I honestly have nothing good to say about Village at 1300 or Evelyn Lugo, the property manager. We have lived in our apartment for almost 2 years and have had nothing but bad customer service with the staff here. Our service requests were ignored and always needed follow up, we were dismissed on multiple occasions regarding issues with our ice machine and our dysfunctional garage door, and most recently the management team here has been extremely unhelpful, inflexible, and down right rude when it came to asking for an additional 9 days on our lease. We asked to extend our lease end date for 9 days to avoid being literally homeless, with nowhere to put our belongings, and the only option we were offered was to pay almost $300 in “hold over” fees on top of the full month of rent. They have no discretion for loyal tenants that have lived there for 2 years and would rather capitalize on a situation very difficult for us to maneuver. When trying to get in touch with Evelyn regarding this issue I sent multiple emails, left a voicemail, and called the office 3 times before I was able to get in touch with her and when I did she bluntly told me that she “saw my email but had others to respond to first”. This was despite my call being a third attempt to reach her and my email clearly stated that the email was urgent and time sensitive. When we expressed our disappointment regarding the hold over fee it was thrown back in our face as a courtesy when she claimed that they could’ve charged [us] a short term lease fee”- so instead we should be grateful they gave us this option. It’s honestly disgusting how rude and impersonal they are and this was not our first run in of issues with Evelyn. I have many other emails to show just how rude, abrasive, and lacking compassion she is.

Thought this place was nicer. There are small children running rampant and destroying property. I have no clue where their parents are or which unit they belong to. Will be moving ASAP.

This beautiful community is in such a great location near everything you need. Not only is the location ideal, but these brand new apartment homes are beyond gorgeous. I love the fact that they are pet friendly as well! I highly recommend this community!

Village at 1300 is an amazing place to call home. Everyone is so nice and friendly and responsive. The homes are beautiful, inside and out. The best part of living here is the ability to make it your own home. Some of the places where I’ve lived in the past had restrictions on what you can do in terms of personalization, but here they want you to customize it to your style so it feels like home. It’s also in a perfect location! Close to the highway and shopping areas of Knapp’s Corner, but still within distance from downtown (10-15 min). I would highly recommend Village at 1300 as your next choice to call home!

My experience living at VAT over the last 4 months has been great. The whole team (Laura, Madie, John and Renee) has been incredible. All the neighbors I have met are friendly and quiet! I highly recommend this community.

A little on the pricey side for not much to do in the neighborhood. Nice townhomes.

The bedrooms are HUGE! The best alternative to owning a home because the staff takes care of everything for you!
