Ive been here for over 3 years now and its a great place to rent. The price is great. Maintenance is extremely fast. Parking has never once been a problem. There are multiple restaurants within walking distance and a nearby gas station that has saved me from a trip to the grocery store several times.

One of the finest establishments I ever lived in. Owners just sold out to some horrible people. Been here of n in for over 10yrs. Going to miss the people just as much as the place .

Apartments are nice and better priced in the area but the lack of professionalism is a JOKE. Throughout our time there it took a week for our washer to be fixed.... our AC went out in the middle of the summer 100° weather and we were out of AC for TEN DAYS! We had to keep calling and calling to get someone to look at itThe real main reason they get such a low score is the fact that it has now been 2 months that we have moved out and we have yet to see our deposit returned. We have had to give them our forwarding address multiple times, have had to call every single week with the same excuse we sent some out call back in a week or so if you didnt get them. I mean come on. We pay our rent every month on time. The least you can do is send our money that we deserve back. Pretty sure its illegal to hold our deposit money for the amount of time that they have. Not to mention the bogus cleaning fees that are taken out of our deposit. We left that apartment spotless. The lack of professionalism and just respect for other peoples time and money is just rediculous

I lived here in college, and loved it. Maintenance was fast. Never had a problem with parking. Theres a handful of local businesses within walking distance that make this place just that much more awesome.

I have been living here for a year and a half, and I had a great experience, the manager (Darla) is a very nice and lovely lady and a very professional manager. Maintenance was excellent and the town home apartments are renovated and very neat and nice, great staff, reasonable price.

TL;DR: Good apartment for college students, incredibly questionable practices surrounding the security deposit. Would be perfect for students on a budget with some lease changes.My roommate and I lived there for a year. For the actual process of living there, I have no complaints outside of the laundry machines being pretty bad and often requiring 3+ cycles to finish. The maintenance staff that I interacted with were very pleasant, understanding, and nice. Affordable prices made it perfect for being a student. The apartment was surprisingly roomy for what we paid for. Being close to SIUE was great as well. Overall, you get what you pay for with the apartment, which was exactly what I needed as a full time college student!But... theres a catch. The lease has some nuisances I found questionable. They automatically deducted $300 from our security deposit for cleaning fees with no walkthrough rather than charging cleaning fees per-item (I.e. Sink Dirty = $10, Broken Wall = $50, etc.) with a side-by-side walkthrough of the apartment with both the tenants and lessor. Most apartments that I know of take the itemized list approach, which seems very fair to both the lessor and tennant. But the $300 no matter what means even if our apartment was in mint condition when we left, wed still be out $300.Getting our remaining security deposit back has been a MUCH bigger headache than it should be. I called them about 2 weeks after we moved out to get a rough time frame on when wed get our security deposit back. They said Id get it back next week. I didnt receive anything, so I called them again. They said itd be in the next week. This back and fourth of oh itll be there next week went on for over a month. Today, 53 days after we moved out, I called them again. They said my landlord would call me back around 2. I didnt receive any call. I called them around 2:30. It went to voicemail. Their actions are telling me theyre trying to swipe our security deposit and run with it. So thats not great.The apartment was solid and this review wouldve been much different if we just got our deposit back in a timely fashion. But the past two months of just trying to get my deposit back (or whats left of it) has been excruciatingly painful and no other apartment Ive lived at or know of has been this tedious in this area. The way theyve handled our security deposit seems predatory towards young adults renting their first apartment. I genuinely would recommend this apartment to anyone looking for a cheap place close to SIUE if they handled those sketchy areas in their lease differently. But until then, Id recommend against it because there are apartments available in the area for roughly the same price with transparent lease agreements and timely security deposit returns.

Overall great place to stay.! The landlord is awsome and always there to answer any questions and concerns I have. I put a maintenance request with her and the guys came right out the same day to fix any problems we were having. I would recommend this place to any and every one who is looking for a new cozy place to rent.!

I have had a great experience living at William Estate Apartments. It is a five minute drive from SIUE and 25 minutes from downtown STL. The landlord and workers and friendly and nice! Compared to most rental places in town it is affordable and decent size bedrooms and storage.

The apartments are very nice, spacious, and at a great price. The landlord is very nice and helpful. We viewed many apartments in our search in the Edwardsville area, and Williams Estates was our last, because we knew when we viewed the apartment, that it was the one we wanted. Also, the maintenance guys are really nice.

Place is horrible ! The landlords are nasty people. I was 22 with my first apartment and she would bust in my apartment whenever she felt like it with her master key. I am a female that lived by myself. Disgusting experience. I WOULD NEVER EVER EVER LIVE THERE EVER AGAIN. I wouldn’t recommend this location ever.

I have lived in the Williams Estates Apartments for almost 2 years now. These apartments are some of the nicest and affordable apartments in the Edwardsville area. If you are a college student, the apartments are only a 5 minute drive from campus. Anytime I have had an issue with the apartment, I would call up the landlord, Darla, and she had someone out to my place within an hour or two to solve the problem. I always feel safe in my apartment, and everyone is quite friendly that lives here. I highly recommend looking into these apartments if you are new to the Edwardsville area.

Where do I start? I have lived here for 3 years now. I moved in as a current student from siue and I was terrified to move off campus. I was only suppose to stay here temporarily for the summer to again live back on campus but I ended up staying because I slowly but surely started to love my new apartment. I had no reason to be worried about living off campus especially after talking to Darla. She was clear and straight to the point about everything. Williams Estates is like 5 minutes from campus and I felt totally safe. Darla made my transition smooth sailing. Anytime there is a issue with the apartment the management is quick to respond. I remember having a clogged tub and I called Darla about it, literally when I got home later that evening, I had a tub that was un clogged!!! Its the little things that matter. I also like how they keep the property clean inside and out. I always see someone from the management tripping bushes, cutting grass, or picking up trash. I would recommend this place for anyone especially college students and small families. I am sad I have to move due to job relocation, I would totally take williams estate with me!!

I live at No.5 of 805 in Williams Estates Estate Apartments(Lancashire Dr). The room is very nice, spacious. The landlord is very nice and the maintenance guys are really nice.
