Under new management and they are working really hard to get this place back in prime shape. The update on the new units is amazing and looks and feels very luxurious. The best part of this Place is Penny! She works in the office of the leasing agency and she went above and beyond to help us get our place. She was also very quick with all of our concerns and request. Thank you once again Penny!

This place charges extra for everything! Even a parking spot is charged monthly at 15 extra a month or you end up parking a block away from your apartment! Do not rent here!!! Other apartments are kind enough to assign you a spot for simply being a tenant.

Ive lived at this place for 2 years the first management called me saying i didnt renew over charged me for rent then they found my lease which in fact i did renew people are vandalizing cars with no security getting shot and now this management sent me a lease renewal trying to up my rent lying about a demand when they know they steal money to pay for the vacant units i wanted a 6 months lease the manager told shed charge me the same price to renew that they charge for 7-12 or month to month just a big scam these apartments dont care about helping the public just a money scheme!

MEB has taken over these apartments, they are closing the pool at 6 pm now. I don’t get home from work until that time or later and I like to go to the pool in the evening. It’s sad that the pool hours are only from 10am-6pm. We are all adults, who wants to go swimming when it’s hotter than HELL outside. This place has gone completely down within the past 1 1/2 - 2 years. And it doesn’t seems like it’s going to get any better with this new management. The restrictions on the pool is terrible. The laundry rooms don’t stay clean, in which I know that’s on the tenets, I have to clean before I wash every time. This isn’t good living like it was when I first moved in here. But, the one thing I can say is, the staff really try and do the best job they can do under the circumstances, I guess!

I moved in with limited choices at the beginning of COVID. This place exemplifies everything thats wrong with apartments - you can hear the neighbors, even when theyre snoring. Not kidding. Move anywhere, just not here.

I lived here for 2 years and besides a few roaches, honestly it wasn’t bad. If I had a maintenance issue I would call them right away and within a day or two the issue would be fixed. Politeness and common courtesy goes a long way. There’s no point to be rude to the staff and they’ll treat you decent if you are polite to them.The only things I didn’t like was you have to pay for covered parking, no laundry in the apt, and some people were shady and would steal your mail packages outside your door. Always drop off your package at the office... happened to me twice. Otherwise for what you pay it’s a good place in an ok area of town.

An ex landlord told lies about me to Daybreak Gardens and my application was rejected. My landlord set me up to use my $500 security deposit to evict me since it was a month to month lease and I was there three months. It caught me off-guard but I did move expecting my security deposit back. He remodeled for higher paying renters and after all that....the cost of moving again too soon after I had unpacked, bought things for my place, shower curtains etc, just ruthlessly kept all but $50.Then a male employee here at Daybreak Gardens named Chris doesnt tell me FIRST, he goes and has a chat with my boyfriend at the time and tells my bf what WM told them. No discretion. My bfs name wasnt even on the application!It was my bf who told me my application wasnt accepted.! And he told me what WM told to Chris. I swear to God!! So WM cost me an additional $125 because Daybreak Garden kept that too.

If I could give the management of this place less than one star, I would.The last few months I lived here, I have never been treated so hatefully and dishonestly in my entire life. In hindsight, Im actually grateful to have been forced to move from here.I was bug-bombed at least four times in two months. Despite having, uh, no roaches. My last couple months here I lived out of plastic crates because there was no point in putting my plates, silverware, food, etc. away only to have to pack it up again a couple weeks later. This was all after being informed my lease wouldnt be renewed.When I told the apartment manager that I didnt have any bugs, I was told in no uncertain terms that the apartment wasnt MINE, but rather the property owners, and whether or not to have the place fogged wasnt up to me. Did anyone come inspect to find out if the roaches were dead? Nope. Just a note informing me of more fogging because they were treating the neighboring apartments.When I asked the apartment manager why my lease wasnt being renewed, she lied to my face & told me there were roaches in the walls and the drywall had to be ripped out to deal with them, and it would be too invasive to treat with the place occupied. Not simply that I had damaged the apartment (which, to be fair, I had. Id also renewed multiple times despite said damage).After finding a new place (which, after all, they forced me to do) they declined to let me out of my last month of the lease, even though Id already moved out.About three weeks after the expiration of my lease, at about 6:30 PM, I received a phone message requesting compensation for damages to the unit. This was the first I was hearing of any of this - it seemingly wasnt important enough to them to address while I, you know, actually still lived there. Or maybe they just wanted to avoid the potential awkwardness of a face-to-face confrontation. First thing the next morning, before even getting a proper chance to respond, I receive an email full of photos and threats to report me to some leasing agency and so on and so forth and that Ill never be able to rent in the state of AZ again.If, as they said, they intended to rip the drywall out and overhaul the unit, damage to the carpet and said drywall is irrelevant. Just like making me pay that final month for an empty apartment (after forcing me to move), this was a blatant and usurious attempt to squeeze me for every cent possible. All after treating me like a total jerk and doing everything in their power to make my final months there miserable. In a word: shameful.In short, do yourself a favor and stay away from this place. There are plenty of other comparable apartment complexes in Arcadia for a similar price with more honest, kind management.P.S. The Italian hot spot is basically a glorified Dominos.

I give this place a zero if I could which it doent allow it... The day my daughter and I moved in we found only a couple dead roaches..As the first week went on it turned out to be every were.! I begain taking pictures of the roaches to show proof...I dont like confertation but as I exspected when I exsplained there was an infestation they turned the blame on me..!I can honestly say this intire apartment complex is infested ! I spoke to all my neighbors around me they As Well complained to having many roaches..I work many hours so I stick to myslef..when I do walk around the complex I have run acorss some neighbors wanting to vent..They begain conplaing about the roach infestaion and how horible the management is to them..Im going to keep taking pictures every day of every single roach I see in case it comes down to any legal procedures To proteCT myself..So far the roaches have crawled on me while im asleep ... they will Crawl on me while in watching tv on my bran new couch..They are all over the walls.. even in my mirowave ...note..im a neat freak constantly sprayiing using bleach ect..I have even found small roaches inside my fridge!! I believe its inside the drywalls..!!This hole complex shoulded be condemned..

New manager has been slowly cleaning things up, and they now have online bill pay which is fantastic. Still a ways to go but overall the place is decent.

Apartments are a little out dated but the price is great and the staff in the office Lindsay and Jonathan are fantastic great view if facing Thomas Rd and the electricity bill is a steal if managed properly summer time for 1 bedroom facing thomas Rd with the double pane windows and new ac unit which is helpful about 60 to 70 dollars a month winter time around 30 highly recommend this building didnt give it five stars because I dont want them to feel comfortable always room for improvement LOL

They lie to you and say your refundable deposit is returned. They dont even send you the itemized summary of what just totally disregard the law. They do this to everyone but they are too afraid to pursue getting back because they really bully you try. Under no circumstances should anyone rent here unless you want to be screwed out of your deposit. They send fraudulent letters afterthe track trying to say they comLied. But t were so fake any judge can see through

Great location... horrible management... the manager is very unprofessional...it takes for every for maintenance to respond to any issue. We lived there for 6 months.. turnover is very high...I believe was because of management.

I lived here for a year by myself, just moved out January, 17. In all honesty, I had no issues living here. I am also not too hard to please. I accepted the fact that looking around, no I am not living in the nicest apartment complex so why complain about the little things?My neighbors upstairs were a bit loud on the weekends due to him having his kids every weekend, I told him only because I finally met him while he was on his porch. A friendly encounter, he apologized and said he would try to keep it down, cool no big deal. I wasnt going to go crazy or complain about it to the manager because hey, I live in an apartment, it happens. It was surprisingly quiet at night, never had issues with crazy loud music or parties, even on the weekendsI am a freak about bed bugs and roaches so upon move in I took the proper measures to ensure to the best of my ability that I didnt have that problem. Scowering the carpet to make sure there were no bed bugs, roach pellets, diatomaceous earth on the carpet (I only had carpet in my room) etc. I am a very clean person. With that said I never had any bedbugs and saw like 5 baby roaches the whole year I was there. When I called for pest control, they came out no problem.Maintenance was NEVER an issue for me. My water heater started leaking and I called and they had it replaced within a few days, even dried out the carpet for me where it got wet. I had no appliance break, no ac issues, no water issues, nothing. Garbage disposal had something stuck in it and he came and even fixed that for me.Managers were great from day one. The first 2 were great, and so were the last 2 that I moved out with. Chris specifically was phenomenal. When it was getting close to me moving out I had LOTS of questions to ensure that I received my deposit back and did everything right.I am very detailed and wanted to ensure nothing was left undone. He answered ALL of my questions and was very nice. He offered to do a PRE walk through with me to look at my apartment before I started cleaning to let me know what they would be looking for. Of course I am still scared that I wont get my deposit back because some apartments will screw you over and some reviews about DBG have stated that They lie to you and keep your deposit In my situation they did not keep my deposit. I scrubbed my apartment top to bottom and it looked PRISTINE. I had really no holes in my walls but still covered the little ones up even though he told me that wasnt necessary. Again, I am very detailed. Final walk through came and I saw him write that everything was in good condition and there would be no reason not to get my deposit back. I asked for a copy and gave him my keys. I was in direct communication with Chris via email and phone for 2 months regarding my move out. He was very helpful. He said they have 14 days to have that deposit check in the mail and low and behold I received my deposit check on Feb 15th. Minus the last 1 1/2 water bills I owed and the $25 key I lost, it was all there. So whoever states that Chris is horrible or doesnt give back your deposit, I would take a second look what you couldve done better on your end, because in my experience everything went very smooth and he was extremely communicative and helpfulIf I were to have a complaint, only thing would be the tenants in that apartment apparently dont care about having a decent looking place to live. Leaving garbage in the parking lot was a big pet peeve of mine; I also HATE littering when it happens anywhere. That was annoying. I didnt pay for a covered parking spot and my car got dinged up just a little bit by people not parking correctly, too close, or not being careful when opening their door, nothing major, just annoyingI hope this helps someone in their decision. This place has bad reviews, but I wasnt expecting much, because no it isnt the nicest place, but I made it my home and it was what I needed for that year. I really dont have negative feedback

I was trying to put no stars worse place to live infested with roaches dont move here management is horrible so rude and never returns your calls Im trying to get out my least asap I hate it here. Manager told me to stop calling and hung up on my fave

Crazy infested with bedbugs. Manager Jodi Nolan breaks every apartment management rule. This complex has tons of drug addicts + dealers, and so many auto thefts. ceilings sink in due to water damage. The pool looks nice, but is locked 24/7 because they dont want to pay for repairs or maintenance of the renters using it. I lived there 9 months of 12 and there was a stabbing, my friends car got broken into, my gas got siphoned from my car. The law requires no more than 2 people per bedroom and nearly every unit (at least the 2 bedrooms) house 5-10!! There are abandoned cars left in the parking lot, and RV units people stay in at the back. The toilet had CONSTANT mold. Also during one incident where I used my renters insurance, the complex only fixed the noticeably damaged half, and pocketed the remainder of the money left to repair the entire piece.If thats not enough, to break the lease we ended up paying OVER $3,200!There are dumpster divers nightly and even daily, and when I spoke with the management, they said that it is normal everywhere you go and that Im welcome to call the police. No preventative actions were taken ever.The management will never answer your phone calls after they put you in the system, and if you call to repeatedly will yell at you once you eventually get in touch with them!THIS PLACE IS HORRIBLE! TRY BOULDER CREEK APTS, OR RED MOUNTAIN VILLAS APTS, BOTH ON 52ND STREET AND MCDOWELL, (right down the street).... Same prices, 100% better.

Hate it here, over priced for what Its worth, always having problems with appliances, I wouldnt recommend this place at all, moved down to Phoenix for school and found this place, and I regret it
