The management team, resident activity team along with the maintenance crew are highly competent and provide top notch service/living experience. We have monthly community involvement activities year around and the BEST! I would highly recommend living here. This will be my second year and very satisfied. MS

This is the only apartment I would live in federal way. Now that the gate is fixed, it feels a lot more safe. The events are fun too. Parking is pretty tough though for having guests over.

I feel very safe. I havent always been able to say that at other apartments. I accidentally left all my windows down in the summer. Nothing happened to My car. I trust maintenance to come in while Im gone and Ive not been able to say that ever before. I had another time I accidentally left my back window open while it was raining I had pushed the button by accident. A neighbor came up to my door to tell me it was open. Staff is friendly and helpful. Im very happy to live here.

I want to say that today I am enlightened. I spoke with the leasing manager Leslie today she is a real Boss making moves for her tenants on this premises! I have made some recommendations to the office and they have over excelled in areas for improvement from the last people who were operating the Peasley Canyon Apartments. I love this place the atmosphere she working on more security, the maintenance around the area has improved a lot more since the new stafff. I did not care for Emily or the other managers that were before Leslie. She took on the challenge accepted it and now is striving to better the community. After the pandemic is not easy especially with, everything going on in the world. I just want to thank the staff and every team member who makes our home there priority with the amenities and campus be safe living and clean. Leslie is very professional and handling all the task on her check list. I am writing this review to say thank you and I appreciate People who go the extra mile! My son Is getting older and I want to make Federalway a safe place to call home. Their are a lot of fun activities and so much more that I love what you guys do for us ! Shout out too Allyssa and Tim providing cool activities and for the children, keep it going you guys are Awesome and made my son so happy with everything you guys do! Thank you to the Maintenance for always be fast an efficient when it comes to keeping our homes safe. Thanks again !

I wish there was a NO STAR OPTION. Been away for about 5 months, taking care of my sick mother. I came back to find A smoke detector chirping. I request maintenance and am informed that I have to pay for the battery to be replaced or replace it myself. I pay $1745 for monthly rent including utilities, I paid rent every month without fail..... They cant spare $3 to replace a battery??? Especially am being billed for utilities while I was away.... Seriously.... If it is about being compliant with fire codes.... I do believe they should replace that battery and Bill me for replacement.

I absolutely love the apartment. The only downside is there is ZERO PARKING for residents. After 6pm... You better look for parking outside of the complex. If it wasnt for that, Id give 5 🌟 Taylor in the leasing office is wonderful.Update: 5/25/21Im a current resident and waited months for a covered parking spot. I was told my lease would have to be amended to add the parking spot on. They told me to bring a $60 money order to the leasing office which my husband did, so we figured that we were all good and we were going to be paying for the parking spot monthly along with our rent. Comes to find out they took the money order and applied it to absolutely nothing nor did they add the parking spot to the lease. I come home today park my car at 4:00 and by 5:00 when my husband comes home he says our car is missing!!!! I call the leasing office to find out that they towed my car without any type of notification or any type of warning. They refuse to compensate the $400 we have to spend to get it out of impound. And they said theres absolutely no notification whatsoever that I ever had a parking spot. This is the biggest crock of s*** that I have ever been through in my entire life Im a paying resident and had my car towed. This place is pathetic and I cannot wait until we move out

This is the most amateur ran management company Ive come across. They continually lie, dont answer back requests and give the tenant the run around. Make sure to take videos and pictures when youre moving out AND do the walk thru with them for inspection. If you dont, they will send you a bill for $1500+ claiming full re-carpet and damages were done. On top of that, half the time the gates dont work. Both of my vehicles have had numerous break-ins even with a rented carport in front of the unit. My garage rental was cleaned out when I notified them I was switching to a carport, over $1100 worth of items, the office apologized and gave a $200 credit.Before the office replies to this comment, please note I dont need an apology that takes us nowhere. Thats all the office is about. Talk, no action unless it benefits them.

If you care about service & neighborhood vibe PLEASE READ. We had negative experiences since the day we moved in. Our keys weren’t made & ready when we agreed on our move-in day previously. We explained prior that we would have our moving truck coming that morning, but we had to wait around for them to get the keys made & throw burners on the stove last minute. Don’t count on finding parking unless you shell out $60 extra a month for at least one of your unit’s vehicles. Additionally, when you think you’re paid up on your utilities bill, you get a notice on your door well into the next month saying you owe a remaining balance from the last month. Anything you owe you need to pay with cashiers check or money order so it’s really inconvenient. When COVID began, management and staff kind of dipped out of the office and said we can call or email them with questions, issues, etc. However, we left about 3 voicemails on a machine someone was supposed to be checking and never got a call back. Additionally, they had 3 packages of ours in the office when we were expecting them to be delivered in the designated parcel lockers; they never told us they had them. Overall, very bad communication. I know management changed at least once while we were there, but service never improved. There were at least 5 instances of concerning activity in the year we lived there; this included obvious drug use on the other side of the fence by the gas station, public urination, and people screaming at each other at night in the complex while under the influence. The units themselves are nice, but the road is loud, there is hardly enough parking, people smoke on the property despite the management office’s “enforcement”, and just an overall uninspired management team.

The Lodge is a great place to call home. It is a quiet neighborhood, the grounds are well kept, and the amenities are amazing. The management team has been so helpful, responsive, and accommodating. Never had an issue here. Would definitely recommend to any friends or family.

This is a condominium complex, not an apartment complex. They have a gym and pool area unlike the lowly apartment peasant dwellings. There is a gated entrance that provides for the appearance of even more exclusivity. There is a round-about driveway that is most seen at the McMansions in Issaquah. But, they have just as much visitors parking as other equivalent and nice apartment complexes which equites to plentiful during the day when everyone is at work, and zilch in the evening when everyone is home sleeping or doing other unruly things with one another.

Vee Drake from front desk is extremely rude and will refuse to help you even tho she can she will lie to you and jusy say no to brush you off.the fact that people pay almost 2000 to stay here every month and you cant even call front desk for help because she is rude!. Terrible...my mother just moved in. The closet door fell down. There’s paint all over the floors, the caulking is peeling, the dryer takes 3 hours to dry. They won’t send anyone out to fix because of Covid. There’s a leak under one of the sinks. Called, and they said go online to get maintenance out there. You should be able to call the office, and tell them there’s a leak, and not be pushed to go online. It’s considered and emergency. The lady in the office named Vee, is super rude, and has a nasty attitude. I wish my mom could move I feel really bad she’s stuck there. Had I known this would be such a terrible experience I would’ve helped her find another apartment community. Run fast, and far. Don’t Move there!!

I went to view a 1 bedroom and 1 bathroom apartment and had to put $534 down before viewing the apartment. I was not approved for the apartment and now I am out of $534.00. This was a scam and I will be reporting to the better business bureau. Bad business. Bad practice. That stems from bad management. Poor customer service is what you get out of place with bad management.

The only big problem is the parking. My bf works nights and has to park in the neighborhood across the street because the whole entire parking lot will be full after 7 PM. We cant afford covered parking at the moment and apparently a lot of tenants are still on waiting lists for their covered parking. Other than that everything is nice! Management is friendly and understanding, my apartment is lovely and they take good care of the property and tenants.

No parking and vindictive discriminatory management. Management has no sympathy during pandemic times.Edit: There is also illegal towing. There are NO signs posted as of 12/29/2020 and havent been any since ive been here in March 2020. I have been towed twice because theres no parking and it was illegally parked for less than 30 minutes. It is ILLEGAL to tow if there are no posted signs.

Never had an issue here, the grounds are well kept and I was always greeted with a smile. I personally never had a problem with parking and loved the apartments layout. The amenities were an awesome the hot tub is always nice and well maintained. Any questions or concerns I had were quickly answered by the awesome front desk girls. Honestly loved living here for two years and then in the past year they got a new girl to run the front desk who is utterly unable to handle anything. We pay a lot of money to live here and park here and any time I have approached her with an issue she A) makes it clear she doesnt care and B) makes zero effort to actually address the problem. Everybody else in the office is great. She is the reason we will likely be leaving when our lease is up.

I came in today interested in a one or two bedroom at this property. I was excited because I immediately fell in love with the floor plans online. Upon arriving to the property I entered the leasing office (which was open and unlocked) only to discover that there were no employees there to greet prospective tenants. There was a gentleman waiting in the office as well. At first I thought one of the leasing professionals or managers had quickly stepped away and would be right back. Next thing I know 6 minutes had passed and no one was there. I find it odd that they would leave the office open like that with no around. Its also to my understanding that the manager has cameras of the lobby in her office so its also odd to me she wouldnt come out to help. It wasnt until the leasing agent Jamie came back that the manager came out and started helping the people that were waiting. The leasing agent Jamie did not seem too interested in helping me. I gave her a price range of 2000 dollars and based on her sales techniques she was saying things to turn me away from the property and was not very informative. I asked to see the amenities and she refused to show them to me and told me to just walk around the office and look at them by myself when I asked her what kind of people live there she said all walks of life live here very weird answer. Nice property and very nice leasing office but the people that work here are unsatisfactory and turned me away from renting here.

This is literally the worst apartment experience I have ever had. The only thing good about this place is that the apartment itself is cute and clean. EXCEPT we have had multiple issues with ants in the apartment. And when I say ants in the apartment, I mean literally everywhere in the apt. From the master bedroom to the other two rooms and bathrooms. Not only that, we also had an issue with a rat in our apartment, which we called the office to get someone to get rid of it, and they never ended up coming so I had to get rat traps and dispose of it myself.The two main things that makes this apartment complex so terrible is the apartment parking, and the people working in the office. First off, the apartment parking is so little that if you dont have a reserved parking spot that you have to pay for ($45 a month) and need to park your car in a regular spot, you have to get home by like 6 in order to find any parking. By like 7 there is literally no parking spots. I have had to park my car at a friends house and literally uber home. And the parking spots are tiny, so if you got a car other than a tiny sedan, you will most likely not be able to get out of your car.Next the people working in the office are all super rude and have 0 manners. They dont know how to do their jobs efficiently and some of them are literally useless. Like literally they dont know what they are doing at all. They were so rude towards the end of our lease and just want you to leave.One last thing, the walls of the apartment are so freaking thin. I could hear everything going on upstairs and downstairs. The people upstairs woke up around 4-5AM every morning and we could literally hear every step they took in their home.

After working with this establishment, the Google rating did not seem to match up with the experience and people that run this well above average apartment complex. Emily was extremely friendly and really takes the quality and functionality of the property seriously. You can really tell that at this establishment they do their best to keep everything up to date and in working order for their residents.

The first apartment we looked at had mold in many places and the staff said it was no big deal. We have found another unit in better shape. But now after moving if you go out for dinner and come back all the open non reservations parking is full. People park in handicap with out permits and my mother who is disabled has no option for coming over to visit.

EDIT & UPDATE - the complete incompetence by Peasley Canyon staff to HQ in California and the Legal department continues. They have been unable to follow basic directions since the beginning of address, amounts let alone common accounting practices of issuing refunds. The rebuttal below from them attempts to dismiss and obfuscate the basic premise; complete bungling by the organization all the way up to Avanath Partners headquarters. Complaints were filed with the Attorney General in Washington and California. BEWARE OF EVEN APPLYING let alone RUN AWAY if you have any compunction of actually LIVING THERE!!!---It has now been over TWO months since applying, being approved and mayhem ensuing of incompetence for a unit that was NEVER supposed to be rented due to an internal complex transfer. Avanath management initially offered to refund all monies including application fees. An address for return was given. Every single week a new and continuing excuse has been given pointing fingers within the organization - local property management to corporate in California- as to why I STILL don’t have a refund. The RCW laws in the state of Washington state 21 days. It’s not neuroscience. I’ve spent hours of my life on email and the phone to these people who just keep pointing fingers at one another let alone deferring basic questions such as ‘where, when and to what address was it mailed?’I have had to file complaints with two attorney generals now given the gross incompetence, or is it purposely withholding funds? 🤔 Hmmm

Do not move here. I have lived here for almost 2 years and in the last 6 months it has gone downhill fast. Some of the staff have become rude. Every time they lay bark we get ants in our apartment. The gate hardly ever works. After the staff was rude 1 to many times I have decided to move. I have been a good tenant, no complaints always paid my rent and I don’t deserve to be treated with rudeness. They also nickel and dime you to death. They need to be turned in to labor and industry because when they have people on the roof they do not follow safety guidelines. If I could give them lower then 1 star I wouldNow I cannot get a refund from my deposit that I have been trying to get since December. Several emails sent and many many phone calls. They say they’ll call me back and don’t. I guess I will file with better business bureau and file in small claims.

The office staff is really what gets me here. I went into the office discuss issues with their system and was ignored, only helped after the front desk staff finally returned from the near by office, from which you are viewable, was I finally helped (issue still remains). The office staff doesnt have a clue, when they are being asked very straight forward questions and respond with essentially it is your problem, not ours. They will say it is not their job instead of helping the residents but if you are looking to rent here they will help you instantly. The Lodge is truly a lovely place with many good families of different ethnicties but the only true problem here besides the lack of parking is the office staff. Their blatant disrespect towards residents has made me look for better living with a staff that actually wants to help their residence.i hope this doesnt dissuade you from looking for residence here but this is an honest review of how I have been treated whilst living at the Lodge for the last 2yrs.

I am very disheartened to live somewhere where I have constant issues, They may have won an award for best curb appeal, but thats all it is is appeal...not reality! I rent a three bedroom and we have experienced horrible parking situations, and we only had one vehicle at the time! forcing us to have to pay for assigned parking not even near our building, we had vandalism to our vehicle during the cold weather when the Management claims they were unable to close the gates in fear of them breaking off the hinges, we were told our only option was to file a police report and there are no cameras onsite to prove anything, then the noise disturbances from almost every kid in the complex playing in the dog park like its a playground?!? Theres plenty more, but its typical to living in apartments like this... if I had the money to break the lease and move I would not hesitate. I would not recommend living in this complex, You definitely do not get what you are forced to pay for and management is not quick to respond or very accommodating.

If I could give this place less than a star, I would.This place is a MESS. The staff are legally retarded, they know nothing. Seems like they hire people in and out and they are all VERY incompetent, especially the manager Emily. Its sad that maintenance is great but it is the staff that make them look bad. You let the staff know that you need something and then it does not get done, because the staff doesnt tell them what needs to be done until WEEKS later. The walls are PAPER THIN, you can hear people farting and taking a piss every morning. The flat pain on the walls makes every scratch noticeable, they use cheap materials for everything and charge you up the ass for everything. PARKING, major issue, cars get away with parking in the same spot for more than 3 days, but the lease says you can not do that. They say they have courtesy patrol after hours, but they do not have anything, cause people get away with breaking into cars and vandalizing cars in the middle of the night. Section 8 is approved here and the community looks nice and all but the community actually smells of dog poop because people do not pick up their animals crap. I would NEVER recommend anyone to live here, you will honestly regret it. Read everyones reviews, most of them are nothing but the honest truth. And if you have company, dont expect them to stay or park there for more than 3 days or even overnight, otherwise they will be towed unless you get a visitors pass. Cars with expired tabs will also be towed (when they do their job). Also dont let the GATED COMMUNITY fool you, the gate is always busted. There are rats outside like no other at night. The pool is always broken in the summer, the GYM is so small and only 1 elliptical in it. There are always kids fooling around in the gym with no supervision. The place is a complete wreck and the staff act like they will take care of things but they wont. I would NEVER advise anyone to ever live here. I would rather live in a section 8 community that actually appreciates the amount of effort put in to a community where you OVERPAY!!!!

My wife and i recently moved in to the apartments that were leased to them as luxury apartments we were told by the management team that this is a quiet and great place to live after living here for a short amount of time I’ve quickly realized moving here was the worst mistake of my life not only is parking a nightmare but the after hours courtesy patrol Number I was given to call Overnight by one of the leasing agents was worthless I’ve called now 3 times 2 of which didn’t get answered and the 3rd time I spoke to a man who claim to be the owner his name was Alex. Alex told me he would help get the car out of my spot that was illegally parked there after waiting almost an hour and a half with no results I called back only to have him tell me that this particular evening they were short handed and moving as quickly as they can. I called back again a little over 2 hours had passed total and at this point Alex completely blamed the towing company. Not only did the lodge staff lied to me about how great of a place it is to live but the things they put in place are worthless EMILY I’m very disappointed in you I believed in you and you let me down!!!

I loved this place, lived here for a little over a year and a half. Maintenance is done swiftly and on time, Ive never had an issue there. The ladies in the office are always friendly, helpful and love to joke around. Emily, Katy, Jewel and Jamie are all friendly and have quirky personalities. I was left with many great memories. The 24 hour gym is fantastic and its nice to be able to jump into a post workout hot tub soak. I didnt have any pets but it is a very dog friendly community. The only reason I left was to move in with some friends to split rent costs.Jewel moved me in, best leasing agent ever.The manager Emily always helped me out, when I got overcharged for utilities she quickly worked with me to resolve the issue.Jamie is super friendly and loves a good sense of humor, shell throw jokes right back.Katy is always so kind, she is warm and welcoming with her southern hospitality.Great place, wish I couldve stayed. The only trouble Ive ever had was with finding parking late at night. Other than that its a great place with great staff and friendly neighbors in a gated community.

We loved our apartment however it took two years for them to replace our fireplace which was a major selling point for us. The parking is horrible and we were limited in having guests because of it. The luxor boxes were down more than they worked and the office does not accept packages. We finally moved, I advise anyone who moves to make sure they schedule a walkthrough because management is trying to say things were broken that werent. We fully admitted there was some damage we werent able to repair, but they are adding things on that were not broken or damaged and now saying we owe them money!

I am a returning tenant. the staff is great. and the grounds and the amenities are very fresh and up to date. come check out the lodge and ask for jassmin or Cindy or Emily.. they are great!!!! once you stop in you and see the Lodge you will see why its south Seattles finest apartment living! 5 stars!!!

PARKING IS BAD!!I hate writing bad reviews but i have to warn others of the only problem I have, so I had to park my car twice outside of the complex across the street because i came home at 2am and gave up after waiting 30 minutes searching for a spot, not to mention I just move here last month. Im still on a waiting list to have a reserve parking to pay $60/month per car. Overall great staff and maintenance worker are quick to fix other problems. Please help!!! The parking is the worst Ive experience renting apartment in 17 years.

I lived here for 2 years, when my wife and I first moved in the place was amazing! People were respectful, the office staff was fantastic and always super responsive! Unfortunately, around October of 2016 the Lodge was sold to Avanath and it immediately went into the dumpster. They replaced the staff with people who literally could not care less about doing their job. I had to go into the office multiple times and ask them why it took them over 2 months to get through the waiting list (I was number 20) for getting a covered parking spot while the spot I wanted went unused for the duration. They also just sent me to collections over Move out costs that I paid them with a money order.

We’ve lived here for a little over a year and for the most part this place is great. The maintenance staff is friendly and always willing to help. The inside of the apartments are really nice! The only concern we have is we live on a bottom floor and we’ve noticed these past few weeks the the landscapers have been blowing all the leaves from the parlor and sidewalks to the backside of our building and just leaving them there. I‎t makes it really hard for me to enjoy my patio when all I️ see when I go out there is dead slimmy leaves all over the ground. We’ve also noticed for the past couple months quite a few dead bushes and trees as we take our nightly walks. It’s a great place to live just wish they would take a little more pride I️. The landscape.

As a resident here, this is the best apartment community I have ever lived in. Management, staff, and maintenance are all friendly, attentive, and thoughtful people (most of them live in the community themselves). Repair requests are responded to quickly and professionally. The grounds are kept in excellent condition, and there is a sense of security when walking in the community. I would highly recommend The Lodge to any friends or family looking for residence in South King County.

The management here is absolutely horrible. Even after new management took over nothing got better, it got WORSE! Unfortunately, the staff were not helpful any time I went into the office and made living there even worse. After moving out they will nickel and dime you for everything so make sure you document your move in and take pictures when moving out.There is absolutely NO parking and they will tow residents without even a courtesy call! They also charge you for open parking which is ridiculous - its Federal Way, not Seattle. In addition, the security gate rarely ever works and I dont think they have any plans on fixing it.Its honestly a shame because the complex itself, the grounds, the maintenance team were all great. But the parking, management, staff, and their business practices are shady. My two cents - STAY AWAY!!!!

This place is run by the most insane, lazy, and inept people I have ever met. I am seriously concerned what their vetting process for interviewing candidates are. Today we watched an attendant whine because the ice cream sandwiches bought for residents had all been eaten by the other employees... they are so busy whining about ice cream that they cant be bothered to process faxes or receive packages anymore. They make you drive across town to get them because they dont want to be bothered with actual work. We were lied to about what would be included in our lease, we were `charged a $75.00 fee because their system was down when we tried to pay rent and the office was closed for team building activities, maintenance damages your apartments walls and enters without permission, every time we go into the office because theyve requested something, they always make us turn in the paperwork multiple times because their policies are constantly changing, but no one tells the residents. They now make you pay $25.00 for open parking, when they admit there are not enough spaces for all cars registered with the property. SO they charge you for something they literally know you cannot use. We are so excited to get the heck out of this place, do not rent here! Seriously, take it from someone filled with regrets and all the other horrible reviews of this place.

Ive lived here for 3 years now and just signed a new lease. I have lived every where in federal way and this is by far the best apartment Ive lived in! Externally clean and well kept up environment and the staff is amazing! From the maintenance to the front desk, everyone is extreamly kind and helpful! Matt ( maintance ) Jamie ( front desk ) and Emily ( manager) they all go above and beyond their job, and they make their residences their top priority! I would recommend this place to anyone.

I loved this apartment ONLY because of how nice it was INSIDE. If I could have sectioned myself off from the rest of the complex I would have. Number 1, no parking, EVER. they dont tow anyone either. Ive walked in on a Sunday afternoon arms FULL of groceries and sleeping kids furious and no one could give a damn or tell you anything other than we are aware of the problem. All the staff is completely stupid as if nobody knows what to do or how to do their job or how they arent allowed to do certain things for you. If you have a busy life and dont have time to play phone tag or hide and seek trying to find these people than turn away. Also when we moved out they failed to send us our final bill. I had read of them doing so in earlier reviews so I stayed on top of it. Bugging and bugging calling 4 times going in twice being told they already sent it to me a week ago. It hadnt been sent out. The one and only good woman there Lolita, topped me to calling accounts receivable. So I did and to no surprise had no file on my apartment. I had to have accounts receivable get a hold of the lodge to have them get the ball rolling and FINALLY send out our final bill. When we got it it was everything we expected but no credit for our deposit. At this point, with working full time, kids starting school I had no patience for these people any longer or time or energy to give them. I played email with accounts receivable again being hit with numbers that to me didnt add up. I even sent copies of bank statements like jesus...finally I just gave up because who has the time to spend tracking down the fine print to get 400? Yea i should have because thats how companies like this get over on people but I have a life and a new home now so its water under the bridge. 781 under the bridge. This place is like every other contract. Sucking you dry for a place that isnt even yours. GOOD LUCK! Oh and f202 I give you the best because that Asian lady upstairs is a maniac!!!

New management is awful. Ive lived here for 2 and half years and never had a problem using the facilities (tanning, gym, etc.) but now all of the sudden Im not allowed to because the new office people have never seen me before and dont recognize me? Uhh probably because youre new and have hundreds of tenets? Pull your head out of your asses guys. I just wanna work out and get a tan in the place that I freaking pay for.

I came in and walked the property over the weekend as Im visiting from out of town, and was told if interested simply fill out an online app and then Id be given notice if Im approved or not. Filled out an application and then Im told before they can process it, I need to bring in a $500 cashiers check, in person, before anything else happens. Thats great to hear after Ive already visited your property and was never told this and that I cant pay this fee online with my debit card after Im approved when I live over 3 hours away.Ive lived all over the U.S. and applied to many different apartment communities, and Ive applied and been approved for 5 other communities in the Seattle area. Not a single community has ever asked for a $500 check before they can give you a yes or no on an approval. You fill out application, pay the application fee, then you put a deposit down / first months rent to hold the apartment IF you are approved. If you want to be out $500 before you know whether or not youll be approved to live here, youve found the perfect place. Would highly suggest checking out other communities that just make you pay a basic $30-$35 application fee if youre worried about getting approved or not instead of being out of pocket $500 for who knows how long. There are PLENTY around Tacoma / Renton / Seattle / Puyallup and Federal Way, I know because those are the towns the other 5 places I applied and got approved for are located, dont be misled by them saying this is standard practice. It isnt, unless Im that lucky and the 5 out of 6 places I found dont follow this practice.

DONT LIVE HERE! take a minute and read this. DONTT LIVE HERE!We got ROBBED!!!A few weeks after having a mandatory fire inspection, our apartment was broken into. There was no option to have them schedule the apt when we were home, we were also told if we didnt comply we would be liable for charges of the inspection. After that I also found out the said inspection was performed by the maintenance men at the lodge. Not the Fire department/inspectors. Then we got robbed. Seems more like our apartment was cased.....There is NO PARKING, they tow there own residents without a courtesy call- oh and you will have to pay to get your car/truck back to the tune of $390! They also Charge you for open parking $25 for the year as well as charge to much for a overhang parking $45 a month!The Security gate is a joke and has never worked!The Staff are awful, I mean its bad. They dont care, they are difficult to deal with an constantly want to disagree with you about anything.They pulled a bate an switch on our apartment, showing us something much larger and only after we signed our lease did we find out our place was much smaller and had no Bathtub!

I drive around or sit and wait anywhere from 30 minuets to an hour and a half EVERY night if Im lucky to find a parking space. Its 1:04 am on a Tuesday morning and Ive been unable to find a spot for over an hour. I already pay to live here and I have to pay even more to park?Considering there are tons of covered spots open, many people are in a similar mindset and from seeing others also drive around at night as well is just sad. This alone is enough to not renew the lease.

Pretty nice apartment complex overall. But what really makes me love this place. the FRONT GATE. I get worried after they stop using the gate for a few weeks. But they always manage to get it up and runinng, with a new randomly assigned code, they wont email you. Every other month getting locked out, or behind others who are. Really keeps things fresh. The 10 or 15 min to get passed my own gate, compliments the 30 min search for a parking spot beautifully.**EDIT**TBH i drank 4 loko 20 minutes before making this review. I stand by the 4 stars & the gate sucks. Its an amazing place to live....for federal way

Weve lived in The Lodge apartments for a year now and when we first moved in there were different owners than there are now. Things have improved so much under the new ownership, parking was a mess and often when my husband came home after dark he would have to park across the street from the apartments and now he can always find a spot. The pool was an inconvenience having to go in and get bracelets and being let into the pool every time and now we have keys and can let ourselves in no longer worrying about bracelets, the pool area is always super clean and the chairs set up nicely. When we first moved in maintenance took way to long to come and now if I ever need anything its always fast often the same day. The apartment grounds are very well kept and always clean, Ill visit other apartments where friends live and it always shocks me to see trash anywhere because of where we live is always so well maintained. I never have neighbor or noise complaints. Staff is always very nice, Emily has been really sweet, knowledgeable and is always very understanding. They are always doing fun stuff for the community with things such as BBQs, breakfasts, ice cream partys, movie nights! We love living here at The Lodge at Peasley Canyon and we are spoiled here, we couldnt live in another apartment in this area and will live here til we buy a home 💕

Parking is absolutely an issue here that nobody seems to be willing to address.There is not enough open spaces for everyone to park. People that live here allow their guests to park down in the RESIDENT ONLY parking areas. Therefore, the people that live here and have to pay rent get forced to park on the opposite side of the complex. It CLEARLY states that visitors need to park in front near the club house. Does this rule get enforced? Absolutely not. Does that mean everyone abuses the rule? Yes it does.Also, people constantly park like idiots and cannot stay within the white lines of a parking space. Therefore, you get cars all mashed into tiny spots.If they would address this problem and attempt to mitigate the parking issues, this place would not be so bad. Their only suggestion is to rent a parking space or rent a garage. It seems absurd that you have to fight for a place to park your car after paying $$$ for rent.Other than that, the apartments are nice. I have nice, quiet neighbors that seem to be frustrated with the lack of management doing their part to help out the paying residents.

Final update: After leaving this apt, I went on a long trip out of country for about 5 months, and when I came back, I had a notice from a collection agency on behalf of the apt for approx. $600, in addition to all of my deposit. Reason was cat urine detected underneath the carpet & that it needs to be replaced. I did use carpet cleaner, when it happened, but I’m not an expert in carpet cleaning or replacement, so I’ll just leave it up for you guys to decide, if this charge is validated or not. I just wish that they sent me one single email regarding this, and it would have never been to the collection agency.This charge actually reminded me of an incident at this apt, so I’ll write about that too. One day, I came home at night, and of course, no parking spot left, so after spending about half an hour looking for one, I was pissed and just parked next to the emergency exit area (cars could still leave through there, if they needed to. Next morning, I got into the car, and suddnely, I saw one of the workers riding on a golf cart coming straight at my car. He actually ran into my car! Obviously, the cart was not functioning right probably, but I was watching the whole incident on a back mirror. My car wasn’t even started! I got out from the car, and he immediately blames me of me parking my car here with a firm voice. Wow, I told him you just hit my car numerous times. He kept refusing that he did that, and kept refusing to give me his id, so I just took a photo of him running away. When I went into the office to discuss this; he told the truth to them, and the issue was resolved, and the employee who hit my car sent me an email with an apology. However, this issue was NOT resolved smoothly, and one time, the mechanic and I got into an argument with the manager. I wasted many hours and my energy due to this incident.Update: Parking situation did get better couple months ago, because the management was scaring people with the towing which sometimes come and sometimes dont, even though the towing company says they are coming. Anyway, the parking situation (April) is worse than before (about an year ago?) now. When I come home around 6pm, I pray that there will be a parking spot near my apt. Truth is that I have to park couple apt complexes away even at 6pm on weekdays. Weekends? Good luck. One time, after driving around for a while, I just parked my car across the street (outside of the whole apartment complex), because I just could not find a single spot. When I was walking home from there, I saw many cars shouldn’t be parked.Update: Now, the new management decided not to accept any packages. Even people who works at usps know about our apt to be terrible. Parking stays to be terrible, and towing company they use takes phone calls, but doesnt do anything similar to how apt management says they will and doesnt happen. Never had these problems before in 5? different apartments I stayed at.This place has been a mess. Never had this much trouble before in any other apartments for 14 years. First of all, parking issue. There are not enough general parking spots for every tenant so some are forced to get parking ports or garages. I mean I had to pay extra to park about 3 min away from my place. What if there are general parking spots available close to my house? With my sticker for car ports, I cannot park my car there, which means, lot of times, I pay for the parking and park far away from my house. Secondly, communication issues. For example, one day, I asked my apt staff regarding stopping my carport about a month ago as I felt like I was paying extra to park my car further away. I was told that the changes will be made starting next month, and I was told that I just need to exchange my sticker. So I showed up at the end of the month, and the manager says I had to give them a written notice regarding it at least 30 days prior, and I have to wait another month. I was never told about this before. At the end, she exchanged it to the regular one, but I was frustrated again, as what I was told was not true. Bad.

Lived here for 1&1/2 yr here. Look of property and convenient location is the reason for our move. MANAGEMENT and PARKING are the two horrendous issue that kills this apartment. On top of that, its not unusual to see rats near garbage disposal area at night. Dont expect to get your security deposit back when you move out. Greystar, property management group, will find one way or the other to withhold your deposit. Bottom line, avoid if you can.

Parking is a bloody nightmare. If you work late, expect to park in the ghetto or pay 45 dollars for covered parking because there arent enough open spots for even half the residents. Rats are a huge issue here and the complex itself isnt as safe as it appears. The secure gates are always being pulled apart and Im fairly certain there is a homeless man living in a car in the parking lot.

Ive been living here a year and its by far the worst and most annoying apartments ive ever lived at.Their office is empty with no staff all day and now they close early which is even more impossible to reach them even by phone is impossible to reach very unsatisfied with how lazy they are around here. For example something need to be fixed i call no answer literally everyday at least 3 time i call a day and i get off after the office closes got my car towed beacause of then that was a fun bill and got my motorcycle pushed down and expensive toold stolen out of my truck just counting down the days here

The apartments themselves are ok but the insulation is horrible and the appliances are really simple. The washer and dryer ruined a $100 down coat of mine. The manager was quick to have maintenance come out and no issues after but it was disappointing to have my coat ruined and no other offers of compensation. We just moved into our new house thats three times the size of the apartment and our utility bill is significantly less if that tells you anything about the insulation. I will also say the walls are REALLY thin. We have heard neighbors fighting/yelling a few times and heard them walking around.Parking can be really bad after 6pm or so unless you rent a garage or carport but even if you do that your car will likely be blocked in by someone parking illegally and if you call the tow company theyll take at least a good hour to get there. Theres not much that can be down after the office closes. The office staff sympathize but I think their hands are just tied.I LOVE dogs, we even have two but its really frustrating and gross to see how many people dont pick up after their dogs. There have been multiple times when Ive seen dog poop even on the sidewalks. Theres a lot of trash around too.I think the apartment just isnt in a very great area. Federal Way isnt the best spot, at least not in my opinion. It is close to I5 and a lot of chain restaurants and stores but personally Id rather just live in a better area and drive a little longer. I wouldnt say I felt particularly unsafe there at all times but Im glad I have dogs and I wouldnt want to walk by myself at night. I have seen police officers there several times. In fact one day I was working from home and I heard the police on their megaphone telling someone to come out with their hands up. Lots of homeless around as well. So yea that wasnt entirely comfortable for especially a female being home alone.I will say the office staff has always been friendly with us and I think theyre very nice people. I like that they do monthly events for the community and the parcel center that was installed recently makes getting packages so much easier. They are quick to respond to emails and such. I think overall its the location and SOME (not all) of the residents that make it subpar. Just trying to give a nonbiased review! No offense to the office staff, probably some things their corporate office needs to improve on.One more thing-you should likely expect to not get any of your deposit back. Although I think thats pretty standard for most apartments. We were charged for carpet stretching which seems slightly ridiculous to me. We did receive a small refund but its only because we stayed on top of our deposits to them and realized they missed it on the close out invoice. They were quick to correct it but if we hadnt paid attention as Im sure some dont we would have missed out.

I am a new resident, within one month I would rather get evicted from this place than to live here. I read the reviews and I made the worst mistake to live at this SH** HOLE PLACE that people call home. This is by far the worst uncaring management team I have ever witnessed. They took till the 16th to pull my rent. Then to tell me that I accidently put the wrong routing number. I paid my rent on the 1st they had 3 days to tell me before a late fee came into effect. They decided to tell me on the 16th that If I dont pay with a 100 dollar late fee, I will be evicted within 3 days. I REPEAT DO NOT MAKE THE SAME MISTAKE I MADE!

There are several reasons why.My wife and I have lived there for nearly 5 years and have dealt with alot.1) Flat paint in the apartments means every nick and scratch shows up.2) the ownership changes frequently and there is no continuity of service.3) There is no non-smoking policy in place. Some of my neighbors smoke in their apartments and smoke marijuana since it was legalized in WA.4) my wife and I have submitted 3 different work orders to get our back doors blind replaced. It is old and brittle and has broken on some of the shutters. And it appears that there is no option to request this work online. I have called twice and my wife has visited in person to the office. All three times we were assured that a work order would be placed, and on times 2 and 3 we were assured that (while there was no record of our request) the person would put in a new request for us.I dont mind waiting, but not being informed on the progress only to have the work order mysteriously disappear is not professional at all.******* UPDATE- They responded quickly and explained what was going on. This has been resolved to my satisfaction...************5) There are residents who dont care about and dont respect the noise ordinance of the apartment complex. We have 2 younger children and they are constantly awoken because people have loud music past midnight and dont pay attention to the noise ordinances.

Management at this location is very incompetent and poorly trained. The property manager has no business being in management and needs to be terminated. Here is one of many issues I have faced under her management... For the last couple months my roommate and I had came in to find out when our lease ended and we were told it was not for until the end of the year, we didnt think this was correct and asked them to confirm this and they again send they end of the year. I went in to the office the other day in order to get a copy of the lease for another reason and noticed it that my lease was ending in THREE DAYS!!!! The property manager didnt have a clue and all the times we came in to confirm they never once bother to check the actual lease. To make matters worse the mangers attitude about the whole issue was infuriating and showed how little she understood the magnitude of this mistake. I highly recommend you do not move here until they get competent staff to run this location.

Management sucks, apartment sucks, parking really sucks.. A lot of theft at night happens near the parking area (people steal your gas, it happened twice to me.. There is also an ant problem during the summer..More than 50% that live here are section 8... Dont let the luxury fool you! Do not move here! You will regret it!!!

I should have known from the start. Before I ever moved in the trouble started. Three weeks prior to my move in date I called to have it adjusted to match the moving company schedule. After several days of calling and being told that only the leasing agent that leased to me could help me and she worked part time I asked for corporate. I was told I had to follow the chain of command. What exactly is the chain of command from a customer relations perspective? Certainly does not seem customer centric. I also struggled with parking. I worked in Ohio and was out of town for 3 days or more at times. I would return to find my truck stickered to no end with tow warnings. When I asked why the car next to mine that had been unmoved for months was not receiving the same warnings I was told it was due to a lack of ability to communicate with the Ukranian owners. At that time I voiced my concern about being an African American and being harassed when they clearly knew others where in supposedly violation of the parking rules yet I seemed to be the only resident at least in my area held accountable . The response from Laura was, Omg, I cant believe your pulling the race card! Needless to say I paid the early termination fee to get away from these very unprofessional people and spend my dollars where Im appreciated as a consumer.

There is nothing worse than renting a place you don’t feel at home - dreading if you will be able to sleep at night and not go to work the next day… I looked around for a good couple months for a nice place to live that was relatively reasonable in rent.It is a bit of an extreme pain to find after dark parking if you have guests or can’t afford the reserved space - sometimes it even fills up so you have to call after hour security and pay $5 to rent an open carport for the night. Some tenants have 2 parking stickers and one in particular will park in the open space just because it’s closer to his apartment, leaving his “reserved spot” open with no one using it - Management has done nothing proactive about it and he knows they won’t do anything so he continues to do so - they will tow other cars without hesitation for similar violations - but apparently they discriminate who they tow and do not...It’s a great place as long as you don’t mind normal tenant noise (people walking around above you) Now - it’s acceptable as long as you don’t have a nightmare neighbor like I do who loves to watch movies, play video games, or rent “love” self help videos loudly from 1030pm to 4+am. I’ve called security, they usually show up (sometimes it will take an hour or two and once they didn’t even show up, occasionally the neighbor will turn his tv off before they get there so I look like a jackass for calling). Security has video taped the noise from the sidewalk outside, knocked on the nuisance neighbors door and this neighbor has actually told security to F*k off on multiple occasions, argue that the tv is not too loud - even though you can hear it out to the sidewalk and booming in my bedroom, he will turn it down for a while then resume his usual loud tv/video game/love help watching a couple weeks later... It’s been at least 15 times I’ve called security, the police have been called - they couldn’t do anything because it wasn’t audible beyond 50’ at a certain decibel level. Now - any time I even just start to hear the tv turn next door I just resort to sleeping on my couch. I’ve given up calling security - they were sympathetic and actually amazed management hadn’t evicted them yet since any other complex they would have been gone quickly! So I have just been emailing management every time to keep track of the problem as I really don’t want to stay up a couple hours waiting for security anymore - I’ve lost enough sleep, countless days of work. But here is the kicker! Last week has been 4 nights of video game playing - I emailed management every time. I’ve counted 21 emails of noise complaints since I’ve lived here to just keep track of this myself (+ the ones I hadn’t emailed as I called security) and mgmnt wants me to once again call security “so they have it documented” wait - so all the other times I have called security, they have had it documented - now you need more documentation?! I don’t want to wait for security for a couple hours and then be in my bedroom to listen to the neighbor. I just want a place I can actually enjoy, sleep well and not have to worry if I can make it to work the next day - seriously - in my experience management is just simply spineless to actually do anything. I’ve lost more money than 2 months rent with the time I’ve taken off work because I wasn’t able to sleep the night before. In over 20 years of renting, never - ever had I encountered these issues.I’ve given up - in my experience management simply is unwilling to proactively handle any problems. In my opinion they care only to keep apartments full than to keep happy tenants - and unfortunately unhappy tenants equals very bad yelp reviews as I see these starting to pile up and more empty apartments. I’ve even noticed notes at the mailbox of other frustrated tenants with the corporate offices number to complain. I’m guessing I am not the only one who has been having issues recently.

Two words... NO PARKING. The parking is horrible especially after 8pm. You pay so much in rent you dont even get a designated parking spot. On numerous occasions I have drove around in the parking lot for up to an hour to find parking, and was forced to park in handicapped. Next morning woke up to a huge warning sticker plastered on my window that took forever to get it off. Everything in our apartment breaks all the time, or something doesnt work. The management here is terrible. They are under new management and its a bunch of stupid blondes running the place. None of them know what they are doing majority of the time. There are random hidden fees they give you when first move in. Hot water in the shower runs out after ten minutes. Barely any cell service on any carrier. The cost of high rent is not worth living here. Youre better off renting a house in federal way at the same price. Save yourself and DONT live here.
