Don’t apply if you have a credit score lower than 600. Nicki was nice but management wanted to punish me for being below 650. Got my 200 back but the apartments are not worth the hassle . Over 1,000 for mediocre housing

Started my lease under HP Management, then RBM became the property manager, and the transition went seamlessly. Very responsive to any issues (even though I didn’t have many). They were also extremely accommodating and helpful during the uncertain times of the pandemic. Nick Smith was my main point of contact, and he was always prompt and helpful with his replies. The maintenance guys were also very friendly. Just moved out recently, but will miss the place I’ve called home for the past two years!

I have not lived with HP management in a few years, but I still find myself reflecting on how horrible of an experience I had with them in college. I see they changed their name, so hopefully that means they changed some of their business practices. The older I get the more I understand two things.1. This leasing company does the absolute most to take advantage of college kids, even better if they are aware your parents live a long distance away. They are very shady about many practices, be sure to read your lease thoroughly because they try very hard to force you into automatic renewal. Meyer, who I also lived with, was much less shady and much more prompt when it came to repairs.2. It has been some years as I said, but the more mature I have gotten has opened my eyes to exactly how unprofessional and frankly atrocious Danielle’s behavior here was. She did seem very nice the first interactions I had with her, but that is all a facade that fades fast. If anyone has had to have any interaction with her, I am sorry for you. It was intimidating as a college student, and definitely one of the most unprofessional encounters with someone I have ever had.I write all that to warn fellow college kids about this place, look into Meyer! They were much easier to work with and had HOUSES cheaper than these very small apartments.

Two of my friends and I were looking for a place to rent ASAP. When we were looking online, we came across a couple places RBM had on their listings. When we were interested, we tried calling the number on the website provided but no answer. We then tried calling about 6-7 more times later on during the day(during their open hours). We then decided to go into the office in person and we talked to Nick and Diego about which apartment place we were interested in. Nick specified that the apartment we were interested in, no one else was looking at that one so we could go ahead and continue our application process. A day later, we finished it and we didn’t hear from them for 3 days. We tried calling and calling and calling. We went into the office 3 times after that and the sign said they were “out of the office”. We then today contacted the place in STL to let them know what’s going on. It was all a mess. There communication was AWFUL. I would not even recommend even trying to sign a lease with them because you will just be screwed over. We are making sure we get refunded too. We paid a $200 admin fee, $55 a PIECE for each application, including our guarantors/co-signers. I’m just super upset because they lied to our faces, weren’t responsive at all, had ZERO communication, weren’t helpful at all, i could go on and on. DONT RENT FROM THEM!!!!

I would recommend this location to students, workers, and small families.H.P. was a happy accident for us. We stumbled upon their complex online and I do not regret a thing. My girlfriend was moving from Florida and I was coming from upstate Illinois. H.P. was very professional and helpful in the move-in process. Danielle was always very helpful and quick to respond to our needs, in addition to her being very understanding. When something went wrong Nick also responded swiftly, and even on the weekends! We had a stressful moving-out process due to COVID, but H.P. was very accommodating and caring even AFTER we said we were MOVING OUT of the apartment. So grateful for our time spent in this establishment and we have recommended this location to many friends.Apartment Details-1. Quiet area. People do occasionally speed on the road next to the complex, but the road is still safe for walks/runs/biking (close to bike trail)2. Plenty of parking for residents and visitors3. If you are thinking of renting through H.P. and need an honest review, look no further. We have been renting through HP for almost 2 years now and we love it. To say our experience has been great is an understatement. Nick, Danielle, and the whole team are professional, kind, quick to respond, and always understanding. I have and always will recommended them to anyone in the area. Our apartment is up to date, the yard is ALWAYS maintained, the laundry room and offices are always clean. Any issues we have they are taken care of immediately (literally). Nick and Danielle always go above and beyond. The day we leave will be a sad one, and I know the other tenants feel the same. It’s kind of heartbreaking to see the one or two bad reviews, because of how close we feel to them after all they do for us and everyone else. Seriously, I can’t say enough nice things about them or the business. You don’t realize how grateful you can feel about who you rent from, until you look back and see how much they’ve taken care of you and your temporary home. We rent because it makes sense for us right now, and all the perks of renting are done perfectly here.

Overall, my experience here was very good. The apartment was very nicely equipped, and had clearly recently been renovated. I felt the price was very fair, not absurdly cheap, but not outrageously expensive. I would love to renew my lease, the only reason I dont is because I now drive an hour to work. If it werent for that, Id stay as I feel it is a good place at a fair price. I would recommend my apartment for anyone living in the area.

I lived with HP for the 5-6 years that I lived in Edwardsville and I cannot say enough good things about them. Most of my communication was with Nick Smith and he was beyond incredible. Extremely responsive and understanding to anything I inquired about (thanks again Nick!) and maintenance was always right on top of any issue that arose, though I didn’t have many in my time there. I never had a thought about living anywhere else and always felt safe and taken care of. Genuinely one of the best apartment experiences I’ve had, could not recommend them enough!!

Nick and Danielle at HP Management made our time with them the best renting experience we have ever had. At one point, our hot water heater failed, and it was replaced within six hours. Communication is clear and prompt, the office is professional and courteous, and the value for the unit was outstanding. We cannot recommend HP Management highly enough.

Location (Landshire) was convenient and close to SIUe campus. However the build quality of the apartment is cheap and old. I had mold growing in my closet due to moisture from a leaking pipe two floors above me, ruining a lot of clothes I had in my closet. I would have expected more for rent being so pricey.

HP was great to work with while I lived in the Hickory Grove apartments. They were super responsive to concerns/issues that I had. The apartment that I lived in was exactly what I was looking for and was in great condition. I loved it so much, I lived there for 4.5 years and the only reason I left was because my husband and I bought a home. I highly recommend leasing though them, especially the Hickory Grove apartments.

UPDATE: Due to an inability to respond to the answer below from HP, posting fake photos with personal info of last name-really? I rest my case!! Just as we expected. We paid your bogus fees. See you in court. I would actually give a zero star review if I could. My advice? DO NOT RENT FROM ANYWHERE HP MANAGEMENT IS IN CHARGE OF. I co-signed on a 10-month lease for my son to live here since he is too young to have a credit score yet. In those 10 months, anytime he had an issue or question for them, he either got no response or an abrasive rude response 90% of the time. I am a homeowner, retiree and have raised my boys to be what most landlords would consider the ideal renter. Quiet, clean, pays on time, etc. We have never been treated so badly until now. HP allowed others to be loud at all hours, then there was construction in the early a.m. HP would send maintenance men into his unit, unscheduled, unannounced and they would unlock his door and walk right in on him!!! One time, they did this as he was getting dressed for work!! It was bad enough being male-what if this was your female daughter?! Other times, he would come home from work and message them asking if maintenance had been there due to him finding muddy boot prints on his carpet and in his shower. He did not request any maintenance, nothing was broken, no notice was given to him and no reply. He rarely felt safe due to this. Also, one month before his lease was up, he decided to leave a negative Google review due to issues mentioned. I cant believe it, but HP actually retaliated by replying to his review, slandering him by stating he was always late on his rent, etc. Someone in charge must have seen it, because the whole thread was removed shortly after. At the same time, someone in HP changed his wifi password to where he could no longer access the internet he had already paid for. They wouldnt give him the new password for the rest of his lease after he requested it, causing him to have to purchase a cord for his laptop just so he could do his schoolwork. He couldnt watch t.v. or game on his PS. Can you imagine?! Due to our distrust of this company for reasons mentioned, his dad went to help him move at the end of the lease, making sure everything was inspected, spotless and took detailed photos and video before they left. Somehow, HP still found some way to keep his entire $500 deposit and CHARGE HIM AN ADDITIONAL $160 For items they claimed were left dirty or were damaged. One item, his bathroom...they charged $125 claiming his toilet had urine on it and the bathtub had long hairs, rust and stains on it. Our pics show otherwise and hair? My son is bald! Explain that one. His dad would have never allowed urine to be anywhere like they said, and our pics and video show everything is spotless, no rust or stains. We arent the kind of people who like to fuss, but we will be talking to our atty. and even though it may cost us more in legal/court fees than the $660 HP stole from us, we want to make HP think twice before doing this to anyone elses kid living on their own for the first time, or anyone else.

Lived here for two years. Everyone in the office was always nice and very helpful. We unfortunately had a few water related work orders, but the staff was always so helpful and quick to fix the issue! I cant recommend this company enough!

Danielle is amazing! She helped me get my dog approved before i returned from thanksgiving break! She took time out of her own schedule when the office wasnt even open to review my papers and put the fee on my portal. Hp management is awesome!

Beware of this company, they will make very limited attempt to contact their residents when 90 day notice is due. Will not try to make any attempt by phone call then will automatically renew your lease. Meyer is a much better company to rent with, as we chose Meyer for multiple years before HP. This company claims that the fair housing act requires 3 months of payment for terminiation if you are 8 days late to give 90 day notice. Danielle was very unprofessional, by bringing up her family for a very unknown reason, and then refused to make an appointment over the phone.

Love HP management! I live here now and I love it! The prices are amazing, the staff is friendly, and they make everything so easy. I love the ability to pay rent and everything online, the only thing you have to cover is electricity. I am looking for another apartment after my lease is up because I need a smaller one for next year and I refuse to go to anywhere but HP! They are the best!

Communication is extremely poor. I am being forced into another year long lease even though I have communicated that I am moving to a completely different state. When spoken to, Danielle was very unprofessional and rude. I Now have to pay for 3 MONTHS of rent when I can’t even live there during that time. DO NOT LEASE WITH THESE PEOPLE they will scam college students at any expense!

My boyfriend and I have lived in the Hickory Grove community for almost 3 years now, and I have nothing but good things to say about the apartments and the owners! Every maintenance issue we had (and we didnt have very many in the three years we have lived there) were handled quickly and efficiently. Everyone we have come in contact with involved with the property have been so friendly and helpful, and I could not have asked for a better first renting experience! The only reason we are moving is because we both now have jobs in St Louis and are wanting to be a little bit closer to them. I will always highly recommend them to anyone looking to rent in the Edwardsville area!

I highly recommend renting here. The staff is wonderful and responds quickly. Nick is a great person to work with and helps with any issues that come up. I lived in the D&D community for 3 years and I never had a problem with loud neighbors or parking. Maintenance was always quick and the problem is fixed in a day.

They are very timely getting to your main tender request and they work with you if you ask for help they try to do everything they can to assist you.. Very great landlords.. I have been renting with HP Management for a little over a year now and I love it! Anytime there is an issue, which there have not been many, they are there to fix it right away! Very nice people and I look to be living with them for a while!

I have not personally rented from them (yet) however, I can say they have been nothing but friendly and positive! We have been searching for a place to rent for months and we can’t wait to view the locations this week. We were on the fence about renting from another company, not sure if I can say their name, but the experience was horrible all around and their reviews were all bad. It was SO refreshing to see happy positive reviews about HP. :) I hope to be living in one of their properties soon!!

H.P. Management is a wonderful group that are very caring about their tenants. They recently began upgrading the internet at my complex, which is provided for free already with cable TV. They respond very quickly when you email, no matter what the time of the day is. It has been a wonderful place to rent from and I have no complaints with 1.5 years of living experience with them.

Definitely the best leasing company in Edwardsville, one of the best Ive dealt with in any area. Nick is fantastic, theyre always quick to respond to questions, and theyll work with you. Absolutely recommend!

Management has by far been the best! They go above and beyond for you both quickly and efficiently. I recommend them to everyone!

These folks rock. Ive spent two years in one of their apartments in Woodcrest and Ive never lived in a better apartment. Quick response time for work orders and reasonable priced rent. A few issues with non-residents taking up parking, but a couple of boots will fix that. All around, the best.

I lived in their apartments for 4 years while in graduate school and the beginning of my career. I have nothing but good things to say about the experience. Peggy and Nick are great to work with. Theyre very responsive to any issues that come up. A few minor maintenance problems were always fixed within a day. And they do more than just collect your rent check -- theyre constantly making improvements and upgrades to their communities. Ill be recommending them to others in the future.

This place legit Cougar village Jr. They harass you over the smallest things. They can come in your apartment anytime without your consent. Its the lease. They can give a tour of your apartment while youre still living there. I dont understand why they even lease to college students. I also think they discriminate against POC.

Overpriced. I moved in with stains already on the floor, no blinds, missing lightbulbs, cable cord hanging from the wall, and no closet doors even on their tracks. Good luck EVER trying to have anything fixed and forget ever having guests over (theres no parking). I absolutely despised living somewhere without hot water for over a week, a broken shower... Twice, and I still have no access to the washer after 8 months (despite having paid roughly $25 just for that). My co-workers warned me to stay away and I should have listened. You hear absolutely everything. Im woken up every morning by the cars, and am kept up every night because you can quite literally hear entire conversations through the walls.I would like to note I was never connected after posting my reply. Things here have only gotten worse with the constant banging from 8am and lasting all day. I recommend anyone goes and finds ANY other place before being tricked into moving in like I was. Theyll lie to you and then make your life hell. My apartment had random people walking through it at random times for months straight, and youre not allowed to cancel or reschedule. This is for future renters, because theyre too money hungry to just wait until near the end of your lease. I seriously regret every moment spent here. Im almost certain the other reviews are take, but hey, if hp ever followed through on anything, even their sad attempt at trying to look like they cared I that reply, Id change my review.Edit/Reply: This was definitely at the community described. Also, our shower was definitely broken for about almost 2 weeks in total between the two times. As for the rest, yes, the cable was hanging and Ive since pushed it back in as far as I could. My doors are still hanging, the lightbulbs have finally been added slowly over the course of the lease (by me). There were definitely noticeable stains, and my coworker who lived in the same community agreed she also had similar stains upon move in. There were random chips in paint around certain plugs and whatnot, the internet will go down for hours randomly, and more. The most upsetting part was when our shower has broken twice, constantly running hot water. This was an issue that should have been fixed months before as the repairman said. Then we were forced to pay for all the powerw required to run hot water that long. My lease is finally up in July and if youd like to reimburse us for any of this then feel free to contact me. However, at this point, this is the worst living situation Ive ever had.

H.P. Management are THE people to rent from in Edwardsville. Our 2 1/2 year experience with them was as pleasant as can be. Nick and Peggy are two of the nicest people you will ever meet, who always handled all of our needs and concerns in an efficient and timely manner. Their location is conveniently located, and apartments are incredibly spatious. Our time renting from them exceeded our expectations, and we could not be more satisfied with our experience with H.P. Management. If you will be living in the Edwardsville area, do yourself a favor and go with H.P. Management!
