Do yourself a favor and never rent here. They will also take majority of your security deposit, and it takes multiple phone calls to get maintenance to come by for anything. I do want to add the office ladies are wonderful, and do a great job, however the way this company takes advantage of college students is disheartening.

PSA: College students should avoid this rental company at all costs. They prey on young adults not questioning charges or damages and take whatever they can get. If you do rent here, STICK UP FOR YOURSELF. Staff is manipulative and tries to convey that they always are looking out for your best interest, but this is simply not true. If you read any reviews, Clearwater is always super defensive and tries to make the tenant look wrong, which just proves customer service is not something they value.They are super rude in responding to reviews because they don’t want potential future tenants to truly see how terrible they really are.My roommate and I moved into an apartment in May 2020, where we found the apartment to be dirty(cobwebs and dust everywhere) and with items from the company left in it(floor stain cans and pieces of wood). This is kind of ironic because they claim they spend hours cleaning prior to move in. From there, it was issue after issue. They had no lock on our sliding glass door, which was on the first floor, and as two young girls living there this was important to us. We had to reach out to them several times to get this installed, and eventually had to have our parents intervene. They claimed that they couldn’t get the parts in, which may be true but it still doesn’t excuse why it was not installed prior to move in. When they finally came several weeks later, they accused us of installing a chain lock, which was there when we moved in. After sending them an email denying the charge, they then “found records that it was there prior to our move in”. They keep terrible records and are very unorganized, yet if you read any review responses they “ keep detailed records”. After this, we had a major leak in our ceiling tile in our bathroom, which caused our ceiling tile to fall into our shower and water to spew out from the ceiling. It took them 3 visits, and installing two new ceiling tiles, over a serious of weeks to get this issue taken care of. The dryers in the basement worked half the time as well.Maintenance is terrible, and if you call them out on anything they defensively respond by saying how punctual they are in responding, that they had issues getting parts in or that they simply didn’t know what the issue was. They always have an excuse. I’m only a college student but to me it seems pretty obvious that as a business owner, if my maintenance team didn’t know what was wrong, I would hire a professional, such as a plumber. Their maintenance employees are not trained professionals in anything, and if they are they sure don’t act like it. They leave your belongings scattered throughout the shower, move your belongings around, leave ceiling tile crumbs all over the floor and shower and use your personal trash can to put their trash in. They don’t apologize for anything unless you call them out. My roommate and I left our apartment in WAY better condition than it was given to us in, other than some scrapes on the wall in one of the bedrooms( which we fully admit to) and yet they gave us half of our deposit back. We paid our rent on time every month and were very good tenants. This company is terrible and I am so glad our lease is over. NEVER RENT HERE.

Avoid CWREE at all cost. The house had so many issues before we even moved I then they tired charged us for those issues that had no relation to us acting like it was our fault. For example after putting in a new toilet there was an issue with it, when they showed up they told us it was there fault that they installed it wrong and we still charged us for overtime. They will try to take as much money from you as they can. Look for somewhere else.

Worst place to rent in Eau Claire. Switched from General Property Management to these clowns, and happily switched back when my lease was done.House was in very poor shape. I could literally see daylight coming in under the back door, and as a result have had $2-300 utility bills. Maintenance staff is a joke. I went in to ask about getting this fixed, and the staff just laughed in my face and told me “This isn’t something you can discuss”.Unprofessional, unfair and the literal definition of a slum lord.DO NOT RENT HERE

CWREE will do their best to take every dime from you. They over charge and do not show you proof or receipts/records. They never informed me whether I overused water or not (charged $30 for a SINGLE person). They raised my rent $20-25 the past year, and overall raised it every year. In the end, they refunded me very little for my security deposit.But most of all, I felt that they did not care for their residents. Every time I spoke to them about a concern whether it was about my neighbors or extra charges when I needed help, they would never give a hand. They were also willing to let people tour my home during COVID and put their residents’ lives at risk.They did a good job with maintenance. They’re friendly face to face. Email? That’s a different story.

Do not expect to get back a reasonable amount on your security deposit. I had rented an apartment from them for two years and left it in much better condition than when I had moved in. Upon move-in all the walls had a sticky yellow residue, the refrigerator had dried blood on the sides, there was no plug for the bathtub, the windows hadnt been cleaned in god knows when (the hallway windows were covered in spider webs) and multiple light bulbs were burnt out. I spent the first two days cleaning and trying to remove the residue on the walls. While living there we experienced some sort of animals scurrying in our ceilings as well as being told that our floors would be ripped up starting at 8 am the next day from an email sent 2 minutes before the office closed for the day. They expected us to move everything possible into our bedrooms within this minuscule (and illegal) notice while I was simultaneously preparing exams and essays for the next day. While they did not tell me to find another place to stay for that week the apartment was inhabitable with all floors torn up in all common areas as well as a heavy layer of dust blanketing every inch of the apartment that was never cleaned up. They left without replacing heaters that they had removed during the remodeling because the new ones were not in stock. It was still winter. We had multiple snow storms within the next couple of weeks. Also, I had called multiple times about fixing the shared driers in the basement which never seemed to actual dry clothes in less than 2 cycles (one didnt dry at all). While maintenance would show up to check it out, it never got fixed. When we received our security deposit they had charged me for a stamped envelope that they used to mail my deposit back to me which I had already paid for and provided when I turned in my keys. They had also taken off for damages that were reported in the move-in paperwork which I was unable to clean off the walls after vigorous scrubbing and charged me almost half of the security deposit for additional cleaning. I have OCD and I spent 8 hours cleaning the apartment upon move out that was kept clean for two years. I have a hard time believing that much additional cleaning was even possible. If you do rent from them make personal copies of all paperwork and take detailed pictures of everything during move-in and move-out.

If you are a college student I HIGHLY recommended not renting through clearwater real estate. This is the most unprofessional business I have ever encountered. It is almost embarrassing to even call them a business. While renting a duplex through them I would have to write pages to explain all the terrible encounters Ive had with them. I had called about bats FLYING around my house not once or twice, but three times. When the maintenance guy came over after the second time calling, he told me he fixed a screen in the window I never had open in the first place, and basically brushed me off (this is how their maintenance guys are every time they come to the house). I had bats flying around me while doing the laundry, making food in my kitchen, and while doing homework in the living room before I was told that TECHNICALLY I was responsible for the removal of the bats????... I guess I didnt know I was a bat removal expert at the time! It wasnt until threatening them with lawyers and numerous health violations that they sent, once again, maintenance over, instead of professionals, to seal all holes in my basement, therefore trapping all bats that managed to get into the walls and ceiling spaces in. Besides this, they did repairs on the duplex almost the entire time my roommates and I lived there. This was understandable for the most part, till our heater downstairs broke during the middle of winter, and instead of turning off the heat in the house since it was BROKE and blowing cold air, they decided to leave the heat on blast, and turn every single floorboard heater on AS WELL! They could have just left a few floor board heaters on. All this happening while I went home for a week to get away from constant construction during winter time. My electric bill was over $200 and when I went in to the office to talk with Jane, she told me this wasnt their fault, just a slip up basically and they wouldnt do anything to help me, a college student, out. Sandy is the most unprofessional woman I have ever encountered also lol. Hanging up on me AND also my father who felt the need to get involved because he was worried about my health regarding the bat situation numerous times. I could go on about my bad experiences, but I think I made my point. This company is a joke, literally laughable. Their rating is 2.3 for a reason. Any company that comes on here to argue back to peoples reviews is childish and no business I would want to be involved with ever again.

They have been extremely slow to fix items that need repairing, leaving our fridge non-functional for weeks while our food was spoiling far before the expiration dates. They then tried to charge us for the fire escape breaking which happened due to structural damage uncaused by us or any resident. Then they did charge us to repair the handle of the broken fridge which we never saw because the fridge was thrown away. Overall, a very sleazy business that is trying to cover their costs of upkeep by charging the residents ridiculous fines. I would recommend any real estate agency over this one. I for one will never be returning to use them again.

Do not rent from this company!! While I was disappointed with the amount I received back from my security deposit, that isnt the only reason I give this company a one star. Our heat went out this past winter and when my roommate asked if the space heaters they brought us for several days would increase our energy bill, the man who brought them into our unit said that she is ignorant for asking that question which is totally out of line.When I first moved in to this place I asked that they fix a broken outlet that was by my bed. This was at the end of May. Soon after that, they came in and DUCK TAPED the outlet to fix it. It wasnt until December 10th that maintenance came and actually fixed it- almost seven months after I requested it be fixed.It is clear that many people have tried to rate them poorly and the company will try to discredit them in the comments. Please read through the comments here and you will see that it is not a good company at all. Trust the rating they have on here!! The places are mostly run down and if you fail to record EVERY damage, even the smallest scratch, they will take it out of your security deposit. I wish I would have read the comments before I chose to rent from them.

Always super inviting when you stop by. They do their job and want you to rent from them. Answer all questions clearly, especially for first time renters.Super understanding that life happens and are willing to go above and beyond when it comes to subleasing.As long as you pay rent on time and are a good tenant, they are fantastic to rent from.

I have to offer a review because there are so many negative reviews here. Our experience for the last 4+ years has been almost completely positive. Every time Ive submitted a maintenance request theyve fixed the problem very quickly, (often on the same day). And theyve at times even gone out of their way to help us in certain situations. I cant speak to what its like to rent as a college student, but we personally have felt like theyve been very reasonable and helpful to work with.

Every time I visited my granddaughters apartment, it was spic and span. To her horror, when she went to get her security deposit, she was told she wasnt getting it back. The reasons were ridiculous, even though she had taken pictures and documented everything that was wrong when she moved in. My granddaughter is an honor student and worked 2 jobs while taking classes. She was counting on this money to pay her summer rental. This company is preying upon innocent, hard working students who have done nothing wrong. My son lived in college housing at Stout and also rented in Chicago. He always got his security deposit back. This company and the owners are the lowest of low. Do not rent from them unless you want to be treated like this.

We have been renting from Clear Water for the past two school years. They have been absolutely excellent to us. We called several times for minor maintenance issues, and they always responded promptly. If you pay your rent on time, care for the place you are renting, leave the place the way you received it (without a years worth of cobwebs) and understand that you agree at the lease signing to pay for professional carpet cleaning, you will enjoy your experience with them. They have an A+ rating from the BBB, which ought to weigh more heavily on your decision than the reviews of some disgruntled tenants. (FYI - I do not work for them, and we never even met them before looking at the house we rented.)

My 91 year old mother rented from them. She faithfully paid her rent and caused no problems. When she passed we learned how horrible they were. They are liars, cheats, and thief’s. We cleaned out her apartment in ample time for them to rent but they made sure they extended it as long as possible so that we had to pay rent for an empty apartment. They expected us to pay rent and utilities while they took over the apartment. DO NOT RENT FROM THIS COMPANY! Liars, cheats, & thief’s!!!!

Do not rent if you are a college student, even though things like scratches are listed in the damage report, if the specific measurement wasn’t written down they charge you when move out. They charge for slow drains even! Terrible... worn finishing on wood floors , this is illegal and it’s normal wear and tear I will be legally taking action!

Not surprised about all the negative reviews. After all, my security deposit will not be returned. These people will try many ways to get everything from your deposit. I had talked to the young lady in the computer if some of my security deposit can be returned and she AGREED to give it back. All I had to do was to provide a street address and its all good to go. Unfortunately Ive been waiting for almost 2 months and still no deposit. Glad I wont have to deal with those crooks no more.

I cant say enough good about CWREE and their staff. Ive rented from them for two years now and have enjoyed the experience completely. Just as others have said, the staff are like family when I drop by the office. Most significant to me has been their willingness and graciousness in allowing me to set up payment plans for my rent when Ive been laid up and income was less than regular. While still firm in requiring each months rent, they let me plan my payments around paychecks when things were especially tight. Like I said, I cant say enough good about CWREE. Theyve provided me a good place to live, and theyve been very helpful while also being appropriately professional at the same time. If anyone can balance mercy and justice perfectly,it would be CWREE and its staff.

I started renting from Clearwater last fall and they have been nothing but amazing to us. We have had a few problems which all got fixed almost immediately when we asked. They never hesitate to hear us out and do what is needed to get the job done. Most recently, I emailed about getting a pet on a property which was a NO PET lease. They looked over our records and the landlord and real-estate company decided to allow my dog in my house/appt. They were very understanding and very quick through the whole process. (Its definitely worth it to be nice to them, and theyll be nice back.) One person I wanted to reference in particular, is Alex the maintenance guy! He has never once turned down a question, concern, or a call for help. He is always willing to come help and has definitely made the experience renting from CWREE a whole lot better. Thanks a whole lot!*I am also renting from them for the 2019-2020 renting season too.

I really just wish they would fix our chimney and the nails and broken housing that has fallen on the outside of our house. The office ladies are very nice and respond well to our emails. However, the maintenance staff told me my concerns for our musty moldy basement was due to the fact that college kids move out of their parents house and they expect it to be the same. Just his tone was rude and made me really unhappy with the whole situation.

DO NOT RENT WITH THIS COMPANY!! IT IS NOT WORTH IT!! They overcharge you for every little detail and take out as much money as they possibly can from your security deposit. They also charge you MASSIVELY if your house is broken into, which it was while I was renting a house from them. I was living in a four bedroom house through Clearwater, but only three tenants were able to live there for $380/month, total $1050. We were allowed to add one more tenant, but they had to be a family member. With the additional person rent should have been $262.50, but they made the total price higher, having each tenant pay $336. In the winter our heater went out multiple times and made the electricity bill ~$200-$300 for the winter months. When we first moved in and they were doing showings one of the people working there had told me how much they appreciated keeping the house clean. When moving out, we cleaned the entire house spotless, and the total damages added up to ~$600 total taken out of everyones security deposit. They also have you pay a carpet cleaning fee when you sign the lease, and when we got what was left of our security deposit back, we had to pay an additional cost for the carpet cleaning fee. Was not a terrible place to live, but do not expect to get your security deposit back.

Some nice staff, landlords are rude, the compnay fails to even address repairs that need to be done on our place. they do minimal repairs when they even do come. they push back repairs dates to the next week so problems get worse. Do not rent from this company, espically if you are a studetn at UWEC.

This place was an absolute waste to rent from. When we ended up getting our statement back, they claimed we owed over 800 in damage and close to 500 from cleaning. Even though there was black mold in the apartment we had to clean up, and lots of broken screens and such that were there when we moved in. Sketchy landlords that try to take your money instead of offering a clean safe place to live for college students. AVOID THIS RENTAIL COMPANY AT ALL COSTS!!!

I been renting from clear water for 3 years now. I really love the staff it feels like we are a family. They watched our lives expand and fall...but at the end of the day their a great rental property to go through!!! I have nothing but great things to say. We do plan on contine renting from cree for a long time. My advice is dont listen to what ppl say, everyone has their own experience... but do rent from them because its the best choice!!!!

Don’t waste your time with these crooks. They are the literal definition of ‘scum lords’. The house we rented was filthy and worn from the moment we moved in. The maintainance staff was useless, and very untimely to respond. They didn’t fix any of the problems we reported about the house. Also, good luck getting your security deposit back, as they will charge you for every little detail, even when it was clearly indicated in the pre move in check list. I tried going in to discuss our additional charges after moving out, and they simply laughed and said it was something that can’t be discussed. There is a lot unsafe about the house we rented in, and the stuff we got charged for didn’t even get fixed, I know because we know the people who rented after us, and NONE OF IT got fixed. Honestly, save your self the hassle and rent with other more professional, ethical and mature company’s.

I would never reccomend this place to anyone. Always trying to get money from people and take advantage of everyone involved. The most morally unethical business I have ever seen. Was not surprised to see the countless negative reviews, because they are all true. Customer service is HORRIBLE. Extremely rude to customers. They leave immature responses to emails with sarcastic comments, which is clearly unprofessional. Not helpful in the least when faced with a problem and essentially sit back and say theres nothing we can do about it I wish I could give negative stars.

This place is the worst!Please read before you consider renting though Clear Water!!!!!They are not good at replying and attending to maintenance very quickly and they are very unforgiving.I would highly reccomend going through a different real estate place. I promise you as a college student I know you don’t think you will find something else but you will!! And it will be worth it!I lived at 614 Water Street, this house was cheap but really awful. I don’t know how we didn’t realize it when we signed the lease but it’s truly awful. The heating system is a joke especially upstairs (it’s a large heater that doesn’t even heat the entire space so our house was around 50° all winter- incredibly cold, but we still managed to pay over $50 a person a month! And downstairs with an actual heating system they paid over $100 per person per month in the winter to keep it at 60°!!!! UNBELIEVABLE!!! Moving on to the condition this house is brutal, holes, scrapes, molded flooring, broken appliances, tons of broken blinds, window screens and none of the windows stay open by themselves. The floors in this house are also slanted and often the walls don’t meet the floors they are warped. We also had mice in the winter because there were a lot of entrances in the siding of the house so that was fun! Not to mention this house is just tiny it’s like living in a shoebox.They charged us over $190 for damages when we moved out, from things like scrapes or paint peeling, burnt out lightbulb, broken blinds and “rubs” (whatever the hell that is) to the walls that I can guarantee were all there when we moved in. And to make it better the money they steal from you they don’t even reinvest to make this house better. We had friends who lived there the years before and nothing gets better.They threatened to charge us $100 for every piece of garbage they found in our yard which was obviously not ours and hard to maintain since the drunk colleg kids on water street would constantly leave trash and bottles in our yard and it was hard to keep up with cleaning it up.There’s just so many unsafe and probably illegal things wrong with this house it should 100% be condemned. Please do not live here and do not rent through clear water, they are crooks and want to steal your money.Thanks for reading. And good luck!

A few years ago they tried charging me for the cost of normal cleaning costs after my lease was up, in the state of Wisconsin this practice is illegal due to the unexpected cost that can burden low income people. (most rental owners put the cost in their monthly rental fee which is the legal way of doing it.) Oh, and then to top it all off, they told me that after having ZERO problems as a renter that they would strong arm me into paying for the costs by not giving me a recommendation to my next landlord. (Thankfully the landlord I had after was actually the one that informed me the practice of charging for regular end of lease cleaning is illegal in the state)

Went to a showing, took off work, and filled an application out all to hear that the place was already being rented out before it was showed to me. Youd think that they would communicate that throughout the company instead of completely wasting someones time. If I could give 0 stars I totally would. Very unorganized.

ClearWater Real Estate is not a landlord that I would recommend to anyone looking for housing in the Chippewa Valley. I am usually pretty understanding that landlords are not perfect, but I also believe in the three strikes and you are out attitude. Clearwater has exceeded that notion. After moving in June 2016, it was more than apparent that the last tenants and ClearWater LLC took no notice in cleaning or preparing the unit for the next tenants. I spent a few hours cleaning (vacuuming, dusting, wiping down walls, etc.) when I should have been moving in. Upon completing the needed cleaning, I noticed that several furnishings were inoperable (outlets hanging out of the walls, broken blinds, and a broken toilet). As the landlord, these items should have been taken care of BEFORE the tenant moving in. Throughout the length of my leasing period, ClearWater would send their maintenance personnel over to fix various furnishings that were inoperable since before I moved in. Most of these fixes resulted in the object being jury-rigged and not in its fully-functional state. For example, I called ClearWater in early March 2017 to inform them of my water heater not functioning correctly—their solution, attach a new thermostat to the water heater. Hence, two days later, it came as no surprise when the hot water heater cracked emptying and flooding the entire basement. Not only did the hot water heater need replacing, the resulting negligence was a higher water bill and the floor paint peeling up. As I was nearing the end of my lease (5.21.2017), I spent 8 hours thoroughly cleaning the unit to ensure that the future tenants would not arrive to the unit in the same condition that I had. A few weeks later (6.10.2017), I received my security deposit from ClearWater LLC. On it, I noticed three things—the landlord did not deduct the water bill from the hot water heater cracking (as promised), every available area of cleaning was assessed charges, and lastly, a notice to our tenants section was added.It read:If you have any questions/concerns related to your security deposit return, we require that you send it to us in writing. This will enable us to pull and review your file and respond back to you as quickly as possible. Our address is included above for your convenience. Though we spent considerable time and effort on each return, if you feel that an error was made, or that further explanation is necessary, we will be happy to respond back to you. We will not be accepting phone calls or office visits related to these matters under any circumstances, so be sure to send any questions in writing, and be sure to include the address of the property your rented, as well as the address we should respond back to. Thank you.”What was made clear to me by this notice is that ClearWater LLC has a bad reputation for unethical practices regarding issuing security deposits. Further, it shows a lack of concern for the satisfaction of their tenants and the negligence of the proper care for the quality of their properties. I would not recommend ClearWater to anyone, in fact, I would actually advise others to simply avoid them and the guaranteed hassle that will result from renting with them.NOTE: I have attached the letter that I sent to Clear Water LLC on June 10th, 2017. As of today Monday June 19th, 2017 I have not received a response.

Update due to CWREEs response: I have emails from CWREE clearly stating that I filled in a check-in sheet and they later changed their story to I never filled one in. (see the 8/2/2011 email if you make an open records request, 2nd sentence) I had to get the DATCP involved to get any of the check-in sheets back, and the 1 sheet they did supply clearly shows that almost every damage was pre-existing. There were 3 tenants on the lease before me not 2, CWREE has been trying to deny this and withholding documentation such as the previous lease and previous key check-out which would clearly show that there was a 3rd tenant who was evicted for non-payment of rent and vandalized the property. Apparently they thought theyd hide that fact in order to charge the next person for the vandalism on an entirely separate lease.Feel free to call the Wisconsin DATCP and verify the multiple complaints, or I could forward you an email from the DATCP with my public records request to prove it. The fact that CWREE is blatantly lying about this speaks for itself, and I like how they resort to personal attacks and insults when you simply state the truth.Take for example the quote from below: nothing is going to give him closure or any level of personal happiness. This is simply blatant libel and slander which I should sue CWREE for. The fact of the matter is they simply refuse to hand over documents tenants have every right to see because they want to stone wall you to prevent you from getting the documents needed to fight them in court.Pull their response to my complaint against them and the check-in sheet from the DATCP and youll notice that not once in their response do they address any of the damages which were clearly listed in the check-in sheet which wasnt destroyed. Ive rented for 13 years of my life, and this is the only place Ive ever filed a complaint against with the state, and this can easily be verified with public records requests. I think their currently 2.8 rating speaks for itself.If CWREE wants to settle with me they can pay me double my security deposit and utility escrow which I am entitled to under Wisconsin law given virtually all of their damages were pre-existing and clearly listed on the check-in sheet which wasnt destroyed, the few damages that werent recorded on the previous leases check-in sheet were recorded on mine before they destroyed it , and 2 of their charges were illegal.______________________________________________Take photographs of your check-in sheet before you hand it in, or they will destroy it and simply claim you never filed one if you try to contest damages, as they charge you for all the pre-existing damages that the last 10 tenants were also charged for.You probably have a smart phone as well, so make sure to photograph everything missing or damaged, or just set your phone to video camera mode and do a tour of the house damages when you move in and back it up to your sky drive. Then do another recording when you move out.If you do record damages on the check-in sheet, theyll just claim the exact same damage was in a different room in order to justify charging you. Look out for that.They charged the previous tenants for a bunch of damages, then never fixed any of them so they could charge me for them again. (You can request a list of all the damages charged to the previous tenants security deposit and they have to give you one within 21 days by law. Make sure you do the request over email though or theyll claim you never made it.)If they decide to replace their 20 to 30 year old carpets after you move out they will make up a bunch of damages and charge you FULL replacement costs. (There are already multiple complaints with the Wisconsin DATCP about this. You can make a public records request to get copies.)Make sure to file complaints with the Wisconsin DATCP if they try any of this stuff on you. You can also write a review with the BBB as theyre listed on there as well.
