Ive owned a number of rental properties in the past as well as worked with a number of property management groups, but my experience with Brink has been incredible.I always expect issues to arise with any rental home. Maintenance, rent payments, utilities and neighbors, but I have been blown away with the level of professionalism that Brink brings to the table to manage anything that might come up with my units. Dylan, Lori, and Marcia are incredible to say the very least. Always timely, super quick to take care of both myself as the owner as well as my tenants. They think outside of the box to resolve issues and do it all with a smile.I would highly recommend Brink to anyone looking for a rental management company. And if you have the chance to work with Dylan, Lori or Marcia, you are in excellent hands.

Ive had Brink manage one of my properties for a year now. They got me great tenants and dealt with all the contractual paperwork with no issues. I was looking for someone to help take this off my hands and theyve delivered exactly what I was hoping for -- very satisfied and will continue to use them for my property management needs.

Property management has gone down hill since Adam took over management of our building. He makes us tenants feel like our issues are unimportant and burdensome. Weve had multiple packages stolen from outside our building. Its been 3 weeks to hear back on any updates to getting replacement keys for the parcel mailbox for the building. Its been stressful having to interact with Adam, especially during this pandemic. Service used to be 5 stars under Amanda.4/21/2021 update. This response is exactly what you get with Brink property management of our building. Deflecting blame instead of helping residents solve their issues... Little to no consideration is why you see this terrible response from Brink.Someone lost the key before we ever moved in, we didnt know to ask if this was a non-operating mailbox service apparently. The post office can add packages into the parcel box but there is no key for residents to use to get the shipment. Ive seen our postal carrier open the boxes and they clearly have access. Weve asked individual carriers to please deliver to the back of the building so its not right next to the side walk. Unfortunately its not always the same person. An actual solution is to replace the keys for residents to use the parcel boxes as designed. Anyone that pays attention to crime should know that package theft is opportunistic.You dont solve crimes of opportunity by petitioning your city council members or paying for more police to arrest people AFTER the fact. Just get replacement keys for the already installed box and boom, no opportunity to steal packages. Last I checked you cant send just anything to Amazon lockers, also we dont have a callbox to buzz anyone into the building, great solution Brink hasnt implemented. Another great example of Brink not getting it!PS Amanda and Kay are great representatives of your company and deserve raises.

Our HOA uses this property management co. For about 10yrs now, I have complained multiple times about the kids playing in the streets (electronic barbie cars, basketball courts) just a matter of time, someone will be hit. Guest parking being used to park work trucks, front yards modified to add more parking, garbage cans not behind fences, garbage all over the place ect.. they are COMPLETELY worthless, they send a letter and thats it, just pitiful.

I have been with Brink Property Management for a long time. They have provided excellent management services for us. All the managers are very responsive, easy to work with. We like to do some maintenance by ourselves and they are very flexible on that. We can also completely hands off and let them take care of all the repairs. They do excellent job of choosing the right tenants so we havent had any troubles for the last 15 years. This summer Cathy, the property manger, needed to help me to lease out two rentals. She had several houses need to take care of too. But somehow she managed to remember all the details of my two houses and never mixed them out. She is very thorough and organized. We really appreciate her service.

My fence is broken its swinging with the wind i see the gap in the joints. I shared the pics and videos showing how risky it is for kids but no proper response upon that they have no idea if it is covered in the HOA for my property. It has been 17 days i reached out to the associate and no progress yet. Not sure who to reach out. No manager details in any of the associates signature.

About a week into my rental, and the experience has been wonderful! Gregg and Amanda have been absolutely exceptional in this process. Due to Covid19, the whole process had to be remote, but it worked well. Amanda has always been an email away, quickly responding. I had a couple small issues in the apartment, they got fixed right away. I’m happy with this company and hope to call this apartment home for quite a while. Thank you team!

We met with the agent, Gregg Gallo, and was impressed by his knowledge of the property and unit for rent and was knowledgeable on the ins and outside of the application process. He was able to answer all questions we had at the viewing and responsive to all follow up questions during the acceptance process. I would definitely refer Brinks to friends and family.

First, something was wrong with the stove, so we requested a technician. It turns out it was a conduction stove, so we had to use special pans. Brink did not put that in the lease, and they still charged us for the technician fee.Then, our furnace was not working so we had no heat. Initially, we were scared to report it because we didn’t want to get charged again like last time. A week later, when we were sure we didn’t have heat, we submitted a maintenance request. We submitted the request on November 6th and did not get heat until November 23rd. We were without heat for about 1 month and it took 2 and 1/2 weeks for Brink to fix it, which is considered uninhabitable living conditions, especially because it was below freezing temperatures at this point in the year. By tenant law, Brink is required to fix heat issues within 48 hours of the request.On top of that, when the technician came to fix the furnace at 8:30AM, Brink did not notify us that they were coming. Brink is required to notify us at least 24 or 48 hours before if someone is entering the facilities. Not only did they violate tenant law again, but the technician told us the furnace never even had a filter, so even if the furnace worked, we would be breathing in unclean air.I don’t understand how Brink has such good reviews because they have violated tenant law at least 2 times and charged us unreasonably, and they have not done anything to acknowledge or remedy their violations, even though we have emailed them about it. They seem to have a faster response on their Google Reviews that our emails.

Credit given where credit is due. One of our first landlords to not steal our security deposit (this is likely tainted by college town experience). We were in a home for six years, and it definitely needed a touch-up when we left, although we did the best we could to clean up. Brink returned most of our deposit less a very reasonable deep clean fee.In six years Brink was responsive to maintenance requests and professional with inspections and communication. Rent increases were regular, but they were also reasonable given the housing market here.I dont intend to ever rent again (homeowner now, again), but if we do, Id lean towards going with Brink.

I highly recommend Bring Property Management. I have two property managers who really are the best. I live out of state and never worry about my rental due to the great property managers at Brink. I recently had water damage in my rental and although its a bit stressful having to deal with an insurance claim, my property managers were beyond wonderful taking such great care of me but more importantly, great care of my tenants. It was the smoothest insurance experience Ive ever had thanks to my property managers. A big thank you to my property managers Lisa and Rick for all that you do!

I hated dealing with them. They will cash grab you at any chance that they can get (technology fee, security deposit administration fee). Kay lied to us about the utilities (PSE doing gas, Snohomish PUD doing electricity) when we moved in from across the country, making us figure it out ourselves. Not care about your own privacy as when we announced that we were moving out, they scheduled showings already when the place was messy from moving and cleaning. We did ask them to stop, and they did stop, but to even show it before inquiring or coordinating with us so that it would be presentable made it distasteful. I wouldnt recommend them at all.

Our repair request made during the tenancy was processed quickly and efficiently, and the malfunctioning washer unit was repaired within just a few days. From my personal experience with this company as a landlord, the service they provide was unprofessional and unethical. In their contract, any work that exceeded $350 requires landlords approval except emergency. With my case, they worked on my house with an invoice of $445 without my knowledge, and I didnt find out about the work order until I see the monthly statement. The property manager first claimed that the work was under two orders. When the work showed on one invoice, she, then, claimed that the condensing leakage was an emergency. In such a so-called emergency, she never bothered to call me to inform the situation and ask for approval. Leave me no choice, I had to terminate their service when one-year contract is over. If you dont like to see surprise on your rent, stay away from the Brink Property Management.

Brink had been decent while living there but I have NEVER seen so much disrespect from a company as I have in my move out process. The company listed my personal information on listings for the rental, and it took 3 emails and well over a week (and more than five people trying to contact me) for them to remove information they had NO right to post publically.They made claims to my roommate about trying to reach me when I can prove I have no phone calls, voice mails, or emails regarding what they allegedly so badly needed to reach me about. They were discourteous, unprofessional, and showed absolutely no care in the process as tenants leave. I shouldnt be pulling teeth to have my private information stay private, and shouldnt have to deal with them lying about making any active effort to contact me, especially when they didnt even call me once.

Rented a home managed by them a while back. Do no expect to get much, if any of your massive deposit back. They nickle and dimed us every step of the way and were incredibly unhelpful. We had thousands of dollars of charges taken from our deposit despite paying for professional lawn care and home cleaning when moving out.We moved to a new place paying higher rent just to not have to deal with Brink

They managed our property up until they allowed a tenant to turn our 5BR home into a grow house causing over $70,000 of damages to our home. They went into total denial mode refusing to show inspection reports and supporting documentation showing they had completed home inspections on schedule. Pretty much the worst experience a home owner could have with a property manager. We continue to send anyone that will listen to other property management companies due to the incompetence that Brink showed.

Im pregnant and Ive been looking for a place to live for months, my deadline is December 31st and I only have a few weeks left before Im basically homeless (with a BABY on the way!!!). I scheduled a viewing for a place ASAP when an apartment became available. They canceled the viewing as I was getting ready in the morning to go see it. I emailed them asking if they could reschedule anytime later today because I dont have a lot of time the rest of the week, they instead told me that even if I was interested I would be a back up because they already have an applicant pending. So I emailed them regarding my situation asked again why my viewing was canceled and why I wasnt being given a fair chance? I was upset that they cast me aside like that when Ive been desperately searching for a place to live for my family for months. I cant stay where I currently live because its UNSAFE for a baby. My car has been broken into here and many of my things stolen over time. They IGNORED my concerns and told me to apply without viewing. They dont care about you, they only care about your money.

Highway robbery left the house freshly painted and thouroughly clean and am now being gouged for over half my deposit. Including some items that were already broken when we moved in. 200 dollars for an exterior faucet that had been missing the handle. Also claimed we left outstanding utility bills that we have record of paying. Would strongly reccomend against renting from them especually Kay

Having been a tenant for 2 1/2 years in a house managed by Brink Property Management, I can truthfully say I have encountered nothing but professionalism from my landlord Rick Masseno. I would recommend this company without hesitation to both home-owners and individuals hoping to rent a home.There have been 3 to 4 issues requiring Ricks attention while I have lived here and I have never had to wait longer than a day for a response and arrangements being made for the appropriate experts to tend to the problem.It was difficult for me to be approved as a tenant for this house (my income barely met the requirements) but I hung in there and, with Ricks help, I did move in and am thankful every day that I did not give up; i love living here and be taken care of by this very competent business.Shelby phoenixSnohomish, wa.

They will take all of your deposit.Short and sweet here are the charges I received after I moved out:DEPOSIT - $2,000General Maintenance - $491.12Cleaning - $700.00Yard Work - $657.00Flea Treatment - 105.00We left in a hurry, so there was some cleaning to be done, but NOT $700. We had a dog... SIX MONTHS AGO!! So how would there be fleas (there never was). My yard was so SMALL, but half of it was covered in moss that THERE contractors sprayed off the roof and left on the property. DO NOT USE THIS COMPANY. They use a screening company (Landlord Protection Services) that doesnt do any follow up. The leasing agent tells you to contact them (LPS) and they tell you to contact the leasing agent. All in all it seems like a scam and in the future if is see that either company is involved with a property Ill be looking somewhere else.
