Ive lived here for three years and it has been an outstanding experience from day one. The property -- both the grounds and my apartment (which is spacious and modern) -- is magnificently well kept and, overall, is a thoroughly beautiful and peaceful location to call home. But what really stands out is the staff. For starters, most of the management staff, as well as the maintenance staff, are the same people who were here when I originally moved in. To me, that reveals a great deal about the stability of this community and the company (Mark Taylor) that operates it. The management staff are all extremely friendly and personable people, and have always been helpful and courteous. As to the maintenance and grounds staff, I cant say enough good things about them. In my three years here I have needed only a handful of minor maintenance matters taken care of, and the members of the maintenance staff were always swift to fix whatever issues needed fixing and were always friendly. And in my occasional casual encounters with them over the past three years while out and about on the property, theyve always been kind and neighborly.As for me, I am leaving at the end of the month (November 2019) due to a relocation, and I can honestly say that I will very much miss what has become my home here at San Pedregal. I will miss the entire staff, whom I thank wholeheartedly for being such a key and vital part of making the past three years here the fantastic and happy experience that it has been.

We have been living at San Pedregal since November 2020 and as promised here’s my mid lease update. We do love the apartment complex and the amenities. Maintenance request are completed in a timely fashion. However the noise every morning I have experienced from my upstairs neighbor has not stopped. Imagine getting woken up almost daily by loud thumping, jumping sounds. Management has spoken with the tenant. Yvette, Mark and not sure whom else but that does no good. I received a number for courtesy patrol from Mark however they never answer so you must leave a message. Done this twice, the 1st time they returned my call approximately 10 hours later and the 2nd time not at all. I have met with Mark (office manager) about this issue. He spoke with the tenant however she doesn’t respect their leasing polices and the noise continues every morning between 640 am and 7. The suggestion I have been now given by both managers is to try to record the sounds. We have not had a great morning since I have moved here. This has continued the entire 5 months almost daily. There seems to be nothing management can do unless I figure out how to record this. So at this point I will have to base this at a 1 star. My son are disturbed every morning and we’ll how I start my day matters.

4 months here and we really like it. Neighbors are friendly, grounds are kept nice and the pool is amazing. All the office staff is really great and communicative. Amazon locker and water station is convenient. Close to everything, and the gym is very nice. The apartment itself is updated and we are very pleased with our home.

My husband and I moved into San Pedregal a few months ago and we couldn’t be happier. Our apartment has exceeded our expectations in every way. Having gas appliances is such a bonus. We also love all of the storage in our apartment. The maintenance staff is friendly and completes our maintenance requests in a timely fashion. The office staff has been so helpful in our transition to apartment living. They have gone above and beyond to make us feel like home. You will love this community. Highly recommend.

We moved into the apartment complex in November. The application process was extremely stressful and very confusing. For myself as a first time apartment renter I felt as if I was running around in circles during the approval process. Upon moving into the property the apartment was not cleaned properly and was completely dirty. The door stopper and fire extinguisher were broken, and Cobb webs in the light fixture.I completely the walk thru sheet and submitted a lengthily list with photos. I immediately received a response from mgt with an apology as well as they had the items repaired (fire extinguisher not mounted though so not sure about that).I have also submitted request for maintenance outside the home, (cig butts) and they were cleaned up promptly both times.As a new apt renter I was not clear on the fees or billing process. I was able to schedule a time to meet with Emily in mgt and she reviewed this with me. I am now clear on how billing works. I also had concerns regarding the application process and was able to voice that to Yvette. Between Emily and Yvette they took time to listen to my concerns and didn’t mind my questions. Which I appreciated.Only downer is my neighbor upstairs is extremely loud beginning every day around 642a.m. I have asked her to keep it down however that did no good. I can not hold this against mgt. but I do think they should have pet weight limits if your on the 2nd floor.I will be updating this review throughout my lease.So far we love it here! The property is absolutely relaxing and beautiful. I would recommend this property.

After looking at several communities in the area, I decided on San Pedregal. From my initial phone call, the staff has been great in helping me make this transition as seamless as possible. After reviewing my needs, they found a perfect spot for me.The homes are very well maintained by an effective maintenance team. Our landscaping always looks fantastic. I am happy with the security here; have always felt safe. The staff is attentive before and after becoming a resident here. The other residents are very friendly but also quiet. The staff puts on fun events which allow the members of the community to interact.I love coming home to San Pedregal. Its like dating a supermodel, but doesnt cost as much.

Lovely here, did you folks have to reupgrade an upgraded apartment, the the Hunter cherry wood blade ceiling fans were just great and perfect for upgrades. Why didnt you keep them or what happened to them?😥Edit: April 25, 2021: This is to keep you updated that the photo I recently posted wasnt actually taken today, it was taken a long time ago all the way back on June 9th 2018.

I moved here from Washington state. I love the complex. Amenities staff are great. Ive read the negative posts I see, I too have issues negative posts I could make. But all in all a very good place to call home. Some issues people have are just out of our or their control. Top notch security, staff and for the cost good deal. I too wanted to put a 0 on star rating. One day of being disappointed over a year of nice living is not nice. An overall rating of a 5 is due. Ive convinced 3 friends to rent here, all very happy. Its just time for me to buy a house. Please rent here, u will love it.

I cannot say enough great things about this apartment community, the residents, and most importantly, the staff who make the community a wonderful place to live. My son, two dogs, and I called San Pedregal home for three months during my travel nurse assignment. Emily, Colter, and Kaycee are very compassionate and responsive. The gates community is well-kept, has an amazing pool, dog park, and playground - even a sand volleyball court, as well as a work out center and barbecue grills. San Pedregal is such a beautiful, safe, and friendly place to live. We could not ask for a better overall experience. The San Pedregal team is a wonderful group of professionals and I hope I get the opportunity to stay again. Definitely 5 stars are well deserved!

Taylour N. at the office could lease the apartments sight unseen! She is so kind respectful and helpful in her demeanour that we all felt inclined to lease at San Pedregal just because she is there. She called us as soon as the apartment we were interested in became available. Her attention to prospective renters and keeping track of what we were looking for is remarkable! 👍👍

Best apartment I have lived in. Friendly staff, very well maintained community. I lived there for 5 months never had any major maintenance needs but when i did, the maintenance staff responded very promptly and did their job well. Very well maintained amenities too. Nice pool, sand beach, volley ball court, gym... all very nice. The staff was good at communicating community rules time and again, providing advance notice for general maintenance such as fire extinguishers, pavement etc. Also the apartment layout was very convenient and spacious. The location is very convenient too. You can find almost anything you need within a 2 mile radius. Im glad I lived there and if I happen to be in Phoenix again theres a good chance Ill stay at San Pedregal again.

We have had a very pleasant experience living here at San Pedregal. They have very nicely landscaped grounds, along with a large dog park. Maintenance is very prompt, courteous, and attentive. Management has been very professional and responsive, which we truly appreciate!

I don’t have anything to say about the property or the staff other than they were helpful and very quick to communicate but I will mention that the $175 holding fee that is refundable if you don’t get accepted will be sent to you via check in 21 days regardless of how you pay.

I have been staying in this residential complex for almost 6 month now and my stay has been simply amazing here. Staff is co-operating and homes are very clean and facility is managed well. Due to its location on bell road , all the commodities are available within the distance of a mile .

The entire complex and pool area are extremely well kept. They are out there maintaining the complex daily. The customer representatives were professional and friendly taking care of our requests quickly throughout our living experience there. Excellent communication of any changes....we were notified if a tree by our windows was being trimmed on a certain day. Would recommend to anyone looking to rent.

This my 6th year with San Pedregal, when I went to renew they allowed me to upgrade two appliances and my carpet. That was nice. Thanks to everyone who works in the office and maintenance, The 5yrs have been great.

My husband and I moved in December of 2016 and we absolutely love living here! I would 1000% recommend San Pedregal to anyone who will listen. The location is ideal as it is located near major freeways and walking distance to grocery stores, cafes and bars. The office staff is wonderful. They have gone out of their way to make our stay here exceptional. From offering cold water when we visit the office to delivering packages to my doorstep when I couldn’t make it back in time to pick it up! The Service team keeps the property clean and fresh! I constantly see freshly painted curbs and i don’t think i have ever seen an overflowing trash can during the day. They have efficiently responded to all maintenance requests we have submitted and always give a friendly wave when I pass them in the mornings. Is there noise? Sure! It’s apartment living. We live directly in front of the volleyball net and barely notice when there are people playing. Sometimes they are laughing and shouting, but they are having fun. That’s the point. Same goes for the playground. They are kids. Let them play and have fun. It’s common sense really... don’t like to see joyful children playing, don’t move into an apartment facing the playground. Don’t like the splish-splash of the pool? Maybe pick something a little farther away. Please don’t let these negative reviews deter you from making a truly remarkable choice.

This is truly a wonderful property. The office was so patient with me especially when I returned and had to measure a million items in the model apartment before I moved in. My first night my Gas to my Water Heater wasnt turned on properly and the on call maintenance walked me though turning it on so I could have hot water! My children love the sand beach pool. While the pool can get very busy in the summer I have not experienced any other residents being excessively disruptive as other reviewers have. Management even had a security person in visible site all day on 4th of July. I have also witnessed the night patrol when Ive come home from work. I previously lived in an apartment complex in Metro Phoenix and this place in so much quieter and rarely has criminal activity in comparison; the reviewers who are comparing it to the hood/ghetto are very misleading.

Be ready to pay the hard fines when you vacate.If you pay the advance you will never get it back.We were charged with $1400 because there is a stain under the carpet on floor that is of a foot ball size. They said they need to change the carpet in the whole apartment unit because of a stain in the living room and it costed $1400. Total suckers.

Hi there I gave this community only 2 star. This community is not safe at all. I just moved here before 2 months ago. My car has broken 3 times. They stole my sunglasses and purse from the car. There are lots of people their car has broken too. Thank god I dont have my house key in my car. I complained this matter in community but they are kindly not serious about it. My car is new so its not possibe to broke easily. This community is not at all safe for any one.

Have lived here a year and a half...as the time goes by this place gets worse. I live on the second floor and have toddlers. They have told us if we get one more noise complaint we will be evicted. But there are people who sell drugs in the park and they dont get into trouble, you make a noise complaint about people being loud in the middle of the night and they dont do anything. But us, the one with toddlers who play, they tell us one more warning and legal issues will come forward. I do not recommend moving here. The managers and front office people are rude and they just have bad manners. They tell you one thing and then change the story. Save your money and time on a better community or better yet, rent a house so you dont have to deal with front office people. If I could give 0 stars I would.

If you are reading this review, turn around and run. If you are looking for a safe and secure place to live DO NOT LIVE HERE. I have lived here for 3 + years and have things stolen from my car multiple times. I have had my friends car broken into, bikes stolen,things go lifted from patio and packages stolen from doorstep. No matter how much you complain nothing is going to happen. The main facade security gate doesnt work half the time and even if it does its not stopping anything. You will see cops showing up here atleast once a week or two. And wait till you see homeless people sleeping in Gym, taking dip in that resort style pool, and even sleep behind your apartment building.Homeless people and junkies is huge problem here. I did not use swimming pool since I saw a group of homeless people do some really disturbing that I do not want to repeat here. I have seen more then 5 times gun shot. It’s not at all safe community for kids. We complained so many times in the office as well as corporate office, they don’t care at all. I have heard that maintenance people , who theft things.My own post locker was seal because of wendlizing by the theves. All the time I saw cops in the community for at least 2 hrs with serious problems. I was out with my kid and one man was running with blood on his hand and knife in his hand, that day was worse day of my life, I could not sleep for few days.People found with drugs. Cop shoot one of the drug guy.I am not making any of these upSan Pedregal has community social media site Henri” and I am attaching a few screenshots of actual posting of real residents over.I couldnt be happier that I am not living there anymore. So please please please do yourself a favor and find another apartment, this is not your typical posh MarkTaylor community. Its not safe literally not safe.

Dont move here unless you want to be screwed over! The maintenance people are rude, when I signed my lease it said 6 months which is what I wanted. Then I was emailed with another document saying there was a mistake made and I just needed to sign the 2nd set of documents, I read all through the first set, so I glanced over the 2nd, little did I realize the lease term was changed from 6 months to 12 months.. I still have both sets of documents in my email. We were shown and signed for the apartment same day. So im stuck paying for this apartment for the next few months. Upon, going in to talk about getting out of the lease because I cant afford a mortgage and the apartment, the lady who sent me the email was standing there saying it was before my time I didnt do it when it was her that showed us the apt. It was her that we talked to and signed with. Im so over this company and the management! Its horrible. Id give 0 stars if I could. DO NOT MOVE HERE.

Moving couple of months ago i really thought this was a good safe place to live. I saw how clean this place looked, gated community, cameras, the management told me the Apartments have soundproof walls. Okay! Here is the honest truth. Cameras dont even work and no one is looking at them even if there is a reason they should. The walls are not soundproof i promise you. You will hear every step of your neighborhood and surrounding area. Gated community?!?! EVERYONE will wait at the gate for someone with the card to open the gate for them they even enter the exit gate and almost hit my car my toddler is usually with me in the car. The neighbors drive fast in the neighborhood its crazy. The management said there is security guard we can call if there are any issues. EVERY night there are people screaming, watching sports on tv at the pool, music, dancing, guys getting naked at in the pool, drunk and drugged. Girls wearing thongs ( there are kids at the pool wth!) management doesnt care. People swimming in clothes all the time and management is aware of it yet our contract is strictly no clothes only swimwear at the pool and quiet time after 10pm. Forget it it doesnt apply to the reality of living here. I smell weed every night i come home from work i dont breathe from parking lot until i get to my apartment. Its really bad. I never thought i would pay $$$ to live in such awful place like this. I am very disappointed in management and in this place. I can not wait for my contract to be over so i can move out. All the grass pool palm trees grooming and clean neighborhood doesnt count when you really dont get any sleep and are afraid to take your child into the pool because of drunk and drugged people. I got harrased couple time while i had my toddler in my arms in the pool. Right now I hear people who dont live here screaming on top of their lungs from the pool. Its going to another sleepless night for us. And for this i am paying big bucks? Its a joke i do not recommend this place to anyone.

This was supposed to be the nicest apartment we lived in but absolutely the most disappointing. The only reason we moved the San Pedregal was for the dog park which we ended up barely using because kids kept jumping over the fence to get the dogs, with parents no where in sight, even though I told them to stop multiple times. And no one would clean up after their pets so there was dog poop everywhere. I called multiple times to the office about kids jumping the fence while I was in there with my dogs and they never did anything. Another big problem I had was when I toured the place they showed me an apartment towards the front with dark granite looking countertops and black appliances, however when I moved into my actual apartment, the kitchen is an eyesore. Ugly blueish countertop with white appliances, and tan old cabinets. They completely lie to you when touring. After you move in youre not only going to pay your own gas bill, but they charge you for their gas as well. Pet rent is $50 per dog! 😳 Every other place I lived in was $50 for two. If you have pets they make you stay in the pet friendly apartments, which are more (youre paying more than people without pets, which is fine but then what is the pet rent for?) so when I asked what the difference was they said youre closer to the dog park. Thats what makes it pet friendly? Upon move out we paid our fees, and then get a charge for another $300 😳. For painting and carpet cleaning and repair. How are neither of those not normal wear and tear? What happened to our deposit that were now paying $300 over that? I can assure nothing needed to be repaired about the carpet. Ive lived in over 5 different apartments, one with actual damage to my apartment, and have never had an overcharge. This place says luxury but its a joke. Also, recently there have been A LOT of car break ins and even a stabbing, with the apartment not addressing any of the issues. They have an online forum for the residents and everyday people are asking for security or where is security if we do have it and absolutely nothing is said or done about it. If you want a better apartment I suggest Aria up the road. It was Trillium when I lived there and I really didnt want to leave but they didnt have a dogpark. Theyre right next to the 101 and 51, far better looking inside, better prices for rent and utilities, all while still close to all the same restaurants and shopping. Hope this helps someone. Rent was over $1000 for a one bedroom and I regret every month I lived there.In response to theirs:There were no stains in the carpet from my pets. Like I said Ive had my pets in other apartments with ACTUAL damage and still didnt have a charge. And you didnt even address the extra charge to live in a pet friendly apartment PLUS an extra $100 a month for the dogs and then still have the audacity to charge owners for the carpet after. Youre just money hungry. You also didnt address how painting is apparently not part of regular wear and tear. Youre charging me $100 to fill in some holes from pictures which during our inspection the gentlemen told me we dont have to fill in the holes, I dont charge for that. Or your second excuse is there were excessively dirty walls. Thats just a load a bull crap right there. And instead of cleaning the walls you just paint over them? Luxury at its finest! My guess is you patch up some little holes and profit the entire $100 you charge the residents. I lived there for a year and half and never not once did I see a courtesy patrol. Other apartments, I saw security every night. And most other residents will concur they never saw patrol. Also find it hard to believe there would be stabbings, car break ins and people going through the trash late at night, if there was a security patrol. Which you would know about if you listened to any of your residents. The only thing that made moving stressful is you guys.

Worse place to live! Pool is opened 24/7 and either pool hoppers or drug addicts who cant sleep are there almost EVERY night and loud! Complaining to the office/corporate does NO good, yet they nickle and dime you for everything! Turning into the hood for sure!

I lived her for over two years and there are things that I liked about the place and even more things I disliked about it.Good:-Nice looking place near the front of the complex-The apartment layout 2bd was nice and was good size over 1200 sqft-Maintenance response is pretty goodBad:-The complex really only keep the front of the building clean near the pool area. This is done because all potential renters are only shown the front of the complex. The back of the building by the dog park has dog feces all over the place which smells in the summer and the grill always seem to be broken and are not kept clean.-The average water bill that I paid at the complex averaged 100.00 per month with our highest being over 130.00. When I asked management on several occasions about the cost of water (My average water bill in my home was 80.00 and that was with an above ground pool) I was told it was likely a leak. The complex sent maintenance over and they stated it was a toilet leak on two different occasions. Which I never bought but what could I do. My point of this is that you are really paying for the pool and for the landscaping which is a lot of grass that is watered continuously.-I had read reviews that when you leave the complex that they will nickel and dime you for everything and you will always leave owing money. To counter this I had maintenance fix anything that I deemed could be an extra cost when I moved. About a month after I left, I was called by Mark Taylor and told I owed them over 300.00. I said that when I left I paid all of the rent that I owed plus the water bill and they said that I owed 6 days of extra rent (I told complex I was moving out on the 20th and my lease went until the 26 and when entered into the system I paid the website through te 20th. I was not aware of this at the time I paid the bill) and I was being charged an extra 150.00 for carpet cleaning. I advised the person at Mark Taylor that in the two years I lived there that I never had the carpet cleaned and that I believed was normal wear and tear. They sent me pictures of the carpet (before it was steam cleaned) and stated that there was dog stains throughout the apartment. Which I know to be a lie as my dog is potty trained and never had an accident. My wife is also a stay at home mom and walked him frequently. I finally did pay the rent as that was my contractual obligation but I refused to pay for the carpet cleaning.-Lastly, the neighborhood itself is not very nice. There are a lot of homeless people in the area and it was starting to feel unsafe at night.
