The worst place to rent from for UVA students. University apartment was a nightmare to work with and literally had to push for legal action to get them to do anything.I had noise problems from downstairs from Fri-Sun 6pm-4am constantly that was shaking our entire unit. Rather than fixing the problem they made it worse by disclosing which that our unit was the ones filing the noise complaint. Leading to them showing up to our door drunk and intoxicated arguing with me. This went on for 8 months, until legal action was put on the table which was when they finally took action.My advice is not to rent if possible from University apartment as they are unwilling to follow their own lease, and will try to pull anything to deduct from your security deposit.

Absolutely terrible and greedy organization.They will not work with you to help you with your financial situation or allow you to re-negotiate a pre-signed lease, especially during an unforeseen situation like the pandemic that really messed up a lot of students. When I tried to negotiate with them cordially, they immediately threatened to take me to court AND report me to the honor committee (they claimed re-negotiating the lease was a violation of the honor code).The property managers for the most part are incredibly rude and dismissive. They do not care or respond in a timely matter to your needs. My heating literally broke over Christmas break because one of the property managers decided to leave it on after showing my apt off (I still had to pay this bill). It was literally 40 degrees in my apt when I returned, and after I called the office THREE TIMES did someone finally respond the NEXT DAY. I was so furious and it is apparent they DO NOT CARE about your health and living standards. If I was a working adult at the time with the energy and financial means to defend myself, I would sue them into purgatory.They only respond quickly and aggressively when they can make a profit like demanding you pay for something. They will take their time and ignore you if its something you need and they have to pay for. Their property managers are literally bullies and lackeys for their mafia-boss landlord, threatening students in a way comparable to a low-level extortion racket.I recognize the names of the few positive reviewers who are literally the property managers themselves trying to artificially boost their ratings. Please, please, PLEASE rent with someone else- they literally brand themselves university apts to cheat and take advantage of young college students with little adult experience and little ability to negotiate and defend themselves in financial and legal affairs. AVOID AT ALL COSTS.

We have had nothing but the WORST experience with this leasing company--lack of communication, accountability, or competence.From maintenance requests that never get resolved over months, to electrical/fire hazards in the apartments that they blame on previous tenants (but this is no excuse, they are completely liable for the state of the property they own). From the lock to our patio door being busted and finally having to repair ourselves after weeks of waiting, to the apartment not being cleaned upon arrival despite confirmation it would be. Though they take a hefty amount of money as a cleaning deposit, they also make you move out a week early from the end of your lease (while you are still forced to pay rent and utilities) to use that cleaning deposit to clean and repair the apartment (which from our move in experience doesnt do anything). They even tried to charge us for the first month of wifi even though they did not have it set up--thus we went without internet for weeks.Honestly, going off of previous reviews I fully expect them to just steal our security deposit because of the shape they left the apartment in upon move in.Hindsight is 20/20 and I would recommend to NEVER sign with them. While there are so many more tales of the lack of accountability, professionalism, or ethics displayed by University Apartments, Ill just end with this: @ UVA students, avoid at all costs.

If you lease with University Apartments, CONSIDER YOUR SECURITY DEPOSIT GONE!We were very clean roommates, leaving our place better than we started out. We even shampooed our own carpet and painted the walls! But they ended up taking the entire security deposit for unknown reasons! Also, you do not want to have accidents! They will attempt to blame and charge you for any repairs, even for ones caused by their negligence! Happened to a neighbor as well!DO YOURSELF A FAVOR AND FIND HOUSING SOMEWHERE ELSE! OR YOU CAN SAY BYE BYE TO YOUR SECURITY DEPOSIT!

Do not recommend to live with this landlord. They try all means to blame you for the repairings and ask you to pay it. ThINGs to PAY EXTRA ATTENTION, if you do not renew your lease, they ask you to vacant your rental place a week earlier and still have you to pay rent for that additional week. This is super ridiculous and why do I have to pay rents for a place I do not live any more.

My daughter and her roommates had a misunderstanding with the lease. Derrick was very responsive and helpful in resolving the situation. University Apartments is a fair company to do business with.

Really expensive apartments, parking costs roughly $200 a month if you buy a pass, electricity not included, the landlord isnt great, and they dont offer any recycling pickup.
