Definitely would recommend! A great place to call home! The entire staff, Disha and Cass specifically, always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise. On that note, getting me into a great apartment in such a short amount of time really helped finding the perfect place which I applaud them for as well as the communication of getting back quickly is also a plus for the good management skills they endure here at Hopson Flats. The grounds and facilities are kept clean every day by friendly courteous workers. The workout room and community center are rarely crowded. I love the convenience of the elevator and close parking, with the addition of having a coffee area for all the tenants. These are great apartments in a great area and being close to commute whether on foot or in a car to amazing shops and restaurants. I truly love the urban brick styled layout of the apartments and the atmosphere! I have loved my time here so far and will always recommend it to others.

A truly great place to live, the community and location is great, and the Manager Cass does a great job for the building. Constant social events in the lobby, make it a great location to meet other young people in Grand Rapids. Not to mention the great city views and location!!

10/10 would recommend living here! Hopson Flats is in the perfect location downtown, I didn’t think twice about resigning! Cassady and Disha have always been on top of maintenance request, responding asap, and making sure my needs are always taken care of. Apartments are super clean, cute, and affordable. I’ve lived at hopson for almost 9 months now and i have to say hands down the cutest apartment i’ve lived in, the exposed brick and industrial in the apartments is definitely a plus, the views here are amazing and the management is great!! Cass and Disha have made living here such a great experience and i’m very excited to be resigning for another year here!!

I have now lived at Hopson for three years, I have seen many different property managers, and I have to say, Kim and Colton are the best Ive seen. Always willing to go above and beyond to help the residents! This is also a perfect location (walking distance to everything downtown) and super affordable for its location. Apartments are clean and well maintained!

Ive lived at Hopson Flats for two years and was going to move however, the new management at Hopson Flats is excellent, so Im going to stay another year. Things that would normally take forever to get fixed in our unit or in the complex in general now have a super fast turn around time. I can tell that Kimberly really does care about her tenants happiness and she does everything she can to make sure that the best service is provided. This is definitely the best property management company that Ive seen so far. Kudos to DTN! Apart from that the only downside I would say is the rooms dont have windows but the gigantic industrial windows in the living room and kitchen space helps to make up for that.

Terrible place to live!!! Do not!! Right next to a bus station where homeless people sneak in and sleep in the lobby. No security and limited cameras behind the building where people exit the busses. Faulty electrical outlets, mold in the bathrooms, we had to get a restraining order because our Roomates boyfriend was stalking her and made it into our room. When we moved in the carpets where still not cleaned and the room smelled like smoke. This place is terrible.

Pros: The location, the views, and the fact that they are a bit cheaper than other apartments downtownCons: They have a skeleton crew of maintenance guys that they bounce between properties and work to death. Even if your fridge goes out (mine did), expect a 3-day wait and a lost batch of groceries unless you can catch a maintenance employee in the elevator.They didn’t have any welcome mixers pre-COVID, so tenants never got an opportunity to know one another.The gym was a rundown, piss-poor excuse for a workout space that never had any wipes (gross).Interaction with management is often tense. Even if you pay your rent in full and on time every month like I did, they will often ignore your calls or be very combative with you by phone and in person. So much for a collegial environment.Side Note: I moved out in 2019. Not sure what has changed.

This place is so horrific, I chose to cancel my apartment lease after only living there 1 month! It was expensive, but a huge sigh of relief getting out of this dump. DO NOT LIVE HERE!!Edit: I lived here in October of 2016 and I just decided now to leave a review as seeing nothing has changed much (by looking at other, more current reviews). As I said, it was a horrific experience which is why I only chose to live there for a month.

Overrated. Overpriced. Semi-renovated so you can you hear everyone talking inside the building with exposed pipes. No privacy in rooms for multiple occupants.

Beautiful view but awful management! Prices are ridiculous and they will find whatever it is to charge you extra!!!! Beware if you don’t wanna pay a ridiculous amount for not that great of a place.

I have lived here for over 2 years, and have had to deal with three different landlords, all of whom were unqualified for the job. My rent has gone up over $100 per month since I moved in, with absolutely no improvements. They once took nine days to change a lightbulb, (the ceilings are very high and they dont let you borrow a ladder) and that was only after I hounded them multiple times. They also tried to charge us $16 for it, even though we had supplied the new bulb. I am in a four bedroom unit and they once gave keys to a new tenant for my apartment without telling any of us. The woman literally showed up one night ready to move in and we had no idea. Terrible, terrible communication. The newest landlord is nice, but the rent prices are inconsistent. They rent out the (same size) bedrooms in the same apartment for different prices, ie. I am paying $630 per month and another girl who lives in the same apartment as me pays $530. When I asked management about this, they just shrugged it off. Also, none of the bedrooms have windows and there is no escape ladder, which might be illegal. The really only good thing about this place is the location, but for the quality of living, its definitely not worth it.

Showers produce black mold, management knows about it, every resident I have talked to in the hallways says the same. Elevators are constantly broken, maintenance will have your car towed if it sits out front more then 5 minutes, washing machines are overpriced, gym is small and underwhelming, drunks sneak in every night and sleep in the lobby, front door was broken for over 3 months allowing anyone to enter, trash is left to pile up in hallways. Not worth the price at all.

I have nothing but grace to give to Hopson Flats and its employees. If youre reading any negative reviews please be aware that Hopson Flats has recently changed property management companies and was previously owned by MapleGrove Properties. DTN has completely turned this place around! They have upgraded the security, amenities, and are in the process of doing a full remodel of the basement and main lobby to really turn this place into one of the best places to live in Grand Rapids. Cass and Colton in the front office, as well as Disha the property manager, deserve all the accolades that come their way. They are always on top of requests and truly knows what it means to take care of their residents, which translates into great retention. Ive lived at many different apartment complexes in the city and by FAR Hopson Flats is the best in terms of apartment size, location, and price. I plan on staying here until I buy my own house. Located directly across from Founders Brewery, a small dog park right down the road, and only being a 5 minute walk from the heart of downtown, there truly is no better place to live.

Very overpriced. Only thing this place has going for them is the location. I payed $620 a month for a single room in a 4 bedroom and its unfurnished. A parking spot is an additional $90 a month. They obviously didnt use the roommate profile they had us fill out, otherwise none of my roommates from here would have lived together. I had a terrible roommate situation and they wouldnt help me at all. Somehow 2 of the rooms only were $520 a month, one or which was shared by cousins. Only 1 of my other roommates had to pay $620. Maintenance takes forever. Even have to put in a maintenance order to replace a light bulb, since the ceilings are so high, and it took a month for mine to be replaced, and that was only because I said something to the maintenance man. Management is very condescending. Tawnie attempted to make me pay a fee because one night I was heading to tge hospital, and I ended up vomiting outside the building. She just assumed I was intoxicated, and also mentioned theres an underage drinking fee as well. When I explained to her what actually happened, she obviously did not care about my health, and said I had to provide documentation proving I went straight to the hospital from Hopson, even though release papers only show the time they were printed off. Only reason I was able to show the time was because it said the times I was given medicine. She also said I had to prove I couldnt control my vomit, as if someone could control their vomit in any situation. I was in so much pain it made me vomit and went to the hospital, and they were only worried about charging me a fee. They did end up waiving the fee, but only after all that trouble. I was also looking for a subleaser, since I moved for school, and they were absolutely no help. They said they themselves are having trouble filling spaces, and theres obviously reason for it.

Positives: Location. Youre right by the highway and walking distance to anywhere downtown. That and it is a good price for an inner city apartment at 620/a month (for a 4br 2 bath) with everything included.Negatives: Maplegrove property management. The office is in the same building as the complex, however maintenance does will not come and fix anything if you talk to them face to face, and they dont even care about their own amenities.The fitness center is a joke that includes a pair of 35lb dumbbells that just get left on the floor, a couple treadmills, a bike and a weight machine. There is a drinking fountain in the basement that has been broken for years and you dont get to use the bathrooms somereason. Also despite many emails they didnt fix the Wi-Fi in the basement. (They dont care about you and only want your money) so they dont even care to keep the common areas fixed.There is no parking, and instead of ticketing you they will tow you, their own tenants, if you park on their loading pad. They could let you park in the alley in the back, or spend money on making it a parking area, but they dont care about you. I parked for free a block or so behind founders, however.Overall if you get the 4br its decently priced but if you value good property management or amenities then this is not the place for you because there is 0 of each.
