This place is basic. Looks good as you approach from the street off of Indian School, but once you enter the gate and proceed further back it gets worse. Trash is often over piling the dumpsters. The units are in need of major repair. The grounds are littered and the property is under new management and raised rents tremendously. Avoid this place and their sister property at all cost.

I made a huge mistake moving here. You’d think a nice area like this would have an apartment unit at least move in ready.No A/C or hot water the first day we move in. It took three weeks, let me repeat that because this is Phoenix we’re talking about, three whole weeks for them to replace our A/C unit! That wouldn’t be a big deal if it was just myself, but I have an eight year old who had to deal with heat rash the entire time!We still have cabinet doors that haven’t been installed and we’ve been here a month now! They told us those would be available the following week after we moved in.Management is completely useless to the needs of the residents.Stay far away from this place!

During the time I lived here it was a pretty nice area, very green and well kept. When ever I used the laundromat it was pretty clean. Again I lived at the very front of the buildings. Right behind the office by the gate. Going into the Office was not bad at all. I do hate the Cards for the laundry cus they close the office and we can’t add CREDIT! 👏🏽. I also witnessed a very ANGRY MOM, yelling at the top of her 🫁👀.

Im new to the Phoenix area and this was the first place I looked at. Apartments were cute and the property looked well kept so I quickly signed a lease to get the burden of finding an apartment out of the way. Super happy with everything so far! Maintenance has been super responsive and the office staff really helpful. Luisa gave me great rundown for the property and answered all my questions. Would recommend!

Loved visiting my aunt and cousins who live here, its such a cozy place to live in. If I ever move from Cali Id definitely consider living here

I have lived here going on almost 7 years never had any issues untill they went under new management. Since, there has been nothing but difffrent staff members in their office all have been rude and very unprofessional. Also maintenance staff refuse to do their job. I have called in multple time about my caved in roof that happend july 25th 2021 and they stll have not came out to fix it its been 3 weeks. I took 2 weeks to change out lights in bathroom and over a month to come out and fix my leaking toilet...i do not recommend moving here!!

Very Poorly Maintained Propery

Since I signed my lease with this apartment I’ve had problems. First my apartment was never ready to move in. Basic needs like a working stove weren’t met Then when asked to fix the issues I got the run around for a month and a half they took action when I made a formal complaint and still did not fix everything correctly. This place is very greedy all they care about is when they will get paid and not the care or need of their tenants. Please read entire lease before signing so many red flags I missed due to the need to move.

Honestly THIS NEW LEASING OFFICE IS GREAT! Had an emergency and they were up front and center on the problem and had it situated IMMEDIATELY! Love this new group of management RECOMMEND 100%

Looking for a apartment that takes Section 8 and they dont.

Ive lived here since 2016. They have just changed management company. This new company very very poor customer sevice. I had a maintenance request on a friday to be fixed on monday. My water wont turn off! Monday comes around. I call to confirm they are going to fix it that day. I get a excuses were busy and short staffed. Im so disappointed. My water wont shut off and they dont care. I payed my rent on time. So my original call 10 am i try calling again at 4pm. They refuse to answer the phone. Why i wonder the office is sapost to be open till 6pm. I am so so so disappointed with this new management company. I was ust to tiempo managment professional kind service. 😔i cant get my water to shut off uugghhh

Overall the apartment complex is a nice place to live just pray you dont have a leak in your apartment because getting maintenance to come and look at it is a joke I have had a leak in my kitchen sink for a week now and they still have looked at it and the office gives you the run around

The property is well kept, but there are a lot of unwanted pests in the units. Management has been told about it, but their acting on it is untimely. Friendly office staff by the way.

I’ve lived here not even a year, and I would not recommend someone to ever live here, especially with the new management. Not only is the complex run down, my car was broken into and my neighbor said the same thing has happened to her. I’ve heard multiple domestic fights, cops are always here, noisy neighbors, don’t even get me started on the roaches 🤢 they do absolutely nothing to fix any issues but want to raise the rent, make you start pay all utilities now, ect. The area is terrible. Always traffic. Annoying to get in and out of the complex. I don’t even let my daughter go outside anymore, I’m barely at my apartment anymore cause this place is just awful.

Cute apartments, pretty quiet too, but maintenance is another story. I am going on week three of them repairing my oven door. I could at least use it before they The took the entire door off. I’m going on week three without an oven door and a never address AC issue (they changed the filter to shut me up even though that’s isn’t the issue lol).

Words cant even describe how horrible it is now at these apartments. Ever since new management took over, everything has gone more downhill. My apartment has been smelling like sewer for a month now and Ive called numerous times for maintenance to come take care of it and still no call back and no maintenance to come check out the smell. Not to mention the roaches. To top it off they had the nerve to put a towing sticker in my vehicle because I supposedly parked in a reserved area? The area is an open parking, there is no sign that says reserved or anything. Ive been living at San marina apartments since 2016. If they changed rules and regulations they certainly did not let us know. Very unprofessional. I understand that management may be different and theyre probably having a hard time changing things around here but this isnt the smartest way to do it.

We have a water leak for 2 days now.,Yesterday they did NOTHING, we were told that they were waiting for the plumber to get here. My husband was told by the manager, Karen at 5:00 pm she was waiting on the plumber. Today it’s 3 maintenance guys no plumber.This new owner is a SLUM LORD!!! Every word out of their mouths is a lie!Don’t bother this place SUCKS!!!!

I lived here two separate times and had no problems at all. Staff is nice and respectful, maitnence does a good job and best of all, the manager Natasha Williams. Shes the best manager. Very nice and respectful, does her job in a professional manner and if you run into a problem with making youre rent on time, all you have to do is just talk to her and explain youre situation and she will work with you. I know from my own experience. Shes very understanding but she cant help you if you dont let her know. She will work with you. My neighbors were also great, never had any problems. My sister has lived there for over 19 years. The reason I dont live there anymore is because I moved into a senior citizen apartment complex.

I lived there in 2014 and I loved living there... maintenance was awesome and the leasing agent were always nice... especially the manager when I seen her... I think her name was Natasha or something. I would move back there!

This is actually a pretty safe complex for the area family-oriented for the most part for the neighborhood it is gated only problem is the place infested roaches and crickets. So when ur place is infested roaches and crickets leave a gooey resin which is their feces and it has a smell and that is bad to breathe in

Do not ever in your life move in these apartments, they are not pet/handicapped friendly or accessedand they are infested with roaches but that is the least of concern my handicapped mother stayed here for two years had a terrible case of unruly neighbors who would fight her and destroy her property all the time the apartment manager NATASHA and her staff were very unprofessional and did nothing about it police were called multiple times with all the self managed back and forth it resorted to my mother being thrown out on the street to live out of her van.. since my mother is disabled and has multiple health issues they told her they would lock up her apartment and allow her to pick up all of her medical equipment and belongings on 5/28/2015.. When she arrived to her apartment it had been vandalized and boarded up! Her belongings were destroyed and missing!!!! this was a serious HATE crime...i can careless about the material things but who the hell takes someones motorized scooter that they use to get around? all of her medication were in that apartment along with her leg compression machine and c-pap breathing machine that she uses at night because she stops breathing 33 times in her sleep! & the thing that really set it off were the fact that family photos that had been in our family for over 70 years were gone SADLY! they stole apart of my life! we wont ever get that back!!!!! They need to pay... & i bet those neighbors are still there laughing and have the nerve to be pastors GOD dont like ugly and they really have it coming to them for messing with the handicapped!!!! So if you like roaches, crazy neighbors, a unprofessional nitpicking landlord, kids selling drugs, people strung out on drugs swinging swords in the dead air, seeing dead bodies and caution tape of the time this is the place for you and your family!

Looking for affordable apartments but from the get go the two young ladies in the office did not offer even a smile. The one helping me, did not say her name, was not very helpful. I had to ask all the questions and was uncomfortable. The other girl was on her phone oblivious to her surroundings. No customer service skills and I am a cashier. Smile!

I presently live here and am not comfortable being here. My neighbors are constantly fighting and yelling and its been reported multiple times to the office but they have not done anything to stop it. Also, I am a HUGE clean freak, no matter what I do my apartment is FULL of small roaches. I asked for a bug sprayer for the weekly spray and they never came. They didnt vent bother call me to let me know. Im about ready to leave soon. Seriously.

After reading all of these reviews I was worried but I needed a place to live, we met with the apartment manager who was nice and we looked at their demo apartment. Worried about the reviews we mentioned it to her and she wrote it off as angry customers. I gave her the benefit the doubt and we did all of the paperwork. We were told that the apartment would be move in ready in two weeks and two weeks later we received a call saying that we had to wait another week, a week later we were told we would have to wait ten more days but we decided to live somewhere else. We have happily lived elsewhere for two weeks now and these guys finally got back to us about it being done ,we told them that we wouldnt be moving in and they refused to give us back our money. Its not worth it, dodged this bullet.

Apartment seems small and probably best for a person or two. Place was un-managed and trash wasnt picked up. Just seems bare and no grass...just not a bright place. Many people seem sketchy in San Marina Apartments.

Im am giving it a medium rate, for now. Will hopefully move in soon. Reading all these comments makes me a little nervous about moving in. I hope that our building is the better building we move into. We hopefully only want to live there for a year. (family). So far dates been changed upon waiting list and move in day, rent was raised three times, and if we didnt call every now and then, we would have not been updated about move in dates, rent raises, and available apart being approved. Moved in here on the first of the month, staff very nice and helpful, put in a minor work order, and it was filled the next morning, love all the new upgrades and improvements, just saw a new kiddy Park being built and finished, area I am in very clean, super quiet so far am loving it, very military veteran friendly.

BEDBUGS, BEDBUGS, BEDBUGS! We (My fiancé and I )found bedbugs in our mattress a few months ago, we immediately dumped the mattress, called the office for the extermination and that was that. Or so we thought. For a couple months we didn’t see any problems, no more bed bugs creeping out from their little corners and crevices UNTIL recently. I’ll see a bed bug or two here and there just like I did before this whole debacle and if I’m being honest, I’m furious. I got bitten from head to toe during the first infestation and now they’re coming back?! Here’s a tip: don’t live here. Not only is there a bed bug problem but people have wild children that destroy EVERYTHING that the staff do nothing to control, there are people who will see you walking your baby through the parking lot in a stroller and SPEED UP so you’ll move faster and laugh behind the steering wheel when they scare you. The management has changed THREE TIMES since I’ve lived here and I’ve only been here for a little under a year. Every time I go to the office the managers are different people. The laundry facilities are a filthy mess and the washers and dryers are a sad excuse for machinery. They do nothing about the noisy people around who consist mostly of children who scream and curse all day long. The teenagers are always wrecking the playground and breaking the swings, they also smoke weed in broad daylight in front of the smaller children. This place is a disgrace of an apartment complex and even though it’ll seem okay at first, it’s not worth the time or money you put into it. I wish I could give zero stars because this place has just continued to deteriorate since I moved in.

They never fix anything in the Apts, I have black mod in my restroom and its getting me and my family sick they refuse to fix it, they go up on the laundry washer but never get them fixed. Theres a man that goes around and steals off your patio or shed and they havent done anything about it. You cant sit outside and have a cig, you cant even stand outside and talk to your fellow neighbors. They rent the Apts to Drug dealers and Child rapest, they dont care about any of their property unless the BIG boss is coming. I wouldnt even let a pet live here!! Every one around says they have bed bugs and they have roaches, and its just nasty!! They never have the pool or spa open during hours its suppose to be, and they let everyone swim in their clothes and diapers its so unhealthy.. finally moving next month!!

This is the worst complex ever!!! This place is affordable but it’s like the saying goes “you get what you pay for” ..Management is horrible.. unprofessional and isn’t knowledgeable about anything . And there is Roaches Roaches everywhere!!! I have been having a roach problem since I lived here.. I went to the office about the problem and the assistant manager Nubai was rude disrespectful in every way possible. She didn’t care what my concerns were she was sooo ready to argue.They a have terminx guy coming out every Wednesday which is a red flag!! The terminx guy Joe doesn’t treat anything in the apartments .. he told me that because I live in apartment I will continue to have roaches .. so why is he coming out then ? They are liars they lie about any and everything!!! I have been soo uncomfortable and I have been treated horribly because I don’t want to live with roaches and because I am expressing my concern . I have about 12 roach motels that the terminx guy Joe put in my apartment to “get rid of the roaches”I could have got that myself!!So if your looking for a place that is affordable but have roaches..bedbugs. And meth heads.. heroine addicts who ramble through the trash cans then this is the place for you!!!! My advice for the higher people who own this property is stop stealing people money and tear these apartments down and start over ..

Maintenance and the front office dont comunicate or something it took them over 3 months to get refrigerator replaced. I have no roach problems I get the pest guy every month or as needed.

If something breaks down do not expect someone to fix it, Our oven broke and took them almost 2 months to fix it. We threatened to sue them and they fixed it.

The only reason Im giving it two stars is because of Kierra. She was helpful from the first and last day of the lease. The other leasing associates not so much. They refused to speak Spanish to my sister and I when weve heard them speak it. It might not be a big deal to some but it is to me. Everytime I called and one of the two put in the work order it would never get fulfilled. Which is why I always asked to speak to Kierra. She always put in the work orders AND made sure they were fulfilled. Now maintenence isnt that good either. Called because the toilet was leaking when I flushed maintenance came and fixed it when I wasnt home. I come home they RIPPED a shelf out of the wall that was screwed in and the bathroom floor was FLOODED!If that doesnt stop you they have roaches big and small. The worst part of this lease was even though my girlfriend is a clean freak and cleans EVERYDAY we got bed bugs. We spent a good $250 cleaning and washing everything. Buying all the detergents, making sure everything was dried at the hottest heat.Id recommend to stay away. But if you are going to go with this complex TALK TO KIERRA.

My husband and I moved into San Marina when we were both finishing up our college degrees. For starving college students, the price of rent was cheap enough and it seemed like a place we could at least put up with for a year (even despite the very sketchy neighborhood). The complex was easy enough to get into and the leading office was very helpful at first as many are in the beginning. Our nightmare started almost immediately after we moved in.Our apartment was in extreme disrepair. The pull out drawers in the kitchen had been completely destroyed by the last resident without absolutely any attempt by the complex to fix them before we moved in. There was a very hasty repair made on the living room ceiling where there had been what looked like water damage (which should have been our first clue). There were also numerous bad patch jobs on the walls where you could tell previous residents probably punched through walls and doors. There were also cockroaches infested in the apartment which my husband took care of by patching up holes in the walls and floor. All of this was only the start.One unfortunate rainy day our lighting figure in our kitchen filled with rain and burst. We woke up to glass and water on the floor and the lighting fixture literally hanging on by a thread. We immediately called maintenance who came out about an hour later and told us there was nothing they could do because the problem was with the roof. The lighting fixture was never repaired while we lived there (extreme safety hazard!!!) And leaked every single time it rained.The absolute worst part of living at San Marina was dealing with the leasing office. For instance, they are supposed to give three days notice when a package is delivered for you, I was called while at work one day and was told if I dont come in and get the package that day by 6:00pm it would be sent back, in which they promptly did so because I wasnt able to get out of work early. You also must pay your rent in person as they dont have a drop box and the leasing office always seemed to be closed the day rent was due as the took off very obscure holidays. They literally must be closed for 15 to 20 working days a year. I have more horror stories, but Ill leave it at that because Id be writing about it all day.The icing on the cake was when my husband was offered a job opportunity in Colorado and we needed to break our lease. I had no problem paying the fees for breaking the lease, my problem was how hard the leasing office made it for us to do what we needed to do and give them their money! They refused to let me pay the fees early before we left for Denver due to some odd technicality in their system. After we broke the lease and moved out they didnt have our total amount owed for a week Im which we were already moved out of state. We never received a final bill from them even though I called and gave our forwarding address. After about a month of waiting for a bill I tried calling the office numerous times without a single return call. I finally did get a hold of someone but she was of no help. We made a trip back to Phoenix for family related issues and decided to take care of our bill then. Our lease had been broken for less than two months and they informed us that they had already sent us to collections. They decided to let us go ahead and pay them, but only through the added hassle of getting a money order as they would not accept a check. I sure hope they do what they promised and deal with collections, otherwise we are in for another fight.If you have the option to live ANYWHERE else, head my warning and stay far far away from San Marina!

These apartments are very deceiving and terrible to live in first off they are supposed to have two pools which they took one out they make you pay for everything including the keys to get in when originally you didnt have to pay to park they never want to fix anything and when they finally do they do it cheaply like I paid for an upgrade apartment and they fix stuff with cheap things as a replacement the women in the office are very rude and unwelcoming once you move in this was really a bad decision to move here I wouldnt recommend these apartments my worst enemy this decision was a total headache San Marina apt are a waste of time and money there so overrated
