It has now been couple years since I have moved to Parc 1346 and I am very pleased with move. This place looks great. Good prices. All the management staff are friendly and willing to work with you. I am loving the large spaces I have. The community is very peaceful and inviting. This place was recommended to me by a church friend that once lived here and I now recommend it to others.

My son and I move in 8 months ago. Candace was very kind, helpful and patience. I really appreciate her for taking the time to listen when I was going through a difficult time. I really enjoy the community. Its very spacious and they keep the grounds up well. So far everything has been great. And I really enjoy living here. Its close to everything and the people are nice. Thank you Candace for your professionalism and kindness to me and my son 🙂.

Last year my wife and decided to downsize and sold our house. Our house sold very quickly and we needed to find a new place to live quickly. We both grew up in East Brainerd and began looking in that area. We looked at Parc 1346 due to its prime location and decided to apply here. We worked with Candace to find a place that would work for us. She was extremely helpful and put us at ease about apartment living.We have thoroughly enjoyed our life here. The convenience of this location is unbeatable, close to everything but extremely easy to get in and out of. The community is very friendly, especially fellow pet owners. This was one of my concerns moving in but has worked out well.Candace has continued to be helpful following our initial move, helping with all questions and concerns and most recently aiding our move to another unit within the complex. My wife and I are very pleased with our life here and I believe our pets agree!

***4 Month Update***Before we moved in, we had our renter’s insurance posted, but for the first 3 months we were paying an “Insurance Noncompliance” fee. It took 3 months and multiple emails for them to finally remove the charge. All they did was replace it with a “Required Coverage” fee. Vague? Absolutely. We were also told by the Leasing Manager during our tour that since I am a teacher, I would receive half of our deposit and other fees back. After multiple emails regarding that, I still have yet to see that money. I DO NOT recommend this place due to: lies during the tour from the Leasing Manager, responses from the front office taking too long, and hidden fees. Apartment and amenities are nice though. All praise to maintenance and the groundskeepers!When my boyfriend and I were moving in, our leasing agent, Candace Gallaway, made things very easy with a clear cut list of everything we needed to have done before the move. She calmed my nerves when I felt like things were going wrong. She did an in depth inspection of the apartment before we moved in. Amazing woman and very grateful for her! We love it here so far!

We had the pleasure of living at Parc 1346 for a few months while we got to know the Chattanooga area. Parc 1346 is centrally located and easy to get to shopping, downtown, entertainment and so much more! We mainly dealt with Nicole in the office and she was wonderful - all the staff was so helpful and genuinely cared for us! We highly recommend Park 1346!

Candace was so helpful and was a big part of my decision to choose Parc 1346. I was in a bind after selling my home and had to quickly find a place. She was very caring and understanding to my situation whereas some other places didn’t really show the compassion. The unit is very spacious and even has a sunroom giving me an extra room almost. She explained all the details of living here and took her time with all my many questions.

Lived here for a year & a half. I’ve enjoyed this time of my life very much. Candace has been so friendly & easy to work with. If you’re considering a home here, I would highly recommend asking for her. Maintenance is top notch & neighbors are friendly!

Love the size and layout of the apartment homes. A little outdated, especially the flooring and cabinets. Maintenance is great. Most request are completed rather quickly. Trash and parking can be difficult.

Parc 1346 has been a great place to live for me and my roommates. The person who helped us sign our lease, Candace, also happens to be our next door neighbor and has been nothing but helpful and welcoming. Great community and great place to live!

Very helpful and quick to fix things. The only issue is the trash and parking. Mainly the trash. It’s so sad to pull up and see trash everywhere.

We moved here for a short time in order to build a house. The entire staff has been great for our needs. We needed maintenance in the beginning for some minor work and they was timely and very nice. I would highly suggest anybody to take a look at this complex!

I have lived at Parc 1346 for over a year and I do not have enough good things to say about the property and their staff. Candace assisted me with the moving in process and has always been so kind, professional, and patient with any questions I may have. Sandra helped me with the renewal process and was so sweet, prompt, and made what could be a difficult experience easy and pleasant. Not to mention, my puppy loves going into the office to be spoiled by treats and attention! The grounds are beautiful and a huge part of that is due to Matt, the maintenance supervisor, who always go above and beyond to fix any issues the residents may have. Parc 1346 is a wonderful gated in community, but you stay for the staff. They are worth their weight in gold.

I came to this community over 1.5 years ago. When I first came to look at the property, I was greeted by Candace and she showed me everything the community offered. After my first year here, I couldn’t wait to onboard for another year. My experience the first year here was really pleasant! The Maintenance episodes crew was helpful, willing, and always available (and quick)! And when I had a question I knew I could always call the office. Candace was the first office staff I met, and I stuck with her throughout! She addressed questions and concerns and showed empathy when I was confused about anything or had any misunderstandings or just needed a quick hello to tell her how happy I was with the community! To be honest she’s just very pleasant and I feel comfortable in knowing she makes me feel like I count , and I’m not just a customer.I’m in year two, and I couldn’t be happier! Me and my son,8yrold, enjoy biking around, playing around the pond with our mini electric boats, taking walks at night(because it’s safe) and There’s lots of exciting updates/cleanup to the property, and lots of long time friendly faces I like to see! Nicole was so helpful ensuring that not only was our move-in trouble free but has been extremely helpful throughout our lease at Parc!

Since day one, the women who work here have been very rude. When you ask them questions, it’s super inconvenient for them. The only person who works here that deserves recognition is Paige and only her. I tried returning keys at 5:25 and they saw me pull in to return my keys and BOOKED it out of the parking lot and nobody was inside even though some of them who work at the office actually live here too. The apartments below ours got raided by police officers, my CAR has been broken into on two occasions, and someone was shot here. Don’t recommend at all.

Over priced and impersonal. I lived there for 4 years and the price of rent was raised over 20% over the 4 years. If your looking for a place to call home, keep looking.

Plenty of space, storage, gated, appropriate pricing, close to everything and the interstate, and have had no problems with noise or neighbors. I lucked out with an awesome view of the pond from my balcony too. I always feel safe at Parc 1346.

I absolutely love this community! The grounds are gorgeous, the staff is very friendly & maintenance is very quick! We searched around for the right apartment for space & price and we couldn’t be happier with our decision! The events they plan are thoughtful, with family in mind, and well planned. It’s a great place to live!!Ps- It’s close to everything & you don’t have to worry about pulling out onto a busy road because there is a RED LIGHT! Hooray!

I absolutely love living here. I’ve been here for a few months and I feel like I could stay here many more! The staff are very friendly! Paige is amazing and always helpful! The maintenance keeps up very well. They definitely don’t slack. There is so much space in the apartments :) Also Walmart, Hamilton place, and many food choices are surrounding which is a plus!

Tried to have a leaky window fixed and it took countless maintenance requests and office visits to get it repaired 8 months later. Currently waiting for oven to be repaired and submitted that request 2 weeks ago. Parking is a nightmare. Comcast is the sole internet service provider. Office staff is friendly and apartments are spacious.

This is definitely my favorite place Ive ever lived! Everyone in this community is friendly and respectful! Front office always goes out of their way to help us. The apartments are spacious and the walk-in closets are a girls dream! I would recommend them to anyone! Awesome pool, 24-hour gym and laundry.

I didnt end up moving here purely because another place was closer to work, but the customer service is stellar! I put in a contact request on their website and got a response within an hour from Hannah that was personalized and not just a copy-pasted form. Hannah set up a tour for me with Ashley the next day! Ashley was so helpful and nice, and she even sent me a follow-up email a week later mentioning specific details I talked about during my tour. Thats a personal touch you dont get in a lot of places!As far as the apartments themselves, I cant speak to much more than the show one that I toured, but heres a few nice details for any potential residents: the kitchen in the 2 bedroom floorplan is wonderful. It has actual drawers of a respectable size, a real pantry cabinet, and the laundry area is huge! The bathrooms also are very spacious, larger than anything else in this rent range Ive seen. Living room is a little on the small side, but its certainly not cramped by any means. Overall a really great-looking space. When I say I chose the other place purely because of the commute, I mean it. If you have a job on that side of town, Parc 1346 is a fantastic choice!

The process of securing an apartment and moving in was the easiest Ive experienced! The office staff; Ashley and Hannah were very helpful. Ashley made us feel right at home from day one. She has been amazing to work with and has made this move a breeze. We love the spacious open floorplan and the bedrooms are huge. The master suite is wonderful! Truly cant find one thing to mention as a negative...You should be living here!

I have really enjoyed living here for the past 2 1/2 years. The apartments are spacious. Maintenance responds to issues in a timely manner. The fitness facility & pool are nice. The office staff is really nice & they have events for us to show their appreciation such as breakfast on the go, a resident Christmas party, ice cream social, bingo & many more things. They also hold food drives & give back to the community.

Fantastic place! Ive lived here for a few months now, and Ive got to say its been a very peaceful, beautiful, and private place to live. There are plenty of placed to take a scenic stroll, a pond stocked with fish (my children love catching them, and it is catch and release), wonderful pool/grilling area, attentive maintenance staff, great office hours, and parking is never an issue! I also have to note that while on my apartment I hear almost no noise from the outside. I had a relative over for a few hours, and I went to walk him out to his vehicle and was shocked to see it pouring down rain! I had no idea and it was very audible after I opened my front door. The apartments are spacious, and they have a layout suited well for privacy with roommates or children. I am absolutely thrilled that I chose to move here. Price, amenities, space, privacy, and wonderful staff; they have it ALL!

Ive been here for a few years and I really love it. Its convenient to most everything. The landscaping is nice with all the trees and ponds. The staff has changed lately, but things seem to be going just fine. The new ladies in the office are friendly. And Im glad to see the managers are still there. Maintenance is very good about addressing my requests quickly and they are always diligent and friendly. Its been neat to see the ducks grow from babies. I think this is a nice place to live and I would recommend it.

My fiancé and I have lived here for about a year and we absolutely love it. They are accepting of all dogs allowing us to be able to rescue a husky. They are on top of any repairs that are needed that we put in a request for. Every time we come into the office everyone has a huge smile on their face and are happy to help us. I would highly recommend anyone moving to Chattanooga to check out this place. No crime quiet neighbors and peaceful ponds.

Lived here for over a year. The apartments are spacious, maintained and great amenities, love the pool area and car wash. Staff are professional, promptly communicate and do their very best to accommodate request. As for location, near the major roads and minutes away from shopping and dinning. Great place and a good mixture of families and professionals. Highly recommend.

Ive been here about three weeks. I have a three bedroom apartment with my teenage son. It is nice and roomy and quite. All my neighbors seem to be really nice. I havent lived in an apartment since the 90s but, so far this place is pretty great.

Beautiful place to be and live. Apartments are roomy and clean. If ever a problem arises the maintenance man is always quick to respond. The staff here is professional and super friendly. My neighbors are great. Very friendly. Ive been here for 5 years and plan to be here much more. I have found HOME 🏡. Pet friendly and lots of room to walk them. A pond for 🎣 or watch the ducks. We like living here! Staff is very welcoming and maintenance is on top of things. The community is beautiful and peaceful. You can hear the birds chirping. Our fur baby loves Fridays at the front office. This place gets a 5 from me. I see some of the other people on here probably just didnt get their way. Weve enjoyed our years at Parc.

We have lived here for @4 months. We love living here. The apartments are nice and in a good location. You are close to pretty much everything. Maintaince responds to any issues you have quickly. Everyone in the office is really nice and helpful. Only negatives is parking and pet owners not following rules on clean up.

After a long and arduous search of nearly every apartment complex in Chattanooga we visited here at Parc 1346. We immediately loved the grounds and the 2 bedroom unit, which is very spacious. We were able to look at the apartment we would be renting, instead of the model, which was great. Also, they were opened and showing apartments on Sunday afternoon. The office is staffed on weekends which is outstanding. Since moving in we have really enjoyed living here. During our first week a few minor issues were found, the maintenance staff was quick to respond. The manager even checked in to make sure that it was taken care of to our satisfaction. The staff here is great and pleasant to deal with. Ashley has been nothing but helpful and it has been a pleasure working with her.

I have lived here 3 1/2 years and the leasing office staff have been courteous and professional. Maintenance issues have been addressed either immediately or within a few hours of my reporting them. I havent had a negative experience worthy of sharing up to this point in time. I gave a 4 star rating due to age of apartment complex as a whole; mainly due to my relocating to Parc 1346 after having lived for two years in a brand new(no previous resident before me) apartment in previous town.

Its great to be here, things run well - Sasha, Ashley, and Vanessa are always willing to help - the Maintenance staff gets it right the first time on the rare occasions they have to address an issue. Fellow residents are respectful, friendly, and quiet. Workout room is awesome as well as the pool area and the gas grille island - nothing like cooking by the pool in the spring, summer and fall. We also have a pair of resident white Ducks that patrol both of our ponds; just makes you smile when you see them on the way to work in the morning. The grounds with all the trees make you feel like your out in the country; very nice place to live.

Heard great things about this place. Looked forward to touring one of the apartments @ the 1:15 appointment we made after not being able to get anyone on the phone for 4 hours ... we still made it in for our 1:15 appointment and 45 minutes later? NO ONE had even spoken to us. Then after I advised the girl working that we had an appointment I received a frazzled response on how there were so many people and did not even get an apology. Maybe MORE staff ... or even just more PROFESSIONAL staff would be a great addition.

My family and I have been invited to experience a pleasant area to live in! I can not remember the last time I was so satisfied with people and community activities then I have here at Parc 1346. These facilities are very comfortable and well structured during difficult weather conditions that has kept us safe and secure throughout our days here.We were chosen because, I believe our natural ability to stay obedient with the property authority and the other people who reside here. Our mission is to stay as long as were are able to provide the management with the money they ask of us.

Parc 1346 is a great apartment complex to live in! The team is always friendly and helpful. You log on to your account and can easily request maintenece for your apartment and pay your rent! Only scored a 4 out of 5 in my book for the neighbors upstairs and hearing them a lot of the time. Other than that everyone around you is friendly and its a wonderful place to live!

We love living here. We moved from Georgia and they made our move quick and painless. Vanessa and the whole crew are amazing. They fix things when work orders are put in. Everyone is so nice around here. We love having the woods to look at The wildlife that goes by. Since living here we have seen 3 deers and also a beautiful fox. My son enjoys the play ground and feeding the ducks. Apartments are so specious. I dont know why they get bad reviews, have never had any issues here.

I just wanted to say how much of a blessing the staff and management (Alison & Allen) have been to our family. They have truly amazing hearts and character. I pray that they will be blessed 10 fold for blessing us.

My fiancée and I looked at what seemed like all the apartments in Chattanooga. Once we met Ashley and Hannah, we cancelled all our other appointments and settled on making Parc1346 our future home. We saved over $80 on a two bedroom, two bathroom. The staff was unbelievably helpful and accommodating and I couldnt have imagined a better welcome. Compared to the other apartment staff we met, Ashley and Hannah were FANTASTIC.

My wife and I moved from S. Fla by way of Chicago in Sept 2016. We could NOT have made a better choice of locations and living! The entire staff has been spectacular in making our home the Best in Chattanooga! Off the beaten path, with easy access to all the major roads and highways, life is so much better at Parc1346! The grounds are impeccably maintained! Allan and his staff of Ashley, Sasha, and Vanessa are so professional and friendly in everything they do, and the maintenance crew of Mac, Darryl, Gary, and Jeff is top shelf! I have been living at Parc 1346 for a year and I have enjoyed my stay. The community is quiet and I have not had any issues that were not addressed by the always helpful and knowledgeable office staff. My spacious apartment and complex amenties have exceeded my expectations.

I love living here! It is conveniently close to everything, the apartments are huge and quiet, and the office people are helpful and friendly! Love how animal friendly it is!

Nice apartments over all. The appliances were well used but replacing them would be appreciated. The new ownership has bad customer service though. I tried calling them and for a whole month all I got were answering machines. Customer service is so important and this apartment complex doesnt value it.

I currently reside at these apartments and I have nothing bad to say!! The staff has ALWAYS been friendly and maintenance is always taken care of immediately. I have and will continue to recommend this apartment complex to others.

I love these apartments! Real roomy and I got lucky with nice neighbors. The ponds are full of fish and its so peaceful here.

I honestly didnt want to leave a review, but because they are sending me to collections, then I will explain to everyone why you will be very upset when you try and leave Parc 1346. All was fine...we were even going to transfer to another apartment. Management did a walk through and told us we were good to transfer. Later, my wife left a negative review about things she didnt like...all of the sudden when we say we arent going to transfer we get hit with all these charges. Normal wear and tear doesnt exist to these people. They have pictures and so do I. Mine are taken as I was walking out the door and locking it for the last time...theres taken later...I have time stamps. Why do mine look fine and theirs do not? Also,..in one hallway they said the carpet was ruined...the carpet was wet from where i shampooed it:..also foot traffic is normal wear and tear in case they dont understand that. They decided because of one section they claim needed to be replaced, they would charge for THE ENTIRE APARTMENT. I honestly cant wait for them to just take me to court. It is illigal to charge a tenant for carpeting if the entire apartment when you claim to need too replace a section. When we moved in there was wax stuck to the carpet of the living room. Its in the move in sheet...why did they not feel they should replace it when the previous tenants did that? They also tried charging my In laws to replace all the carpet, but they stood firm and were jot charged. Now I get threatening letters from their creditor people. I honestly do not care. I know the law and Im going to be happy to cola in my case and let the world know that they are crooks at part 1346. Better hope they dont wanna update the apartment on your dime

I absolutely love my apartment! They have high ceilings, large bathroom, big closet, large balcony, and the staff has always been so nice! I would definitly recommend it to anyone!

I love living at Parc! Ive been here for one year and will be for atleast another, probably more. The manager and team are great, always friendly and quick to resolve anything that may come up. Ashley especially is one of the nicest people Ive ever met and you can tell she truly cares about the tenants, as does everyone in the office. And the space! I have more space than I know what to do with! Storage for daysss. The landscaping is beautiful as well, I really enjoy the two ponds and all the trees on the property. Its a nice little community thats well taken care of with very nice amenities, and Ive never had anything happen Id consider a problem. I recommend it to anyone whos looking for a place to rent.

We stopped by on a Sunday afternoon and got information. It was raining so we came back later in the afternoon for a tour. On Monday, I called back several times and received quotes on other units and move in dates. After discussing as a family, we decided to rent a unit with a later move in date. When I called on Tuesday morning, the price went up. I asked about the 48 hour quote and was told it was only for the immediate move in unit. With the competitive market in Chattanooga, we decided to continue looking. The experience was great up to that point.

My wife and I lived here for 2.5 years and we really enjoyed it. We were in the newest building 14 and on the 2nd floor. Could you hear your neighbor sometimes, yes and could the upstairs neighbor get a little loud, yes which is no surprise in an apartment complex. However, from the standpoint of the office and staff, when we had a problem it was quickly taken care of at least within the business day. Parking can be brutal as it seems they should have built a larger parking lot for this complex but for what we paid and the experience we had it never affected us more than twice. The gym was a great place to exercise overlooking the nice pool and some nice fish can be caught in the ponds. They also have ducks walking around the place, which was always enjoyable to see. Gated community. Washer and dryer hookups available or use the ones provided by the gym. You also do not have to go through the traffic of gunbarrel since it is on the less crowded side of all the shopping. Would definitely recommend these apartments.

Drug dealers on every floor. Always smells like weed. You will see sketchy characters come into the apartment complex then run upstairs enter a room and then run back down and leave. Happens often. Saw a guy get arrested in here. Also pretty sure there was a shooting at the pool. The maintenance workers are aggressive and hostile. I liked it at first but the longer you live here the worse it gets.

Its a very pleasant and quiet apt complex.. I like to see all the cute dogs being walked by there owners

Great staff! I had to choose an apartment blindly from long distance. The square footage and friendly staff sold us! When we were deciding, I had a lot of questions and called a lot. The staff answered my questions and didnt make me feel like an inconvenience.

Me and the wifey been here two day we luv it so far and we luv the apartment. Its vary quiet every One in office is vary helpful.

We moved here in July of last year and have definitely had a great experience! From our first interaction with the office staff (Ashley, Sasha, Allan), we could tell that they truly care about their residents and helping to fulfill their needs. Theyre always looking for ways to improve apartment life, and I love that they do fun things like breakfast on the go, different holiday parties in the resident office, etc. My kids especially loved the Valentines Day party they threw this year - making our own cards was a highlight! The maintenance staff is always quick to respond to requests and seem quite knowledgeable when Ive had questions.Ive met many other lovely families with children here, and overall weve loved living here. The few improvements I can see that could be made are in animal cleanup enforcement, overall cleanliness of the stairs/stairwells (spiderwebs, gum, leaking trash bags, etc can create sticky, smelly messes after a while), and checking for pet poop in the kids playground area, especially during the summer.The location couldnt be better since we are literally minutes away from the mall - all the shopping needs you could possibly have are within a few minutes drive. There are also a few parks/playgrounds nearby for those who have young, busy children who may need more area to run/play, or for adults who like to get outside to run. There are many great schools, homeschool groups/co-ops, farmers markets, museums, bookstores, thrift shops, and just about anything else you can think of all within just a few minutes drive. Fantastic place to live!

We moved in this year and we love it here. These bad reviews are simply people that didnt get their way. Yes sometimes you hear your neighbors upstairs but that is any apartment you go to. The maintenance team has come and fixed every issue weve had in a matter of days. The management team was great with working with our move in date so we could move in as soon as possible. Overall the best apartments around this area and they are reasonably priced.

I am living here 2 year already and apartment is nice clean & very safe for family and lady . It very convenient location close to every thing. We love it .

Management failed to give all information when setting up renters insurance, but if thats the worse thats happened Ill take it.

This apartment complex is terrible. There have been two shootings here in the past year. There is never any parking- so they enacted a parking policy which they do not enforce. There is always trash outside the compactor which you have to pay 10$ a month to use but you aren’t supposed to put any cardboard inside. The pool stays closed because people don’t follow the rules and break glass or some other problem occurs. The community is “gated” except for when the gates don’t work and except for the completely open fence behind building 14. I never felt safe here. This would be a fine place to live if they actually did what they said they would do, enforced some rules, and created a safer community.

Office staff is friendly and helpful, neighbors are not too loud, maintenance guy was prompt when I put in a request, and an overall good place.

Stolen packages, management issues, and staff incompetence made my time staying here with my grandmother completely unremarkable. The staff here, respectfully, were punitive and dishonest in their dealings with us.The final straw was when they significantly raised the renewal rate (despite a signed notice that they placed on the door)—less than two weeks before the end of the lease. They unapologetically claimed this significant rent increase would take effect and they would not honor the reasonable price posted on their notice many weeks earlier.Most unforgivably, they refused to waive the “notice period” irrespective of their mistake. The manager of this complex tried to pressure a 70+ year old lady into signing a NDA with another agreement NOT to post reviews online or suffer several thousand dollars in penalties.We retained our attorney who, again respectfully, instructed them to fix our balance and stuff their NDA/apartment review restrictions in the trash. We paid them the amount of pro-rated rent and have happily moved my grandmother to a nicer, quieter community.

The only problem I have is parking, but other than that its a great place to live!!

Our family could not be happier with the assistance we received from Sasha Marlin and staff at PARC 1346. Our situation was not normal and the need for going the extra mile was a must. Sasha and her colleagues met each roadblock with a smile and a solution. Sasha worked non-stop throughout the day to make sure that we were settled into an apartment. Lol Ashely Huntton works at Carriage Parc! Of course you would think the customer service was great. But how about when the sign says you open at 9 am and no one is even in the office until 9:30?! Or the blonde woman that works there who is extremely rude? Im getting about 5 other people to move out too and every time I see a moving truck moving people in I just want to go up to them and say No. No. Pack up your things and find some place better.

Make sure you get a top floor apartment - or somehow ensure the one above you stays vacant - since you can hear every single footstep. Also, breezeways are always incredibly filthy and full of litter, theres practically zero enforcement on pet owners having to clean up their dogs feces, and they refuse to allow EPB Fiber to provide tenants with internet service (Because Comcast pays them not to. When I asked about allowing EPB Fiber service, Ive gotten a different response every time. The last excuse was a flat-out lie that EPB would charge them thousands of dollars to install the hardware, which EPB customer service told me was absolutely false - they do it for free to support their smart-grid.)Theyve also gone up sharply on their rent this past year, with no added amenities or improvements to the apartment to justify it. Parking is also out-of-control and overcrowded, since they dont enforce their policy of one vehicle per tenant (youre supposed to register your car with the front office - I didnt know to register my car for over a year after moving in and never got so much as a warning).
