By far the best experience in Chattanooga. People don’t understand how great this place is. It starts with the management Zach is just awesome. The staff is friendly and this is the best place for any student to enjoy their stay while in school.

Lived here for 2 years and couldn’t be happier!I got another job in Nashville, but it was really hard to leave here.Staff is so nice and accommodating!When I would have an issue, I’d reach out to Zach at the leasing office and he’d make sure to figure out how to resolve the issue.Thank you Douglas Heights for everything!Hope the next place is just as great!

It’s been 4 months ever since I’ve moved to Chattanooga Tennessee, from the very first day Holden has been very helpful. One could tell that he feels for the clients and potential tenants.Hannah is also my favorite she is a wonderful soul and is one of my favorites in the team.From the management side I would like to thank the boss Kaila for always reaching out and solving issues, who again is also my favorite. I can truly tell that these guys are amazing at whatever they do.All the best guys keep rocking!!!!!

I am currently homeless due to this apartment complex. The tenant that lived there before me didn’t want anyone else to live there. She and her husband/ boyfriend tried to scare me by playing mind games as if I may have had a ghost. The apartment complex staff knew about it. During this time my sister died, so dealing with the death and the mind games I became very depressed and could not go to work. I still had to pay a fee to break the lease and a utility bill was automatically taken from my bank account after being gone nearly a month and a half. I called the police each time I thought someone had broken in and they said that it was nothing that they could do. I was treated unfairly and I pray that they are relayed for all the torture. They could have initially moved me into a different apartment. I am still suffering mentally and emotionally.

My airs has stayed out for a month and they don’t clean the rooms for you when the move in. This place is gross and not kept. Please stay away. I’m trying to break my lease at the moment so RUN!!!!! The picture is on a cool day.

I really was hesitant when I was looking into a property to sub-let. After considering the offer I had a very pleasant experience with Management and office staff.I have nothing but positive things to say about Douglas heights staff and management.Let me add the application process is very simple and efficient.Overall very hands on compassionate staff willing to do whatever it takes. The negative comments reviews about Douglas heights are all in the past. The core probably was prior management. I really didnt see current complaints. Looks like new management is a good look for Douglas Heights. Thanks to everyone that had a part in helping me

The new management has really turned the place around. It has consistently gotten better as far as building upkeep and customer service. Hannah was a huge help to me during the application and leasing process. She made sure to give me all of the info and tried to make the whole process as smooth as possible.

Douglas Heights I say is honestly ideal for college students. Just because how convenient it is towards campus and the downtown area. Yes, it could be a bit safer with just some of the outside elevator locks ( which can easily be fixed). I know the new management staff will be eager to fix. The apartments itself is actually really nice, spacious, and fully furnished. Definitely worth the price. :)

I have two kids who currently lease from DH. I cannot wait for their lease to expire! The office staff are nice and seem to want to help; however, the maintenance of the building is horrific. My kids are in a dual apartment. For the past 1.5-2 months, the A/C has not worked. It is approaching summertime in TN. The maintenance people cant/wont fix the A/C. Their temp solution is to install window units in the two bedrooms.In addition, the circuit breaker will trip intermittently. We provided a code which indicates the box should be replaced. Maintenance forms have been submitted and I have called the office. After 1-1.5 months, the guy came by yesterday, checked the outlets and said if the problem persists, to submit another form...to wait another week for someone to come by and still not fix the breaker. My daughter relies on the WiFi for her job. Since the breaker keeps tripping, she is finding it difficult to complete her work. She said that maybe it (the breaker) will be fine for a few hours, ten minutes or may trip after a few seconds of being reset. This is completely unacceptable! These units are ridiculously expensive considering what is receive in return. Do not send your child here.

Where to begin with this place! How about at amazing! The staff and the property are spectacular!! I have never enjoyed living in a place so much. They are always there to help me when I need it and my apartment was so nice when I moved in. It was a nice relief after having such a bad experience at the last place I lived. If you are looking for good quality at a good price this is the place I always recommend to my friends.

So horrible pls do not move here. My AC has gone out multiple times this summer and it always takes so long for maintenance to come fix it. It has been almost 90 degrees in my apt for the past week while I’ve been having to pack and move stuff. Move out is in THREE days and when I went to the office to get a moving cart they said they couldn’t give them out because maintenance is using them. I live on the fifth floor. The whole time I’ve lived here has been a series of this kind of stuff happening. Stuff breaks constantly and it’s always so dirty and gross. I have never left a review for anything I just hate this place so much

I have lived here since July 2020. The management has changed and the new management team is making good changes. They are very transparent with their plans to better the complex as a whole. The apartments are really nice on the inside and the community upkeep is taken care of.

DO NOT, I repeat DO NOT even think of living in here!!! Unless you want to be woken up every 2 weeks @5am by the fire alarm, that they have NO CLUE how to turn off and seems to go off for NO reason. This “New Management” just picked up exactly where the last management left it, and continues to drive it into the ground father. Never will I ever recommend or tell any of my friends or family moving down here to move in here. This has been one of the most annoying/difficult apartment complexes I have lived in and dealt with. Don’t let this be you!!

I like it here. Rent will increase as you live here but overall it’s fine. By no means is it like stophel where you get to see people everywhere but it’s calm safe and a nice place to live. Nice view in all directions

I’ve been living at Douglas for 2 years now and I’ve never had any problems with the staff. They have great events for all residents and they are all very understanding. I have had some problems, but they have always been very understanding and quick to solve every problem.

Decent place to live. The only downside is how loud it can get if you live in an inward facing apartment. Other than noise, the new management is a big upgrade from the previous and they seem to care about their tenants.

The Staff was kind and helpful about the questions I had, management was very knowledgeable and professional about the concerns I had moving in. The amenities are very nice and maintained clean by the cleaning lady Sonya. There has been minor issues that I have personally noticed but have been taken care of in a timely manner, given the fact that there is so many people aka staff, to fix the residents issues. Thankyou for a great place to live as a college student.!!!!!!:)

Customer service is terrible, management is awful, and the place is fitly. The building looks good, but the surrounding area scares me to death. I could go on, but this should be enough. As a mother please do not send your child there. Douglas Heights needs to be shut down immediately.

I have been living here for just 2 weeks and already regret it. On move in day, my room was randomly swapped. My mail key was wrong and still does not work. The staff said they have no master key because they lost it, and they will have to have one made. Its been two weeks, and I still cant get my mail. I have also been trying to get the wifi password for the study rooms for two weeks now. The hallways smell like dog pee constantly. Please do not waste your money by moving here. Try to get an actual apartment if you do not want to live on campus. NEVER MOVE HERE.

I lived there from August of 2019 to May of 2020. While I had issues with previous management, the main issue I am having with the new management is I havent received my security deposit back which is over 1000$. I have called multiple times and each time I get a We will call you back within a few days. Eventually someone said I should get it within 60 days but that was in September and I am starting to wonder if they are stealing my money. I was hoping things would be different with a new management team, but I fear they are just as bad.

I have lived here for three years and it is the best apartment complex in Chattanooga for students. It is the most convenient building for students, right next to Champy’s Chicken and an easy walk to school. The amenities are top notch and always accessible. With a pool, weight room, clubhouse, and a beautiful turf courtyard, and good people all around you, there is no place better to study, play, and lay your head at night.

Customer service is terrible, I had to call multiple times to finish the application process. They have shady management practices, at the start of the year ALL of their management team resigned at once. They slashed the community events budgets to basically nothing. The building looks good, but the surrounding area scares me to death. I could go on, but this should be enough.

The halls are not monitored as well as they should be. There should be a camera on every span of the hallway and garage breeze way access to the elevators. A large, $500+, fine should be issued to those who leave trash in the hallway or let there pets defecate in common area. I realize there are cameras in some of these areas but the addition of a fine would assist in stopping the problem.

After the first shooting I sent emails to the student liaison. No reply or response. He kept sending the same information about himself. None of the promises of added security was put in place. I know you cant control everything but you can make it more difficult for them to enter the building.

Do not send your kids to Douglas Heights. We signed in May and shortly after a kid was shot and killed. They sent out an announcement there would be security patrols. Then another shooting, same response. I had a lawyer review the 40 page contract. They said break the lease you have to pay. Two more shootings, cameras dont work, and yet again they will increase security. I think they mean they will write another policy telling tenants not to allow people in, then go cash their checks. I have moved my child out and will pay to break the lease, but I warn you this place is not safe, and they do not care. My daughter is on campus, they have police, send texts to update parents. Totally different. Stay away from Douglas Heights.

Do not sign a lease with these people , they are money gougers who have very obscure language in their lease . for example, if you check the box which says you will have a guarantor on the lease and your guarantor wont sign they will have an outside company approve your credit and then try to get the rent or termination fee from you. There are many nice apartments to live in Chattanooga that dont try to rip off young people and students and this isnt one.

Had a great first year but when I went to change rooms the management screwed up my new room requests so now Im living in a room that is exactly the opposite of what I asked for. The front office will give you the run-around and the management team is composed of money grabbing Scrooges. Could be a great place to live but the lack of professionalism really brings this place down.

An absolute scam. They trick you into thinking it’s just an application and it ends up being a lease. Never paid an application fee or security deposit due to their high fees. They are saying it’s a legally binding contract even though I applied in April. 5 months before the lease. It is a complete lie. In no way was it approved all at once. I have proof of my application fee not being paid. I have a lawyer and contacted the better business bureau. This place is a lie and a scam. Do not go here

Dont get me wrong, there are a lot of amenities here and if you actually make your self use them, then by all means thats a great factor. However, the prices are way too how(now theyve lowered them) but dont make this your first option. Its built very cheap, things are not really in place right and the floors and doors are crooked. Maintenance is really good and fast. the pool is only 3ft, so dont t get too excited. There are a lot of parties that happen here, which is great, but people tend to leave the place looking awful. Exit signs are hanging by wires from the ceiling, tangerines were thrown at the wall, someone puked in the hallway by a window near my apartment and I had to call the office just so they would know about it, and just a bunch of stuff. Also, if you hate pets or have a thing about dogs, this may not be the place for you. So many people have dogs here and some people dont put their dogs on leashes!!!!! 2 weeks ago a dog just walked into my apartment when my roommate opened the door(Im afraid of dogs) so I literally had to hide in my room, in my own apartment. If you move here and intend to not have pets in your apartment, you better have a big talk with your roommates because even if one of your randoms gets an animal, Douglas Heights wont really do anything about it. I am not re-signing my lease to live here if that says anything. There are some good perks here, but I wouldnt live here again.

Staff is very nice, but that’s about it. Overall, have not enjoyed my two years of living here and that’s why I am moving out. Sure it’s close to campus, that’s a plus. Rules and regulations are not enforced, people constantly trash and vandalize the place so residents can’t even enjoy the amenities. I pay $795 a month for rent, $40 a month for sometimes nearly impossible parking, and $50-$$90 a month for utilities that always fluctuate? Why am I paying almost $1000 a month for a fully furnished apartment that looks nice but constantly had issues? I’m a very clean person and take pride in my home, I should NOT have to constantly deal with dog poop, pee, vomit, trash, broken glass etc. everywhere CONSTANTLY. Not to mention mice and ants in my apartment on the fourth floor.. ew. This place is made cheaply. Sad that it has so much potential to be nice but irresponsible people ruin it. I wish I would have had a better living experience here. Do yourself a favor and save yourself tons of money, time, and stress by moving elsewhere. I would not recommend living here to anyone.

If you like stepping in poop in the halls, ridding in an elevator that constantly smells like dog pee and beer, or if you like loud drunk people yelling and destroying things every weekend then this is the place for you. The staff is nice but they do not respond to issues or enforce rules in a timely manner. It’s a nice building and it’s sad that no one takes care of it. They also oversell parking passes in the garage so there is never parking past 8pm. Only pros is that it is a convenient location.

Everything is so cheaply built. The walls are so thin you can hear everything that goes on in each room. There is no upkeep up of the carpeting in the hallways, dog poop everywhere. The maintenance people are not friendly and can enter at any time. The people in the office change just about once a month and are not good at helping with issues relating to finances, noise issues, or anything really. I had 5 packages lost by the office last year. Would not recommend this place for anyone.

On May , i was suspended from the University and went home. I sent an email to the Apartment to let them know about what happened. They said I should pay before 31th July or they will remove my stuff, so i sent one of my friends with my keys to take them out. He went to my room and BOOM my stuff already removed !! I love the modern appliances and garage parking and countless amenities that are taken for granted. The staff are amicable and maintenance is diligent. Anyone who sees this, don’t do it. People’s animals leave disgusting waste all in the hallways. Homeless people break in and live in the stair wells and roam the hallways checking unlocked doors to rob apartments. Glass bottles get thrown and broken all over the streets, sidewalks, and hallways and management couldn’t care less. Your vehicle will get broken into and/or vandalized but SURPRISE, they magically don’t have cameras and the ones that are there suddenly happen to not work. I had a roommate who ASSAULTED ME and they took A MONTH to move her out, and at that, just down the hallway. They do not care about the residents here and it is very evident. Management is lazy, apathetic, and absolutely unprofessional and dishonest. They tell you all these wonderful things to get you in here, and then they let you loose and never care about you again no matter what happens, even if they move you into a flea infested apartment.Parents, please PLEASE do not sign this lease with your child. I beg you.

My son is a resident of two years. I’m impressed with the layout and close proximity to campus, but I’m less impressed with the level of security. There have been measures taken but not enough to renew. My son doesn’t feel safe. The rules in the common area are hardly enforced. The pet owners are very irresponsible. The stairwells smell like urine. As a co-signer on this lease, I need to be sure that my son’s safety is top priority. I know you can’t stop all foolishness, but I can’t afford for his morale to get low.

The safety here is a concern with 2 shootings in 4 months. When there is a shooting you do not communicate with you tenants to have new procedures in place. We had problems with roaches in our apartment that was never resolved, after numerous attempts. The rent is too expensive for what you get. Corporate management needs to get control of these issues.

LOUD. I’ve never had such noisy neighbors before. Parties going on well into the morning and people yelling off their balconies. There is trash everywhere from disrespectful tenants, and while I lived here we were evacuated from the building because someone started spraying the fire extinguisher when there WASN’T a fire. I moved in and had a flea infestation, and I couldn’t live there for a week. I wasn’t given a bedroom key when I first move in, and even after telling several people, it never got fixed and there was no record of me asking about it. Same thing happened with the fleas. Every time I asked for updates, no one had any or even knew that it was a problem. VERY unorganized management. VERY rude tenants. UNSAFE AREA. The worst decision was moving here, and I cannot wait to leave.

I am very disappointed in the way they handle business my daughter suffers from anxiety and depression and needs to come back home. I tried to explain to Management they did not care about my daughters well being and physical health. I told them i could no long afford to stay there. they said pay 5 months rent or find someone else to take over lease , which been trying to do and no one is responding . Douglas Heights, like any apartment complex, has its pros and cons.Lets take a look at a few of them that stand out endless amenities, friendly on-site management/maintenance, and close proximity to downtown and campus...etc. On the flip-side, some residents throw bangers in their apartments and some leave random trash in questionable places, but at the end of the day, when I lay my head down at Douglas Heights, I rest assured that the management team will be there in the morning working tirelessly to provide an unsurpassed experience in student housing to their residents, clients, employees, and partners. When you are living the life, its can be easy to lose sight of the all the good things around you, and all too often it becomes easy to focus on the negative. Well, my cost benefit analysis has been run, and the benefits far outweigh the costs.

Spent all last year dealing with mice from other units. Management did not seem to care. At one point would not even speak to me on the phone. Rather had a student worker do their talking. The public areas are dirty and smell of dog waste. The crime at the complex including a murder are also very concerning. We would cancel our remaining lease and leave if we could.

The worst place to live. It’s a sh*thole. The staff are clueless and have no idea what they’re talking about. One will tell you one thing and another will tell you the opposite. It’s disgusting. Our apartment has a mouse infestation that was there before I moved it and my roommates had put in maintenance requests and gone to the front desk to complain and they just put a mouse trap in the living room. My roommates dog killed a baby one so there’s definitely a nest and when I got fed up and went to talk to an employee they brushed it off and said maintenance could lay down more traps when they get to it. That is disgusting and unprofessional. This place is cheap because it’s gross and run by a bunch of 18/19 year olds who do the bare minimum of there job. Please don’t send your kids here because you’ll regret it when you have a problem and every apartment does.PSA some of the 5 star reviews are written by the staff of the building so don’t trust them because they’re just writing what they’re told to sell the place

Douglas heights has done an awful job of keeping things professional and I think thats mainly because kids are in charge of this place. My issue with Douglas heights is that they will barge into your home without any kind of text or email sent in advance. Its rude and childlike that they are able to do this without any prior notice. Had I not ran to my room when I heard the door unlock, the maintenance and management would have seen me halfway unclothed. Yesterday one of their employees knocked one time and busted into the apartment and said that someone will be moving in the apartment in two days... She had no other information for me, not even a name. Mind you this was after 6pm so the office was already closed. Very unprofessional. Sending out a text message prior to barging into rooms would be ideal but that is obviously asking too much. There are several other things I dont like about Douglas but it all boils down to their lack of professionalism. If I hadnt renew my lease I would be moving to the signal mountain apartments.

Management is untruthful and unprofessional. I had to move home after my father and grandfathers passed away this year and I found a subleaser to take over the last three months for me. I was told by several staff that everything was taken care of and my commitment to the lease was completely finished. After moving out, I was still charged rent, utilities, and parking fees. When I called to fix the problem (every day for a week before I could get in touch with higher management) I was told I was still responsible for my lease and would be required to pay in full for the rest of the summer.Aside from poor management, the building is full of disrespectful tenants who run and scream through the building at all hours of the night and allow their dogs to poop in the hallways - which stays there for months.

I lived at Douglas Heights for a year and a half when I was in college. The first year I lived there sucked, to be honest. The hallways always smelled bad and it was loud. More recently, though, the management at Douglas Heights started to buckle down and fix many of the problems that we had the prior year. Dakota and Josh are both awesome guys and were always helpful whenever an issue would arise. The maintenance team is good and they are all cool guys, and they work like crazy trying to keep the place nice. The amenities at Douglas Heights are unmatched by any other apartments, especially considering the price for what you get. I think Douglas Heights is a great place to live now that they have fixed many of the issues they had before.

If I could give zero stars I would. Its the nastiest apartment complex Ive ever seen. Dog crap on the walls and floors. Drunk idiots making a mess everywhere and management that cares about nothing bedside swindling people into leases. They fire the employees that try to make it a cleaner and better place to live. Never do any renovations because they spend everything on unwarranted parties with alcohol that turn the place into an even bigger mess then they will send out emails about fines for the mess. DO NOT LIVE HERE

I personally greatly enjoy the amenities and friendly staff! The art in the building is nice and an overall pleasing aesthetic as well as room in common areas to comfortably entertain guests.

This place has all the right things, except staff, and control. they simply do not take care of their residents in the slightest. Half of the residents here are crazy! They advertise it as dog friendly, but dont even have proper places to take your dog out. Rent is crazy expensive, but all you are paying for is a glorified frat house. i do not feel at home here, i do not feel safe here, and i do not feel comfortable here. i get harassed by homeless every day on my way in or out, and get woken up by the train that runs right outside my apartment every morning. Do yourself a favor and do not live here

This place is pretty bad. You can hear everything your neighbors do. The dogs here come and go as they please and most of the owners don’t bother to pick up the poop left in the hallway. The courtyard and pool area are scattered with beer cans and dog poop. The staircase and garage is probably the dirtiest I’ve ever seen. It’s nicer than the dorms though. And by that I mean it has hard wood floors and no R.A. Still for you own sake. Don’t live here.
