My family and I moved here out of sheer necessity. The whole move-in process took roughly a month and there was absolutely no good reason for it. The appliances are incredibly old and do not always work efficiently or properly, resulting in sky high utilities and one inconvenience after another. We have had the kitchen light, which the lease explicitly states is something their maintenance team is responsible for fixing, out for over a month (Virginia law gives 30 days as the max amount of time for reasonable repairs to be made), the mold that was there up one move in has yet to be addressed despite maintenance saying it would be handled, and my car was towed because the front office is so incompetent that you cannot reach them to come in to get a decal. Maintenance will do the absolute bare minimum for anything and you can tell by the condition of the homes upon move in. It’s a revolving door of BS and with the exorbitant amount of money they are expecting people to pay, we shouldn’t be experiencing this. There’s really no amenity that would make the cost of rent worth for any tenant here to be honest. It has potential but if you can avoid it, I would. I recommend you run far, far away unless you have absolutely no choice like family did.

High utilities, appliances are old and barely work, cant get maintenance to fix anything. AC creates a river everyday electric bill 800+ and they cant spend the time to come fix the ac or the non sealing fridge but can repeadtedly call to harass about the ac window unit we put in to survive the unbearably hot upstairs where we sleep. Took two months to get the stove fixed with two small children to feed.

Impossible to get maintenance to fix anything! Office could care less about doing anything to do with repairs. Have been waiting 7 + weeks to have ceiling fixed and was told it was on their list of To-Dos. Waited 6 weeks to have toilet fixed. Absolutely no follow through on tenet complaints. Think twice before moving here.youll regret it!

I have lived here since August. I could love it here. Yet it feels impossible to since maintenance does everything not to replace old rundown appliances. On top of that the carpet in the living room was so worn down it feels like walking on pavement. My dishwasher has completely lost all power but before then all the peices were falling off due to its old age. The refrigerator is my height and I am 53 yet the ceilings here are high. Very cheap and old as well. I had a dryer issue had to lose my marbles just to get one that dried properly. Sink handle fell off one day washing dishes. This was after Covid broke out. 2 months later it was fixed now my sink drips all day. Before that the disposal was broke I went weeks washing dishes in my bathroom because MAINTENANCE IS LOW is always the excuse. No my air conditioning is broken. I never knew there was a leak until call 4. Over the weekend this fixed leak obviously was not fixed as I was without air conditioning. Could not cook as my house was 81 as is. Bathing seemed miserable. No air conditioning or fan was given in all my many calls. I just was left to either suffer or spend my own money. THANK GOD I finally received one per my own request because I have figured out if they can patch it us enough for them to believe it works THEN IT WORKS. I could love it here but the front office who by the way are RUDE and the maintenance wont allow it. Nothing I have asked for is too much because IT YOUR JOB. Rent is paid on time yet the townhouse appliances and such falling apart with me living in them. Then you are questioned like you called just to have a friend come by and they too busy. It is not my job to tell them whats wrong with it it is your job to tell me. If I say its not working IT IS NOT WORKING. Get some cross culture education because as for me and my culture it is not impressive having to defend yourself over MAINTENANCE ISSUES. SHERI BRYANT if you need to look me up. All of this is SAD. Looks nice here everyone but you are not treated the same. I am tired of the stress this place is causing me and my children. FIX IT. How hard is that?

Great space and very quiet .High utilities . Need to upgrade their appliances, have seen snakes here in the neighborhood , spider problem , things taken out of my car , toilet kept clogging upstairs and down stairs . They are quick to fix problems in the townhomes but they need to upgrade ! Office managers are great . Maintenance are great also . Trash is always filled with things people should be taking to the dump themselves . Compactor in neighborhood not locked with kids playing freely .

Ive lived here for a while now and have no complaints.The unit i live in which is a three bedroom,two full baths with a garage is real spacious. The leasing agents Krystal and Shelia are real professional and attentive to my concerns and issues. I would recommend Riverside Manor for a place to live.

Very raugh and shady neighborhood, not safe,too loud even at midnight, drunk people on the street and loud music party is every night.very disturbing and impossible to sleep at night ,0 star.

I have enjoyed living at Riverside since December 2016. Maintenance and office staff are outstanding! Love the location- close to 95, Spotsylvania Towne Center, Central Park and Wegmans. The community itself is very well kept.

Daughter lives here and the promised repairs from three months ago still havent been completed.

The people who live here arent very friendly. They dont tip their food delivery drivers either. Just a very unfriendly place.
