We worked with Robin Anderson and she was so helpful throughout the entire process, she responded in a very timely manner every time we contacted her and had a question or anything, she has gone above and beyond and made the entire process very easy and not stressful. I will definitely be referring people to go through her!

Robin Anderson was very professional and helpful. The original house we wanted went fast but she helped guide us to our new home. The process with her on our side made it so much easier. Every question I had was answered in a timely fashion. If it wasn’t for her we wouldn’t have found the house we are in and we’d still be look.

The worst company to rent from.We have lived in our house for 4 months+ and still have a list of items that have not been fixed since we moved in.It took 4 months to clean our greasy, sticky cabinets.Anytime we create a work order it takes an average for 5 people to fix one item. After 4 months we are still waiting on a screen door for our patio. they replaced the entire patio door and never finished the work. We still have a broken banister that could cut anyone of our hands.We have the wrong filter in our furnace.All of this after 4 months and still the list goes on.After moving in we had to shampoo our own carpets. We were never told their were smokers in this house and a film lies over all interior windows. The gas fireplace leaks cold air continually and had to be covered.

Carol Taylor was very helpful to our family in getting us into the home we needed. She was extremely responsive and tried her best to inform us of anything we may need. Carol has been very accommodating and patient while working with us. Thank you Carol!

Moved in the house that was dirty and in need of new paint. Carpets were dirty. We had no problem cleaning it. But when we moved out and left the place in much better shape and condition than when we moved in. The company still kept our deposit. Moral of the story: They will keep your deposit money

Im so livid with this company!***RENTERS BEWARE***this company has cut every corner they could. They rushed us to sign the lease to move in. They didnt have the house properly cleaned or carpets shampooed and cleaned as laws state they must do. My dryer has been not drying well I thought it was our dryer so I had a sears guy come out to look at it. I paid $200 for the appliance guy to come tell me the ventilation ducts are severely clogged!!!! THIS IS A HUGE FIRE HAZARD!!I then called invitation homes to find out who serviced/cleaned it after the old tenant before we moved in.*This should be done at minimum once a year to make sure there is not clogs and prevent fires. *With the leases being one year min. They are responsible to clean them out and the tenant has to maintain their cleanliness throughout the stay. Ie having them back out if issues arise .INVITATION HOMES DID NOT DO THIS EITHER. SHOCKER!!I have two children in the home and a house that was rented to me in a fire hazard condition from them.The lady said she doesnt see it was cleaned and then suggested I may be charged for a cleaning. Hahah you didnt do what you were supposed to do and rented a home in a unclean manor and expect others to pay for what you failed to do by law.Please people check your homes. By state laws it must be professionally cleaned including carpets and your ventilation system must be cleaned as well. After every tenant moves out before a new one moves in. Its not a favor its a law!!!This company has put my family at risk with the neglect of cleaning and maintenance of its rental.

The move-in was interesting and frustrating at the same time. We didn’t meet a human in person through the whole experience, even with the first “walk through”.First off, we put a deposit down for a house to rent, site unseen, but our lease was ending. So we chose a move-in day, signed some deposit papers, etc. Then we found out our house was ready early, which is great, but they told us we needed to start our lease within 4 days of the house being ready, which was almost 2 weeks ahead of what we planned! From the time they told us the house was ready, we had 48 hours to decide and sign the lease, and had to start the lease within 4 days. This was not stated ANYWHERE ON THEIR PAPERWORK but we were held to these stipulations. I almost called it quits but I didn’t want to lose my $500 deposit.The house was clean upon move-in but the carpets looked like they should have been replaced. They vacuumed them with a cheap vacuum and didn’t even clean the carpets. I know this because 1) the woman that lived here before us must have had blonde, curly hair, 2) I vacuumed and had to empty my vacuum 3 times by the time I was done, and 3) the downstairs carpeting smelled like dog pee. I shampooed our own carpets just to get that horrid smell out. In those 2 weeks they had the house “ready” early, they should have replaced the carpet, or at least shampooed it!Besides that, they nickel and dime you for everything. They say you can sign up for auto-pay for your rent but it’s a 2.5% fee or something which is a ripoff! All of our utility bills (minus PSE) is through a different company to pay through and it’s $10 extra a month. A month!! I also hate the monthly pet rent. Our cats don’t work to make that extra income.It’s ok living here, but can’t wait to move because I can only bet our rent will go up once they try to renew it.

DO NOT RENT FROM THEM! They are scammers, and they treat their tenants horribly. Living in that home was one of the worst years of my life. We literally call it the nightmare house. And we ALWAYS paid rent on time. They literally expected us to do intense heavy duty landscaping due to the stringent HOA we lived in. They never helped with anything, and if they did, they charged us a fortune for it. They once randomly charged me for a missed maintenance appt that I 1) never made and 2) was home for at the time either way. Im so glad Im finally free from these house market hogs. Evil people.BTW - the only reason they have any 5 star reviews is because they make their maintenance people sway their tenants to give them 5 star reviews while theyre in their homes. It happened to me. And it was so awkward I just did it so he would leave!! They would have their maintenance guys show up unannounced, outside of appt time so they can spy on their tenants. The dude even admitted it when he was over. Notice how all these reviews are for this oleksiy guy? He was the one that did it to me too.Oh, and good luck getting most of your security deposit back. No matter how much work you put into making the home absolutely perfect when you leave, theyll find all sorts of little tiny ways to screw you over. I literally put so much money and effort into making the house be perfect and barely got half the deposit back.All you have to do is look this company up on the business better bureau to see how god awful they are.

Avoid it, unless you dont mind tossing away your deposit. Lived in one of their properties for a good while, and they were pretty responsive with issues with the house. No major issues with communication while we were there, other than always managing to misspell some of our names on contracts and taking whole months to get back to us. Now, during the moving out section, they spaced the house evaluation and began nit-picking at ***EVERYTHING***. Like, they wanted the house in a better condition that we received it. Mind you, we painted some patches, fixed a ton of issues around the house, had to clean when we first moved in, had to place plugs for sinks, had flooding from dishwasher, twice. And they began to pick. And pick. Hey, one remote for garage is not working. We called that in twice. Came, fixed one, broke the other. Hey, this wall has small specs. We need you to clean them. Okay. Hey, make sure you dust blinds individually. Hey, make sure you pick leaves even after youve handed the house, otherwise youll be flagged for that during inspection. Hey, make sure to get rid of this small line on the bathtub. We spent 3 full days cleaning the house, and painting. They still deducted from all of those things, regardless. Charged us for the drain plugs and the remotes even! And the bloody leaves outside! IN FALL. After we cleaned everything. Even after wed moved!! They promised that theyd look at previous tickets for things like the remote, and not charge us for the leaves. Let me tell you. B-S.In the end, we tried to contest most of it, but they ended only refunding 100USD more, and then stopped replying altogether. So, yeah. You make your choice. Good living with them, but forget about having a fair party with your deposit. And, no, Im not changing this review, Invitation Homes.

Do not recommend. Maintenance is extremely slow at getting things fixed (1.5 months after move in and then rescheduled). Home was not thoroughly inspected and repaired prior to move in. Back yard had literal garbage in it beneath the old grass clippings and coming up through the dirt.

Absolutely horrible company. Our property manager Jaqueline Rumens refuses to EVER answer her phone, return calls, or respond to emails. I have rotting flooring and literal roots growing under the carpeting complete with mold (which Im allergic to and have been suffering medically for the past 6 or 7 months now), all of which Ive sent pictures of to both her and maintenance, and they refuse to get it fixed or communicate with me. We even had an appointment specifically for this, and the maintenance guy pulled up front and cancelled the work order without ever coming in. I contacted her about this last week, but of course, she wont respond. Its been like this for the entirety of the time weve been leasing with them (since October last year). Look them up on the BBB website, theyve got the worst rating possible, received over 600 formal complaints, and have had class action lawsuits in place against them for illegal procedures. Thankfully looking into this helped me discover that over half of the lease violates Washington tenant laws and cant be upheld in court. I would highly recommend anyone and everyone stay away from this company or at least do their research before renting with them. If you see their other business pages reviews, youll find tons of fake reviews that cluster in at the same times about the same couple of people, and everything else is horror stories.
