Have been living here since the past one year and have a pleasant experience. It’s a decent place for stay and one main plus point is that they have spacious elevators in the buildings which makes move-in/move-out easy. Even the management team especially, Joshua and Amy Boyers; Tim from Maintenance team are quick to respond to our emails and queries.

Management at this apartment is sub standard. The only time residents hear from the the management team is when being reminded of policies in a not-so-friendly way. Also, the atmosphere of the residents seems very grim. People do not seem happy to be there. Out of nine months living there, my wife and I were not excited to be residents. The apartment itself is nice, but overpriced for the experience we were hoping for. Never felt like home. Amy could be doing much better as a manager to foster an environment where people feel welcome comfortable. I WOULD NOT recommend this place.

The whole team at Fifth Street Place are always friendly and helpful. The apartments themselves are stunning. Modern yet cozy, the units are a great canvas for whatever style of decor you prefer. The amenities are beyond. A pool and grilling area that is always clean and inviting, a clubhouse with tons of space to play a game of pool or poker, and a gym great for getting in a workout! It’s location is key. It’s surrounded by beautiful forest, close and easy access to I64, to grocery stores and restaurants, and to UVA. Our family has lived here about a year and a half and we absolutely love it!

Ive lived here for about 3 months now, and its been a great experience overall. It is by far the nicest apartment Ive ever lived in, but it is also the most expensive (but thats expected really). The apartment buildings are all relatively new construction, and have modern layouts and new kitchen appliances. The bathrooms have lots of counter/cabinet space, and spacious showers. Theres always lots of parking. The location is close to UVA and downtown (too far to walk, but a short drive). Included in the rent is a Trash Butler service, wherein you simply place your trashcan outside your door at night and someone will come and collect it. This is a convenient perk, and I didnt even know about it until after I moved in (they could do a better job advertising this!). The only thing I can really complain about is that there were no overhead lights in both bedrooms and the living room, and they would not install any when I asked. This seemed weird to me since this is such an expensive place, and lights are comparatively inexpensive. I ended up purchasing and installing my own overhead lights (which I will take with me when I move out), but if you dont do that, youll need lots of lamps to avoid living in the dark. The leasing consultant Josh was very courteous and responsive throughout the leasing process.

The hallmark of what makes an apartment community a great place to live, is how good is maintenance. I know the supervisor, Levi. He is a conscientious and hard working person. He has always been a “get ‘er done” person - no complaints. But he is also going to consider efficiency in operations and seek to train, not just delegate. As a result, his team is top-notch.

What Ive found important, especially in these past 6 months, is the heart of this place. Theyre always looking for ways to help, be it a shared closet, a lost cat, even just friendly words of togetherness. Its a loving community that reaches to each of the neighbors. Imagine: everyone here has a pet or three. My neighbors are filled with love and joy, and it only further highlights the happiness of living in the this community. Its a joy to be here.

Review №30

Im really disappointed to have to write this review, and first want to say it doesnt reflect the other tenants in the community (only reason why it is not 1 star). I lived in a 1 bed for a year, and when my husband joined me we moved to a 2 bed. The condition of the apartments were maintained fine and maintenance team was responsive, but honestly that is to be expected with the price of $1580. The walls were thin, so Id recommend a top floor apartment if you dont want to hear footsteps on your head/conversations/cabinets and doors opening and closing. So the main reason I am writing this review is as a caution to current/future tenants when it comes to move out. Our first obstacle came when we went to break our lease, they tried charging us an extra $790. (We knew we would be paying 1 month extra, but they tried to charge us 1.5 months extra). They noted the early termination NOTICE day to calculate the fee. Not the new move-out day. So if you had 6 months left on your lease when you put the notice in, they would charge you WAY more than you if you were actually moving out with only 2 months left. Nowhere was that stated on the lease, and we were stiff-armed when we pushed back. Thankfully we were able to resolve the issue because we didnt give up on it, but I wouldnt be surprised if they try it on someone else again. The second issue came during move out. We were sent a lengthy itemized list of everything that needed to be cleaned in the apartment with the prices of each next to it. Great- we took great care of the apartment and didnt mind spending a weekend to do a detailed clean after we moved out. But the next week, we get sent an email:“Unfortunately, the carpet needed to be replaced in your apartment. I have attached copies of the picture. Total cost to replace the carpet was $875.00. You were charged $525.00 for the carpet replacement.  Please remit payment within 7 days. After 7 days the account is completely closed and will be turned over to collections. You will be able to pay through your resident portal.”I’ll attach the photos in question to the review. Turns out, they use a UV black light on carpets, and found a couple stains that were so incredibly minor, not only were they invisible to the naked eye (until ripping the carpet up/using a black light), they could have been treated by simply cleaning it. Give me 10 minutes with my bissell and it could have been fixed. In no way does that justify replacing ALL the carpet in the apartment and charging us for it after the fact. They claim to be pet friendly, but rest assured that if you have pets, they will use them as an excuse to replace the carpet after you move out. We did try to reason with them by stating the following:Under § 55.1-1226 of the Virginia Residential Landlord and Tenant Act, a landlord may not hold or charge tenants for everyday wear and tear. A carpet, as other assets in a rental property, is subject to normal wear and tear, and tenants are not responsible for such damage. If the stains are large, the landlord may only charge the former tenant for the cost of cleaning the carpet, not replacing it. In this case, as shown in the pictures you sent the stain on the carpet is not only incredibly minor but can barley be seen by the naked eye. This issue could have been resolved by simply deep cleaning the said carpet, but it seems it has been wrongfully attempt to charge these tenants for the full cost of the carpet replacement. Besides said stain, it does not seem that the property was damaged in any manner. Lastly, the stain was so incredibly minor that it was only visible after a black light was used in the apartment....In the lease agreement, nowhere in Section 16 Liability for Damages, Injuries and Cleaning of the lease does it state that the tenant will be responsible for entire replacements but rather the provision is limited to “cleaning, de-fleaing and deodorizing.”Naturally, we were stiff-armed until we paid. My advice? Before moving out, buy a $10 black light on amazon and save yourself from buying them new carpet.

I have lived here for 7 months now and when I first moved in everything was awesome but when bell partners took over management if this complex everything has seemingly gone down hill. Now that I have been here a while and had issues concerning mold and water intrusion (building 5) have taken two and a half months to be addressed. (Issues still pending) The fix for the MOLD was to dry it out spray bleach on the mold let it dry some more and seal it off with foam insulation. They also left the molded insulation in the wall and I have untill recently lived with two holes in my wall. (Now just one hole) I believe MOLD is a serious issue and should be addressed appropriately not just covered up and hoped to not grow more mushrooms out of my cabinets. The maintenance team although nice leaves a mess for me to clean up every time I have called then in to fix an issue. I have had nothing but patients with management. This complex is to expensive for me to feel like living in the unit is a hazard to my health. I do not want to invite guess over due to the issue and do not feel like this is a safe unit for my daughter to visit. In addition the finishing touches on the apartment seem to be missing as there appears to be mud on the trim of the windows and plaster of the walls crack very very easily. I recommend an in depth inspection in person of the unit before you make a final decision to move here and make sure you are extremely satisfied before moving in. I am extremely dissatisfied with this place and plan on moving out as soon as possible. These apartments look very very nice but do not be fooled by thier beauty they do have hidden issues that are easy to overlook. Also the walls are paper thin and I can hear my neighbor walking/opening drawers all the time. I have even heard whole phone conversations.

After 2 months of living here I cant recommend 5th street place due to noise transference. When I came for a tour I asked how the noise was and was told weve had no complaints. That was an unfortunate reply. Its understood when living in an apartment complex that you will hear the people above you and beside you to some degree but please do your research. They should make it mandatory for tenants to put rugs down in living room and kitchen and be more conscious of your neighbors. Music is the worse especially the drone of base and repetitive rhythms. It permeates the entire apartment no matter how low the volume.People are just trying to live their lives during a very challenging time. We have to try to remember we are in this together.

I really enjoyed my stay at Fifth Street Place. From the very beginning Zahriyah (Z) has been amazingly helpful and informative. She really made the move in process super easy for us. The apartments are amazing and I think everything is kept up really well. Its super clean here which I think says a lot about the residents, maintenance, and everyone in the leasing office. Speaking of maintenance, Tim is awesome. Even though our puppy barks at him, hes still really nice! (lol). He also is super on top of maintenance requests (weve only had one or two). He assesses the issue and solves the problem quickly and efficiently.Sadly, I didnt get to enjoy most of the amenities, BUT they look great if that counts for anything. However, despite the current status of the world, think everyone in the leasing office did an amazing job at keeping the residents involved (without being super annoying). Between the bingo games, the supplies that were given out earlier in our quarantine, and the numerous food trucks coming through, I really felt like a valued resident and it was all very much appreciated.Ill be moving out of the state, but I gladly would have renewed my lease. These apartments are some of the nicest and the most modern apartments in Charlottesville that are affordable.

I don’t normally utilize google reviews but I had to make sure I shared my story with everyone who would come across this living space. I am a graduate of the University of Virginia and was both thrilled and nervous when my little sister decided UVA would be her home for the next 4 years. I say this because of my own traumatic & negative racial experiences while at UVA and the current political climate of this country. I really do love Charlottesville, the food, the things to do, some of the people but something still didn’t sit right when my little sister, a Black woman, told me she wanted to follow in my footsteps. I did however want to fully support her and so we visited Fifth Street APTS as an option for her to live after moving off Grounds. We had the pleasure of being greeted by a young lady named Zahriyah. Her warmth and dedication to her job instantly reminded me of why I loved Charlottesville. Zahriyah was patient with all of our questions and she really knew her stuff. I was impressed. She mentioned nearby places to eat, community organizations, & transportation. She reassured my concerns about safety and having a diverse community for my sister to live in. The kitchens are to die for!! Gorgeous! My little sister has a food blog and is so excited to make her YouTube videos here. Thank you so much Zahriyah. I will remember her forever and I am glad my sister will have a familiar face to greet her and make her feel safe every day when she moves in.

The clubhouse is modern with great grills and pool. The trash valet is a really nice perk. Maintenance is always very quick to respond. I would definitely recommend these apartments. However since the management change there has been a lot of confusion on the administration where they have told us that we owe money we already paid, or when just moving in they would say the rent is this price then in the next conversation have a different price, they also have “lost” documents and made us come down to re sign paperwork. If you do choose these apartments just ensure that you keep meticulous records on your own end, they come in handy. Amy comes off overly threatening and rude initially but the ladies in the office are very nice to work with and help you sort it out and everything simmers down when we show the proof. However if we were not meticulous record keepers we would have probably paid significantly more money to the apartment than what we truly owed.

Scam. Im an ICU RN and picked this place out of proximity to UVA Hospital. Right from day 1 I had nothing but issues with this complex. I had mold in my closet, somehow there was always bugs in my apartment, and management was the absolute worst. I lived there for just 1.5 years because I couldnt bring myself to even sign for a second full years lease. They did not return my security deposit on move out (claiming some excuse), and charged me another $400 at move out. AND over a year and a half AFTER I moved out, I received an email stating that I still owe them $600+. They gave no explanation for charges. Luckily I have proof of paying damages at time of move out.Stay away if possible, its a scam.

Things are looking up here at 5th Street Place. All of the amenities are open with no restrictions. The management has posted signs about the pets being picked up after and watched and for the most part folks are doing their part. The trash is being picked up more often even though people still put it in the wrong place. There have been so many fun activities for the residents this summer. We have had movies by the pool -with popcorn and soda! Late night swimming is so cool. This week we have SHARK trivia and coloring contest. Theres been a collection for the SPCA and every donation earns an entry in a raffle. Saturday we can get our cars washed for only $5. What a deal! Im having a BLAST! Thanks Amy, Josh, Levi and Tim.

My actual apartment is super nice, and the staff including, the girls in the office and the maintenance guys, are all really helpful and sweet. However, I live in an apartment for the amenities. Its now JULY and the pool still isnt open. Weve only been updated on its status once, and have been told theyre hopingto get it finished within the next week or so. At this point, I wont be surprised if it wont be a thing until next summer. Our compactor for trash still isnt finished, so many of us get to enjoy the view of two lovey dumpsters from our porches. Half of the parking lot is still blocked off due to construction that appears to not have made any recent progress. Also, the power goes out here often - its been out at least five or six times already this summer. If youre at all like me and here for the amenities, Id encourage you to look elsewhere. Im sure once everything is finalized and put together, this place could earn itself five stars. As of right now, I along with other many people are paying A LOT of money for things we were promised and havent received. Dont make the same mistake.

This place is beautiful. I love the walk in closets and the color scheme of the apartment. The walls are very thin and I can often hear my neighbors watching tv or even talking. However, nothing too awful. Sometimes I have trouble with the water/sewage system. Where my bathtub, kitchen sink, and dishwasher get backed up. I’m not sure if that’s something I’m experiencing only in my apartment, or if it’s an overall issue for everyone. I’ve called maintenance a few times. They’ve come twice to drain my bathtub. Most importantly, I feel safe and happy in this community.
