Love this place. I’ve been renting for a year and am now looking to buy. Perfect for a single parent! Park and playground across the street, beautiful pool and outside areas. Neighbors are a community. I’m in a pool balcony unit and it feels like vacation everyday. Live music on the patio all summer. And the restaurant is great with terrific staff.

The building (and units) are beautiful. Yes, the floors are squeaky but the trade off is worth it. You are so close to downtown, the people who live here are great, the pool area is so much fun, and the roof has a beautiful view of the sunset. There is also a restaurant in the building that has good food and the staff is awesome.

I visited, and wish I could live here (its one of the GR furniture factories re-developed to bring apartments to the city). Who wouldnt love the river & a bus stop in front of their building? And a gym & restaurant right downstairs? Oh, and a pool :) I also hadnt expected the amount of natural light those enormous windows let in.They need to do a lil better with those corridors though. Go check out a couple hotels 😉

Great condos with a nostalgic feel the manager Beth does a great job. And the security girl Beth does a great job too. Keep the right raf out.. we feel safe here and a beautiful view a Ross the river and park.

Boardwalk was just as it sounded as I actually walked along the Grand River...where I had thrown my wifes earns when she passed😇 we had chocolates and wine as I confided with her spirit my strugglings without heR TODAY💔

Where is the recycling? It is 2016 you need to put recycling bins on each floor by the trash shoots to encourage tenants to dispose waste appropriately. Love the roof top deck. Its great.

Hated living here! All the common areas dirty. Pet feces in the hallways, elevators smell bad due to pets. Unresponsive condo management. Much better places to choose from in downtown Grand Rapids.

Beautiful building, but managed poorly. Association board is slow to action on important issues such as false building wide fire alrms going off at all hours, bird infestation in the courtyard, and pet messes in the halls. Multiple people do not receive important emails from management company because they havent updated their technology and use outdated e-mail blasters. Definitely not worth the cost to buy or rent here.

We have been here 6 days and so far not impressed. First night not 10 hours after purchase we woke up at 1:00am to 65 degs and temp slowly going down. Contacted sellers realtor to be told sorry should have had an inspection - how could they not know something was up, but never disclosed.? Maintenance guy looked at Heat pump, said some of the issue could be filthy filter not replaced since Feb 17, no free on in it, and that the sink drain (where heat pump line dumps) was plugged and all the running water cascaded over my feet and floor first time using it. FUN cleaning that up in the cold! They did fix that leak, even tho he said its not our problem. Day 2 had a $350 service call to get heat, but he needs to come back to exchange thermostat, and ck where the pump is leaking - hopefully not going to require a new PUMP $$! Got in the shower, and the tub quickly filled up thanks to it being plugged w/ plastic, tape, hair and previous owner body scum.We cleaned it w/ pliers (all we had at the time) - BLAHH - but they were kind enough to suggest we go buy DRAIN O - LOL !! Suppose we should have gotten a scum inspection too ;). OH it gets better - but seems kinda convenient that all these things went to heck, and NO ONE noticed them between the prior folks leaving, and us moving in! They cked yes for everything on the disclosure! HM. Then we started to unpack our kitchen to find the lazy Suzanne door falling half off, and the end cupboard separated from the crooked wall - Oh we didnt need that 2nd shelve for plates or glasses anyway right ! Haha ... Now to Sunday - day 4 :) went to warm up some sausage in our BRAND NEW Microwave (appliances even smell brand new) and it starts flashing like crazy, and didnt always heat! Again... contacted realtor just to be told it was from 06/07 - you will have to replace it yourself ... NOW we are pissed! The label says Aug 2016 and it is very clear that the carpet, and all appliances are brand new (that was part of why we bought this Condo and was not real concerned about testing the microwave or tub). They told us to call Whirlpool but its prob out of warranty ... 2 days later after many requests, still no receipt for micro, but here is whirlpools web site and Realtor is still saying its over the 12 months - even tho he admitted it was installed around Aug 2018. We do enough warranty work to know its from the day you purchase (appliances do sit on shelves before sold) ....NOPE the seller wont replace it, give me the receipt, or call Whirlpool on our behalf to get them to send new one... OUR problem! Sunday afternoon - go to do laundry - put in cash card and dead! Switch machines - still nothing... Call posted tech line - they say oh yeah those 2 are out of order (non marked) you will need to use other ones.. UGGGGG !!!! Yep all this in 4-5 days between moving and working... and still trying to figure out where everything is and how it works around the complex!.. All we got upon arrival was heres your keys, fobs, cards (with no idea what went to what) if you want more its more $$$$ ..... and the move in docks, elevator and carts are (pointing) on the north end of the building. Not even a welcome to.. or go F yourself for the $100 move in charge! LOL !!WE are not a fans of venting, or complaining publicly about businesss but at this point we hope to help the next guy, and plan to file small claims for everything that is broken - just for the principle of it.. We told them over and over - if YOU just install us a new $180 microwave we will take care of the rest because were tired of begging them to do right !!! A good realtor or management would have given us a tour, list of contact numbers, etc.. and when issues came up w/in less than 10 hrs at least humor us by kindly offering to see what they can do! NOPE - NOTHING but sorry its your baby now! Lessons learned - Pretty sure this wk will be better, and looking forward to finally having time to make new friends, and enjoy GR.
