this place. Worst management ever. Do NOT expect any amenities here at all. Everything they advertise is a lie. They have a retreat but its closed more than its open. They require security cards for access but only have it open if someone is there to watch, which the person just quit so its closed until further notice. Why do we have to be watched? Assume we are all criminals... The 24 hour gated access is a joke, they had the gate working for 2 days and someone rammed it, rendering it useless. Its way WAY overpriced

This apartment sucks! They changed management and lost our rent! They informed us 3 months later that rent was due and we needed to pay or we would get evicted! I have been here for 4 years! I always pay my rent! I then provided proof that I did pay rent they then said oh no it was for April’s rent not marchs! They put eviction on my credit and state we owe them 1655$!!!! It is hard to find another place to move into since they put eviction on my credit!They manager is horrible! She says one thing then says another! DO NOT MOVE IT IT WILL BE THE BIGGEST MISTAKE YOU COULD EVER MAKE! I’d rather live in a box than ever recommend this place to anyone else! DO NOT MOVE IN!

I typically dont write review, but this is a must.1) Nobody seems to work in the office. I have never been able to contact anyone in the office. What a shame.2) I am paying extra with my rent for a keyless entry that I was told that I had to pay for. It took them 2 1/2 months from the time I moved in to fix it to even start using it. Now it hasnt been working for a month. To come home after a longs day at work and not be able to get in was frustrating. I had to drive all the way to Seattle to get the actual key from my son who was at work. As of date (3/10/16) I have still unsuccessfully not been able to get anyone to answer the phone at the office. I go to work before they open and return home after they close. So for an office full of people and no one answers the phone. WOW.... When I go to pay my rent there is always 3 or 4 people in the office having a good ole conversation. No one welcomes you, says thank you, ask how your apartment is NOTHING. They just take your payment and go back to their conversation. Bad professionalism.3) My kitchen cabinet door has been off for 2 months, but once again NO ANSWER in the office.I have had no one but two of my sons go to the office in the middle of the day and they have been closed. I dont understand how anybody is getting paid on payday. NOBODY WORKS.4)My tub the master bathroom does not stop. I have not been able to take a bath in my bathroom since I moved in. Only showers. I have to use my boys bathroom to take a bath. Avoid this place! Dirty, thin walls, overpriced rent, terrible staff.Trash is a huge problem here. Youre charged a mandatory trash valet fee and the garbage is always piled up with seagulls and crows dragging it throughout the property. Lack of recycling is a problem and they forget to pick up your trash too.I stayed on the bottom floor of a 2bdrm 2bath unit and could hear every step from above and animals running and barking above me.Another rental property taking advantage of people by charging ridiculous rent prices. At this point just by a house.This place is supposedly under new management and I can say theyre just a bad as the previous one. Ive been lied to by an assistant manager who supposedly doesnt work there anymore as of a week ago or something.6 weeks to have my oven repaired under the new management.I was charged a $135 cleaning fee on top of the $125 carpet cleaning fee even though I left the place clean and all that was needed was the required carpet cleaning which I accept since everyplace charges this fee upon move out and is noted upon signing lease. The cleaning charge was unnecessary. I cleaned, kitchen counters, cabinets, stove top and trays, refrigerator, bedrooms, and bathrooms. Everything was the way I received it when moving in. Over the past 14 years Ive rented at many apartments this is the only place that charged me a cleaning fee. When I challenged this fee I was told its in my lease agreement with trinity the previous management but Mark couldnt show me this because he doesnt have access and I would need to talk to the NEW assistant manager, then he said it was the law that I be charge this fee. The women who was taking my final payment asked me if I pulled out all the appliances and cleaned behind them. Ive never needed to pull out appliances to clean behind them anywhere. Mind you I was also only here for a year. Why would you tell tenants to move your expensive appliances risking injury or damage to the apartment or appliance?Stay AWAY from this place if you want to be in the area I recommend Glenn Park my experience there was far better and the staff were more professional (Didnt blame previous management for shortcomings) or better yet just buy a house

This place is the absolute worst. No one ever answers the phone or calls you back if you leave a message. Also you pay for amenities that never work. The pool is never open, the gate has never worked, fitness center closed. Then today I go to the office to pick up my package that I needed today and payed to have overnighted and there is a sign saying closed early to deliver notices. That’s not a good excuse to close the whole office early. There was no prior notice of the office closing early not even a sign on the door the day before giving a heads up. I would not recommend renting here.

Tried to type this many times and it keeps messing up.Long story short, make sure you do a full walk through before signing your lease and giving them any money, my husband and I did, best decision.Cracks in the showers. Cracks in all caulking in window sills and showers, claimed oven and washer/ dryer was new, oven maybe but not that washer/dryer, those things looked like they were 20 years old!! Claimed the carpet was new and it obviously wasn’t, they’re was stains all over. Also, it smelt like dog hard core, it didn’t seem like they spent much time in making this apartment move in ready.I feel like they half assed it and thought we wouldn’t have noticed. Was very disappointed, and I really looked forward to moving into this place too.

I wouldnt recommend anyone to live here! Everything in my apartment is falling apart, since the day I moved in over 2 years ago. But Im stuck here. My dryer takes at least three runs to completely dry a small load and nobody will fix it. The neighbors around me arent bad, except above me who are loud walking around and ALWAYS yelling and fighting. They do yard work when its raining and always before 8 am when Im trying to sleep. My rent has gone up from $855 to $1030 since Ive moved In and its ridiculous Im paying prices for a renovated apartment but mine still looks like crap! I would love a new renovated place but Im scared of what theyre going to charge me for!Dont move it, this place sucks!

They dont take Section 8 anymore and not renewing ANY Section 8 residents at all! There is about 150 residents that they made go month to month with rates from $2000-$3000/month. These are above the Section 8 Voucher Limit so residents are FORCED TO MOVE OUT! Also, they didnt help with residents affected by the FIRE on June 27, 2017 other than provide an air cleaner from an outside company. The Mgr Sandra and Asst Mgr Maria are HARD to work with and dont do what they said they would do, they string people along with false hope. The 2 outdoor pools are broken, TRASH on the ground regularly, Maintenance orders are on BACK ORDER for up to 2 months and for 1 resident: 1 year. This place is known among the area as GHETTO due to the Domestic violence, gun threats, 4 garages were broken into last week, the back Cabana has the fire alarm going off multiple times, the SECURITY GATES are still broken, they didnt allow the FRED bus to come this summer of 2017 for free food, activities and games for the kids ETC. We can hear the residents in their apts surrounding us- like peeing, arguing, talking etc. There is NO privacy!

Unfortunately I didnt check the reviews before I applied for this apartment, because when I went there nobody explained to me that your income should be 2,5 monthly rent, and they dont even mentioned it in their website, so that I applied online and paid the $92 for 2 applications plus the $200 deposit , then I had a call from the office saying , sorry your application has been denied because your income doesnt meet the requirements and we will not refund you the money you paid .I think this is a scam!!!! And those people are making money from denied applications . This is cheating on people. I would recommend any body to not go through this scam otherwise they steal his money.Update; for a good management, you should mentione everything in details in your website so that customers can take the next step with no misunderstanding any. But looks like youhave either inefficient management or doing that on purpose , because once the customer submitted the non refundable applications then he cant get his money back after you denied the applications . The service here is trash!!! My sister who is 6 months pregnant by the way have been getting the run around with this apartment complex for weeks now. Such horrible customer service and she has been complaining to the maintenance personnel to include the front desk and no one trys to help her. Leaves messages and gets no return calls back. She just signed her lease to live in her apartment and it smelled of dog odor and it has taken them weeks to do anything about it. She has reached out to them numerous times and nothing. They told her that they would redo her entire apartment with hardwood flooring, which was a lie, then ended up just taking out the old carpet to replace with new. They could of resolved this weeks ago but instead my sister had to deal with this disaster. They have no concern or sense of urgency for anyone esp if your pregnant either.

They have very bad management, i paid for $3700 for the early termination fees. i moved out 7 months. they asked the collector agency to call me for the insufficient fee $1500. it is very ridiculous and they mess up my credit. the pavilion apartment have bad communication. if you move in the pavilion apartment, you have asked all the detail in the agreement and you have concern what you need signed. they will ask you pay for something you dont even know.

It was just closed for a week so they could redo the floors....why did they not do it when they remodeled the place to begin with? The front staff is very rude expect one person. This place is horrible. The rental prices are outrageous , the grounds and the units are in almost unlovable dis-repair, parking is a nightmare! A good number of the vehicles in the parking areas are unlicensed and/or damaged and UN movable. One such vehicle with a broken drive line is in a spot almost side ways blocking a good portion of a handicap spot. Management are lazy, uncaring and unresponsive to work orders and complaints. The grounds have garbage, rats and other vermin around EVERY building, broken garage doors, loose unstable stairs and UN usable appliances in most if not all units. The Property Management Company or individuals whom own this property ought to be ashamed and either fined or brought up on charges! Definitely health and safety issues on every square inch of that property.
