Finally AMC hires a fantastic property manager. Krista does everything she can to make the residents happy. She is very professional and addresses issues in a timely manner. With the recent asphalt sealing job Krista did a great job breaking it down into two sections and offering residents a place to park. If AMC reads this give her a raise, I have only been here a year and I have seen more people come and go. Also fire the subcontractors doing your asphalt, its a joke. Most of your parking lot will have to be redone.

One of the worst places I have ever lived. The staff changes every week...but some how they are able to keep hiring the same rude smug type of person. Now they are demanding we take our AC window units down. Its been 85 to 100 degrees for the last couple of weeks. This place should be reported to the news media. I am waiting for the next heat wave to see who dies in the heat. The pool is being used by every kid with in a 2 mile radius. I went to the pool last week and there was about 30 people who did not live here drunk and throwing chairs around. Rent is outrageous and goes up every year. I have been here for 4 years and I am looking for a new place. Stay far far away from Carriage House!

At first these apartments were really great for my roommate and I. We moved in and as time passed started noticing issues. We live currently on the bottom floor of one of the buildings. Our upstairs neighbor who lives there currently and was there before us has seemingly been dumping pounds of bird seed onto our back patio. According to the lease agreement this is against the lease. We asked the management to get them to stop. They haven’t. We then began to see mice which have multiplied. We contacted them immediately as soon as we noticed mice outside of our patio. They were clearly there before we moved into this apartment which leads us to believe they didn’t have the proper inspection done prior to us moving into the apartment. Since we notified them with email and photos and directly to the assistant property manager they have failed to take care of the mice infestation. It has been over 1 month and 1 week since we had made the initial outreach to take care of the problem. They have not. We do not recommend these apartments to anyone! They do not take care of their property, they do not listen to the tenant, and they do not take care of MICE INFESTATIONS. Do not! And I repeat DO NOT move into these apartments unless you want mice, and bad management.

Goodness, after reading some of these reviews Im not sure we live at the same place! I have lived here almost a year, from the first meeting with the Don and the office staff it has been over the top professionalism, and prompt attention. If you communicate with the staff and voice a concern, it IS handled in a timely manner. Covid-19 has been a learning experience for everyone and with all due respect, I myself have limited others to entering my place, for health and safety reasons, why would you fault C.H.A for not putting their employees at risk to enter for a non emergency complaint? Dont be Karens, Kevins!

Carriage House Apartments was a fine place to live. We It was relatively quiet, well sustained, and the neighbors were kind.However, there were also disappointments.When the neighbors below had a fire, the smoke smell would fill our apartment. We asked to have it fixed numerous times and there was nothing they could do about it.The pool has no supervision and the hot tub was broken within the first week of summer due to unsupervised children. The hot tub claims its open year round, but was only open a few months in the year and half we lived there.The gates are mostly there for show. Its extremely easy for non residents to enter the property. We had friend followed by someone who proceeded to knock on our door asking if we had anything to sell to him.I understand the issues above are mostly out of the offices hands, which brings me to my last point. In our contract, it states that there will be a minimum cleaning fee of 90$ at move-out. After thoroughly cleaning our apartment, we will still hit with a nearly 300$ bill for cleaning. Its essentially unavoidable. Regardless how well you clean the apartment, the cleaning crew will come in no matter what. The carpet cleaning alone costs 90$. The contract should be more clear on what to expect when you move out. Carriage House is a corporation first and a housing unit second.

I wrote a less than stellar review about a year ago and the quality of life here has significantly improved since then. The office personnel and maintenance staff address any issues promptly and efficiently and Don adds that personal touch missing from most companies in todays world. Thanks for listening to our concerns and hang on to the staff! They are doing a great job!

My partner and I have been at Carriage House for almost 3 years now. The property is well maintained and our neighbors are nice, quiet, and respectful. The few apartment issues weve had, have been addressed swiftly (I dont think weve waited more than a day to have something resolved by maintenance), and the management team is awesome. Don currently manages our property and he is great; we also really liked the previous manager Shanelle, and Andi. Weve had good luck with Carriage House over the years and plan to stay until we buy a house.

Weve reached our one year anniversary of living at the Carriage House apartments, and just renewed our lease because we love it! The property is clean and well-maintained, thanks to the awesome maintenance staff -- and getting any of my questions answered or inquiries responded to is a breeze, thanks to the assistant manager Don. Punctual, informative and charismatic, he is always busy with tenant requests, from paperwork and tours, to even accompanying sweet old ladies to their homes to help them fix their blinds and find their misplaced belongings. The staff honestly feels like family here.

Ignore the excuses about covid. Service was already abysmal. Don joked once that they didnt feel the need to do repairs on units which had been late on rent. I had the same experience as Heather and syd. Phone calls seldom returned, even before Covid, as conor complained. I tracked emails as well, which were not always opened. Told them about multiple issues on walk-through, most werent deemed a priority. Told carpet was being replaced with floors after our occupancy, yet I was charged for carpet cleaning. Cleaned meticulously, demanded receipts and itemized list of expenses, and never received it. My neighbors also had their unit flooded with smoke, due to fireplace damages from previous occupants. Either their staff didnt communicate effectively with one another about the status of repairs, or I was being lied to. One week they would have the repairs scheduled, and the next they would still be requesting quotes. Frequent outages of online bill pay. In short, this complex does one thing well: collect money for AMC

I moved here from California, and Grace was my leasing consultant and she helped me through the whole moving process, she answered all my questions and if she didnt know the answer she would find out and let me know. I would ask her the most random questions and she would always be happy to answer them. I would recommend Carriage House to anybody trying to find a safe and secured place to come home too and wanting to live in Vancouver,WA.

Been here about a year. Most places Ive lived, the people have absolutely no sense of humor. Everyone here is fun to talk to. Don at the front desk, is one if those guys that gets my humor, (most dont. Its kind of dark and twisted) maintenance guys are very helpful and respond very quick.

The apartments are okay but the the manager and the rest of people that work at the office are very unhelpful. Sadly they do not know anything about customer service and it seems like they do not know how to use a computer or a phone, have tried to get a call back or email from Don and until this day I still have not gotten one. And no, I will not go to the office because I been doing that and I still havent gotten an answer.

These apartments are terrible, if you have any complaints don’t plan on the management to take care of them, they’ll complain about pot smoking out the back door that’s not in a lease but won’t do anything about neighbors being obnoxiously loud enough to make things fall off your walls. Literally at ALL times of the day. As well as the up keep on the whole place, it’s just very very lacking, whether it’s the apartments or outside in front.

I have lived here at At Carriage House apartments for almost three years and once our lease is up we are out. The apartments themselves and beautiful and updated, however the front desk staff is unacceptable.If you have the pleasure of speaking with the front desk (that is if you have the patience to call numerous times with no answer) you will find that they lack customer service skills. You can leave a voice mail, however this never gets checked. Don is one of the most unprofessional people I have had the Unfortunate pleasure of meeting. He is ignorant and acts as if anything you ask him to do is a tedious chore. Examples include grabbing my mail from the back and asking for the code for the gym door. This morning I woke up to find my car was broken into and I thought I would let the office know in case my car was not the only one hit. Don’s response, “Just file a police report” and he continued to work. The lack of of sympathy and concern was baffling. So if there is a wide spread of car break ins let’s thank our buddy Don in the front office for doing what he does best which is*drum roll...Nothing.To end my review on a positive note, I believe that the maintenance workers here are absolutely wonderful. They are the reason I gave this place two stars instead of one. They are quick to respond to your needs (hthat is if the front desk actually gives them your message). The maintenance crew here are hard workers and I appreciate everything they have done for us during our time here.

I haven’t been in apts for the past decade. Was very apprehensive about it. But Don and his team have always been very courteous. They have been quite prompt with any maintenance issues (small things like door latch and battery replacement) have not had any major problems. Don and the staff are always welcoming and smiling and always take time to say hello even when they are showing possible tenants around. They provide a very warm and comfortable environment, and safe. I have two kids and that is a big plus.Thank you Don and Staff at Carriage House.

Don at the front desk, most unprofessional, disrespectful and lack of customer service skills. Always has an attitude when my wife goes to the office and have noticed a couple times how poorly he treats people. There’s always something wrong with the apartment gates but not everything is so bad, the maintenance crew are great.

Moved in about 4 months ago, and the apartment we moved into had just been renovated; it looks wonderful and matches all our furniture. The apartments are kept very clean and the maintenance service is the best. The entire staff always greet us with a smile and are very helpful to our needs, and are quick to attend to any problems that arise. Highly recommended, and have already told a few of my employees if they need a place to apply here!

While there are some perks to living in these apartments, these perks do not outweigh the overwhelming issues with both the lack of communication by staff as well as the obvious price gauging. It is almost impossible to receive any prompt and clear communication when theres an issue to be addressed. Compared to other apartments in the vancouver area, if you do your research and are not in a time pinch you can find something comparable for way less money. And for those who may find the gated parking as a benefit, it hardly ever works. Parking is terrible within the lot. Hope this review helps those to make an informed decision. Spend your money wisely and put it where you are part of a community that cares and is not just there for your money.

We just moved in and were very pleased with the overall process, the apartment is beautiful and clean. The few things we noticed that needed to be fixed were handled within 48 hrs. Kalea was very kind and professional!

I really enjoyed living at Brownstone. The staff were always professional and went above and beyond for all needs that came up. In fact, my manager was one of best Ive ever had! I really appreciate the care and genuine qualities in good management which makes all the difference. Its also really well located for freeways and shopping. As it was time for me to move on, I really want to thank you for making my experience exceptional.

My roommates and I signed a 1 year lease for a two-bedroom apartment. It was fairly nice for the price, given they offered a *limited time* offer to move in security deposit free. For us that seemed great, as we’re young and would like to save money any way we can. However, there were several disappointments regarding management and overall upkeep of the complex.Minor things like the fridge and water not working upon move-in, garbage disposal gave out, toilets barely flushed and heating worked off and on. Management fixed some but not all of these problems, and were very unhelpful the majority of the time. Trying to pay rent online was very difficult and getting the hang of it caused us to make a few mistakes when inputting numbers, leaving us with 2 late payments. They had suspended our online account and refused to let us pay online for almost our entire lease. Between three working adults with different schedules, it was very hard to make it to the office to ask them what our rent was, and to give them a money order only. Their phone line NEVER worked, so we had to go in before they closed which was difficult. Not to mention their gates didn’t work either, nor any of the codes.This place needs some MAJOR management based improvements, starting with less condescending office employees who can actually help you with your problems. Aside from this, living there was not the worst - but I would not recommend it to someone.

Office workers are never there, always “on tour”. Can’t ever get rent in on time wont give you the online payment info and if you need to turn a check in forget about that as there is never anyone there. And when you finally get into the office they double your rent for them not being In office to turn it in. When I first moved in it was great but at the end of the lease it’s all bad. Won’t recommend this place to anyone ever again and won’t live here as well!!!!!

It might be to soon to tell but so far I’ve been enjoying my time here. I’m very thankful for Ray and Kayla. Moving in seemed way to easy, when Ray said that she’d do her best to make our move in process smooth she really meant it. She communicated with me and tried her best to answer my many questions and concerns. I did my walk through of my apartment with her and after going around the kitchen and the rooms she made sure to put in a work order for things that needed to be fixed. Maintenance was very quick. I haven’t had any parking issues since moving here, it’s probablh because I get off of work earlier then others or maybe because I have a covered spot. Overall, I really like it here. It’s nice, quiet, the staff is great! I recommend Carriage House and if you’re going to do a tour Ray is amazing. She’s professional and polite but a friend to.

My husband and I couldn’t be more please with our new apartment. Thank you to Rae for moving us in on such short notice. It took her two days to get us approved and moved in. Now that is quality customer service! Our home is fully made up and we are enjoying it very much. It has been very peaceful and it is such a lovely community.

I would NOT move in here, the prices for rent are extremely over-priced. I have seen a townhouse for rent in a nicer part of Vancouver (2 bed, 2.5 bath) for over 200 dollars less and with a private garage and shopping at walking distance. The landlord doesnt treat her tenants with dignity or respect, either. And the finishes in the apartment are far from luxurious, unlike the price.

First 4 years here was always good. Maintenance team is still excellent. Business has changed hands a few times and the new ownership is ruthless. I guess they can afford to be in the current housing market. Months ago I voiced frustration with them about a $100 late fee on a $40 balance. They told me to read my contract to avoid the same mistake next time. I wrote a negative google review, then received a call from them to reverse the late fee. It wasnt okay to do it when I asked them to be human, but once it affects the bottom line it makes sense. I was asked to take the review down, and I regret it, but I did.Now theyve teamed up with Retriever Towing to manage our lot. Was told I had to have a parking pass mounted on my rear view whenever I park. If I forget to put it on its a $50 fee the first time, then it progressively goes up/or youre towed. Im not going to remember to put it up every time I park, so I have to keep these ugly Retriever Towing placards dangling from my cars 24/7 to avoid a fine. It also hinders visibility in daily driving. I was aware of front in parking for some time, but thought that since we have these placards now, reverse in parking would display the pass, so theres no worry. I received a $50 citation from Retriever for parking backwards. Not taking up 2 spots, not leaving a car in the same spot for 2 weeks, not failing to display a parking pass, but parking backwards. I prefer to reverse in and have been doing it for 18 years now, and thought that now we have parking passes on the front of our cars, why would that rule matter? I wrote a letter explaining this to the office and they said they wouldnt reverse it since I had signed a document acknowledging no reverse in parking. I read that like a read the terms and conditions of my phone update. Again, Im just asking them to be human and do the right thing for a 5 year resident. A friend of mine that lives here got one of these citations too. Youd really think that wed get a note the first time if it wasnt about profit. Update: Parking has gotten worse. If you’re someone that gets home at 5 and stays in you won’t have any problems. As someone that gets home at 9:15 I have to park 2 blocks away most nights. It is an annoying way to end a long day at work and a frustrating way to begin the day.

Ive lived here since April and clearly this place is going through HEAVY growing pains. The maintenance staff is amazing, very timely and does good work! I wish I had better things to say about the other areas. We were looking to transfer to a 2 bedroom unit once our lease was up, but despite having just done background checks, applications, and paying for all of it 3 months ago, we have to do so again. We have great rental history here and no past evictions, I see no need for another background check.In addition, the improvements theyve been promising for a long time are coming, but are overlapping and taking a super long time. Re-paving the parking lot (with no parking anywhere else. We had to park 7 blocks away for 3 days straight.), the fitness center has been down since March, the hot tub has been closed since last July, and the owners dont seem to care much if the tenants that currently live here want to stay here. Having seen other apartments in this building and this complex, it seems our is the last to be updated and my partner has been living here for 3 years with no offer to transfer to an updated unit while this one is redone.Overall 1 star, the only perks are the location being Central to most things and the Maintenance staff being a joy. When they are told what needs doing they are efficient and very helpful. Dont expect anything more, Im certain Ill get one of the copy and pasted responses from the property management company about how they care about the community and not any actual action to fix the problems Ive listed above. Maybe try this place again when my review is a couple years old, but certainly stay away for now.EDIT: Since moving out , it took 2 months to receive any kind of notice about if we owed anything for moving out. We absolutely deep cleaned the entire apartment from top to bottom, and left it pretty much spotless. Despite this, we did not get our security deposit back and were charged for carpet and other cleaning services that amounted to about $700. I still dont recommend renting here and its almost 2020. I hope there are some people living here with better luck than we had.

The new management group was very helpful when they first took over. The maintenance guys are great and very quick to respond. The office folks seem overwhelmed at times and Im not sure how much longer I can stay here since gated community seems to mean nothing. People come and go here that dont live here and the front gate door is open 24 hrs. Dont count on safety and security because Im not sure that is their priority.

Maintenance crew is great, always quick to respond and quick to complete repairs. Office staff however were very unhelpful when it came to our moveout process. Best decision to buy a house and get out before out rent went up even more. 3 management companies in 5 years and over $400 in rent increases.

I sent a package to a resident and sent it UPS. The office said that they have no package for this resident. Even though the package said it was delivered to the office and what time. They told me they were working at that time and they dont have the package. They told the resident that they werent working that day. Someone in that office is not telling the truth. BEWARE, when sending a package to this place. You recipient may have a big problem getting it. The women in the office were not helpful at all. I will have to send packages to another address for there is no guarantee that the packages I send will not come up missing again.

I have at Carriage House for a year and the changes that the new management company is making are working nicely. I am very happy with the changes made and the plans for more security and careful use of the amenities. The staff is great and easy to work with. :) Great place for the money.

I’d give this place zero stars if I could.Well, my girlfriend and I moved in to Carriage house in March of 2017. At first it was phenomenal, the staff was great.Then the new company came in. And oh boy are they a piece of work. Don does absolutely nothing, you can call and call the apartments and they will never answer. But the moment you go down to the office, they are doing nothing.DO NOT MOVE HERE!We had a bullet shot through our wall, they took no action and took over 2 weeks to come patch out wall.Our electricity constant went out (~2 times a week), with a new born. Took emergency maintenance over an hour to show up.Our appliances constantly broke, we didn’t have a working washer for over a week.They charge you for your own numbered parking spot, and only given two “parking permits” per household, otherwise you park on the street(good luck finding anything)DO NOT MOVE HERE!I had to call them over 20 times to figure out if we owed or not for our move out.Note: Washington state law is 21 days after moveout to notify you if you owe or are getting deposit back. We are at 26 days and counting.After FINALLY getting ahold of them, thanks to a new girl(not Don) we found that we OWE $200+ dollars. Our deposit was $1600. That’s $1800 damage...Carriage house is all about making money off of you and doing the absolute bare minimum of work and customer service..What a joke this place is. DO NOT MOVE HEREDO NOT MOVE HERE.

The apartments look great; however, management have NO customer service skills whatsoever. Me and my wife were planning on moving in to the open apartment that they had listed. We paid for our application fee and were told to put down the deposit the next morning and that they would hold the apartment for us. We Promptly called the next morning and never got a call back. We attempted to call them for about two days straight and never got a reply. We called our bank to let them know that we demanded a refund for the pointless app fee. Again, this place looks great, but management is RIDICULOUS!

My girlfriend has no kids, no pets, works 9-5, and stays at my place most of the time. She lived there for six months and got shafted when she moved out. They said they had to repaint the walls (though she never put anything on them), when she objected they then said they would just have to touch up the paint. Said they had to charge for washing carpets, too. They said that if she had lived there for 12 months, it would be considered normal wear and tear, but because she was only there for 6 months, they had to charge her for everything. This was not included in her lease. When she asked for photos and documentation of the so-called repairs and touch-ups, the administrator agreed to provide them. When documentation was not delivered, she called yet again and asked again for documentation. At this time the administrator said that they didnt have a cord for the camera to plug it into the computer. These are just a few examples of the many issues and excuses for nickels and dimes that these horrible factory apartments gave us. Never again!EDIT - Worth noting, the management or ownership apparently changed sometime in early 2017; that appears to be when things went downhill.EDIT - In reply to the owner who has just replied to this review: Its all fine and good for you to say that fees are based upon condition of the apartment, but the fact was that the apartment was left in better condition than it was in when she moved in. In the end, nickel-and-diming tenants is a great way to lose business in the information age where your past customers can communicate with future ones via platforms like this. Whats more, responding to each negative review with the same flaccid, call us to discuss, is entirely unhelpful when there have already been so many unproductive phone conversations.Companies that take advantage of their customers have no place in the market, and I hope with all my heart that companies like yours fail and make way for other companies with an everybody-wins mindset. 🎤💧

So far so good! We just moved in! And the staff is ontop of everything! We did have a few things that needed maintenance when we moved in, but Von was ontop of it! And got things fixed asap! I love the look amd feel of this place and the layout, my boyfriend and I keep saying how much we love our apartment! And that it feels like a home more than an apartment! I also love that there is a security gate and a door to have to go through just to get to the apartment from door, I feel so secure here! Completely love this place amd very happy we moved here!

We moved from out of state and the search for a new home became exhausting. These apartments were on the bottom of our list. It was honestly because of the reviews, but after being here for over a month, I can detest to many of the negative reviews and say that this company has significantly improved. The parking is not a problem for me, we have a reserved covered spot in front of our home and we are able to ALMOST always find a spot for our second vehicle around our building. The people in the office are very kind and I have never had a bad experience with anyone in there. They put in my work orders on the spot as I speak to them and theyre kind enough to repeat it back to me as to make sure that they heard me correctly. The gym is fresh, new, and available to us 24/7. Theyve extended the date to keep the pool open as well. Im only giving them 4 stars because im not a fan of my neighbors and their loud music, but management assured me that the problem will be dealt with. Its been a week since Ive reported it, and I havent heard the music anymore. Im assuming the management did their job. I hardly have had any problems while being here. As long as you follow the rules written out in your contract and bring your concerns to management, you will be fine. If anything negative happens, ill be sure to return and post another review. In the meantime, we are content and very satisfied with our choice to live here.

Been here almost 3 years, all the property manager cares about is money and squeezing every last cent. Fees for everything, and terrible services. Been waiting almost one year to fix a golf ball sized hole above my carport, apparently they cantc replace 4 shingles in the rainy seasons.Its always a nightmare reapplying as they insist every roommate signs in person, making for multiple trips. Paperwork seems to always get misplaced, took three weeks after moving in to finish the lease. But they are sure to never miss a processing fee!Only reason anyone tolerates this is because of the location, the property manager knows this and knows people will pay no matter how much she screws the tenets over

Horrible move out system, slamming you with charges that are not spelled out in the lease, and when asking for documentation of charges (in my case: pictures of what they had to do for pain touch ups, invoice of what they cleaned) they will just give you the run around. Also if you have something wrong with the apartment and put in a call online, dont actually expect them to come around. They also increased utility prices without any notice at all by as much as 20-30$ per month. I would give 0 stars if I could.Edit:When asked why charges for moving out was not stated in the lease, the manager said that their rates change constantly (they keep changing cleaning companies, utility companies, etc) so that they cannot give any ball park figure in the lease. So, no, they are definitely NOT upfront about their move out charges at all. Also, the manager essentially stated my apartment was clean and the cleaning fees were standard with all move outs.

Ive tried to reach out to your team, that doesnt work. I would like to come home to place not smelling like weed from the upstairs neighbors, noisy upstairs neighbors, raw sewage ruining around $400 of my stuff and when I wait two weeks for the maintenance to clean mold in the bathrroom that Ive been having to clean weekly, well they destroy my mats with bleach. Since Ive lived here my stuff has been ruined from the poor workmanship of this apartment. Ive been voicing my concerns for three years but nobody does anything. When I move I hope I get all my deposit back for living in these conditions because it has cost me money and I have not made carriage house pay a deposit or fine yet.

I was extremely upset and disappointed, ( by the staff or manager), when i moved out of my apartment. I never would of thought that they would try to rip me off by trying to charge me $ 160.00 for cleaning my apartment, my apartment was spotless when i moved out and i would of showed them that if the office had not of suddenly closed up for the day at 10 am on the friday the day i moved.I had been in the office earlier and talked to Andy and she said nothing about closing the office, i could not get ahold of anyone so i had to just leave the keys on the counter since i was moving that day to The Dalles Or. I never heard anything from them until i recieved the letter and charges.They sent me no reciept for the carpet cleaning or any details of what they are trying to say they needed to clean, right before i moved out Andy informed me that i would have to pay at least $90.00 to have the apartment sanitized, i ask for proof in the lease of where it said this numerous times and was totally ignored.I will not pay a cent until i am sent the proof of these costs and will not pay for the cleaning of the apartment at all.You all should be ashamed for what you are trying to do to me. This place is horrible horrible the manager will NOT return your calls. I applied and they called me the following day and told me i was acceptd and can come sign the lease the following day i went in the next day to sign as i was about to sign i asked queations to make sure it was the unit i first seen and wanted the lady told me No it was the oppiste as what i was told i went to see the unit they was going to have me sign not what i wanted i held of to sign thw following day becuase the lady told me she could switch me into the one i wanted and thought in first place i waa going to get. I told her i put my 30 day noitce in to my landlord and had 2 small kids so the next day no call back took 2 days so i went back into office they said i couldnt get the unit i wanted i said fine ill take what have she said ok all i need is my paystubs so i went and got them brought them back she told me she woulr call me the following day no word, i waited and by the 7th day i was given the run around all week to find out that they pretty much took my money and i have still NOT herd from them.no call no nothing..this place is a scam they will tell you they have units get you to apply then they wont have a open unit. Scams.... i would not want anyone to go through what i just had to go through...

I live in 5 months. Now very very bad manager. She is angry and mean to me and my family.14 times broken my place. leaking water from up stair and dish washer. Bad apartment.

The worst place to rent from everyone in the office lies and cheats you and makes up new fees they will lie to you about everything they wont answer the phones they hide in the back office please save yourself the headache never do buisness with them the worst experience ever
