Security and Management are AWFUL. There are homeless people EVERYWHERE! They leave their junk filled cars in the lot, dig thru the dumpsters daily, and head on over to the river where they have camps set up. The pools dont get cleaned often and are in the areas near the street where homeless charge their devices and hang out. Recently a lady tried to get in with blood all over her leg while my family and I were in there. And in the back where the river is, is just dangerous and trashed. I have gotten into several altercations with them just trying to do securitys AND the offices job, just trying to keep them away from my family and I. Quite frankly, it does not seem like management cares about addressing this PROBLEM.NOT FAIR FOR THE PEOPLE PAYING 1500 IN RENT!The amenities seem nice, but they are limited and there is no equipment for anyone to use the amenities as far as the sporting areas. Poorly kept. Like I said, Managment does not care as long as people keep moving in. A bunch of kids running this place. Horrible

Please take your money and go elsewhere.I will list the reasons so it becomes super clear to you why being coming here would be the worst experience.1. Leasing office will never return your deposit regardless how you leave the apartment.2. Leasing office associates/agents like Zahraa will make false promises about the apartment you will be getting and rush you into signing the lease. Mostly students live here and they think they can fool everyone like they fool the young students here.3. More than half the gates are not secured with locks. Almost all dumpsters are full most of the time.4. Rude and unresponsive leasing office. Will make, change and bend rules without prior notice or official announcement via email.

Cant even have a proper working website to fill out applications during a pandemic. Theyre too scared to offer paper applications to make up for their buggy site. Staff is fake and only care when its convenient for them.Edit in response to owner: Whatever - already tried and done. I’ve been living here for about a year and half. I really enjoy it there. The staff is really great. Everyone is nice and helpful when asking questions. The process to get a place is really easy and fast. The office is also always willing to work with you if you need something.Also the maintenance fix the problem fast. This not a bunch a problem to begin with but if something does go wrong the maintenance crew is awesome. They always want to help and are very knowledgeable. I would recommend anyone to live here.

Ive lived here for about 2 years and a little while back, when my roommates and I were trying to transfer to a larger apartment, we called and called the office again and again during open hours to no avail. It typically took a week or few to hear anything back. We had to grasp at every straw to complete the process. Only recently have they started to be a bit better with actually answering communications. Sure it might be easy to apply to live here, but once youre in, good luck reaching them.Security-wise, theres little to none, besides a few people driving around checking for permits at night. All they do is look for permit-less cars to tow. Stealing isnt uncommon here, both of my roommates have had their bikes or their bike parts stolen repeatedly and the management/security will do nothing.More recently, the management raised the rent without even 24 HRs notice!!! Its absolutely unacceptable, unfair, and shady. They cite rising labor costs but all the amenities are closed and maintenance is only doing emergency repair! Not only that, but when we moved apartments they tried to charge us for the torn up broken couch that they used to originally furnish the apartment. All of the couches and chairs provided often are missing little feet so that they dont scrape across the floor.The plumbing is also pretty terrible, the water in the shower (not the bath faucet, only the shower faucet) will not stay the temp you set it. It often fluctuates wildly regardless of whether you touch the dials. This occurred in 2 different apartments that Ive experienced so it leads me to believe its systemic.The maintenance people are nice though, its the only redeeming quality. Theyre typically pretty friendly and helpful and fix issues quickly.Overall, wouldnt really recommend this apartment complex. Managements negligent and shady.

So everything is pretty cool here. The office is doing better with responding but the best option is to just walk up and knock cause calls hardly ever get answered. But besides THAT, the maintenance here is great. Dustin from maintenance is super cool and literally helps me with everything. Ask for Dustin if you can!! He’s hella tight and has been the most helpful person here. Don’t get rid of him or I’ll flip out. Lol

I had a really great experience with this apartment complex & management. A very pleasant woman named Zahraa helped me every step of the way & got me the exact apartment I wanted. Getting my keys was nice & easy & the complex provides internet which is really helpful. The people are nice & the complex is perfect walking distance and feels very safe. You can’t get in without a clicker & it’s gated.

Okay. I just have to make another comment about my experience with living here. I had placed a request to have my oven looked at and within hours someone was here. Dustin came here and right out of the gate I knew he was going to resolve my issue. He was very professional and asked the right questions and did his job. He was so kind and friendly and I almost wanted to put him in my pocket and keep him here. Lol. He said the stove needed to be replaced and gave me a timeline and sure enough....He came through and delivered my new stove. I will blame all my weight gain now on Dustin for doing an awesome job.

Ive lived here for 8-years and Ill say Dustin is one-of-a-kind. Although, hes in the maintenance department, Hes extremely knowledgeable about gas lines. My work order was about a gas leak and with his understanding of gas lines he knew immediately the source of my problem. It was rather ingenious to see; as an added bonus, for the gays and women, hes VERY easy on the eyes. If Dustin leaves, I leave. Thats all I have to say.

I love living here !! We have the best maintenance on this side of the West Coast. Dustin is always on time and has an awesome cowboy hat. I needed to move and it was urgent, Zahraa made sure any questions I had were answered timely and helped me through the entire process. I was able to move into a great new unit 2 weeks later. The complex is homey and easy to get comfortable in with great access to the rest of the city. The rest of the staff in the office was very friendly and helpful as well.

I live in a three bedroom and had been having AC troubles for some time. One of the maintenance employees Dustin was super super helpful and was able to resolve the issue and keep up with my maintenance requests consistently. Ask for him if you need any maintenance, especially AC work.

I been living here for almost a year an a half and it has been a good experience. I especially like there maintenance crew. I had a guy name Dustin to work on the oven that me and my roommate had problems with. He noticed that it was really old and put in the word to the office that we needed a new oven. Three days later, he was installing a new oven. So,I would say that the service here is good.

Terrible property management, and a general level of communication is lacking. I rented here for one year and if I could leave lower reviews, I would. The maintenance workers are very hard working and genuine people. I understand that managing an apartment complex is by no means a simple, and easy job. Laundry machines and systems down for weeks with zero accommodations or compensation (ask you to purchase new cards for other spots on the propriety???). I had 3+ different managers come in and out of this complex while living here, it’s disorganized and atrocious. Be ready to fight tooth and nail in fighting additional unforeseen costs after living here. College students and young persons I DO NOT RECOMMEND! Find somewhere cheaper and more competent in serving residents being sac state is closed atm!!!!

Even if this is the only apartment that accepts your application, dont live here. The incompetence of the staff is horrifying. For example, we had to have them re-draft our lease THREE different times before they got it right. They told us the wrong mailbox, gave us the wrong key for the amenities, and absolutely NEVER answered the phone. The only time they would communicate with us is if we threatened legal action. We also had a neighbor who would scream to himself and at others while he smoked meth right outside of our door. The complex refused to evict him. Homeless people broke into cars all the time; there is absolutely no real security. URV acts as if they are a gated community but the gates are never locked and some of the doors dont even have door handles. I saw the police in the complex AT LEAST once a week, and there was even a large drug bust in the building next to mine. The laundry machines were constantly broken, and if they werent you have to pay to dry your clothes twice because they never fully dry with only one round. If you want to feel safe or live hassle free this is not the place for you.

I’m new to these apartments but have loved my experience thus far. It’s a gated community, staff are friendly and helpful and maintenance requests are done fairly quickly even in these trying times.If something’s broken they want it fixed and I appreciate that.Had the pleasure of meeting Dustin who fixed up a few things on a maintenance request I had submitted. He was super nice and explained exactly what he’d be doing and would keep me updated along the way! It’s nice meeting people who enjoying doing the work they do!

Surrounded by other college students as well as some families, living @ the college garden apartments was a nice and friendly environment.Negatives:•Original walk through tour showed us a dishwasher and carpeted rooms (which we did not get come move in)•Found office employees to be inattentive, hard to get a hold of•Security very loose. There were often homeless individuals near the trash areas and walking through the complex at all hours. Back walk-thru gate is never locked.•My car got broken into while it was parked right outside of my apartmentPositives:•Great maintenence employees. Very nice, CUTE, & responds quickly. I’ve currently been here for a year and planning to stay here longer due to the cleanliness and supporting compared to other apartment complex near by. Being a student it is a great place to live, to experience the college life along with great roommates. University River Apartments are a great choice when looking into living accommodations near sac state.

Although I can’t give URV 5 stars due to the limited amenities (Hot tub removed, constant laundry issues, and little issues here and there), I can say with confidence that it is the people who work very hard to make this place comfortable and safe. I have personally had countless positive encounters with Duran, as well as consistent and dependable maintenance services from Benjamin, and most recently Dustin who took care to explain and resolve my issue in the fastest way possible letting the both of us go back to our days. URV Sacramento is the best apartment complex for student life and I would highly recommend it.

Glad we didn’t move here as we did not read their reviews before we toured a few months ago. Some nice girl gave us tour, very helpful but not knowledgeable regarding basic property management questions. My girlfriend mentioned to the leasing girl that we would rather speak with an agent that knows what they are talking about. And she apologized and mentioned she was an intern helping out for the summer. Can’t imagine a manager allowing the property to be represented like that.

I checked out a lot of places in the area and these were by far the best option with reasonable rent. Zahraa is very friendly and was very attentive and helpful in our transition. Best place to live

I use to love this place they act like they care but in reality they don’t care about the residents or their property someone hit my car last week while I was sleep and my car was parked Correctly in the spot the mangers is stalling me out and not making it right the insurance wants a 1000$ deductible and the apartments is trying not to help when we pay for parking gates and camera that’s all useless. They’re trying to make me responsible for something I didn’t do they say we gonna set up a meeting but I really think this is another stalling method and I’m really getting upset

Please read all reviews (positive and negative) before signing anything. Positives first. My apartment was great! The layout and size were amazing. Amenities are cool, just like any other apartment complex. The groundskeepers make the complex look great; the grass and bushes are always in good condition. It’s close to campus and other stores/eateries. Tia is the fitness instructor and she is probably the best employee in this entire complex. However, to have a great apartment complex, there is more to it than appearances and location. The leasing office and management are terrible. I was told that my roommates and I would have our three bedroom apartment ready by our move in date. We showed up on that date and the apartment “wasn’t ready”. We were then squeezed into a ONE bedroom apartment until our three bedroom was ready. Three people in a one bedroom. The office claims they are always open and ready for phone calls, yet I get a voicemail every time. Don’t expect them to answer. The leasing employees do not know what they are doing. They constantly sound confused about their job or anything having to do with the property. Staff needs serious training in customer service. Maintenance is never available. I’ve seen them chit-chatting around the complex more than anything. They never answer the emergency phone and the voicemail box is full. If my maintenance issue is not deemed an emergency by the front office, I am charged $25. Do you want to do laundry here? Don’t even think about it. The washer and dryers are always broken, along with the laundry card dispenser. Our card dispenser took half a year to fix. The front gate is always broken, as well. Parking is a nightmare. Do you want to feel safe? You won’t. In the year of living here, I’ve seen security twice. He was on his phone walking around. Don’t get me started on the pest. No matter how many times you call pest control, there is always something. They have a standing relationship with pest control, which can be a good thing. However, would you want to live somewhere that is infested? The paint job in the apartment is horrible, there is paint on the floor and ceiling. It has dripped onto the baseboards. There is a drawer in my kitchen that simply does not open. When we moved in, the second bedroom did not have a screen. The sink had a crack in it. Let’s talk about COVID. I received rent assistance (that I am extremely grateful for by the way), but they did not say anything in regards to COVID other than putting money on our laundry cards. They closed the amenities, but offered no other assistance or information. Finally, I tried to transfer from a 3 bedroom to a 2 bedroom. The leasing office made me believe that everything was handled and I could transfer. I was told a month before my lease expiration that my transfer was denied due to pet damage and pest control (without a prior inspection). When I asked for written documentation, I was told the corporate office knew everything and to speak with them. I spoke with a corporate employee and was told that I had too much time on my hands to be worried about this. They claim to care about their residents, but they actually don’t. I’m sure there are residents that have had an amazing experience here, but save yourself the trouble. It could go either way. Every resident I have spoken to has expressed their disappointment for this apartment complex. I would not recommend. Again, please read all reviews before you give them your money or sign anything.

It’s a great location. The complex is fairly large with lots of nice amenities. Two fitness centers and 6 laundry facilities and even offers fitness classes for residents. Right next to the American River Trail with direct access to Sac State from the complex.

I recently stopped by the leasing office because I currently live at a complex near by and walk past it everyday on my way to campus. I was greeted by Caitlin and Thomas and they were both extremely friendly and welcoming. I let them know that I was just started to look for next school year and they were still more than happy to tour me and show me all the leasing options and floor plans that they offer. They left a great impression and I am excited to come back with my roommates for next year!

Ive had plenty of issues with the staffing here in regards to bookkeeping, mail issues and dealing with the lease, Ive always ended up frustrated and annoyed whenever I head over to the office and basically nothings resolved properly. Im giving URV a good review however because the maintenance staff is wonderful. Dustin effectively communicates the problem and does a great job with fixing whatever it is- from appliances to lighting to HVAC.also, locations great and the apartment itself is solid.

After looking for housing in Sacramento, this complex really stood out to me! Thomas helped me go though the tour answering all my questions about their housing options, and amenities. I will be sure to come back once I decide my living arrangements but I recommend coming in for a tour. All the employees were friendly and they have a ton of options to pick from. Very convenient for sac state students.

I toured the complex recently and was blown away by the friendly staff, beautiful landscaping, and the number of floor plan layouts! The ladies in the front office are all so helpful and attentive, and any questions I had were answered with the most thought and care. The number of amenities they have means there is no boring part of the complex, and the events they host/have planned make me excited to call this place home while I go to school. By the way, 10 minute walk to school and not having to pay for gas?? Sign me up!I cant wait to move in.

My car was vandalized amongst a lot of others that live here, I think it was one of the drugies that are always in and out of here on a daily. I had to pay to get new tires and get my cars roof fixed due to the vandalism only to get a eviction notice after paying all the rent I could to catch up. Still they haven’t done anything about the vandalism. We’ve reported to cops and the office. Cops said they couldn’t do anything..

UPDATE. This company lies to cover up for their mistakes by saying we are not tenants. Do Not Rent Here. Management here is so unprofessional, snobby, and not helpful at all. Why would any one would wanna rent here is beyond comprehensible. Garbage constantly over flowing. Almost every other tenant in here smokes weed. Cars are broken into on a regular basis. Repairs take weeks if not months to be completed. Oh and lets not forget that this company is money hungry and will immediately serve you with a moving out notice if you happen to miss rent for one day. Not worth the Trouble.

This is the worst place you can ever imagine. I wish I could leave NEGATIVE star to warn other people from coming to this place. The worst management ever because they dont know what they are doing. Each time you talk to a staff in the office, youll get a different answer. I once asked to transfer to 2 bedroom unit from 1 bedroom unit, they said yes, you can do it next 2 weeks and pay the transfer fee. We went back into our room and packed everything up. Then when it came to time, we came down the office to ask about the transferring, they said they couldnt do it because my lease would be ended in 3 months. If I wanted to move to 2 bedroom unit, I have to pay for 3 months of my current lease and sign another year with 2 bedroom unit. I asked if I could pay for penalty if I couldnt keep the lease, they said there is no penalty and that I had to pay in full for the rest of my lease any way. Hell no! There is no such ways of people/management trying to steal money from people, especially students. They also make sure that they charge every single thing before you move out so they wont give you the deposit back. Be aware people! The other 1 star reviews are the exact same thing what happened here and what I have been experiencing too. So save yourself money, time and effort. Look for somewhere else if you dont want to get frustration all the time you talk to manager/staff here for your concerns. They are happy to get you signed the lease and paperwork that they can get money from you. But when it comes to time you request a quick fix from maintenance, they NEVER show up. Ive been asking and submitting the request 2 years ago and the light in my kitchen still get uncovered when the second lease ends. Management here is A JOKE!Please avoid at all cost.

I am a current resident at the UV apartments. I moved in this past August and I will say that I definitely will be extending my lease through next year. I love how convenient my apartment is to CSUS as well as all public transport. The people that work in the office are always very helpful and friendly. Would recommend!

I have lived at University River Village for the past 3 years and it just keeps getting better. The upgrades that they have made throughout the property is what keeps me coming back. They recently opened a brand new fitness center and recreation room. They now have a package concierge center so all packages remain safe until you are ready to pick them up. The staff and maintenance team are always very helpful and nice. The resident event they offer are fun and a good way to meet other residents. DONT KNOCK THIS PLACE JUST BECAUSE OF THE REVIEWS, GO IN AND SEE FOR YOURSELF. The reviews are not a good reflection of this place, especially after all the changes they have made.

Do yourself a a favor and don’t live here. I moved out at the end of January after luckily only signing a six month lease. The staff has no idea what they’re doing. Even from before I moved in they tried to charge me for things that were their fault and had overall terrible service. They’re perfectly nice and polite but don’t know what they’re doing. Every time I had a package delivered there I had to either go to the post office to pick it up or track it down in the office (usually a few trips to the office because they would tell me they didn’t have it when they did). By the time the shower water got hot I would be done showering. There were homeless people always rummaging through the dumpsters. There’s no guest parking and if guests park on the street their cars get broken into. I cleaned the entire apartment before moving out and they still charged me a cleaning fee and didn’t even have anyone do a walk through with me when moving out.

STAY AWAY STAY AWAY FROM THIS PLACE.While looking for a place in i visited here and found it OK. I left a deposit to hold a room.LUCKILY, I was able to find another place.Now Ive tried several weeks to contact the office for my deposit return the one time they answered I asked to speak to a manager and was never turned to one she/he was busy. Now having visited the property several times before, they never were busy.Ive left several messages and not one call.NOT ONE CALL BACK!!Whats funny is when I was a prospect they answered, now they dont answer at any time.Its as if they listed my number as DO NOT ANSWER.After my experience with this I can truly say Im BLESSED, not to have rented here...BLESSED!!DONT DONT RENT HERE.....After writing this post I finally got through to the office...HMMM!!!

I lived here for an entire school year and these people do suck, but half these reviews aren’t true. The staff is actually pretty nice but they have no idea what they’re doing. It’s true that they tell lies to cover their tracks. They showed us something completely different on the tour than what we moved into. The maintenance team were always very nice to me and they always addressed a problem when I requested. They will give back your deposit but they will try and cheat you out of some money if you don’t stay on them. Homeless people do hang around and go through the trash and wash in the laundry rooms but it wasn’t to the degree that some people claim. The amenities were nice. I can’t say anything about parking because I didn’t drive at the time but they sent me an email saying that I couldn’t let my sister park in the front when she visited even though I don’t have a gate key. We never had roaches so Idk where that came from. We did start to have a carpenter ant problem in the spring. They were nice enough to spray inside for us and it does die down. There definitely is a mold problem because the bathrooms don’t have adequate ventilation. There are no lights in the bedrooms and no heat in the winter. The power kept shutting off in the spring and we had to turn it back on ourselves. The water I agree was never the right temperature. It would either burn you or be too cold. I should give them two stars or less because once I missed the rent deadline because my card got stolen and they agreed to bear with me but ended up filing legal paperwork on me. I had to pay almost 1000 dollars in legal fees even though I never went to court. They did nothing to remove an illegal resident in our apartment and they gave us a three days notice to move out because they didn’t want us there anymore. But overall, I liked the proximity to campus and it it’s livable. Be smart and write down everything they say, always get the name of who you were talking to, record the apartment before you move out if it, and never be late on your rent.

Their amenities are amazing along with their apartment homes. I recently went to University River Village for more information on pricing for the fall. The staff was extremely nice and welcoming and were quick to answer all the questions I had. I was taken on a tour and was shown different floor plan options so I could really find what worked best for me. The amenities are all brand new and amazing, the property was well kept and very clean. I originally was only interested in this property bc of how close it is to sac state and I can walk to campus but after touring I am so excited to call this home next year!

This is the most poorly ran appartment complex ever, they have not returned my $250 holding deposit after I my application was denied back in may 2019. I have been in contact via email with their corporate office manager and have been told multiple times she sent me a check and still have not received it almost 4 months later, left multiple voice mails at their office in Sac with no call back ever, been into their office multiple times. I gave my new address to them multiple times as well and still no security deposit refund. All they care about is taking your money. I would never recommend this appartment complex to anyone, over staffed and very poor customer service.

Came in today for a tour of the property looking for either a 1 or 2 bedroom apartment and got a property tour from a leasing agent named Thomas. He was SO informative and knowledgeable. Answering all of our questions with great customer service. If you go in to tour with them, fingers crossed you get Thomas!

We moved in and have not had hot water for 2 weeks see below for full story:On February 23rd 2020 at 11am we began occupying A unit. At that time we had not signed a lease agreement but were verbally directed by office staff (Christina) to move in anyway because our lease was “not ready”. After beginning our occupancy we realized there was not working hot water within our unit. On Monday February 24th at 2:30pm we notified University River Village office staff, Brianna and Zara that we did not have working hot water in our unit. At that time Brianna and Zara directed us to “hold tight” until they could get us our lease agreement and then we would be able to put in a work order through the online site. At this time we requested to have the lease sent to us as soon as possible.Our lease was sent to us on February 25th at 11:19am, after reading through it I noticed it states:22. ACCEPTANCE OF PREMISES: Resident has inspected the premises, furnishings and equipment, and has found them to be satisfactory. All plumbing, heating and electrical systems are operative and deemed satisfactory.Unfortunately, we did not agree to this part of the lease because we already verbally stated to the office staff that the unit was not in satisfactory condition. We were verbally assured by office staff that the issue would be addressed and we proceeded to sign the lease at 5:03pm on February 25th, and submit the first work order at 5:04pm (see attached documents).The next day, february 26th our work order was “completed”. Unfortunately, we still did not have hot water and we are still not sure what work was completed. Thinking maybe it was a mistake we spoke to the office staff and submitted another work order on february 28th and again, we were notified that the order was completed on february 28th.On the tenth day without hot water, March 3rd at 12pm, We went to the office and spoke to Brianna about the problem. She stated, “it isn’t getting fixed because there is an actual emergency with a flood in another unit” We responded by saying that this is also a pressing matter because we have not been able to use hot water for a shower in 10 days. Brianna then reassured us that it would be addressed by the end of the day. At 2pm: I, Erinn, began to sit in the office and refused to leave until I spoke with someone who was going to pursue the promised action of fixing the hot water. At 2:45pm I spoke with Nef who handed me off to another maintenance worker to go to my unit. Three maintenance workers were in our unit from 3pm until 5pm. During that time I did feel hot water BUT it did not stay hot. Maintenance workers left regardless of the problem not being fixed and told me it was “the best they could do”.On March 10th we put in another work order for our hot water. We still do not have hot water.We want to inform you we have the right to live in a working facility with running hot water.

Zahraa is an amazing asset to the University River Village team. I recently have been inquiring for places to live due to my move from San Diego which has been a challenge. I visited many locations to live, and have met many leasing agents who have helped me along the way. I have never met an employee who demonstrated special characteristic such as Zahraa though. She made my move from San Diego stress free. She showed me a one bedroom apartment and I loved it. Whenever I needed help, Zahraa was there to help me. She is consistent, professional, hardworking, dedicated, and goes above and beyond! Make sure you go to her! P.S: I gave 5 stars because she really is that amazing!

So far, so great! I have been looking at places for over a month now for my son who will be starting college. Needless to say, I spent most of this time chasing people down to have a conversation. I sent in my request last night and was called this morning. The application process is already started with a tentative move-in date. Zahraa is fantastic! She even offered to call my son to explain the application to him since this is first one! I read the other reviews. 1. You are renting a apartment near downtown, there is going to be homeless. 2. This is clearly an apartment for students (next store to CSU), late night parties will happen. 3. Every apartment and house I have ever rented charges a cleaning fee when you leave. So, as far as I am concern there are no major reviews that concern me! I am super excited for my son to move in and start his life as a young adult!!! He is mature enough to handle the homeless, late night parties and I am already writing off the cleaning deposit. HA! Thanks again Zaharaa you rock!

This place is absolutely terrible. The management staff isn’t even qualified to run a flea circus let alone an apartment complex. None of the staff talk to each other so the miscommunication between what you are told and what actually is, is insane. You’re told three different stories and then told that there must have been miscommunication between the managers over and over again. You’d think they’d at some point get on the same page but no. That’s too difficult for them. Maintenance lies about coming to fix things and relays to management that you weren’t home when you were there waiting for them. My brother was forced to relocate rooms mid-lease so that they could give his apartment to someone who wanted to rent more than one room. It’s unorganized, shady, unethical, and not worth the hassle of the games they play. The area could be better but what can you do. It’s very close to CSUS which at this point is it’s only real redeeming quality. The rooms are decent size but you’re paying for them in your rent.

I have lived here in the past and I still use this place as a horror story for reasons to never rent right out of high school when you dont know anything. When I was a prospective leaser, they were incredibly helpful. They showed us a clean floor plan with beautiful fresh paint and nicely cleaned carpet. When I moved into my apartment (after specifically requesting that it be with a non-smoking partner) I walk in to the stench of cigarettes and stains all over the carpet. The paint was yellow and disgusting. I had signed a years lease and had no where else to go. I stuck it out for that one horrible year and booked it as soon as I could. Which they of course milked me for all I was worth even though I left my room spotless when I left.

Don’t give no money to these people at all before u get approved they’ll give u a receipt for the $80 credit check but wait 2 days till after you submitted your application to pull half of the deposit $250 from your account without properly informing you or emailing you a receipt. Then on top they won’t call you , you have to call them even after the fact you alredy emailed them about the $250 refund , to find out it takes 21 days to get a refund from them back on your credit card . Beware Don’t Give This Place None Of Your Money! I’m glad I’m not a resident here.

This place needs a total revamp of their management and the way they handle operations/their tenants. They are a business first and a landlord third, they constantly drop appointments, lie to your face, and try to swindle as much money from your pockets as possible.I did my final walk through and the woman said that it was the best place she has seen, nothing wrong. A week later I see that she actually wrote light out, drawer broken, bathtub leaking, and a full paint job.The only reason why I am getting my full deposit back is because they violated my rights as a tenant and renter and had people in my apartment renovating BEFORE my lease was up WHILE not giving me notification (They knew that I had moved out half way through the month and was in another location).The renovations were taking out both the carpet and the kitchen vinyl and I have no doubt in my mind that they intended to charge me for everything.FOR PEOPLE TRYING TO MOVE IN DOCUMENT EVERYTHING! Also, to help out the PEOPLE trying to LIVE here, i have attached a breakdown of their move-out pricing. Know your rights and fight back!Be warned, they will try at nothing to get everything from you. I hope everyone who lives here finds a better place and company, you can do so much better then these people its not even funny.

Dont live here! I lived here for almost a year. Waiting for my lease to be over to move out asap. My stove hasnt been working on the left side and requesting maintenance since I first moved here. They keep shutting the water off from time to time and sometimes the notice they give is late or the date is wrong! The only good thing about this apartment complex that it is 10min walk to sac state.
