We recently moved in to an apartment here and so far we have been pretty impressed. We moved from another state, so we didnt even get to see the unit in person before moving in, but we were happy to find everything in the apartment was very clean and in great condition.Its a large apartment complex but it looks like its well taken care of, there are a lot of maintenance guys busy painting and repairing buildings, emptying the dumpsters on time and other things. The one complaint Id have would be the parking, but Ive been told there is an audit going on to address this problem. They could probably do with some more staff in the leasing office, but everyone Ive dealt with so far has been pleasant and helpful.

Do not move here. I can’t wait until I save the money up to move out of here. The office staff does not care at all and will never answer the phone if you have an issue. Parking is an absolute nightmare and the office refuses to even try to solve the problem and is rude if you go in to ask them about it. Move somewhere else.

I love all the amenities and office staff. Everyone I have an issue and go to office it gets resolved. Anytime Im there the young ladies are smiling and always ready to get what ever is needed done.

The main issue here is the parking. You will have to drive around for 10-15 minutes looking for a parking spot - despite paying for parking? If you can’t find one, you’re out of luck. If you park in a spot that is marked “reserved”, you’ll wake up to your car gone and towed. FYI, the “reserved” markings are barely visible at night. The office refuses to do an audit, they simply just don’t care. The solution is to have 2-3 vehicles per apartment and have them stickered, if they’re not authorized, tow the car. Instead, paying residents get towed because there’s NOWHERE TO PARK YOUR CAR. You also pay for a gate fee on a gate that doesn’t work - this is not a gated community. I’m gonna end up buying my lease out and moving somewhere safer where I can keep an eye on my car and my belongings.

I had a great time viewing the apartment and Amber was great answering all the questions I had. So this is where things go south. I was sent my quote for the apartment and began filling out the application with my boyfriend the next day. He was sent a ID verification email at 9pm and was given 10 min to respond. He obviously misses that email he called them twice and spoke with a lady the next day that didnt work at the apartment complex but she said she would take down his name and number and relay his information to office staff. That never happened. I also reached out twice and same thing took down my name and information with the promise of getting a return call that never happened. I lost out on a $100 administrative fee and 90 total for the application fees because nobody would return my phone call. You took my money and never refunded my administrative fee. I got denied for lack of communication on your end.

This place is nothing but a scam. $350 just to apply, they make it difficult to even apply. When you arent able to jump through their hoops and ladders they take your money and laugh and deny your application. Ive never felt so played.

Good luck trying to get a hold of them over the phone, it will always go to an outside messaging company that will pass along your message to office, they wont.The office staff are mostly nice people but the mismanagement by the higher ups is appalling. I guarantee they make most of their money from charging the $250 administration fee and then $45 per person applying on top of that, then deny the application.If youre looking for an apartment better keep looking because this place reeks of slime.

I can’t believe I paid a total of $340 to apply and hold a unit only to never hear back about the status. Reviews saying “called leasing office and was told I would get a call back but never did” are also my experience, and I hate myself for not seeing the warnings earlier. Am I going to have to go back into the leasing office with my kids and have to convince someone to deny my application just to get my money back? I don’t want to do that lol. Is that how this place makes their money? Betting people won’t show up? On the plus side, I’m super excited about the automated apology response I’ll get from the avana google page lol

Not deserving of even one star. Horrible management. Dont expect them to ever answer the phone, once your lease is signed, its nearly impossible to get help. For a large apartment complex, their management team is extremely inadequate. Very poor service! A while ago, they had roof repair to the buildings and it was very loud early in the morning and continued on even past 7pm for days. They clearly DONT care about your quality of life! I am never coming back here. EXTREMELY DISSATISFIED AND UNHAPPY!!!!!

The biggest problem is the towing… this complex took their gates down and one would think that’s the reason to having a security car drive around late at night-no. They have security solely for towing cars that are parked in “non parking areas” but that is also another problem. There are no parking spots available. They don’t even give you a warning or anything. Hardly any parking during the day and most definitely none at night. And don’t even try to bring the problem to the front office because they’ll tell you to find one around the complex or just park across the street. Ontop of this towing problem, they have 2 roofing trucks and a big brown dumpster parked blocking the fire lane 24/7, but they’ll tow a residents car within a heart beat? How does that seem fair at all? This place is Just trash. Don’t move here.

Been here a year almost and yes I do understand that it is towards the end of the pandemic but it’s literally going to be in the high 90s and 100s and they aren’t opening the pools. Crazy you get so excited about the amenities in the facility and that’s part of the reason we even wanted to live here but it’s ridiculous that we can’t even use them before our lease is up. Very disappointed. Also the answering service is terrible.

This review is way past due. I’m not the one to leave reviews but I needed to share my experience with Avana after seeing so many negative ones. My experience in renting here has been phenomenal. I was working with the leasing manager, Obeid Khan. He was so personable, professional and showed me a few apartments before I made my decision. He was cordial throughout the entire process and kept me in the loop at every step. I truly appreciated this because he was so busy with other people and I had to wait for a brief moment to meet with him, but it was worth every minute. He’s definitely knowledgeable in his job because he answered all my concerns without any hesitation. He has truly been a breath of fresh air. I toured many apartments before I made my decision on Avana and Obeid’s service has been second best to none.I honestly love my apartment. I love the view of all the trees and it’s quiet here, the way I like it. True parking can be a bit challenging but I eventually find a spot. I had a couple of maintenance issues, yes they are a bit slow in getting them done but eventually my issues were addressed. I have no complaints so far.Avana is also doing a make over on the property and I appreciated the email they sent out keeping us informed. I’m looking forward to seeing the changes.If you are considering to move here, give them a chance and take a tour. The place may not be for everybody but it certainly is home to me.

Shady Business Practices. A Bunch of scammers. My family and I lived at Club Palisades for about a year. We moved due to military orders. We gave the apartment complex a 30 days notice and paid any move out fees. But now we got a letter from a collection agency demanding that we pay $752.77 for renovation of the apartment! We cleaned everything in the apartment and there was no damage! No help to resolve this. We called and emailed with no answer. I am going to the better business bureau and now talking to my lawyer. DO NOT RENT FROM HERE, THEY WILL DO THIS TO YOU TOO! Here are pictures of how we left the apartment below.

Terrible management before and terrible management now. They have insufficient parking that you are required to pay for but not guaranteed to have. I have no parking when I get home from work when its dark and late. They will target the people they dont like and tow their vehicle. They have large rats running around. Trash everywhere. Never available to help or assist with any needs. This is coming from a tenant who pays on time every time. Its a prison here cake wait for my lease to end.

When i moved in my wife and I had to pay for key fobs for this gated complex 3 years ago, now they took the gate out, security is a joke one of the maintenance people i spoke too even said security dosent do their job and now my cars front window has been smashed in. In the complex where i also paid to have a little sticker for extra security. To show i can park here. And from what ive heard from the last avana employee is they cant do anything about it. What a joke we pay all this extra money for extra security and now i have to pay out of pocket for vandalism on their property. There isnt even a single security camera so i cant even try to find who did it. Cant wait to moveUpdate: it took 2 weeks for the property management to even respond to me email about my broken window and they did not care one bit. Theyve had roofers and painters blocking off parking spaces and even locked my wife inside the appartment without any heads up, posted warning or anything. Weve even had painters climb over our balcony and take down all our stuff and pile it in the middle of the space. And my favorite. Pest control entering our property while my wife was sleeping with 0 notice. Learn to treat your residents with some respect please.

This place is horrible and a straight up scam... they are too busy towing your vehicles to stop them from being broken into... this place has break in every night and they will force you to pay for parking and give you a spot no where near your building and if you think you found a uncovered free spot you gotta be extra careful it doesn’t say “RESERVED” because all of the “RESERVED” spots are bait.. they never have them filled up or occupied and the paint on the ground is so faded out and covered up you can’t see the “RESERVED” at night and barely in the day. It’s literally a trick for tired people to get off work and feel lucky they found a spot. That’s just the parking situation.. My first whole month our half of our apartment didn’t have power because the geniuses here re-wired the building wrong and with work orders after work orders we never got someone until a whole month later and we never got comped for anything.. the stairway outside was pitchblack the first month and my fiancé tripped and twisted her ankle walking down at night and now we’re seeing what case we can build.. Constant construction leaving what little parking we have blocked off and filled with roofing tiles and heavy machinery.. now they got plans of doing balconies and taking up more space and privacy.. I wouldn’t even apply to this place if it was my only option.. they’ll rob you with towing bills that you want be able to keep rent.. you’d probably have a better time being homeless then living with sh*tty management and predatory tow truck drivers.. In short save your hard earned money this place doesn’t deserve a dime.. nothing they do is for the good of the people just to fatten up they’re wallet in this crisis.. I only wish I could warn my past self about how horrible this place is...

Avana Star Lake is an outstanding community to choose when searching for your next home and a great place for families and their children to live. Avanas community grounds are safe and well groomed and the units here at Avana Star Lake are unique, roomy, and very well maintained.The Avana Star Lake Community is close to grocery stores, City and State parks, medical facilities, excellent schools and much more !!!I could rave on and on about Avana Star Lake but one of my favorite parts about Avana is the courtesy and professionalism of the office staff and maintenance team. The staff here at Avana truly cares about each of their residents and their families, they treat their residents as individuals and with respect and dignity. At Avana, residents arent just known by our apartment number or last name, tney are known on a first name basis and are treated as family rather than just as another resident number on their to do list.The staff at Avana Star Lake works hard to ensure all of its residents needs are met in a professional and courteous manner which I feel is an extremely rare find in an apartment community is this day and age. I couldnt recommend this community enough !! 🙂

Avana apparently didnt learn how to keep residents and fell into the idea that club palisades did and thinking towing is the solution! Come on you think residents have $$$$$$$ during covid. One of the reasons why including myself you saw the great exodus of ppl moving. Parking was horrible back then and I cant imagine how it is now.My advice for Avana if you want to keep residents and even new ones use towing as the absolute last resort. Ask your residents to put a contact number on the cars dashboard so security can call them to move the car off the property. 5 seconds on the phone vs 5 residents moving out because towing is so bad here now.Towing should also be done during the day time and not be sneaky and have someones car towed 2am in the morning.I knew this place when it was club palisades but now that youre Avana Ill give you the benefit of the doubt that you will cure these 1 star reviews with a proper answer back instead of asking ppl to contact you. It does nothing for you. In fact I believe youll do right by residents if you implement this idea . Until then, future residents beware dont move here until they publicly state towing will be used as the last resort. Your car will like better apartments in federal way.

Service is very disappointing. Leasing office barely answers phone calls. New management Greystar is operating now. It is worse than before. Maintenance is very slow. It took two days to fix emergency repair for broken toilet. Mail rooms are not fixed for more than two months. Very inconvenient to get mail. Apartment failed at covering up the basic necessities. Very dissatisfied with this apartment complex. I will not be recommending it to any of my family or friends.

The place is decent. But we got a renovated apartment which has has a lot of issues that still have not been resolved or fixed. The grounds are kept up ok. At least 3 cars outside our building have been broken into in tye last month. There are a lot of sketchy people always around. We pay for gate fobs but most people just go through the exit side to get in. It is also VERY hard to get a hold of anyone who working in the office.

I believe that this is the most poorly run, DANGEROUS, place to live in the state of Washington! DO NOT rent here, they will charge you an arm and a leg for graffiti and homeless people living in the laundry room, mail being stolen for months and months on end, and cars being stolen from the parking lot. Weve had TWO cars stolen, (a truck and a car) and the apartment complex takes no responsibility for any of it, not even the mail being stolen. Id rather live on the street than give these people my money.

Terrible leasing office. You can never get into contact with the leasing office to confirm leasing contract information. Instead, they will leave your information so you can receive a call back. Then they won’t even call you back. Absolutely terrible management.

When my gf and I first moved in back in July 20 we were elated to move into such an affordable place with a huge kitchen ( she LOVES to cook). The first month or so was ok, but then we started noticing all the car break ins, and one of our cars was stolen right from under our window. There have been at least 3 cars stolen, even more broken into since we moved here. Now we recently just went a month without receiving our mail before finding out we had to go to the post office to pick it up because USPS wont deliver here due to mailboxes being broken into numerous times. This has been the most bitter sweet place Ive ever lived in. Im hoping that the new management will fix these issues (such as the front gate being broken for almost a year now). Also, in the back by ampm/Pac hwy the lot is VERY dark and dangerous because drug addicts come and go from the park and ride, so whenever my gf comes home at night I have to go outside to meet her so she can feel safe coming into her own home

This place is honestly the worst place iv ever lived in. Communication with mantinance is nearly non existent. Trying to get contact with the office is impossible. Iv been trying to get a hold of management after my apartment got broken into and no one has been able to give me a call back. I did eventually get a new lock for my apartment but mantinance havent bothered to give me the key. Avana has literally locked me out of my apartment to sleep on the streets!

I wish i could give 0 to them. They are not professional at all. Their office is closed for the covid 19 situation but there is no body who can help you if you face any problem. One of my packages they delivered to a wrong apartment number. So i wanted to get it back. Tried to call them 100 times.. no response. Left msg so many time. Tried to email them . No result. They actually dont care about people. I am just waiting when my lease will finish and i can leave this place.

Fed up with this apartment complex. Please tell your tenants to stop yelling and arguing at 4am outside. This isn’t the first time this has happened. There should be a quiet time. I have been living in this apartment for about 3 years now and I can honestly say this is the worst place to live. It’s extremely hard to get in contact with maintenance and the staff. The only reason I live here is because it’s close to my school and work. For the past 4-5 weeks, I have called the office multiple times each week to speak to someone and even left a voice mail and yet nobody called me back. If I could I would rate this apartment 0!!

My roommates and I were thinking about moving here, its so beautiful and is in the area we want but when I called to inquire how much rent was and said I was interested, I got a LOAD of attitude and got hung up on and was told to look at the website. You cant really get all of the information of a place just looking at a website. Not very friendly staff, kinda turned myself and my friends off by wanting to live here.

Ive been here two years. kids go to the school down the street, super convenient. The made a new playground last year the kids enjoy. We have decent neighbors and really no major issues. My old dryer broke last year and it took them a few days to replace it, but I love the new one. We will probably stay a few more years until we can afford to buy a home.

The people who are trying to get you to rent are nice and that is the only reason this is 2 stars. But they tried to give me a rental that had obvious damage in the floor and the tub was dirty. It isnt the office peoples fault. However, as a rental business you shouldnt be trying to rent out a place that is damaged. Please fix your floor prior to renting.

Live here at your own risk ive had my car broken into my apartment broken into and the whole mail room broken into just this Christmas all in the span of 4 months ...in that order the security is a joke there are no cameras i told the management that there was damage to my unit due to the theft and i was told it would be looked at to get fixed ...its been a month but they expect rent on time yeah ok

Convenient location, well maintained. office people are kind and courteous. Indoor and outdoor pool, gym I can use anytime of day or night. I work nights and sleep during day, once a week the yard work guys wake me up around 9 or 10 in the morning. With all these places though, I dont expect them to cater to my schedule. All is good and I will renew my lease this summer.

AWFUL!! I wish I could give zero stars - Boyfriend & I made a touring appointment and applied for the apartment we toured that day. Ended up paying a $250 deposit and then proceeded to inform us that they had already rented out that space. ( GREAT communication skills this place has ) THEN they asked us to apply for a different apartment (which we were the only ones that applied) and were promised a 1 Bedroom 1 Bathroom apartment on March 9th. Now they are, for the second time, explaining that now that space isnt available anymore. Ive had quite a bit of renters experience and this is the exact opposite of how this routine is supposed to go. You can imagine how extremely frustrating this is by this point, so we asked for a refund on our deposit and we WILL be gladly taking our money elsewhere. DO NOT even bother with this place.

This property was one of my first picks. It’s gorgeous and has amazing amenities but, the experience I had prior to meeting Ari (I believe she is the accountant for the property) was unfortunate. I did not appreciate walking in, not being greeted, and witnessing the two girls who were out front (one with long black hair and the other short blonde with glasses) sitting with backs turned to the door and on there cellphones. When I approached the two girls the one with long black hair told me that she would be with me in a minute. I stood in the lobby for 5 minutes as they continued to stare at there cell phones. Ari came up to me and introduced yourself and assisted me with pricing, information and floor plans. I really appreciated her going out of her way.Even though I didn’t have the best first impression with the two girls, I do feel that they deserve a five star rating specifically because, clearly some of the employees actually care. Evidently I did rent elsewhere but, I would reconsider in the future.

I went to the property in person and applied to this apartment complex 2 months ago. They charged application fees and the security deposit as normal.However, they got back to me a week later telling me that someone had applied earlier in the same day and that it should not have been available to apply for. I clearly asked the worker if my security deposit claimed the room, and she let me know that it did.They did not refund my fees for the room that they did not have available to rent. Ive asked several times, to which they reply that these charges are final, which doesnt make sense, because THERE WAS NO ROOM AVAILABLE.Whats to stop this property from scamming other people on fees with the excuse that they didnt update their availability earlier in the day. They admitted fault and are refusing to take responsibility for their actions.Very unprofessional. If you keep scrolling down, youll see other people with similar experiences.

I live with my sister and her kids and this apartment is no good. They show false advertisement which are the indoor pool is super cold the kids can’t swim in there, the hot tub/jacuzzi don’t work at all, theatre room don’t work, they charge $50 for a remote that don’t even work sometimes and we don’t feel safe staying here! A stray dog once attacked my dog and lucky the neighbors helped me out! and when we told security he simply told us they can’t do nothing about it! The office never answers phone calls and maintenance takes forever. Wouldn’t recommend staying here

I wish I had never lived here because of them I cant rent any where else they missed up my name and my lease by putting someone else rent in our apartment they never took the rent money from our bank like they suppose to ..... At the end after three month since we moved out from apartment they told us that we never pay them rent because the book keeper made a mistake and put someone else rent in our apartment and now he doesnt work here and because of that now we r in collection paying it off 😡😡😡

When I first moved in, the move in was delayed a few weeks which was no problem, but upon move in, 9 other issues needed to be fixed. I put in work order after work order and was told by Rebecca some things couldnt be done. But I persisted by showing up at the office every week on my day off for 3 months! Until all issues were addressed and fixed.Also, at least half the amenities were not functioning for 8 months of my say at Club Palisades. They are just now usable.

Lived here 7 years ago. They towed my car because it didn’t have WA stickers. My family was in the military and we didn’t have to have state Washington stickers. The spouse relief act allows us to keep our drivers out of state licenses and cars registered in our home state. We told them this and they had our car towed anyways. Then the tow yard proceeded to tell us that Coast Guard was not military and that they would not return us our car. My command had to call Club Palisades and the tow yard and tell them that what they had done was illegal. Club palisades needs to watch themselves when it comes to military members and maybe not have their cars towed illegally. Also, my husband was assaulted in our parking lot by someone who wanted to make easy money by coming up behind him and punching him in the back of the head in broad daylight to rob him. So much for a gated community being safe. Everyone gave out those gate codes.

The actual apartment is fine. Our washer was broken for awhile, took them awhile to fix it. Annoying that the washer/dryer room in building 32 is always locked. (I think its 32 and I mean the top lock). Most apartment complexes suck anyways, its not just here.Most of the staff is fine as well, except for one lady that works in the front. The pretty, skinny, dark one with the tattoo on her shoulder. Im guessing shes awful to everyone as a reflection of how shes feeling inside, and I hate my job too, but she is considerably mean. I never write bad reviews unless it is absolutely how I feel, and I feel like it would be nice if she eased up a bit, especially to people who arent causing her trouble (because I know that she probably deals with the worst all day). I know I just dont have a backbone, but I left crying and couldnt even ask her to unlock the god damn laundry room in 32. It shouldnt be like that.Were moving out, so whatever.

My father moved here this year after his divorce. Hes been happy with his place. He likes the gym is open all night, as hes a night owl sometimes. We have brought my daughter over to swim in the pool a few times - having an indoor pool is pretty cool. Guest parking is a hassle (you register with your phone and a sign, kind of like downtown public parking) but at least they do something to track the cars here. No issues like some of these other crazy reviews.

The amenities are great, when theyre actually open. Maintenance takes forever to address issues, if they address them at all. I also wish rent payments could be made earlier than the first day of the month.

This place is great! Staff is a little slow...it took us 3 months to move because the apartment wasnt ready like planned always. Then the apt we finally move into has some issues and takes about 4 weeks for them to be solved. But overall a great place to live.

We just moved in! Rebecca has been extremely helpful. The management addresses any questions/feedback promptly. Its a nice and convenient place. Its connected to park and ride which is super convenient to commute to Seattle downtown. Excellent staff and service! Highly recommend it!!

I lived here for close to a year, and enjoyed it. Yea, some of the neighbors are pretty ghetto, but all in all, good people. GREAT soundproofing, I never heard a thing from any of the other units. Awesome staff, great maintenance, and good amenities. I moved to be a little closer to work, and I will miss this place. The only thing that would make this a 5 star is a little bit higher class neighbors (this place allows subsidized housing), and better a walk-ability location (This is an HONEST REVIEW, not a staff employee)

When I moved into this apt complex they met and exceeded my expectations!But then when I was time to move out, there were a million things that were “out of their control” that made moving out A COMPLETE NIGHTMARE. The office is unorganized and NEVER EVER answers the phone. If you’re still a resident of WA, then you could go to the leasing office. Unfortunately I moved to VA so I’m at the mercy of an email address. I HAD to pay a full months rent for my last month (even though my last month was only 21 days, not 31) because the office couldn’t figure out how to change the payment for an online payment. Which, obviously if I already moved to VA I’m at their mercy. The bookkeeper seems to always be out of the office, especially during the 1st-3rd (when rents due) so you cannot ask any questions about your rent or how much is due until they get back in town, after rents due.The entire office is unorganized. The only person in the office that knows anything is Woody. He’s seriously the only reason why I didn’t cuss everyone out during my move out. If anything, he deserves a raise.

Love our place. My kids love the activities and lots of kids to play with in the neighborhood. There is a new playground too. The kids school is just down the street. In the summer, there was a program that gave out free lunch to the kids every day. Only complaint is there is no guest parking close to my building.

These apartments deserved 0 stars. DO NOT RENT FROM CLUB PALISADES! They are great at overcharging you and stealing your money. The staff is unprofessional and is no help at all. When you moved out, they will charge you for everything, carpet cleaning fees, paint, light bulbs, and any wear and tear damage, even if it was there before. Regardless if you sparkle clean your apartment (which we did), they will still find a way to charge you. They pretend to understand your concerns, but they dont. I will never rent from them again. The bad reviews are here for a reason; to prevent others from making the same mistake we made; failing to read the reviews before renting. If you do decide to move here, expect a15% rent increase every year and long wait time for maintenance to fix anything!

I am a current resident. To be honest the only true issue I have is parking but when I get home there is always a spot open right by my door unless Im home after 8:30. I never really talk to any of my neighbors but I have never had any issues with them either. And the comments about maintenance.... If I have an issue I am constantly following up and I will go to the office if needed. And they always come shortly after. Now being a mother of 3 I do think that the playgrounds could be a little more updated but the kids dont mind it. Overall I like this place and would recommend it.

Do not move here. They advertise a movie theater and indoor pools and jacuzzi. None of those are offered. The pools are unusable and super cold because they are not heated. The movie theater does not work at all. The office staff has no power and blame everything on the management. The maintenance requests take up to two weeks to complete for something big like my washer and dishwasher both didnt work when I moved in. Very disappointed.

Lived here for two years. I consider myself a reasonable person, and I dont pay attention to negative reviews about rules the residents broke and dont want to accept responsibility for it, or neighbors being noisy. It shouldnt be managements job to track down and deal with minor issues with other residents. Call the cops for that. But Palisades does lie, and they try to screw you. My first year rent 1bd was $759. Next year up to $850. Fine. 3rd year, $1,139. I put in notice to move and got an email asking if there was anything they could do to keep me there. I responded that the new rent price was ridiculous and Id be willing to accept. $900 a month. She claimed there was no way they could go that low.Fast forward the end of the month. I had a problem with my new place and went to ask if I could prorate a couple more days. The place was rented already, which I half expected anyway. But the two people on the office tried to figure out if they could assign the new movers a different identical apartment. To which the one on the computer exclaims not at THAT price! (referring to the price the new movers had signed at.) Somehow I doubt they got the amazing price of $1,139 for what is at most a $900 apartment.I was a perfect resident with never issues. From other things Ive heard, they raise rent regularly for lease renewals in hopes of more money, and when people leave they start new residents at bottom prices. They say supply and demand determines prices... A formula they actively cultivate. Dont expect to live here any longer then 2 years if you dont want your rent jacked up.

Thinking about renting here? Let me tell you a story about Club palisades apartments in Federal Way.Almost six years ago I lived here with my 1 year old and newly married to husband. We needed to find a centralized location and fast so we chose Federal Way, and ultimately the seemingly “safe” looking gates was what solidified our decision to move here.Upon moving day, we were informed that our apartment would be all the way at the back, right by the park and ride, which at the time had a staircase leading from the park and ride, directly to our apartment. I thought it was a little sketchy but went with it because we had no other option after signing the lease.The apartment itself was a little outdated at the time but nonetheless it was clean and efficient. The gyms were fabulous and the movie theater was pretty cool, that’s where it stopped being fun.My first experience with my less than kind neighbors, (who made it clear that my family and I were not accepted in that neighborhood) was less than thrilling. My neighbors would park in our covered parking spots that we paid for. I would have to park all the way at the next building and walk at night with my baby which clearly is very unsafe in that neighborhood.They were loud at all times of the night, domestic violence situations, parties, you name it, they were doing it. This soon escalated to one particular neighbor opening his door a crack and staring at me right in my eyes as I walked up three flights of stairs to get to my apartment. We complained to management on several occasions and asked to be moved to another apartment for the first time, we were told no, that we would have to break our lease and sign another.Several months go by because we had no extra money to break the lease, by this time we were fed up, we felt like prisoners in our own homes. This led to us fighting, about them fighting, partying etc. it was a mess to say the least. My breaking point was coming home with my baby and walking all the way up to my top floor apartment to see a gentleman sitting directly in front of my door, smoking a blunt. It’s weed, I didn’t care about that, it was the lack of respect and not even the will to move aside to let me into my apartment.I was harassed, complained to management, asked to move again, met with the same answer and was furious. One day I come home to cops surrounding the gates and cutting people off from entering right after I pulled in. I stopped and asked what happened. I was told a man was holed up in his apartment and pulled a gun on his pregnant girlfriend. Guess who’s neighbors those were? 🙋🏻‍♀️Not long after my husband made the grand choice of resigning the lease and giving me the option to sign or move out, I reluctantly signed onto another 10 month lease. A month exactly after signing, my husband and I got into a domestic violence altercation and I was given a no contact order that kept him from coming near me. I decided immediately to move out and gave the club palisades my court paperwork for the no contact order. They told me I was off the lease and had nothing to worry about. FALSE.A year later my husband and I reconciled, and fixed our marriage, he told me that they let him break the lease and said he wouldn’t be charged any outrageous amount, as well as stating that he would not have an eviction if he just left. Also false.6 years later and I still have a collections account for $13,000 that is STILL in my name regardless of my protection order status at the time of the incident. No apartment will rent to us because we owe a property money. We’ve had to rent through private landlords and family for 6 years because club palisades charged us for three months rent, cleaning fees and every year they tack on 10% interest. Do you think I’m going to pay them? No!I sit here writing this to you, so you don’t make the same mistake that I did and trust these people with your safety, you are nothing but dollar signs to them, they’re security is mediocre at best. If this hasn’t convinced you, please read the other reviews.

This will be an ongoing review.Surroundings:Neighbors are a couple of elephants, banging around constantly upstairs, they are up until 2 am when I go to bed. The water pipes are positioned in such a way that my bedroom sounds like a waterfall every time someone takes a shower, flushes the toilet, or washes their hands. Found a syringe on the ground about a month ago not twenty steps from my house.Management:There are only two employees there that have treated me and my husband with respect and courtesy. Andre and Woody. There rest do almost nothing to assist, and they have a very pretentious attitude and only do the bare minimum required of them. They also apparently have no idea what a third party company does on the property when commissioned by FPI management.Maintenance:I have lived here for four months so far. The balcony was closed for repairs the first two months of our lease, it was opened back up. Now we have to keep our things off of it so they can do some more repairs. Problem is, they havent even begun to fix anything on it. The seals for the doors and windows are cracking and falling apart.Parking:I havent paid attention to anything in this area because I dont own a car. But on that note, the part of the property I live in is on the highest point of the hill, so I have to climb it every night when I come home. How about installing stairs on the north side of the hill so I dont have to walk all the way around the property to get to my house.Predictions on how this property will treat us when we leave:Based on other reviews for this property, and how our situation was handled when we first arrived. I have a sneaking suspicion this place will either tell us we still owe them money when we leave, or they will return very little of our deposit to us. But I hope not. This review will be subject to change over the course of my lease, for better or worse.

Overall, its not bad considering the extras and convenience. It makes a great first impression, but the flaws surface while you live there.Pros:- Conveniently located just off I-5.- Within walking distance of grocery store, library, some stores, and gym.- Indoor pool & hot tub.- Fitness area.- Inexpensive deposit depending on credit history.- Creeping raspberries and blackberries growing on the premises.- Playgrounds with decent equipment for young children.- Designated dog park.Cons:- Dont count on maintenance fixing anything the first time... or the third... or the fourth. The dryer in my unit never worked right (Aug-May); they finally replaced it, but I was moving out.- Pool and hot tub are often scummy and may result in an itchy rash that takes a week or so to clear up.- Reporting pool/hot tub scum in person or through the maintenance request doesnt mean that it will ever be cleaned, even if you tell them that its making you rashy.- Posted indoor pool hours are 8am-10pm, though it often doesnt really open until 9 or 10am, sometimes closed by 8pm, and sometimes closed for few days at a time. If youre thinking of using the indoor pool as an early morning exercise, forget it.- Skylight over hot tub was never cleaned during my one year tenancy, despite reporting it on two different occasions due to what appeared to be algae growing on it.- If youre not familiar with window drains, request details. Maintenance doesnt clean them between tenants and theyre located in the track leading to the outside of the window.- Windows stay soaked from October-April, be prepared to keep towels in the window sill.- Parking is sometimes jammed packed. If you have a motorcycle, I recommend parking it in the center of the parking spot because maintenance will squeeze their golf carts in next to your bike.- Lack of activities for older children.- Upper clubhouse with TV and pool table is not free for community use and requires rental.- Pet dropping rules are not enforced, be aware when trekking through the playgrounds where pet litter is supposed to be picked up.- Dog park is located on the far West side of the large campus, making it inconvenient for the pet owners and contributing to the pet poop problem in the play spaces for children.

The management here takes your money and then gives your apartment away. The manager will take your holding fee for an apartment and then a few hours later someone else comes in looking for the same kind of apartment. They give up your apartment to someone else even though your holding fee to hold the apartment was suppose to be yours. They take months for fix simple things like a broken handle on the oven. The windows are not sealed so moisture gets in to the apartment and starts to grow mold around the windows. When you tell the management the problem they say it is the responsibility of the resident to take care of the mold. Guess management wants residents to replace the windows because that is the only way to take care of the future development of mold. There is fleas lingering around the yards and getting on animals and people. The management will not spray to maintain the fleas. The walls and ceilings are so thin you can hear children running in other apartments that are attached to yours. You can hear your neighbors toilet flush and shower running. Made multiple attempts to contact security at 2 am in the morning for loud music with no contact. Had to contact police department to get anything done about the loud music. Also had the police department come searching the grounds for people with guns running into the complex. Management put gates at most of the entrances to the complex. While there is still a big opening near the top of the complex where you could drive a truck into the complex. Residents keeping sex offenders at there apartments and management just over looking them being there. Residents selling and using drugs in the complex and no security or management around at night to notify that it is going on.

Staff is very friendly and helpful, got a quote, liked the amenities, was going to move here. I get to the online application and the apartment they quoted me isnt in the list on the move in date they gave me. I called to inquire and all of a sudden that apartment is gone, prior to my quote expiration date, and now I have to get a different apartment for more money per month without the amenities that the apartment they quoted me had. Very poor business practices.

INTERNATIONAL STUDENTS FROM HIGHLINE DO NOT MOVE HERE.I know many of you move here because of the location but please consider another place to live. Many students from Highline suffer here, its not worth it!!! Club Palisades really knows how to take advantage of international students.Features:Superficial cleaning is done before the move in.Maintenance and office staff are extremely unorganized.Rent is high and rises after the first year.They tell you one thing today and another thing tomorrow. They have you wait a week before telling you to wait another week, and then say your work order went missing. They might seem like they care (on good days) but really dont! I became really good at getting everything in writing so I have something to show when staff forgets or denies ever saying something.I forget how many times these frustrating incidents have occurred the few years Ive lived here. And it isnt just me, all the reviews youre reading are like this for a reason.If you choose to move here, know what youre getting yourself into.But, INTERNATIONAL STUDENTS please just go somewhere else.Your time here in the states will be much more enjoyable avoiding this place.EDIT: Shauna! So looks like you have time to leave responses to reviews. But, when I make an appointment with you... twice.. you dont show up. Dont move here! It is NOT worth your money or the headache! I have made complaints about my neighbor to many different people in the office and still.... NOTHING. I have called many of times to have the things fixed in my apartment to just continuously hear excuses as to why things can not be fixed. There is mold in the apartment, our car was stolen 2 days ago, my roommates car window was smashed out, I have been followed home 2 times and the list goes on. Not to mention we have been here for only 6 months. I have tried turning in a Notice Requesting Repairs to Jonathan in person for him to tell me what I am doing is against the law HELLO read up on the Tenant Act Laws! It clearly states a landlords duty is to keep the apartments up to par and to have things fixed in a timely manor. I am beyond fed up with this apartment and am so done!We still dont have things fixed from our move in list! We pay rent on time, have NO complaints and have not broke one thing in our apartment... Very sketchy.Applied and paid the deposit for this apartment to move in November the 11th. Leasing manager had to change the date to the 15th due to “maintenance issues/ cleaning” but didn’t lower the price even after signing an online e-form leasing agreement? We had to sign another online agreement since the move in date had changed. They are terrible with communication, it’s impossible to contact the office as the phone rings and rings and sends you to voicemail everytime. The 15th had been coming closer and I still cannot get ahold of leasing manager to ask questions about the move in day (I had been packing up all my belongings, excited for the 15th to come) wondering when we will get the key and more questions. They wanted my boyfriend and I to pay for the full months rent even though we would be moving in the 15th? For the smallest 1 bedx 1 bath the down deposit is a whopping $2283 ! Monthly is 1215 not including utilities. Less than a week before the move in day, we get an email saying the apartment we chose is no longer available because the current resident decided not to move out. ??????? That didn’t make sense because Rebecca, the leasing manager had told us it was all cleared out and they were just doing some maintenance fixing. They lied the whole time ? Offered us a 3rd floor apartment when we requested the first floor, and if not then we would have to wait until another apartment is available. LESS THAN A WEEK BEFORE THE MOVE IN DAY! I have packed everything! All my clothes and furniture! Ready for move in just for them to LAST MINUTE tell me that the apartment is not available! By the way, we found out this information through an email. Didn’t bother to call. What if we never checked our email? Horrible service, horrible communication, sketchy and ridiculous. They will make you pay 50$ for a remote gate button that apparently doesn’t even work. 50$ Resident sticker for your car, everything is over priced. Hoping to get back the deposit fee. We paid a deposit for an apartment to be HELD FOR US when there was never an apartment available. Outrageous.

I have lived in Club Palisades for one year and I can say its my last year. I have had flooding in my TWICE this week from my upstairs neighbor. My ceiling is crumbling apart in my kitchen/living room and for a majority of this week my carpet has been soaked with water that looks dangerous and unhealthy. I have called the office everyday hoping for some help in this unfortunate situation but I have been completely treated unfairly by the staff, even hung up on, and have had no help at all. It took me getting a real contractor in their offices for them to finally get fans in my apartment. Its been two days since the fans have been in here and no one has come to check up on my crumbling ceiling or dingy carpet. The manager herself told me we can work on a mutual agreement and apologized for the incident and I havent heard from her since. I am secluded to one room of my apartment while they continue to charge me full rent and keep me in these unsafe living conditions. Also mold has been growing and no one seems to care. They cleaned SOME of it up with a carpet cleaner but left a majority of it there and was rude enough to rip up some of the carpet and not fix it. Wish I was feeling safe and getting help from the property staff.

They exhibit a lack luster, mediocre, “because it’s not me or my family, I don’t live here so it’s not my issue I’m only here for a check so I don’t care” attitude. Every time you go in there most of the associates in the office with the door close running their mouth just wasting time hoping you leave the office. They don’t answer the phones, ever and they don’t return voice messages and claim they didn’t get it. good luck trying to have your fob work if it stops working, it’s mandatory to have however other people fob work so they’ll lie to you and say the gate broke or the system/programming isn’t working because they rather you leave out their face when the other resident fobs works just fine. When the gate is broke there never in a rush nor have a sense urgency to get it repaired or they leave it open as a quick fix. Management is prejudice, they are more willing to help non people of color than people of color even when you wait patiently and have manners. They’ll lie to black people and brush them off but happily help a white person or another ethnicity. Other than the waste of time from office staff, living in the neighborhood isn’t so bad. It’s quite most times (kids live here so expect children playing when not in school), upkept, clean and conveniently located near I-5, Safeway and restaurants. I love living here but the office staff is pure trash!

The office staff are terrible. Tenants waiting to talk to someone and they only have 1 person working at a desk. Other staff are sitting in their office or on their phone while tenants wait and wait. I had to wait 30 mins to talk to someone.I listened to the phone ring multiple times and no one answered it. I have emailed staff multiple times and not heard back from them. I have called multiple times and left messages and no return call. Really poor service.

Been here for one year now. Just renewed my lease and they didnt raise my rent! I didnt know apartments even did that. The gym is open 24 hours a day so I can work out super early before work. My apartment is a little small, but it has granite counter tops and hardwood floors - its nice. I dont deal with the office much but they always seem super busy in there. They always smile and say hi when I go steal a cup of coffee. My only complaint is my neighbors. They got a bunch of little kids that ride bikes on the sidewalks and play in the stairwell.

I have nothing but good things to say about Club Palisades. We have been here for 3 years now. We have made it through at least one management change. All the bad that everyone is talking about happens at every apartment complex every where. This apartment complex is very large. There is only a certain number of staff and maintenance to help every one. The garbage piling up is because of the residence not properly putting garbage and recycling in the proper places. The amenities are great they only get bad when nonresidents continually come in. Security is always around. I have seen one fight in the parking lot but security got to it fast. I have heard an occasional gun shot but cant tell if they are from here or the other apartments near us. I live here with my fiance and 3 children. We are on the ground floor and never hear our neighbors upstairs, or on either side of us. I would highly recommend Club Palisades to anyone.This is an updated review...well guess what we still live here. We moved in February of 2011 and just signed a new lease that started February 2016. We still love it here. Great things are the location, the amenities, the resident coordinators activities for adults and kids, the apartment layout its self is nice. The management has changed a time or two, office staff is in and out. All negatives about apartment living are here...too many kids in parking lots, no parking, garbage piling up, rent going up, unfortunately the occasionally car prowl....wanna know why? Because it is a huge apartment complex. We have no issue with hearing our neighbors except occasionally. Parking could be better...garbage picked up quicker,,,will never complain about kids outside...crime it happens...mold never my issue, maintenance requests take a little long, big apartment complex again. So you can live here and have no issues. This is not a paid for review or anything. I will update when and if we ever decide to move.

They don’t care about your issue even their HQ staff are rude . I don’t recommend this place even they rent $100 per month .
