Plus, they ask that you show them the feedback in order to receive the gift card - seriously doubt anyone is showing them 1 or 2 star reviews and expecting a gift card in exchange.Dont buy the positive ratings - MSC consistently hosts events where they offer discounts/gift cards in exchange for 5 star reviews. So you can consider many of these reviews as purchased.Here are numerous issues that we have had with MSC:- They lied to us upon move in that the trash was single stream recycling. That was totally false - it is single stream trash, with no option for recycling.- They will not work with you on lease extensions, lease takeovers, or any type of agreement outside of your typical 12 month lease, as they have monopoly power in this area.- They will schedule tours of your apartment with little notice, even if you are planning to renew your lease and the deadline hasnt passed.- Numerous maintenance requests of ours have gone ignored, or taken months to resolve, including:- We have been without an operable fridge for two weeks without a resolution in sight. Throughout this time, they have consistently lied and kept us in the dark regarding the timeline and status. They have indicated that they will need to replace the fridge, but have yet to place an order.- The lock on our sliding back door has not functioned in 2+ years, and our requests have been ignored to fix it. Luckily we have a security bar, otherwise we would be subject to a significant security issue.- During the pandemic, they had the audacity to send a reminder of how rent payments are used to run their business. Duh, you are a leasing company, rent is how you make money, we get that - if people are unable to pay rent, it isnt because they have the money and simply dont want to pay. It just goes to show that their first thought is on themselves and not their tenants.

I love MSC!! I have lived in their property since November 2017, and every experience with their staff has been perfect. They are all friendly, respectful, responsive and capable at all times. The lease signing and move-in is streamlined and easy to navigate. I really like the automatic rent payment option. I find the rental cost to be fair for all this property offers.When we had a loss of water, they were here -- without being asked -- delivering a case of water to each residence. When I noticed a few dead trees, they were here right away to remove them, quickly, efficiently, and as quietly as possible. A refrigerator that was acting wonky, they were here. In two hours I had a new one. They even transferred all the items to the new fridge! Our entry road and driveways are well maintained. No potholes here! They drain the water heater, clean the fireplace and inspect the chimney every year. They do exterior inspections regularly and any issues are addressed promptly. I could mention at least a dozen more times they have shined.Every single MSC worker and outside contractor who has been here has been wonderful!Every day I am grareful to be living somewhere where I am so well taken care of. I am so happy here I may never leave!!

MSC staff has been very prompt at responding and super helpful for my wife and I who are moving to Virginia from across the country. They’re website and system overall is very user friendly and they make the lease signing and payment process easy and streamlined. We’ve rented with a lot of companies over the years and we are highly impressed with their responsiveness, professionalism, and friendliness!

I lived in MSC properties for 4 years. It is such a lovely community. The faculties in MSC are so friendly, as well as their maintainance teams. The grass and swimming pool are so well managed every year. The residents are also super chill and nice people. Best living experience ever.

The elevator has been broken at 525 Ridge street for nearly a week and our packages get stolen regularly. Management does nothing about it. No one enforces the rules for our parking lot so it’s always full of hotel guests, and they haven’t finished construction in the back of the building so we have no outdoor space.

MsCUva is amazing! Their customer service is top notch and they have a SUPER cute office dog. Tom Tran helped us with all questions/concerns! 11/10 recommend!

The listing said pets allowed. After my daughter applied, I completed the application as the guarantor, and we each paid separate application fees, she was informed her medium size dog is not permitted. No offer to correct the listing, make an exception, or refund our fees was extended.

They are very accommodating to college students. I was able to get a prorated parking pass because I needed it for a shorter amount of time. Great value for what you are getting with easy maintenance requests and spacious apartments! Highly recommend.

MSC apartments definitely has some of the nicest apartments in Charlottesville. Their maintenance service is pretty prompt and they return the entire security deposits as long as there isn’t excessive damage. Overall would recommend leasing with MSC.

The two time Ive dealt with MSC so far have been great experiences. I once toured with Tom and he was very informative and thorough, and most importantly, honest with the pros and cons of the floor plans we toured. The other was during a free food truck event, and Tom was there too, even going in detail about what each truck was offering and what he recommeds. Very thorough with everything he does!

We are new residents at 525 Ridge! From the beginning we have had excellent communication, fast response times on viewing/taking a tour..twice I might add, and both times we were met with professionalism. Our contact, Brie Jones who is the Regional Marketing Manager, was always quick to answer emails, texts, etc with answers to our many questions. We sent her an email around midnight on a Sunday night, not expecting a response until business hours on Monday... but, she responded within a few minutes!! It wasnt important, but she responded anyways. Once we decided to go with this amazing apartment, we asked to return to take pictures and measurements, this was also handled quickly and we were able to take our time, no rushing or pressure! This week we received some negative news and needed to push back our move-in date by a few weeks, we were able to do this without any issues. So far we have had nothing but positive experiences with this community. Looking forward to actually moving in to our beautiful new home! Subleased with MSC and they made the process super easy! They were very transparent and open with communication. Always have activities going on and overall great place. Some issues with amenities like bugs and water pressure but really responsive with repairs and maintenance!

My car is damaged twice in the parking lot. Last year someone scratched my car and this year someone jumped onto my car hood. The service of MSC is so poor. When I contact my property manager PW, (s)he said I dont blame you for being upset at all. What xx are you talking about! People in the MSC leasing office just pass the buck. Their service is really bad and not professional. I will never recommend you to live here. Once they make you sign the contract, they take no responsibility for any damage to you.

I lived in a duplex, and it was very clean and comfortable as soon as we walked in. We ran into a few issues in the first few weeks, but maintenance employees were always very quick to fix them. The office employees and our property manager were very responsive, friendly, and heplful.

Great. Staff. I want to especially shout out Tom who gave me the tour. Really professional, responsive, and friendly, and he answered every question I had and more. Rent prices are really good for the propertys proximity to UVA grounds as well.

I moved into an MSC townhouse my first year of graduate school, and never left! Its a lovely townhouse with all amenities and plenty of space. Very responsive, helpful, and friendly MSC staff. Signing and resigning is easy. I especially appreciated the 24 hour maintenance request form and hotline (any minor issues fixed in 24-48 hours, major issues immediately).

I live in Wellington Courts and it has been a wonderful experience. The maintenance is quite responsive as is the office. The facilities are nice as well. I worked with Tom Tran to get my townhouse early in August and he made the transition smooth.

I love Preston Square Apartments! They have great events like food truck rally for their residents - great food 10 out of 10 recommend. Tom offers great customer service with his happy attitude at all times.

I have had an extremely good experience thus far with MSC! Any issues that we have had were minimal and dealt with in a very timely manner. The summer before move in I had several email exchanges with the landlord Tom Tran which were all extremely positive and helpful as this was my first apartment. I would definitely recommend!

Best property managers in Charlottesville. The staff are really friendly and help you with almost anything. The maintenance team is quick. Be it emergency request or simple issue, they take it. We had water leakage on the roof and the maintenance came over at night 11pm to fix it. I once had a low pressure on my shower. They replaced the shower for free no questions asked!

I am currently living in an apartment with MSC, and I wish I had lived with them sooner. I previously lived in the Flats for two years and MSC is a way better option. They are much more responsive to maintenance requests. The apartment is a reasonable price and I am very happy with my time here. Would recommend especially to UVA students.

The apartments are nice enough (though not super soundproof so I recommending living on the top floor if you can), the leasing agents are REALLY nice and attentive to your needs, they host little events from time to time, they are really responsive to emergencies and maintenance requests, and they (I believe Tom Tran) helped my friend get parking even though she doesnt live with MSC. We had a brief hiccup at the beginning with the rent system charging us for parking twice. It took a while, but it got resolved/refunded.Theyre honest and good for a rental company and the prices are pretty fair for the area. Ive had a better experience with MSC than with Woodard (another Cville area rental company). 10/10 would live with them again.

As a prospective resident of Ridge 525 I was extremely happy with the whole process! Aly made the leasing process exceptionally convenient and has been really nice to us. Her email replies are always really quick, she was patient to work through our application (even through some of my confusions on the documents) and you can tell she is here to work out the best outcome for you! And obviously the property looked great (ample sunlight, ELEVATOR in building, covered parking space, prime location, NEW building) so we are very much anticipting living there soon!

I am staying in Wellington Apartments and also renting a parking spot. Have not had any problems with the MSC. I’ve lived in various off grounds housing and the MSC is by far the best one yet! They are very responsive and very easy to talk to. Well priced and great location as well! I currently am a 4th year and I wish I stayed here when I moved out of dorms!

1. VERY pushy about renewals 9 months before my lease is ending.2. You are FORCED to review them before to get the free/discounted community event items (credits at food trucks, etc).3. Worse was that maintenance will NOT adhere to agreed schedules as to not interrupt your own work day (its not like we live in a time where people are doing their jobs from home or anything.).4. Brilliant sales staff, but the reality was like being promised a new BMW and you got a 3rd hand Volkswagen.

UPDATE: MSC was very quick to respond to our mouse problem. While Im still frustrated, their maintenance and pest control are always very prompt.Pros: Maintenance was always prompt and helpful. Neighborhood and house were safe, overall. Staff were always responsive and friendly.Cons: MSC created the perfect renoviction situation and I could not be more frustrated. Our rent increased by an average of $150 / year, because the landlord renovated more than just the kitchen floor (the only renovation we were informed about at the time of signing our lease). We intentionally chose our apartment because we are graduate students and we dont need luxury features like brushed nickel and quartz countertops - we just needed a safe, basic place to live. Unfortunately, MSC priced us out and treated us like our budget (not their insane 10%+ annual rent increases) was the issue.Some of the renovations were good quality, but corners were cut in other spots (pics attached). Its also clear the renovations did not fix underlying health/safety issues (like ants crawling out of the stove outlet, bugs crawling up the bathroom drain in the summer, mice in the kitchen, or the electrical short in the second bedroom).To add insult to injury, an MSC rep called us several months after we opted not to renew, to ask if we could consider renewing, and inappropriately asked where we were moving to. This was a clear attempt to gather information on local competition and to get us to rethink our decision to find better value elsewhere.MSC executives would rather blindly follow the suggestions of pricing algorithms rather than work with long-term tenants. MSC is contributing to skyrocketing Charlottesville housing prices and gentrification, and their prices are actively driving graduate and professional students further out from the city and its resources. I cannot recommend them.

I have lived with msc for a semester now and I love them. I have resigned for next year and it is great quality. I am living with them again for next year. Tom is helping me out here and he is doing a great job for the company.

Living with MSC has been great. They take amazing care of their properties, they are always responsive to requests for help and feedback, and they are very flexible. The Madhouse is a great place and very welcoming. I needed an apartment at a fairly last minute point in time, and I was able to find a lovely two story townhouse for a fair price without hassle thanks to them. And this was moving from another state! I was finishing up my last year of doctoral training, and MSC helped me do so in a home.

MSC has the best locations in Charlottesville. The staff is always extremely professional and respectful! 100% recommend if you want the best possible living experience.

This is my second year living with MSC and I am incredibly impressed with them! I have lived with other housing companies in Charlottesville that are geared toward students, but MSC knocks them out of the park with their customer service and responsive maintenance. Although their apartments are great for undergrads, they are great for grad students and professionals as well! When I decided to live with MSC during grad school, Tom was able to help me find an apartment that suited my needs and send me a lease in less than 48 hours when I was waiting weeks for responses from other apartment complexes! They also have a lot of events to foster community and tons of amenities that other apartments companies in the UVA bubble dont like pools and a clubhouse!

Tom Tran helped us through the lease process and was available to us by phone even when away from the job in another area in Virginia. He was transparent and very clear and respectful! We just signed the lease and love the place!

The 12 Twelve Apartments by MSC are a great place to call home. The leasing agents, property manager, and maintenance staff have made this move in easy, fast, and into a clean, prepared unit. We are kept informed of changes or scheduled maintenance via e-mail. Repairs have been promptly resolved within a couple of days. Dean and Brie have been wonderful in answering questions and preparing new leases. The only reason I cant give four stars is the price point of rent but we are equal to other quality apartments in town. Were so glad to call this home!

I lived with MSC for two years and had a great experience with them. Oxford Hill was a great starter apartment with a good amount of space and good working applicances. In Ash Tree, there is so much living space, awesome applicances and flooring with carpet, and a lovely deck space. The pools should be better maintained but they have an okay gym with free printing which is great. They host free food events during finals and food truck events. Additionally, they have reliable maintenance services.

Maintenance and office staff are responsive and professional. Overall a great place to live. Had a couple issues with the apartment when moving in but the maintenance eventually stopped by and fixed up everything.
