As I sit in this empty house watching a carpet cleaner clean the carpets I wanted to leave a review. First and foremost, I read a lot of the reviews prior to moving into my home 2 years ago. I was very skeptical and afraid to work with this property management company, but we needed a home and we went with it. The home was a little dirty and items were messed up, but nothing to complain about because the home had been sitting empty for a while. In the two years that I lived in my home this company exceeded all of my expectations. Paying rent and requesting maintenance through their app was hassle free. All maintenance requests were handled immediately. The staff has been friendly and very helpful. All the negative reviews on here in my opinion are bogus because I didn’t have the same experience they did. This company went above and beyond. I highly recommend anyone to use this company. If I get orders back to Albuquerque I would love to work with this property management company again.

Absolutely Unprofessional company. We are from out of town and finally found a house we wanted to rent but we’re told we had to wait to apply in person. Well someone else applied hours before getting to the office and then afterwards the manager Andrea told me we could have emailed it in but too bad and that it’s not their fault. They didn’t even offer to let us apply if the other persons application fell through. I know that the market right now is crazy and companies have to do minimal to find a renter but they were completely rude and couldn’t care less about the individual. I even started crying while trying to figure out what our options were and she hung up on me. As a business they should know that word of mouth marketing is still the best form of marketing. As a matter of fact we were referred to them but now will tell those people and everyone else we encounter to steer clear of this company. If they don’t care about people in the begin of getting they certainly aren’t going to glare about you as a renter or home owner.

We have been trying to contact the owner of a property that this company manages for two years now. This property management company has not been helpful to us at all. We have a great concern for our safety as a tree in the backyard of 11505 San Jacinto Avenue NE is half dead and about to drop down into our bedroom. It is also over power lines right outside of our bedroom and our gas line. We have contacted this company several times and they dont call us back and when we do make contact with them they say they will call us back but they dont. We have even reached out to a local tree service that does excellent work at half the price of other tree services and given the information to this company so they could hire them to cut this tree. We are at the point now that we are going to be taking legal action. We have contacted our insurance company and been advised to take pictures at all angles and send certified letters to the neighbors (that rent the property) and to this property management company. We are at our wits end.

I have had nothing but good experiences at Ammre each time I am there. I have watched the receptionist Natalie answer the phone politely while making sure that the people at her desk get prompt and professorial service. All the property managers that I have spoken with have always been polite and well spoken. I have always been given good information on any questions I have asked and I would recommend them too anyone.

Do not take your chances with this company. We did and it proved to be a nightmare. Find a different home if you have any expectations for your landlord, seriously.Upon signing the lease we expected the home to be move in ready and even suggested that we can move in 2 weeks later than discussed so the issues we found on our tour could be addressed. It is worth mentioning that our tour was scheduled 5 minutes apart from other potential tenants during COVID-19 which allowed us very little time to preview the home. From our very limited walkthrough we found a number of issues with the home such as hanging light fixtures, water stains, scratched up cabinets, and also everything was very dirty from a pile of wax (?) in the master bedroom to bobby pins and calcium in the shower. Upon moving in (more than 15 days later) none of these issues were fixed and it only got worse from there. We found that the garage was infested with rats and upon closer inspection droppings were found in the ventilation system throughout the home, the walls, the balcony, and even utility access points. The swamp cooler did not work and even if it did the pads looked like they hadnt been changed in years. The hot water didnt work. Neither garage door worked properly. The carpets had not been cleaned because even after 5 passes with our carpet cleaner the water still came up black. Etc etc. Over the course of a week we called multiple times and watched as AMMRE hired the most budget technicians and cleaners possible. Our problems remained unresolved for 7 days before we contacted the agency and requested to terminate the lease agreement. At this point AMMRE threatened us that by breaching contact we will have to forfeit our security deposit as well as an additional 2 months rent. Luckily the owner agreed by the terms I sent him and we were able to receive a full refund from him. What wasnt refunded by AMMRE was the time spent cleaning the home, overseeing maintenance, and calling to coordinate necessary work on the home. I almost wish that the owner hadnt accepted our terms so we couldve taken the agency to small claims court and hopefully have them lose their license.AMMRE is a greedy company that will require extreme patience and repetitive notification of even the worst of issues to get them to do the bare minimum. Any maintenance or professional cleaning that will cost them is not going to happen. Period. I honestly think that companies like this should lose their license as they have no right to allow people into homes that are not habitable. If you find yourself in a situation like us, document everything, call your countys small claims courtroom, and notify AMMRE that you want out and a full refund. Good luck, youll need it.

Attention potential renters or homeowners, beware doing business with this company. When I first moved in our rental, the property manager Andrea didn’t have our house cleaned upon move in date. On top of that, there was paint splatter on all of the mirrors and the plastic covers for the outlets were NEVER put back on. Not only was the property not ready for move in but we also had to do deep cleaning on the rental. I would have never chosen Ammre to be my property management company. There is no way I would ever give them my money again. I also had to ask the owner three times to provide me official documentation for my move out. If I didn’t know people in the property management business, I would’ve never known that I needed an amendment for removing my name off the lease. Unfortunately, this business can not be trusted with the basic skills of property management.

We would also highly recommend her to anyone. And that is saying a lot – my spouse is also a realtor (in Washington D.C.) and a critical customer, and was soon singing her praises. I first started dealing with Ammre a year ago when I was looking for a home to rent. The employees at Ammre provided me with outstanding customer service during the process of searching for the right property. No matter how many questions I had they were always happy to respond and most importantly they made me feel comfortable with my multiple follow up calls regarding different properties that I was interested in. Three months later the perfect home became available and that was when I met Jaime Thomas who I sat down with to sign my one year lease. Since day one Jaime has gone over and beyond to ensure that all of my questions, concerns and requests have been addressed. I am more than pleased with the customer service that I have received from Ammre Property Management. Ive rented from these people for over 3 years.In that 3+years any repairs required to be has to be sent via email to their maintenance dept. They dont have a maintenance department. What they have is a vender pool. Usually sub standard companies that do work cheap. A couple of years back their contractors tried to jerry- rig the gas valve on a obviously broken down stove. And tell us we cant call the office because Jamie lacks the skills to make things happen. All she can do is threaten senior citizens that pay their rent on time, everytime with eviction because we want the service that we are overpaying for. A window track is rotting away because owner refuses to fix window shot by a bb gun 3.5 yrs ago and is rotting from exposure. The stucco is falling off the house in chunks and on the same window a railroad tie above window rotting away threatens to collapse the entire window. Thats what the repairman told us, and the owner is too cheap to repair to this date. All of these issues and more to come were reported but because it was called in instead e-mailed so Jamie dont acknowledge them. Tune in next time to hear more. My list too long to put all in one text. #1-10 2.We are seniors, we cant take this abuse and are not going to cower down, this is harassment!!!!

We had a hard time ever getting in contact with Andrea the property manager. Everytime I would call and leave a voicemail, and never get a call back. The house was barely cleaned upon move in. I had to formally ask on my lease to have my toilets cleaned before moving in. I took the time and effort to clean and freshen up the house because it was disgusting. This is just a few photos I took and compared. The repair guy is a life saver and super nice. I hope who ever moved in after us enjoys the house. We left it in much better shape then when we received it for sure...

I had a two-year lease with Ammre for a property that was not cleaned prior to moving in. In addition to the filth, various lights and outlets did not work. These were reported during the move in inspection, followed up on for a month, and not taken seriously until our property inspection 22 months later. The lights were easily fixed and an electrical short was discovered by the electrician. He said hed come back to fix it since it was a fire hazard but needed Ammre to approve the job. He was never sent back. Also from our move in inspection, we photographed and documented the entire house, including a broken door in the kitchen. Upon moving out, because we were denied for renewing our lease (a long 3 month discussion about whether the owner was selling or not, during which time the neighborhood became unsafe as one of our cars was stolen and someone came knocking at 1am with a gun!!!), we cleaned the house top to bottom to leave it impeccable. That door I mentioned, it was deducted from the deposit. Also, over $200 of cleaning fees were charged. Ammre has not resolved our complaints in person nor in writing, which has been a recurring theme in their management practice. My interactions with Andrea Onomato were ignored, Bob Gilbert was very unprofessional in his manner of speaking to us (almost as if we were children who didnt have valid, logical reasoning), and Alicia Tafoya (who replaced Andrea without our knowing) has dragged out every conversation to the point where now negative reviews and contacting BBB are the only way to get someone to take us seriously. Ammre has serious communication issues with their tenants, needs to ensure their safety, be timely/professional to their tenants, and not overcharge their tenants on their deposits for inaccurate claims (which I interpret as theft).

I can highly recommend Charlotte from AMMRE Real Estate as a stellar Realtor in the Albuquerque market. I needed to sell my house as an out of town seller. Charlotte was able to help me through all the details of pricing my property as well as making sure all the details got taken care of in the repair and preparation of the house for sale. While I was overseeing all the details, she went the extra mile many times in getting multiple bids, meeting the vendors at the house and making sure all was done right. She sent me photos before and after and visited the house many times during the listing for showings, meeting vendors, seeing repairs were done etc. This was very much appreciated and particularly as I was out of town. Also she was very patient and helped me with the paperwork, and was able to handle all issues online and via email. She is an excellent asset to AMMRE and the Albuquerque area.

Horrible service at this establishment. I had several issues. I was given conflicting information on a house thats been posted for over a month that. When i asked up front they called me and others a liar stating they never gave conflicting information. We were also told we could not fax one application in and have the other come with the deposit. This was also a lie and lost us out of another home. Plenty other housing agencies will be honest, this one is not.

This company is terrible with bad service. They require a $40 application fee and half of the damage deposit at the time of the application but if you do not qualify they keep that portion of the deposit. If there were zero stars available thats definitely what they would get. I highly recommend that you seek a home through a different company. What a scam!!

There is no way that the 5 star ratings are from people outside of their company.These people arent on top of anything and they are lazy.We wanted to schedule a viewing of a property and they absolutely did not answer their phone nor did they call us back. We called so many times and nothing.We finally just went into the AMMRE office because we really liked this property and we got a key to view it. They seemed fine at this point, just a little distant and uncaring.We filled out applications for this place, in love with it, and were told that they only do two applicants and they have to be living in the home making 3x rent. This property is near a university and has been up on rental sites for over 2 months. No college student is going to make that much. And they dont accept co-signers. None of this was on their site and they were really snotty about it. There was no leeway and there was nothing that we could do. I feel bad for the owners going through this company, their house is going to be up for rent for quite a while...

We are so happy with AMMRE management for our home. After trying to manage our property long distance, we realized we needed help. Jaime Thomas as been so easy to work with. She is very responsive to our requests for information and keeping our tenants needs communicated to us as soon as she is aware of an issue. I am also happy with the resources that AMMRE has for us as well. The services, like cleaning, are actually less than if we tried to hire a company ourselves. We could not be happier.

Horrible experience, we have been trying to rent a specific property for 2 months and everytime we call it was a different reason we cant see it. My Wife was calling constantly, they stated they cant alert us when the property is available and have to call every day to find out. sometimes 2-3 times to get any one to answer. Finally we called right when they open and they already had an application in on it and processed in less than 30 minutes. we called right before they closed the night before and they didnt even have the keys to the home yet, they said the owner has not gave them yet. Well turns out my farther in law knows the owner of the property and they gave the keys 2 weeks ago. I dont know what they are doing, but they need to figure something out. Never will even try to look at any property they have.

I have been renting from this company for 7 years and never have been late. I gave them a 30 day notice to move only because , I had a total knee replacement andmmy surgery failed. The house is a two story. The staff from the beginning in 2009 were awesome. They had never did a house inspection before. A lady by the name of Alicia told me we need to pay another month because it wasnt a 30 notice. She was not professional when I spoke to her and came at me with an attitude. I suffer from PTSD and if I feel that a person is attacking me in any way whether its verbal or physical, I quickly respond. I immediately just hung up on her. I get home the next day and find a letter posted On my door stating that they will do a house inspection something that they have never done before. Were leaving in 2 weeks and all of a sudden this? So I called them and asked to speak to Blair. I stood on the phone for 9 minutes then they disconnected me so I called back and was left holding for another 6 minutes so this time I hung up. 5 minutes later a female called me and said she was a property manager, I explained our situation and told her the house is in Disarray due to packing and why the inspection. She stated the owner wanted it inspected. I told her Im not opening the door she said they would come in one way or another. To me that was a threat so I told her I would call Attorney General or an attorney. She said dont threatened me. Youll see if I have to get a lock smith to open the door we will do that she said. I understand that they have every right to do an inspection, but 2 in a 2 week period is not right. My sister owns her own business in Real Estate and also does rental, she quickly said there Harassing you now. Instead of Arguing with you they shouldve let me talk to a supervisor or a broker from the company. Ive never had a problem with Chad or Mr. Gilbert from there. To top it off , Im unable to get into the Residence Portal to send an email to Ms Blair or someone in charge. I wish someone higher than these 2 ladies would help since my rent has been paid and never been late....

I have been with AMMRE for over 10 years, they have always provide me outstanding service. I have never posted any comments in the past, but Chad Parker gave me such outstanding service when one of my tenants moved out; I had to give him credit. As soon as he found out the residents were moving he immediately uploaded the property onto their web site, prospective tenants made inquiries in that same afternoon. I have several prospects and am positive we will have a qualified tenant in place by the end of this month. The entire AMMRE crew is friendly, professional and fun. DO NOT RENT FROM AMMRE....I rented from them for just over a year and it was a nightmare. Before renting, I pointed out some giant holes in the stucco outside the property. The rep promised to fix them as a condition of renting but after I signed suddenly they didnt want to pay for it, claiming the property owner said no and theyre not obligated to do that. On top of that, the water bill wasnt paid up by the previous tennant so I was getting shutoff notices from the water utility. I had gotten a final notice from the water authority but Ammre took their sweet time paying. They actually told me they werent worried about it because they never actually shut off the water in ABQ, those notices are just to scare people. After that, I found out my stove didnt work so I called in a maintenance request. It took them almost a month to send someone out. If I hadnt started calling every day to bug them, it probably never would have been fixed.These people are running a little factory and they dont care about you. They only care that theyre making money.

I called Ammre to view one of their listings for rent. I was told I would have to drive over a half hour to Albuquerque with two forms of ID to pick up the key to the listing and then bring the key back when I am finished checking out the property.If they are too lazy to meet me at the property to let me in and answer questions, how I can trust they are going to be there when I need them with issues that could eventually rise with the property.Get off your lazy rear-ends people. Whatever happen to customer service?

We have rented our property through AMMRE for 17 yrs. Even though its a small place, it was managed well. Weve had different property managers over the years, and some have stood out more than others, but theyve all done their best. Recently we had a tenant who caused significant damage to the property prior to our moving back in, and AMMRE helped us with our case against the tenant. Blair, the owner, is a very fair businesswoman and has a great relationship with her employees, some of whom have been with AMMRE for over a decade! If you enjoy paying for nothing, absolutely hire John Kekar at AMMRE. We paid for Complete Management. What a joke complete management is.No move in or move out checklist was completed, work I requested be completed such as landscapers hired was never completed, the house was filthy upon move out, but our property manager never recommended a cleaning company, a window was broken, plants were dead etc (yes the tenant was refunded his entire security deposit). John spent his time advertising him self as a real estate agent rather than being the property manager we paid for. The final straw was during our inspection of the property following the vacancy of our tenant, when we noticed the water pouring from the roof and the side of our home bubbling from water under the stucco. AMMRE hired a plumber to convert swamp coolers for the winter ( I paid for complete service so I trusted this would be handled properly). This service is an additional fee, I believe $115. Turns out their plumber, didnt turn off the water, or install any of the cover plates for the MasterCool, causing significant damage to my house. AMMRE did pay to repair the Stucco, but didnt refund the plumbing fee.It doesnt stop there. I did have AMMRE place my next tenant (which was supposed to be free due to the issues we had, but that was a lie of Johns). When my tax statement came recently they included the security deposit as income and refused to correct it.I would never recommend John or AMMRE to anyone looking for a property management company.

UPDATE 2/1/17:After a plea on social media a representative with AMMRE contacted me and after a review of my accounts found that an error was made an their part and they are going to reimburse the nearly $600. In the 6 years that I utilized AMMREs service this was the only instance of a problem, I would like to say that I would still recommend them as they made ammends and really are quite good at what they do.They miss managed my wife & Is property almost three years ago. This resulted in a $600 gas bill we never knew about until last month, and we would have never known about it if it hadnt been for the fact that my credit watcher reported a problem. Because AMMRE didnt do there job I was sent to collections for a bill we didnt even know existed. Now my credit score has been severely downgraded because of this. We have tried to get AMMRE to reimburse us for the $600 that we had to pay to close the account but no one will return our emails & calls. We know this wont help my credit score but at least it will help us financially to get the money back.

As property manager, Ammres service is good so long as theywould just collect the rent and keep their share and deposit owners part.For important services like HOA violations, mitigations, follow-ups, keeping owners up-to-date,tenants issues they very much lack in.I, as a property owner, have to do all the above. It happened so many times that because of their poor services and communications e.g. violation and charge, I ended up paying too much as late fees than the original charge.

All I was trying to do is rent a home. I called to ask if certain properties were available, I was told yes. I drove 30 minutes to the office picked up the keys when I got back to work I thought to ask a question about 1 of them. Just to find out there were already applications pending on the homes I wanted to look at, when I called back to ask why they dont tell people there are applications pending the manager there named Jamie was rude to me, raised her voice to me and her explanation was they usually do but they were busy today and she did not care that I wasted my time to go get keys and now I have to return then for nothing!!!!! waste of my time and gas! RUDE - A simple apology would have been sufficient. I think all the positive reviews are scams or done by the AMMRE employees themselves. I did not receive good customer service and there was no concern of wasting peoples time.

I rented a home managed by AMMRE for two years and had a negative experience overall. My in-laws lived nearby and inspected the property for my family as we were moving back to Albuquerque from out of state. When we took possession of the home there was no walkthrough with the property manager, we were given the property condition form to fill out and mail back. It was obvious that the property had not been cleaned prior to our move-in, nor had the carpet been cleaned. We took possession with our moving van in the driveway so we had to unload all of our furniture and then get them to clean the carpets, which were full of cat hair. The carpet cleaner arrived the next day and we had to move furniture out on the deck and into other rooms in order for them to clean.>Over the next two years routine maintenance issues generally took a long time to get resolved. Sometimes a maintenance person would show up the next day, sometimes it would take a week or more. At one point a section of the wooden fence around the backyard blew down in the spring winds. Despite 15-20 emails with the property manager, the latter of which were copied to the company owner, all that happened was two separate contractors came out to look at it and submit bids. After multiple months I finally called a handyman who hauled away the broken section and built a new replacement the same day, all for $160.50. When I tried to get reimbursed for this expense the property manager agreed that they would pay but a check never arrived. Six weeks later I filed a civil suit in small claims court and served AMMRE. They mailed out a check for the amount that day. It took me another four months and a trip to court before they finally paid for my filing costs of about $125. As a side-note the process server I hired was familiar with AMMRE having rented from them and was not happy with the management either.>When it came time to move out I was told that we would have to present a receipt for carpet cleaning and they would inspect the house and deduct any damages, cleaning, or replacements from our security deposit. I got the carpets cleaned and hired a janitorial company to clean the rest of the house. I met with another property manager to do the move-out inspection (regular one was out on leave) and she remarked that the cleaning company had done an excellent and thorough job. A couple of minor items were pointed out such as some burnt out light bulbs and some chipped/missing paint on some windowsills.>When we received our security deposit there were deductions for almost $250 for painting a couple of windowsills, replacing a few light bulbs, replacing a toilet paper holder, and replacing a set of mini-blinds in one of the bedrooms. We had removed the mini-blinds and stored them in the garage so they wouldnt be damaged by our kids and we put up some curtains instead. This was never mentioned on the move-out inspection and I had forgotten to rehang them. Even with them buying new mini-blinds the materials were probably $50-75 which means we got charged $175-200 for what was probably an hour or two of labor. I sent multiple emails to my former property manager to get them to refund some of these excessive charges to no avail. It looks like I will be filing another civil suit in small claims court. I feel sorry for the property owner who is probably the one ultimately paying these legal charges.>I was lucky enough to find a landlord who manages my current rental home themselves and is far more responsive. Not only did they spend a couple of weekends getting the home ready for our move-in but they have responded within 24 hours to every single issue that has arisen. What a difference it makes to rent from someone who cares.

Each of these managers have been courteous and quick to respond to any maintenance issue Ive had with a property or any questions Ive had, and they have extended kindness to each member of my family as well. This property management company has to be one of the worst. I have been living in a rental from them for a few months now and getting a hold of my property manager is about impossible. Not only did I get charged 2 times what I was told to move in but also I have had to do all the cleaning of the property so my child could play in the yard ( backyard was full of broken glass and also several razor blades). I have contacted Ammre several times for issues found with place and have been told has to be approved by owner. Why the hell did I waste my time going through a property management company if all is going to get blamed on owner not approving repairs. The homes they have for rent have nice potential if your willing to put the time into doing the repairs and cleaning yourself or paying out of your pocket to get them done because they only care about you paying your rent on time and the rest is on you to do. My home for instance had food and coloring all over walls, broken bottles and razor blades in both front and backyard, flooring is pretty torn up in kitchen. Most of these things I should have taken the time to see during walk through of home and now wish I would have spent more time researching.

Here is my experience...we moved to Albuquerque from Montana and initally went to Ammre but utlimately found another rental mgmt company to work with...You can only view half of the houses they have listed and the ones that you are allowed to view are terrible. We saw about 10 homes...a few that we visited smelled like a dead animals and none of the houses were anywhere close to move in ready. There were holes in the walls, dirty carpet and terrible paint jobs. When I talked to the front desk, they were so unprofessional and acted like they had no idea what was going on. After coming into the office 4 days in a row we were never able to talk to a property manager (b/c they were ALWAYS at lunch!!)My opinion...go somewhere else.
