The leasing team at Central Park Place is absolutely tremendous. In particular, Sydney is especially hospitable, detail oriented, and knowledgable on their community as well as the housing market in general. She is extremely professional in her prompt communication and assistance in the inquiry/application process. Id highly recommend CPP for anyone who is looking for a safe, quiet, clean apartment community in the Grand Rapids area.

I recently toured at Central Park Place with my fiancée. Sydney, the leasing person, was so helpful and answered all our questions without a doubt. We had been searching for a place all week with no luck. The apartments we were interested in either could not show us a model, had no availability, or was just not what we expected. When we walked in to The office, we were met by with a smile and an invitation to sit and chat about apartments. We were so surprised to hear Central Park Place had availability AND a model apartment to show us. Sydney was able to sell us on an apartment and we tried applying that night. The next day, The apartment we were interested in was applied for but Sydney was confident she could find us something, and she did! We can’t wait to move in!

Weve lived here for about 3 months now and Im very happy with this decision. Sydney in the on-site office is a joy to work with, the community (and GR in general) is SOOOO dog friendly.They use the Entrata Resident Portal app which is a nice way to do basically everything from your phone: pay rent, request maintenance, get alerts.Ive requested a few repairs to my unit and they have all been taken care of quickly. They even installed a new AC unit when mine was starting on its way out!I have zero complaints about this property, the management company, nor the employees. Even the residents are top notch and friendly!

We have lived here for a few years now and the new maintenance and office staff are by far our favorite! They are quick in response to all our questions and needs. The past staff was hard to contact and would rarely get work orders completed in a timely manner. We have felt nothing but a sense of friendliness & care from the staff! It is refreshing to know there are good people who take care of their long term residents. A special thanks to mike and emir for the hard work they do! Thank You!

My husband and I lived at Central Park Place for almost 3 years. Overall we were happy with our experience there. Just like any apartment, the walls/ceilings were thin and you could hear neighbors/dogs, especially in the hallway. The windows were also older and would let in drafts.The only other issues weve had during our time there were with 1 or 2 other disrespectful tenants, not something CPP can necessarily control. I believe they addressed the issues when we brought them to their attention. Their maintenance was responsive and the office staff was helpful. I would recommend living there.

If I could give 0 stars I would. Absolutely the worst place I have ever rented from. Management has no idea what they’re doing, and never returned calls or followed up on issues we repeatedly contacted them about. We had neighbors we had to call 911 on several times for violence and unsafe situations, as well as animal control for abuse and neglect. I felt incredibly unsafe in my own apartment, and my husband and I voiced our concerns multiple times, to which we were repeatedly blown off. Towards the beginning of our lease there was a bubble on our vinyl flooring that I tripped over (it was significantly raised), and it ripped off a piece when I tripped. I called right away to put in a work order and they said we would be responsible for paying it, even though we didn’t do anything to cause the tear. When we moved out they billed us over $300 for pet urine stains underneath the carpet. We have a dog who has never urinated in the house since we moved in. So if you have pet damages, isn’t that what the monthly pet fee would be for? We have repeatedly tried contacting the office for clarification on our bills/move out statements, and they have been all over the place and incredibly disorganized. I have repeatedly asked for a number to contact corporate, and every time they said they don’t have a contact number. I am so incredibly dissatisfied with how things were handled and I would not recommend renting here to anyone. Save yourself the stress and rent somewhere else.

DO NOT RENT HERE. I have so many complaints I dont know where to start however I will start with the most pressing issue, THE MOLD. About a month ago I brought to the attention of the leasing office a leak that was in the hallway of our building. I was told by the leasing office this issue was resolved on multiple occasions however this issue was never resolved. Fast forward to now and we have literal FUNGI/MOLD growing from the carpet (see pictures below; the sponge in the picture was not used for cleaning and sat on the carpet for 3 days). This is of course unhealthy for all tenets however I am additionally concerned as there are elderly tenets in this building who have to walk over it every day. If you take into account the lack of concern for normal requests, and the state of their apartments I would like to give this complex a ZERO rating if I could. I have never in my life had such a terrible experience in an apartment complex. I have attempted to call the Regional, and Corporate offices of AMP Residential however I have had no luck reaching anyone. Due to this I will never again rent from AMP Residential (of which I have been a tenet of for almost 10 years) or Central Park Place again. The day my lease is up I will be moving from these complexes, and telling everyone I know to do the same.

This is the absolute worst place to live. I would give negative 20 if I could.They are non stop charging fees. They never return calls. No one in the office knows anything. I call several times daily and no one returns calls. They charged me 38.00 for renters insurance for my last month, that I HAVE and have had all year! I provided proof to the office and also had my Insurance company call them . Its never ending charges with them DO NOT RENT HERE!!! The apartments are not even nice!Biggest mistake I have ever made moving here. I CAN NOT WAIT TO MOVE OUT AT THE END OF THIS MONTH!!!!

Ive lived here for several years and have very few complaints overall. The biggest issue has been that the hot tub only worked for a few months of the nearly 30 months Ive been a resident, so not having that amenity has been really disappointing. The pool is great, but there are often large, loud groups of people in the pool area with lots of kids. The pool also has had somewhat regular maintenance issues during the hot summer months. Overall the maintenance is fast responding and helpful. The management has changed a few times since I moved in, and are currently very nice and helpful whenever an issue arises. The only complaint I have is about the neighbors who live in the community. Lots of smokers (of many smoking types), so its difficult to keep your windows open in the summer and the hallways have an unpleasant odor more often than not. Lots of noisy neighbors, have seen the cops in the complex several times, but I think mostly for noise issues, as Ive never been concerned for my safety here. Love the secure building doors and the newly added Amazon/UPS lockers for 24 hour package pickup! Sad that their prices have continued to increase, I would love to stay in the complex if prices allow. Thanks for being a great home these past years Central Park Place!

We just recently moved in to Central Park Place. My sister and I were looking for something a little closer to work. When we went to tour for the first time, we brought along the whole family. Sydney took us on a tour and answered all the questions my dad had for her with no hesitation. We were a very fast move in and Sydney and Sarah were so helpful through the whole process. They kept in contact with us and answered my questions immediately, and if not we always got a response the same day. My sister and I are very happy with the apartment we chose and are excited to use the amenities come spring time!

My husband and I recently moved into Central Park Place apartments, and we are very happy. The staff is kind and helpful. The move in process was very smooth, quick, and easy. The apartment layout is very nice, and I cannot hear my neighbors, even the upstairs ones (we live on the first floor). I love the extras in the apartment like the fact that it comes with a microwave, a garbage disposal in the sink, and a washer and dryer, and of course the central air! I also like the fact that, when I am ready, I will be able to upgrade to an apartment with updates such as updated appliances, a fireplace, and if I am remembering correctly, granite counter tops. The fact that we can do everything online (pay rent, submit maintenance requests) is wonderful. They are also very pet friendly, which is important to me as I have two cats. On top of it all, the location is perfect for us... we are close to everything, many restaurants, grocery stores, entertainment, east Grand Rapids, the beltline, and our work. Overall I would easily give this place 5-stars and I definitely recommend it.

Ive been here ten years and have no plans to move. Im safe and happy. I love my fireplace in winter and my plant filled balcony in summer. Love the 24 hour pickup at the package hub. Maintenance is good and management is responsive. We can recycle. Love having a washer and dryer.Noise issues and complaints about smoke smells (of all kinds) are dealt with quickly and effectively. Nobody is supposed to be smoking anything indoors. They can be evicted.My only problem is that after ten years the carpet and vinyl floors are getting worn. The vinyl wasnt new when I moved in.Otherwise, I love it!

Have lived here for almost a year. The entrance/exit to the complex off of 3 Mile is very rough and bumpy - my vehicle rocks heavily when coming or going anywhere. Most neighbors in the building are respectful - can still hear dogs barking in adjacent apartments, bass from music/tv, etc. As others have mentioned the a/c is noisy, the dishwasher and washer/dryer in the apartment are loud due to the proximity to the living room. You can hear anything happening in the buildings entrance/hallway through your apartments front door - so Im sure they can hear you and your family in your living room too. The porches (on the second floor) are not very big and per apartment policy you really cannot keep much out there. Woken up early mornings when the trash and recycling are picked up, as well as snow removal. On the plus side - they do pick up the trash and recycling and remove snow. The carport is about as good as those who park next to you - in my experience. Some people use the car port to store extra items (other than cars) which can be annoying. There is no transparency on the water bill which tends to fluctuate every month (they base the bill on the entire building you live in, not your units usage). Last year the pool was not usable for most of the summer - which is now difficult to predict whether its worth planning on for another year.Fairly expensive for the size of the apartments and amenities.

We love the place since day one and the kids loved it. Really good place to live, close to a little bit of everything in a quit drive. But the more important thing of the place and the key to move in here for sure was Cara White; her costumer service is awesome she make feel every body like family and she is welcome to help all the time. I’m so sorry she is not here anymore and I wish I Can said the same about the new management but so far they still got some BIG Shoes to fit in. Other then that a great place for small families to move in. Sadly ours keep growing and we need to look for a bigger place but we are gonna miss our little home here.

My wife and I lived here for almost 3 years. For the most part its a quiet complex and the people that live there are nice. But the apartment we lived in had appliances from the 90s, the carpet was old, the door to the patio didnt close properly causing a draft in the winter, the floor plan was weird and the parking could be quite scarce sometimes.But that was the least of our issues. We knew we were buying a house within the next year and we went in to talk about how getting out of the lease might work if we found a house. We were told it was two months rent to break the lease, which is pretty standard. Well my wife and I found a house much sooner than we realized, and we went in to talk about getting out of our lease. We were then told it was a two month rent buyout AND 60 days notice to which we were responsible for the apartment including paying all rent and utilities which was not disclosed to us when we talked about breaking the lease before we resigned. We talked to another resident that was told the exact same thing as us. The management told us we could post it on craigslist to see if we could find someone to do a lease takeover by the front desk girl which is also who did not tell us about the 60 day buy out. Two weeks later we got a phone call saying we needed to take the post down. We never ended up finding someone to take over the apartment and ended up paying almost 4000 dollars to get out of it. We were expecting to only have to pay about 2400. The management doesnt care at all about their residents and all they want is their money. If I could go back in time I never would have stayed here. Find a better apartment. There are plenty of them in this area that are brand new and cost pretty much the same. The only reason I am not giving it 1 star is because we actually met some really nice people here. But management and the apartment themselves are not good. Stay away from asking the front desk girl anything. She is completely worthless.

I toured at Central Park Place a few days ago and although I didnt find anything at there complex, I still enjoyed my visit! The community was cleaned and the snow was already shoveled, I had a tour before and left with very wet shoes due to the snow not being shoveled. They had all the amenities I was looking for, such as a large dog park. I was greeted with a smile as I walked in and there club house looked clean and smelled great. They had goodies and drinks for my son, which helped the tour go very smoothly. Like i said, even though they couldnt find me an apartment, the leasing consultant ( i think her name was cindy) gave me some suggestions on where else to look. It really seemed like she cared and was actually interested in helping me find something. I was disappointed I couldnt find any apartment there, but plan to come back in the future!

I live on the 2nd floor (top floor). The walls are fairly thick so I really dont hear a lot noise except coming through the balcony and entrance door which do not seal very well (possibly very old seals). So be aware that any conversation you have in the living room at normal volume can be heard easily from out in the corridor. My downstairs neighbors had a kid that screamed from 8 pm to 10:30 pm every night, but I could only hear it when in the back of the apartment, and with headphones on, it was quiet. When the neighbor lady does aerobics or kids jump around on the second floor, you can feel the floor shake. Ive been here for over 5 years and 80% of the time has been trouble free. The only real problems Ive had were with nasty neighbors who did not understand apartment living etiquette or just thought no one matter but themselves. I nearly moved out because of one who pushed the limits on everything and and threatened violence. He eventually was evicted for threatening the manager. I have since seriously questioned apartment managements policy on who they will lease to. When you lease to white or black trash, they make trouble and cause others to move out, and prospective tenants to move on. One thing this place seems to do very well is maintenance requests. Every time Ive reported a problem, it was taken care of within a day or two. When the furnace would not come on one evening, I called the emergency line and a man was here in less than an hour and had the furnace running fine within 15 minutes. I even asked for a quieter dishwasher and two days later there was a much quieter one installed. Water pressure in the shower is excellent. The pool seems clean and the area well kept, though I do not use it. They keep the grounds pretty well watched and maintained. Only a few times in the years Ive been here were the police called due to trouble. I would recommend CCP as a mid-priced apartment complex.

So far so good, we’ve been here about a month and a half and haven’t had anything to complain about. Staff is great, and very willing to help with whatever we need. We appreciate Cara dealing with our back and forth decisions in the beginning, she was very helpful. They are very pet friendly and very close to any major shopping areas. Overall great experience so far!

Hot tub closed last summer and never opened this season. Landscaping was not kept up, even with assigned car ports never could park in ours someone always was in it. The parking in general was horrible, many times had to park on the other side of the complex. Police were on scene more times than not, at all times of the day, with flash lights shining in the windows. Management “posted” letters multiple times on our door stating we had to remove our grill, yet never once did we have one. Another letter stating to remove a flower pot with flowers, other tenants had tons of junk but a flower pot, humm. The buildings may look somewhat decent but the appliances are so old, causing the utilities to astronomical. Location is the only advantage this place has. For the price it’s not worth it. Even if you need something short term or short notice look elsewhere.

We are two of the miserable old people who live here!! :) We could not be happier!!! Going on our second year and each day that goes by we love it even more.Our apartment home is spacious, updated beautifully, well equipped and quiet. There is a mixture of ages here, and all are welcome!The manager, Andrew, is great to deal with. Super nice and accommodating. The staff is awesome! Anything we need to be looked at, or fixed, is taken care of by Alex or Brad. Great guys to have around.We feel very safe here. Neighborhood is peaceful.We do recommend Central Park Place!!! Check it out!! You will not be disappointed.

We have lived here for a few months now. We almost didnt because of all of the bad reviews, but it was the best decision we could have made. All of our friends are constantly asking to come over to use the beautiful hot tub, pool, and beach volley ball court. The landscape is gorgeous and constantly being improved. Our property manager is the best!!! We go in every morning to get our free cup of coffee, water, or pop and our free snacks, then have our morning chat with Andrew (the property manager), its a dream! Our neighbors are great, we have neighbors in their 70s and neighbors in their 20s. Its a great mix of friendly people and the kids running around are so cute and well behaved. It really is a great place to live, we couldnt be happier. And our dog is loving all of her new friends.

My mom and i have been here going on 4 years as a whole we really like it here the heating and gas very good very quite we are to old handicappers only problem we have is that the doors in our apartment be kepted up a little bit better they need more maintance help to kept things up better around the apartment area the entrance way in front of the building looks nice but not around individual apartments we do think rent is a little high for what is done around here but as whole ok. ej@lbj

Moderate size for a small family. I get a lot of compliments on the design. Little pricey for the location but deposit is very low. Maintenance has fixed many things in a timely manner. Pool area is nice, pool could be a little clearer. Place is pet friendly, 300 dollar deposit.Water pipes in building are very loud. Neighbors door is very loud when they open and close it. Ac and heat is very loud in the living area. Dishawasher is very loud too.

I lived there for 18 months I would not recommend this place to anyone. Fees upon fees upon fees. They entered my apartment without permission. They did not fix items requested. They flat out only care about collecting money. And then more money.

I did a year bid at Central Park and I say bid because thats what they made me and my son feel like, it was jail. He was 4 and they DO NOT LIKE CHILDREN! I got complaints my first week about noise, from a child, in an apartment complex. These were complaints from older tenants in my building who obviously felt like they had the luxury of noiseless apartments. These complainers also had huge dogs that barked all day while they were at work. I didnt complain because, you know, its an APARTMENT, noise happens. Throughout the year I received several complaints about my 4 year old son. The fees and awkward office staff definitely didnt make our situation any better. Also, do not let them fool you into thinking your apartment will look anything like their updated clubhouse, it does not. The most expensive unit, with upgrades, had a refrigerator that was at least 15 years old and a microwave to match. The in unit washer and dryer were very noisy and so was the moderately updated dishwasher. If youre going to say youre offering upgraded units, upgrade them! I only say this because their rent is ridiculously high for those sad upgrades. My furnace also went out in the middle of winter and they told me to heat my whole apartment off of the fireplace. Overall I do not recommend this community. Especially if you have kids or make ANY type of noise in life. I think all of the miserable old people go there to live.

Office is not helpful; maintenance isnt either. Garbage disposal never worked. Had a huge bill when leaving after paying the additional $ for pet and they kept deposit, still owed over $400. Their explanation why dont pay it and well send you to a collection agency. I recommend you look elsewhere.

We had a great time living here this past year. Nicely spacious two bedroom apartment that was perfect for two. Dog friendly and people friendly all around! A bit pricey being only 800 square foot but plenty amentities that come with including the pool, gym, storage, and carport. Quiet area with very little disturbing people around made it a good place to live without a worry. Management was very helpful any time something needed to be done or there was an issue with anything regarding rent, mailing, or maintainence issues.

We lived in a two bedroom at Central Park Place for almost a year, and wouldnt recommend it to anyone. The staff was awkward and unfriendly, as well as passive aggressive. They were upset about our potted plants outside and boarded up the water spigot on our apartment so we wouldnt have a way to water them. Without discussing it with is at all. We had a grill outside all year before they taped a warning on the door a few weeks before our moveout date telling us to take it down. (Although grills are allowed on the lease.) Maintenance was unhelpful and also unfriendly. When our sink backed up we were told Well, the sink can only drain so fast. Other maintenance requests had to be repeated multiple times or were blown off entirely. We were charged a fee for not having renters insurance. When we provided proof of said insurance (Which we had the whole time. We had to have insurance to sign the lease) they refused to drop the fee and told us they couldnt help us. If you can get over the staff problems, prepare yourself for old outdated appliances that work poorly and run very loudly. It takes 2 hours of drying to get a load of laundry dry and we dont even bother using the dishwasher. The pool is okay, but the hot tub is very dirty and stained, and luke warm on most days. You can try if you want but the chlorine burn is enough to get most people out after 15 minutes.The only good about this place is the neighbors. A lot of older folks but they have all been very friendly and accepting.

Good Location: close to shops and restaurants on E Beltline and Plainfield, within biking distance of Riverside Park, safe neighborhood.Poorly Maintained Apartment: washer and dryer both broken when I moved in, gaping hole underneath bathroom sink, etc. And Ive needed to put in multiple maintenance requests since moving in as well. Also, extremely drafty windows.

Maintenance is very rude, Ive had to have them fix things repeatedly and they were still not working. During the summer the hot tub work maybe once or twice. The office was not helpful at all whenever I had a question.

This was awful. First the hidden fees. Every month we were charged for office expense, billing expense and a water bill that was higher than any house I have ever owned. A $150 a month water bill for a 2 bed apartment is unheard of. Then when you ask to see the bill I was told that it was divided btw the tenants. Also, If you pay ur rent and you do not check how much you owe... less the hidden fees, they slap you with a $95 late fee. Atleast they say there sorry, but there is nothing they can do.Do not get me started on their timeliness for the maint. dept..... It took me 3 weeks to get floor fixed, and a month to get the ceiling fixed for leaking.I betcha when I move out Ill be charged for carpet damage.... Peoples court here I come.
