I am not sure how any business trusts Borror Properties to manage anything!We pay $300 a month in HOA Fees at Schottensteins Cottages at Northlake.The trash & recycling is occasionally picked up. The grass is occasionally mowed but never cleaned up. No other landscaping is ever done, despite it being a service included in our HOA fees. In fact, we have had to replace two trees, add eight additional bags of mulch, replace two bushes that they mowed over (that we paid for because their idea of landscaping new homes is a joke!) Some of our siding had to be replaced because the landscaping crew cracked it in several places.We also have snow & ice removal. Last winter they asked us to designate a SNOW CAPTAIN so that we (the residents) could inform them (Borror PROPERTY MANAGEMENT!) when we had snow or ice that needed removed.But the best part!??!!! We paid $5,000 for an upgraded lot on a pond. It is now a swamp because it has not ever been cleaned or treated. Two thirds of it is cat tails / reeds & the other third is algae, trash, dead cat tails / reeds and God knows what else. It looks like a swamp & smells like a sewer. However, Borror has $5,000 in their budget for yearly pond maintenance!!! There is only one pond aka swamp. Where is the $5k going that residents pay via HOA fees?!Before a Borror employee comments on this review, in shock and awe that this is happening -- please know that they are fully aware. Residents complain. Schottenstein employees complain. We have sent weekly emails for 15 months and NOTHING has been done.We are all fully aware that this is not completely Borrors fault but also, and more importantly, Schottensteins fault -- but that is a story for another day!

I would give this company 0 stars if I was an option. Im shocked they have a 1.7 star rating..... with the service I have seen I cant imagine anyone giving them anything above 1 star.I live in The Woods at Taylor Estates condos. I have multiple issues that I have been complaining about for over 2 years that they will not address. But yet if you leave your trash can out for an extra day they will take a picture of it and send you a notice in the mail that they will fine you....... quit wasting money and things like this and fix the issues with our community!Dont waste your time filling out their online issues form. They dont respond to them or even look at them. Every time I call their office I get the voicemail and good luck getting a call back....... thats pretty much impossible.The only time I think I have spoken with someone is when I caught one of the Borrow managers Amy outside and like 4 of our neighbors cornered her to express concerns because they wont fix any of the issues....... I would be embarrassed to be associated with or to work with/for a company like this......I attached pictures that I have sent them. Down spout plugged and backs up water around the house. Dirt settled and insulation exposed critters pulling it off. Dirt around condo not to code and no slop so you get water running down the walls. Had to reseal my basement walls because of this. Water leaks in around my bay window during heavy rains. Caused said and if not fixed soon they will be replacing my drywall. Ac unit tipped on an angle bc of the settled dirt which is hard on an AC unit. Mold growing on siding. Blocks deteriorating on the front stoop. Cover missing on side of neighbors condo. My other neighbors condo missing gaurds over vent covers and birds are nesting in his dryer vents. This is just what I see.....

The common areas in the subdivision The Pines are absolutely disgusting. Our so called walking path is overrun by a field of Ragweed. They claim they are only mowing this once a year. Fleas, snakes, and grasshoppers have taken over this space. Coyotes have been seen hiding in the tall weeds. This path is dangerous and it sits in a community of homes in the 400,00 & 500,00 price range. The trash has not been removed from our park since March. When you call the office nobody answers the phone or responds to email. Our HOA fees are way to expensive for the lack of care to the community.

This HOA is absolutely horrible. I have tried for 5 months to get a approval for a fence and no response. They allow cars that dont run fill up our side streets and the geese have taken over the park. Why am I paying HOA FEES!

Have you ever wondered how you could pay a service provider to charge you late fees when you are setup in their system for auto-pay? Well, if youre interested... Borror is the company to manage your community.$25 late fee for $12 in late payments because their system is inadequate and does not adjust to the increase in annual cost, like every other service provider. Maybe the $4 extra per month can pay for the adjustment in coding to their system to fix this issue? Or my $25 late payment? Or maybe to warn a resident that there has been a price fluctuation and therefore they need to pay to avoid a late fee, versus a $25 fee that an auto-pay customer never expects to receive... which is why they are on auto-pay to begin with.

Living at The Beeker has been adequate. They are conveniently located to the Short North area and that is about all it has going for it.The management is very poor. I have never had to submit maintenance requests at the rate I do here. I should mention they strictly enforce the “no cars without a tag” rule. If you want to have friends or guests over you’re out of luck and they’ll need to find street parking. A tow truck comes several times a day to remove cars. Also be prepared to re-send emails multiple times because they are disorganized.

They do not respond to phone or email. They charge random late fees with no explanation. They do not enforce bi-laws of the the communities and neighborhoods but gladly take your money. They deserve to be shut down.

I have lived at the Beeker since they opened. Very modern floor plans and décor throughout the building. Compared to most apartments, you get very little noise from neighboring units. Each unit has a built in wifi router in the ceiling (which is included in your rent. However, if the wifi goes out, which is has many times, it takes longer than you would except for the building to get that back up and running. Huge roof top patio for residents with two large grills, furniture, inside area with tv, fridge, sink, ect. The inside area opens up to the outside with garage like door features. I will say there have been many maintenance issues. My AC unit was fried for a week or so and when they replaced it they did not clean up after. Parking spots are available (garage parking under the building & a lot at ground level). You are assigned a spot via hang tag, residents to do respect that and management does not enforce it. Overall, I do enjoy living at the Beeker. Great location for the price

I have lived in the Beeker and am on my second lease. Although there is noisy construction outside my apartment, and working from home due to COVID office closings, it is not too bad. Other than that, the building is nicely built, overall quiet inside, and we have Zaftig downstairs. I dont walk on 5th Ave with my dog, but the surrounding neighborhoods are safe to walk in. They could benefit from a doggy area (although the location makes that difficult).Great location, great appliances, management is available when you need and quiet when you dont. The package delivery situation could be better as the door remains locked so idk how Amazon gets in, but they do.The rooftop is a nice touch, however with the COVID stuff they somehow deemed outdoor, fresh air areas as unsafe which is total bs. They have opened it now, but during the spring and summer months it was a pain and really difficult to be up there during their approved hours. People just propped the door open. Humans have to breathe fresh air especially for a rooftop they pay for (the only amenity here, btw).If you are looking for a great location (heart of Campus, Short North, Italian Village) and dont require amenities, then the Beeker is worth checking out.

Do not rent from this company. We live at the Prescott in Short North, and it is such a rip off for multiple reasons. First, to get into the building, you have to use a key fab, which sounds great, but that system has broken down 4 separate times in the 10 months Ive been here. So you either cant get into the building, or the opposite, where anyone can come in as they please because the security system doesnt work. The elevator has gone out multiple times for days on end. Random power outages and outlets not working. We have had ants since we moved in, Ive complained but nothing has happened. Once, there was a man that got very physical with a resident on my floor, he completely destroyed the hallway and stairwell, ripping paintings off the wall, destroying fire alarms, flipped a table, and it took Borror TWO WEEKS to clean it up. Us residents eventually just cleaned everything and put it in a pile to the side, Multiple people called about the incident, but no one got any word back. On top of it all, I pay over $1000 for less than 500sq ft studio, and was not granted a parking spot in the building because I dont rent an apartment with a bedroom, so I have to park blocks away in a separate garage. It is just not worth the price and poor management. I will never rent from this over priced dorm of a company again.

I’ve been living in The Beeker (managed by Borror) for 2 and a half months now. We have had maintenance into our apartment literally 8 times now to solve a long-existing plumbing issue. I’m a law school student and dealing with constant plumbing issues and not having a working toilet or shower are seriously interfering with my life.- I’ve been told the issue is likely due to construction materials.- I’ve been told each time maintenance comes in that they found the issue and resolved it, only to find out the following week that they didn’t actually solve it.- Now, management suggests that feminine products were found, but this directly contradicts what I’ve heard from maintenance numerous times and I’m still waiting on photo or video evidence to show this. I’m also confused how if this was the issue that it would take 8+ times to resolve. We’ve been told that we will have to pay for further plumbing issues and have been explicitly blamed by management as the cause to this issue that has existed since moving in.- I’ve called management numerous times and ended every email with “please call me” and still cannot get in touch with the management team unless I track them down in person or email them.- The management team is deleting my online reviews without solving the issue or reaching out to me. I’ve worked in the hospitality industry for years and know this is not an industry standard.I’m super frustrated and just want this problem solved (or moved to another apartment if they can’t fix the issue, as they’re proving they can’t). I would highly recommend not living in any Borror property, as the management has proven to be seriously subpar.

Would give 0 stars if possible. Worst management ever. In our home, we pay a monthly association fee to keep our neighborhood fitness center and pool open. We are regular visitors. They closed both off last summer for maintenance when they didn’t fix anything and during this time, continued taking and wasting our money. There greedy people are fake and they have closed both facilities again when other surrounding neighborhoods have not even due to COVID. This is a big corrupt agency and light must be shed on this issue.

If there I could give 0 star, I would give to it to this property management. First of all, they are unprofessional in communicating with their clients. No one picks up when you call, and then when someone finally answers, they are never able to help resolve an issue. They are far the worst property management Ive ever have to deal with. Who tows a car during a COVID-19 pandemic when there is a lock down? and then hangs up a phone when you are trying to resolve the issue. Please dont waste your money and time on this property management. Make sure to do your research on them.

I’ve been in HOA and COA management before but I’ll try not to be biased. Outside of working in this field, I’ve read plenty of reviews for various management companies and I can tell that folks don’t often realize what all goes in to managing for homeowners.I’ve driven around my own neighborhood that Borror currently manages plenty of times and can see how certain homeowners care for their homes that clearly go against the rules and regulations of the community. I would never put that on the management company. I received the documentation at closing that specifically indicates where the money we pay goes and ultimately what we can expect to be done around our community. This would (and should) be the same base line expectation of any management company.In my experience, living in and having worked in an HOA, Borror has certainly fulfilled their obligation as management company and then some. They can do what they can within the limitations of the communities regulations and with the budget given based on what we pay into it.While they may not always answer when we call, they certainly respond back within a reasonable time frame and are courteous and professional.I would hate to lose them as a management company.

My fiancé and I relocated with little notice in May and had a couple of days to find a place to live. We’ve been here for 6 months and have had excellent service in Albany Station. Our AC flooded and we got immediate response. Our AC went out in warm late September and got an immediate response. The one complaint I have (nothing to do with Borror) is how unfriendly and flat out mean and disrespectful the neighbors are.

I am a renter with Borror and have for three days begged for pest control to come out and see what is chewing through the drywall and now has entered my condo. The corporate number is never answered, my apartment management has been polite but hasnt followed up with me as promised and gave me the excuse that because I said it sounded bigger than a mouse that I am the reason they didnt get someone sooner. Then to top that off I was asked if I was sure the rodent was still in there because they would be charged an emergency fee. How is it an emergency when you have had three business days to submit a request? How is this my fault when I pay you $1225 a month to live there? There are brown recluse spiders in the window seals so we never open the windows or doors, I never call for anything and now Im a burden because something bore a hole in their wall from the outside of their building. Im beyond upset and just hoping I dont have to kick it up a notch to get a proper response.

There is no service they provide better than taking your money. Customer service is non-existent, their website is broken and they refuse to answer service tickets or support calls. They have auto-deducted dues payments from our account multiple times even though we have no autopay configured. Their website does not render the fields for autopay in any browser so you cannot remove any old configurations or account information. They dont answer the phone when you call, they dont enforce policies in neighborhoods, they dont do anything but take your money. This is a scam more than a business. O stars if I could but google requires a score.

I havent rented here.... I just made a phone call in today. I spoke with Kenda... she was kind and understanding and very attentive to what I was looking for. I see some negative reviews, but I think when I called in today the staff (Kenda) seemed to be a great addition to this company. If you need a property, call her. My next move with be working with her to get my new place!

This company is the worst. Spoke with China for the HOA management of Summerwood Crossing and she was rude and condescending - all I want was a copy of our HOA guidelines. When I asked for her last name she said that she wouldnt give that out. When I asked to speak to her supervisor, she hung up on me.

The Borror/ Solutions company obiously has no leadership, customer service and poor to no management skills in regards to being accountable or responsible. The community I reside in (Villages at Stone Cliff) property and black top(roads) are poorly managed. The developement is over 10 yrs old and the Developer (Putle Home builder) still has control over the HOA and has chosen this irresponsible company to take our monthly HOA dues ($80) and give excuses on a regular basis.TheVillages at Stone Cliff has no amenities to maintain other than the front entrance landscapping, blacktop (roads) and the small lawns the single standing condos sit on. The home owners are responsible for maintaining the outside structure of their homes. The services contracted out by Borror is so horrible a few of us had to dig deeper into our pocket in addtion to the monthy $80 HOA dues, purchased our own individual lawn mowers to cut our own laws,contracted our own contractor to resurface our own individual driveways However, Borror has no problem reminding the residents of their responsiblity, and accessing fines on residents not complying with the community deed restrictions.I challenge anyone reading this to drive by the Villages at Stone Cliff, located between Agler and Mock road off Sunbury Road and compare to the neighboring apartment complex, homes.Borror/ Solution or the Developer (Putle Home Builder) has no interest in providing honest work for an honest pay ,only taking hard working peoples money at The Villages of Stone Cliff!!!It doesnt make sense to me why this developer has not turn over the HOA to the resident. What interest other than to make a profit from the community would the builder (Putle) have to gain, they do not advertise, or have built a home in the community in the last 8 years.Photos attached are examples of lawns condition between services.

To summarize my experience with Borror, their office told me, word for word, that “we don’t work in customer service we work in sales”.Aside from this being a fundamentally incorrect way to run a business, it is embarrassing that this is how they view their tenants.While Borror may be “succeeding” in the Short North at the moment, all of Columbus will benefit from the growth the city is experiencing, if for no other reason than they will assuredly have better landlord options.My only regret is that there is no option to give this company 0 stars. The BBB reviews are that terrible for a reason. The company is misleading, rude and simply not worth working with.

Worst management ever, mean woman, rarely pick up n dont never call back.And this company is trying to destroy my credit for an unpaid balance that is supposed to be paid by the realtor agent ( agreement at closing for 3 years)The realtor agent had called them many times to pay the balance but she was never get anybody on the phone never received a call back.N with time I forgot n I didnt really follow up, now they trying to report me the credit bureaux.Im at war now, I will lobby so that the complex will switch management maintenance.I live in Albany crossing

This company is a Joke. I moved in December and still havend received my documents and keys as of feb week 2. I didnt get trash cans until 4 weeks. Snow wasnt removed for weeks even when it was more than 3 inches. Lawyers reading this please help me sue this company.

February 8, 2019, I am a resident at Townes of West Albany and I am looking put my window lpeering at the mounds of garbage bags and overflowing recycling bins. The garbage pick-ups have been missed for two weeks now. Contacted Borror and was told they would talk to the property manager..Borror management has not contacted the residents and the garbage continues to grow and the animals are now getting into the bins.

We have had a terrible experience with Borror Properties. We built a home in Dec 2016 and with that home came an HOA pool. I have called multiple times, left several message and even had out sales person through our builder call. We have yet to get a phone call back or the key card to get into our pool.They were quick to want their HOA money in Jan but have failed to contact us.

They are always telling us what we can’t do or have in our yards or front of our houses yet they neglect their duties when it comes to keeping our public areas (open fields) looking nice. These areas are neglected and unmowed for months. Then when they are finally taken care of they become hayfields. Many of us have also inquired about a play area for kids in these fields, like many other communities have, and they constantly blow us off or don’t return our calls concerning the matter. If it came to a vote I would vote for a new HOA company to manage our subdivision.

To piggy back on all the other reviews:1. This management company is a joke in terms of enforcing the HOA regulations and providing services such as good lawn maintenance.2. Communication is AWFUL. It is impossible to get feedback.3. They do not provide solutions!You would think that a community less than 10 minutes from Easton would have a better property management company. I am shocked that any developing company would use them. Pulte Homes what are you thinking?! Two minutes down the road is a very similar community with lower property values and it is kept in pristine condition!

Total garbage company and completely worthless as an HOA service. Do not use them, they dont even know how their own systems work and send out wrong invoices or completely fraudulent late fee notices. Trying to get them to prove that you owe the money took two weeks, countless emails, well over their SLA(48hours) for return emails. You get one or two word responses (mistake, billing error), with no name who is responding to you. Forcing them to send your Account Statement in pdf form for ACTUAL proof of zero balance is frustrating.As others have stated they do not enforce HOA rules for certain homeowners who have trash or cars that dont move, mold on houses, people who just build a fence, but theyll sure send a letter if they see a trash can sticking out.

I am a member with the Communities at Sunbury and this is the worst HOA I have been associated with. You cannot get in contact with them at all. I have sent emails, called you name it they don’t respond. Just there to take your money and nothing else.

Double standards in their inspection process. There are homes in the neighborhood that are growing green mold on the north side and have been for years. Complaints have been called in, and then I start getting notices about my trash can setting at the street for more than a day?? Hello Borror properties...I work for a living, and I retrieve it the same evening that the waste is collected. Check the schedule for waste pickup before you send me another threatening notice.Buyers beware...check with the realtor before buying a home in a Borror managed community and negotiate 10-12% off of the asking price to offset the cost of the property degradation due to lackluster service....ruts in roads, overgrown lawns, unkept homes, broken down vehicles...Too many violations to mention, but you get my point. Youll pay the fee but you WILL NOT receive the service you are promised.

Have not received my HOA invoice until it is 4 months past their due date. Now they want to charge me an additional $100 in late fees. When I call then and someone called me 4 days later told me the payment is always due in Jan 1. The year before I received an invoice a couple of days before it was due on April 16th. They are going to try and wave one of the $25 late fees as a curtency. How about this, get my invoice to me December before it is due. I will be talking to the State Attorney Generals office.
