I do recommend this complex. Seems quiet and clean. While I was waiting on the front office for the lady to show me a two bedroom, I was observing how professional every one is. The unit that I saw was an upgrade unit love the brown cabinets. Cannot complain about the price either. Will walking to the unit I could observe maintenances cleaning around the dumpsters even though it was in the afternoon. The office staff made me fell welcome.

I recently moved into a 1 unit apartment it was everything that I was told to expect and more. Soon my sister will be moving in a 3 bedroom apartment. Love my new home!!

I went to tour a 2 bedroom apt. and I was impressed with the upgraded unit that Arely show me. At first I was doubting to even go and check he complex out due to the review but I’m glad I went. Arely answer all my questions and to be honest the prices are not bad. I will definitely recommend this apartments and will be renting with them soon.

I lived at the complex for 1 year i was happy, they try to help me with everything they could unfortunately i had to leave due to my divorce and economic situation. I will definitely go back and rent with them.

I do not live here. But I did call to inquire about their 3 bedrooms. The only reason why I am giving it two stars is because they have great prices.However I really want to comment on how unprofessional the leasing agent is. I asked her for availability and she just was not sure about it. Shes giving me a date as to if the apartment will be ready. She wasnt even sure if the people currently living at that unit will renew or not... Sooo I am just annoyed as to why she would tell me about that unit if the people has not given notice to move out.

I applied for an apartment, paid my deposit to hold the unit I wanted. I was denied. I was told they would send me a check for my deposit. Never received it. I called and emailed nothing. The office staff was not very friendly..

The only issue I have is NO HOT WATER. We have only been here for 5 months and every month, its an issue with the water. And just as a previous reviewer said, from my understanding, its just our building. A year ago, I had double bypass surgery and a month before my 1 yr anniversary for the surgery, I over stretched one day and pulled muscles in both my arms and depend on that hot water. I shouldnt have to boil water to take a bath. I feel like the staff doesnt care at all. Every month, no hot water but the bill keeps going up every month. Once our lease is up, we out. Why would anyone want to stay where all you are to them is a dollar sign?

Horrible apartments i dont even know where to start. First of all, management is absolutely horrible, every year it gets worst and worst and the new management they have for right now is at its worst. Apartments are full of roaches no matter what you do you cant get rid of them, if its a new unit or an old unit they are infested, everytime you get a new apartment they are super dirty and they have mold everywhere, when you put in a request or need something fixed they dont even answer the phone or if you leave a maintenance request they dont come, they want to charge you for every little thing and as time goes buy they charge you more and more, the laundry matt has 2 working units and you cant ever really use them, there pool is absolutely disgusting all year, they cut your water all the time at least once a week you dont have hot water or dont have hot water at all and they dont even let you know at one point they left people without hot water for a week, the apartments from the outside are absolutely dirty its like you live in the hood and im sure they are cleaner in the hood, their is dog poop everywhere, water everywhere, trash everywhere, tbh i could keep going all i can say is these apartments are the worst

They deserve 0 stars.. place is garbage, apartments just have a new layer of paint thrown on and say thats new.. roaches, disgusting residents who have creeped around my apartment, and staff is absolutely incompetent.. I highly recommend you stay away from this place

The apartments are nice at a good price. The location is perfect. Everything is close as well as quick access to major highways. The office is amazing! They really understand and are amazing at helping us out! Maintenance also comes out pretty quickly and they have been completely professional! I love this place!

Yesmin was AWESOME!!!! She was very funny and informative on the property. She showed us a 3bed 2bath and was very patient with us. We didnt apply to the property but we debated a long time to do so. She keep the communication line open, she was very polite and honest. I would recommend anyone to go here customer service excellent.

Crystal was very nice when we first moved in last year. We have decided to renew our lease for another year. It’s very quite and maintained. Anytime something has been broken it has been fixed in a timely manner. I have referred people to move in and some have moved in. I feel safe an comfortable here.

I love it here, What can I say, I really havent had any major Issues. Ive been here for a year already and getting ready to re-new my lease. The Office management team are very helpful and well mannered, They take time to understand what your needs are and work with you. This has been a good location for my Son as well...School wise High School very convenient. From a single parent, it hasnt been easy. They are the best. This has been a good relaxing place for me. To make it better We have across the street Police community Station feel safe as well.Thank you Encore Apartments!

- 11/18 - 11/22 no hot water. Apartment failed to give any kind of notice or update until 11/20. Notice stated that hot water should return by 11/21 but it did not.- 11/22 hot water finally restored and problem was supposedly fixed.-11/23 around noon we lose all water with no phone call, email or notice on our door. We called and they claimed there is still a leak and it would be fixed in a couple of hours. The office is now closed and water still has not been restored.According to the complex only the apartments in in my unit are effected. I asked to be moved to another unit if they are unable to provide me and my family with running water. They refused to acknowledge my request.The online resident portal is no longer useful since the complex is under new management. If you want to submit a complaint you have to write it on a piece of paper and give it to the office. You can no longer pay rent through the website. They are not familiar with anyone’s lease and have tried to overcharge. I have had to go to the office twice and show them the amount I agreed to pay when I signed the lease. For the first few days that they took over management the phone lines didn’t even work.Do your research before moving here. The new management company has poor reviews for a reason.

We broke our lease in December because management did nothing about the leaking water from the bathroom ceiling for months. Several work orders were put in and mild started to grow. When we moved in, Our vehicle was towed because we were never given a parking permit, the apartment had not been cleaned and the carpet smelled like urine. There was dog food in the carpet as well. Do not live here.

Trifling, dirty & they don’t fix stuff properly so if you put in a work order about a leak , 2 weeks later it’s going to leak again, they paint over mold they don’t remove it and I had this issue my whole lease.

I had a wonderful experience visiting at the Encore. Although they didnt have availability for my time frame, they still showed me around. If I do not find anything sooner, I will definitely be coming back.

These are older apartments but they are making renovations. They recently refinished the parking lot and French doors are being installed on the balconies and patio doors. The Management team is friendly and approachable. Maintenance request are handled pretty quick. The parking situation could be better. Overall a good experience so far.

I’ve been living there since June 2016 for one bedroom and I just moved in different unit but same complex. Reason why I m loving with this apartment because they are very respectful and have so much patience with tenants who needed a home. If it wasn’t them,I don’t know where I can find a right apartment. Give them lot of props!

This place really sucks. I was towed when i visited my uncle who has lived there for over 10 years paying over 900 a month for a 1 bed room that has not been updated

The price for these apartments do not match up. It seems there are a lot of people having the same issues. If i lived there, I would be quickly moving. I would not consider living here based on the price tag and the reviews.

Seems as though some of these reviews are a bit bias.. I had no problems here at all. I kept to myself and had no issues with other tenants and this is a great school district for the kids. Its not an A class property by any means but it is safe and priced accordingly. I found management to be very friendly and helpful.

Though I have not yet moved into my unit, I cannot begin to express the exceptional service I received from Yesmin in assisting me in this process. She made everything so easy through her kindness, timeliness, and willingness to answer all of the questions that came her way. She was very professional and such a pleasure to work with. I already know this will be a fantastic place to live given the quality of customer service I have received already. Thank you Yesmin!

These apartments have been absolutely wonderful. When we first moved in, they did a very quick and clean job of turning an apt so we could move in. They have also been very willing to talk to us and been super approachable to us whenever we have questions.

The apartments are infested with roaches. BUT the office does do what they can to control the problem. Great customer service from Crystal. The apartments are very nice. Thankful for vinyl flooring and washer and dryer connections. Encore is in a great neighborhood. Really close to everything in grapevine.

The ladies at Encore are so understanding and friendly. The maintenance team is always efficient! I wouldn’t look at any other place to go live!

This place is awesome! Great people, clean, well maintained units. Finally a property that cares about giving residents a good parking space! Staff responds to requests timely and they work really hard to accomodate thier residents. If youre looking in the area, make them a priority!

This complex WAS great when it was still Regional Place. Since new management took over they are trying to sell an older, run-down complex as a jewel to renters... and failing miserably! I caught the property manager in several lies, which is why we are no longer living there. The management absolutely sucks! Giving them 1 star because I cannot give any less!

I love this place. I moved in on October last year and Ive been having nothing but a very good experience. Krystal and Jennifer are very friendly and they have helped me on everything I need, always taking carr of the Customer. Whenever theres an issue Maintanence fix it right away. I recommend this Apartments, neighborhood is really good as well.

These apartments are terrible. They are over priced, not very nice, roach infested and never have enough parking. They have changed their visitor parking system mulitiple times in the last few months without effective communication, and are unwilling to help. I have had 7 different occasions of people getting their cars towed here and despite being a great resident who has always paid rent and bills on time they were not willing to work with me. I am convinced that thy have a deal with the towing company to help them both make money off of their flawed parking system. Do not move here, you will eventually have friends, family and loved ones get towed and they will not care......

BEWARE DONT MOVE HERE UNLESS YOU LIKE LIVING FILTHY!!! ONLY got a star because I had too.Current resident unfortunately. I jus moved here from Michigan and it has been thee WORST decision moving to these apartments. ROACHES EVERYWHERE.... even with special treatment from the exterminator which, the office has not followed up on (LIKE I WAS PROMISED). The so-called upgraded apt is a joke and so is the office. They smile in your face promising to get things done or, call you back and they dont. Holes in the walls that I was promised theyd take care of almost a month ago now. Moved me in here with roach poop and dead roaches in the fridge, roach poop in the corners of the ceilings, closets and had no remorse of how disgusting it was when I complained. Roaches are in my kids beds and even when we sit down to eat @ the table the crawl on us. Trash, broken glass everywhere in the parking lot, ppl hanging out drunk on the lawn. Im so fed up with this HORRIBLE PLACE. Gave them several concerns/complaints and they jus smile and act like theyre on top of it.

This has been the worst living experience ever. AC units dont work, even with weekly pest control roaches are out for control. Dog poo everywhere. The people let there dog out to walk themselves. Mold everywhere. Plumbing is really bad it backs up on the side walk. We have to walk over human waste. The apartments has old smells. I can go on I even have picture to back up my review.

Water is turned off randomly without notice... unfriendly management. Roaches. High prices low quality living. Would not recommend this place

It is a joy to be one of the vendors for Encore on Mustang Apts. They are always willing to do what they can to make their residents comfortable and are willing to spend a little more to get quality parts for them to ensure that.

Went to view an apartment and the ladies where very knowledgeable and friendly. The apartments where very clean and nice looking.

Overpriced with bad customer service. Moved out 12/5 of last year, still haven’t received my deposit back. Was told it was re mailed back in February. Emailed twice now with no response at all (nice). Went into the office and was given an “I don’t know answer”, minimal effort with no solution to make things right.That and you pay for pest control that doesn’t work, water temp is never consistent. Don’t rent here if you have options.

I lived here a while ago back when it was regional place managers were cool but the apartments were not we ended up getting bed bugs and threw furniture away and then my mom got hit in the head when the cover for the a.c. fell old how it is now but thats how it was back then

Do not move to Encore at Mustang in Grapevine, TX . There is a reason the prices are so low. They are infested with Roaches. My experience with Encore at Mustang location was not the best fit for myself and my family. Upon further review we did have to move from this location. Simc did work with me after reaching out with them on several outlets to get some of my fees back. Please review any location from any company before moving there.

Worst apartment complex EVER!!! The office manager when i first moved was an amazing lady but the new one is a major b word!! So rude and talks to you like you are a child. There parking here is horrible, always have ppl illegally parking due to the lack of parking spots. Drug paraphernalia everywhere and they care more about cigarette buds, like really? It took over a month for them to fix a leak in the ac unit. I really wished we looked more into this complex before signing that lease.

This was a horrible experience. They did not clean the apartment prior to move in and then when moved out kept the deposit and we were not there very long. Very unprofessional . Would not rent from them if I were your.

Shoddy, lack of guest parking, definitely didnt feel safe leaving my belongings while visiting and in fact my sister in law had her stereo stolen as we visited. (thats twice her car has been targeted)

If you want neighbors who threaten you and call you names when they get drunk every weekend then be my guest on leasing here. Their sketchy behavior and inappropriate cat calls every time me or my friends walked to the door made it uncomfortable for me to go anywhere on the property by myself. Not only were the neighbors terrible there is a cockroach infestation, I had to throw away my microwave and toaster oven because they had taken over them despite continued complaints to the office. Hot water is randomly turned off. No parking. The office staff and management are constantly late and leaving early and when they are there theyre either rude or of absolutely no service. SIMC Management doesnt have any real employees, theyre paying doorknobs to hold a pen and breathe oxygen.

I dont know what these previous people see because we definitely are not talking about the same apartments. These apartments are the ABSOLUTE WORST of Grapevine. Take my advise and stay away!!!!!!!!

This complex the worst complex .*no enough space for parking they give one permit sticker , they towed my wifes car for I do not have permit sticker on it , they have a deal with towing company 20ml away from the complex they ask a fee $300.*Roaches no control on it.*very very POOR materials they using in the apartments, I am paying $1260/m as a rent only,the kitchen cabinet wood maybe have been installed 20 years ago

Decent quality apartment for the price.

If I couldn’t rated a negative star i would this has to be the most horrible apartments I’ve ever experienced in my life, its ran down, infested, theft, and parking is horrible, they tow it without hesitation, no sense of urgency with anything management very unprofessional with no written rules.

It is a place with a lot of noise outside and you cannot rest inside. The fit ones are of cheap materials and everything from the neighbors is heard until the smell enters through the ventilation everything breaks down and there is not enough parking.
