As a contractor, I work with multiple Property Management companies. Renters Warehouse is truly The Professional Landlords. They take great care of ensuring each home is perfect for each tenant and in speaking with multiple tenants, they have expressed that they love how easy it is to communicate any possible needs that do come up. I would not hesitate to suggest Renters Warehouse to any individual landlord or to a landlord looking to have a whole portfolio managed. If you are looking for a new home, Renters Warehouse does not play the games other property managers do, making it a smooth process to secure your new home!

Ive owned a rental home for less than a year and have struggled with a very difficult and unpleasant tenant. Renters Warehouse has been my saving grace. When the tenant was paying his rent, Renters Warehouse made the collection and distribution of rent payments so easy. They have been amazing at managing the tenants maintenance requests and notifying me when issues arise. And when things got to the point of eviction, their legal team helped me every step of the way. Their staff, namely Rose, their eviction coordinator, has been helpful, responsive and oh so patient explaining the legal process to me. I would recommend Renters Warehouse and their team without hesitation.

They require landlord approval for legally required repairs. Its Sunday of Labor Day weekend. Our AC is blowing hot air. Its already 88 inside and outside it will be over 104 today. In AZ the landlord is legally required to repair the AC (among other appliances) and waiting for their authorization does nothing but make us sweat longer. I found an AC repair place that can come today for $60 but the vendor requires direct approval from landlord. Property management keeps claiming they can’t do that. This is after the leasing agent filled the house with air fresheners to hide the extensive pet urine throughout the home. We had to pay out of pocket for professional carpet steaming to make the house livable when we moved in. Far better experience with Rentals America (our last home rental).

Renters Warehouse attempted to murder my family – twiceIf you are a renter, stay away. More importantly, if you are a homeowner, stay away.Renters Warehouse refusal to make the most basic repairs or do even rudimentary property management led to several of my family members needing to go to the ER. 25 days in Phoenix 115-degree heat when the law allows for five.We filed a HUD complaint, AZ AG, and State of AZ complaint and spoke with Phoenix ABC15 Let Joe Know and finally spoke with renter’s warehouse vice compliance officer Jessica Kopischke. She promised a bunch of stuff, but it was all lies.After the AC went out, our hot water heater leaked. The rental company refused to repair that for 6 weeks. We had snakes and rats coming in from outside, they refused. The workers broke the garage door, which left our home unsecured with heroin addicts at the park next door. We asked that they fix it. They refused, now they refuse to reimburse the repair.Now Renters Warehouse is retaliating against us for filing a HUD complaint and so we will be forced to sue them and homeowner. This will cost the homeowner tens of thousands of dollars, but Renters Warehouse SIMPLY DOES NOT CARE.They will murder your family for cash.Stay away.

Getting your DEPOSIT back is absolutely horrible. Old school checks vs automatic deposits. No way to overnight the check even if Ive offered to pay the cost? Its been OVER A MONTH and I still dont have my deposit back. You got your rent on time, give me my money!! So frustrating.

Renters Warehouse manages one of my properties. Recently I worked with Mr. Philip Hamilton of Renters Warehouse. He did a fantastic job assisting me in finding new tenants for my home. He gave excellent and timely feedback as to how I could make the property more appealing to prospective tenants. I ran into problems with the property’s AC days before the move in. Mr. Hamilton quickly responded and we were able to get the problem corrected prior to the new tenants move in. Mr. Hamilton did an excellent job and I highly recommend he and RW.

Michaela from RW Maintenace handled my maintenance request beautifully. From submission of the request late Saturday I got immediate response that the problem was being handled. At 8:00 AM on Monday morning I was phoned to ask if 9:00 AM would ok for the contractor to come. He arrived shortly after 9 and had a replacement waste disposaal unit in his van, so in 45 minutes the new one was installed and we were done. Thank you Renters Warehouse. Colin

It seems Covid has brought about I dont care attitudes. Many companies dont do follow up anymore. Its just sad. So many landlords are flooded with people like me looking for a home for our families, that is decent and affordable. The landlords and property management companies seem to care less. I hope that things get better. But this whole scene is like a repeat of 2009 when the housing market crashed. Prices are so sad, they are making renting unaffordable. I am looking forward to buying in 2 years or less, but I do need something like yesterday...SMH

Rose AguiarRose came into my life as my husband and I were on the road with our RV, heading back to Minnesota. We had rented out our house through Renters Warehouse, and the lease was ending on May 1st and we were going to be moving back in. Well along the way home, we found out the tenant wasnt going to get out. From that day on Rose became the person I went to with questions, and lots of anxiety. She is simply the best. Her people skills are above and beyond. She has the ability to communicate respectfully, and with understanding. I had never rented out my home before, and it was a bit personal, as it was the home we lived in. I wasnt sure what to expect. Rose ALWAYS answered my questions, and if she wasnt sure she would find out the information for me. Rose became my rock in this eviction nightmare.I havent had the best experiences with Renters Warehouse. Working with Rose, I realized what a amazing gem she is In all my communication with Renters Warehouse, I would say Rose Aguiar is the ONLY person in your company that followed through. I had Renters Warehouse managing one of my properties in AZ for about 9 years. They were good in responding to tenet service tickets for issues with the rental. They give you the option to add funds for repair issues, or take it from the monthly rent funds. In late April, I decided to sell the house through Renters Warehouse, so we could ensure the tenets would not have to move once the house was sold. I worked with Bill OConnell on the sale. Bill put the house on the market, and we got several offers well above asking price. After going over them with Bill, we decided to accept the tenets offer, which was about the same as others. After the appraisal came in much lower than expected, Bill worked with the appraiser to re-evalue the property. After they adjusted the appraisal, the deal moved forward. Deal was closed in 30 days from original acceptance date, and about 5 weeks after we listed the property. They have a sizeable clientele of people who are always looking to buy property, which is why we had about 10 offers the next day after it was listed for sale. Bill was always professional, and we talked many times via phone and email about where the sale was. Was a pleasure working with him.

Matthew Smolek was amazing to work with! We moved to the greater Phoenix area sight unseen from out of state and he was very accommodating. He helped us understand the process and was there to answer any questions that we had. With houses flying off the rental market very quickly, Matthew helped get the documents signed by the owner, had great communication, and was very generous and accommodating with his time, even meeting us at the house for a quick initial walk-through, which was on a Saturday evening. Due to circumstances beyond our control, the timeline of our move was altered. Upon speaking to Inspector Tina Vargas and explaining the situation, she was extremely understanding. The situation was very upsetting, especially when the agent took it up himself to be very disrespectful and yell at me, but Tina represented the company well by handling herself in an appropriately professional manner. I hardly ever write reviews but felt that everyone should know how badly run this company is. After moving in 6 months ago and having water bills totaling 800 dollars a month, i was told that there is nothing that they can do, that it is up to the homeowner if they want to pay. This is absurd. There is an obvious problem at the home and nobody calls you back. They defend only the homeowners and leave you hanging. Also i should note that my previous water bill was 1500 dollars and the landlord paid only half of it after refusing to get it fixed. It is even noted in my lease that they are responsible for maintaining utilities. Problem is that nobody ever calls you back. I have since requested all of the transcripts of my calls to them to have as proof. I am told that it is up to the landlord if they want to pay my water bill and of course she does not even though she refuses to have maintenance come out.

As a property owner, I have not had a single good experience with this company. I have contracted with them for a year and I have had non stop issues since the start! Though the price is unbeatable, I cannot even begin to express the amount of stress this company has caused me. There is always a lack of communication or lack of knowledge when speaking to a representative. Our property managers never get back to us and do not respond in a timely manor. I have had more luck communicating with our renters directly rather than trying to communicate through RW.

Do not work with these people. They are awful. No communications regarding anything they were suppose to be doing. Took 4 months for them to fill a beautiful property. They stated it would take 17 days. In the end the tenant threatened law suit due to poor management and deposit return delay. Finally, the lease was up and settled with the tenant. Was happy to get rid of Renters Warehouse...but one last disgusting move on their part. An early termination fee for the management contract because it did not run concurrent with the lease? Working with Renters warehouse was the worst experience of my lifetime.

Mark was a gem! My garbage disposal broke and after trying to troubleshoot the problem, I still could not fix it. We have people coming over for a loved ones birthday party and the place smells like a sewer. Mark escalated the issue and has someone coming to fix it ASAP. We met with Jamey Holmes and toured a home that we applied for the next day. We were told that we were the first applicants to apply. After applying Jamey was not communicating with us unless we reached out first. We asked for the status of our application 2-3 days after applying and Jamey responded stating that the landlord prefers a 24 month lease. This was our first time hearing this as it was not mentioned in any of the rental listing ads, or in person during our tour. During the tour we received a checklist of the approval requirements, and a 24 month term was not listed on this sheet. We asked Jamey if the owners would be willing to negotiate the rental amount being locked into a longer lease term, and his response was he would ask. Three more days pass by and we reach out to Jamey once again inquiring on the status, and this is when he shares that we were denied because the owners went with another family who agreed to a 24 month lease. How was that fair? It does not matter if you make 7 times the rent, or have stellar credit, and rental history! Everyone is not offered the same opportunities. We were not given an opportunity to deny or agree with a 24 month lease term. We never stated that it was something we did not want. This opportunity was instead giving to another family. We feel like we were denied and overlooked simply because our race did not match their standards for a tenant. This is unjust treatment. Not only did we waste some money, we wasted our time which is something that could never be replaced. Being a target of discrimination makes me feel sad and embarrassed. No matter your race, sex, disability, or religion, no one deserves to be treated in such a way! The fair housing policy was not followed!

Nightmare on rental street. Never have I in all my life experienced a worse rental experience than I did with renters warehouse. I am an 800 credit score low debt never missed a rental payment in my life renter.The nightmare began day 1. The day we moved in the air-conditioning was literally torn apart and the house was clearly not ready to have residents. The garage door would randomly open while we were at work. An issue known by the owner before us moving in. It took weeks to replace it and when it was replaced with the cheapest POS garage door opener I have ever seen, it broke again. We went months without a functioning garage door opener. This is in a Scottsdale house rental! I cant imagine how this company handles lower end units.Then a pipe burst requiring a construction crew in our home for days that I had to be there to supervise our belongings. Then when we finally moved out, the owner, having found absolutely nothing wrong with the house kept a portion of out deposit! She said there was smoke smell.....which she never mentioned and was not noted until weeks later. Funny thing is, I am required by my job to not smoke..my office is a smoke free campus, my insurance clearly states non-smoker, my doctor will attest to me having never smoked, I work out 7 days a week....more importantly I have never smoked in my entire life!An absolute positive nightmare experience. I spent literally hundreds of hours of my own life dealing with and worrying about our rental. I never once missed a single payment and took immaculate care of the house.I will post a video on YouTube of the walkthrough where the own smashes a lightbulb in her own garage.I will also publish the pictures documenting our experience.

I quite honestly cant say enough about Melissa Cowardin, our Rent Estate Advisor with Renters Warehouse. I wish there was an option to give more stars because she wholeheartedly deserves it!Anyone that has ever moved before knows how stressful it can be. For our family, this move had the potential of being an absolute astronomical disaster to say the least. On top of planning our move out of state, we were also in the midst of closing escrow on the sale of our home, and both of my in laws were diagnosed with COVID-19. Melissa is knowledgeable, very responsive and was always available to answer any and all questions we had, and great communication. All too often businesses and representatives only see people as dollar signs or just another applicant, not with Melissa. To her we were important, we mattered, we were a family looking for a safe, clean, quality home in a good area. She explained the process thoroughly, from the application, to acceptance, signing documents, and move in process. Melissa really put our mind at ease by reassuring us that our move would be seamless, and that she was there for us anytime with whatever we might need. We were so excited when we arrived, first the house was EXACTLY as the photos depicted (this isnt always the case when you rent online, sight unseen), then Melissa was there waiting for us and walked us through the house, even taking the time to show us how to maintain/operate some of the specialty features. She even returned later that evening with a welcome gift of cookies :).I would highly recommend Melissa Cowardin with Renters Warehouse. I got an excellent service from ROSE AGUIAR on a very long issue of late rent payments which was not addressed properly by renters for too long. Once Rose took ownership on that issue, things started to improve fast. She made a great job communicating with the tenant and developing a payment plan to close about $5000 rent balance and continued with monitoring and communicating with both the tenant and me as the property owner. Rose management of this issue resulted in a successful outcome and a full collection on the missing rent payments.I hope to see such improvement and great service by renter warehouse in the future after long and relatively bad customer experience in the past

I would not recommend using Renters Warehouse neither as a tenant, or as a landlord looking for a property management company. I have been trying for nearly 2 years to solve a maintenance issue with an appliance in my household. Its been nearly impossible to communicate via Renters Warehouse. Theyve given me the run around several times, and fail to communicate important details with me such as when vendors are coming to my house to make repairs. Theyve lied to me during the process of me trying to fix my appliance, saying that they didnt dispatch a particular vendor, when in fact, they did. This put me in a difficult place with my landlord and I was forced to pay, up front, for a charge that should not have been my responsibility, all because they didnt want to be liable for the charge. They are extremely frustrating to deal with for both my landlord AND I. And they HATE that my landlord and I have a respectful, communicative, and professional relationship. They would much rather that my landlord didnt communicate with me, and theyve made it very clear to me that they do not respect or value their clients, on either side, whatsoever. If you want to be robbed of your money, and to feel completely frustrated and like youre wasting your time, use Renters Warehouse. Otherwise, I highly suggest you go with someone else.-----------Edit 3/10/2021I would like to clarify a response by RW that was left under my previous review. Renters Warehouse did NOT refund me completely, as they claimed in their response. My LANDLORD refunded me for half of what I paid up front because RW put me in a precarious position with my landlord by lying to me, and stating that they did not schedule the maintenance worker that was sent to my home. This forced my landlord and I to split it 50/50 as they denied responsibility that they dispatched the maintenance worker and I was forced by the maintenance worker to pay him up front. I should never have been charged up front for any service, and I was told after the fact that I should never pay for maintenance services up front. All of my interactions with the representatives were recorded when I was on the phone with them. They should be able to access those. Additionally, I have requested multiple times to speak with a maintenance manager and have been ignored each time. Lastly, my dryer still isnt operating correctly. The problem has not been solved, and Ive been trying to solve it for over a year. So essentially I paid for nothing to be solved and am being told I am the problem. Look elsewhere for a management company. I have nothing good to say about this one.

I wanted this to work, as a longtime landlord would be nice to find good manager. The portal has not worked since day one. Tech problems, lease isnt posted, payment reports always show $0. Its like 1999 technology. I think the people may be OK but the portal sucks and thats what I needed to make RW worth high fees. Definitely one and done here.

As first-time rental property investors, we found out quickly how complicated and time consuming the management piece is. We thought that part would be the easiest…wrong! It kept me up at night amazed by what tenants where capable of doing and not doing. Frustrated by the lack of respect our then current tenants showed us, we entered into an agreement with Renters to “handle” this impossible situation we were in. We were out of ideas and patience.Turns out, it was one of the best decisions we’ve ever made, we only wish we had made it earlier! They took care of every detail from signing a new lease, collection of rent, accounting, requests, all the way through to, in this case, their inevitable eviction. Best part, we didn’t do anything. Second best part, they were proactive in updating us. They sent emails, made phone calls and left voicemails every step of the way.I’m now very confident they can handle the messiest of situations with class and candor because thats what they did for us. Im a homeowner and was having trouble using the portal. Contacted customer service and spoke with Maria Guevara. She was unable to help me solve problem with portal. But she got a copy of my annual statement and emailed it to me while we were talking. She then had me send her a print screen and she contacted their IT department to solve my problem. The next day she emailed me with a response from IT department on what to do to solve problem. I contacted costumer service because of a different voice mail I had gotten from Renters Warehouse. I wanted to give a huge thanks to RWH for their organization, the structure and kindness they have provided. Philip Hamilton was my leasing agent and he was 10 stars, not 5. He took excellent care of my son and I requests, answered every text message (sorry Philip haha), was ALWAYS on time, explained everything in fine detail and was over the moon kind. He went out of his way many times to get answers I needed in regards to the home with odd ball things but something that really stood out- he cared. After 2020 being a whirlwind of one challenge after the next, feeling defeated at times, its such a relief to work with respectful and loyal people. Philip went out of his way a few times and as a single mother of a young child- whew! Every little thing counts! Im grateful for the support and we love our new home. I love it so much, I spent an hour on my first day here picking up trash from the yard and cleaned the windows! From only having one person to terminate leases to exorbitant move-out charges this company( at least is Arizona) is one of the worst that anyone could use. Then they cleverly push for people not to be present during move-out inspections so that they increase their bottom line. Then they charge for things out of renters control based on supposedly what the owner tells them(right...). Please stay FAR FAR AWAY, you could do much better!

I live in VA but I own a rental condo out in AZ. I initially contacted Renters Warehouse nearly two years ago on just a bit of a fact-finding mission. I spoke with Philip Hamilton then and he was more than helpful answering all my questions. Although I wasnt ready for their services at that time, I contacted Philip again last month when I was ready to move forward. We bought a home in Scottsdale that we are renting for about a year before we move in ourselves. We live out of state and did not want to try to manage the rental ourselves. We contacted Renters Warehouse and were assigned to Michael Merk. Michael sent us their detailed contract that lays out all the pertinent information, protecting us and our tenants, so that there are no questions after a lease is signed by both parties. Michael connected us with tenants almost immediately after the rental went on the market. The tenants are happy as are we. The fees for the management are reasonable and the service we have gotten from Michael Merk has been superb. He has immediately addressed any issues with the property, keeping our tenants and us updated.Couldnt ask for a more attentive manager.

Going in to a rental the representative was so amazing, friendly and on it. Now leaving was a different story. A representative called Tanika was assigned to my account and she was quick at reaching out for something they needed but would blatantly ignore me when I needed them. I reached out as in emailing her and calling consistently. Each time the new rep would tell me that Tanika said she didnt get my emails....(then wouldnt she call?) Convenient considering she got them when it contained information they needed. But when they owed me over $2k .... she would NOT respond back or attempt to even call me. It almost 2 months to get my funds and that was only due to the fact I called every other day. The sad thing is I am purchasing a couple of properties and was going to have renters assist with renting one out. Not anymore if they would treat my tenants like they are the plague.

If I could go negative stars I would. As a landlord you expect you management team to be professional and competent. Run away as fast as you can. This company is neither. I currently have a property under their management and have 3 cases open and no response or follow up. Just found out the one person who was managing my property is no longer with the company. And Im now here twiddling my thumbs with no answers, short money and no new contacts. Called and was kept on for over 15 mins for nothing. If I ask for a supervisor stateside I should be given one to talk to.
