I have no complaints. This place is one of the best apartments in the Northwest!This place is gorgeous, quiet, cozy, and spacious. The moment I moved in, I immediately felt at home. I am 100% certain that I made the right choice to move here. I have no doubt about it.The staff here is amazing, especially Rebecca Chambers, who has been very communicative and helpful in answering any questions or concerns that come her way. I certainly can see she cares very much for the residents.I would recommend the Ridge and Shore community to anyone looking for a new home, it is THE BEST apartment by far compared to many, and I am glad to be part of this community!

These apartments are horrible my cars have been broken into more than once by fiends an people people that sale to them management told me to report it to the police I did every time I did nothing got done been here 2 yrs have seen security once and honestly I think the people in the office are paying people on the side to act as if they are patrolling there are always tweakers and dealers in the parking lot 2 3 4 5 in the am needles by dumpster no cameras except by the office and the property management is well aware of everything that is going on and are doing nothing to make sure residents feel safe at home I don’t feel safe at home at all my kids can’t even be outside I hate it here never had such a bad experience living anywhere Don’t Move Here ! This place deserves no stars 3 I think is giving to much credit

These are apartments are the worst apartments regarding the drugs and the property management . People do drugs right in front of the windows! There’s dope dealers all over the apartments that make transactions In front of the children. Needles all around the dumpster. Someone just broke into a car last night and the apartments did nothing about it when I called to let them know. There is too much activity for there not to be a security guard driving through both sides of these apartments seeing as how there are two complexes combined. They need to put cameras on the buildings. I’m literally scared to have my nieces and nephews outside and even scared to park my car here.

1. Apartment Building LayoutThe apartments here still need much renovating. The Ridge and Shores is one of those apartment communities that do last minute tweaks to make it look satisfying before a tenant moves and experiences problems every couple weeks with maintenance issues. Do not move into a third floor unit because you will be experiencing mold, mildew, and rain getting all over your balcony.2. Apartment Leasing ConsultantsI have been experiencing horrible customer service with the office leasing consultants from the Ridge and Shores apartments. They will do whatever in their power to neglect your existing issues with passive aggressive apologies and emails. They will also never answer the phone when you need to reach out to them, if you call them as a tenant looking for a apartment then the office will be happy to answer your call in a heartbeat rather then answer the phone for a existing tentant in need of help.3. Parking SituationIf you have multiple vehicles then count on only having one spot available to you. Even if you have a available spot, you may be walking across the other side of the apartment to your reserved spot. There is not enough visitor parking for your other vehicles, so count on buying another reserved spot that is a 5 minute walk from your complex for $50 month. You will never find a visitor spot because drug attics and homeless people occupy the visitor parking every night and sometimes leaves their cars for days at time.4. SecurityThe Ridge and Shores is contracted with Valor security. Valor security has a poor reputation for never showing up for any crimes that are in process. I have reported domestic violence situations and illegal parking in reserved spots and they never even showed up. At one point I had a young security guard answer my phone call and I was completely neglected. The office leasing consultants will take sides with Valor security and send you fake apologies and excuses with why Valor security is not complying with these disputing calls. This apartment is full of drug attics who smoke meth and pills in their vehicles and tweak out with flash lights running around the complex on their bikes at 3:00 in morning causing common. Do not move to this apartment complex if you have children, its very unsafe with drug attics and sex offenders.5. MaintenanceThe maintenance is responsive and very friendly. I never had a issue with the maintenance here. Every time I have a small issue, they come on the same day and repair it on the same day. Only problem I have is when they walk on my carpet with their dirty boots on.6. Prior Tenant ExperiencesI have spoke with different tenants who have stayed here for years and based on their experience they said to make sure you take pictures of your apartment before you move out. My neighbors made claims stating that the office consultants will do whatever it takes to take your security deposit and hurt your credit score.There are many apartments to look into for a better price and experience, save your money and run away from this place!

Just moved in and I must say from start to finish, it’s been an amazing experience working with Sarah and the property manager Evelyn! They both personally toured the units with me which is a rarity let alone be treated with such kindness. I would definitely recommend anyone who’s looking for a place to call home to check out the Ridge and Shores apartment homes. Ask for Sarah and if you’re nice and a happy person you might get the same excellent treatment I did from Sarah and Evelyn! You can’t go wrong when you have both the leasing agent and manager working for you. Thank you ladies!

Do not consult with Caitlin or Jackie for any apartment units at the Ridge and Shores. Save yourself the maintenance troubles and the shady business they do here. You are better off spending the extra buck for apartments that are west from these apartment units. If you value sleep, you will never get it with the street racers who go up and down the road every night. Residents and non-residents love to blast their music here at night time and cause domestic violence situations. The leasing consultants here are fake and definitely not experienced with what they do. The owner is having to let go and hire new teams every couple months because of all the complaints and illegal activities that slide under the table here. Run away from this place and move down the road.

I had such a great experience here. The grounds look AMAZING! When it came time to pick an apartment Sarah was an awesome person to work with. Her personality made me feel like my wants and needs mattered. I would really recommend this place to anyone if you want amazing customer service!

I came in looking for an apartment and I would have to say I am very impressed. All of the staff were so inviting. They would go anything to make sure you are taken care of. I love the atmosphere of the community. Really spacious apartments. I would have rented here if my house ended up selling! I would have to say that the location is great and super quiet.

I have lived here for over a month and have truly enjoyed my experience so far! My neighbors are quiet and so is the rest of the neighborhood (within reason.) Maintenance is fantastic, timely, and efficient. Office staff is excellent as well. Only 2 mi from I-5 so its convenient if you are commuting often.

I recently viewed this place and had a really experience with the staff from start to finish. I was greeted with a smile, every one of my questions was answered truthfully, it didn’t feel like a cars salesman pitch. Unfortunately I wasn’t able to move in due to my husbands new job, and his commute. However, this was first on our list. Mainly because I felt so comfortable with the staff.

My experience with the ridge and shores was amazing. Every time I came in there was always a friendly face greeting me. Whenever I needed help The office staff always made me feel like a priority. I highly recommend this place if you want amazing customer service. I would highly recommended moving here! The staff are friendly and very professional!

I just renewed my lease for another year. Love it here! Lots of beautiful grounds always well kept, the maintenance is super responsive, and the office staff and management are so pleasant. I would highly recommend it for the location, the apartment size/value, and the staff!

I think the manager in this apartment trying hard to take care of problems but the real problem is the kind of people they bring in...I don’t know what their requirements and back ground check but i see tenants starting out side smoking weed all day long and late night party running all night long I have talked to the office many times they sound like they care but the problem is tenants are bunch of ignorant low life..so maybe they need to filter their application very good

Simply said. I lived here for a very short period of time. Realized that the building was infested with cockroaches. When I asked to be let out of my lease. They said no and basically charged me for everything under the sun upon move out.Don’t live here. Save yourself some money and stress.

This place is gross. I viewed it and wasted an afternoon because of it. The main lobby smells of mold and then the lady in the office outright lies to my face about the price. It was advertised a one bedroom for 1285 and then as Im viewing it she says its actually 1385. The carpets looked old and worn out and the appliances were old as well. The balcony was overgrown with moss and mildew as well. Big pass on this one.

This one star has to do with the apartment and price only. The staff I worked with on move out were nice and helpful with all the information and procedures needed. Their maintenance staff are very good at what they do. Also, dont expect to talk to Reyna about issues because she always seems to be in meetings or occupied.They are extremely overpriced for what you get. Outdated appliances, very old carpet, broken and chipped cabinets and doors, weak spots in the floors, slanted balcony, moldy bathrooms and bedroom windows, toilets that dont flush right, I mean, I can go on. Your rent will go up about 100$ every time your renew for a year. I was paying nearly 1700 dollars for all this before I moved.Parking is a nightmare. Dont expect to have people over unless they dont mind being towed or can even find parking because the tenets all take up the visitors spots with broken down vehicles. Also, people park in fire lanes and block people in all the time. And if your unlucky enough to park under a tree due to your assigned spot, expect to wash your vehicle a lot during spring and fall.Upon move out, DONT except your deposit back at all because they will charge you to do their cleaning services reguardless. Be prepared to pay extra as well.Overall I would say my apartment and time there was very unsatisfactory, but the staff do what they can. Im sorry to say this cause the staff really are nice, but you should look elsewhere.

It’s insane to me that after multiply tries to contact after spending an hour touring on a weekend we are getting completely ignored. there’s no issue with credit or money made so i just find it unprofessional and slightly sketch to not get back to clients you’re working with. people look for housing for a reason, it’s not a game. i hope others have different experiences

I have yet to experience a comfortable and cozy living space for single man, absolutely the nicest apartment Ive ever had, a very peaceful, private change for me, i had questions about being on the third floor at first but now am so glad for the breeze that blows through my apartment home, its wonderful.

The service here is spot on, they are super kind and will always willing to help out. BUT, there are full of crazy people here. Every couple weeks there are a bunch of lunatics screaming outside. We had a person come and scream and yell from 12 to 3, how does someone manage to scream for that long. There is also a lot of people who fight at night or random cop cars come by. One time cops surrounded the apartments and you know how they have that movie scene, COME OUT WITH YOUR HANDS UP, WE HAVE YOU SURRONDED. Well, that happened. It was actually pretty funny and cool at the same time kind of scary. Also, get ready for you car to be broke in to or even stolen. It happens quite often.So pros:Nice staffclean apartmentsEvents every monthClean atmosphereParking is usually openNot noisy during the day.rent is affordable (I think we pay 1400 but we pay for parking, cat, utility, and rent insurance)washer and dryerSo cons:Car thievesCrazy stuff that happens at nightStaff wont do anything about that or if they did, it is usually very late.You will hear a lot of kids crying (I dont know if people are abusing their kids but, if you do see this happening please call 911!)A lot of fights at nightCops visit frequently.If you dont mind any of this then it is great.I dont mind the crazy things that happen, it is fun to watch.Just wish our car didnt get stolen twice.Get good coverage on your car, coverage that will cover car thieves. It usually ends up in Burien and you might have to pay for towing which your insurance will cover.I dont mind living here sometimes but, sometimes I wish we had less crazy things happening.Okay thanks for reading.

Lets give an honest review of this place. The office staff guess what are human lol they are friendly but make the occasional mistake but they do everything they can to make things better....they screwed up our move in date and upgraded our 1 bedroom to a 2 bedroom at the same price. They regularly clean the grounds meaning 2-3 times a week. If there is something that breaks in the apartment, they fix it within 48hrs. The only thing they cant control is the people living here....meaning if your neighbor thinks this is a frat house and they want 10 of there buddies coming over and they wanna take up all the parking....that tends to be what happens....the apartment is great the staff is great and if they ever make it legal to beat common sense and courtesy into people lol the people would be great.

Absolutely terrible place to rent. It is incredibly difficult to communicate with the office staff. Important emails and phone calls often get missed and ignored. We were charged for refurbishment fees (paint & cleaning) although we left the apartment perfectly clean and they did not have any damage marked on the inspection sheet. Refurbishment is part of the business cost and tenants are only responsible for damage- this is very confusing written on the contract so they will charge you for refurbishment fee and dont expect to get any security deposit back. They will send wrong documents with numbers and math all over the place. Make sure you read and double check everything. We had contacted multiple time regarding wrong math and wrongly charged fees we were ignored completely. Absolutely terrible experience and would not recommend.

Hello Weidner Mgmt. and home office...I have lived on The Ridge & The Shores property for well over 5yrs, probably close to 7yrs..Although things may have not been perfect during my residency, no apt complex could be! I will have too say that your maintenance team does an overall good job!Oleg in particular.... Hes is always courteous,really quick with handling maintenance issues and my go to guy on site with any maintenance issues I may have regarding my apt..I must say, he is really an outstanding maintenance man and as long as I am a resident Im very happy to see that Weidner kept him around...

We love it here,its home for us, we have issues with the washer but thats because theyre so old, but they are on it when its down. I must give a shout out for Oleg hes the most kindest maintenance man you all have, what ever you do keep that man. I do have to say you allow pitbulls here and my dogs have been attacked 3 different times and you guys seem not to care about it, or do anything about it, my dogs are small, so lets hope the pitbulls dont go after children here since we have so many here. Other than that its a lovely place to live.

I highly advise anyone inquiring about this complex to do your research. From the very beginning we have experienced nothing but dishonesty, manipulation and what the management staff calls misunderstandings. I have never rented an apartment where the staff entered my apartment without notice and later said oops I was sick and messed up. This apartment did just that. The staff told me over the phone what they did so I had them email me their response to eliminate further misunderstandings like Ive experienced in the past. If my boyfriend was not home when this happened we would never have known they were in our home. It makes me wonder how many other times the staff entered our home by mistake when we werent there. If I could give them zero stars I would. I never felt at home here, this place honestly made me feel like an intruder, like a dollar sign, I have never felt this way before and it breaks my heart to think about how many other people are being forced to deal with the same misunderstandings.

DO NOT MOVE HERE!!!!! I will say it again for those of you in the back... DO NOT MOVE HERE!!!!!!!!!!!!!!!!!!!!!!!!!!!!If I could give this place a 0 I would. My family and I lived here for 2 years (we moved out May 2018), and there is not a whole lot of nice things to say about this property.A) Their staff in the office is horrible. Theyre friendly enough but it seems like they dont talk to each other at all or have any clue whats going on with their tenants. It took them 4 tries to get us the right set of keys when we moved in. We ended up making our own copies at our own expense because only one of us had the correct set of keys to the front door and we were tired of waiting for them to get their stuff together. The storage closet outside took even longer to get the correct keys. When we were moving out, our new apartments needed some form faxed and they kept sending it to the wrong number. My husband had to go back and forth between them and the new property several times in order to get it figured out. When he went into the office to talk to them in person about whats going on, the staff member got an attitude with HIM as though HE was causing the problem. Every interaction with them was harder than it needed to be because of their general incompetence.B) Parking is horrible. Regardless of the size of your household, you are only assigned one spot and their carports are ridiculously priced (intensely inconvenient for a household with 3 working adults with separate vehicles). The visitor parking is ALWAYS full because tenants have no choice but to park in those spots. Good luck having ACTUAL visitors that may need to park their cars after 6pm.C) The actual apartments are tiny, poorly laid out and outdated. All of the appliances are super old and need to be upgraded. Our garbage disposal kept breaking down and the maintenance guy actually told me that it was 30 years old. Our washer and dryer broke down all the time because they cant handle washing actual clothes... because theyre old. The water heater in our unit was located in the Master Bedroom and it was the loudest water heater Id ever heard. Every time anyone turned on any hot water it made the loudest clunking sounds until the water turned off. I put in a maintenance request to see if it was broken and it turned out thats just how it was... because its old. The closet doors came off the track all the time because the hardware is old and cheap. There is hardly any storage space in the apartment we were in and that caused a lot of clutter problems. The windows/doors have 0 insulation, so heating the apartment during the winter was SOOOOO expensive. You can tell while looking at the details in the apartment that they cut every corner they could possibly get away with.D) The fitness center is a joke. They have one elliptical, a couple treadmills, and one upper body machine. There was enough floor space to do basic workouts if you dont need a whole lot of space. The mirrors on the walls are broken and chipping off the wall. No one ever cleans it, so the floor is completely disgusting. They tried to put Lysol wipes in there for you to wipe off the machines when youre done at one point, but they gave up eventually for one reason or another. Therefore, if you choose to work out there, you are probably touching other peoples sweat and germs all over those machines.All of this was kind of OK and livable when our rent was only $1300 (when we first moved in). That was really good for Federal Way and it made most of the shortcomings kind of, sort of worth it to be able to save some money. When we went to renew our lease for the second year, they had the nerve to try to tell me that they were going to raise our rent to $1580! That is a 21% increase and they were not going to do ANYTHING to our existing apartment to justify that increase. I refused to pay that much for a crappy apartment and was able to negotiate them down a little bit, but their apartments are not worth what theyre charging now.

Literally the worst system ever. They are hard to get a hold of and have no communication skills once you finally get ahold of them. I have reported several times of my neighbors not picking up their dogs poop and them being far to noisy and doing laundry at 4 in the morning but all that was done was a paper put on all the apartments door about the poop not being picked up

I am renting a one bedroom apartment at the Ridge side. Ive currently lived here for almost 2 months now. So far it has been a good experience. I can honestly say, when I had first looked up this place, I was a bit worried about the negative reviews about noise and how bad parking was. I live on the first floor, living right by the entrance and honestly it is a lot quieter than my last apartment which was on a busy street as well. My neighbors in my building are pretty friendly and keep to themselves.The one bedroom unit I am renting is in good condition. Yes, this apartment complex is pretty old. But for the amount of rent your paying for here in Federal Way, its pretty good. I was honestly surprised the day I got the keys to my place and how good the place looked. Appliances werent too outdated and all works really well. I used to pay $300 more for an apartment of the same size and condition. So living here is actually pretty good for me.Parking is assigned per unit, so as a single person, parking is never an issue since people tend to keep park in their own designated parking spots. Parking for guests, however, could be tough late at night since many of the unmarked parking spaces are usually taken by other residents.The ladies and Tyler in the office are really friendly. Applying here with Sopheavy was really easy. She was very helpful during the whole process and continue to do so even after I had already moved in. They are usually busy during the day touring future residents, but they always know to keep in contact with you if you ever had an issue. I had one issue with my outdoor storage closet lock, and the maintenance guys were quick to get to it. I love how I immediately got a notification that the job order was done. Honestly, Im not sure why people would say anything bad about this place, its definitely pretty good for a single working woman like myself. I have never felt in danger. Residents that I happen to run into outside are pretty friendly. I keep to myself and Im glad my neighbors are the same.Overall, its been a positive experience living here for me.

DONT MOVE HERE UNLESS YOU WANT TO MOVE IN WITH RATS My first apartment was super excited to move in the placed looked great and staff was kind. Within 3 months of moving in i had rats in my kitchen. I notofied the office they sent out pest control that did NOTHING.i set up traps and caugh SEVERAL OF RATS it was gross unhealthy and discomforting I was coming home To rats running all over my counter my toaster i couldnt even be in my kitchen there was rat poop everywhere. I had enough i went into the office to break my lease then they decided to come to my home n take another look they came n found holes all over my house and plugged it up. I dont understand why theh couldn’t do that in the first place ? They said if i wanted to transfer to a different unit I HAVE TO PAY RENT AND DEPOSIT AGAIN. Why? BECAUSE YOU GUYS HAVE RATS IN YOUR COMPLEX?? on top of that the washer and deyers are TINY they dont work i dont even use it. I have to go to the laundromat. Which i shouldnt have to do is that not why the rent is as much as it is ? I cannot wait for my lease to be over i hate it here. OH AND theres mold everywhere

Have been a resident here for four years and I recommend this apartment complex. Out of all the apartment complexes Ive lived in, the managers and mechanics are very quick to respond to anything that happens within the complex.Example. Some nut broke into a mail box. Few weeks later we got more cameras and bigger mail boxes.Garbage dumpster and recycling got replaced because the previous ones were too small and it was smelling real bad.We also got patrol officers who pop by every once and a while scaring off any unwanted guests.Recently I made three requests for maintenance and they were all done away with after two days.Pros:Well mannered, helpful, and fair staff.Complex constantly being improved and maintained.They have holiday events. Ex: Prizes for whomever has the best decorated patio for christmas/halloween.Late billing Notifications by email and in letter form posted on your door. So they want you to pay your bill on time. Which is a good thing... I did forget often...Cons:1) Visitor Parking. Parking can be a pain for your out of town relatives. 90% of the time its taken.All together was a great stay. If someone asks me for any good complexes. This be one of them places Ill recommend.

Please be be careful if you are ready to sign.1. Horrible place! Electric heater never heated the APPT. Laundry machine and dryer doesn’t work properly. It runs however, doesn’t washed and dried the clothes unless you have to run 3-4 times for load. And the bill come above $200/month. Maintenance come but, they don’t fixed any I guess they don’t know well the issues.2. Appt also charged additional money out of the rent agreement. When I refused to pay they handed the release form to me.3. neighbor are so noise. I reported several times nothing changes. Dogs barked the whole night upstairs. Worst experience please make clear before you move.Everything in their website I got the exact opposite. I complained many times but My complaints to the office go ignored. My neighbors are chain smokers and i cant even leave my window open on a hot day unless i want my apartment to smell like a casino. Even the smoke comes underneath the doors the Appartment haven’t smoking area the residents smoke wherever they want. There are flat tiers often so be careful if you have a vehicle. I found one kid play on the top of my car scratch all front area🚘. When I talk to the family they are drug users. I feel like this is a low income section 8 apartment, neighbors look like crackheads and rent is over priced for what you are getting. Appliances are dated and the driers are notorious for breaking down. Winter time Heater doesn’t work put will charge electricity over $200. There are a million and a half issues here and you would be a fool if you still signed after reading these negative reviews.

Would not reccomend moving here. Now where do I even start?Pros:-Allows big dogs.-My rent was reasonable during the first year due to a move in special.-Matinence is responsive.Cons:-My car was broken into twice.-Windows arent insulated so in the winter I had to have the heat on 24hrs a day or it was freezing in my apartment. I was on the 3rd floor.-Windows collect condensation and mold began to grow on every window and door in my home. Ive never had this issue before. The windowsills began to rot around the edges. Im assuming because of the water.-Black mold grew in my closet. I never introduced any moisture into my closet so I dont know where it came from.-NO ONE picks up their dog droppings so I stepped in dog poop all the time and tracked it into my home. Had to throw some shoes away.- I called matinence to fix the appliances in my home way too often.-If you need to contact the office staff for any reason dont bother calling. They NEVER pick up the phone.-You only get 1 parking space and it may not even be near your apartment. If you have 2 cars you have to either pay $50 a month for a covered spot, which also may not be near your apartment, or park in visitors parking. If you come home at normal after work hours your chance of finding a parking spot in visitors is very slim. If you dont find one you have to park on the street in the next door apartment complex, The Shores. Theyve threatened to tow my car for parking there yet I and many others had no choice cause there was literally no where else to park.-My rent increased $100+ when I renewed my lease.-The gym should hardly be called a gym. There are some treadmills and 1 piece of workout equipment.I couldnt wait to move out.

Dont move her roaches are infested in many apartments here. Ive been to multiple neighbors houses and they had shown me roaches as my house did too. I have there are a lot of families with kids and babies living here also my family who lives here. This can make people and children sick. I used to live here over a year ago and it was the most horrible apartment experience. There are way too many issues for me to list. It mostly has to do with most of the residents that live there. Also the parking is horrible. If someone parks in your assigned spot when no one is in the office then you are left without a parking space and if you park in someone elses which may be the only other option then you will get towed at your own expense.

POS apartments. Garbage always overflowing and after our short term 90 day least they charged us a ton of money in addition to the deposits. Never in my life have I damaged an apartment and this time was no exception. They used a 3rd party to assess the apartment and make it ready so naturally they charged for everything they could. Disgusting business practice. Not to mention the misinformation and poorly informed office staff. One girl was great, the rest seemed incompetent.

Under no circumstances should you expect your deposit back. We kept our place extremely clean, and they nickeled and dimed us on our way out. Enjoyed working with Tyler, maintenance crew was solid and responded to our requests promptly, but staff does bare minimum. We were threatened by our neighbors below, and staff did nothing. They are desperate for tenants because the place is old and patched up so they will accept pretty much anyone. I would think twice about living here, even if you are in a bind. Will never live in a Weidner rental again.

They discriminate against the disabled by refusing to grant reasonable accommodations as required by law. They have a custom or policy of billing fraudelent charges upon move out. Very unscrupulous.

It was one of the most horrible experience I ever had. The office employees don’t have any experience and they are really rude. The place not safe. And on the top of that do not expect to get any of your deposit back. DO NOT MOVE HERE!!!!!!!

Nice unit, but moving out was a nightmare, filled with misinformation, very pushy, rude staff, and miscommunications between staff about what policies are in place regarding pro-rated rent. BEWARE. Like most corporate rental properties, they will try to take you for every penny youve got.

Me and my Family lived in These apartments and they are TERRIBLE , they have trash rooms and bathrooms everything in in here IS TRASH , do not move here , they lie about everything , and they increase your payment by 99$ every year , so just dont move here
