Wow, very sorry it comes to this, and I hate to leave a poor review, but maybe giving others a warning to others can save someone else from losing hundreds to these crooks. Would suggest that renters exercise caution looking at this location, there are other options for renting around Harrisonburg. If you rent here, you can expect friendly front office staff, but unfortunately, that is simply a front to try to soften the blow when they ultimately steal your full security deposit, then bill you on top of that.

Urban has been a great place to live. The location is unmatched and the apartment itself has great individual amenities. The building as a whole has great security and group benefits. Maintenance is quick to respond and the parking garage is very convenient. The administration is responsive and offers lots of great community-building opportunities that make living here fun.

I really have enjoyed living in Urban. I love the location. Its an easy walk to campus. Also, I love the interior of our apartment with the hard wood floors, big windows, and granite kitchen counters. Additionally, the staff is wonderful and is quick to answer all questions. The only complaint I have is that noise travels very easily (music, walking), but for the most part all of our neighbors are very respectful and keep to themselves.

Moving into Urban Exchange has been the easiest, friendliest move Ive ever experienced. The office staff are helpful and good to talk with if you have questions about moving in, or problems in your units. The management has been fast at responding, and has helped ensure that the unit is in good condition for my room mate, my dog, and me.My room mate and I toured a location, and had all our questions answered on the tour. The unit we ultimately moved into was different from the first one for which we went to sign. Mary, the property manager was helpful in making the changes, and after getting our keys, the apartment we walked into was clean, functioning, and extremely well cared for.We ran into a small paperwork problem regarding my dog, which was my fault. But rather than making me feel bad for my mistake, they let me know about it, and helped me correct it. Great location, great units, and great people.

I lived here for 1 year and had 1 roommate. Mary was my PM and i really enjoyed living here. The UE is right downtown so we were able to walk almost anywhere we needed to go. When i did need to drive I didnt have to worry about parking because they have 2 parking garages. The 4 star is only because the rent was a little high for me as a college student but it was understandable because of all the extras that came with living here. Indoor gym, parking garage, security doors... Id recommend for sure!

The apartments are great, very secure, and very quiet. My issue was with Urban Exchange itself. Upon moving out, my roommate and I were charged with a 300$ repair fee for stained countertops among a few smaller items. Upon requesting and receiving pictures, it was revealed the countertops were in fact not stained. Very unprofessional, and I hope to be getting some of my money back for these illegitimate repairs.

I lived at Urban from June of 2013 until June of 2016. Overall my experience at Urban was a positive one. My place was spotless when I moved in, and generally speaking, the entire building was always kept very neat. Management was extremely helpful in finding me a place at urban while I was searching from Afghanistan. The paperwork process was not complicated, maintenance (though slow to respond to my broken thermostat) was effective in fixing the few issues I had, and it is one of the few places I came across that had tenant-only parking within the structure. The building is also pet-friendly. There is a fee associated with having a pet; however, it is commensurate with what other places in Harrisonburg will charge for a pet. While I would like to see Urban Exchange install some Electric Vehicle charging stations in the garage, if I ever move back to Harrisonburg, Urban Exchange will be the first place I look.

This is a much overdue review. The staff is amazing, buildings are clean, the view from my apartment was amazing, and the walk to campus was quick and saved me a lot on parking fees. I also always felt safe in the complex. I would HIGHLY recommend living here, definitely miss living here.

I stayed in Urban Exchange for two years and it was an absolutely amazing experience. Not only is it in an amazing location downtown the people that work there are extremely helpful. Never had any issues while staying there and they would always take care of any maintenance requests as quickly as possible.

I lived at Urban Exchange for 2 years and never once had a problem with living there. If there were ever small maintenance requests needed, they took care of them right away in an efficient manner.The building is very nice and the staff is even nicer (always)!Mary, the property manager, is a MIRACLE WORKER!!!I would highly recommend choosing Urban Exchange and I am sad that I am moving out of town because I know that other apartments and their staff have very large shoes to fill.

I loved living at Urban Exchange. Mary and Josh were so great to work with, always willing to answer my questions and so helpful. When I moved into my apartment it was extremely clean and the walls and floors were flawless. Plus, you cant beat the great location. In the heart of downtown and only a short walk from campus. Living at Urban made my senior year so enjoyable! I highly recommend it!

Worst apartment building ever. I stayed here for about two months and tried month after month to get a sublease. The women who work here made me cry on more than one occasion. They are unhelpful and snarky with no desire to help tenants. They charged me almost $1200 when I moved out, despite the fact that I had almost no furniture in the apartment and hadnt lived there in about nine months because of bugs, the smell of mold, and extremely noisy neighbors. They threatened me with a ton of crazy bills and fees when I moved out, and I honestly felt unsafe the whole time I lived there and even called the police twice. I would not recommend this space to anyone seeking housing in Harrisonburg. I would give 0 stars if I could. Unprofessional, unreliable, and greedy dont even cover the management here.

Our daughter lives in Urban Exchange and has loved it! It is very quiet, great location and as a parent, it is very safe for her. The location to JMU, downtown and fun places to hang out is perfect! Mary and her staff are so responsive, helpful and professional. Highly recommend Urban Exchange!

I LITERALLY cant say enough negatives. They do nothing but charge you, even when the contract contradicts things. We got charged with massive fees constantly. They call other residents out to the entire building. Could not be more unprofessional and could not be worst lessors.

WARNING! This company will try to scam you out of your money. More than 3 months after I moved out and had my security deposit refunded, they sent me a bill for damages I did not make. The new tennant had been living there for at least a month and somehow this company has decided I caused the damages. The accounts payable representative even admitted the move out inspection showed no damages. This company is now sueing me in small claims court! Future tenants should be cautious of fraudulent damage claims.

I lived in Urban for two years and it was the greatest experience I’ve had living in Harrisonburg. I had lived in North 38, Pheasant, and The Hills Northview. If you can get an apartment in 238 on one of the upper apartments, you’ll be treated by some of the most beautiful sunsets the Valley can provide. Living downtown allows you to go out and explore all of the great dining spots and bars, while still being about a 15 minute walk from the Quad. Urban is a great place to live for students, young professionals, or someone looking to have everything at their fingertips. If you’re even considering Urban, go in and talk to Mary and she’ll get you all set.

I had lived in town with other rental agencies and always struggled reaching management, having timely maintenance, and getting answers to questions.That changed when I rented at Urban Exchange. Management was just down the stairs and always willing to go above and beyond to help. After nearly a year of being a resident, I loved UE so much that I actually started to work in the office. Working with Mary was nothing short of amazing - she’s an open ear for any issues you’re having with your rental and will always seek to make your experience better.I honestly could not think of one negative thing to say about Urban. Never had a problem with sound, maintenance was ALWAYS on time, the complex was immaculate - UE is one of the things I have missed most since moving away from Harrisonburg.In short: yes, rent from them. You won’t regret it.

I have nothing but positive marks for Urban & it’s team. Move in was a well explained breeze, and neighbors/hall mates are friendly. Staff is quick to respond to emails and Andrea/Mary are always saying hi/smiling. The cleaning ladies are superb & keep the place sparkling always. I’ve become super spoiled with the amenities at my fingertips 24/7 i cannot lie. The gym has views, so you’re not just staring at a concrete wall, and not having to scrape snow/ice of my car in the winter is worth every penny of parking. She’s built like a fortress & access fobs are required to basically get you anywhere in the building providing huge peace of mind. The eco friendly building also saves you huge on utilities!! Overall, if you’re interested in a quaint, modern & exceptional experience definitely tour. :)Some downsides are:Even on the fourth floor traffic (especially tractor trailers) can literally shake the apartment & can be pretty loud to hear screeching airbreaks at 11 pm.The walls/hallways aren’t soundproofed. Luckily I lived at the end of a hall, but walking down i can hear people converse in their kitchens no problem.The generators that kick on can be quite noisy.

I had an excellent experience during my 5 years at Urban Exchange. The multiple floor plans prevented me from feeling I was in a cookie-cutter apartment. Due to the proximity to JMU, I could easily ride my bike or walk to work. My apartment was fabulous and Mary was always friendly and easy to work with. Likely because I had an apartment at the end of a hallway, noise was never an issue. Underground parking and the in-facility gym were also huge pluses. When I knew I was leaving Harrisonburg, my sisters first comment was, What? And leave your beautiful apartment?

Really too many negative experiences to count (so much so it compels me to write a review years later), including being hunted down for money resulting from damage from previous tenants somewhere in the thousands. Harrisonburg is beautiful, save yourself the money and live somewhere that will allow you to enjoy it.

I love living at Urban! Mary is the most amazing person; she’s practically superwoman. The extra security is great to have. With all the winter weather, our parking garage is a huge perk! We’re located in the middle of downtown with a brewery (Three Notch’d) right downstairs, not to mention the other shops (Shenandoah Joe’s Coffee, Benny’s Pizza, and my favorite - Urgie’s Cheesesteaks)! I would definitely suggest checking it out :)

I took a promotion within my company and recently moved out of Urban Exchange after living there for several years as a young professional. When I moved to Harrisonburg, I knew there was no other place that I wanted to live after seeing the building. UE puts you right in the middle of Harrisonburg, connecting you with a great downtown scene that is a 5-minute walk from the building. There is something for everyone downtown: outstanding locally-owned restaurants, multiple brewery tasting rooms, local farmers market, music venues, and more.Mary and the staff at UE are incredibly friendly and helpful to work with -- any minor issues that I ever experienced were always answered quickly via email (even after-hours). Mary always keeps the residents informed of any unique or fun happenings in the downtown area, and you can always expect a great local business discount monthly.I would highly recommend Urban Exchange to anyone considering living in the downtown Harrisonburg area!
