I hate to ramble or even complain but I have never seen an apartment run by such dysfunction in all my life. Staff lied about move in amount. Were getting charged over $400 a month in utilities for gas and electric and all the appliances are electric so there isnt even gas around. Gym is a complete disaster and most the machines dont work. In addition its only open 9am to 6pm so you cant even go after work. Bugs everywhere and we have a made service to clean our apartment. The newest and most annoying problem is they mailbox door broke so for the last 6 weeks have to go to post office to pick up mail. Also a giant inconvenience for the working person because they open after we start work and close before we get home. Finally, the office staff lies about everything all the time. Im stuck here til February and I cant wait to leave.Advertised rent - 1600Actual rent with ridiculous fees and utilities - 2000

I have been patient for as long as I have been and decided to write this review. I did see the bad reviews prior to moving in but everyone has their own judgement call which is what I wanted to do.I did have to constantly contact the office prior to moving for the lease many times which was annoying and unprofessional.When I finally moved in, the apartment was not clean. The roach issue is clearly true and even though after constantly cleaning the entire apartment, they appear out of no where.The parks are over watered at times.The community grills are disgusting and they all do not have the attachment to turn it on.Yes there are CAM fees which clearly states on the lease but it is overly expensed.

I just barley moved here a month & half ago and to be honest I love it. I was a little hesitant because of the reviews. BUT Im so happy I made my own judgment. The staff is really reliable. Irene was very helpful and made us feel comfortable. The property is well kept. Pools just re-opened. In my opinion its a nice family oriented complex. They have a food truck that come out every week for breakfast, Lunch or dinner. Very good food. Couple weeks ago they had a snow cone truck here. My daughter enjoyed it. As far the inside of my apartment, its nice, everything works fine and havent had any problems with bugs or roaches. I see a lot of long term residents with negative reviews. In my opinion I like the new management. They actually care about their property. I have no regrets.

Very nice apartments. Great view and landscaping. Lisa the manager really helpful made my lease renewal fast and easy. Irene front desk always helpful and on point. I’ve been a tenant for 1 year going for 9 more months. Really recommend Heritage great place.

Roaches. Yep. My apartment has been filled with roaches for months and after trying to take care of it on my own, I reach out to the management. Find out they quietly rolled out a exterminator service that you have to sign up for individually. So I sign up. They spray my apartment.And there are still bugs. It is clear that there is an infestation on the grounds that they are ignoring outright, which is absolutely skeevy and gross. Im gonna guess no one lives on site.And this doesnt even take into account the fact that the fan of my AC/heater goes out nearly every other month on the dot. Unfortunately, due to poor planning, Im trapped here another year. Great.

I have been here for 4 years and it has been a very nice experience overall. Of course, nothing is perfect, and we do end up with a few misunderstandings and miscommunications, especially when owners change. But I am impressed with this community. Especially on :1. Greenery and play areas - tough to match this place on these two areas. Plenty of space to play and move and walk and bike.2. Location - junction of i17 and 101 - what else people need. And walk away from Deer valley town center where everything is available.3. MAINTENANCE - For some this may have been a worry, but for us, it has been amazing. Very minimal turnaround time for all the requests we have made so far. Very nice and friendly maintenance staff.On the flip side - security is bad and horrible. No gates. :( There is water clogging during rains.Overall very nice place, just little coordination with management and better security will make it better.

Pros: Location. Close to 17/101, Target, etc.Cons: Everything else:ROACHES. Everyone else is right - it matters not how much you clean or spray or fog on your own dime, even if management decided to spray/fog, roaches still appear everywhere.NOISE: Units next to common areas are noisy as HELL during certain times. Good luck sleeping when people are playing outside at 11 p.m.APPLIANCES: Rarely work, or break down easily. Our dryer took 2-3 cycles to fully dry our clothes. Maintenance couldnt fix it. Our microwave went out - also couldnt be fixed. Our AC started leaking - again....couldnt be fixed.MAINTENANCE: It takes weeks if not months to get repairs done. We averaged 1-2 visits per month for our entire lease duration. On more than one occasion, calls to the emergency line for water leaks (in my upstairs unit, no less) were never answered. (I fixed it myself.) Many things were fixed on my own simply because nobody bothered to show up. Requests would be closed on the portal without anyone ever having come looked at the issue.However, the biggest issue is...MANAGEMENT: Heres my advice: GET EVERYTHING IN WRITING. If they tell you something over the phone or in person, take it with a grain of salt. MAKE THEM EMAIL YOU. Make sure you have their comments written down that way you know WHO it came from and you can hold them accountable. I cant tell you how many times weve had issues and were told one thing via phone by one person, and something different by someone else - sometimes literally minutes apart. (That is, of course, if they answer the phone.)Management is horrible. They really do only care about getting whatever money they can from residents. Fees are added for everything. They tell you one thing and rarely follow through, or follow up.Also, they have a bad habit of leaving notice for entry letters on our door without the required (by law) notice of 2 days. SEVERAL times weve had to reschedule service (and fight them on getting reschedule fees waived, after citing the laws back to them and threatening our own legal action) because they simply gave us no notice. Working from home via covid means I am home when they drop them off, so I know when they arrive.Moving out was a nightmare - it took them nearly a month to return our deposit, which again, they were required to by law to do so within 14 days. Management really, really does not like to hold up their end of their agreements.I reiterate .... only communicate with management IN WRITING, and familiarize yourself with Arizona landlord/tenant laws. You will have to remind them that you have rights that must be respected.For prospective renters, you can do better. Its not worth the headaches living here.

Avoid living here at all cost! The apartment itself was average at best but nothing special. However anything good about the complex will be quickly be outweighed by the lack of consideration and respect from the management and the front office in particular. When I first moved in my front door was broken I put in a request to have it fixed they told me it was already fixed and not to worry about it a few months down the line and it broke even worse preventing me from being able to lock my door at which point they attempted to charge me to have it fixed I had to fight with them for a week to get out of having to pay for it due to their own negligence. Around the end of the year right before Christmas they decided to charge me double for my rent and just pull all of my money from my savings almost ruining my children’s Christmas and then told me that I would have to wait 30 days for a reimbursement because the lady in the office name Cheryl by the way is extremely rude didn’t feel like doing her job(per usual) to get my money returned. I had to go above her to corporate in order to get a refund. When my lease was FINALLY up I turned in a notice about 2 1/2 months ahead of time to let them know that I would not be resigning. They sent me a notice asking me to re-sign again so when I called to let them know I had already submitted the notice to vacate they conveniently could not find it and had me fill out another one through email now they are using the date of the email to say that I did not give my notice in time and want me to pay for two additional months worth of rent after I move out. This place will not fix any of your concerns they will not take them into consideration they will not be respectful to you they are after your money and they will try to bully you into a corner to get it from you in anyway that they can they are ruthless people they have no compassion. on top of all of that The amenities that they pride themselves on our absolute trash nothing in the gym works including the AC, the pools are only well taken care of if they’re next to the very front office the rest constantly have a nasty things floating in them and the hot tub has been greener than the grass the entire two years I have lived here, All of the storage units and garages that they offer are completely trashed barely operational if you can call it that. I would never recommend anyone to live here including my worst enemy this place is an absolute scam and once they have you in their pocket they will not let up avoid yourself the hassle and be homeless before moving into this shanty

Amazing place! The office staff is very professional and are quick to help with any issues. Irene is my favorite! Best apartment complex Ive lived in since moving to Phoenix. Im loving the pool, spa and gym. Family friendly, great location and a beautifully landscaped property.

Air Conditioner hasnt been working for nearly 3 weeks. Management and Maintenance staff has continuously failed to fix it. They try cheap and easy fixs and dont ever bother to make sure it was effective. Tell me the air conditioning vendors themselves are coming but they never do. Now im even being told about fake conversations I supposedly had with the maintenance staff where I said that the air conditioning was fine now.It got up to 91 degrees in my apartment yesterday (with the thermostat set to 74). Furious, i suggested to management that i wont pay my rent until its fixed. They had the nerve to play the victim role getting angry with me and saying ill be evicted. The priorities are there you see, their money.The management company is called Apartment management consultants, and they need to learn that being a management company entails more than just taking peoples money at the first of the month

The place is spacious but not worth the price at all. I thought I made the right decision moving here. But it’s been nothing but stress, headaches, overall this is hell. First they sold me with the amenities. The resort pools, fitness rooms, nail/hair salon etc but none of these things are open except for one pool that just recently opened was suppose to have updated appliances but didn’t. Been here 3 months and I definitely regret it. You never know what you’re paying every month because of the different fees they hit you with.Every month is a different price and Cnt even explain to you where the extra hidden fees are coming from i will not be renewing my lease!!

I usually never give the review but for these guys I am spending time to provide feedback.In my situation, Before I start new lease even though I signed for new lease, I had given a notice that I will not be available for next lease.Prior intimation, before starting new lease they asked me to pay lease break fee as per old management 2 months.When I went for returning keys 15 days before prior to lease break 2 months, They told me that they dont know when I had submitted a form for lease break. After a lot of discussions with manager they agreed that they received an email from me to accept my keys return(However I know when I initially submitted a form over email, they never replied. Due to that, after 2 days I called them and asked them to please acknowledge my email, So finally acknowledgement considered as acceptance when I gave the keys(In my situation I never got a reply back from heritage )).They dont care about maintenance, pool and full of roaches.

I have only lived there for almost 4 months and it was a nightmare. The apartment they gave me was dirty and with roaches. I complained from day one about that,they said they will send pest control to spray, they did they came twice but it seems the whole building was infested with those roaches because they never left. Dryer wasnt working, and it got fixed after 3months of insisting them to send someone to fix it.when I broke the lease they charged me $500 and they didnt give me my deposit back claiming that apartment was dirty and they had to paint and change some things. I have a video of how I left the place but manager didnt care to even look at it. She was saying she also have pictures.

Instead of addressing the issue with the gym being hot all the time and only one treadmill working, my honest comments kept getting deleted on their “Instagram” page. Just wanted to leave my feedback so people don’t waste their time going like I did if they don’t like working out in a 80 degrees room. I even spoke to someone in the office but it never got fixed it’s still hot inside. I gave up and just paid for a gym membership.

Frens be carefull ,the new management is notin a position to explain the transfer process in the community .once your are in the community the transfer is not possible seems here.And they will make sure you do not get to transfer .They do not follow the processs and there seems to be unfair process while proving units to renters.Only some units are available on website and some units are kept only for specific people which are not available on website .

We came into this complex with false hopes. There are many cons that we are just now facing after only 3 months of living here. Some of these things include •Cockroach infestation, we have not had roaches at our other apartment and now we are seeing 10’s of them a night.•Trying to charge us more money for their lack of communications and checking emails where we provided appropriate documentation.•Promised the “luxury” of 3 pool none of which are open even though we were told they would be.•Management has an attitude problem when addressing the things that are wrong with this place.•Shown one unit and the good features it has and then in the unit we currently have many appliances are not up to par like we were shown.Overall this place will charge you for everything that they can even if it is not supposed to be charged, and make you feel like you did wrong when it was THEIR mistake!

Do not move here. I was sold on a 2br/2ba with my roommate and listed things on our inspection to be fixed. Namely that the apartment wasnt cleaned well (crumbs and detritus beneath appliances, dirt everywhere), paint poorly applied, doors poorly framed with missing seals.Not only was NOTHING addressed, after moving in we found that almost all of the appliances didnt work. Washer quit on the first load which took 2 weeks to get fixed. Dryer still doesnt work 6mo later and takes over 2 cycles to fully dry. Dishwasher leaks, AC is undersized and only cools the living room. Despite mentioning these issues it takes 3-4 contacts with the office before an actual work order is filed. Theyll pretend to file one then in a week when we call to check on the status, apparently no work order was ever entered.We have had maintenance men in our apartment no less than a dozen times in 6mo. They wont fix the AC properly and our dryer has been fixed 4+ times yet is still costing us double in APS bills because it has to run over 2 hrs for small loads. Doors and window seals are wore out and leak air like crazy, they wont do anything to fix.They also will spam your phone anytime other residents run afoul of the mile long list of rules and policies, despite not actively caring about the actual grounds. Dog poop bag dispensers are always empty, dog owners regularly leave poop on the ground. Dog washing station as of writing has been broken our entire lease despite literally being a faucet and hose. Crack heads roam the complex at night, car alarms go off daily.All my other leases at prior rentals have been 3+ years, but here we are considering paying the lease break fee before our first year is even up.

Nice community and place to stay. Excellent location as it is at intersection of i17 & 101, close to Costco, amc, grocery shops, restaurants, Amex office. Facilities available like fitness center, volleyball courts, swimming pools, playgrounds for kids, separate dog park and specious parking.I appreciate Kaylin at office who always available for help.

I usually never write reviews but I do take them into consideration when I’m looking to try a new place sadly I started seeing complains when I had already moved here. As a business owner I have to say it is absolutely sad the way this place is run and managed. The stuff is extremely unhelpful and rude. Prices are overpriced. The pool isn’t even open “COVID” yet every other complex has theirs open, the gym; good luck finding a treadmill that works. Oh you will constantly get billed for who knows what and when you ask the office they won’t even know what it is from. The washing machine; you have to wash on “small load” or it spills water and it stinks. Don’t waste 1300+ on a one bedroom.

Please don’t prefer this community if you consider safety, hygiene, noise, poor customer service as your prime factors.They recently had a management change and the previous management shut their portal down so residents were not able to pay the rent in full and after 2 weeks the new management sent their new login details with a fine of $40 as late fee and $73 just for water ! When asked, the new manager simply said all this is because of the previous management and we can’t waive off the late fee, it’s the same for everyone. You either pay today or you will be charged an additional of $10 starting tomorrow every day. Least bothered about what the residents are going through, no consideration at all !

Worst community i have ever seen in my life......I am just pointing about one incident out of many. We gave lot of requests from different residents to improve volleyball court which is inside the community. No one even cared about it. They didnt even responded to the emails or to the earlier reviews given. The court was more used as a kids play area for playing with sand rather than for the Volleyball. We used to do our own sand leveling and watering for the court. The net was completely torn and was at very low height. Mostly it is used by kids as a swing during their playtime. Some people were even injured during the game in the community for not having proper sand leveling. There are no sprinklers for the court. We are used to do watering from one of the apartments near the court by manually connecting a pipe. I have been staying here since 8 months and they didnt even cared once about the complaints given regarding the court. I am unhappy for google not letting me give a rating of zero for this.

I should have taken the warning after seeing these reviews as this is one of the lowest ratings ive seed but sadly I didnt. About 2 months ago I put in an application (that was accepted) and put a deposit down to reserve a specific unit at a specific rent (the entire reason I put the deposit down was to reserve the unit at a specific rent per month). 2 months pass, me thinking I had a good apartment ready to move into, well I never received any information from them and I had to contact them at least 5 times before anybody was able to give me more info. Once I finally got the info I was given information for a completely different unit and a rent that was almost $300 more a month...I saw that somebody else on here went through the exact same thing which is worrisome given this is deceptive business practices and i almost feel might even be grounds for a lawsuit as rent has gone up in the valley since i put the deposit down to reserve a specific unit at a specific rent which has caused hardship.I would reccomend you not put any money down until you are looking at a lease because once they get money from you it is almost impossible to get a response. And before I get a response from owner telling me to reach out to the community manager I have tried contacting the lease agent Irene with zero response and the community manager Kylie by both phone and email with zero response. If you guys are a DECENT, not even good, just decent place you would either give me my deposit back and accept your mistake so I can move on and look for a new place or simply provide me the unit and rent that I submitted a deposit for.

We cannot wait to move from these apartments. People above us stomp various hours of the day and on top of that the stomping starts early in the morning, no courtesy for your neighbors. My dad who works at night can’t even get rest during the day before his next shift because of all the stomping. We aren’t one to complain because we are not those type of people but we had enough. My mom called the office if they can talk to the people above us and their response was “we never had issues before”. Well, that’s Not what your maintenance guy told us & What kind of response is that? That you never had issues before... well there’s an issue now. They did say they will talk to the people above us. Who knows if that’s true because the stomping is still continuing. We are so fed up that we are tempted to just start looking else where to live.

New management is totally unhelpful and increased rates on everything. For renewing leases they have increased rent rates and whatever the previous management updated for renewal have been ruled out. They are asking us to contact old management and get the things done. Even the carpet cleaning offered for renewing leases are cancelled. If we want to upgrade to 2 BHK they are asking for 1000$ as non refundable fee.. Moreover as per the new update if there is an issue with appliances they are asking us to bear the charges..

I cry about living here I absolutely hate everything about it and can’t wait to leave unfortunately my lease is till November which why can’t it be sooner … I signed 6 months and it seems like it’s been a century I hate this place is disgusting the roach problem gives me anxiety I feel like they’re everywhere . My house is super clean and I still get them … I’m surprised this place is even allowed to be open still with how horrible it is it might as well be another budget suites because that’s what the quality of it is . I have been living in this roach infested apartment for about 6 months. It wasn’t until recently they started to disappear due to the fact that we had to use money from our own pockets to get rid of them. There are a handful of things wrong with this place and they only managed to fix one which was a leak from the ceiling in the shower. Even when we had already told management about the rest they proceeded to tell us that, “these issues are not an emergency, during this pandemic” although we are going through rough times this is not a way to live and according to management it’s normal. My dishwasher floods the kitchen even though we don’t use it all the time, the ac leaks and sounds like someone is using the restroom. I do not recommend this place to anyone looking for a place to call home, they will continuously disappoint you.

This is the worst apartment complex I ever stayed in I’m going to make this short and sweet this is my first time writing an review for apartment but I don’t even know what my base rent is anymore because of ALL the hidden fees they charging me with…I have a newborn and we have big brown cockroaches and the staff can’t even explain to you where all the extra hidden fees are coming from I def feel like I’m getting ripped off and so does my next door neighbor and the one across from me feels the exact same way I do!

Initially we thought this was going to be a great apartment, but it became clear very quickly that the amount of roaches were going to make our time here very uncomfortable. The complex is right, you can always schedule extra pest treatment, but it is a waste of time. We had pest control in at least once a month, at points they sprayed the whole building, and we were fumigated multiple times. All of these treatments, alone with spotless cleaning and being very careful made no difference. There were still roaches everywhere, and my tipping point was having one fall out of a vent onto me while I was in the bathroom, and I really really wish that I was lying about that last one because it was horrifying. I hate for my review to only be about the roaches but it truly made our experience here awful and it felt like our lease would never be up. I guess you live and you learn and we know to look closer before we sign a lease somewhere.

Heritage at Deer valley rental agents will tell you everything you want to hear. Yes, you can move in on this date. Your deposit will be this. We also have this special. Once you pay the application fee and deposit everything changes. My move in date changed, my deposit went up despite great credit. I accept my financial lose but do not move here. Their business tactics are deceptive in order to lure you in.++ (response to owner) Ive already been emailing one of your leasing specialist Devyn Brooks. We no longer want to live in your community. If you want to do the right thing refund my deposit. ++

The most pathetic apartment I have ever lived in. They don’t care about the residents at all. They just want things to be done their own way without caring about the residents . The apartment is full of roaches from the day I entered and even after repeated pest controls, we still have it. Also, they don’t care about residents convenience. They schedule a maintenance as per their convenience and if we don’t allow them, they charge extra money for that. I would never recommend anyone to stay over here.

The audacity of this place!! Worst experience ever hands down on top of that they want to charge me for two portable AC units they lost while unsuccessfully trying to fix my AC for two months!!! I now have to take time out my schedule after finally getting out of this place and take them to court over $750 worth of mismanaged junk! Words cant explain the vibe you get dealing with this management cult! I should have went to Elements at Deer Valley, they seemed much more professional. Not worth the discount at this place!

Hello. Have been staying in Heritage at Deer Valley for last 4 years. I compared multiple housing complexes before shifting here and overall I found there is nothing comparable around. Staying here does not at all give you a feel that Arizona is a desert actually with lot of lush green trees around. Complex is equipped with a fantastic gym and a sample play area and not to forget Zumba classes which all the members were fan of and I saw my wife attending those classes without fail. The complex has 2 big gardens and play areas for kids with 2 volleyball courts and members can be seen playing there almost daily. For a family there can’t be a better place as this gives them ample opportunities for kids to freely run around and adults to maintain themselves from time physical and mental perspective. This is all couples with barbecues spread across all gardens and ample parking space for visitors and personal cars. We have interacted alot with Angie and she has remained very patient with our everyday changing requirements and have helped in all the possible ways. Just to mention that all my friends have stayed in this society for more than 7-8 years on an average.

If there was something lower than a one star Heritrage At Deer Apartment would definitely qualify for that! Definitely a NEGATIVE 5 star Apartment.I moved in in April 2020 and been asking for them to repair the air conditioner as it has a water leak, I have to have a bucket at the entrance of the house. According to maintenance that is normal. Never had this problem with any of my previous residence.I constantly hear the water dripping at all times when the air conditioner is onboard it’s like having a water faucet leaking constantly, at times it sounds like if someone was peeing.I have emailed management, gone in person recorded the sound of water and showed it to management and they only send somebody for that day which does not fix the problem and never bother again To call and checked to see if it worked.My last email to management was the last week of September, I have yet to receive an answer on it.Heritage At Deer Appartments although beautiful on the outside are infested with roaches I have to invest in my own money to keep roaches out.

Good News Update. Things are really starting to go in the right direction here. For awhile, I was not pleased about several issues. However, Ivette has been so extremely helpful. Ivette is awesome. Worst community ever. Maintenance is never on time. It takes them weeks to fix even small things. They are tight on maintenance staff so that they can save money on maintenance personnel but the residents have to pay since there is a delay in fixing the issue. They always have the reason that the top priority requests such as Air conditioning are served first but even those dont get fixed in a timely fashion. Also you will never get straight answer as to how long will it take for the maintenance to fix the issue.Beware of this community and would not recommend this community to any one.

The place is really pretty, the office staff is friendly but at times can be meh. The gym and pools are all closed until the management people give the okay to reopen. First week here I did see cockaroches but only 5, after that havent seen anymore other then that havent had any problems with the apartments.

Worst experience ever and I never actually moved in. When I agreed to lease it was supposed to be a renovated unit and they were charging me the rate of a renovated unit. Upon move in day I sign the lease pay the deposit it was late so they said they would do the walk through in the morning. I go to the unit and walk in to a unit that’s not renovated and for the price I should go live in the projects. I literally closed the door and walked out. Next morning I go there Irene who is wonderful helped me out they couldn’t do much because the apt manager doesn’t work weekends. I decided not to rent there because once something starts out bad it usually doesn’t end well. They agree to give me my money back after the apt manager tried to lie and say they would have to be mailed and I said no I seen the checks Sunday when I came there’s no way you mailed them out that quick so I picked up my money orders and they said they’d mail back the holding deposit and I should have it in 2 weeks I write down the forwarding address and go on my way. It’s been a month I haven’t received my money back and I called 2 weeks ago and confirmed the mailing address with the manger she said it was correct and if I didn’t receive it by today to call them back. I call back now they try to act like their is no apt number. Tracy Charles and the apt manage all a bunch of liars who lie and try to hold people’s money. I can screenshot my very application from the web and it has the apt number for the forwarding address. This apts are a joke

Getting timeline for maintenance request is a tough task. Now too we are struggling to get the microwave repaired, its not working since over a week now. We have lodged an online maintenance request & have been following up visiting their office as well as calling up them but we do not get clear answer when it will be fixed. ROACHES!! Yes, I have had roaches in my apartment since the day I moved in. Ive been sprayed and fogged and yet they remain. Even had them crawl on me several times in bed at night.Staff members are mostly nice with the exception of a few bad apples. Their maintenance team must not have enough employees because I often have to wait long periods of time to have the simplest things fixed. Lost power in my unit twice due to my hot water heater and both times I waited hours and hours to have someone come take a look and restore power. Thats always fun in the summertime.The community is 85% Indian which is fine if you enjoy the smell of Indian spices wherever you go as they cook with their doors and windows wide open. I do enjoy it so it doesnt bother me but be prepared if you are sensitive to those smells.There are much better options in the area for apartments and I would steer clear of Heritage.

Complex seems to have gone downhill since Priderock took over. Do yourself a favor and rethink renting here. you could find a better complex in the area for about the same amount of rent. youll be happy not having to deal with work orders that long wait times, and staff that can be hit or miss. Cant wait until we can save enough money to move. Most of the good people working before Priderock took over seemed to leave within the first few months. They seem to care more about saving money on staff than having enough maintenance for the complex. Which affects how long it takes work orders to be dressed.Maintenance could be a little better. Our A/C has overheated 2 or 3 time within past 2 weeks. Called the emergency line 3 or 4 times over the weekend because the A/C was out and 90-92 degrees in our apartment.They started to work on it Friday or Saturday, but didnt finish working on it until Monday. Yet nobody came to look at our A/C. Which seems to defeat the lines purpose. Rather than figuring out why it keeps overheating and fixing the problem, they wait until it cools off then recharge it. Even though that idea doesnt seem to work. The staff in leasing office are friendly and will try to help you. The staff in resident services can come across as annoyed when you go in, and it feel like they try to shoo you away as quick as possible. Rather than take the time to actually help you out. At least in my experience.

Still waiting for AC to be fixed 4 days after it stopped working and leaking water all over the floor. We gave report when we moved in that it wasnt working correctly. We put in 3 maintenance requests for the ac to be fixed. Still not done and it was given a priority one which is the highest priority. Temps have been over 85 degrees multiple times this week. It was 91 degrees in our apartment trying to sleep at night.Our living room ceiling fan never had lights installed. We are still without lights after 9 days in the ceiling fan.The light switches dont work appropriately. I have to play with the switches to get lights to turn on. Same problem with the garbage disposal. I have to play with the switch to make it work.We have only lived here less than 2 weeks and its not looking good. I cant say that I would recommend this complex. There are not enough maintenance workers for the size of this complex. AC should be fixed urgently not 4-5 days later which I was told that someone came out at 10:49 PM two nights ago which the knocks could not be heard over the many fans we had to use. No one has been to our apartment since. I have been home consistently minus 15 minutes picking up/driving my children to and from school.

We moved here May ‘19 sight unseen and at first it was nice. Heritage’s website has false advertising I’ve noticed. The pools are never crystal clear more like a yellowish green because they need cleaning. There are a lot of people here who go swimming in their regular clothes rather than bathing suites. Maintenance doesn’t keep up on cleaning the pools like they should. Not to mention the pool area, 80% of the time is trashed. The landscaping needs a lot of improvements. There are bushes here that need to be trimmed bad especially the ones with the thorns. They are so bushy it’s making it difficult to see around corners or walk on the sidewalk. There are purple bushes all over this place that are so nauseating too.This is not a gated community. There are gates but they do not work and it’s been months now. They are left open 24/7. I know of several people who have called and complained about the gates and nothing has been done. We’ve told there is security here but we have never seen them. Neighbors have had their motorcycles stolen, cars vandalized and I heard there was an attempted break in. I come home in the early morning from work and I’ve seen druggies and drunks in my area. I’ve called the cops a couple times and they’ve made arrests.In this complex there is a phase one and a phase two and phase one must be the nice and pictured apartments. We live in phase two and it’s not worth $1300 a month. Kitchen counters are scratched, burnt marks, and bubbling, small sitting spaces, no ceiling fan in the master bedroom, stains, rust, knicks in the bathrooms. Appliances are old and barely work and our kitchen stove tilts back and the kitchen floor kind of feels like you’re walking on a tumbling mat.WE NO LONGER FEEL SAFE IN THESE APARTMENTS.The ones that posted the nice reviews and pictures please tell me how you scored the nice apartment.

My roommate and I recently had an incident where there was an intruder trying to enter our apartment luckily my roommate was home and scared him off. We tried multiple times to call the leasing office where the leasing manger Susan Showers offered no help what so ever! We also emailed community manager Angela Moreno, she was even worse. She offered to change our locks for free until I provide a police report after I said that’ll take 5 day to get it emailed to me, she continue saying that it’s not their problem to make the residents feel safe that this is not a gated community. Yet in their list they say they’re a “controlled gate access” if you want any type of help the leasing office is not the place to look for it! I had to contact Corporate, I hope we can come to an understanding!Response: your information is incorrect! I have since left the apartment unit that’s why I haven’t paid my rent! I have the emails where your employees never offered any solutions! And where I explained multiple times I was able to provide a police report within 5 days!! Angela Moreno said she would only offer to change the locks with the report even tho I had explained to her the situation! And to start off your regional manager has made it VERY clear my issue is not of her concern because I replied to her emails within minutes and today Friday she hasn’t respond to an email sent out since MONDAY!! And even if she would her respond are always “it’s not our responsibility to make or tenets feel safe”!!! It’s ridiculous how this company runs!!!

Incompetent and unprofessional leasing staff. Applied in May and the leasing agent Angie mismanaged the entire process. I had to provide 15 days notice which was communicated to them and not honored. I was approved and was supposed to receive a welcome email. It was never received. Ultimately, I had to find another alternative as I never heard back from Heritage At Deer Valley. When I called to complain and request a refund they denied ever knowing that I had to provide 15 days notice and said I cancelled just before they were going to send out the welcome email. Throughout the entire process they were uncommunicative and I had to continually call for updates and next steps. Dont waste your time and dont bother applying. Consider other alternatives.

Leasing was easy, the staff is friendly and they respond quickly, me and my husband liked it here, they keep the apartment and pool area clean , maintenance is good . We lived here for about an year and never had a problem staying here except for the roaches to which pest control service is available.If u ignore the roaches, its a very pleasant place to live and walk around. Easy to make friends here coz its a huge community and u see a lot of adults and kids walking and playing around. My toddler loved the evening walks here.

Am a current resident. I have rented many apartments in my life and I never saw such a poor maintenance service. Any service request such as clog in toilet bowl, stopped microwave or dryer, I have waited more than 2 weeks. I always have a fear of broken things and need to raise a request. I presume these are very important and critical in day to day activity.Most annoying is parcel services, I have lot of lost items, Amazon says delivered to apartment office and will never reach you and will get an email after one month later I get a parcel. It is a luck if if you get a parcel on time.Courtesy and respect showed by the staff is pretty poor, you wont feel you are renting a good neighbor community and paying more than $1600. Maybe they need to increase the staff to respond more people, but thats not my problem either. Sometime I feel, am not belong here or in their mind.Rest all are good, nice community, can walk around safely.

THAT’S SO DISGUSTING AND DISRESPECTFUL TO RENT OUT UNITS KNOWING THIS! I would give this place a negative five if I could. nothing is up to par at all! Chipped drawers! This is my second month living here. The apartment has rent on the higher spectrum. Service is the worst. My maintenance request hasnt been answered in almost 2 months. If you sign a lease just be assured that nobody is gonna care after you move in. My dryer doesnt work. I have to take my cloths to a public place to dry them. The washroom knobs are old and about to break. Just do yourself a favor and dont move here. Just save some money and live at a better place.

My storage unit got broken into and the management lady basically said it was my fault. No sympathy at all. The gate by my unit is always broken and she said the apartment complex isn’t a “gated community”. She was just full of excuses. By the way, maintenance requests take weeks/months to get fulfilled. Their pest control people can’t get rid of the roaches either. Luckily we will be buying a house and won’t be leasing much longer.

Community is beautiful and amazing. Fully equipped & well-structured apartments. It has fitness center, salon, playgrounds, football courts, dog park, three swimming pools. They arrange lot of social activities every month and lot of fun events, stall events which has so much fun for everyone.The place is very clean & neat and have BBQ, ramada and picnic area to enjoy.I appreciate Kaylin, Angela are extremely helpful.

If i knew that there would be so many appliance issues along with landscaping i would have never ever moved here, let me start from when i moved into the complex i was initially given a rate of 970 before tax i held my place for a month and i had already signed a cost sheet agreement upon signing my lease i mislead i to signing a lease with a con session of around 295 i did not find this out until it was time to renew my lease and receiving a letter in the mail saying my rent WOULD not go up at all and 200 off the next month rent when it was time to pay my rent was 295 higher saying that the special had ended (due to new management) which to my knowledge i never agreed to ..... after requesting corporate number i was called by one of the managers and she agreed to just go up 55 and keep the rest under con session. Moving forward threw ought my entire lease i have had sever maintenance problems to even having my ac go out for a whole day and being promised that they would come out and they did not i had to call the emergency line and he had to come all the way back and fix it after i had already removed my child from the home due to it being 96 degrees in my home i have waited weeks to a month for service tickets to be responded to ..... i am currently upset that there are three pools on this property and two Are closed due to state regulations per the staff response when i asked i was sold a dream when finding this location and i paid over 2k just to move in some of the staff can be very rude but there are some i respect because they do there best to assist my with what they can do i was told the business office would be a place that could be rented out for months then one day they said they were not going to do it because there were offices in the building that are clearly blocked off ....all the appliances are old and go out all the time .... i had a incident with my tub breaking and the water would not turn off since then it took them three times to fix it and yet it is still not fixed properly the girls close to me have not be replaced and do not work Since i moved in 2017 i currently have a stove, microwave, washer and dryer that need to be replaced due to electrical problems i have put work orders in it’s been over 48hrs and still no response there is more that i can say but I’d be here all day I’m currently waiting for my lease to be up to move and never ever recommend this property if your looking to rent here don’t waste your time unless it’s an upgraded unit with new appliances or you will be in the same boat they are always under staff when it comes to maintenance and that is coming straight from a maintenance man himself it’s hasn’t been all bad but it was not worth my money each month for a comfortable living

Had a very good customer experience recently. The AC in our apartment stopped cooling on Monday evening around 7pm. Called the emergency line to report the problem. Maintenance person on the premises after office closure came and tried to fix it but could not. He provided a temporary AC unit which we placed in our room and spent the night without any problems. He told me that they will try to fix the problem tomorrow.Called the office the next day for a status update and was told there were lot of units with problems and they are getting to it one by one. Appreciated the Prompt Update.Maintenance Personnel came in around 10AM to fix the problem. Looks like it was a huge problem and it took them almost the whole day to fix. Trying various things to fix the problem working outside in the scorching Phoenix sun. I dont think they even took a lunch break. Even with so many other units having problem they did not leave this but kept at it till 5 pm to finally fix the problem and have the AC working.Thanks to the team for going over and beyond to get this fixed.

My first impression of Heritage at Deer Valley Apartments was the genuine warm and delightful smile of their leasing agent Whitney Kotowski. She was very professional and very welcoming. I already wanted to move in and I hadnt even seen the apartment yet. Heritage isnt just an apartment complex, its a community. The amenities are endless and the grounds are gorgeous. Current Resident - Had a very bad experience at Leasing Office when tried to Renew Lease.To Start with, I got an email about early bird leasing offer $150 One time Incentive if I renew my lease by a give date for 6-12 months but when I dropped in to extend my lease before the date, staff was very rude in answering and say that offer was a TYPO. Now says that they give that Incentive only on 12 months lease. I would definitely not suggest it to a friend. Since I had no choice I will be renewing for now and then definitely move out.

This apartment complex never answers maintenance calls in a timely manner. They are very unprofessional when it comes to correspondence to the tenants. They never take responsibility for their mistakes or unprofessionalism. Maintenance should not take over a month to get fixed. Even having 832 units to take care of is understandable but a business should also have enough people to maintain the property. The landscaping is very unkept to the point where it is hard to maneuver around the property without getting in an accident. The lights in the complex are mostly burned out. Even with filing multiple tickets for these dark walk ways to be fixed, no lights have been replaced. The swimming pools are always extremely dirty or closed. The management or office staff always gives the excuse of “maintenance is working on other priority units” when in all reality, ‘’maintenance” people are seen around the complex sleeping or blocking FIRE parking having a meeting. This complex needs to be put under new management. I don’t see why I need to go to a laundromat to clean my clothes when I’ve made a call a week ago to have my washer machine fixed; with no resolution in the near future. The reason I chose this complex was to have the convenience of washing my clothes in the comfort of my own home. This complex deserves NEGATIVE star reviews.

I have lived here for over a year, when it comes to maintenance don’t hold your breath. I had an uncontrollable leak and called it in to maintenance at 1pm after that I followed up with a call to the front office that took over 7 attempts before someone answered. They have a voicemail box but in the past no one ever responds. I waited to see if someone showed up since in my opinion it was an urgent matter since I couldn’t leave it unattended. The pace of leakage varied and I had to replace the bucket at any given time. They left me hanging because they leave at 5pm and instead of telling me I had to wait until the following day I sat there at 630pm in suspense. This place needs better communication skills. I’m so angry with this apartment complex for there lack of care. I have a toddler and had to block off the hallway, this whole situation sucked! Thanks Heritage at Deer Valley!
