My entire experience with The Groove was wonderful, however Brittney went above and beyond to make my transition to The Groove easy and trouble free! My family and i have lived here for over a year now. We have had our ups and downs with thr groove but recently has definitely been ups. Brittany the apartment manager has been extremely helpful and wonderful. She helped us move to an upgraded apartment which we absolutely love (laminate flooring is a plus with a messy 1 year old) she has also been very understanding and patient with all our questions. Tristan is an amazing maintenance guy. He got our new apartment done very quickly and has also been very quick about fulfilling work orders. They both have a lot of work to get this apartment back in shape but they are a great team and I have a feeling great changes are happening here at the groove. We love living here so much we signed another year lease (:

I have lived here for a few years and I feel like Avenue 5 is lacking. They have been at this location for almost 2 years, and the beginning was pretty rough. It took a while before we finally got a permanent Property Manager, and as far as Avenue 5 goes, she is the best thing they have going for them.Brittany has been attentive and responsive, which is something we did not get with the other property managers. I know if Brittany says she is going to do something, she is, and it is nice to be able to count on her word. Brittany has gone out of her way for us and has made the experience at The Groove better. Brittany gets 5 stars, but Avenue 5 gets 2 stars.

These 5 stars are for Brittany. Out of all of the Avenue 5 propertys Ive worked with, Brittany has been the most responsive and helpful. I often turn to The Groove to house my Clients because I know that I can count on her to do her very best to make the application and move-in process quick and easy!

The groove has it’s issues but then again so does every place. I am not a huge fan of Avenue 5 and I think that they only deserve 1 maybe 2 stars BUT... the manager Brittney is amazing and she is why I gave this place 4 stars. She is without a doubt has been the best manager we’ve had since Avenue 5 took over. She has gone out of her way to help us multiple times. She is trying to make this place better and I can’t help but support that!

The Groove is my first apartment that I have all to myself. I was on my own and I had just moved states away from home; and I was nervous about a lot of things. The property manager helped me through every question or concern that I had and made me feel confident when it came to putting in my application and ultimately getting approved! I have been here for months and I have never had a problem with noise or neighbors; in fact I am friends with many of the other renters here and it makes it just that much more of a home. I have and will continue to suggest these apartments to friends and family looking for housing, and highly recommend for anyone young and old. Its perfectly placed close to the freeways and to downtown Vancouver. 10/10 will always recommend. :)

Management here is really great. Abby is super communicative and outgoing. I toured with her at another one of her properties in Beaverton and was surprised to see her in Vancouver :P. I loved this tour with her as well. The Groove has great updates and the price points seem to be nice for the area as well. They are doing updates to the community space and I’m excited to see what it will look like! The maintenance staff is also really nice, I met him on my tour and he was very friendly and funny. Another great tour with Abby made my day! :)

The Groove is a really cute place in an up and coming area. I toured with Abby and she was super adorable and friendly. They seem to have specials and low rents which really drew me in. I didn’t end up going with The Groove due to my job location but I really liked these apartments. The amenities seem really nice too. Abby was helpful with all my questions and she seems like she really has it all together!

These apartments are absolutely horrible. The old management was fantastic but once Avenue 5 took over it became more about profit than quality of living. I no longer lived here because I no longer felt safe and care for by management. My refrigerator had a leak so I put in a request to have it looked at, 3 weeks later I received help after calling multiple times. It was completely replaced but with a broken unit that never even cooled. All of my groceries had to be thrown away and I could not get a hold of ANYONE for TWO WEEKS. I had to call the cooperate office to even get a response, this is after calling emailing and trying to go into the office during open hours but for some reason it was always closed?? Had to pay over 100$ for community utilities, keeping the lights on outside heating the pool that was open for maybe a week and for landscaping etc. When they first took over I was promised a bathroom remodel and ceiling fans as a promotion for resigning your lease, never received that, by the time I brought it up the manager had changed again and they had nothing on file saying they would do that. Price of on site laundry went up, you can’t even fit a good comforter in there and it’s expected that you pay 7$ per load to wash a dry??? Rent may look cheap but wait for the extra fees, you’re better off paying the same price maybe less for somewhere that actually cares.

Now that I no longer live here I feel comfortable writing a review. Before Avenue5 took over things were fine here. We had a mold problem that management was doing their best to keep under control, even putting tenants up in hotels if their units needed extensive mold removal.The management was honest about these being... budget apartments, I suppose. They warned us to lock our car and keep valuables out of sight, they told us about the mold and to call them if it appeared in our unit, and generally explained everything that comes with a cheaply built apartment from the 1970s.Our neighbors were lovely, things were fixed in a timely manner, management was willing to help with any problems, rules about decorations on your patio were non-existent (other than not keeping storage boxes or cat litter boxes out there and complying with fire code) and most importantly, rent was $900-950 a month, meaning young people just starting out in their careers could afford it and so could elderly or disabled people on fixed incomes.Avenue5 took over, and suddenly our nice neighbors were moving out due to being priced out. Nothing was being fixed anymore, in fact, maintenance requests were being lost. This can be a huge problem in cheaply built apartments like these ones. It often took days or weeks to get someone to come fix minor problems, let alone major ones. The mold became rampant and took over all three tiny rooms in our apartment, and no matter how many times we reported it nothing was done. As my partner and I both have asthma, and so does one of our cats, this was very dangerous for us. However the last maintenance guy when we left was amazing and went above and beyond when management actually got requests to him, and he made the last few months of living there much more bearable.The fitness center was removed to make room for ugly modern offices that clash horribly with the dated exterior and the pool was kept closed almost all summer... and for the few days that it was open, it was green. The apartments were gutted and filled with the same kind of tacky modern decor - the kind youd see in a house flipped with nothing but profit in mind, that starts falling apart the second you move in, and I guess they used this to justify raising the rent by several hundred dollars.They changed the rules to only allow three potted plants per balcony, meaning many beautiful plants had to be given away, or thrown away. We were no longer allowed to have any colorful decorations or balcony furniture, or even wind chimes... but they still use photos of our beautifully decorated balconies to advertise. But most of their advertised amenities are nonexistent too, so I guess you just shouldnt believe their advertising.We also have yet to receive our deposit or the reasons we are losing our deposit, and we moved out at the end of November 2019. We have tried calling numerous times and have yet to hear back, but I doubt management spends any more time in the office than they did when we lived there, which was almost none. Even if they were in the office during scheduled times, if you walked in the manager would take an attitude with you and say they were closed. So I guess I shouldnt expect much professionalism.EDIT: Based on the reviews on this complex and others owned by Avenue5, I believe they are using fake accounts to write reviews or they are paying for reviews. Two accounts that have only reviewed Avenue5 properties reviewed this listing on the same day. Try being less obvious, Abby.

I wish there was a 0 rating option! TERRIBLE management, packages/mail is frequently stolen. Office hours are unreliable, constantly closed. NONE of their amenities exist! I was told the gym was being remodeled and would be open a couple weeks after I moved in, that was in September. It is February now and still no gym... Ive been directed to take my concerns to corporate where emails and calls are never returned. Neighbors are psycho and police are always in and out of the complex. Currently in the process of moving, cant believe we tolerated all the chaos this long. They also leave or pay for their own reviews. If you click on the profiles for the only 5 stars they have, you will see no other review was left but for avenue5 properties. Wouldnt reccomend this property or management company to my worst enemy.

We had finally established a decent community and now its worrysome and questionable at best! We have lost over 40% of our neighbors and friends since the new management seems to have made a hostile corporate takeover. It is sad and insensitive what has happened and we are getting so much less and paying too much more. There is much unrest here and unfortunately more of us will be relocating. I hope whoever is responsible for this has a conscious and makes up for the damage and disruption they have caused in happy homes and our community! Its just plain wrong!

The reviews shown here are obviously out dated so Id like to update.We have a most stunning view of natures sunsets, and decoratively placed flowering plants and bushes.The owner cares about people, his staff is professional. Extra kudos to Doug, who is always attentive to his responsibilities, he is no slacker! If it gets broke here it gets fixed.I am writing as a tenant only, I have never met the owner. This place is cared about, it shows. We have just completed 1 year here.Yes we have a sweet. but very beguiling neighbor, our paths do not cross by choice!

I lived here for two years and while theres a lot to like about this community, there are also a number of problems. As another reviewer mentioned, the sunsets are quite beautiful, but if youre in Building D, the picturesque view includes dumpsters, smokers, alley cats and the general filth that accompanies any alleyway.When the new management - a company called Avenue 5 - took over, and changed the name of the community to The Groove, they raised the rent substantially, which is ridiculous considering many elderly people on fixed incomes live here. They also implemented a number of restrictive policies that werent included in the original lease. For example, some people had to get rid of the beautiful potted plants decorating their balconies because the new management considers these to be clutter.These apartments have almost no storage, so a number of tenants kept their bicycles on their balconies. Again, the new management forced everyone to bring their bikes inside, or pay a fine of $25 that increased by $25 for every day of non-compliance. Good luck keeping a muddy bike from ruining the light-colored carpet in one of the two small rooms.Of my $500 security deposit, $290 was returned to me at the end of my lease. I was charged $75 for carpet cleaning and $135 for janitorial services. This was the first time in my experience as a renter that I did not receive my full refund.The new management also implemented a new policy that requires tenants to submit their intention to leave at the end of their lease within 20 days of moving out, in written form. I was not informed of this policy until exactly 20 days prior to the end of my lease. When I rushed to hand in my written notice, the office was closed - even though it was during posted office hours.I should also mention here that when the new management came in, they fired everyone who had been working here previously - all of whom lived in the community.The parking lot is a bit of a disaster, too. I had a reserved spot at the end of a row and my car was hit three times by people who dont know how to reverse down a hill. Two people left notes, but the third - who did the most damage to my car - did not. Also, theres a huge puddle of standing water that forms at the end of the driveway every year. Its really gross.On the plus side, these apartments stay warm in the winter, and they are well-insulated from sound. However, sounds from the nearby animal hospital do carry when the windows are open.

Horrible place! Bad and unethical management, unreliable maintenance, unsavory tenants.Dont even think about getting your deposits back. Management lies and makes up all sorts of stuff to steal your deposit and try to charge you for more things that dont exist. My apartment was kept spotless the entire time I lived there, and my dog has never had flees in his entire life.Im a neat freak in every way. My dog takes flea/tick preventative every month and was seen by a vet a month before I left and right after I moved away from here and at no point did anyone say anything about fleas, yet somehow I was charged almost $200 for flea treatment in the apartment when I left. Ridiculous. The only reason I didnt fight it was because I was in the process of buying a house and didnt have time to go through all that BS. All sorts of other made up charges left me with no deposit being returned. What a terrible way to treat honest people. They should be ashamed of themselves.The complex is a bit run down, although they tried putting new paint on everything right before I moved out. Theres mold everywhere and it doesnt matter if you report it when you move in, no one ever does anything about it.Dont even think about filing a maintenance report, either. It sometimes would take MONTHS for the maintenance guy to get around to coming to fix things in my apartment.Tenants are LOUD with no respect that for other people who live there. I know that its apartment life to hear the sounds of other people, but I dont need to hear someones weird music bumping throughout the night, and you dont need to have loud parties with your apartment door open and echoing.Speaking of tenants, this used to be a nice place, but they started taking in a lot more voucher people, so now there are vagrants, druggies, and all sorts of other unsavory people always out and about in the parking lot or grassy area.

DO NOT MOVE HERE! You will pay 3x the amount these apartments are worth!THEY WILL TAKE ALL YOUR MONEY!DISREGARD THE PHOTOS, NOT UP TO DATE AND FROM PREVIOUS OWNERS!!After talking to Eric the manager, and Abby the assisstant manager they both admitted to a lack of training. The Regional manager Kelly Jones, is even worst, she uses fear tactics to scare tenants into paying more money than they need to.If by some miracle they actually are in the office, they never have answers to my questions, and would only tell me to get ahold of the Avenue5 corporate office which has not returned any of my phone calls and digital forms of communication.The pool is green, has been since early September, when asked what they planned to do about it, they told me it was closed for the summer; that is not an acceptable answer. The previous owners NEVER let it get this gross. Theyve wasted all their money on pointless aesthetics, dont give a single care about their tenants.Not to mention you have to pay a mandatory extermination fee when they place has a horrible rat and mouse infestation.Do yourself a favor, and run from The Groove and Avenue5

If you know what is good for you, do not move here. We just got a bill back from when we lived there and they are trying to tell us that we owe 2000 dollars on top of our 1000 dollar deposit. One thing that stuck out the most was them trying to charge is 950 dollars to replace 2 cardboard doors. And they charged us for replacing a ceiling fan that we didnt break. Also for replacing blinds that they gave us permission to remove. They also charged us for carpeting even though our move-in papers state that if were there for 18 months, we dont have to pay for them. And they are charging us for cleaning the balcony which we never really even stepped foot on. We will not be paying what we do not owe. And we are prepared to take it as high as we need to. There is way more involving our time spent at this dump...bottom line, if you have kids, you better expect to be told to keep them quiet 24/7 or you will be fined and issued a 10 day comply or vacate notice if the neighbors complain about the slightest noise. So please dont let these swindling pirate highway robbing thieving crooks have your money at all. They dont deserve it. It is garbage. There is way way more that I could write but I just dont have it in me. There are plenty of better places to live. 675 a month for basically a studio is a ripoff in the highest regard. Also, dont live above the couple in D15 unless you want constant complaints any time of day. And the apartments will side with them no matter what time of day it is. The McAtees. Little cry babies who dont think kids should be able to play in their own house.

Going on my third year living here and Im happy. Nice floor plan, good value, competent respectful management, convenient location, and nice neighbors. We also have a pool, mini fitness room, laundry access and private decks.

New management is evil. Theyre slapping granite countertops and new flooring into moldy, structurally unsound apartments and charging you a premium for it. My dad would call it putting lipstick on a pig as they are making cosmetic changes while simply spray painting over the appalling mold infestation and ignoring the rodents. They will not help you if something goes wrong with your apartment, even if you get lucky and they have someone in the office when you need them. They are pricing out the elderly and disabled residents who already could not afford better. This is unethical and appalling and I am worried for my neighbors and myself.

If i could give this place a lower review, I would. Changed ownership in march, NOW A TOTAL HELL HOLE!The owners are money grubbers, they dont care about the comfort of their residents at all. The trash compactor is always over flowing, homeless people sleep in front of the office, found a drug needle in the parking lot once. Also, they let you have no freedoms for an outrageous amount of rent and utilities. Worst apartment I have ever lived in :(

These reviews are not outdated today is Monday September 18th. They just sent out a new lease forbidding people from leaving bad reviews or speaking bad about the manager. The manager at the actual location is lazy but does what she can I guess. The manager of the actual property is worthless. This place is horrible and over priced and poor poor POOR quality. They are slow to fix anything, they dont care about their tenants. There is constant harrassment from some of the drug addicts and mentally unstable that live here and they call it freedom of speech and yet wont let us have freedom of speech to leave honest reviews. What beautiful natural things are here exactly??? You mean the needles that get left around the parking lot? The stagnant water in the dog walking spot? The crack heads that wander onto the property all the time? The constant sheriff calls??? Im confused as to what beauty is supposedly here. But who are we kidding, that review was left by the actual property so ya know, no truth in that at all theyre just trying to get their business back up. DO NOT MOVE INTO THIS APARTMENT!

I’ve had many issues both inside my apartment and with the management. They never seem to be in the office during the hours they post online. I went to the office tonight to pick up my package, which o didn’t even know was there until today (was delivered yesterday) and they were closed at 5:30. They’re supposed to be open until 6!!!!

These are the absolute WORST apartments. The neighbors steal deliveries and smoke in the entry ways. The apartment manager wont enforce no smoking rules so I have to walk my daughter through cigarette smoke risking her health. The tenants are all in your business and want to know every detail of your life because they are all on welfare and do not work. The apartments walls are thin so you can hear all the apartment tenants talk about you and hear them stomp up the stairs to enter their apartments. And dont bother trying to sleep Friday morning either... They have landscapers using their leaf blowers year round at 7am. And dont dare fall asleep in the living room on wed night or you will wake up to a crashing noise of the garbage being picked up at the business complex behind us.
