I would give them 0 stars if I could.They don’t return emails, they don’t call back, horrible service. All they want is for you to go on their website to fill out an application so they can charge you the fees.Front desk (Adriana) and listing agent Alanna will not get back to you. Their favorite response is “we haven’t selected a tenant, but if you go to our website and PAY our fees to fill out an application that would help” don’t bother applying and getting a place even if you’re the first application on file with perfect qualifications.Will never deal with these people again.

Worst property management I have ever dealt with!! The house I was renting was full of mold and backed up sewer, I had no response to the maintenance request for over 30 days until I hired a mold specialist to test the house. The test revealed 3 types of mold at very high levels and the property manager put a temporary vacate notice on my door with no time to get any of my personal belongings or my pet. We had nowhere to go and they did not give me my rent money back or help with housing. I have been on the street for over 3 months and during that time the communication from the property manager has been horrible. She would not tell me who she hired for a remediation company and they went in my house and threw out over 150 items without my consent or knowledge. The protocol stated they needed my written consent and they threw out replaceable things, such as my grandparents wedding bible and cookbooks we made. Now as a single mom I have no furniture, Missing clothing, missing, all electronics and so much more. My life was thrown in the trash and I cant get a straight answer as to what they are going to do to help me. Will not tell me who gave permission for this to happen or help me in anyway. I have to start completely over with no compensation. I have had to borrow money for us to stay somewhere for the last few months. She is now trying to get me to take responsibility for the broken lease. The lease was broken the day it was declared uninhabitable, they asked me to leave due to The landlord finding the mold!! lies, I found and had the mold tested. Property manager then told me I can move back in and I have to pay rent in 3 days or they will take possession. The house does not even have a heating and air system or duct work, thats where all the mold is! She is threatening me to pay rent for a unlivable home and now I have nothing to even live in the home with!!! My family is now sick due to the neglect of this management company and my life has been a nightmare thanks to them. The only money they gave back is my security deposit after I fought them for months saying I am not liable for this home. they still owe me my rent money. Where is the owner of this company and why has he not stepped up and taken over this situation?? DO NOT RENT FROM THEM!!!!

HEALTH HAZARD Absolute nightmare Everything was fine, until we moved in the first day. I couldnt even pull the U-Haul in because they were still working on the roof with a huge dumpster in the driveway, shortly after I received a flat tire in my car from a nail left in the driveway. The stairs were rickety and when they finally did get replaced, the men who replaced the stairs didnt understand why this was still up. They said it was definitely a hazard. Im not posting this out of anger, but as a warning to anybody renting from this company.They do not care about anybody. Mold is an issue as well. I can post some pretty disgusting pictures from the unit that was rented to us. I have a newborn daughter(who is dealing with respiratory issues now) and I had brought it up. Nothing was done. If I was the owner of all county, I would definitely reevaluate how the staff is handling things, because there is a serious issue going on and its a danger to other families with children who are renting from them, so please, if you are reading this be careful take caution and look somewhere else. RENTERS BEWARE!!!

As an owner of a property management company in Kansas, I have the bar set high. After purchasing an investment property in Destin, we contracted with All County Emerald Coast Management. Jake was prompt at returning my first contact email and then followed it up with a personal phone call. Every call since that day has been answered by an employee and all of my questions are answered quickly. Alanna has been wonderful to work with. Very professional and again, easily accessible to discuss maintenance and rental inquiries. This is a property that one day we plan to occupy so it is important that it is well maintained. I know we have made the right choice with this company and highly recommend them.

My experience with this company was not good at all, there was lack of communication between me an the realtor and before I purchased my home there was a few issues with the home but the more important issues were supposed to be repaired before the closing date. The electrical contractor that was hired by the realtor didn’t finish his job and the realtor told me all the electrical was done when it wasn’t. The a/c company that was hired to remove the inside unit so that the wood under the unit can be replaced and put the unit back in did a horrible job (not to mention that the unit was working fine before they did there job). Once they finished the unit didn’t work again. When I talked to the realtor about what was going to get done about it it took her almost a week to give me an answer and as you would guess she basically said the a/c company wasn’t going to fix it and neither was she (Alanna Ward). Once the paperwork was done everything is on me to take care of which I am a fool cause I thought there were still good people out there that make things write but obviously I was mistaken.

Extremely helpful during a stressful move. They came to the house to take photos of the property within a couple of days. They posted our property up for rent within a week. I was truly worry free during the whole process. They found and approved tenants faster than I had expected. I cant say enough about how helpful this company is. We recently bought a home in Miramar Beach as an investment property, the process was made immeasurably better working with Jake. Jake obviously knew the area and was instrumental is assisting us close on our property. His follow up was excellent and he was always quick with an answer. It should be noted that we had tried to close on two other properties that for various reason, did not happen. Jake stayed with us and was always there with much needed guidance.Our property rented within three weeks and Jake and his team are doing a wonderful job overseeing it. We contacted Norma and Jake and they were very helpful helping us with our home. We did everything through the phone and they made this very easy for us. Jake Dixon and his team were an answer to my prayers. Our previous property management company failed to find a tenant for 180 days. Six months! Jake had a new tenant in a lease within the first week of management. They have been incredibly accommodating with our requests; have provided sound advice when asked; and are able to execute repairs at much more affordable pricing than our previous property manager. I wish I would have found this company a long time ago. Jake and Brad are fabulous! They made arrangements for estimates for carpet replacement in one of my rental units and handled everything for me. They also dealt with the prior, very unresponsive property manager. I recently purchased a home in the Destin area, which will eventually be my retirement home. Since I am a few years away from retirement, and I live in Colorado, I needed some guidance on the rental market down there. I contacted Jake and gave him a list of approximately 10 houses and asked him to give me a breakdown of the rental market in the Destin area. When I flew down to Destin, Jake had a detailed breakdown of each house, the neighborhood, and the amount of rental income each house could generate. It made my property search a lot easier. The house I eventually chose was a new construction property, which wasnt going to be completed for two more months. Jake started marketing my property approximately one month before it was finished. Jake had a tenant signed to a lease and they moved in within 3 days after I closed on the property !! Furthermore, Jake was able to get $100 dollars more per month than he anticipated, which means his estimates are very realistic, and not inflated !! This is very important to me as a property owner !! Jake and his co-worker Brad return all my calls in a timely manner. If there is a question or issue they dont have an answer for right away, they research it, and get back to me very promptly !! I would highly recommend Jake Dixon and his team at All County Emerald Coast Property Management for all of your real estate needs in the Destin area !!!
