We have really enjoyed our time in Charleston Townes. Kate, the property manager, is really awesome, and its a very clean neighborhood. A really great balance of privacy while also the ability to be social. Definitely a great place to live!

Kate the new property manager was awesome!!! Whoever was before her was the worst I literally had to get my parents involved because they were not taking me serious because I was a student. The places are nice minus the pool being small and always closed. They did charge us for lightbulbs being the wrong temperature? We didn’t even replace the lightbulbs the whole time there, so they were the ones that were there when we moved in so that was a frustrating charge :/ but besides that I liked it.

Hands down the best place to live in harrisonburg. the place is incredibly spacious and clean, cheaper than lots of other places, the management was helpful, all around great place. The pool and gym arent the biggest, but the townhomes themselves are well and beyond big and good enough to make up for that loss.

I lived in Charleston as my first off-campus experience and loved all three years of it! The neighborhood is well taken care of in terms of maintenance and safety, while the quality of the town homes remain exceptionally high. Margaret is an amazing resource and person to contact as she helped me deal with some questions and concerns that I had in a fast and effective manner. I highly recommend looking into Charleston Townes if you are interested in moving off campus--not only is the neighborhood beautiful but as a tenant you feel prioritized and are given undivided attention when there are any mishaps (which is highly valued as the property managers are balancing so many people, homes, and responsibilities!) :)

My roommates and I lived in our unit for 2 years. We deep cleaned the entire town home every week and kept the unit furniture in perfect condition. We painted the walls to cover any scuff marks, and we all used mattress covers to ensure no damage to our mattresses. We all turned in our keys on time and were the perfect tenants. The deposit was $250, and after moving out I was sure I would be getting all $250 back. This was not the case, however. In fact, I ended up owing money. This makes no sense considering we left the town home in BETTER condition than we received it. I vacuumed my room every week and never spilled anything and still received a carpet cleaning fee along with a mattress cleaning fee when I had a waterproof cover on my mattress for 2 years. Although the town home itself is nice to live in, I am overall very unhappy with how the move out process went, and I am glad to be moving to a new complex.

I lived at Charleston for two years and I never had much of a problem with management. They charged us twice for small repairs (a guy came out and told us our fridge was not leaking there was just a spill) but not that huge of a deal. The apartments are spacious and worth a little extra to not have to deal with problems other complexes have. We had a lot of stuff break in the first few months but its been fine since. I really liked living there and would not have made a different choice in hindsight. (Wish theyd bring back recycling though)

Alyssa works in the leasing office, and has been SO easy to work with. She replies very quickly to emails, and always provides detailed responses to any questions you may have. Alyssa made the process feel as simple as possible. This is a great improvement for the leasing office!

The place is so big and so nice!! It’s 4 bed and 4.5 bath with two(!!) laundry rooms and a deck. You will actually feel like a queen living here. It’s outrageously nice for student living. My friends who live in places in the $400-450/mo range have made comments about how it’s worth the extra $150 a month. If you buy your own groceries instead of a meal plan, then living here is cheaper than living on campus and you live like a queen instead of living in like a jail cell. I’ve only been living here for just over a month so I may end up changing my mind about this review since other people say maintenance charges are outrageous but we had maintenance come for a few things and didn’t get charged so I’m happy with the place.

I cant believe I skipped 3 classes to wait outside for over 7 hours to sign a lease here. Dont waste your time and energy. Management is horrible. Emailed the person I was supposed to and nobody responds. Multiple calls and emails later, they finally respond once we got Matchbox involved. Its been two weeks and still have yet to hear back from the person at Charleston. Obviously they dont thoroughly look through the townhomes when tenants move out. When moving the furniture around in my room, I came across water damage all along the baseboard and carpet that the previous tenant obviously covered up using the dresser at the time. I marked it in the pre check when moving in and of course they still charge me for carpet replacement and baseboard charges once I moved out. Amenities they publicize about arent all that. Pool is tiny and isnt really open till the summer when everyone leaves. Clubhouse has one study room in it and probably the smallest gym Ive seen with half the equipment broke in it. Obviously you can tell that theyre here to take advantage of college students and not to give them a valuable place to stay. But hey but if you want to be in a decent location but still get overcharged for rent and minor things that are even beyond your control. Go ahead and be my guest to live here.

Charleston was the worst housing decision Ive ever made. They are completely unethical and nontransparent and take advantage of college students. We have been charged for every maintenance request under the sun and they come into our home unannounced, perform maintenance without telling us and then charge us for it. The management is terrible and they are very unhelpful. Avoid them and Matchbox at all cost!UPDATE: they still suck!!!! They charged my roommates and I for a problem with the dish washer that wasn’t our fault and truly we could have never have spotted. This place is really just our here to steal your money. I mean this with the best intentions, it looks luxurious... but it’s the worst place to live... go to squire, Fox, copper, sun chase... etc... you’re paying so much and losing money by living here!!!! Don’t do it for your sake!!!!!

DO NOT LIVE HERE EVER!!! this the worse place to live ever the management is really difficult to work with and really unfriendly not to mention any time you have to file a maintenance request they blame it on you and make you pay for the full thing. The security guard is terrible hes extremely rude to Residence and does not allow for any even minor offenses such as low music on a weekend night will result in a large fine from an incident report he makes. Never live here ever they also make you replace everything in the apartment at the end of the lease even if youve taken good care of everything.

These apartments and the complex may seem nice, but do not live here! They take advantage of college students! The management will try to screw you over with fees once you move-out. My roommates and I got charged a total of $1600 for living there for one year, so not only did they keep our security deposit, but they also billed us for more. Even though we are very clean, courteous people who completely cleaned our place before leaving and barely made a dent in the place, we got charged for damage that was already there plus for normal wear and tear. When we tried to dispute with management, the person we talked to was rude. I ended up paying the move-out fees just so I wouldnt have to deal with them again.

The fact that my roommates and I took shifts sleeping on the sidewalk our junior year to get a lease here at Charleston is baffling. Sure, Charleston offers more space compared to other complexes in Harrisonburg but it was just absolutely not worth the hassle of dealing with the constant up-charges for maintenance. Lets start in the beginning of the year when we put in a request to check out the electrical after an outlet in the kitchen exploded and they sent us a youtube video for how to fix it. Google how to fix a burnt-out wall outlet and the first link says this is a red flag for potential fire safety and electrical hazard that has to be fixed as soon as possible.Aside from that, we got charged constantly for things like changing blind clips (which we never put a request in for and they charged $7.75 each to snap a piece of plastic back onto the window... the same thing happened in my bedroom and took me less than 5 minutes to fix), gluing a piece of wood back onto a bed frame ($5.96 each which I got waived.. ps gorilla glue costs $2.99), replacing an air filter ($8.70 each when Walmart sells a pack of 4 for just over $3) and two charges for our dishwasher ($15.75 and $9.86 each which is enough for half the payment for a NEW dishwasher). I understand that this is college housing and investments in high quality furniture is a waste but everything is so cheaply made. The fact that we put a mug on a side table and it left a burn mark is crazy. By the end of the year we were doing everything we could not to put in requests. Our oven even lit on fire a couple times and instead of putting in a request we just turned it off and picked up food from Macados.The staff can be super sweet but they are nearly impossible to reach in a timely manner. I had to call three times and eventually walk over to the office to talk to them about the bed frame charge. My roommates and I have a group chat where we take turns trying to reach them. We also didnt destroy the house by any means but we have already accepted that fact that were not getting that $250 security deposit back... and let me tell you, NOTHING in that house requires work that totals $1,000. I think Id rather deal with Forest maintenance than Charleston and thats saying something. Save yourself the headache and the money and go live literally anywhere else. If Charleston stops exploiting residents Id be happy to change my review but as of right now, choosing to live in Charleston was my biggest regret of senior year.Also, this has nothing to do with the people that actually fulfill the request because they have always been very nice.

Okay, this review is in reference to the management of this place. yes, for the most part the appartments are nice. HOWEVER, if you ever have to deal with anyone in the office good luck. Literally just spent 20 minutes disscussing a problem I had with the lady working, and she basically called me a liar. just rude rude rude and horrible coustomer service.

Unprofessional management, non-functional security cameras. Incompetent security that only stops small gatherings yet fails to stop theft of motorcycles and assaults of tenants. Wish i could give zero stars.
