Amazing property manager, very polite funny, and takes care of me any time I need maintenance or anything. Well worth the money to stay at these apartment complex’s also neighbors are very polite and quiet, but the property manager is the one who reassured me and gave me the confidence to finalize the lease agreement and have been very pleased my whole time here going on 5-6 months now

I lived here for two years. I LOVE the ladies in the office. They were always so kind to me whenever I needed help with anything. My car was broken into twice and I caught someone looking into my window so that was a little unsettling. Thats why I am taking away a star. I was told by an officer that they do patrol on the weekends but maybe if the apartment complex could work out having security people? This is going to be an issue in any large complex like this wherever you go so I dont blame it on the complex itself. It was a great apartment since it was just me living there but not sure if it would have been large enough for two people. I definitely recommend these apartments for someone who is on their own. The pool and dog park were always clean as well which was nice!

My boyfriend and I rented a one bedroom here for a year and for the price it can’t be beat. The community was safe and clean and the ladies in the office were always very nice and professional. We did have an issue with one of our neighbors about 10 months in (we believe he had some kind of behavioral illness) but he was evicted. Aside from that we didn’t have any major issues we just outgrew our apartment. Perfect for someone looking for their first apartment or someone trying for something small to save money.

Really needed to get a washer/dryer card in a rush after work (probably sounded a little rude myself) before they closed and one of the ladies helped me out to get one that day. I grateful appreciated that. I’ve had good Service here. They have always Been very nice to me and my fiance. Price isn’t too bad, isn’t the prettiest apartment place but very convenient. Having the bike path less than a quarter mile has been great. The apartment it’self is pretty nice. Good ac’s too, although we’ve been struggling to get a smokers smell out of the place since moved in.

Visited the apartment today to get info on leasing and the company should do better on who they have providing information to potential renters. This young lady was very unprofessional as if it was a bother that I interrupted her eating her chips and dip at the desk. She had a horrible disposition and attitude. If you want to give future renters a good vibe on you complex, change who you have at the front entrance and how they greet and represent the apartment complex.

I absolutely love this apartment! The maintenance workers are quick and professional, any issues that I have had (which have been few) have been solved the same day and with great results. I adore all the land lords and have to shout out my personal landlady who signed me and my roommate into my lease Candace who was the only landlord in my search for apartments who actually made me feel like a person and not another appointment. This place is safe, affordable, and a great apartment for you or even a family!

Ariel did an awesome job with helping with all of our paperwork, along with transferring from our apartment to townhouse. Every time I have any questions the staff always welcomes me and are very helpful. Chris and all the maintenance crew are always spot on and get everything done in timely fashion! 10/10 would recommend anyone who’s looking to move here!

The girls in the office are incredible. Super friendly and very easy to work with.I would have given the apartments more stars, but there are heavy issues (mostly in the realm of false advertisement) going on here. Looking at the floor plans for the one bedroom apartments, you’re given the impression that they’re all updated with new kitchen appliances like dish-washers. However, there are more than one one-bedroom floor plans. In some of these units, the appliances are the same ones that my grandparents used when they got their first apartment. The smoke detector goes off every time I cook (and literally nothing is burning), because the vent is so old and out of date (it’s extremely loud too). Some of these one-bedroom units have a window sized a/c unit in the living room/dining room area that cools off hardly anything. I had to purchase a separate a/c unit for my bedroom.Amenities aren’t as presented on the website. Things like the dog park, playground, tennis court, and the like have yet to be seen since I moved in. I have seen a swing set, though. Maybe that’s the playground?Aside from that, the neighborhood seems pretty great. Parking can be a bit shifty here and there, it some units don’t have actual parking lots and street parking is (just like everywhere else) first come first serve. I’m not at all mad that I chose to move in; although updated kitchen appliances would be ideal.

The apartments are “ok”. My car has been broken into twice. Maintenance is “ok”. l would not recommend this place. During this pandemic they handle things horribly, just like the tornado. I just find it awful how people are treated during these times. Move somewhere where people actually care. This place is definitely not it. Save yourself the headache and save yourself from dog poop! Which is everywhere.

I had a wonderful experiencing moving in. My leasing agent was Brittany. She was so friendly and really helpful. I definitely had a good time talking with her. My grounds are pretty nice as well. I like how there is parking on the street, and you can always see your car. I would recommend this apartment to anyone.

They show you these pretty little models but once you get into your designated apartment, the realization of being gypped sets in. The appliances are older then my boyfriend and I are (25). The air conditioner in the living room doesn’t have a temperature setting so it just runs and runs. The maintenance is pretty bad. Bathroom floor is squishy and turning black. Probably black mold. All that was supposedly done was it was sprayed with bleach and only resealed along the tub. So it’s just going to keep getting worse. For a complex to not have central heat or air, and appliances so old, the price of rent is way to high. I’m sure if you value your dollar and your family, you could rent a house for the price they charge here. If I could posts pics I definitely would. The pictures above are false advertisement for sure.

Ive lived here for about a month - so far, so great! Ariel, one of the leasing girls in the main office, is incredibly nice and helpful. She helped my girlfriend and I move in easily and quickly! I LOVE living here. Everyone is so nice, very punctual and quick when it comes to your maintenance requests. I recommend living here, even though the rates are a liiiitttle high. That being said, the placing of the complex is incredibly convenient, so the rates make sense.

Please don’t rent a house here。They charged me 150 dollars because I changed a house insurance. The insurance I bought was only 125 dollars a year. They said that I had violated their regulations. I dont know who gave them the rights.

They’re very quick with maintenance and move-in went very smooth. However , if you have children and plan on using the pool, park, basketball court, tennis court, etc. they’re not very clean looking and safe there’s only one basketball hoop with a rim so it limits space for the children that live there. Also parking is pretty horrible. There are not enough parking spaces for the amount of residents that reside there.

I love living here. Ive been here for over a year in a 3bdrm townhome and its spacious and quiet. I never have problems with my neighbors. The grounds are always clean and in cases when they arent, it doesnt stay dirty for long. The office staff are awesome and helpful. Woodman park is close to plenty of shops and eateries and close to the I-35. I recommend Woodman Park Apartments to anyone looking for a 1-3 bedroom home!

The move in process was super simple! The office staff were amazing and made it seamless! The size of the unit we have is perfect for our family, the parking leaves a little to be desired but not all too out of the normal for as big of a complex as they are. Maintenance has had a difficult time maintaining the recent snow/ice removal for our area but they did provide my husband with bags of salt and he gladly took up where they werent necessarily able to. Overall we are very pleased!

I read some pretty mixed reviews about Woodman Park before moving, but my own experience has mostly been great! The ladies at the office have all been very helpful and nice, but I primarily worked with Janice who was awesome! I will say the quality of the units seems to vary quite a bit which would explain some of the negative reviews. I saw the model, but then I also saw 2 actual units. The first was dated and pretty gross. However, the second unit was updated and much better! I didnt experience what some are complaining of (not being able to see actual unit) and didnt feel that I was tricked in any way. Maintenance has been very prompt with any issues Ive had, though there have been a couple issues that took multiple attempts to fix which meant longer wait time for the issue to be resolved. My unit backs up to a field and is very peaceful. All of my neighbors are great and I havent had any issues with anyone living in or near my building. The one big negative thing and the reason for only 3 stars is that the laundry rooms (or at least mine) are GROSS. The hot water is almost never working, the rooms themselves are filthy, and I swear my clothes just dont get very clean in the machines. They always have a weird kind of musty smell no matter which machine I use. They just all seem dirty and old. I often do laundry at a family members house because of this which is really inconvenient.

Stay away from these apartments! I read the reviews before moving in and thought “ oh, well that’s not going to be the case for me “ and it definitely was! These apartments are absolutely horrible! Although the price may seem right, once you move in you’ll regret it. The women in the office are all attitude driven. The maintenance team has absolutely no idea what their doing AND have told us this personally. They usually make things worse. You’ll have to clean mold out of your bathroom weekly. Your bathtub will be absolute trash within a couple of months. Your car will get broken into nightly. You will definitely encounter lots of drug addicts. They will COMPLETELY try to get every single penny out of you that they can. The people here are trash. They have security some nights that doesn’t really do anything but stand in your way when you’re trying to drive past. The laundry rooms are trash. & you’ve got to put certain amounts of money into you laundry card to even wash clothes. You pay your rent on time and they decide to not take it out of your account until days later, In turn purposely making your rent late and then charging you hundreds of dollars more than the apartment is worth. I would pay $100 to live here and no more. The “ park “ is trash. The only good thing that I can say about this place is that the location is convenient. They sell you a perfect place and then you are stuck for a whole year in this hell hole. Goodluck!

We are in the second year living here and wish we didn’t renew the lease After reading the other reviews I agree that this is a bad residential area Maintenance is very slow and even charged me 40 cash under table to unlock my residence last winter when I was sick even though it was against the rules I was told not to tell but when I did I was called a liar by the office staff. I agree we were showed a nice clean neat apartment and that was not what we got. I feel like it was a bait and switch. Appliances are very old and even break down often. I am supposed to be “lucky” because we have a dishwasher that hasn’t worked correctly since we moved in! We have made numerous complaints about our upstairs neighbors loud music after hours and was told to call the police. Office staff is usually good except when you are called a liar. But maintenance leaves a lot to be desired. I have had to call the office several times even after the 48 hour window to get work done. They are eager to get you in and charge a ridiculous amount of deposits and fees (and if your rent is late they will charge 135 dollars extra even if it is a day late) but that helpfulness is gone right after you move in. Between the ugly dirty apartment and staff calling me a liar I won’t be renewing my lease again.

It’s not safe to live here anymore. They rent out anybody now. I had an issue with some guy he was under drugs. And he threatened me with a weapon. I called the police the police couldn’t find the guy, I went to the office the office staff didn’t care they told me they can’t do nothing about it. I asked to break my lease because I don’t feel safe for my family. They didn’t care to leave from there because of course they only care to get paid in the end of the week. They asked me to pay $2000 Plus two month rent which is going to be another $1500. For a total of $3500. Very disappointed.

Been living here for 3 months now. Had a small insect problem when I moved in and it was taken care of promptly. Complex is large and very well kept. Beautiful old trees and tons of parking. Apartments are a bit older but they are spacious and comfortable. Close to the highway which makes it easy to get to downtown. Great front desk response and online bill pay options. If only these apartments were right downtown. They would be filled in a minute!

Just moved in a few days ago. The office staff is amazing, we had Janice and shes amazing! Our apartment has brand new carpet, nice cabinets, fairly clean, and nice neighbors. Had an encounter with a neighbor that Im not sure who it was that messed with my property, but they say theyve never had that happen before. Better be a one time thing. Everything wasnt cleaned great, but luckily I dont mind to clean. The pros have outweighed the cons. Fingers crossed it stays that way!

At the end of November/start of December I called to get the pet fee removed as my boyfriend was going to start keeping the cat at his place. I was informed by the office staff that itd be removed by January rent. January came and the pet fee was still on there. I called the office again and received a promise that theyd remove it by February and credit my account the pet fee I paid for January. February comes and the pet fee WAS STILL THERE. I call the office AGAIN and this time Im informed that I was suppose to fill out a form if I want the pet fee removed.Overall they spew a bunch of lies and have horrible internal communication. So glad I am leaving soon!Also the first week I moved in the carpeting was coming coming up on the edges and the carpet nails were exposed. I called the office and they stated that since an outside company lays the carpet they refused to fix it.

BEWARE!!!! BED BUGS EVERYWHERE. Every other day people are throwing out mattresses. They are in outlets and the walls. Maintenance tries fixing clogged drains with plungers. Have called 4 times and finally requested a plumber to come fix the problem. Kids out till all hours of the night peeing in the bushes and fighting. Multiple nights a week there are cops driving around looking for individuals. This is by far the worst apartment complex I have ever had the misery of living in! The playground has loose boards and nails sticking out everywhere. The dog park is just an old tennis court that also has nails and chipped boards scattered through out. There is no tennis court even though they advertise that. Kid pool has been out of commission all summer and the pool opened weeks late because they needed an inspector to come evaluate because they found needles in the pool at the end of the year.

This is a great place to live, especially if its your first apartment. The one bedrooms are a perfect size for any person. The staff here are always professional and help you out with any issue that you need. Ariel in the front office is extremely helpful and nice I love living here!

The property at Woodman Park Apartments sucks! The grass is literally covered in dog feces! They might “forget” about your work order... They might “forget” to shovel the snow & salt the sidewalks (major inconvenience). The safe members attitude sucks for the most part (when the ladies in the office as an exception) I mean the guys on the go carts don’t have to be chipper but I like a friendly neighborhood... I (use) speak often but I’m often stared at. If I had a chance not to live here I wouldn’t. Especially for the amount they charge! Unless you’re desperate, you deserve better! Oh and I did find a roach in my apartment once.

This apartment is a mess the first month I moved in it was fine.. then after then cabinets starts messing up everything is just cheap here I called so they can fix my cabinets they came the next day they said they had to order a screw they never came back to fix till then I still have my kitchen cabinet and living messed up. Laundry room is a mess last time I was going to wash clothes this lady told me not to put them in there cause there was maggots all over the laundry.. you guys need a lot of work to do and fix up all these apartment if you want to charge that much can’t wait till my lease is up ..all these bad reviews and you guys still don’t do anything that’s sad.

I was fully prepared to rate this apartment very highly because during the time I lived there (2 and a half years) I had only pleasant experiences with maintenance and staff. However, Ive been forced to change my mind seeing as how I just got charged $560 to replace the carpet in my old apartment that was deteriorating and stained when I moved in. On top of that, they charged me a $125 late fee on a $400 rent when their payment system didnt withdraw the money out my account. The new management is only worried about squeezing every last penny out of you that they can before you leave.

I have lived here for 2 years. Me and most of my neighbors have had our cars stolen from. My neighbor has had his home robbed. One of my neighbors has had several car batteries and even the hood of his car stolen right off of it. The apartments are really old and the paint on my walls is so bad I cant even use the non-nail picture hangers because they just rip the paint right off. All the sinks are whitewashed to hide the rust underneath. That whitewash comes off after about 2 years. The appliances are from the 1970s.Maintenance is generally good as long as you bug them about it enough times. My dishwasher still isnt fixed and it took me going to the office 5 times before they fixed my air conditioner. In addition, all of my outlets are so old that if you put a plug in them the plug will just fall out. They charge you for pest control but that is a joke. Their version of pest control was to call me and ask if I had pests in my apartment.Most recently, they increased my rent above my maximum rate. My paylease has a maximum limit set and my increased rent was above this rate. Rather than paying the $700 and leaving a $1.26 balance, the payment was just canceled unbeknownst to me. They then proceed to post an eviction notice at my door which is really just a pay your rent notice and added a $125 fine to my bill. Understandably I was late, but I have paid on time for 2 years and they treat me like this. I have my payments set up and they still charge me $125 for a simple misunderstanding.The 2nd star is because the people here are generally nice. Its mainly families and people that just want to be left alone.

Avoid all properties managed by Monarch Investment Group; they are only worried about increasing income. In my experience that has meant cheap repairs/renovations. With this, maintenance has been short staffed for at least six months. There is absolutely zero customer service & little accountability of onsite management. Please research this management company & consider living elsewhere.

Its a long review so bare with me. Its my first apartment experience and Id say its been pretty good, 1 year lease. Not too bad. The place is nice and so far well cleaned throughout the area. However theres a few things thats a little different from what we were told itd be. Starters. We paid extra to get an apartment that had new carpet and tiling. The tile looks good in the kitchen and bathroom. In the kitchen though, theres a nice sized crack in the flooring. In talking like parts were chipped away like something heavy dropped on it. Ironic its under the fridge. Not sure if that was on purpose to be under the fridge but I almost didnt see it until a few weeks after when I was sweeping. Overall, not too fond of paying for better quality when IT isnt there. Especially when Im pretty sure our quoted price was lower than what Ive been paying ($620) for 1 bedroom. I cant wait to see what the Summer looks like. Hopefully that improves my opinion a little more. But at this rate, Ill be completing my lease but after that, Ive determined I might as well look for a house at this price. Overall. Its okay. Not great. Not bad. Not worth for the price.

We lived here for approximately two years. They had a lot of sensible rules but would not enforce any of them. Dog poop covered the grass, people parked in non-spots blocking roads, and people would drive the wrong way on one way streets. Never enforced.The other really major issue is while we had air conditioners they didnt work and did not cool any space. We requested them to fix them several times. They never fixed them. This made summers unbearable.Laundry facilities are an outdoor walk to another building. Do not recommend living here unless you have to.Some positives include a pool, decent parking and a roof over your head! All standard appliances, do not expect air conditioning...Friendly office staff.We scrubbed our apartment, removed all nails, vacuumed etc. When moving out. We did not get our security deposit back. This counts for a star. Not even a mention of why.

When I first moved in here i loved it and couldnt wait to call it home, but this is no home, I was wrong, people here are rude as can be and they drive around the bend like maniacs! People also drive the wrong way through the parking lots, i have almost hit someone head on because they didnt want to read the ONE WAY sign at the end of the lot,,I think there should be stop signs at all corners!! Someone will one day cause an accident...also, I am paying way TOO MUCH for a box sized one bedroom..i have started to hate it here, the only good thing about this place is Tom, hes literally a genuine person and hes the only one who seems to care about his job, someone give that man a raise! This place seems to go downhill after the first 6-8 months, I literally cannot wait until this lease is up so i can get out of here, Im disappointed in this place because I heard very highly of it and gave it a chance, buy it has not been good at all...i have met great people here, then not so great people. There are also great big theives that live here too, Ive had things come up missing on my patio area..that caused me not to put anything outside..all this place cares about is money...what a shame.

I picked Woodman park for my first apartment due to fair pricing and a great location. Leasing agent Ariel murphy was an absolute delight to interact with, she was courteous and prompt with any concerns i had. Maint. orders were handled in a timely manner. New pool. New playground to come. Admin is always looking for ways to improve. I had a great overall experience and would highly recommend to others.

Renters beware! Worth the read!Absolute trash living environment and apartments. I moved in in September, we were not allowed to see the apartment before we moved in (shouldn’t have signed the lease, very naïve of us but we were in a hurry to find something.) So when we got there it seemed okay at first. However, the bathroom was DISGUSTING there was hair inside the medicine cabinets from previous owners and the caulking job around the tub is cracked and peeling making my whole bathroom look atrocious. I feel dirtier after showering.The kitchen cabinets are all broken and they don’t close. They are stained and sticky from others who lived there before. The linoleum floor is cracked and pretty much rotting.I was moving the rest of my stuff in with my mom and as I’m walking up to my apartment I see maintenance people are in there working. As it turns out there was an outlet that burned out my lights because it was giving off a very dangerous amount of voltage! I did NOT call to have them come in nor did they call me and say they were coming...they just showed up. If you request a work order they give you a 3 day window with no specific time or anything. You feel on the edge the whole time you are they’re because they just show up. They don’t call or anything, you feel like you have no privacy. My husband was actually getting out of the shower the last time they came in to fix the sink. When maintenance people come out they leave no note saying they were in or what they even fixed. They have been out a total of 4 times to fix under the sink that’s been leaking before we moved in and they STILL haven’t accomplished this simple fix.I don’t want to call because I want to be there when they are there to service the sink so I can make sure it’s actually fixed this time. However, now the sink is literally rotting and molded (pictures below.) When they came in to fix my heating boards it wasn’t turning off and maintenance man told me to turn off the breaker! They should’ve fixed it I shouldn’t have to deal with a breaker!!!! (I also have witnesses that can verify all of this.)I have personally witnessed the maintenance people THROWING from the top floor down to the ground, right by someone’s front door, large dressers and wooden chairs. All of this is extremely dangerous and makes zero sense to me!! My husband’s brand new car got hit and someone ran off after they hit it and Dayton PD said it happens all the time here and this place is “no good.”The front desk assistant manager is too sarcastic to be in customer service. They had a penguin sign blocking Woodman drive and you can’t see oncoming traffic. My husband called and asked them to remove the sign or push it back a few feet and Ariel’s response was “you’re the first person to actually complain about that.” Why does it matter who complained first or last? That is AWFUL customer service.I asked for a copy of my lease in an email and I got a response asking if I wanted to see the apartments? I finally got a copy of my lease and I asked if we could transfer or sublease or have someone else apply and take over ours and Ariel explained that’s not allowed. However it’s stated in the lease it is! I have email proof so I was basically lied to. The pillars holding up the front of the apartments can literally be pushed off and I have pictures of this as well. Basically if you are looking for a deal, which we thought we got, I would 100% look else where. I know they wouldn’t pass a simple city inspection. The worst possible place to live, I don’t feel like I have any privacy and everything is GROSS.

I absolutely loved living at Woodman Park! The one bedroom apartments are a great size for the price you pay for them. Yes, they are a little outdated, but its an apartment- with updates, come rental rate increases. I saw employees out every morning picking up trash to keep the grounds looking nice. I never had problems with maintenance or neighbors. As long as you pay rent on time and take good care of your apartment, there are no problems!

The carpet was awful, stains and was coming up around the borders. Window air conditioners were a pain and baseboard heats barely worked. No vents in the bathroom, had to open window in winter. Burrr! Cheap blinds broke apart and fell off within a month. Small kitchen; plastic, fake, wood floor with tiny fridge. Very small bedrooms and bathroom as well. Horrible paint job on the outside and inside of the apartment. Complicated small opening windows, screens fell out many times. The concrete stairs were very dangerous, caused tripping and scratches. Very bad place to have children. Cursing and drug selling at the pool. The pool was also very crowded and laud.

DO NOT MOVE HERE!! I just moved in and nothing has been updated since it was built over 40 years ago. The rent is 580 for a small 1 bed and water and trash not included. The office staff is shady. They changed my move in price 3 times, told me I overpayed by 200$, which I did based on the last move in spreadsheet, and now they dont know where the 200$ went. All my drains were backed up, heater goes in and out, not clean, black mold in the bathroom, running toilet that they wont fix, NO PARKING, DRUG DEALING 24/7, DOG PARK IS A FIELD OF MUD, NO PLAYGROUND, ENTIRE PROPERTY FULL OF TRASH AND NOT MAINTAINED AT ALL. Its also a high school parking lot with constant bass speakers booming from cars at all times of day and night. Managements answer to everything is to call the police instead of doing their job of property and tenant management.

Lived here with my brother for 4 years. Moved out in March of 2016. Got a bill in May saying I have a bill of $700 that I owe. Never got a call saying why but they already sent to a collection agency without contacting me about it. Brother bailed on me during final month and had no one to help move couple large items, so they charge insane price to move to dumpster. Also have medical bills from developing breathing problems from black mold in bathroom that facility fixed by covering up with new caulk over moldy spots. Bedrooms never had heat because the paint job before I moved in painted over the knobs on heaters. Air conditioner leaked onto downstairs porch so bad every summer. And I had to prop my trash can against my dishwasher door to keep it from falling open. Have pics of mold and air conditioner on old phone. Worst living choice I ever made. Still regretting it. We also noticed drug activity every once in awhile at the complex, some sketchy residents.

The office receptionists never passon recorded messages or when you talk to them on the phone. not sure why i continue to try to get ahold of anyone. unless you’re persistent and keep calling you’ll never get an answer. one maintence guy is super helpful and goes above and beyond, everything else is truly a terrible experience. super bummed i signed on for another year lease.

I have family that lives here. Im very disappointed with the staff, the environment, the security and highly concerned for the safety of my loved ones. My family was recently threatened with their lives by another resident in this complex and not one staff member took action in this matter. Now my family is living in great fear they can not sleep at night they can not go outside and enjoy anything for the fear of their lives because woodman park staff is not concerned to protect them or any other families for that matter. This is a disgrace to our community and this imposes that threat is allowed and permitted under all circumstances because woodman park apartments allows this. This is why people lose lives and the streets are like they are because of the careless people like the staff of woodman park. Its been two weeks since the incident and still no one has cared to protect my family. They told my family to break their lease and pay a bunch of money. This is in fair and heartless I would advise anyone living their currently be careful because there is a resident threating other others with a gun. He follows them to their home and says if you call the police he will make more problem. And dont think for one second that the staff will protect you because they wont. Even though the lease states they are here for your safety and protection and will do all they need to do so. That is a lie. I warn you all please be careful and if you can move dont stay there any longer

I am a current resident and there are people firing gunshots within the complex! Neighbors have dogs that bark all hours of the day and night, and there is little to no parking even though we are a one car household. Management acts like they will do something about issues when you call but fail to follow through. I wouldnt recommend this place to my worst enemy! I definitely wish I would NOT have moved into this place.

The security here is a joke! Ever since I moved in here people have been messing with me. I’ve found notes in my door that look like children wrote them someone has been stealing our mail and just last night someone tried to break in!! If it weren’t for my dog who knows what would’ve been stolen.The “security” just sit in their cars all night and I’ve never seen them actually walking around. Trying to report this to the office is like trying to pull teeth! Nobody is ever in the office and when you call they expect you to leave a voicemail. The washers in the laundry room almost never work and they’re too small to fit anything in.. and that’s assuming the power is working in there. This place is kind of a a joke. My lease is up soon and I can guarentee I won’t be renewing.

I lived here for 2.5 years while a graduate student. My only reason for moving is that I relocated out of state; had I stayed in the Dayton area, I likely would have continued to live at Woodman Park.I was pretty happy with my apartment. It was clean and updated upon move-in, any maintenance issues we had were addressed in a timely manner (though we never had anything super serious), and we were refunded our entire security deposit after moving out, which was fair to me. The buildings and appliances aren’t new or fancy, but I wasn’t really looking for new or fancy — they are fine to use and live in. And, compared to similarly-priced apartments that I toured in the area, WP had more square footage and newer buildings. Also, the office staff was very welcoming. Ariel alwasy greeted me by name whenever I came to the office for something, and even helped us get a short-term lease approved so that our move-out date corresponded better with our graduation—which is a big example of how she goes above and beyond for residents’ needs.Laundry facilities were updated while I lived there, and the new washers & driers are a major improvement. Walking to another building for laundry was not bad at all.I didn’t use the pool often, but I can say that it was clean the few times I went. It stayed pretty busy and seemed like a lot of families living at the complex used it.Re: safety... The speeding on the traffic circle is my biggest concern, and the staff is aware that it happens. I’m not sure how they could enforce it more strictly, but just be aware that you’ll need to be cautious driving back there. Other than a few off-hand incidents with neighbors (who no longer live there) I had no issues with feeling unsafe, or having things stolen. I often went running in the daytime around the property and on the adjacent bike trail, and never had any safety concerns from that. I would rate its safety as average in Dayton...not exceptionally “nice,” but not “bad” by any means compared to friends who lived elsewhere.My favorite thing about this complex was by far the location. Being right off of I-35 I could easily get to downtown, UD, the mall, The Greene, etc within 10-15 minutes driving...and there is a gym (Planet Fitness) maybe 5 minutes away which was convenient also.This place was exactly what I needed as a grad student: affordable, conveniently located, basic amenities and in a generally quiet neighborhood.Again, if I had been staying in Dayton, I would continue to live here. Hope that my experience can help someone in their apartment search!

Overall, very average. I think its a bit overpriced for the quality. The office staff was helpful and friendly, but management/running of the property was lacking. My chief complaint came when I moved out and they deducted $150 from my security deposit. They cited stains on the floor that I had pointed out to them were there when I moved in. I even put it on the pre-inspection checklist and they said it wouldnt be a problem. Not surprising, it was and they said it was my fault. Not impressed with how things ended.

Since the management change things have gone way downhill. We had just signed our 5th lease in April and even referred in a person and should be getting money off our rent for that. We will never recommend again. Laqueita at the office has been rude more than once. Once concerning a wrongly placed eviction notice due to non payment even though we had confirmation of our payment. She told us we had to come to the office when it couldve easily been handled over the phone and became even more rude and argumentative the following day of trying to figure it out. We had in fact paid. We havent even been late in rent in the four plus years weve been here. I have so much more types up than it will allow me to past but if anyone wants a more in depth review let me know and I will happily forward it to you. Maintenance issues arent addressed and the grounds are awful looking now. The place is going downhill very quick. They used to be so nice and clean and polite. Now they are all just rude and you only see trash and we all have old appliances that are outdated and the employees are always just smoking out the side door.

Do not rent from this management company. This complex has cops in it nearly all the time. No matter how good you are about paying rent on time they will make sure to find a way to not give you your entire deposit back at the end. I just moved out one month ago and have finally received my deposit refund where they took money from me for carpet cleaning even though they would have to do that either way and they had already taken hundreds from us for our pet rent and deposit. There was nothing wrong with my carpet. Its just a money hungry greed filled management company. I will be sure to spread my opinions throughout the Internet and to everyone I know in Dayton.

I currently live at woodman park apartments and they are one of the worse apartments Ive ever lived in. My wife and I have lived here since November and have had nothing but problem after problem. We have had an excessive amount of ants in our apartment for 3 months and the office had been notified multiple times and nothing has been done to reduce the problem we have been given the run around everytime and told that I would be taking care of atleast 3 times now.or they tell us to but chemicals to kill them ourselves. I have two cats and my wife is 6 months pregnant I dont think this is something we should have to deal with or should be our responsibility to take care of when we are paying rent to live here. We have bought apart and aunt traps but nothing has worked.

I would have given this place more stars when I first moved in 4 years ago. I moved into a clean, well groomed freshly painted apartment. The staff were kind and helpful and the maintance men were quick and skilled. However, there has been a recent management change. They fired all the original maintance men and grounds keepers. The new lot are slow and cant do major repairs. I had a slow drain and was told to wait it out. The grounds are gross now, they dont pick up trash off the grass anymore and it took a full month and FIVE phone calls to get them to move the pile of FOUR COUCHES off the parking lot and into their large collection dumpster. The upkeep of this place is horrible now. They repainted the buildings and fixed the potholes and thats it.

My boyfriend and I moved in December 9th, 2016. We have now been living here for almost two weeks and so far its great! Alyssa was our leasing agent and she was a blessing!! Our move in was super great and easy, no noisy neighbors, and maitnance works very fast! I reccomend to all for a first time home or even if you just need a small home!

Dont move to Woodman Park is you dont like:●Dogs barking & crying overnight while sleeping. Reported 9 times, nothing has changed.●Dog poop in the grass. Lazy dog parents dont walk or pick up poop.● Neighbors with trash bags in front of their apartments● Cars and school buses driving like they are on a speed way, I pray that the little kids dont get hit.● 2 bad apples in the Rental Office make the other Youngs ladies look bad. Thats a shame!Will not end this poor review without saying something nice.....Maintenance Service, excellent!

First off this is my second time living in woodman park. When I first lived there I had a 2 bedroom ground floor apt, I liked it alot. The only issue I had was within the 2 years I lived there ownership had changed hands 3 times. Now for the second time living there I have a 1 bedroom upstairs apt and I love it. No issues with privacy, no issues with noise or awful neighbors. I have an alright view for being in an apt, but its nice, quiet and the maintenance staff has fixed all my issues almost immediately as long as no parts needed to be ordered. The staff is friendly and effecient. Parking can be a pain sometimes but 99% of the time I park right outside my apt so not too much to complain about. Open space for me to let my dog out when I have him over. The rent is very manageable and fir what I get I feel like my money goes a long way. Also being on the bike path has great advantages for those of us who like to ride our bikes or ride our bikes to work to conserve fuel. All in all woodman park apts is an awesome place to live with ease of access to shopping, dining and highways for great weekend getaways.

Ive been a resident for many years, this was the first apartment I ever moved into and in the beginning it was great, but over the past year or so the company was bought out by new Management, ever since then it has been terrible. Loud and obnoxious neighbors, the police are in my complex at least 2-4 times a week. Recently there have been car fires and break-ins in some units. A couple of the new staff at the front desks are extremely rude and act like if you have a problem with your unit that its some kind of burden on them personally. Completely unprofessional. I have submitted many work orders that didnt get taken care of for weeks and some of the issues still havent been attended to. Thank goodness for John, the maintenance man that has been here for many years, always trying to go above and beyond attending to the problems with my apartment, but I always have to ask for him specifically. My lease will be up within the next few months and I will definitely not continue to give them my business. Im disappointed especially since I pay almost 650 for rent, have been a tenant here for years, with no complaints and I cant get them to even pretend to acknowledge the problems in my apartment.

Well I moved in and the place has BUGS; like small cockroaches and this was because the neighbor has them...I did not see the place before hand, I signed the lease and trusted them to do exterminations. Since this was Fri at 3:45p I have to wait till Monday and that makes me mad but Ill see how they handle this and let you know.

Do not do business with woodman park apartments. The leasing office play games with people paying money order and checks in person. If you make payment by second party with certified funds they will refuse to take payment and they will contact you after the fifth of the month to get late fees an eviction, A violation of Ohio landlord and tenant laws! I have a Aunt, 65 years old and have multiple illnesses i delivered her money order to pay her rent because she was unable to get down the stairs from her apartment! The management calls her that they are not taking the money order because it is not in her name? All I did is deliver legal tender to the leasing office. If they file for eviction Me and my cousin who is a Federal DA will defend and send notice to the Ohio Attorney General for there illegal practices! No policy put on a lease cannot violate Ohio Chapter 5321, and 5321.04!

I lived at Woodman Park Apartments throughout my last year of college, from August 2014 through December 2015 when I relocated for work. The apartments are small, and fairly old, but they met my needs quite nicely. The rent is reasonable, though there is a water/sewage fee on top of what they advertise. Basically, this place is what you might expect from the cost.I lived in a 3 bedroom townhome. The master bedroom fit a king size bed quite nicely, along with a a dresser and a few night stands. The closets were small and the carpet was dirty when we moved in. This was irritating, but Management was proompt about getting someone in to clean them. This complex has not beeen updated with central air or heat, and instead relies on air conditioners in each living area and bedroom, along with baseboard heating.The baseboard heating is where things fall apart. There was not a thermostat for the apartment, or even for each room. Instead there is a knob on each heating unit without any level indicators. The apartment could go from freezing to blistering with a slight nudge of each knob. These units do not kick on or off on their own either, so our electric bill got quite high in the winter months. In February 2015 we paid roughly $250 to DP&L.We were shown 3 apartment units prior to move-in, and each one had a single coaxial input for cable/internet access in the living room. Time Warner refused to create additional access points on the second floor of our townhome despite permission from the property manager. This is not the fault of the complex, of course, but it was an irritating drawback to living there.The kitchen was nothing special, but it wasnt bad either. The only real problem I had was the lack of pantry space. The stove and fridge were fine. Our townhome seemed to be retro-fitted with washer/dryer hook-ups next to the sink, and there was a lack of counter space but we made it work.Woodman advertises a state of the art dog park which is really just a run-down tennis court with a broken gate and a bunch of old, mostly broken obstacle items for your pet to wish it could use. I guess it provided a safe space for our dog to run around for a while, but it certainly is not what they are marketing it to be. We never used the pool, so I cant comment on that.The area seems mostly safe so long as you keep to yourself. There were cops around all the time, seemingly for domestic issues, so Im not sure I can recommend befriending the neighbors. The location is great; minutes to Wright State University, all the shopping and dining on North Fairfield Road, and quick access to highway 35 and 675. There are also some great bike trails which are part of the Dayton Metroparks network. I spent a lot of mornings walking these. Most of the cyclists were gracious and would issue verbal warnings as they passed from behind. Great experience there.If you asked me to describe Woodman Park apartments in one word, it would be: adequate. This complex is nothing special, but there is nothing particularly bad about it. It is just an average, reasonably priced complex with great accessibility to the Dayton metro area. You wont regret living here, but I dont think youll have any fondness in your heart for it once youve moved on.
