For my first 2 years here at Overlook at Lakemont, I had a great experience, no complaints I was in a 2x1. But since I have moved into a bigger unit here I’ve noticed that I’m not valued as much as I thought. My new unit had a foul odor throughout the whole house including the outdated washer and dryer. I asked management if I could just use my previous washer & dryer from my last unit I lived in for 2 YEARS and they said no. I asked if I’m able to rent an up to date washer and dryer and they still said no. So now I’m left with a washer that has no place to put my fabric softener or bleach and it reeks of something I can’t even explain. I also had a remote to my ceiling fan in my old unit now in my larger unit there’s no remote. Stains on my mirror that maintenance ignored as well as my stove clock lights going out. I can’t even read the time. The list goes on with my issues in my new larger unit. I had high hopes for overlook but I don’t think I will be staying another year here.

I have recently moved into the Overlook at Lakemont Apartment complex and it has been everything I wanted, needed and more. Close to everything, parks and hikes galore, and two wonderful swimming pools for summer relaxing. The property management team of Josselyn Barahona and Alexis Wood are fantastic! They are very attentive and provide great follow through for any of your needs. Highly recommend!

Renovated units are nice and up to date. Never had any issues with management. Maintenance/service requests were handled quickly in my experience. My biggest concern was lack of parking. I paid $60/month for a reserved parking space, because I felt I had no other option. I genuinely have no idea where I would have parked my car if I didnt pay for a reserved spot.

I am extremely impressed with the property manager, Alexis Wood, and how much she cares about the property she manages and its residents. A maintenance emergency occurred in my apartment that could really only be described as a freak accident (definitely not the apartments fault). I was having difficulty communicating with maintenance. Once Alexis became aware of the issue, she called me personally and took care of the problem promptly. I could tell she was genuinely concerned about me and the issue in my apartment and wanted it resolved as much as I did. We love the location of this apartment and the property is really beautiful and well maintained. Alexis is the icing on the cake here!

We had very awful experience with this apartment complex. The main issue is continues disturbance from neighbors on the first floor that are using drugs on the playground right under my windows, wall shaking music until late in night. Management in a face of Alexis Wood was not able to dial with that in any meaningful way for a year - despite our continued reports, calls to patrol and 911. The only offer that they had for me - move out. Which we are doing this weekend. You deserve better.P.S. I have let office know many times, and have called courtesy patrol more than 10 times, twice called 911. Nothing really changed, improvements were all short lived if any. Through 1 year that we lived in the complex issue has never been resolved in any form.

I moved into overlook this past summer. The apartments themselves are beautiful! They have been recently updated and the price point in competitive compared to many neighboring apartment complexes. It is a great location, as you can walk to many parks as well as stores. There is also a beautiful pool!Parking is not really an issue near my building, but you have the option to rent out a space. I have lived in many apartment complexes and Alexis goes above and beyond to handle any requests/issues. Alexis is what makes this complex! The rest of the leasing office crew is also friendly and pleasant to deal with! :)Maintenance also goes above and beyond, handling requests always within the same day often times within hours of the request!! When we had a snowstorm they plowed the apartment complex before the main streets had been plowed!

I have been living here for a few years and I absolutely love my home! The layout and overall look of my home doesnt feel like I am apartment living at all. The interactions Ive had with my neighbors were always positive and the girls in the office are very helpful. Josselyn and Veronica have always been good at following up, answering all of my difficult questions and being a friendly face. At my previous apartments, it definitely felt like a business interaction with the office workers. But that is not the case here! I have always felt welcomed and invited, thank you Overlook! I would give you more stars if I could :)

SUPER IRRESPONSIBLE MANAGEMENT. I wasn’t going to leave any public comments about my bad experience while living there but this really triggered me. I moved out a couple months ago, and one of my friends delivered a package to the apartment. The deliver guy left it at the front door and my neighbor called rental office to pick it up. But when I talked to rental office about this, they said no one picked it up without even much investigation. Are you saying residents from Overlook stole it? Then that will be another reason NOT to live here. The package has my name and phone number on it, so it is easy contact me, but no one did, nor was the package returned to the sender. Super disappointed by how management is treating previous residents. (Not saying that they did a good job while I was living there).

I dont recommend for the below 2 experience i had while i was there for a year. 1) I left the apartment clean and they charged $275 for cleaning. I am okay to pay if they find any dirt in the apartment and I asked for picture proof however they did not and asked to pay that. I would like to dispute here, again this is not simple as 3rd party vendor and collection department are the next steps. :(. 2) The unit, i lived had the mold issue which caused respiratory issues to my family. The unit is poorly vented. Later I came to know the family lived in the same unit before us also had the same issue. I did bring that to the notice of the apartment, but they are less concerned. I dumped few my personal stuffs due to the mold build up on the closet. Liked: Maintenance is quick, neighborhood is good, management is average.

I have lived in many apartments and have experienced all that comes with apartment life. Personally, Overlook at Lakemont has been a wonderful place to live. It’s generally a quiet place that offers beautiful trails, areas for outdoor picnics, two beautiful pool areas, and an activity center with a gym. The unit I am currently living in has been beautifully renovated and I have no complaints.Perhaps the best thing about living here is the management. It is obvious to me that they truly care about their tenants and their quality of life. The management here at Overlook is much more responsive than I am used to. During the pandemic, many tenants have been getting away with breaking rules due to the eviction moratorium. Unfortunately, we got unlucky with some disrespectful neighbors. However, Alexis (the apartment manager), has gone above and beyond to try to resolve the situation. In any other complex, I would have been met with mediocre attempts to intervene. It cannot be stated enough how much I appreciate her efforts.Unfortunately, the nature of apartment life always means that you will have to put up with minor inconveniences (i.e., hearing neighbors, parking, etc.). However, all in all, I have had a better experience at Overlook at Lakemont than any previous complexes.I will say that the parking here is limited and would recommend paying for a carport or garage. If you are home before 2pm there will likely be plenty of spots to choose from. However, if you are home any later, you will be hard pressed to find a spot. Beware of parking in any spot that is not a dedicated parking spot or in a spot that is not yours as you will be towed.

I did enjoy living here, the apartments are modern and beautiful. While living there, maintenance was quick and helpful with issues. When they say the apartment is close to a bus stop for those that commute, its not. Its a very far walk away down the hill near the freeway. After living there, we have had not the best experience dealing with the aftermath of paperwork because we moved out new the start of the pandemic. The office did not handle the problem very well and has caused a month long issue.

Incredibly rude staff! I had a confirmed, scheduled tour of this complex and Alexis refused to tour me because I was TWO minutes late. I had driven 40 minutes and likely would have rented if it werent for her awful attitude and complete unwillingness to help or even offer to reschedule. It was very apparent she hated her job and assisting the public. I have read through reviews and she is the property manager??! Unbelievable! I hope the management company takes a hard look at Alexis because her customer service is deplorable and shes turning people away because of her behavior. I have never encountered such a rude person at an apartment building and again, she is the MANAGER!!

Lived here in a 2 bedroom, 2 bath apartment for 2.5 years and it was really nice.Complex: Neighbors and staff are nice and friendly. Theres always people walking or kids playing, so it really feels like a community. The seasonal pools and the rec room are awesome. The gym is well-stocked with equipment, and can get a little busy at peak times like every other apartment complex. The mail and package systems are really convenient so you dont have to worry about things being taken. Free parking is limited due to the # of apartments vs # of cars, so I highly recommend paying for a carport or garage if youre going to be parking after 8PM. We got a carport after a year and it drastically improved our lives. They do a lot to maintain everything, so you can expect regular chimney inspections/cleaning, building power washing, carbon monoxide detector checking, etc. from maintenance to keep everything functional and looking nice.Apartments: These are somewhat older buildings but theyve put in the work so they dont feel that way. Everything inside is stylish and functional. All the appliances are on the new side and its so nice having your own laundry and fireplace! Since theyre older, the insulation between floors is thinner than newer buildings. This wasnt an issue for me at all, but if you are new to apartments or a light sleeper, you should definitely get a top floor apartment.I also want to address reviews where people have posted moldy pictures: The apartments are handed over extremely clean and mold-free. Washington is a very damp, humid place, and if you dont regularly air out/clean certain areas they WILL GET MOLDY. Always run the fan/dehumidifier in the bathrooms/closets/laundry room when appropriate. Run the heat to keep the place warm enough to discourage mold. And clean areas that seem good candidates for mold growth frequently. Unless theres a leak you dont know about, any mold you incur is unfortunately from your own poor upkeep. Welcome to Washington!

OLL is the best value for the money in the area, hands down. It is quiet and scenic, removed from the hustle and bustle but still just 10-20 minutes away from Issaquahs shopping centers and Bellevues skyscrapers.PROSOLL is for nature lovers and outdoorsy people. The proximity to Bellevues excellent parks and expansive trail system is unbeatable- a city of Bellevue trail runs right through the property! From your door- no car, no trail head, you can hike for hours and miles and miles. While you must get in the car and make a short drive for most shopping, there is a small shopping center just across the street with a Town and Country grocery store, a more expensive, bourgeois type of place more akin to Whole Foods than to Kroger/QFC or Randalls/Safeway. There is also a Starbucks, dry cleaners, bank, UPS store, veterinarian, optometrist in this small, handy shopping center.Spectacular, unobstructed views of the Cascades can be had in the single-family neighborhoods which surround the property. Very tall, secondary growth trees are abundant on the property. The sound of wind in the trees and frogs and ducks down in the lake is never far. You can see stars from the parking lot on clear nights. The community is rather peaceful and people are generally friendly. The residents are a healthy mix of all races, backgrounds and ethnicities, with lots of immigrants and lots of languages spoken. The strength of the unit is the awesome kitchen with lots of counter space, and the hard floors (if you have a pet that sheds- this was the only place around where I could find hard floors on the upper levels; most of OLLs contemporaries only have hard floors on the ground level). Maintenance requests are taken seriously and handled promptly and competently. Units on the second and third floors get a boost from bay windows, to compensate for the lack of the obvious benefits that the top and ground floor units enjoy.I have noticed no level of crime-property or otherwise- above and beyond what is already endemic in the region. I feel very safe here. My wife walks the dog alone at night and feels safe in doing so.CONSThe property is on the north face of Cougar mountain, and so it can be a bit dark. If your unit faces north (downhill), you will enjoy views towards the Cascade range and Lake Sammamish, but be in shadow almost always. If your unit faces south (uphill), you will enjoy much more sunlight, but have no view. There are many families with children of all ages, and there is definitely a pack of neighborhood kids that can be seen and heard outside at all times. In the summer, do not expect a quiet sun bathe and book by the pool. These kids will be sure to overrun the place! This is not bothersome to me personally, but to some this is a nuisance.OLL has, by any measure, particularly thin walls. You will hear whole conversations at reasonable volumes from adjacent units. If your neighbor is on the phone, youll know. If they are watching TV, youll know. The overhead fans in every bathroom and laundry closet vibrate and create a really uncomfortable racket. Very thin walls and weak bones. My college dormitory was more peaceful.OTHER NOTESThe grounds are reasonably clean. The dumpsters regularly overflow- but thats standard. The parking spaces are very narrow-also now standard.TO CONCLUDEOLL is for you if you- love to cook (awesome kitchen) at home;- be outside, love to hike, value natural beauty;- want to live close to the mountains and close to town, want to get away from the hustle and bustle but maintain a convenient proximity to town;- dont mind kids and- have a car and dont mind driving 15-20 minutes to shoppingOther places are better if- you are an indoor cat;- find little value in the places natural beauty or proximity to outdoor activities;- dislike kids or driving;- prefer more convenience.I am very happy to have found this place and recommend it to anyone meeting the criteria above.

DO NOT MOVE HERE! I could write a novel about how bad my experience was. I lived here for less than a year and conditions were terrible because maintenance requests always went unresolved (no hot water, rodents in walls, mold, broken outlets, power constantly not working, contractors harassing us). My final straw was when I received an email from management that a group of children living there were breaking into units and STEALING. We asked to break our lease early and management refused to allow it without penalty, when I threatened with a lawsuit they finally permitted us to leave. I’m honestly shocked these apartments haven’t been torn down yet.Edit: Overlook responded and claimed they have no record of notices going out re: children stealing. Please see attached photo.

Moved in here earlier this month. So far the experience has been wonderful! We had an issue the day before our move-in with the unit and Alexis worked so hard to give us different options that worked for us, we are super thankful it all worked out. The unit itself is better than we imagined, theyre spacious, bright and a great value for the area. Its close to a little town market area with a Starbucks which is super convenient and as a student at BC its close to campus! The only small things I have noticed is that the trash area can get full pretty quickly (theyve emptied it a few times since weve moved in which is great) and later in the evening the noise level may be elevated if you have neighbors with children or families (again this is not a deal breaker by any means and we certainly dont mind). I would definitely recommend this place for people to move if you want a great unit for a good value.

My husband and I genuinely love living here, but the management makes it VERY hard to want to stay here. And, as much as I feel mean saying this, they generally seem inept and the high turnover rates do not inspire confidence. My husband has had to go to battle with the front office at least five times over inexplicable overcharges on our account. We just signed a 12-month lease with Overlook (for our second year here) at a base rent rate of $1,959. Our invoice from them this morning? Base rent is being charged at $2,375. This is not the first time this has happened. Sometimes well have extra charges of $50 to $100 dollars on our account and, when we ask about it, they cant tell us what its for. They just....cant. Theyll insist we owe them a balance and can never provide an explanation for the charge. Its utterly infuriating. And now were having to deal with our base rent being overcharged by more than $400.Overlook, you NEED to get this dealt with. You also need to employ more maintenance people. The men you employ to do maintenance are overworked and cant get their jobs done on time. Weve had a maintenance request for a leaky shower in for over three months and nothing has been done. There are TWO maintenance men. Come on. Stop pinching pennies.

We love the location and the property is beautiful, but we are very disappointed in the management and maintenance here. Our apartment was remodeled right before we moved in but they definitely took a lot of shortcuts in the construction. The door isnt sealed on the bottom, half of our windows wont open and the other half have screens that fall out at the slightest touch. There appears to be mold in the window ledges. The electrical outlets are ancient and anything we plug in just falls right out of the outlet. I have to tape the plugs to the wall so they dont fall out. In January our furnaces werent working and it took 3 different maintenance guys telling us 3 different things before one of them realized both motors were burned out.Ive had a work order in for over a month because 2 screens fell out of the windows. The screens are too small for the window frame so we cant get them to stay in place. We havent been able to get any cool air inside all summer because half the windows wont open and half dont have screens!Parking is awful and if I work late I have to park far away up the hill and walk a long distance alone in the dark. Personal parking spaces are expensive and they dont have any available anywhere near my apartment even if I did want one.I wish I could give this property higher stars because we absolutely love the location and the way the buildings are nestled into the hills and trees, but they seriously need to get better maintenance and management here!

They had an issue with the calendar and regretfully forgot about my move in date. BUT the Property Manager has done above and beyond everything she can do to help me feel at home. She has taken extra lengths to make sure that our unit is working great for us. Sometimes all it takes is some patience and communication (something I think these other reviews didnt do)The area is absolutely beautiful. Youll get in shape quickly just by walking everywhere if that is what you choose. We had a flood issue due to construction hitting some kind of pipe at our apartment and they wanted us to stay there when in fact it was unlivable and then they wanted us to pay for hotel fees when it was their fault on why there was a flood in the first place. They took longer than expected to repair everything and lack of communication. I had to call to get updates. When it was finally repaired you can tell they didnt sand it well enough theres bumps on the ceiling, they placed new blinds that were 3 inches short and miss a few spots that needs painting. They left our home dirty and very dusty and they claim there was someone here that cleaned. Its been 3 weeks and no response to our request. They cant even fix the light outside our door. A nightlight is brighter than what they have. Such a hazard when going up/down the stairs at night. Moved in two months ago. Have been experiencing a bunch of issues.Maintenance staff would hang out and get paid to sleep! When our dryer operated it would fume up our house! We took a ground floor unit and specifically asked if you could hear people above just walking. They reassured to us no. We found out within a week how bad it was.We asked leasing office to tell the neighbor to please walk quietly. After many attempts we were told they could do nothing.I work construction and i sleep pretty heavily but i can hear my neighbors footpath morning, noon and night. Its affected me and my wifes mental health and marriage! When i asked if we could perhaps move to a different unit on a top floor we were told we would have to wait 6 months. Paying out of our lease would cost close to $5,500 bucks. Feeling trapped and without much options to have a happy living environment!!!UPDATE 2020: fulfilled our lease. Even though we had carpets professionally cleaned and practically wiped clean every drawer, cabinet, trim, and wall we were still charged a extra pet smell odor fee and received none of our deposits. At the end, we owed money. They really reamed us with the sewer water garbage every month which ends up being shy of 200 bucks every time rent is due.( and we live in a one bedroom!)They cant even seem to manage the output of peoples garbage. The garbage enclosures are completely filled within hours of being picked up, within days the garbage is usually all over the place! The building we lived in (#7) was beginning to have a lot of problems with cops and domestic disputes. Wall are thing from the ceiling to the outside walls!Beware. Look elsewhere

Im not sure why this place is so low rated...ive been here for a year and just signed a new lease (only went up by $100!). This is a beautiful apartment complex with some really friendly tenants. They have 2 pools, 2 jaccuzis, BBQs you can use for free in the summer. Parking is a little tricky, theres plenty of free open spots but depending on the time of day it may be hard to find. A carpot is $60 a month which came in handy during the snowy months. And garages are $150 I believe now? But you can park one inside and one infront of the garage. The office staff is very friendly and helpful and we have a huge mailroom to have your packages securily delivered. It can get a little packed around christmas but ive never had a package stolen from my door step either. The cons ive experienced so far: the garbage can get very full very fast and can overflow a bit. During the winter they dont really de-ice the icy slopes or shovel snow as they say they will. And ive had my car broken into, but I dont blame that on them, I blame it on community. The gym is really nice but not very clean, but they provide disinfectant wipes you can use. And when it comes to maintenance, its a hit or a miss with solutions. But they do the best they can I guess.I dont regret at all moving here and am looking forward to another year! Ive lived at some terrible apartments with mold and rats, and can truly say this is a very good one. I think in the last year they have hired new staff in the office, which is why most people are happy with the management recently. They are making some big changes here and you can definitely feel it. If you really have questions definitely come by and view the property in person!

If I could give this apartment no stars or negative 5 stars I would. They started replacing the apartment floors above us at 6pm. Hammers and all. This is the 3rd occurrence of after hours construction work since we moved in last April. No matter the complaints or the actual laws against after hour construction work, the management here still allows it.The first 3 months of living here our bill was all over the place. Over charging us and then under charging. They also switched to where we can’t pay with a credit card online and if we do, it’s a $60 service fee. 3%!It really sucks that no matter how much we complain nothing ever seems to change. And then we get responses from the manager saying she apologizes and we are free to call her. Yea right. Please for the sake of your own sanity... Do not live here.

Ive been living at The Overlook at Lakemont for about 8 months now, and its been a great experience. I moved here because of a new job and had to find a new place to live within a week. I got really lucky in finding The Overlook at Lakemont because they had exactly what I needed at a price that was very reasonable (considering its Bellevue). The main office knew I was in a time crunch and worked extra hard to move me and my roommate in before I started my new job. Stephanie at the main office was incredibly helpful and continues to be very helpful 8 months later whenever my roommate and I need anything. The Overlook at Lakemont has a lot of perks too. One being the location; its in a heavily wooded and secluded area that is awesome in the summer. It also has 2 outdoor pools (1 is remodeled), a hot tub, a small gym, and many trails around that you can run on. Id also consider the main office a plus since they are very friendly, which I havent experienced with previous apartments. As for the apartments themselves, they are great. Most of them are remodeled, with granite counter-tops and other small changes. Having a washer and dryer in each apartment is super nice as well. Ive been reading other reviews saying that the walls are too thin and that you can hear everything from the neighbors around you. My guess is that these people havent lived in an apartment before because this is normal. Just hope you get good neighbors is all you can do.Overall, I highly recommend The Overlook at Lakemont.

There is a horrible problem with parking here. Every night around eight the parking lot fills up. Residents who return home after that hour have no option but to park illegally as there are no nearby streets that allow street parking. Ive personally witnessed fights over people double parking or parking in fire lanes. There are premium spots available for purchase that would mitigate this issue, if you are considering living here, consider this a necessity and bake this cost into the monthly rent. There are also significant building quality issues here. Although recently remodeled, there are three doors in my apartment that arent aligned properly and as a result will not latch. There are also several spots underneath the flooring where the padding is missing. This causes you to feel like you are stepping into a hole whenever you step there.

Just dont move here right now. Ill try and keep this short but there are some big problems you must consider. This place is a mess and will be for many months at least. Oh and my rent is going up! New ownership and management. They have contracted extensive construction on all 32 buildings. A month in and they arent even done with the first building! Noisy construction all day, all week. Nails and debris everywhere. It is making our already bad parking situation much worse. People are parking in fire lanes and blocking other residents paid garages and reserved spots. Some of the people who arent rude enough to do that are having to park off-property at nearby parks and businesses or on the side of the main road. I can see this being a problem through the end of 2016, but even before the construction started we didn’t really have enough spots to go around. They changed the rules in one parking area for construction, and instead of calling me to let me know and ask me to move my car, they went straight to putting a sticker on it threatening to tow. This shows how much they care about their residents.Poor garbage management. Garbage overflow is a regular problem here, and we are in the woods where the wildlife gets into everything that isnt closed off in a dumpster. The local crows and critters give our dumpsters 5 gold stars. Also, the new management cannot maintain the pools very well. The old crew never had this much trouble. Both pools have been closed for days at a time more often this summer, including the pool downstairs from me which has been closed this time for over a week! Judging by the greenish color of the water, it isnt opening any time soon. This is very frustrating! Its the middle of summer, I have friends coming to town this weekend and we can’t use the pool. 3 weeks ago the same thing happened when another friend was visiting. I pay a lot of money to live right above a pool that I can’t use when I want to. By the time they get it right the season will be over.

The towing company asked for 500$ - We went to the management and asked why Jan our car gone and showed them other cars which are still parked in no parking zones after the argument the Property Manager said “Your car is towed because your name is Muslim and other cars are not because they are not and then she left the room back to her office”Avoid this building!Mazhar Ahmed

I am a tenant at the Overlook at Lakemont Apartments currently and I dont ever want to move at this point! Good management is so important to my family and I and they have done nothing since day 1 but treat us all with respect and have treated us like we are not just another tenant or a number....like they could take us or leave us. They treat people like human beings and the maintenance is on top of everything. Even with a little construction and renovating they are doing around the apartments to make sure they are staying up and current with the times, they are so apologetic and have made every effort to make it so the current tenants are comfortable. The gym is going through a 3 month renovation (so excited to see what the new gym and cabana look like!) but they gave their tenants 3 month FREE passes to any 24-hour Fitness for the hassle of not having a gym. I know not all complexes would do that, they would just say Oh, well we dont have a gym for 3 months, deal with it. I could go on and on but if you are looking for a new place to live, I would HIGHLY recommend The Overlook at Lakemont Apartments and also not to mention, the schools and neighborhood is fabulous! Very safe and clean and they are pet friendly! Thank you for reading my novel of a review but I just speak so highly of this management team.

They have this information on their base. But they already many times tryed to evacuate our second car from parking lot, because it doesnt move every 7-8 hours. Parking is horrible here. Management does nothing to enforce the parking pass policy. All they do is slap a warning sticker on the cars that dont have a pass on them over and over. No matter how many people in a building complain they do nothing to fix their parking. Instead of assigning spots to make sure the residents actually have a place to park when they come home, they give everyone free parking and many people who dont even live here just take the spots or let their friends leave their cars here. its a serious horrible problem management refuses to fix. I rarely leave reviews. Never have for apartments until now. Ive lived in plenty apartments and have managed more than 2 dozen. I understand apartment living and what comes with it. What I have a difficult time dealing with is a poor office staff that lacks consistency, follow through and customer service which is something Ive now experienced for the first time in 16 years of apartment living courtesy of the Overlook staff. I tried to be understanding at first due to their high turnover rate of employees and all the construction theyre trying to balance, but once it started to effect my work and health, I lost patience. I have repeatedly been ignored by office staff. Starting from day 1 of moving in. My move in inspection work orders were never completed and the office staff kept telling me my items were being offered. Stock blinds do not take 1.5 months... it took over 3 months to get competed. Then my repeated complaints that I was living with mold in my apartment was ignored even though I kept advising them I was highly allergic to mold. It took almost 2 months for that to get completed. No responses via email or phone calls from staff until I finally got a hold of someone And threatened to call their corporate office. And now construction above my unit that sounds like the workers are literally in my bedroom with me. Which I understand is my issue since I work graveyard. What I dont understand is having to send 2-3 emails every time to get 1 response and to have to repeat that process with each response. Calling is pointless because no one answers the phone.Their solution to my issues was to transfer me to a unit where I would pay an increase of more than 35% in rent... an additional $4-500/ extra a month. Or to move out and pay the lease break fee... instead of providing a minor discount on rent to assist in costs for me to relocate during the weekday until the work is completed. The majority of the cost which would still come out of my expenses. I chose this property because of its location and was looking for quiet due to the hours I work and because the community is pretty... from a distance... If you ignore the dog poop everywhere. And expect to pay for parking or to park in fire lanes because theres not enough to go around and all the construction equipment blocking will not help with that. Theyve lacked a property manager since Ive moved in at the end of Nov and apparently staff dont want to stick around so Im not sure why a tenant would want to.

Horrible place. I agree 100% with others reviews. I will mention the huge cons since there is no pros of this location. My biggest issue was parking. You will be paying for the parking if you need assigned spot because you will never find unassigned spots after 5PM. The management is so greedy they have made assigned spots so narrow you wouldnt be able to park unless you will be hitting other parked vehicles next to you when getting in/out, and forget if a truck is assigned next to your parking spot. I had to call Tow truck few times because anyone can park even on your assigned parking spot which you are paying for it every month.Secondly, Of course like other reviews you will find walls are paper thin and you will be able to hear when someone above you flushes their toilet. It takes an effort to take garbage to the dumpster due to the incline of the location. Its so steep, I had to be careful when leaving and entering the location. Forget leaving home on snowing days. One lady would bring her dog everyday to our unit so the dog can do her business and leave. We filed multiple complains but of course nothing helped. List goes on but in short Horrible place. Make your home somewhere else like Issaquah which is few blocks away from this place.

Overlook Appartment Property Manager,I am a new resident at Apt 2832 and moved on 30th March 2019. I have some serious concerns which needs immediate attention from the property manager.First concern:There is a big confusion from the agent dealing with us about the rent, the 500$ incentive, the 2 day rent. I am sorry to say but I am surprised by the level of incompetence at the time of dealing with financial leasing issues for new resident. We have asked 10 times about the rent which is suppose to be 1770$ including taxes and we were confirmed I see the current amount due of $1826.23 would like to have explanation on that before I pay anything. The day we moved we were asked to pay extra 500$ which after explaining to the agent she realized that she was mistaken or forgot (I am really surprised with this level of unawareness).I am attaching some snapshots of my account which show different amounts owing can you please explain what is going on and explain the exact urgent charges?Second Concern:We moved on 30th March to a appartment which was disgusting to say the least. We were shown a clean appartment the day we looked (Model). We expect as new residents that the Property Management makes sure that the appartment is cleaned to a standard. When we enquires about cleaning we were told that the cleaning lady told them it’s cleaned meaning no one from Management inspected afterwards (which apparently they did but missed everything) - This morning cleaning lady came and cleaned.Maintenance- No one inspected the appliances and other hardware - Several lights were not working they fixed it first day. First night we realized that heating is not working and due to the cold weather we had to go to a hotel at 1 AM as my wife is 35 weeks pregnant we did not wanted to get sick. The heating was fixed the next day - now we have found out that the Dryer is not working as well we tried drying our wet clothes 2 tomes 40 mins and 60 mins but the clothes stayed wet. This is now becoming an emergency.I have rented apartments in 5 different countries and I can guarantee this is the worst service I have yet experienced in my 15 years of renting appartments. This showed us the ignorance and recklessness of management to properly inspect everything before new residents move in and the unawareness of the staff of what they are charging. We read about the incompetency of staff here before moving but still chose this because we liked the location not sure if that was worth it.ThanksUmar

Had to hand wring them! After several complaints that I couldnt open my mail box, they finally changed the lock, but that, too, didnt work well, and received several mistaken notices to vacate in three days for not paying rent after over a year of paying them on their auto-pay resident online service, which was changed when new management took over and didnt notify current residents, spent the whole summer unable to use my deck due to their re-siding the place with absolutely NO outdoor lighting for the stairs up to my apartment, not to mention the parking lot filled with the workers trash and lumber, nails, etc. Now after two months, I have STILL not had my faucets back after being replaced with my own as theirs were so outdated. Gladly paid to leave this place before my lease was up due to the slow service, unprofessional staff, and dangerous environment.

The leasing agent, Kenny was one of the better leasing agents Ive toured with in any complex, including the higher end complexes in downtown Bellevue. The complex itself is nestled in a very quiet area, while some may like this, we prefer something a bit closer to retail and restaurant areas such as The Renton Landing, Grand Ridge Plaza, Redmond Town Center, and Juanita Village areas. The apartment Kenny showed us looked better than 2 of the higher end Mercer Island more expensive apartments we viewed. However the exterior needs quite a bit of help, its in poor condition. If you desire a quiet area away from retail, restaurant, and pretty much everything else, this is the place for you.

I still have the receipt, nice try overlook. You are terrible! Not enough parking. The staff are unknowlagable and reluctant to help. The construction around the property has resulted in more problems. Nails in assigned parking spaces (multiple complaints, and 1 flat tire), door seals were not replaced, sprinkler heads are left in unfinished conditions, painting projects left paint on my floor and rug. The management clearly does not check the work of the contractors, and the resident are the ones left to deal with it.Absolutely the worst renting experience of my life.(Edited after the manager respoded)Ive tried to get in touch with the property manager, Margo, with no success.Customer service is a joke here. You should expect to be ignored by management. Even after sending direct emails, there is no communication. You should also expect lots of construction noise outside of construction times (set by the city, 8am-6pm). On 4 occasions, I needed to stand up for my self, and the other residents to point out work is being done at 10pm, 5:45am, 6am, and 6pm (on a saturday). FOUR TIMES in the last 7 months. This included work on the club house, and the apartment above us (as units are remodeled). The office thinks this practice is acceptable. How can you say you want to improve, when the same issues keep happening?Responding to poor reviews online is one thing, actually following up with the people who live here, and want to discuss problems, is another. Ive heard nothing about this offer since moving here in January. Our apartment inside is wonderful. Newly updated: new cabinets, stainless steel appliances, quartz countertops, new energy efficient front loading washer & dryer. My biggest frustration overall is the complete lack of communication to residents. There are no email newsletters from management staff, no status updates on the renovation, no reaching out to interact or make this a community for the residents. The Facebook page hasnt been updated in nearly two years. They are really missing the boat with the lack of simple communication.

Review №89

By far, the absolute worst apartment living experience I have ever had. From the incompetent management which had constant turn over, to the unfilled promises, to the inadequate living space, I highly recommend living anywhere else.First of all, the management was completely unprofessional and unqualified. On several occasions I went into the office to pay rent, the day it was due, and nobody could tell me how much I owed. Utilities is added to rent each month, so it varies month to month, but they should have the amount ready the day payment is required. Instead, they instructed me to write a check for several hundred dollars over my normal rent price, that way it would cover whatever the cost was and any extra money would be credited towards next month... That seemed absurd to me, but if I did not do this I would receive a late fee if my check did not cover the entire cost. Very frustrating.Second, while searching for apartments, my girlfriend and I were excited about having a gym at the apartment. We were told the gym would be closed for 2-3 months during the year we were living there, but in that time they would get us a membership to 24 hour fitness. This was a blatant lie to get us to sign. The gym was closed for closer to 10 months, the entire time we lived there, and we were refused the memberships we were PROMISED upon signing.Third, our refrigerator leaked all over out kitchen floor constantly, I put in maintenance requests several times, and every time a guy came by and said I just need to put a towel under it..... That does not fix the fridge, and I dont want a towel on my kitchen floor 24/7. Absolutely useless and careless. Also, there were a very finite number of parking spaces, which were constantly taken up by huge construction trucks who were demolishing and remodeling the apartment the entire time we lived there, an enormous pain to find parking, and constant noise pollution from the construction. Finally, upon moving out, we made a point to try get our $500 deposit back by cleaning the apartment really well, even though it was about to be demolished and completely remodeled. Instead, they kept our entire deposit and charged us an extra $207, stating that it was a fee for the electronic key fob to get into the gym we did not return. The only issue, is we did return the key fob, and I have written prof that it was returned to management. Rightfully so, I refused to pay this ridiculous fee, so they sent it to debt collectors who threatened to destroy my credit. At this point I was forced to pay them even more money for a fee that was unethical and illegal. I cannot say enough negative things about this apartment, and strongly recommend to anyone thinking about living here to reconsider.

The apartments look great, but I could hear our neighbor snoring every night. Every conversation, dog barking, couples fighting, and person snoring can be heard through the walls. The neighbors are all loud, and the management doesn’t care to fix anything. Our hot water heater went out 4 times in one week, because instead of figuring out the problem they kept throwing spare parts at it until something “took.” In addition to this, the already high rent has a 15% price spike every year. The cherry on top? We moved out July 31st and they reported us to a debt collection agency (August 13th): after 14 days!!! We’ve never missed rent, or paid late, or given then any reason to report us. Normally, debt collectors report you immediately to your credit bureau and it goes onto your rental history. Luckily this agency doesn’t report it to our credit history or rental history because they told us that:Holland Residential (Overlook’s rental agency) has a history of reporting tenants abnormally fast.My husband and I are appalled. We’re in our mid 20’s, just bought our first home, have no debt, great credit history, and stable careers – but made the unfortunate mistake of moving into their apartment complex. We’re paying $140 in cleaning fees, even after meticulously cleaning the apartment all day. We could not be happier to be moving out! Whatever you do, do not live there. Yes, the location is great, but it is not worth it. There are lots of other apartments close by, choose any – they’ll be better than the Overlook at Lakemont!

Overall The Overlook at Lakemont is a nice quite apartment neighborhood. I’m rating them a 3 because of the issues we have had with our neighbors and there’s nothing main office will do about it and the maintance crew sucks! After 2 years of being here I was FINALLY able to get maitance into my apartment to fix what we had been requesting them to fix for years. And when they do come in to fix things they never clean up their mess or replace where your personal belongings were at before they started working. Husband and I are so worried that we are going to have to pay for fixing things upon moving out because maintance wouldn’t come earlier to fix. The blowers that come by blow off my patio and “clean” the area but only make more of a mess. I had just sweept up my patio one day and they came by, blew it off and left dirt, leaves, and debi all over the place, on top of my patio table and chairs and all over my BBQer. Took me even longer to clean their mess than it took me to sweep the first time. Rent has gradually been going up since we first lived here and we can no longer afford to live here. Got the main office to finally approve for us to have a 6 month lease, but we are having to pay more monthly now just to do that, making in more difficult to save money for moving. Daycare in this area is sooo expensive. Between my son’s before and after school daycare and my daughters we were going to have to pay $740 a week! I had to drop out of school because my family and I couldn’t afford it. The main staff at the main office for the most part are very sweet and genuine ladies, but my family and I are highly looking forward to moving.

Ive only lived here for 6 months and have already had 3 major issues that took too long to fix.Right upon moving in, our water heater is on the verge of literally blowing up the place (thats what the maintenance guy said). Luckily they fixed it the next day but that should have been fixed before we even moved into this place.Next, the tank to one of our toilets broke. I go to work at 4 in the morning, and we have an apartment with two bedrooms, two baths. However, the other bathroom is my exs and I didnt want to wake him up at 4 in the morning to use the restroom. I called the office every day for a week with no answer or call back before finally going into the office and having to sternly ask for the toilet to get fixed. Then the lady basically asked if I had broke it from sitting on it (concluding that I was too fat for it). Im not in the least anywhere close to being able to break a toilet. And just now, our dryer went out. Havent gotten a call back and there are zero coin laundry mats around Issaquah or Bellevue. The closest one is Renton. You would think when people are over paying for these places they would give you new dryers or try and fix it quickly. Still waiting for them to fix it and its been three days. Also, trying to break the lease is the biggest nightmare. If you have a roommate and want to leave this place, its going to be well over $6,000 because you have to pay for two months in advance and it all has to be up front. If you want to get a co-signer, that person has to make 8x the rent cost. If you want to sublet, youre still completely liable for anything that happens. Not to mention how bad the flooring and paper thin walls are here. I can hear the loud bumping music from the neighbors downstairs, so loud I cant hear my TV turned almost all the way up. You can literally hear every footstep the person upstairs make, and the people next to you, well get used to having bathroom buddies because you can hear everything on the other side of the wall. The flooring is so bad in areas it creaks so bad you feel like youre going to fall through. I feel bad for the people living below us.You can hear all the animals in the places around you. The amount of construction going on is the worst. Its extremely loud, the construction vehicles are taking up spots for other people who are actually paying to live there. And if you try parking anywhere that isnt your spot, you get yelled at by management or told to park some where else.I would recommend NOT LIVING HERE. Absolute worst. They act like its this beautiful, almost resort like place, but you will have nothing but problems once you sign those papers. DONT DO IT.

Just started renting here a month ago, all the other reviews are true, the parking is a major problem the management has done nothing to tackle. If you dont have your car parked here before 3pm good luck finding a spot when you get home from work. I work the night shift so Ive had to walk from the grocery store several times after straining shifts. I told this to a woman in the office when inquiring about buying a reserved parking space and she just laughed. Which by the way, their reserved parking is likely not even close to your building.Update October 19th:The parking issues have only been worse now that most people are moved in for the season. Recently, management has taken multiple parking spaces near the office that are exclusively reserved for their work hours. Twice I parked there, Im sorry but as stated I work the nights and I dont always wake up at 8am because of this. Left for work the next day to a note on my car from a very upset office worker. I pay you 2k per month its a slap in the face for management to blatantly make the situation worse. The construction has been going before I moved in, they are loud, and disrespectful. Ive been woken several times to workers yelling at each other near windows. I found rusty nails left behind all over our backyard stairs, balcony and the ground below. (I have a dog and several children in our building). Not to mention the loads of other trash left behind after painting. They treat the place like a worksite, not someones home. Leaving vehicles, tools and garbage in your front yard. When asking the management about the problems, they basically told me theyre not responsible for anything they do.Glad Im paying extra for a 6mo lease over the 1yr, I will not be renewing with this company. If they do something about parking and construction leaves on the expected September 2017 date I will reconsider.

I wish I could leave zero stars. I couldnt agree more with all of the other one star reviews. I have lived in 6 other apartment complexes in my life and Overlook at Lakemont is BY FAR the WORST living experience I have ever had.Where to start? It all went bad even before I got my keys. They screwed up my rent amount AND my first months pro rated rent amount on my lease. Good thing I am an accountant and caught their screw up! In hindsight, I should have left it as it was because I would have been the beneficiary of less rent! (Guess thats what you get for being honest in these parts!).Numerous issues with my unit. I had water damage and holes put in my wall from outside construction. I went and spoke to management face to face about these issues, mold inside my apartment behind my toilet that made me sick, and various other issues. I watched as they put a work order in and ABSOLUTELY ZERO was ever done about it.However, they did manage to find time to come into my apartment with 48 hr notices at least once every two weeks for various other things. It got to the point where my home didnt even feel like my home because strangers were trouncing through my apartment all the time. Twice maintenance has left my door unlocked after coming into my apartment (albiet not to fix any of my stated issues, only for their own purposes) and I have come home from work to an unlocked door (both times I spoke to management and nothing ever changed).Thank God I am moving out on Nov 10 and am amlost done with this ratchet place. Oh yeah, and my rent should be pro-rated as I am only here for 10 days this month, but they charged me for a full month and tacked on a 100 dollar late fee because I didnt pay the full amount. I know it can be tempting to move closer to work and avoid the commute if you work in Issaquah, but TRUST me, the commute is better than living here. I will leave it at that but the scathing review could go on.AVOID OVERLOOK AT LAKEMONT AND THEIR UNCARING INCOMPETENT MANAGEMENT AT ALL COSTS!!
