Renting a unit in this building is highly recommended for those who enjoy the smell of freshly burnt marijuana continuously diffused throughout the common areas. Units in the building feature a washer/dryer, floor-to-ceiling windows, and city views and courtyard views. There is a small but nicely equipped gym on the second floor. Parking in the garage is an extra $225 for a single space but worth it considering the alternative is street parking. The maintenance and cleaning staff are professional and maintenance requests are followed-up promptly. There are also several ground floor shops/restaurants and a nice park across the street (Cesar Chavez Plaza).What keeps this place from earning a higher rating is the professional management staff, which is incompetent, arrogant, and down-right malicious at times. I took it personally at first but then realized they treat everyone poorly. With a more effective management team, this place would be a solid 4 stars. Not everyone on the management team is a complete jerk. However, should you have the unfortunate experience of having to deal with Ashley V. in person or via email, it will make you wish you had spent the extra $200 to live at 19J. Finally, beware of any move-in special they offer you as they will forget about as soon as you move in. The professional management team does not communicate with each other, at least not effectively, so expect to repeat any issue you have to several persons before getting anywhere.

I looked a long time for an upscale apartment complex that was friendly and responsive. I found it at J Lofts! Sarah the property manager is always polite and incredibly responsive. The property goes out of its way to foster a community atmosphere that is increasingly rare in a downtown building.My apartment itself is amazing. The floor plan is spacious but also served an an oasis when I return from work.

Wow, these apartments are so nice. It would be such a pleasure to live here. I visited them for a work event, they are modern and chic. A great open lobby area with a rooftop area as well. The gym looked like it had nice equipment as well. The color scheme was welcoming and so were all the staff. Great location as well..

As a former resident of 800J Lofts I would like to recount my experience. Terrible property management, Deanna Bonney will not return calls or emails. I moved out on May 26, 2020 and here it is Sep 9, 2020 and Im still owed a portion of my security deposit. If not for COVID-19 I would have already been to Small Claims court. The portion of my security deposit that was returned took 41 days. CA law is 21 days.As I read the other reviews I noticed the mention of the old staff; Sarah and company that used to run the office. But Sarahs gone and things have gone way down hill. Now lets talk about the living experience. The building has terrible access. I have no idea how the Sacramento Fire Marshall allowed this building to open. There are 2 center elevators that take turns breaking.We were there a year and one or both elevators were our of order for a total of 12 weeks. The stair cases are in the corners and empty into alleys. If one needs to leave the building via a stair case one is hard pressed to find one. Many of the egress doors are locked and there no way to get to the garage by stairs if youre not on the 2nd floor. Theres always trash in the halls and staircases. The staircases reek of urine from the homeless people that always find a way to get in. And the perimeter of the building always smells like urine. The convenient fire alarm outside of camera range in the internal parking garage is target of drunks coming out of the garage who randomly pull the fire alarm. I must admit its a great way to meet your neighbors on the sidewalk at 3am during a false alarm. We had 5 in a 3 month period. We were lucky to be on the second floor where a higher level water pressure issue caused our washer machine to randomly spew water all over the place when we tried to use it. And lets not forget the diligent and helpful onsite property management staff. There is none. Nor does the staff accommodate people with disabilities. I think they could use a class on the ADA Act Title 3! We were served a notice that maintenance had to enter ever apartment to perform some type of check over a weeks period of time. My hearing disabled wife informed the assistant office of her disability and asked if the office could notify my wife the day before the service call due to her inability to hear the door bell. She didnt ask for the exact time, just a days notice so she could either leave or be prepared before maintenance walked in on here. The assistant manager had no sympathy and sarcastically said the office couldnt be bothered scheduling individual service appointments. Apparently my wife didnt Look disabled to the assistant manager.In summary I recommend a tent in Cesar Chavez park across the street over an apartment at 800 J Lofts. Why pay up to $3200 a month for something you can get for free?

Im really not sure why the elevators are inoperative so often here. Pretty sure the high rents here should pay for it if the owners managed it well...If you are thinking of moving here, this will be a fairly regular occurrence.

I do not live here, however I do not want to. I was placed on the waiting list Back in February of this year, they were initially very welcoming. However that was the only positive thing I could say. I received a call back, missed it and tried to call back immediately and no one answered. I am new to this process however, I was not aware of everything so I called another two times and didn’t receive an answer until the following day. I was told by Sarah, who didn’t have much knowledge, that Alicia wasn’t in the office and because she was the only one who knew how to process applications I would have to wait for her to get back. I called back the following day and once again nobody answered so proceeded to call their corporate office who told me that they were only a maintenance line. I waited a while and decided to call back to 800 J lofts and finally got an answer, this time from Stephanie who told me that I should hurry and get down there as it’s a first come, first serve basis so at that point I was ready. I left work, had all of my stubs and was on my way to the apartments. Finally once I told Stephanie I was on my way, she just so happened to relay the message to Alice who still by the way never returned my call and I spoke to Alicia who informed me that she had an appointment coming in that day so do not come because they are applying. Of course I didn’t want to intrude, so I didn’t ago but once again no ones story was matching up. I called a friend who works in property management and she told me that what they are doing is unfair, their staff should not be there if they can not all be consistent and that they are discriminating weather it be for my age, race, or whatever. I called back the following week and spoke to Brian and explained everything to him and he promised to call me back the following day after following up with Alicia, once again no call back from these people. I deceived to call myself and Brian answered the phone I explained that I didn’t get a call back from them and he then put Alicia on the phone who was very rude and dismissive. I understand that she has work, however I’m just as frustrated because had I gotten a call back I would have been able to move in. I did proceed in filing a complaint with the Department of Fair and Equal Housing and it is now being investigated. I do not recommend this place at all as not being a tenant, but a future tenant not even getting one consistent story or a call back puts a very bad taste in my mouth. I couldn’t imagine dealing with this type of management on a day to day basis.

Let me just start with an I feel statement: I feel that this property or Community if you will, has an engorged sense of entitlement and in my experience are quite fraudulent. My husband, myself, and our dog were relocated temporarily to California early last fall. Not knowing the area we chose to rent to get a feel for it. We expressed this to realtors and management of communities along with this one. We were reassured that everything would be smooth and that they are very flexible. They could and would accommodate our situation. This made us feel real good. But when we arrived after a 5 day trek across the country they told us they never received our initial rent payment. This cashiers check was sitting well over 3 grand and it was now apparently “Lost”. My husband and I, although very difficult, kept our heads. It was fight after fight. We had proof of payment in 3 different ways. A handful of unanswered email that my husband sent to them during the 2 weeks before we moved in. They made him now pay a second time. So we have now paid over 6 Grand and haven’t even seen what we’re paying for... And once they finally gave us our keys they brought us up to our apartment with no apology for the frustration, stress, or hassle they created. They also explained that they understood our dog may take a little time to acclimate and that any “noise complaints” made would be differed and they would explain his situation. Within 2 days they put an ordinance on our account and sent a lengthy email explaining that our dog was too noisy. Note: he only ever barked or made noise if we left for a bit because he was 5 stories up, in a new area/state/home, and had just been stuck in a car for the lot of 5 days. Any person could be anxious or irritable by that so why fuss about a damn dog. After multiple issues (washer and dryer breaking then releasing masses of lint and debris into our clothing, water smelling strongly of chemicals, water turning brown and chunky, fire alarms being pulled at all hours, being lied to by the unprofessional staff) we became quite livid with the property and vocalized so. Not a full 3 months later His job relocated us again with a 8 day notice. We immediately informed the office. Days had gone by and my husband had multiple conversations with the office staff. Then maybe 3 days before we had to start our move, in person sarah tried to tell me “well you two cant leave you never told us and monday isnt 30 days” not only did we tell them but we yet again explained our situation. We left that follow monday and it was not easy. Every single thing they could do to hold us up they absolutely did. We need this, we need that. Nope that wont work. They had my husband running all over town up to 8 miles away just for a damn money order because all other forms of payment suddenly weren’t good enough.Now back in our home state we received a letter expressing we owed them over 2 grand in property repairs. We barely even unpacked our apartment. I never even got a job while out there. I was home almost everyday and I keep a clean tidy home. I know for a fact that not a single dent scratch or scuff was left from us. They now are demanding payment.I am repulsed by the behavior of this company. Im disappointed in the lack of integrity of this companyAnd i would never recommend anyone to this property.The happy colors and well staged lobby shouldnt fool you. Im disappointed in myself for letting it fool me.

Way overpriced for what you get. Cold, dreary (beyond uber modern), super noisy location, poor square footage, interior layout doesnt make the most sense in terms of materials used and electric plugs placed in weird spots. I wouldnt recommend for the price tag.

Ive lived here since Nov 2015 and cant agree with the other negative reviews. They almost sound the same and too professional like they were written by the competition. All the management and agents here have been extremely nice and professional. Ive never had a maintenance request go longer than 1 day. Any of the typical issues youd see around a large housing complex have been dealt with quickly. All common areas are extremely clean. I see one of the main cleaning ladies here daily, cleaning elevators, etc. on every floor. I for one love the new renovations. The are bold and modern. The parking here is great compared to most other downtown/midtown apartments. As for noise. Im on the 7th floor and could swear I dont have neighbors (I know I do cause Ive seen them). Ive never heard anything from them thru my walls. All I hear is when people are talking as they walk past my door.All in all Im very happy with my apartment and the staff.

I only lived there for a short 4 months, but my experience with all of the staff and the building itself was pleasant. They replaced my whole toilet when I was having minor issues with it, so I dont have anything sh**ty to say about them, overall a good living experience.

SCAMMERS!!!!The worst experience in my life ever!!!!NOISE :When we walked the unit, I asked about noise levels in the building and Sarah explained to me that the building is quiet and doesnt have noise issues. In addition, when I initially viewed the building with Justin, he explained to me that the building is insulated to shield the units from outside noise. However, when I spent my first night at the unit, I woke up multiple times due to various noises - neighbors continuously roamed the hallways, slammed doors, talked and laughed loudly, all during late night hours. Also, the outside noise penetrates the unit at night and the street noise, delivery trucks and other noise did not allow me to sleep. Not only am I not able to get adequate sleep, I cant sleep there at all....Its absolute fraud!!! I told them, its very important for me to have a quiet apartment, so I asked them 3 times if its quite, they told me yes, it is! This is not what I was signing up for.SHAME ON YOU GUYS!!!Also, prior to signing the contract, they told me that they will replace the carpet and even asked me not to put my belongings on the carpet, so they can replace it, 3 days after I signed the contract, they told me that they wont replace the carpet, that its not that bad...Absolutely BAD EXPERIENCE!If you want to be disrespected, lied to, miss lead, pay for something you didnt sign for, this is a perfect place for you! And by the way, they told me that they couldnt verify my previous address, so they asked for a double deposit $$$$ Today, when I asked the landlord to verify for a new place, he asked that he already did a month or so ago... which means they LIED to me agin just to get a double DEPOSIT $$$P.s. I gave them their keys back, since I tried to stay there for 3 nights and couldnt sleep at all!!! They refused giving me my money back...

I echo David Ts review. I lived at the Lofts for 7 years. When managed by CIM, it was an excellent experience. I simply couldnt have been happier.When CIM sold, the new management companies (Greystar, then Avenue5) fired all of the old staff and hired perhaps THE most inept replacements they could find. The result? Constant unit inspections, poor common area upkeep, awful security, and slow responses from maintenance.When enough was enough and I decided to move out, they drug out the process. My unit sat vacant for 3 weeks, and they still charged me for additional rent. Further, they charged me hundreds of dollars for repairs that should have been covered under the lease (mostly nail holes, mollies, and toggle bolts), and then sent me to collections without even sending me a bill. Im truly saddened that my 7 years at this property came to a close this way.

RUN, KEEP LOOKING!800J LOFTS OVER PROMISE and UNDER DELIVERS.Ive lived in 800J Lofts for 7 years. The first 6 years were wonderful (5 Star), it was the place to live. Residents included senators, entertainers, and Kings Basketball players. In the last year, they have all moved out. The problems began when the new owners, The Wolff Co. hired Greystar to manage our building. They were fired due to their lack of performance. Wolf then hired Avenue 5, a new management company based out of Seattle. The problem, Avenue 5 hired all the misplaced employees of Greystar. No wonder the problems have prevailed (1 Star).There is no community. The staff cant keep up with the cleaning of common areas, because they are too busy dealing with move outs. I literally have to submit multiple maintenance requests to get the hallways outside my loft vacuumed. Cars sneak down into the parking garage daily. The list goes on. I am embarrassed to bring guests into this building. I have spoken several times with both the onsite manager and Avenue 5 regional and only received broken promises. I have never felt so disrespected as a resident. Just wait until you see the new renovations. It looks like IKEA threw up everywhere. They come up with all these ideas, yet they have NEVER asked the community their opinion. Its just one bad idea, after the other. They have forgotten who pays the rent. Not worth the $2,000/month I pay to live here.What has driven my concerns, is that Sacramento was rated #1 increase for VIOLENT CRIME and #5 for PROPERTY THEFT in the U.S. by the FBI. This building is NOT SECURE. There is no way to reach our after hours security guard because there is no phone. Not to mention, with the new renovations, they REMOVED the security cameras. Just wait until the new arena opens. There will be no way to get in or out of this building. As a resident, youll be trapped due to event traffic.Issues include:- Poor Management, NO SENSE OF URGENCY!- Filthy Common Areas- Broken Exit Gate- Broken Parking Lot Meter Since April 2015- Broken Front Door Fob System- Unattended Dock Door- Poor Tenant Profile- Overwhelmingly Pot/Cigarette Filled Hallways- Barking Dogs- Thin Walls

The staff here is amazing, but Jonathan was definitely the best! He was super sweet and helpful. The atmosphere here is perfect and the apartments are to die for!
