Even though I only lived here a short while, my experience was extremely positive. The Abberly Southpoint team was friendly, helpful, and non-punitive when I needed to break my lease. They helped me understand my lease requirements and facilitated a smooth move-out that was fair and equitable for both sides. These apartments are well cared for, upscale, and the community is gated. This was definitely an xperience to remember. I really enjoyed my time here. I had great neighbors and the staff was great. I had a blast decorating and making it my own. If maintenance had to come to do service checks they were professional and you never even knew they had been in your place. It was peaceful, spacious and I had everything I needed and more. I loved my little corner apartment.

Abberly at Southpoint by far has the most professional, welcoming, and knowledgeable team of individuals that I’ve encountered in a long time. I am a native New Yorker and have had my share ofapartment communities and its staff; not very good experiences. I was pleasantly surprised with the experience, support, and guidance provided by Ms. Brandy Purvis. I typically have lots of questions when I’m about to sign documents and she answered every question without hesitation. We hit a snag when obtaining renters insurance through our normal carrier and again, the team had the answer. I appreciated being treated like family as opposed to just another tenant/occupant. The community is well kept and absolutely beautiful. My children felt like it resembled a resort. It’s also close to any store you could imagine! I would recommend this community and working with Brandy, Shannon, and Stephanie any day. Absolutely pleased with the seamless process.

Abberly is apartment living at its best in all aspects. While the management staff is great, this review is for the maintenance team. As a long-term resident, Ive found their services to be of executive level quality but more than that, they are great members of the community. Kudos to Chris, Christopher and Shamar for a job always well done and with a great attitude. They do Abberly proud!

I truly love living here at Abberly! Yes, the grounds and amenities are top notch and our place feels very much like home, but its the staff that help make Abberly the best place to live in the Fredericksburg area! Each one of them deliver on their promises and are quick to address any concerns. Honestly, I can understand the reluctance of those who leave-life happens, homes are built... however, they do so with a smile and are not shy to state that the experience throughout was nothing short of wonderful! They are very professional in the office and address any concern you may have.They make sure that work orders are turned in.The maintenance is very professional in their work.... I have never had to wait if something needed done. They all are from office to maintenance very respectful.

We are future residents and we are super excited. After a lot of frustrating visits and coordination with other apartments complexes and house owners, we ended-up visiting by accident this place and we felt in love.Stephanie, and the rest of the leasing agents has been very kind with us from the moment we called them to coordinate the visit. After that, they has been in contact with us, making sure we are all good and ready to move in.I am living a nightmare at Signal Hill right now. We feel like we finally will find peace at this place.Looking forward to move-in with a lot of excitement.

I have been a resident at the Abberly @ Southpoint since July 2017 and I have enjoyed it thoroughly. The office staff are always on point with all matters and the maintenance staff are top notch as well, starting with Chris Supervisory Maintenance Engineer, Chris Virden, Maintenance Engineer #2 has gone above and beyond on many issues for me and the latest young man(his name escapes me) are quite the team. Responsive, knowledgeable and kind. Just wanted to give a shout out to those in charge.

We moved here in March of 2019 and couldnt be happier. The staff are all friendly, helpful and super responsive. We havent lived in apartments in almost 30 years and after living at Southpoint we dont envision going anywhere else.

I have enjoyed living here. Clean facilities and friendly staff. Anytime I need help someone from the staff is always willing to lend a helping hand. Chris V goes above and beyond to help even if it’s helping to carrying a package or questions about heating/AC. Whenever I call the office Stephanie and Maurice are always willing to quickly assist.

I absolutely love living here!! I’ve been living here since October 2018. The property is clean and quiet!! Abberly takes care of of their residents and they showed me that during this pandemic. As my life has changed tremendously with finances and personally due to COVID , the staff members at Abberly Southpoint has been amazing and very supportive. I felt like the staff at Abberly at Southpoint, and especially Stepfanie mad us feel like family as opposed to just another tenant/occupant. The community is well kept and absolutely beautiful. Abberly at Southpoint feels more like a resort than an apartment complex.As far as security, you cant beat Abberly at Southpoint. The entire complex is gated and each individual building is locked with only the tentants having access to the building. It’s also close to any store you could imagine! I would recommend this community and working with Brandy, Shannon, and Stephanie any day. Absolutely pleased with the seamless process.

I was a resident at Abberly until 2 weeks ago. I must say that this apartment community is the best I have seen in my 30 years of renting. Some of the best things were competitive pricing, quality staff, beautiful and spacious apartments and the quick response to maintenance issues (normally the same day). I also liked the fact that each month they have resident programs. I left because I relocated. But I hated to leave. Brandy, Stephanie, Shannon and Maurice are the best office staff ever!! And kudos to the maintenance staff as well. You guys are the best!!

Been here for two months the and love how clearly they communicate with us. They are very responsive and personable people in the office. Facilities are clean and up to date. Haven’t been able to use the pool yet but am SO excited for that to open. The mail has been a bit rough, but that is not the front offices fault but the regional USPS. They care about creating a community for you to be a part of and contributing to the community around the apartments. In my opinion, worth what you pay for.

I love living here! The staff is amazing. They are kind, understanding and willing to work with you if you have any issues. The community events are wonderful and a great way to get to know your neighbors. This is by far the best apartment complex that I have ever lived.

She has always addressed any concerns, and handled any issues brought to her attention promptly and professionally. Really nice apartment! Its absolutely beautiful from the outside. For the most part, I feel safe and have had no major complaints. Maurice helped a lot with my move-in! He was very knowledgable, friendly, helpful and caring regarding our move-in experience. Hes a 10/10 staff member, and I am really grateful for all his help! If you are interested in moving in to Abberly, ask for Maurice!

I moved into Abberly at at Southpoint about 6 months ago. I have a two bedroom apartment which is very nice and quite well layed out. The rooms are a good size with high ceilings which gives the place a spacious feel.The front office employees are friendly and always helpful as are the Maintenance personnel. Only judging by my 6 months tenancy, I am quite satisfied with the facility. January 2020

This was a great community and the location was perfect. It is very well maintained and the facilities staff are phenomenal. The office team is friendly and knowledgeable on all aspects of this community. They have monthly events and also do a great job supporting the overall F-burg community through charity events.

Excellence. This place promotes community and regularly holds events to get to know your neighbors. The application and move-in were painless and the staff super responsive. Brandy and Shannon are fantastic. I lived here for about 4 months for a short lease and I could go on about the amenities but the pivotal difference is this place instantly became a retreat in a very hectic life. I cant speak higher of a place when everything comes together and you leave the experience feeling a sense of restoration (lighting/layout/balcony/quality/privacy). It is expensive - but worth the investment.

Brandy was absolutely amazing. My family and I are moving across the country from Texas for work. We needed to secure temporary housing and were not finding a lot of options in the Fredericksburg area. We stumbled on Abberly and Brandy the Community Manager. She did everything she could to make this work for us to include flexible leasing options, setting up housewares, furniture, and utilities for our temporary stay. The complex is beautiful and has every amenity you can ever want. We are so thankful we found this community and we know its going to make our transition to Virginia a breeze. I’ve lived in many apartment complexes and Abberly at Southpoint is far and away the nicest community I’ve lived in. We only hear our neighbors above us on occassions and never hear the neighbors we share walls with. The entire staff is exceptionally friendly, nice, and accommodating. They make it a point to know our names (and most of our apartment numbers too). The maintenance staff is friendly, fast, TRUSTWORTHY, and knowledgeable. I never worry about having them enter my apartment when I’m not home. I highly recommend this apartment community!

Make sure your guests park in reserved parking spots (good luck, there’s barely any) because this complex hires some JANK towing service to drive through every night at 11:30pm so when they tow your car they can add an additional fee past 12am. VERY UNPROFESSIONAL. Great job Abberly Apartments and FTA towing service.

I haven’t even moved in yet, but I must convey to everyone the extreme professionalism and help provided by the staff up to this point. Thank you Shannon and Allison. I love this apartment complex as well as the staff. Jon,Shannon,Ky,as well as the maintenance crew. No matter what time of day it is they’re always there willing to assist. The property is very well maintained and clean. The assistant manager Shannon is very friendly. I went to punt in a work order and she stopped what she was doing and took a look her self to make sure it was attended to right away. I could go on and on about how friendly the staff are to me and my kids. But I won’t bore you, if you’re lookin for a great place to call home. Look no further this is the spot. They have resident events, cookouts and more. So I just want to say Shannon,Jon,Ky,Chris, and the rest of the family thanks for making my stay so pleasant. If I forgot to name anyone sorry and let me not forget the apartments are awesome!!! More choices than you can imagine.

Monthly newsletters keep Abberly residents aware of community activities as well as events happening here. The office staff is friendly and know customers and their pets by name. Shannon always takes the time to ask how are you doing, even when shopping at the local Walmart. I have a dog, when walking him I will see the maintenance staff at least 5 times a day, they always speak or wave at me. Our neighbors are kind and respectful of each other. One of the things I love is that the trash is picked up Sunday - Thursday at your door. I Love the community.... everything is just around the corner that range from restaurants, drug stores, gas stations, cleaners, churches, banks, shopping centers and medical facilities to name a few.

Great apartments!! The staff is great, anything you need they are on top of it. Jon the Property Manager always takes the time if you have a question. We get memos regularly sent to our email that keeps us updated on anything going on in the complex. The staff gets to know everyone pretty quick by name which makes it feel more like a community than just another complex. If you are looking for apartments in Fredericksburg choose these.

Been here for 3 years now. Happy as can be. These are some of the best kept apartments in the area. People are always complimenting the place when they visit. Despite it being directly across the highway, its pretty quiet. Except for the occasional Honda civic at 3am ripping down southpoint Pkwy. But you get those people everywhere. Yeah, the guest gate doesnt work sometimes and not having a sliding glass door definitely removes a big chunk of the deck space you can use. But overall, its great.

A welcoming, beautiful place to call home for long term or even a temporary move like ours. The process of obtaining information and looking at the apartments, paperwork, lease signing, (we lived out of state) right up to move in and beyond, was seamless. The staff, (thank you Allison for going above and beyond to assist us in transitioning) are always happy to help and especially love when you stop in the office to say hello. SO MANY amenities; beautiful, modern, high ceiling apts., the clubhouse, game room, office and gym, monthly fun activities where you can truly get to know your neighbors, certain mail deliveries to the office is convenient, TRASH FAIRIES, (nightly trash pick up outside your door, a fantastic service) and most importantly ... people friendly. We feel we found a place where neighbors and staff alike truly care about their community and each other.

Been here for 3 months. I had no interest in living in an apartment but after coming here for a tour and meeting the really friendly staff, I was already sold. I love how the staff knows who I am by name. The place is very well maintained, and the apartments themselves have the luxurious feel. Ill be here for a long time and I cant recommend this place enough.

Don’t live here. It was literally the worst decision I could have possibly made when it came to deciding on an apartment. $1500+ a month you would think the place would be of better quality. Save your money and look elsewhere.

Hidden gem!!! This apartment complex is the most friendly and well designed housing option I’ve had in 20 years of military moves. The staff is great and personable - and I mean personable. I know their names and we see them at office hosted social events monthly. They also know their boundaries. I can pick up a package without conversation if I wish or stay for a while and chat it up. It’s great. They have an APP for paying rent and maintenance. It’s amazing. 1 second. Done. Paid rent. Wait. 3 seconds. Done. Put in work order for the drain I clogged. LOL. They have elevators that work and are fast. The AC and hearing is perfect. It’s a gated community too which helps my insurance. Easy access for approved folks. And they tow those with out of spec registration and broken old cars. It’s great. I can walk with family around at night too. Amazing pool and club house. Great gym (which I should use more) and access to the highway and back way to the mall is a hidden benefit. The rent is appropriate for the service. And the layout is great. Huge balls and doors. It’s the biggest apartment I’ve ever owned. The manager is dedicated and caring as is the rest of the staff. The mail team is on top of it and local delivery crews know what to do. Amazon to my door! BOOM. And we have trash fairies - mystical folks who take my trash outside my door every night. God neighbors. Thick wall help prevent noise from other units. It’s really great. I recommend it to anyone. Get a tour. Ask the neighbors. It’s great. And he’ll, them “Travis Edwards sent you!!!” They even so referrals. LOL. Come join the neighborhood.Ps. The area is growing too so more and more eateries and places to do things are popping up all over. New traffic controls headed our way as well which is nice because the city is far behind but this neck of the woods will not be.

Hands down best apartments in Fredericksburg. I am a very demanding/picky person and they met or exceeded my expectations. Lived here 1 month no issues. they have handled everything very quickly. Allison was the leasing agent who helped me out. she was very professional and guided me in the right direction. Safe, Quiet, Clean, great location, good parking, brand new everything, pool & gym. AC & washer drier and all appliances working fine. water runs hot and cold with no issues. highly recommend.

It’s been a pleasure living at abberly I really enjoy our apartment it’s the nicest place me and my fiancé have ever lived. The office is super responsive and will fix anything that needs fixin, the place is also one of the only places you can have certain breeds of animals as well as a 3 pet limit which is very helpful considering I have 2 Siberian huskys and a shorthair cat. Definitely plan on staying here much longer.

Nice amenities and features. Poor customer service, communication, and maintenance. In my process of moving out, the staff could not have been more misleading by changing their stories continually in the process. Do not by any means try to leave before the full leasing contract is completed: it will cost you more than staying.

I cant remember when Ive ever seen apartments this beautiful and spacious. Very safe feeling wide corridors and well lit (outer hallways).

I cannot overstate how much I like Abberly at Southpoint apartments. The bottom line details-- The elevators in buildings make moving in/out much easier. Ive had to haul my boxes up 3 flights before, and I was never so grateful to see an elevator than here.- The complex is relatively new, so the appliances are nice and new.- Speaking of appliances, the maintenance team is always on the ball. Ive generally never had to wait long for anything Ive called them in for, from HVAC to changing light bulbs. Props to Virden and Chris! You guys are awesome!- My dogs love the dog park, and my son loves the pool! And the office staff are always setting up events for the residents.- Speaking of office staff, they are always so nice and helpful! Shoutout to Miss Shannon and Miss Stephanie- one of the two are almost always there, ready with a smile!- The apartments are actually within walking distance to the shopping center around the corner; it probably takes about 20 minutes to walk there.- Front door trash pickups, Sunday - Friday, plus recycling! So you dont have to stress about taking your trash out, just leave it outside your front door!- My last point, which Im grateful for, Ive never seen a sign of insect infestations. Im allergic to certain kinds of infesting insects, so Id have a reaction if they were a problem here. So theyre on the ball with pest control, too.Overall, I think thats a few points why people should live here. Ive really enjoyed living here.-GY

New apartments close to everything. Well maintained with good security features

I’ve lived here for about 3 weeks, and I have fallen in love. Wonderful people, property, and buildings. Everything is *sparkling* clean (I’m extremely nit picky about cleanliness too.) and when I moved in, even thought the apartment was already lived in, there were no signs that anyone has ever lived in my apartment. Aside from the apartments, the amenities are just amazing. The pool feels like it’s in a resort in the Bahamas, the Adrenaline Cardio Studio has everything a fitness lover could ask for, and the 24 hour S Lounge offers pool, PacMan, and foosball. Also included in the Lounge is a full fledged business center. It is extreamly safe here, because it is a gated community. If you are considering renting anywhere in the area, come and check out Abberly. It’s really a dream. And HUGE shoutout to Shannon Grimm. She’s a wonderful person and extreamly helpful.

Great experience! I moved here when I started to work for GEICO. Ive had some pretty terrible experiences with apartments, but I can honestly say this has been my best experience with an apartment so far, and hands down my favorite place that Ive lived.Well start with the cons since theyre few:1) It is expensive2) You will suffer some of the traffic (at times high volume) (this is to be expected though), you live right off of I-95 and the area--to me--is similar to a shopping complex where there are several large grocery stores in a small area (Target and Wal-Mart) as well as quite a few eateries.3) You can get towedNow to the benefits:1) Its expensive, but it reflects in the quality. The staff here are incredibly professional, and take the time to know their residents. You have elevators (great for moving), the buildings are secure. Depending on the floor youre on (in my case it was the 4th floor facing the pond and the wal-mart) you have a great view. Quality finishes and fixtures. Maintenance is always prompt--typically w/in 24 hours. The trash fairies rarely miss a day (super convenient). Its gated. Beautiful club house, decent gym, and nice pool/grill/fireplace. Monthly events. Candid administration (i.e., when a change happens, they send emails, or put a note on your door). Clean facilities. The residents are respectful of each other. Again, 2 pronged security: a gate, and controlled entry to your building.2. Beautiful, well sized apartment complex: Some apartment complex have a lot of buildings, which means a lot of people, which can be hard to control and secure. Some apartment complexes only have a few buildings, this is one of them. This translates to more attention to detail and better service.3. Tall ceilings on the first floor, good views the higher up.4. Pet friendly (if youre into that)5. Balconies on all units--great if youre a smoker, or just like to be outside to enjoy the weather.6. They will tow cars (which can be good if you like parking in front of your building--or if you have people who are constantly here but dont actually live here).
