They are very understanding, they are not just property management company, they go above and beyond by checking in to see if it’s anything they can do, to make your stay pleasant, The property manager Mrs Washington, is always available when it come to problem solving, to better serve you as a tenant, and always shows interest in how they can help my business, by spotlighting us, we never had a business directory up , and as soon as they took over boom it happened, the outside cleaning staff keeps the property well groomed, the maintenance staff are always on point, My experience so far has been outstanding and I can’t wait to see what these years are going to bring.

When I was looking for apartments to rent, the staff at Woodard Properties was great. Hez was friendly, knowledgeable and patient with me as it took time for me to complete the paperwork. Im a rather eccentric person with an engineering job and kept forgetting paperwork. Hez and everyone else at Woodard were friendly and fantastic. I now have a new apartment.

. Last week we had an incident happen to our store front for the first time in the 15 years we have been open. It happened in the wee hours of the morning and I thought that I, alone, was going to have a major clean-up. Lo and behold a young man named Lewis Jordon with Woodard Properties shows up and made Trojan efforts to assist me as though it were his own place. Of course, during the couple of hours he was there I heard so much about the competency / capabilities of some of the other Woodard maintenance team that when they showed up to see how things were coming along I knew who they were ... especially Gregory. As long as I have been working with maintenance people, I have known few that were as committed to efficiency and excellence. Woodard properties is lucky to have Lewis ... and the maintenance team ... and so was I!

I really love the loft set up of my apartment. This has been specifically helpful for the pandemic since we stay home most days. The apartment building is very quite and generally safe. Additionally, I appreciate the various amenities I have including a washing machine, dishes and compost/recycling bins. I think that the location is really great- I am able to walk to most of the places I need to get to. Lastly, I love that the rent is consistent this year and next.However, I have had some issues with my apartment. My toilet randomly backs ups, or like the water will run brown. One time my dishwasher just leaked overnight. The staff are super responsive and always coming, but they never find a permanent fix, and they do expect you to pay for maintenance of your toilet.

Greg was fantastic! I called emergency maintenance at 6pm on a Friday to report that our AC wasn’t working right and he was here by 7pm to put portable units in all of our bedrooms. Couldn’t have asked for a better experience especially on such short notice!

The leasing office staff are SO helpful. They are quick to answer the phone and assist you. The apartment I stayed in was lovely. Before moving in, a staff member gave me a wonderful Skype tour (which was great because Im from Texas and couldnt come up to visit). I am sad to move as the place and staff were lovely. I will enjoy the memories in that apartment that my husband and I hold.

Our apartment has had serious leak issues that has ruined our carpets and created a horrible smell and it’s happened multiple times, and they claimed to have fixed it but it keeps happening. There’s also a bug issue, and they did not care or seem interested in making accommodations for us.

There we were, 7:30pm on a Sunday. My fiancé and I just got home after a nice business trip and were excited to just sit back with a beer and watch WandaVision. Turned out while we were away, the toilet sprung a leak and it flooded our bathroom and dripped through the kitchen ceiling. In came our hero, Lewis Jordan. He responded to our issue asap, showed up with a smile under his mask and was very personable and friendly. He explained what he was doing and why, and what the next step in the process was. He left at 9:30pm and was still as nice as he could be, explained how the dehumidifiers worked and told us hed be back in a couple days. Lewis, youre the man and we cant thank you enough for coming out so late and having to deal with this issue.

THEY STOLE MY APPLICATION FEE with the ol bait n switch, right out of Glengarry Glen Ross. Printed flyers claim availability of $550 apt, so I apply for that, sending along my $40 application fee. On the phone it is revealed that apt ISNT ACTUALLY AVAILABLE but how about one for HUNDREDS A MONTH MORE? Classic! What cheap old school swindlers. Below, the agent who robbed me. (And, no, they never reached out to me or refunded my $40 as they dishonestly claim in their response.)

I am extremely disappointed in the experience I have had here. I am appalled at the cleanliness. When we moved in, there was a copious amount of mold in the kitchen as well as in each bathroom. We submitted work orders and tried to clean but had no luck in resolving this issue. Sometimes the water coming out of our sinks is black! Even though we do our best to keep the doors and windows shut and the apartment clean, there are always bugs. There are even rodents in the walls! We were told that our apartment would have 2 parking spots which were included in our rent. Unfortunately, there are never enough parking spots so my roommates and I routinely have to park about a mile away even though we were promised parking spots. Wifi was supposed to be included in our lease. However, the wifi is truly atrocious. This is especially disappointed during this time of social distancing and online classes. My roommates and I regret signing a lease here.

Do not sign a lease here. Woodard properties cannot be bothered with trying to fix issues at their apartment complexes. Their extreme negligence has caused me, my roommates, and other residents a great deal of stress. I am forced to risk my life and the wellbeing of others during the COVID-19 pandemic to find adequate wifi since the wifi at my apartment is too poor to take my online classes. Numerous residents have complained about this issue but Woodard properties has failed to resolve anything. Moreover, the apartment complex is loud which is not conducive to online learning. Instead of fixing the wifi, Woodard decided to allocate its resources into doing noisy landscaping! The package room is unsafe as we have had packages stolen and Woodard refuses to look at the security footage. DO NOT SIGN A LEASE WITH WOODARD PROPERTIES!!!

Leasing with Woodard has been one of the worst leasing experiences Ive ever had. I cant claim to know anything about their office/professional (shoutout to Siporah, looks like shes doing a phenomenal job) leasing experience, but as a resident of Woodard during the COVID-19 pandemic, it increased my stress levels exponentially during a time when I, and other residents, needed to be supported.At the end of the Spring 2020 semester, I can excuse Woodard for not being prepared for the increased load on their WiFi network. However, with the announcement of remote classes in the Spring, Woodard waited until WINTER BREAK to properly upgrade all the routers in my complex. At the start of the semester, my WiFi kept me from engaging with my classes during a time when it was already incredibly difficult to engage with my classes. My apartment and I had to shell out for our own WiFi services, on top of the jacked up required fee from Woodard. We are not the only apartment that felt the need to do this, as evidenced by the multitude of colorful WiFi networks named Woodard Sucks, Wuck Foodard, and others that are far more profane.My apartment, and the apartments of a few other Woodard-leasing friends, was not cleaned prior to move-in. The appliances were not checked to make sure they operated correctly (my oven is perpetually at least 15 degrees hotter than the temperature indicates, and my fridge has produced moldy ice since I moved in). Despite Woodards own policy that only one resident could pick up keys, residents were not able to update their move-in reports as they moved into different rooms, making it impossible to get facilities cleaned as promised in the lease. Even if we were able to update the cleaning list, it would have been a stressful experience having strangers in my living space during a pandemic. The things Woodard did fix happened without advance notice, which was an awful experience when I wasnt even having friends in my apartment. Some of the complaints Ive listed, though disgusting and inconvenient, are just not worth the stress of Woodard sending someone to retrospectively fix when they should have been done in advance.Overall, it was a terrible experience. I did not renew my lease, because even though I loved the building, the management felt like it wasnt responsive during a time when students and other residents were struggling with countless issues on top of the regular leasing ones. At a time when Woodard had a responsibility to step up and make sure it was ready for its residents before move-in, it fell alarmingly short.If I could go back and change where I signed my lease, I would sign at Wertland Square or Grandmarc. Its a little pricier, but Ive heard positive things from everyone who lives there. Wertland Square is where Ill be living next year.Also: take the incredibly positive overall Google rating on here with a grain of salt. Woodard guilts residents into deleting their posts. This has happened with many of my friends. On the bright side, they respond very quickly, even if the responses arent helpful.

If I could give negative stars, I truly would. The Woodard rental agency may be one of, if not the most, unprofessional rental agency in Charlottesville. They truly try to take every single penny they can from you, even when it is completely unreasonable. I was a commercial renter for a decade until COVID forced the shutdown of my business in July, 2020. Due to the nature of my business (music rehearsal and recording space for local bands), I had worked closely with the property management staff to keep the other properties around me happy by installing sound baffling at my own expense, and even limiting the hours of my studios operation so as not to disturb my neighbors during their business hours. Given this long relationship and my willingness to be a good neighbor to other renters around me, I sincerely wish that there would have been more effort made to help me save my business through deferred or reduced rent when government programs were sapped of funds so quickly in the spring of 2020. Instead, they offered to help by dissolving the lease agreement (to be fair, they waived the fee to end the lease early) so that they could turn the space over for another renter to take my place, but then chose to enforce the provision in the lease that required me to continue to pay rent on the space that I no longer occupied until the space was rented to a new client. There is no more helpless feeling as a business owner than having to pay rent on a property that used to house your business using a credit card because you are now broke because the company youre paying made no effort to help you during a global pandemic. Asking for help in a crisis and getting nothing in return after ten years of business felt like a massive let down. I hope that they show an elevated level of professional courtesy and human compassion to other renters who find themselves in similarly dire straits in the future.

I rented an office with the help of Tanashia Washington in April 2019 but had to leave due to COVID in April 2020. Unfortunately, I had just signed a lease for another year. Tanashia was able to remove the fee for getting out of the lease but it took both of our efforts to finally find a new renter and for those 6 months, I did have to continue paying for the office. I was grateful that Tanashia eventually found a new renter. She is very professional, good-spirited, and easy to work with. Upon moving in, some of the improvements we had agreed upon were not made in a timely manner, but were eventually made, although I had to keep pushing for them. This was a disappointment.

If you are a UVA student, Woodard Properties is a great property management company to rent from. I have experience renting with three different property management companies in Charlottesville as a student at UVA - two of the property management companies I rented from were really awful experiences, but Woodard Properties was great! They were really responsive to any concerns I had about the property and made sure that the rental unit was well-maintained. The people at the office were always nice and available, and they even host free pizza or bodos events. I would definitely recommend renting from Woodard Properties, especially because other property management companies in Charlottesville tend to take advantage of the fact that UVA students are inexperienced and not long term renters.

I lived in at Camden Place for two years. When I first moved in I noticed a few things different from what I had expected. First off, on a positive note the apartment had a massive living room and kitchen. Then I immediately noticed a few not so great things, including the outdated appliances (super small dishwasher) and that in the bedroom the ceilings were almost comically low. Now these details I chalked up as my fault, I had not been a position where I could have toured the apartment beforehand. There were some things I was willing to not question because of that.About a month in however, other things soon became noticeable that were less acceptable. The apartment seemed... Too moist. It was very strange. I began noticing small patches of green mold forming on walls that were attached to the underground portion of the apartment. The bathroom had ZERO ventilation fan and would mildew like mad even when you left the (almost impossible to open) window up. Leaving this window up by the way, was not a novel idea considering there was no screen on it and so when left open during the duration of a shower there was always a concern of bugs coming in.Realizing that mild amounts of mold and mildew were the tenants concern as per the lease (whatever could be wiped off the walls with a rag and some solution) that began to be my routine where in if the amount seemed excessive I would put in a service issue. They sent down people to remove the mold. One of these times I overheard a maintenance man tell a woman from the office that we really would need a dehumidifier. I never saw this man again and neither did we see a dehumidifier in the next coming months.The worst mold by far was our bedroom closet. It was so particularly bad in there that I ended up leaving the doors open 24/7 because it needed constant airing out. A good while into our stay after some particularly bad rains I noticed that there was mold in the closet, again. I went in to wipe it up and with the barest of pressure the walls began to crumble down. You could easily stick your finger through the dry wall like you were poking through sand.I immediately contacted the office. It took them around two weeks to fully finish the work in the closet and the pantry (where the walls were taking a similar turn). During this ordeal I was constantly asking for a dehumidifier and when it finally came I was around 1.5 years into the lease.Then the flooding began. I will admit that the rains that summer were monstrous and unpredictable. One day I left to grab dinner and the rain was really bad. I was concerned, but mainly about our front door flooding because the drain outside sometimes gets clogged with leaves and so I rushed home.The first thing that greeted my eyes was water, coming from the kitchen floor, the bedroom closet, the living room window and walls. Worst of all it was coming out of a socket in the living room. I dont even understand how that happens, but there it was.I was understandably upset, but I collected myself and went to the rental office to report the issue. When the maintenance man eventually went to the apartment he mopped up what we hadnt been able to get with our towels and just told us that it happens sometimes and to deal with it.Then I heard a different story from another maintenance person, that the pump that was supposed to keep water from building up had failed.With 2 months on my lease left I didnt want to break my lease while in the process of moving.Every time it rained, little or a lot we had flooding. Our kitchen floor turned green in spots, our cupboards in our kitchen began to leak.And each time I would report, I was met with indifference.There were no attempts to move us to a more inhabitable unit, no offers to transfer our lease to a different apartment.In our duration there we also encountered a staggering electric bill given the size of the unit, a leaking fridge that took maintenance almost a month to sort out, a constant ant problem that was coming in from the same places where the water was coming in.

My family and I have been with Woodard for almost five years now. It has been a great experience and the staff are always friendly. They have great up keep on their properties and if a tenant needs a fixn they are on it! They continue to dress their properties with nice plants and trees and also trash pick-up around the building. If youre ever looking for a place to live in Charlottesville, please do not rent from Woodard Properties. What started off as a very pleasant leasing experience turned into an absolute nightmare after we had 6 INCIDENTS (that I know of) of theft, burglary, and vandalism in less than 30 days. The location of the building is right downtown in a well-lit, well-populated area. There was no excuse for these incidents other than sheer neglect from Woodard in securing the premises. After the 4th incident, I went to the office to speak to the leasing manager (Amanda). During this conversation Amanda 1) admitted that if the property was student housing their response wouldve been different towards the situation 2) admitted she actually had never even been to the property herself and 3) they offered for me to move into another one of their other apartments since I was feeling unsafe. I considered moving into one of their other properties (and extending my lease term), but when I called to ask them some clarifying questions about the property I was THEN informed (not during the walk through) that I would have to pay them an additional security deposit (on top of the $400 they already had from me), AND a mandatory $350 cleaning fee at the end of their 5 month lease term. Either that night or the next night (I cant remember) the building was broken into AGAIN. I emailed them back asking if they would allow me to leave my lease term ONE month early due to the fact that, at this point, I no longer felt safe in my apartment or the building. I was told they were unable to accommodate me leaving early, HOWEVER, I could leave my current lease only if Id like to sign a new, longer, and more expensive lease with them :) Amanda also said in an email that they cannot dictate how you, or the other residents in the building, feel or respond to this situation in response to me stating that I was fearful of my own living situation after 6 BREAK-INS! SO, for your own sanity and peace of mind, rent with literally anyone besides this company. I have all the receipts if anyone needs them.

I have been a tenant of Woodard Properties for two and a half years. Kyle found me the perfect apartment after two showings, and it is definitely the best apartment Ive ever lived in (this is #6). He also helped me when I needed to break my lease after deciding to buy a house. He was quick to respond to all of my questions and even helped me find someone to take over the lease! As I am not a resident with any Woodard Properties, my company, The Gym Source has been dealing with Woodard for a number of years. I personally have worked with Sarah Daley recently on a new property and found that Sarah and the staff to be extremely professional, responsive and forth coming in all aspects. I cannot imagine dealing with Woodard Properties would be any different as a resident. We as a company offer many different lines of fitness equipment, and found that Sarah and Woodard Properties were concerned about purchasing the best possible equipment for their tenants, not just filling space with basic, non-descript fitness equipment. Woodard is a wonderful property manager! They are quick to respond to maintenance requests, including building a new fence gate the same day as the request was put in. She showed us multiple locations/ units, which gave us a good idea of what our options were. In the end we settled on a location with a smaller unit that fit within our budget and gracefully met our needs. Great stuff!
