I lived in this apartment for nearly two years, just moving out recently. I had a great experience from the moment I initially reached out until moving out. I had one week to move to Fredericksburg and get settled in before starting a new job, and out of all of the complexes I reached out to, Riverwoods was the most considerate and helpful. Bunny was EXTREMELY kind to us (far from tyrannical) and made sure we were welcome during the tour and application process.All maintenance issues were fixed quickly and all technicians were kind and respectful. I never felt unsafe or uncomfortable with any of them in the apartment, even when nobody was home. Even during COVID, everything went well.It is a very quiet community, something I greatly appreciated. Parking was rarely an issue. All facilities were maintained fairly well. The community is very safe.The move out process was simple and efficient. I broke my lease early (which caused a penalty payment, but I was well aware of that beforehand), and my deposit was credited to my final bill without issue. The bill was clear and there was nothing to dispute.If I had one criticism of Riverwoods, it would be that it can be difficult to get a hold of somebody over the phone. They are very responsive to e-mail, though.Overall, I highly recommend Riverwoods to anybody who needs an apartment in Fredericksburg.

There is always been problems with maintenance and if you request the management team mostly when you face with the assistant manager to fix anything in the apartment, FIRST you need to visit several times to remind her until she send the team to fix the maintenance problem in weeks. Secondly, she (assistant manager) never reply the email or attend the phone. For instance, once I had an emergency I went to the management office standing behind the door and keep calling her but the assistant manager who was sitting behind the computer never took the ringing office phone.... However, besides having many many issues but still people live there is because of the county manager who she always welcome the visitors in a nice way, and somehow she try to approach for the people’s issues.

I was moving here from Pittsburgh and I was moving quick. The staff at river wood were amazing. She got me in and processed so quickly. After living here for a year all I have to say are good things. I have never had any problems. If there was a time where I needed maintenance they were there the same day to fix what ever needed fixed. Parking lot was always kept up and clean, there was always nice landscaping. Park in the middle for kids. I really enjoyed my stay at this apartment. It was my first apartment and it was everything I was looking for. Easy access to the highways, good food, close to downtown, quite neighborhood, washer and dryer, what more could you ask for. The lovely ladies in the front office were always so kind and helpful. I always enjoyed going in to talk to them and I always thought it was so nice that they made cookies for the kids everyday. Overall I would recommend this apartment to anyone! Thank you Riverwood for making my first apartment experience wonderful and easy!

I have been here over 7 years!!! I love this place!! I know everyone has their opinion and some these reviews are NOT a representation of this complex. I am always greeted with a smile, the Management team is super accommodating and always ready to help. I am very pleased with my choice. The grounds are well maintained, the area clean. Looking forward to another 7 years and more!!

The apartments are in a great location and appropriately priced. The management staff and maintenance staff have been prompt in addressing issues and always friendly. Well be staying here until we leave the area or purchase a home.

Not a nice place but management lies to their tenants. The neighbors are rude and racist . Got the cops called on me for smoking a Newport on my balcony . Over all good location but location is not everything. Nice appearance but do not value their tenants.

Management (one woman, Bunny, in particular) completely took advantage of me being a college student at the time. She was incredibly rude, I didn’t have water for three days because one of the pipes was broken in my apartment. I put in a work order and after three days of not having water I went in to speak to management about it and she acted like I was inconviencing her. Also I never received my security deposit. I waited three months and then called and left messages. After not hearing back I went into the office and was told that they sent it. I asked if they could say where they sent it or verify if it had been cashed because I never received it and they told me they couldn’t because their records didn’t go back that far. Unless Bunny has been replaced, I would recommend staying away.

Id like to take a second to piggyback off of the reviews here that mention Bunny, the tyrannical, downright unbelievable woman that works in the office. Each and every time I had to speak with her about anything at all, she went out of her way to make sure I felt as small as possible, going to great lengths to be as rude as she possibly could.Bunny regularly called into question anything and everything I had to say, however she didnt just have it out for me. Multiple times during the year we lived at Riverwoods, my wife would come back to the apartment crying after having a particularly terrible experience with Bunny. Several of our neighbors also reported having enormous difficulty even talking to the woman, let alone getting her to help them with anything.So, long story short, if youre thinking of signing a lease with Riverwoods, my recommendation is that you live literally anywhere else. Bunny seems to think the apartment complex is her kingdom and all the residents are her subjects, so unless you have the desire to be berated and monitored like a child, I suggest you spend your money elsewhere.

The management in this company is terrible because when you sign the contract they tell if you do late payments you will be penalized but they have not gave my deposit for last almost 4 months because their system is not working properly. I can not believe them , they gave me random numbers to gave them a call to get my deposit back but these number does work I called them four weeks in a roll but still did not get an answer. Please stay away from this community.

So far I love it here Ive only been her for a short period of time but I absolutely love it and its so quiet

No major complaints about management or maintenance. However, I hated my neighbors. Additionally, parking enforcement is absolutely 0. Untagged cars litter the lot on weekends.

Been living at Riverwoods a little over two months. When I went to management about problems in regards to maintenance issues she was very short with me and telling me Oh well this is the first time Im hearing of any of this. Apparently management does not review work orders before they hand them out to their employees. Work orders were put in over 3 weeks ago work orders were marked as complete after work was either unfinished or shotty. Even had the maintenance man get a little rude and nasty with me when I was trying to explain the problem and he said it was fixed it was right. Maintenance man went as far as telling me well you know I can come here every single Friday and do it over again if you want me to. Ive had them in my apartment for the same problem three times now.

I loved it when I stayed there. My favorite place I lived ever, until I had to move

My experience with Riverwood has been great over the years, that I have been with Riverwood, Nancy and the rest of the office and maintenace did a great job
