My family and I rented their property at Bellevue for the past 3 and a half years. The price and location was great and the house even came with regular roof inspections and pest control services! We never really had a problem here all these years and if something needed attention they always try to resolve it quickly and provided care that we need. I always emailed with Christina when I needed help or had a question and you won’t believe how sweet and kind she was in every situations, I never had someone this amazing as my property manager in my past. Everyone else who worked there was always very understanding, patient and kind. When I needed to move to another house because of a financial hardship, we had to rent the new house from the 1st of June, while we still rented this house. So when I explained to Christina that I was moving in to the new house on the 1st and I would be paying double rent, she quickly talked to the managers and the owner, they went above and beyond in doing everything they can to find the new tenants for us. And without any doubt they found the new tenant to move in so quickly and we got our prorated rent back. I will forever be grateful for what they did for our family and I will 100% recommend this company to anyone!

I rented at a property managed by them for over a year in Seattle. They were always very responsive and helpful with any issue I had. They were especially helpful and flexible during COVID.

Dae Kim with 35R is a consummate professional. His whole team has been responsive, reassuring, and an absolute joy to rent from. My housemates and I are first-time renters and 35R has been nothing but understanding and responsive as we pepper them with questions and maintenance requests. They even advocated on our behalf to the owner of our building (without us asking!) to keep rent increases under control when we renewed our lease, allowing us to come to a quick and satisfying agreement with the owner of our building and comfortably stay for another year. I cannot recommend them enough.

I only rented from 35R Solutions for one year before moving away from Seattle and I am sad I didnt find them sooner! They were always quick to respond and helpful in their communication. Dae and Christina especially went out of their way to make sure we were well taken care of.

I was fortunate enough to rent from 35R Solutions for over 8 years. In that time I was treated with the upmost respect and importance. If I ever had any issues (which I had very little) Dae and his team would immediately handle the situation without delay. If you find yourself considering a property managed by 35R Solutions, just know that you will be taken care of and have an easy move in/living situation/move out process. 5 star treatment for sure!

I would reccomend 35R Solutions to anyone who is looking for an efficient property management team. With responses of brevity, Christina has a friendly attitude and will respond to suggestions quickly, so definitely call her and Dae! They both made sure before handing over our great product.

Dae in person was nice and he went out of the way to show us the apartment on a short notice. However later after few days when we are finalizing on the apartment, he sent me a link, where I can apply. But I dont find that listing there, I tried to contact him multiple times in the span of 3-4 days, no response. Later after few days, I found that listing on his site, so I written a mail that I can see listing now, can I apply now, then someone from his office replied that someone has already started applying for the listing. Not sure what is the reason of such behavior, however I would have appreciated if he said NO few days earlier, so that I can divert my attention to other properties. Now I dont have any selected property in hand and again have to start search from zero.

I just wanted to share my experience and also the experience of other tenants that we have talked to through the same property manager. The only reason we are currently staying at one of their properties is because it is in a location that is hard to beat for us, right next to our parents, which helps with everyday life but also helps us find out things that arent so great with the management. A few months ago I was notified that I have not been receiving messages from the HOA saying they are reshingling all of the roofs and that some parking spaces werent available when that was happening. Thought that would be something big enough for them to notify me about so I emailed them saying I would like to be updated about anything they receive and they did great in the first few weeks, but now, a few months later some strangers are walking through my backyard and I didnt know if my children and I were in danger but they quickly left. I told my parents and they said the HOA was pressure washing all the buildings. So, once again I had to let 35R solutions know that I STILL wanted to be updated. This is nothing compared to how I first started my contract with them though. But, pretty similar to the other comments with 1 star so please check those out too! The place wasnt taken care of and I have to say that they do help out with maintenance requests only up to what the owner will pay for so if you like putting in a few dozen requests when you move into a place then one of their properties is perfect for you! Also, if you love having to clean up previous tenants garbage that they have left in the garage and yard.Another thing that I dont get about all the properties being taken care of is that I have spoken to previous tenants(who now own the property next door) and the previous resident just before I moved in all broke their contract early and forfeited their deposits of thousands of dollars but most of that doesnt go into repairing the property for the next tenants? Only 300 dollars of that goes to cleaning. Another thing the previous tenants shared with me is that they will help negotiate the rent to not raise as high (as another commenter pointed out) after the first year but in the next years following it will raise a lot more. We have only been at our property for less than a year so I cant testify on that at the moment but we will see at the end of the year.Anyway, I just wanted to share my experience with them so other future residents of their properties can decide for themselves if they would like to take a chance on them. I expect they are going to reply to my comment here saying I am completely wrong and they are the best property management company who takes care of all their residents with the utmost care (haha) who cares about their residents feeling safe when you have pests (I had ants and another person had rats) and strangers walking through the yard without your knowledge not knowing if they are looking to break in.
