It was okay living here until this morning when my apartment was flooded and so was the unit above and below me. The unit above said the property had fixed their washer and dryer yesterday but obviously not. The unit above us was half flooded but the poor unit below us was completely flooded. The office isnt open in the weekend so youd believe the emergency number they give to everyone would answer in a quick and efficient manner; no. It took 3+ people calling for 25 minutes or longer to get him to answer in a tone that seemed like we were interupting him. This fiasco started at 9 am. And we are still here waiting for the emergency tech to be on site. No one has a contact number for the manager. This story will be updated as it progresses.10:36am: maintenance supervisor called saying his tech was here and knocked and no one was home then called us liars.10:41am: maintenance tech finally arrived.11:20am: units are still getting vacuumed.10/28: I have yet to hear from management or the maintenance company on what their plan is.

Place looks nice online, it is not what it appears to be. Maintenance lady Michelle is amazing but she is only one person and could only do so much, understaffed on that end. . parking is HORRIBLE they raised the prices right before i ended my lease, there is no visitors parking either first come first serve, if not you end up parking your car out on the street. they charge you for everything when you move out, i lived here for 2 years, would not recommend to anyone, not for the price that you are paying, there is roaches, smells like cigarettes (we are not smokers), a lot of thing were never completed in my second unit, I had no door for my closet for a year that i leased no fan in my kitchen, broken washer and dryer door, I requested a new washer (because it made my cloths smell horrible) did not get replaced until a month before i left. among a lot of other things, not the best place to live..

I lived at Homestead Apartments when it was Rainier Meadows I stayed there for a long time it was sad that I had to leave due to job location. I love everything about Homestead Apartments the management team, as well as their maintenance team. They work with you with what ever it is you need, very kind, helpful, and compassionate. Homestead Apartments is very clean, very quiet place. Great location grocery store right across the street as well as other stores. School bus stops right in front of the apartments. I LOVE HOMESTEAD APARTMENTS! Kaeli Pugsley is an amazing manager I love her very welcoming and very helpful highly recommend Homestead Apartments amazing place to live . I love their maintenance team when something needs to be fixed they are on it!

This complex was recently sold in July to a horrible management company.No packages are allowed to be delivered to the office.The office is closed on weekends.Theres no drop off box for rent.Parking under cover is $40/mo with very limited free spaces, people park ON THE STREET.Trash service has been cancelled.Management is constantly threatening or changing something.Maintenance issues take months to get fixed. Many buildings have burnt out lights on staircases.

This property complex is completely unprofessional. You can never get anyone in the office to answer the phone. You literally have to call 5 or 6 times in a row just to get someone to answer. They add on charges without informing tenants. Not to mention, my apartment was a brand new renovated apartment but none of the plugs in the room worked. Took them a week and a half to come fix them. They never showed on their scheduled date and time to fix them which took 4 more days.. I DO NOT and WOULD NOT reccomend this apartment complex to anyone!

Have been here over a year. Loved it at the beginning but I am seriously regretting signing for another year. The insides of the units are awesome- nice painting, trim and tile. Bedroom is spacious. Location wise it is one of the more affordable complexes in the Federal Way area that we were able to find. The area is not very quiet as Military Road is constantly busy but this is only a serious issue in the summer when windows are open all day and my unit is right by the street. Im sure the units further into the complex dont have this issue.Here is where the issues are- Units close to the road have to hear cars drive by all day, units close to the back of the complex have to deal with the disaster that is the trash area. We had ants last summer and last winter and are currently dealing with cockroaches despite an exterminator coming (we had just over 24 hour notice to remove EVERYTHING we owned out of cabinets, drawers and countertops... not a quick job). 3 weeks later the issue just got worse.Management changes constantly. I have had the same carport assigned to me since last winter and recently my car was almost towed by someone who was also assigned my spot. When we talked to management about the issue (I had cards proving the spot was mine, mind you) I ended up having to give it to this guy who should have never been assigned my spot to begin with and now I have to park clear on the other side of the complex while I wait for a spot closer to my unit. I got kicked out of my own parking spot because some guy was rude enough to me and the office manager and she did nothing to really defend me.Before the summer I would have given this place a 3 or 4 star review but now Im leaning towards a 1 or 2. All of these issues in a short period of time are not sitting well with me and its been very difficult to get ahold of anyone to talk to about it.

IF I COULD GIVE A -0 I WOULD!! I lived at rainier meadows for 4 years!! Now their called Homestead I am getting large fees for damages that the renovated apt had when i moved in!! I WISH NOW THAT I HAD TAKEN PICTURES. I am going thru hell with GREYSTAR MANAGEMENT Co..thats who manages the apts and the owners who knows where they are.. PLEASE DO NOT RENT HERE!! Now i am fighting for my tenant rights!! They ladies at the office act like they care..specially Edith her words are always very negative!! I KNOW MY RIGHTS And i will post here again once i proved all you did wrong!!

Moved here in November of 2017, and move in process was smooth and staff was very pleasant. No major problems since Ive been here except for the parking. February 9th, I was in a very bad car accident that could of taken my life. I ended up getting home very late that night (about 2am) and had to borrow a friends car just to get home. I had an old temporary parking pass from when i first moved in, thought Id put it in my friends car being that I was borrowing the car for the night and needed to park close to my door because of the pain I was. Because of the pain and meds from the hospital, I went to sleep immediately with plans to call the front office in the morning to let them know about my situation. Before the office was even open, I noticed that my friends car had been towed (With temporary parking pass in mirror). Immediately I call the front office to see if it could be straightened out and to also let them know that I havent violated any rules of the property to deserve this. I was told by a person filling in for the office management that they would get it figured out immediately. I then call the tow truck company who told me I would have to pay $400 To get my friends car back after only being there less then 10PLEASE DONT IGNORE REVIEWS, THEY ARE VERY IMPORTANT FOR YOUR SAFETY AND WELL BEING!!!!NOT RECOMMENDED FOR MOVING HEREMy upstairs neighbor had a leak from the boiler above and leaked into my apartment damaging the sheet rock in my laundry room and damaging the carpet in my bedroom. The maintenance lady, cut a hole in the ceiling in attempting to dry the sheet rock which would not dry because the water damage was so much. They then put a dehumidifier and a power blower in my apartment that ran for 6 days nonstop (was not reimbursed for electricity bill). Once the dehumidifier was removed, the hole was then left open for over 3 months with fiber glass falling from it. The fiber glass fell into my laundry and got into my daughters eye (4 YEARS OLD) and had to be rushed to emergency. My daughter could of lost her eye and instead of being compensated for the negligence of leaving it open for 3+ months, I was only able to hold out from paying my next months rent until the hole was closed which then I had to pay full rent balance immediately after it was closed. Besides having a Dr bill of over $500+, there was no sympathy for the damage done to my daughters eye. I had full right to file a lawsuit against the complex for their negligence and my daughters health. Theres never parking, and your late fee even if your 1 day late will be $150+ even if you owe $1. Huge turnover rate with staff and maintenance, would not recommend moving here. Took over 13 months before I received a mantle over my fire place that was in my lease when I moved in, and the wood was chipped and scraped as if it was used or taken from another apartment. I have pictures with time and dates of everything mentioned in this review.DO NOT IGNORE THEM, THIS COULD OF HAPPEN TO ANYONE.READ THE REVIEWS, THEY SPEAK FOR THEMSELVES. THIS PLACE WAS ALMOST 4 STARS WHEN I MOVED HERE IN 2017 AND NOW ITS ALMOST AT 2. BE SMART WHEN MAKING A DECISION ON MOVING HERE, EVERYTHING HAS JUST BEEN DECLINING INCLUDING RESIDENTS.

Over priced for whats available. Roaches and ants all winter, parking is a nightmare and theres no guest parking so if a friend stays the night they will get towed. Great location but thats about it. Not to mention $100 increase every lease, Im in the process of moving out, youve been warned.

It was okay at first. I was on a month to month lease and then after one of my friends quit working for them i was told i had to pay $300 or move out by the end of the month. Ans i just moved in and got comfortable. I was told my vehicle would get towed even though i have it on my lease. Ive been having problems woth my washer and its been a week and they still didnt fix it. Ive tried calling but the dumbass in the office keeps telling me that the maintenance guy isnt around. If it wasnt for the horrible managment team, and the neighbors fighting all the time. I would love to stay. But its not worth it.
