Im only giving a 4 stars for now because IIm in the transition process of moving in from out of state. Serena and Jessica from the processing office have been such great help In supportive. They have been very kind And patient with me.

I moved in a little over a month now, this is my first apartment and I’m so pleased with the service that Anna gave me. She gave great customer service and was so helpful with any questions I had. Thanks Anna for your amazing service!

We all know how stressful moving can be, especially when things out of your control might be the only thing holding you back. Enter the lovely ladies at the office of England Run, Miss Sirena, Miss Stefany, Miss Alizon, and the one lady that I didnt catch her name. Whenever my family or I had a question that we werent getting answered in a timely fashion from the processing center these ladies made it happen. We are THIS close to moving in I can taste, and if it werent for the help of these ladies we wouldnt be anywhere near where we are in the process without them. Their communication is with a quickness, it did not matter whom I emailed, or called, one of if not more of these awesome ladies responded. We Cant express our gratitude enough to you ladies for all of your help, and understanding the stress and anxiety we were going through. If you are a future tenant try not to get to frustrated, these ladies got your back throughout the whole process and are willing to go to bat for you to make things happen.Miss Stefany, Miss Sirena, Miss Alizon, and Awesome what i can assume Miss boss lady, Thank you a hundred times over for your help, and your empathy with us. So I was a resident for almost 2 years. Do not move here. I had roaches in my apartment and staff did not seem to care. The whole time I lived there I had roaches in my fridge ,on my countertops and closet. The trash compactor was always broken. When people would leave their trash out side of the compactor because it’s always broken the maintenance would go through the trash go through your mail and fine you $50. The apartment complex is very loud and smells like weed. People in the office do not know what they’re doing. Anna and Stephanie Burns are very rude and unprofessional. They do not answer phones do not return calls and the new lady I believe her name is Allison does not know what she is doing either. I recently moved from there and every time I call to get information about my final bill from either Anna or Stephanie they avoid my phone call. When I called upper management Anna finally return my phone call one minute before the office closed and eventually cut me off and told me unfortunately I have to go home now and that she would return my phone call and email me tomorrow she did neither one I am still trying to get in touch with them to get information about my move out and still have unanswered questions. At this point I’d give them zero stars if that were an option!

I am lucky that I am no longer living in those apartments.Every day the trash disposal was broken, and people were forced to leave trash on road, then the leasing office blamed the residents for their failures.If submitting leases application it will take more then a month to process. And they will ask you for some documentation at the last day, I left the apartment 2 weeks ago and give them leave notes, 2 months before my lease expires. But still they don’t close my lease and it is charging me.When I asked them why. The answer was”our internet is bad for a week and we can’t process”When I told the manager” I am here to pay any additional money I owe you” the answer was mean and unprofessional and she threatened me she will send it to collections.

Just wanted to drop in and leave a positive review for Stephany. Ive seen some negative comments regarding her professional behavior and I would like to say my experience working with her has been the exact opposite. She has always been helpful, happy, and prompt. On the rare occasion when she isnt quite as quick to respond, she is apologetic and explains herself and the situation clearly. She treats me and my roommate well and always has a warm greeting and smile on her face when I stop by. I personally believe many of the administration issues people are having are from lack of proper communication or doing their due diligence. Additionally, it shows how many of these reviewers have lived in apartments before. The issues we face here are relatively normal to apartment life i.e. trash compactor, people being loud, kids etc. I lived in apartments for 15 years and my experience at England Run surpasses them all. I cant say if there are better complexes to live in but I feel at home here and Stephany Burns is a huge reason why. She deserves her bonus and a commendation.Thanks for the help youve given us, Stephany.P.S. I would ideally commend all the people working in admin at ERN, but Ive onky had direct communication with Stephany, so she has my vote for now.

Most horrible experience. One of the employees Alizon has been working with my boyfriend and myself for almost 2 months . She barely knows what she’s doing and always has to go ask her manager for questions we ask her. After having both of our incomes for almost 2 months she just now tells us that we exceed the income amount and has to deny our application. Our move in date was suppose to be the 8th and got pushed back because she is constantly taking time off or running out on family emergency’s. Her managers should have took over after seeing how long this process was taking. If you want to move here I highly advise you apply 6 months in advance because they take there sweet time. So unprofessional and uncoordinated.

This is the worst place you could ever think of living. The office management is horrible. None of the ladies, including the office manager knows how to do their job. They falsely claimed information of our application and denied the process and had us wait over a month. The location isn’t even all that to make the process so difficult. we will be seeking legal action for the hard time they’ve given us. Don’t apply here!!!

I live in a first floor apartment and I love my living space and the surrounding area. Unfortunately, I feel like Im living in either a WWE wrestling arena or a barn with the requisite barnyard animals! The floors in my building provide absolutely no sound proofing and the people who live above my apartment walk like Clydesdale horses and/or practice daily their wrestling moves! From the adults to the youngest children. I have logged numerous complaints with management to no avail. Any outreach attempts to gain compliance, in accordance to the lease in Clause 20, that supposedly protects tenants rights to . . .disturbing or threatening the rights, comfort . . . or convenience of others . . . have been ignored and unresolved. I live under a constant cacophony of noise that only stops at 10pm or after I yell at my ceiling. Still, management does nothing and refuses to contact me to discuss the issue. The one time they reached out to me was to tell me theyre aware of the complaints. They clearly have failed to enforce their own lease policy and I now may be stuck living here for at least another year. Be careful considering this as an option for residency.

Roaches every where all the time if you do mace here get ready to have to spray for roaches. Especially on the first floor I’ve lived on the third and first floor and they both had roaches and the office is horrible at spraying all the apartments so even if you spray they will come back it’s dirty and people can’t but the trash in the dumpster they charge you for EVERYTHING and you can hear everything through the walls horrible don’t live here.

The trash system needs to be replaced..There’s never enough room for everyone’s trash..The apartments need to be updated...Outside the apartment the walkway to my door looks dirty and worn.

Quiet neighborhood, management has helped me numerous times because I had to move in rather quickly. I have had NO problems whatsoever. The ONLY reason for the four is for the slow response when it comes to tickets (still waiting for some work to be done) and the one compactor that’s not really the management fault but still makes it hard dump trash. But this place is NOT the worse place I’ve been to in the Fredburg area. I recommend/would recommend this place all the time to friends.

Worst place I have ever lived trash every were people cant even throw there trash in the dumpster I made a compaint one time on the tinits belowe for load music an bass at 1:00 am in the morning after that I received 3 letters saying lies that I was throwing cigarettes at them trying to run them over with my car straight out lie we had to leave for no reason at all something we never did place makes me so sick now trying to make us pay after the matter wow after they broke the lease people have never

We love it here! The staff is amazing! Helpful, kind, and responsive. I feel like our apartment was picked just for us! Great value and location. I would recommend checking this place out if your looking for a new place.

I have lived here for 3 years and never had any issues until the new managements came in about 6 months ago. The apartments are very spacious and my family of five are just now starting to get a little cramped so the apartments themselves have not been bad. Work orders take a while to complete, even if they come in to your apartment to fix it, they will look at it and it takes another two weeks for them to come back and actually fix it. (Mind you, they will take two months to complete a work order, but will have a late fee on your door within 6 hours of late rent). Our air filters need switched out, that hasnt been done since the new management has come in either. They wont replace or update anything in your apartment until you are moved out, no matter if it is working or not. We currently have multiple people that live above us and have thrown trash down to our back patio and in the grass outside of our back door (baby diapers, old food boxes, cigarettes). We have had neighbors that lived above us in the past and we have complained to the office and the police about noise disturbances and partying, all that was done was a notice on the door. Luckily, those particular people have moved. We also have people that live above us that smoke weed regularly and it comes through our vents, we have 3 children. After all this, my husband and I are looking for other options but because we are still paying under $1000 a month to live here, we are willing to stick it out at least for a little while longer until we can find something else affordable. Like I said, I think the apartments themselves are great, but with the change in management, it has not helped their functionality and organization.

I have lived here for quite some time now & have experienced several different managers. The current office staff are amazing! They truly are trying do right by the whole neighborhood. I see some of these reviews about things like the trash compactor, rude tenants... the management staff can only do so much, they are people too! Everyone who lives here is responsible for some of the upkeep & the overall image of this neighborhood, if we do our part the rest will be easier for management. It may not be your forever home but you should still value & appreciate what you have now. Management is not responsible for tenant ignorance!

We were renting a home and our landlord put it up for sale but it sold before we anticipated leaving us anxious and unprepared. The office staff, especially Melissa S. worked very hard to get us approved and moved in quickly. She replied to emails quickly and made sure the compliance department got everything they needed as soon as I sent it her way. As a customer support professional, Im impressed by how they handled our situation with care. Im really looking forward to getting in our apartment and settled. Thank you all so much!

This a very eclectic neighborhood. There is a lot of pollution. People cant seem to find the trash cans. So many people together youd think theyd take better care of their surroundings.

The Maintenance team, especially Willie, is truly amazing! Any time I have a problem they are willing to go the extra mile to make sure I am satisfied. The office staff are just as awesome and make sure that everything is taking care of and runs smoothly.

You Have a Choice? Do Not Live Here!! If I could give zero stars...I would. I moved in 2014, thinking it was a good option. I moved in and the only thing they changed were the carpets...the last tenants belongings were still hanging in the closets, stains, dents, holes, in all kitchen appliances, walls, and doors. But I made the best of it. With a budget you must SAVE SAVE SAVE to move out and I will be doing so as soon as I can. If you want anything fixed rely on yourself to get it done NOT MAINTENANCE who gives you every excuse under the sun not to do any work. This place has horrible amount of GUEST parking several decal parking open yet each and every guest spot is filled to the max so if you have guest over cross your fingers to get a spot. Dirtiness by the ONLY Dumpster FOR THE WHOLE apartment complex nonstop filth from couches matresses to diapers pizza boxes you name it. And it doesnt get cleaned until the Maintenance team wants to do it. So many reasons not to live here. If management, maintenance, were able to offer reliable, trustworthy service, and cleanliness of the property this place would be in good standing. So without any of that this place would be the last place Id ever recommend to anyone. Save yourself from the headache.

I was very satisfied with my time at ERN. The management was always helpful and understanding. They kept the grounds clean, with the exception of the trash compactor. I think this was because there was only one for all of the apartments, and people are lazy and never put their stuff inside, just beside the compactor. I never had an issue with neighbors and though there were definitely some sketchy characters in the back of the community, I was happy with my building up front. Maintenance was a little slow, but they always got the job done eventually. I lived here for a full year, and if I had to go back, I would. The price was a little high for renewal, which is why I moved. The neighborhood around the community is clean and well maintained and overall I think its a great place to live for a year or two when you are in transition.

We have lived here for 3 years. We love the spacious apartments at a reasonable rent. We have had no real problems in the building we live in. While the complex has had issues in the past, it often comes with apartment living. During our time here, management has gone through many changes. There were times we thought about leaving because management was so horrible. However, the current management team is amazing and helpful. Maintenance has always been responsive, friendly, and helpful. I often feel that they are a bit overwhelmed, but do a great job to try and respond quickly. There are some issues with getting residents to put their trash in the one dumpster on the property. But its hard to blame the property owners for people being ignorant. A neighborhood is more than just the people who run it - it is more the people who live in it. If you want a nice neighborhood - be nice neighbors. Get to know the people you live with. We did and love everyone in our building! If you are looking for perfectly quiet, clean and private living - buy a house. This is an apartment complex where many other people live. Its not perfect, but its a great place to live at a great price. I would recommend it to anyone who is looking for a spacious apartment at a good price.

My family has lived her for two years. The management and staff team they now have is amazing. The girls in the office are always sweet and great everyone with smiles. Courtney, the manger, is sure to make sure any issue you have is resolved fast and completed 100%. They have replaced Matience since last year and they are great! I never have an issue getting appliances fixed in a timely manner. I live in a three bedroom and it’s huge and you can’t beat the amazing price! I will be signing another lease soon 😀

The prices are relatively reasonable (depends on circumstances) and the staff is nice. My biggest complaint, and the only reason its getting two stars, is that every apartment we looked at and the one we signed for all smell of cigarettes. I hate that smell. I know its not really their fault if their tenants smoke in their apartments, but I do know that they clean the apartments out when the tenants move and I know there are carpet cleaners that can get out at least some of that disgusting smell.The reason we signed for the lease despite the smell was because the price was better than the other locations we were looking at.

I want to start by saying its not the current local management that Im having an issue with, but with the regional/corporate level, the previous management, and their electronic system. Ive had a number of issues that go back to when I renewed my lease for a year in November.The first issue is that I was not thoroughly explained about my initial lease being 11-months long (the way it was explained, it was 11 months paid and 1 month free, but Im not sweating it).The second issue, every single month since my lease was renewed, Ive been charged extra on my rent and dues, these last two months specifically being charged double my regular rent. It wouldnt be a big issue to get a money order to pay, if I didnt travel out of country frequently for work. Again, the office here has been working to the best of their ability to correct it, though they still have yet to fix the underlying issue.The last (and biggest) issue has to do with the parking pass that the previous administration gave me when I first moved in. They were out of the ERN stickers to place on the car, and so gave me a pink parking pass to put in my windshield. I was told this was a good pass to use while I lived here, and that I would have no issues. Well, two days ago I found my car missing, having been towed because my pass was not only a guest pass, but also had an expiration date on it, long since expired. It made me almost two hours late to work and cost me $140.40 to get my car back, plus another couple of dollars for an Uber to get to the tow lot. After speaking with the complex about it (and having the office admit fault for their previous management team), I was informed that their regional office refused to reimburse me or remove the amount from my rent for their negligence.At this point, going only three months into my new lease, Im seriously considering discussions with my lawyer about finding a way out of my lease and moving somewhere that has ownership that actually cares about their tenants.

I’ve never had to deal with such rude and disrespectful management. You’d think after many reviews saying the same thing, they would do something about their staff. It is such a shame they have the people they have, working in their office.

THE WORST PLACE EVER!!!!!!!!! I have lived here and love the size of the apartment but the people they let move in over there was terrible. It was always trashy, as if people just threw their trash AT the dumpster instead of placing IT in the dumpster. There would be groups of people just hanging out in front of buildings as if they knew ERN was the late night hangout spot. For those that gave a 5 star review, you either work for the ERN staff or they paid you to do a good review.

I have been living in England Run for 2 1/2 years. The new management has been working hard to bring about a lot of positive changes. The parking lots have been repaved and the parking situation is much better than it was. The sidewalks have all been repaired and the maintenance staff actually cleans up the snow and ice now! The new dog park is absolutely wonderful! Although there are still problems with mold and windows not functioning properly, overall the new maintenance folks have been doing a great job trying to get things straightened up. The office staff is now very patient and responsive to the tenants. I expect this complex to rate 5 stars within the next 6 months.

Beware this Apartments, when your lease is over.., and pay final payment and you move out.. done...right..? No no no... they will try to get more money from you AFTER you move out with all kind of B.S fees. ( cleaning fee, trash fee..and more.. ) my understand , landlord cannot charge to cover normal wear and tear that occurs as a result of the tenant using the property for its intended purpose... BUT, they do.. also they are VERY VERY rude too..just beware. this apartments,.

They make it extremely difficult to visit friends or family within the community. There are way too many decal spots that are never used that could definitely be useful visitor parking. Also, almost all visitor parking is located at the bottom of the community which means you will most likely HIKE back up to which ever apartment your visiting. Neighborhood is usually trashy due to years of going back and forth with a broken compactor, neighbors have no regard for anyone under them.

It was the worst two year experience of my family’s life the apartment they gave me smelled like cigarettes all the windows had mildew in them we gave the rental office a heads up they were gonna paint over it is what they told us. Also the two years we were there two people died of gunshots in the community it’s very trashy throughout the neighborhood especially Near the trash area the staff never stays the same they’ll switch up on you so you never know or get to know the people in the rental office my fiancé wrote a letter letting them know we would not renew our lease dropped it off in the office and somehow someway the new staff can’t find the letter that we gave to the old staff members so now I’m stuck paying “pro rated” rent for a place I’m no longer or will ever go back too i recommend you save your money time and effort and go somewhere else to live

This place is AWFUL!!!!! Lived there for 4 years and was treated awful! The managers have no idea what they are doing and treat people like crap, the grounds are disgusting, Shutters falling off, NO PARKING. I gave them over 40k in rent and they treated us awful!! They are NOT PET FRIENDLY! Thats a lie! DO NOT LIVE HERE! If I could give NO STARS I would!!!

Was a great place to live and for family,however not good in separating cost between roommate shared rents,and once management changed,was really bad on staying up on trash,charging tenants for the cost of their maintenance/grounds not staying up on trash and fixing repairs in units.

I lived in these for 5 years These apartments suck the new manager is rude and ignorant she dosent know how to act and dosent know what she’s doing she yells at people laughs at residents and threatens to call the cops when residents have problems or questions and she lies to residents there’s always police in and out these apartments there vary ghetto some residents smokes marijuana and sales marijuana and other drugs we can smell the marijuana in the breeze way and there’s always drug busts and fights in these apartments beware before deciding to move in and no one never wants to replace or fix anything in the apartments when work needs done and the dumpsters are always dirty and it’s like they leave the bad residents in and kick the good residents out

We have been here about 3 months, and property is filled with dog feces, & trash. The outter ring of the apartment complex looks like a dump where people just toss their garbage, like its their own personal trash receptacle.And when its time to dump trash, its not even possible, because most of the tennets just toss their trash in front of the dumpster, and it just piles up, probably would have been smarter to have actual dumpsters strategically places all ove the complex, but NOThe dog park, is literally filled with dog mess, no bags to clean up after the pet, ZERO trash space. The dog park trash hasnt been dumped since January.Oh yeah there no dog clean up bags anywhere in this place..Other tennets think its totally acceptable to just dump food in front of their apartmentI have pictures to prove this.Anyway this place is fine if living if you dont mind living in a trash can or a in slobsville, or if you dont leave your apartment for anyreason. Then you should be good.Im paying rent here the least they could do with this place is actually make it look nice. Just saying.ERN DONT MOVE HERE...

New Management is Making Changes for the Better!I have to admit that I was concerned about the management before as I suspected some inappropriate activity when Lisa Colley was here, and I had to constantly have them correct my rent. However, since Pam and the other ladies have come over to this community it has really changed for the better and they are still making improvements. The units are spacious and the rent is reasonable. If you stay to yourself, respect your neighbors and clean your apartment, I dont see what there is to complain about. The maintenance crew has always been very kind to us and its up to you to make this community better (I change my own air filters - it only takes 2 minutes and they will give you extra if you ask). Be kind and respectful and youll get the same in return. Be mindful that there are adults and children from various backgrounds and this is an apartment complex, not a single family home, so if you dont like footsteps over your head, look at their townhome units. They are cleaning this neighborhood up - all drug dealers and abusers, beware! You will get moved out once it is confirmed that you are abusing/selling illegal substances. There are honest working adults here with children and we welcome the changes to clean up this community! NOTE: This is an apartment complex so the tenant has some responsibility to maintain their own personal items. GET TENANT INSURANCE FROM GEICO and you can cover your property in the event of something flooding into your apartment. The tenant before you may not have been as clean so get some roach baits or ant baits and put them down every 4-6 months. I never saw ONE roach while I lived here for 2 years because I took these measures as soon as I moved in. Unfortunately the worst part is all these young adults around here who have no respect when driving through the neighborhood (should I say speeding), or playing loud music in their cars all hours of the day and night. People.....WE make the community what we want it to be. I just hope they have a stricter rental process......like drug screens! Since they check our credit I think they could weed out some of the tenants by making us take urine tests - no pun intended (well maybe it was). Im all for it! That alone would clean up this community. The real estate is changing in this county and I think its time to raise the bar in this community. Just because youre not making a lot of money doesnt mean you should trash the community and for heavens sakes, put your trash INSIDE the trash compactor, not on the top and stop sending your children outside to dump the trash if they dont know how to operate it! They ARE pet friendly but you need to have a pet with an updated vaccine record and registered with the county. Walk your dogs, dont leave them on the deck all day and clean up after them. ;) Stafford County is watching this community - so if youre up to no good, dont move here cuz they are busting drug dealers left and right and Im happy about that!

DO NOT MOVE INTO ANY APARTMENT COMPLEX THAT HAS TO DO WITH HERCULES INC!!!!!!!!!!!!!This place gets no star ratings (was forced by Google to do the 1 star). Lived at this apartment complex back in 2011 (yes 7 years ago!!) and they are horrible at taking care of the residents. Let me do a quick break down of our experience. The apartment above ours, water heater busted (which was told to the apt management prior to busting that it was acting funny). That apartment was on the 3rd floor, it flooded our apartment (2nd floor) and flooded the apartment under us (1st floor). The apartment next to ours (2nd floor) and the apartment on the 1st floor next to the one under us. There was at least 5 to 7 of water sitting in my living room. To make a long story short as possible as I can, the apartment management was NO help at all!! We were ignored about the mold that kept appearing in our apartment. The correct procedures to resolve the issues at hand, were not taken. They maintenance put holes all through our walls to help the water drain, wiped away the mold spores with a wet cloth. (I do have pictures still to this day for proof). We were giving air filters to replace on our own. We were told to but drop cloths and handed paint cans to paint our own walls. We had to stay in a hotel for 10 days+ and not compensated for. Lisa Colley was the property manager at that time and we were constantly lied to during a LONG 6 months. We had asked to be moved to a different apartment and was told there are none available and then when one was available we needed to pay the amount of the new apartment. We sent certified letters to Hercules Inc. and NEVER received a response or contacted to find out our side of the story. (Still have the certified mail that was signed by someone). We got the run around for months while mold still showed on our walls, holes in our walls without being refilled, ceiling was peeling, kept ending up in the ER for not being able to breathe due to the mold (which now I use an inhaler all the time), high electricity bills due to the fans and dehumidifiers that the maintenance placed in our apartment. We were still paying our normal rent through all this and still got treated as though we were not loyal occupants. Finally we could not take it any more and Lisa Colley told us that there was nothing more that could be done. Now, here we are in the present....6 years later and my bank accounts have liens on them from the rental company (Hercules Inc.) for unpaid balance (which is about 1 month). Nothing has been sent to me in 3 to 4 years regarding this issue and now here I am AGAIN dealing with this complex for something that could have been resolved 7 years ago. DO NOT...I REPEAT DO NOT MOVE INTO THIS COMPLEX OR ANY THAT ARE HERCULES RELATED!!!!! Now our journey begins with dealing with this in ways that could have been avoided instead of dealing with in 2017 when this was May 2011 - Nov 2011.Sean G.

They are rude and the apartments suck but what do you do when you have slim options. They scam you they dont give you your referral money 7 months here and still havent got my check for referring somebody. They just suck all around.

I moved in to an apartment full of cigarette holes everywhere and no doubt they charged the last tenants for the damage not fixed. Filters where only replaced once in 1.5 years. I have a laundry list of complaints but they are not worth anymore of my time. DO NOT LIVE HERE!

I lived there 5years had about 6 different managers there over the past 5years I was done dirty there the new manager seems like shes very nervous doesnt know what shes doing before anyone moves there take your time and do your home work theres to many issues to write about but warning do your homework not a good place to live just a heads up nothing against maintenance .

Quiet, neat environment

By far the worst place EVER! Manager is horrible and a lier! Apartments have roaches all over one of the reason I was forced to leave!

Its okay if you keep to yourself; however they have really bad problems with bugs (Kats, roaches, and bedbugs).

GHETTONeighbors are full of thugs, drug dealers and blasting music at nights. Apt staffs are under their controls. Do NOT apply here! We have to break our lease for our safety.

Lived,here for 10 years, maintenance is very poor so is the manger,im so glad i moved i wouldnt recommend anybody to live here
