Overall, this property is well-maintained and reasonably priced. The location is great and there are many amenities to enjoy - pools, hiking, dog park, gym, and volleyball. The AC systems do need to be replaced. Noah and Aly Wolfe do a fantastic job of organizing monthly social events that are unique and enjoyable. They even had great ideas during the pandemic that maintained social distancing.

We moved in about 5 months ago and we are very happy living at Modena! Our AC stopped working yesterday evening and emergency maintenance was here almost immediately and had it running again in 30 minutes. We also had a shower related work order and they were here, fixed it and gone immediately. They have food trucks every Thursday which is something we look forward to now, each week. The office staff is always courteous and helpful. No issues with our neighbors, everyone is friendly and/or keeps to themselves. There are many pools and they are well kept and the 2 gyms are great! We even cancelled our gym membership because they are so well equipped and never packed!

I have had an issue since I moved here. I was lied to about the apartment I was moving into. They wouldn’t let me see it.t Than moved me to an apartment which the AC doesn’t work upstairs. The toilet leaked down to the bottom floor and it took about 2 weeks for them to take me seriously and get someone in here to fix it. The AC was leaking when I first moved in, they “fixed it” now it’s leaking again all onto the carpet and floor. The new carpet is now starting to smell because they didn’t replace it after all the water leaking. The customer service is terrible, I don’t know how people can constantly deal and live in these conditions. Especially when the rent is higher. I’ve been here for 4 months and have had so much happen, I need to move.

Safe, clean and affordable prices. I will say the major and only serious negative of living here is the air conditioning systems. They are very old and outdated causing your electric bill to be extremely high. Meanwhile your home is not even fully cooled down and still pretty warm. The air does not work at all in the lower part of my home but they say they can’t do anything about it because that’s just the system. I’ve learned to live with it because I do really enjoy living here. But that is a big issue to have in Arizona. 100 percent need to update cooling systems and they will be prefect after that.

Peaceful, safe, and clean place to live. I enjoy having 2 gyms and 6 swimming pools to choose from. Its quiet as far as neighbors and parties. One of the few apartments I felt comfortable living in!

Our leasing agent quoted us for 14 months but ended up putting us on a 12 month lease. When I showed them that our initial quote was for 14 months they acknowledged that they made a mistake but werent willing to fix it and adjust us to 14 months even after showing them the emails they had initially quoted me for.

So far so good, I’ve been living here for about 3-4 months and it’s been very peaceful so far. Every time I have issue, I put in a request and within 24-48 hours my request is taken care of. The office will give courtesy calls here in there to make sure you’re doing well. Neighbors are very friendly as well. The cool thing I love about the complex is that every Wednesday they have a food truck vendor that comes to the complex. I’ve never seen anything like that before! Recommended especially if your young and looking for a fresh start

Its just been one thing after the other with this place. DEFINITELY not worth the money. You can find a place of much better quality in this same area for the same price (or less). Washer flooded apartment. Monthly rental costs are inconsistent, seem to be higher every month. A/C has broken 3 times within 60 day period. Unable to get ahold of leasing office. Amenities, such as Papago Trail, arent worth it since the location is dangerous and unsafe. Two dead bodies were found within a mile radius. Stay away!

I have been living at Modena Apartments for 2 years now. They have been working really hard on renovations since I have moved in, and I have been in an older unit since my move-in date. I will say that having older appliances is not easy, but I havent had any issues with getting my things fixed or upgraded if need be. I use the Resident Portal often and feel they are great at responding to service request you submit through there. With that being said, some times I do have to go up to the leasing office because they are UNDERSTAFFED. The current employees are GREAT! They just need some help, Modena is a very large complex with A LOT of units. With the all units and rates that they are charging people to live here, youd think youd be able to have the means to make sure they have more help up front. Lindsy, Jonah, Taylor, and Candace are so professional, friendly, and helpful every single time I call, visit, or need anything from the Leasing Team. I have decided to renew my lease for another year here and actually get to be in one of the new renovated apartments! I surely appreciate the team for helping me through the process too! Please give them a raise and hire more help for them :) P.S. The community here is so nice as well. If youre looking to move to a friendly, quiet, peaceful, beautiful location. This is it. Not to mention the Botanical Gardens and Papago Park that is right in your backyard.

I really hate this place. If you are on the bottom floor. You really dont get respect from people upstairs. They stomp hard when they walk. I am so lost. Why is the apartment not sound proof between the 2 apartments. I have been with them for over 6 years. I had good neighbors before and they were courtesy on how they walked. But tired of complaining to office. They do not do anything about it. I am done. Was trying to stay. Im good

I chose a more expensive apartment by the main pool because Im in a wheelchair and getting to the pool is difficult for me if Im not close. The main pool ended up being closed for a whole year because of licencing and remodeling.. I dont know but it was closed. The problem is Im paying rent based on what amenities were promised by the complex. Regardless of their reasons, 2 summers went by with no main pool. I called in and asked what they were doing about this issues and if they were compensating tenants for the inconvenience. They said no, and then I asked if they were planning to raise my rent as well come the New Year. I was told to speak to a manager when the time came to renew. I did this and was told nothing can be done corporate sets the rates and they still raised my rent. I truly felt a fair way to handle this would be for them to not raise my rent or at least not raise it as much as they did. Which is the most theyve raised my rent in 5 years. I really like this place but this situation rubbed me wrong and made me feel like they could care less.They saved a bunch of money not maintaining the main pool for a year, the least they could do is give me some kind of break on my new lease.They always say they cant do anything and its a corporate decision but I have friends in this complex that didnt even get a raise in their rent.

Overall I do like Modena. This is my second year living here.I have the updated apt which is very nice, I personally wish I had the newer washer/dryer weird everything else is updated but that. Maintenance for me at least hasn’t not been a issue. Never had a bug problem (thank goodness!) complex overall is well kept except for the pools. Only thing I don’t like is the lack of storage and space. There’s barely any storage space what’s so ever and not enough cabinet space. Also the cabinets were at one point breaking down often but they fixed it (I think because it’s old) also I wish the complex will recycle & pools were open longer. BUT it’s quiet which I love and the location is amazing! Close to everything! More pros than cons for me! Plus front office are kind to me!

Units poorly maintained, maintenance staff is incompetent, and repairs commonly marked as completed when never done. This is the kind of place where “it turns on so it’s fine” is the mode of functioning, even if it leaks or continues to break regularly. When they did have community events, something like a single box of white claw and a single multipack of chips from Costco is all that’s provided for the evening. If someone parks in your spot, it is your responsibility to call a tow service and ensure that it is taken care of. The office staff rarely answers the phone and does not return voicemails. In the almost two years I lived there, the main gate was broken for at least a year— security is nonexistent. Finally, noise is always present. If your neighbors play video games or have sex, you will hear it. If you can get a unit on the side facing the mountains and don’t mind paying extra, the view is nice. Overall, for the price, was not worth it.

Modena have been a very nice place to live at. It is basically it’s on mini community. They have 6 pools, 2 very nice gyms, a dog park, 2 car washing stations, and a running path that goes around the Tempe golf course. The community itself has been very pleasant and everyone living/ working her has been very friendly. As for the apartments. We started in a 2 bed 1 bath our first 2 years but decided we wanted more space but did not wish to move locations. We switched to a townhome 2 story 2 bed 1.5 bath and so far love it. If I were to find a complaint it would be that there is a lot of dog poop everywhere, which I would blame the residents because there are dog poop baggy stations everywhere. Other than that it’s a great place to live!

I love love love this place!! The location is great, especially if you enjoy the outdoors. Papago Mountain park is your back yard! The community is beautiful and love the dog park too. Maintenance has also been great to respond to every need. Really happy I was able to find a place here. :)

My dishwasher had stopped working. Frank from maintenance came in and knew exactly what was wrong. I also explained that the shower wall were splitting from the tub. Without hesitation Frank was happy to fix. Very friendly, kudos to Frank.

“Tell me your apartment complex is bad without telling me your apartment complex is bad”. They just emailed everyone to leave them a “POSITIVE REVIEW” in order to win a raffle.This apartment complex will try to scam you out of money and then make you feel bad for it. I had to argue with the “manager” Candice about having carpets in the apartment that her staff told us had none. My fiancé has bad asthma/allergies and needed them removed. She had us sign a document for reasonable accommodation and get a Doctors note (which we did) then tried to charge us $530.72 after we jump through the correct hoops to get it removed.Not only that but When we got the apartment there was a huge, BROWN, stain in the middle of the room, and they didn’t even bother to tell us or replace that part of the carpet. It was disgusting. I’m still really upset at Candice for the way she handled the situation and then had the nerve to degradingly call me “sweetheart”.

Great place, but for over 1200$ a month for a 600sf apartment you would hope there would be security cameras to keep your outdoor assets (vehicles) safe. Within a month i now have 2 new dents in my company vehicle, (hit and runs) but since theres no security cameras anywhere the police basically told be tough luck... so modena, if your reading this please put up security cameras in all your parking lots, other than that its a 5 star apartment!

Unlawful fees I had to correct them on to get removed.You can hear everything through the walls.If you try to get a hold of mantaince or the manager, it takes multiple calls and emails.Some units have newer AC units, most have very loud and very old machines.Cockroach encounters.Apartment was dirty and had several issues when I moved in.Car break ins are common and the front gate is frequently broken and left open.Management is awful.Unjustified fees after moveout.Honestly, just dont live here.

Update: our AC was replaced after this review and our projected SRP bill has gone down significantly (+/- $70!). We were also contacted by management after this review and work order completion and the experience was much better than previous interactions. We are hopeful that our experience will be better for the remainder of our lease.We have lived here since late March 2020, and while we appreciate the location, our living experience hasnt been good at all.Almost immediately after moving in, our AC unit was running constantly without cooling. They came out and added R22 to fix it. I get it, its an old unit and requires maintenance. We have had consistent issues with our AC since then and get bills between $250-275 per month. Our neighbors, who have the same floorplan, same sun exposure, less window coverings, same number of tenants and work schedules, pay 1/2 that. SRP even confirmed this, and shared that they were on the same plan as us. Apartment management refuses to listen. They cut you off and simply state their rehearsed lines. I recently asked to have the unit inspected by a third party, who I wanted to hire. They agreed, but it had to be their inspector. Apartment management politics. The inspector told us that the condition of the coils was to blame, and that he would share this with management. Two days later I followed up and was told that the inspector said the unit was fully functional. When I asked for the report they said they didnt have one. When I asked that they request the report, they stated they do actually have a report but I can see it since I am not the customer! Infuriating, right!? I pay $1400 a month, but am not the customer!? Now, not even a month later the unit wont cool below 85 and runs constantly. I was told it would be taken care of this morning, but am now told they dont know when they can get to it since they are so busy.The AC hasnt been our only issue. Our shower spout detaches from the shower wall about every six weeks, causing water to leak down stairs through the light fixture in the 1/2 bath. When the spout detaches, flies fill the bathroom as they escape the moist wall. The toilets didnt have any pressure when we moved in, but maintenance was finally able to get approval to replace them. Cabinet doors are hanging, and we are told its just how they are designed, but in reality its shotty work to get the units to a higher rental bracket. You know, the upgraded white shaker cabinets! Parking is also a nightmare, and when requesting a new spot after our neighbor hit our brand new car, they simply said it wasnt allowed. People are moving out left and right, spots are open, but they just dont care. The pools are ok, but often dirty. We were excited to finally be able to use the main pool as its been under construction all summer. Its the star of the show and will most definitely be used to sell you on the community. It has been open for less than a month and the bathroom already looks like that of a deserted gas station bathroom.The biggest issue is management. They are flat out rude. All of this is manageable, but when youre treated like a problem instead of a paying tenant, you get that much more frustrated! Do yourself a favor and think twice before signing a lease agreement here!

Long story short, make sure you put your written 60 day notice in, even if you have covid and can still spread it.I tried for 3 months to get our floor fixed, never got it fixed. We went months without a washer and dryer, never complained. Our roof caved in, didnt complain. They came into my apartment and broke my personal property, said it was going to be replaced, it wasnt. I get a call that managers were coming to view the property and they said I needed my blinds replaced, they were there in 10 minutes to replace it. I had termites in my closet as well.I get the first phone call for renewal 60+ days out from my lease ending and I promptly tell them I will not be renewing and that I was out of state at that time because my father had a heart attack. I was told oh my gosh Im so sorry, Ill note the account. Dont worry, they dont record their calls so you cant prove anything one way or another. I get back about 30 days before move out and immediately catch covid and I was in the hospital and had to quarantine for almost 3 weeks. Immediately I went into the office when I could not spread it anymore and gave them their MUCH needed written notice.I get a bill for 1600 dollars after move out, the manager there is nice, but absolutely zero help. I got billed for every day (rent) I didnt give notice, even though I let them know over the phone when they called. Bottom line is I never complained, rent was paid on the first of every month, a super easy tenant. I plead my case with the manager there and she pretty much said its in the contract (true) we cant help you. Even with all of the stuff I put up with noted above, nothing. I was told I would go immediately to collections mid month, in which if I do I would lose my government license and in turn my job OR a payment plan.So if you do live here, tell your father to not have a heart attack right before your 60 day notice because they will not remind you and I do apologize for letting that slip my mind after 18 months of living there. Dont be out of state taking care of a sick parent and definitely if you have covid just go right in the office and give them that 60 day notice!

The management is unethical and dishonest. They dont pay their vendors/contractors.My company cleaned for them on June,2019 and we havent got paid. Candace and Adam do not reply to my email or calle.Unfortunately, due to the pandemia, we cant even afford legal action. Sad,sad way to treat others.

I moved to this complex years ago without seeing the property. Throughout the years, upgrades were made. The last management change has been the best so far. The complex looks and feels more like home. The complex-wide activities, new workout center and recently discovered on a walk car wash are extremely appreciated. Woke up yesterday morning to this gem. This is the second time my vehicle has been tampered with on the property. However, this time, a lot more costly as this was my work van. At least $1,000 worth of tools were stolen as a result. And believe me, I understand there is always a risk when leaving your tools outside of a garage but its just simply disappointing when the only help the office gives you is to file a police report as if that is not common sense. Lets be clear, theft can happen anywhere and at anytime, but Modena does not even have a proper system to deter petty thefts from continuously happening (i.e. overnight security, surveillance cameras). All the money in the world for resurfacing their buildings and adding amenities while slowly but surely raising our rent but nothing for making sure our property stays safe.There is no need for a generic response as the damage has already been done and my tools will never be recovered. But if you ask me how this place needs improvement, overnight security (which makes complete sense due to the area we live in and the sheer size of the complex) and having surveillance cameras wouldnt hurt.

My husband and I have lived at Modena for almost two years and we are very pleased with the community. Not only does it have great amenities but its in a great location to get to Scottsdale and Tempe. We adore the maintenance team, they work so hard to keep up with an enormous community and they are always so professional. We also love our neighbors and although we do not have pets we enjoy seeing all the friendly pets around us. We are grateful to have found an awesome community like this one! Complete gem!thank you!

I have lived here for 5 years and enjoy the community and enjoy living here. I always expect a rent increase each time I sign my lease. My rent is reasonable and the increases have been fair. However as my lease is due for renewal I see a lot of people moving out. I hope my increase is as reasonable this year, They have done a lot of improvements and I just hope These renovations dont cause my rent to be increased so much that I have to move.I have not had any issues and all my service request have been taken care of in an efficient manner. I love the location. There is a hiking trail just in back ans it is a 4.5 mile hike. Also love the fact that is real close to Papago park so I can ride my bike or run on the canal.

Staff is extremely unorganized. Renovations are very cheap, just looks like paint is slapped on. Requested a full renovated unit and was given partial renovations which are very ugly. Location of complex and quiet community is the best part, but the front office is a huge disappointment.

I have had a roach issue since I moved in last year - pest control does not help because this is a larger infestation of the complex. Please please identify the larger issue. I like this community but I’m looking elsewhere because of the constant pest problem. Take the other reviews seriously into consideration before moving here.

My husband and I have lived here for many years. Beautiful community!! When Modena took over things started to get so much better! The manager Adam was amazing always addressed my issues and concerns and followed up with me. New manager Candace is just as great! She also is very attentive and wants residents to be happy, Ive had the best communication from management. Happy to have my kids grow up here its a safe quiet place to live for sure!!!

I have been living here since 2016, when this property was called “Red Mountain Villas” under the legacy management company. It has since switched to Knightvest, under the name The Modena. I’ve had a pleasant living experience all along! The plumbing is an older system, my water tank once leaked and my dishwasher pipe burst twice. But management & maintenance were very quick to respond in all cases. Great customer service in the leasing office. Fairly priced for the older legacy unit I have, the property is undergoing a piecemeal renovation of units. Centrally located - just minutes from downtown PHX, Tempe & Scottsdale. Nice walking path behind the property that wraps around the golf course. In my opinion, the only area of improvement for this complex, is to give some TLC to the pools & hot tubs. More than not, they are closed down for maintenance, or the water has a milky or questionable cloudy look or green color tint water. It’s no big deal to me as I usually end up going to my friend’s backyard pool parties. But all complexes have your typical ongoing maintenance issues, annoying neighbors, people who don’t pickup dog poop, etc. I’d highly recommend this property.

Staff didnt properly file a notice to end lease. Still charged for a following month or rent as month to month. Called the front office and they didnt take ownership of the mistake and still wouldnt return full months rent. They wanted to prorate rent as if it was not their mistake. Would not recommend. Maintenance department will not listen to your service request and only fix what they determined to be the issue, so they never fix any problems.

We have lived here for almost four years , and we have been comfortable. If we ever need repairs the maintenance crew is pretty good about coming promptly. We also enjoy the easy access to the papago trails in the back and love to work out at the gym here. We have used the carwash area a few times and like going out to see the fish in the big pond.We like that we are close to shops, the zoo, and the freeway its a great location in phoenix.

I am moving out of here due to financial reasons but the new manager is super nice and the updated apartments are with the price.Only 4 stars though for my experience before new management. They didnt communicate well and always had hidden fees.My apt is old and requires almost weekly maintenance but is not an updated unit.

Candace, the new property manager at Modena, is a breath of fresh air! Please read on...I have lived at Modena for a year and a half. I have a unique disability in which I MUST workout every day or I lose the movement/sensation in my legs.Today Modena is creating a brand new gym for all of the residents here. Unfortunately, the machines were removed from the old gym prior to the new one being fully operational. This was a nightmare to me.... then I spoke with our new property manager, Candace.Candace listened to my situation and together we created a way for me to be able to workout every day w/ out needing to join a gym! Candace and her assistant manager, Carmen, are fantastic! 😊

Ive been here for 1 1/2 years and really enjoy this place. The apartments are clean and safe. The location is centrally located for easy access to freeways. Awesome pool party. Adam walked me through using the website to pay my rent and was very patient with me. He also helped me with a maintenance request and made sure I was satisfied. Love Modena. Great location. Adam is great... very quick to respond to emails. I’ve only had one issue with my air. It took some time to get the issue fixed but I ended up getting a brand new air conditioner and even was reimbursed a little for my SRP bill. Jonah in the front office is also great to work with. Just renewed my lease and I look forward to staying at Modena for another year. Don’t base your decision to live here on the reviews. All apartments will have some issues... it’s all in your approach and how you talk to people. Be respectful and be persistent... and your stay here will be just fine.

Been here since 2017 and then my rent was $830. Now next month I will be paying $980. Thats a $150 increase. Ive been offered no loyalty discounts or given some appreciation for the longevity in my stay. Not even a apartment upgrade. They really need to do a better job at making and keeping loyal tenants who want to stay. Painting the building isnt going to do it. This will be my last lease.  They like to include valued tenant in every letter they put on your door.  Pros are the the gym is decent and the complex as a whole looks clean and tidy. I have reached out to the managers email and only got As for your rent going up it is all based on the Market and Community in a whole.  The Rental Market is very strong currently and our Rents are in line with the current market. To me thats basically saying. Because we can charge you this much, we will. Look back at the negative reviews and take notice to the copy and paste replies from the management. Because if you ever have a complaint, all your going to get is a copy and paste answer. EDIT: 7/8/19 Just Saw a 4 star review from 3 months ago Moved out here because I got a job out in Tempe. I got a 2 bed 1 bath. The price was decent, $970. Just wow..Just screwing the old tenants until they leave I guess.

My truck was stolen off this property. & my car broken into also. Theres cameras set up but are NOT in service!! Also..my grandsons bike was stolen last year! If you have children that spill juice in the carpet & stains, do not move here! I have to pave 2000 dollars for a small spot stain! I cant wait to get out of this place!!!!!

Me and my boyfriend love it here !! The amenities are great and the community is great ! Love walking our dog to see the huge fountain with fishes and turtles inside 😃. Offer’s absolutely everything from a volley ball court to the big gyms , clean pools and even a car wash 😄 Quite neighbors and friendly would definitely recommend staying here .

Long story short, we basically paid this apartment complex $300 to apply! We found this place to be a convenient location for our jobs. Maybe not the nicest place but not bad. We decided to go for it. We got denied because of something on my spouses record from over 18 years ago. He has rented much nicer places and has never had an issue ever renting. This was the first time and we were shocked that we got denied, we both have great credit. So in less than 45 minutes of applying online we got denied and were out $300 non refundable. That same day I had to shut down my shop due to everything’s going on right now until April 30th. When I called the woman in the office who helped us (the same day we got denied) she basically just gave me a “sorry, not sorry” answer. They have no compassion and are happy to take your money. I honestly feel like we were robbed. I had friends who lives there previously and told me not to go there, that it was a terrible apartment complex. I went against their advice assume they were exaggerating. Now, I’m just embarrassed and out $300.The place is decently priced, the amenities seem nice. The apartments are remodeled so they are nice inside but it is an old building.Just read all the reviews, and the response from the complex so you get a better idea of what you’re getting into. But mainly, if you have ever had anything on your record and anything on your record, don’t waste your time. You will lose money within minutes and still not have a place to live. Ans the office will laugh at you when you hang up the phone.

Used to like it better when it was under old management. New management tries to make it look nice but front office awful. I love its close to everything I need but this is the last lease. Get more understanding people and stop being pety during COVID. Literally give no consideration of anything. Apartments are old and outdated. My original review was 5 stars. Now I cant wait for my lease to be over. Aside from being pety they are cheap, wheres the security? Instead of redoing the pool pay for thing people need. Mailbox broken didnt get mail 2 months.

This place has been nothing but a headache since weve moved in. We moved in end of June 2018 to a newly renovated unit, paying $1500 a month. There have been issues after issues.First, AC was leaking for about a week before the problem was fixed. Then we found cockroaches, which terminator sprayed and stated there should be no bugs, however until this day we are infested with crickets and roaches (I saw one in the kitchen last night crawling on the counter). The outside dumpster is always full and overflowing with food. Trashes in the hallway. We were told the unit is sound proof, however we can hear every little noise the neighbors make.Coming home is not relaxing, but exhausting. We very much regret moving into this unit.BEWARE LOOK ELSEWHERE!! Moved out here because I got a job out in Tempe. I got a 2 bed 1 bath. The price was decent, $970. The price has gone up from the last time I checked for one of my work friend who is looking for an apt out here. Closer you get to Tempe the prices sky rocket. Not too bad on the 2nd floor. The complex keeps up with service maintenance requests that I submit (light bulbs keep going out). They maintain the pools with updating the ceramic tiles and keep the trees around the complex clean and tidy. Thinking of extending my lease here. Signed a 12 month lease, going on 9 months right now.

Worse apartment complex I ever ever lived at! I should’ve listed to the preview reviews but I needed a place to stay for 3 months while I bought my house! They charged me late fees without explaining to me why when the payment was made on time! Never answer their phones when calling! Charged me more in rent because they didn’t have my apartment ready so had to move me to a different one! Please do yourself a favor and go elsewhere!

I HAVENT EVEN MOVED IN YET AND THERES ALREADY PROBLEMS. Im due to move in on February 1, 2018. Back in December 2017, I completed my application online. Paid 2 separate app fees of $46 each. Then, a few days later, Valerie left me a message saying I was approved. The next day, I called back to find out the next steps. I was told by Tammie that Valerie was out sick and that all I needed to do was to go online and pay the $350 deposit for the apartment I picked out. I immediately did so. since then, I have not heard anything from anyone so I called on Tuesday (Jan 16, 2018) of this week to schedule a time when I can view the apartment before my actual move in. I got no answer. So I emailed the same request. NO response. I called and emailed again on Wednesday. NO response. I emailed Regional Office on Thursday. NO response. I called Regional Office Friday (today) and of course, NO answer so I left a message. I turned the info over to my lawyer this morning to find out what I can do. I WILL be getting my money back, I would not recommend this place to anyone. if you cant even get them to response before you move in, what do you think its going to be like when you actually move in and have problems that need attending. Sad too because its really is a nice complex and close to everything...BUT NOT WORTH THE HASSLE WITH MANAGEMENT/OFFICE STAFF.

I love it here! Ive lived in a couple of other  apartments before and have never experienced such quality in the way the tenants are treated. The pool party was so much fun. Adam is always personable, friendly and you can tell he really enjoys what he does.

If youre looking to learn more about the property ask for Eamon !!!! He helped us find the perfect apartment while being very transparent about fees and availability and answered all of our excessively curious questions. My roommate and I are moving in immediately and couldnt be more excited to be part of the Modena community. They have several amenities available to residents, are currently under development for more, and in an amazing location close to Phoenix, Scottsdale and Tempe! Just make sure you find an agent you can trust (Eamon) because we were not fully informed of everything worth disclosing during our prior two visits. Weve been searching for an apartment for months now and he has hands down been the best agent weve met with.

I moved in. I had to clean the place. literally from fridge, stove, drawers, closets, bathrooms, stove tops, bath tub, ceiling fans, put in my own filters and much more. I have tried to get them to call to get many items fixed in which I receive no calls and then get told If you just let us enter your apartment at any time, we will get to it faster. I explained to them that I had bad experiences in the past with other rentals and the reply was We at Red Mountain Villas are above the rest. Thank you for that reassurance. So if I dont give permission to enter at any time I dont get service. Several people park in my assigned parking space. They are super friendly when you move in but, then I really dont know what happened? The location is perfect for us. The office puts on a wonderful customer service appearance. If you dont mind fixing and spending your own money to get things done in the apartment its worth it. Oh yeah... There are ants and roaches, not in my apartment but all around it. I love this place. (That last comment was sarcasm...) Why does it take writing a review to get a response?

Like any place it has its pros and cons but I think the pros way out weigh the cons.My main pros are Great staff, Pet friendly, and great amenities.Since I am giving a good review I will start with the cons-Building are old.This means they are not all fully updated, and have typical old building issues, but we had nothing structural or serious come up. If you are looking for a state of the art building, this is not the place for you.This is my only real con.- A small second which was not a con for me, would be if you are bothered by dog barking make sure your apartment is not by the dog park.Pros areGreat Management and Maintenance-Tammie Groat is the leasing manager, She is fantastic. She has always been more than happy to talk to me, and help with anything she can.-The Maintenance staff and Maintenance manager (Matt) are fantastic!! They typically fix any issues submitted online within a week, and if they are not fixed, you can call and they will gladly let you know why, typically its when they are waiting on a part.They are also great with pets, My dog loves the maintenance guy, he flops over for a belly rub every time he sees him.-Most dog friendly apartment I have ever known.I have rented for a while now, and this place is so pet loving, and friendly its great! They have well kept grass everywhere, and even leave nice potty bags all around the complex. They keep it well maintained and empty all potty containers daily. They even have a small on site dog park, perfect for meeting neighbors and letting your dog get some off leash time.-Good on call response time, if you have a maintenance emergency, they are typically very good at calling you back or coming out quickly.-Quiet neighborhood, the neighbor hood is typically pretty quiet, even around common areas-lots of great amenities, This place has so many pools its amazing! there is always space at at least one. Many grill around the facility, there is a dog park, car wash, volley ball court, and many grassy areas. All common areas are very well maintained, pools kept great during the summer months.

My honest opinion is I hate it here. The outside is pretty and well kept. I have been here for two years. I can’t wait to go. When maintenance gets around to depending on the day they do a decent job. My apartment was not thoroughly inspected- that’s on me. The first apartment the tub was never complete so it looked like I never cleaned my tub but I did. Our current apartment literally the floor is coming up and things break everyday because they rush to sell these apartments.Nice neighborhood and quiet. If you know your financial situation is not stable don’t move here! Being pregnant and losing my job I have to come up with so much money in fees. Don’t trust them if they say they care, they don’t. Maintenance has left keys in my door before. The change management 2-3 times a year. They never answer the phone, the txt service is bs. This is not a long term place to live. The good people in the rental office is gone, except Jonah. I don’t know because I don’t deal with them unless I have to. Like I said I hate it here. Good luck. Pretty on the outside but your rent pays for renovations and your late fees and if you have stuff on your porch. I use to love here. Can’t wait to finish this 7 month sentence.🥴

If I could give this place a 0 I would. My best friend moved in a little over a week ago and her experience has been horrible. She has had many issues with her apartment and it seems like the maintenance personal isnt doing anything but putting band aids on her issues. Her A/c was not cooling the first few days along with her fridge which is completely unacceptable in the Arizona Heat. Ive lived in many apartments and worked for them as well and if I was her I would be calling the Arizona apartment association because this place has been nothing but unprofessional. Ill be more than happy to remove this review once her issues are taken care of.

I moved on almost 2 years ago and recently have had some physical I have limited my ability to go up and down stairs. I asked some help from management you only offer they made was to allow me to move to a first-floor apartment and wavy transition fees I have four months left on my lease so I have to pay movers to move me down to another apartment apartment later move me out that just did not seem reasonable. I have an opportunity to move to a new apartment as of March 1. I requested an early termination my lease so that I can accomplish this due to my disability and was told no. They have begun rehabbing the apartment and raising rent by my estimation of 20% 870 a month and its gonna be going up to 1100 this is ridiculous if you can afford to live here and you want to live in a very luxurious apartment with all new appliances and so forth and you want a management company that only cars about the all muggy dollar then check out Modena. If youre looking for a reasonably priced place theres a lot more in the area that is less expensive and better. I would not recommend Modena apartments.

Have been living here for a year now and I find this place very unsafe. Had the hitch cover on my car stolen previously and then someone just brushed the back of my car last night in the parking lot. There are security cameras here that DON’T work and the management doesn’t seem to care .To add to the mayhem , returned home from work one day to a wide open door and had to call 911 and get the locks on my apartment replaced. Had heard a-lot of negative feedback about this place but still decided to give it a try. Did NOT turn out well for me!!

This is descent place to live at. Not the best place. There are a lot of homeless dumpster divers at night time, and the lights outside not always working. As a young female, walking my dog at night time does not happen. I make sure my husband comes with me. The gates 90% of the time are broken. We have lived here for more than 4 years and this past year we have noticed maintenance has declined for they do not complete the jobs fully. And our cabinets need an update. I would suggest, when a resident moves out, update the apartment because the inside is looking run down and for the money we pay, we should have better appliances including cabinets. Overall, it is not a HORRIBLE place to live, but we wont be renewing another year for we will both be graduated and will move out to another location. The best part of this place is location and how the Papago Park is right behind us, tons of trails for the entire family.My suggestion: focus more on the security of the residents; fix the gates.Update appliances if possible to add value to property

I just moved out of Red Mountain Villas at the end of a one year lease. When I first moved in I loved the place. The grounds are beautiful and the place was quiet and felt safe for a single female with a teenager. But as time went by we found there are some skeletons hiding in the closets.Halfway through the lease we started to have some maintenance issues. The frame around the upstairs window started leaking when it rained, and apparently had been for some time as there was extensive water damage. Instead of finding the leak they came in and just plastered over the mold, damaging my bed frame when they moved it out of the way. When the water started leaking in again they said they would have to get their roofers out to take a look.Around the same time there started to be an issue with the air conditioner dripping and soaking the carpet. Every time we reported it they would come out and do something that would get it to stop for a couple of weeks and then it would start again. There was one time I called to report it and no one came out to look. Finally, a month later I called again. They came out and replaced a couple of parts and had to order some more.After talking to a neighbor who had just moved in I found out that maintenance was doing shoddy work for everyone. It seems that they were too busy remodeling the office and club house, which were already nice to begin with, by adding completely unnecessary feature such as waterfall glass walls.Also, and I cant stress this enough, READ YOUR LEASE THOROUGHLY! We tried to give them verbal notice that we would not be renewing our lease and they would not accept it. They wanted us to sign paperwork to say that we would not be renewing the lease, and that had to be turned in 30 days in advance. Even after we raised a fuss about this I got an email reminder that the lease was almost up and asking if I would be renewing. They are currently trying to charge me for an extra month even though we were completely moved out three weeks before the end of our lease.

A week prior to moving in, Modena apartments called us and told us our apartment wouldn’t be ready on time if we wanted the upgrades we were promised. My boyfriend and I were scheduled to move in at least a month prior to our move in date, which gave them plenty of time to let us know. We were coming from out of state. They basically left us with no time to find another place. When we told them the non upgraded apartment wouldn’t work due to it being full of carpet and not what they had shown us, they said we would received a refund for our app fees. Here we are over a month later and we still have not received that back.

Adam and his team has stepped it up over the past year. They care about the community and they address any complaints immediately. Yes He is firm with the rules but will go out of his way to make sure your satisfied. The community has made major improvements and its looking good. I have been here since 2014 The property is very clean and safe. Great community to live in. I’m happy that my needs are met and my concerns are addressed in a timely manner.

I have lived here for several months now, and it is awful. I moved in to an unfinished apartment, and have had nothing but unpleasant experiences with the staff. Alas, I’m not the only one... almost every neighbor I meet says the exact same thing, and that this is the worst management they have ever seen here. That being said, I DO NOT recommend living here... it is overpriced for what you get... and on top of it have to deal with awful management. I highly recommend looking elsewhere for housing.

My two cents: The property itself is nice and accommodating. The staff i have encountered to date have been nice and helpful especially Valerie (I think that is her name) who works in the office. Super nice to work with for sure. The walls are a little thin but that is completely expected in an apartment building. HOWEVER, I went in and paid my rent a few months in advance only to be met with a really uncomfortable reaction. I am a student and the money I was allotted goes directly to living expenses so I figured I would get the priorities out of the way. Well apparently its not such a welcomed thing to do. I called many times before going to the bank and nobody answered or else I would have been happy to accommodate whatever they needed regarding rent differently. In fact I even asked if I just needed to put it back into the bank and not worry about it but was met with strange vibes with that too. I do not have any issue with making anyones life easier but I do have issue with feeling like I and getting the third degree with trying to be responsible. Super bummed out with encounter. Hopefully the rest of my lease period goes smoothly.

1. Beware of the roaches everywhere. I never left food out either. The place was littered with them.2. They’re remodeling the unit and removing the carpet and charged me $210.00 for carpet cleaning. Kinda weird?3. The drain in the upstairs drain kept clogging and I put in service requests. Left this nasty residue for how hard the water is and I tried to clean it but had no luck. That was another $125.004. Walls are paper thin. I can’t speak for everybody but I always had neighbors blasting music til 3AM regularly. I also like loud music but come on...There are a lot of other things but I don’t want to type some long, crazy person post. I’m super reasonable but the only pro of this place is the location.Just a heads up for future people looking to move in. I grew up in govt housing and this place was worse than that to give you an idea.

Horrible experience living here. They gave everyone 1 day notice when they were fixing the parking areas by repainting them. If you didn’t move your car they would tow you and charge you. The worst customer experience that really does not care about your living situation. Takes forever to get your working orders complete. Many times you have to call multiple times and put in the same working order. Highly don’t recommend you move here. Please look at other areas. Do not make a bad decision that you will regret.

They need to be trained on customer service.They have a huge cockroach problem, even for people who keep apartments In tip-top cleanliness. My neighbors have had a mouse problem. All they did was put sticky traps down, not try and fix how they are getting in.Can’t wait for the impersonal cookie cutter response you’ll give, just like every other review. The only redeeming factor of this place is location and the fact they have in unit washer and dryers, which is oddly difficult to come by in the land of motel conversion apartments. I renewed my lease and will be paying over $1000 a month for a little over 500 sqft, without any upgrades. You have to pay for their insurance policy, which only covers their property. Which means you then have to get your own policy, which also covers their property to cover your own. Maintenance is hit or miss. I had a water leak, called after hours and was advised to put a bucket under it. They agreed to clean the carpets, which translated to a replacement of padding and a shoddy retretch job.

Im just finishing my one year lease. The apartment was clean, quiet, and I had no problems with maintenance, neighbors, or anything like that. My problem came with the lease renewal. As many others have stated, a little increase is to be expected from year to year. Mine was $190!!! Talk about sticker shock! The ability to pay this is not the rub here. To me, its the feeling of being ripped off. I love my apartment but not enough to feel completely raked over the coals to stay here.

Worst apartment experience Ive ever had. We did closing paperwork and after years of building report they raked is over coals. Apparently everyone we talked to there was either lying, incompetent or just dead wrong on everything. Record every conversation with staff, get everything in writing added to your lease. And if you see anything that is even slightly vague in explanation, demand that they elaborate extensively because they WILL use it as an opportunity to screw you.

Not a bad place to live. The newly renovated apartments are beautiful and spacious, the closet sizes are pretty damn good and the area is unbeatable. It’s close to Tempe, Mesa and Phoenix and Papago park is an easy walk from my apartment building. The staff is friendly and they try their hardest to get things done quickly.My only problem is the prices and constant workers around. The prices seem to be a bit high for the area and the apartment sizes, but hey I’m paying it so I’ve got no one to blame but myself. Normally I don’t care about people working around an apartment building but these workers that Modena hires are crude and make remarks at women that walk by...kind of uncomfortable to listen to when coming home from work...
