Like others have said, this is the worst living experience. I usually never leave bad reviews, but I will this time. Like another person mentioned, I was wrongfully towed in less than 24 hours DESPITE BEING A RESIDENT and having a scanner where visible which I was told by security should have been sufficient. Lots of other cars do not display their parking sticker, and yet I got towed and had to pay $250 to get it back. Reached out to management directly, but they basically said too bad. Oh and not to mention, they do not keep record of which cars are towed and it doesn’t matter if your car is registered in your resident account, they’ll still tow. If they care so much about protecting residents, maybe they should communicate better with each other and the residents. Maybe then I wouldn’t be waking up to gun shots, crazy parties, and of course if you haven’t heard from the news previously months ago, students BEING SHOT, another stabbed.

I have co-signed for three leases with The View. There is a complete lack of communication. We have had so many issues with them. Not to mention that there is a lot more crime then we expected and anyone can rent at the View they do not have to be students. My sons car had been broken into and he has had to sleep on the floor of his apartment due to gun fire. In addition, recently my sons vehicle was towed despite it being registered with the office and him having the barcode required to get into the apartment complex. My son has lived there for two years and just recently had this happen. I spoke to a gentleman at The View and he said if he had the barcode then it shouldn’t have been towed but when I talked to the parking services they said he needed the view sticker as well which would not stick to my sons window and when he originally inquired about getting a new one he was told he could not. It’s crazy that for two years this was never a problem and now it is. I wish this would have been communicated to my son and everyone living at The View that they were planning on towing vehicles and to make sure the sticker which is barely visible due to the clear design was on their vehicles. There is a total lack of communication. To the view instead of towing cars what are you going to do to make sure my children are safe from gun fire and break-ins? I wish they would have never signed another lease with you all but I guarantee they will not stay next year and I will never recommend anyone live at The View.

I am very dissatisfied and disappointed with my experience here. The office here has been nothing but disrespectful and rude, always have to wait for a response which I understand but I call to just be told to reach management through email EVERY TIME and no response. The executive director was really rude over the phone, my question is why. There is no need to treat residents like you’re doing them a favor. This is the only reason you even have a job. But what can be expected when this establishment is ran by corporate puppets. At the end of the day you’ll still be managing this run down complex. Pathetic.

DO NOT MOVE HEREThis complex has been taken over by new management and has horrible customer service. You’ll be charged for everything and anything. While you may think you’re getting a good deal, you will pay it back in the future with hidden fees and dealing with poor management. Place isn’t the safest either. Residents are not cared for.

Simply disappointing!!! The TV service has not been fixed over two months and the staff do absolutely nothing about it. Internet is not stable. They are many complaints about their efficiency which I am in support since their performance has been trully poor. I believe you can find better places for similar prices. If I could I would just pick another place with better service.

The leasing agents are very deceptive in misleading college students into signing a lease knowing they didn’t have the right unit that was requested from the five girls. All they wanted was to get them to sign the lease.. They separated the girls and thought it was fine placing them with total strangers! I’m sorry but you advertise as an apartment not a Dorm!! They called the leasing agent and said they did not feel comfortable and would no longer be interested in leasing the apartments with total strangers. They now have sent collection notices out to these students. They totally take advantage of college students! Do not rent at this place! They are very very deceptive!!In response to owners reply below: Bait and Switch tactics are against the law! We don’t have to figure anything out with anyone concerning making payment arrangements. We never received what was requested in the first place! You bait these girls into signing the lease and you promise them a unit knowing you didn’t have. You took it upon yourself to switch them around into different apartments with strangers! It’s a bad way of doing business! It is a shame that you take advantage of young hardworking students like this.

I lived here for almost 3 1/2 years and the management has always been terrible and when I say terrible I mean terrible but this year they got a new leasing director and she is awesome! Her name is Liz and she’s the first type of management to ever actually care about the residents. She will help with whatever problems comes up and never makes you feel like a bother. She’s super kind and friendly and efficient. I’m really glad they finally hired some good management. Alexia at the front office is also super helpful and goes out of her way to help residents!

*ATTENTION POTENTIAL LEASE SIGNEEMake sure you read your lease before signing at The View ABQ. Just know that you will be charged for any and every little inconvenience. You will also lose any sense of privacy, as they allow themselves into your residence without notice. The View ABQ is ran by uneducated, ignorant and did I mention money hungry people? Yes the rent is cheap and affordable but, they don’t tell you about every thing you can possibly be charged with. Communication here is the worst between staff and residents. Just know that you will have to email them for everything and just hope to get a response. And at that even if you do receive an email it’s always a very rude unprofessional Liz Jones, Stacy Crain, or Gabriel Nunez. They never take accountability for their mistakes and attempt to turn it on you. They’re awful people and inconsiderate. Save your time and money people! I’m so exhausted and fed up with this place. Most/Some of the front desk stuff is rude. The tone is not appreciated. We are expecting them to help us. But their rude attitude. Please be humble and kind. Management is very slow abd unreliable. Never smooth. These needs to be fix asap for them to have a proper business.I just want to get out. Agh.Great pool, maintenance, and amenities.If you are student and new to NM. I will suggest here. But not to renew your leace for another year.If you like to have successful and passionate lifeTake advantage of this price/play yard make a friens to rent a room or apt for following year.Good luck!

WORST living experience ever! Management is absolutely terrible. Staff makes it almost impossible to get in contact with a manager. Management is extremely avoidant of all issues. At the end of our lease they charged us for multiple unnecessary fees and threatened to send to collections if not paid. They are money hungry and WILL scam you. Liz and Gabriel were useless when it came to resolving any and every issue.

I really hate to say negative things, because everyone has their own experienced good or bad. But when I moved in I was told I was living with my friends and even by email it said I would, but they placed us separately , and then said their email meant nothing.We let it go, and we all moved into our houses, and things were constantly breaking, we were getting random fees that weren’t even our fault , there were spiders and ants and even a centipede in the house even after the maintenance had sprayed. We even complained of rats in the walls but no one believed us. But me and several other houses that have moved have talked about the same experience as well. They never came in the house , but we could hear the scratching in the walls every so often. It’s a cute house, it just needs a lot of work , and surface fixing and cleaning only goes so far. They seem to have gotten better management , which is a blessing for future residents, and don’t get me wrong some people really like it there , but there are a handful that don’t. I think it really depends on the house you get , and the problems that come with it.

Liz at the help booth went ABOVE AND BEYOND to help me out on move in day. It was super busy, but she was cool calm and collected and sorted out my confusing request. The View is AWESOME. Move in day almost went bad, but Liz saved the day. Awesome staff! Recommend this place

Our child has been living here for a couple of years now, Whats concerning me is the fact that your business is about to move someone into the room that is being vacated during a pandemic. Is this new roommate being tested to make sure they are not a carrier of the virus? Is this roommate going to have to stay in their room or wear a mask around the other roommates who have been together since the start of the pandemic? This is group living, currently you cant call this resort group living, even before the pandemic the gym has broken machines. I cant believe this business would risk the health of the other tenants just to fill one room! I want to know what plan is being implemented as you risk lives? I want to hear more than cleaning precautions. Or let our kids out of their lease? Are you planning on sending a cleaning crew to the homes weekly to help stop the spread. Because not everyone has clean roommates. And this style of living is breeding grounds for spreading germs. Please advise and maybe send a newsletter to all the tenants of what precautions youre taking to keep our loved ones safe? what happens to the other roommates if one roommate tests positive? what is the game plan? will you notify the other tenants if someone in the complex tested positive? how will we keep our loved ones safe who live there? Nice property great people and a fun environment. Staff at Valley View Villas really care and do whats needed to ensure that there residents are happy. Security is very friendly and helpful. Safe area by day and always protected at night by outstanding security guards and with APD present in nearby areas. Great atmosphere to live in and fun things to do on property from the gym to yoga area a steam room. Nice pool and jacuzzi as well as easy Highway access and local restaurants close by and easy access in mins to downtown UNM, CNM and the PIT As well as the isotope stadium. Plus Valley View offers shuttle rides to many places through out the year. Overall in my opinion Great place to live at just be responsible pay your rent keep your area clean and enjoy what valley view has to offer. Its amazing at valley view villas.(You can Thank me Later)

They’re cozy and inexpensive. Your bills are consistent. They don’t fluctuate. Everyone is really nice. The leasing office throws mini events like grocery bingo and fry-days. I wish parties on the weekends were more welcomed and the bus was more frequent, but overall it’s a great experience.

Absolute worst management, absolute worst place to live. Do not waste your money living here. This isnt just my opinion whenever I talk to other people who live here as well they always have a terrible experience. I have lived here for about 3 months now and have regretted moving here since before we even moved in and every month that followed due to different issues every month.Before my current roommate and I had moved in we had emailed one of the managers Sarah and asked that if we were to move in at a separate times as our other 3 requested roommates if there would be any problems with getting them as our roommates, she had told us some very misleading information just to accommodate us and to ensure we were going to live here and give the company our money. All she had to say was that it was going to be inconvenient and we should all move in at the same time and we wouldve. Not only that but the day we moved in Sarah wasnt at the office and so one girl at the front desk told us that they would have this all fixed on Monday (when Sarah came back from vacation). It ended up never getting fixed.When we moved in the house was absolutely disgusting. There was and still is bird poop all over our balcony and our patio (which we specifically requested to not have a patio). We request to have the patio cleaned but it doesnt matter because the birds always come back. Their pool is disgusting as well (every once in a blue moon is it actually clean). The gym is small. Not all machines work. Can never use the sauna because the people at the front desk dont know how to work anything (which I completely blame on upper management). The people at the front desk are extremely nice and pleasant but are in the dark and cannot help you whatsoever because upper management refuses to give them any power to do anything and they will always tell you different things because they basically know as much as you.When we tried to get our party approved their were so many complications. For starters when I went in and asked for the paperwork, I was told that they couldnt find the paperwork and I would have to comeback during normal business hours because the girl who handles the paperwork already left for the day which was odd considering I had stopped by when they were open for business. Came back the next day when they told me too and she wasnt there. Came back the day after that and they finally had the paperwork. They told me that all I had to do was have my roommates go in and sign it by Friday at 5 pm. The last girl to sign it was told that they had lost the paperwork ??? So then I call to see what was going on with the paperwork and the girl on the phone said that it didnt matter whether she signed it or not because the manager who approves the party had already left for vacation and wont be back until Tuesday. I then expressed that it wasnt what we were told and asked if another manager could approve it. She then put me on hold and asked whoever and when she got back on the phone with me she told me Im sorry but our managers have the right to decline any parties from happening THERE WAS NO REASON!!I could go on about how terrible and misleading this place is but just read the reviews and ratings for yourself. If there is a good review its most likely because when your doing your application in the office they ask you to leave a good review. I really wish corporate would train these managers better and I hope they dont know about all the terrible things going on here and if they do shame on them as well. Do not waste your time, there are much better places to live I promise. It costs too much money to live here to be getting disappointed this often.

Quite staggering the difference in reviews of this place - lived here a couple months and so far going great. Only real unfortunates for me would be the mouse hanging out below the grills and the sporadic dog feces around the grounds, but the latter is mostly down to poor resident-pet management. Otherwise its clean, shuttle is incredibly convenient, and can hardly complain with a personal bathroom and near-exclusive kitchen. As long as you land decent housemates this is a great place for students.

Absolutely horrible experience, gym equipment is a joke, they have 10 treadmills but only 2 work. They have a nice pool and that’s all this place has going for it. I got a notice on my car that I was illegally parked even though I parked legally and my car is registered there. Requested to live with certain roommates and they requested to live with me, but for some reason they put me with random people who are disgusting, they will find any little thing to charge you with This has been the worst living experience I’ve ever had.

I am a transfer student from Arizona and was looking for an affordable friendly housing department to live in. I called the front office and spoke to a representative by the name of Jessica. She was extremely helpful answering my questions as she is a resident herself. Jessica encouraged me to come and visit their property, after I agreed she then proceeded to schedule an appointment and it went great! The amenities are unbeatable, I love how it is a gated community, and how convenient the shuttle rides are considering I did not bring my own personal vehicle. I ended up signing an a lease and they are currently having a promotion now too.

My boyfriend hasn’t even moved in and he is already ready to move out. The management is absolutely inexistent it seems like and the only people you can ever seem to have a half decent conversation with is the miss-informed children sitting at the front desk. Every time we have called about our lease or information about the place we have been told a different thing making it hard to know what we should actually be doing or expecting. The don’t prorate rent for any other reason other than the fact that they “just don’t do that.” And once you sign the lease and they are guaranteed their money THEY DO NOT CARE ABOUT YOU. I wished I could give less than a star.

****Don’t be fooled by the pictures online. The property is always trashed since students throw so many parties and never pick up after themselves, there’s dog poop everywhere and it smells all the time. ( when I lived here, the sidewalk to my house and the one next door was trashed with watermelon bits everywhere and food )There are only two trash containers so kids will leave their trash bags everywhere and the whole community smells awful.DON’T WASTE YOUR TIME OR MONEY HERE. Staff is mostly students that have no idea what’s going on and are always lost. If you need to talk to someone, it takes forever and the front desk is always zoned out or on their cell phones.( I came into the office one day with a boy laying back on his chair, feet up on th desk on his phone and it took him a good minute to even realize I was standing there waiting for him )Managers are very rude and incompetent. They promote a resident portal app that even THEY don’t know how to use.Every worker here has an attitude and they are not welcoming at all. Customer service skills lack - all they want is money.!!!!!Make sure if you are trying to fill a house with males and females, to fill up the entire house or you will be split up and guess what? They won’t tell you that until a couple weeks before move in day!! But like my warning says “ DO NOT WASTE YOUR TIME OR MONEY HERE”( You can find a single room apartment for about $100 more, with utilities included )

Living here is pretty nice! I got lucky with all of my roomies being cool. Having a shuttle to school is super convenient with how much parking costs at UNM, and the shuttle drivers are really cool! Of course, it’s not going to be perfect, some things will fall apart throughout the year, but they try to stay on top of it all and are pretty responsive. And most importantly, for the price, i feel like it’s a pretty solid situation for a me as a student :)

If I could give this place 0 stars I would, not only is it a terrible place to live, management is terrible, workers are terrible, but they also will not prorate my rent when Im moving out before the end of the month because thats not how they do things??? and then they expect me to clean and fix things that my roommate has ruined? bullcrap. theyve also lost most of the paperwork in my file including the documentation of my service animal!! and then when asked about it all I got was a sorry and a shoulder shrug. DO NOT live here. the price is not worth the trouble. Ive had nothing but problems living here. they take money from college students that already dont have a lot of money as it is, overcharge for any little thing. they also dont give hard copies of the lease because they change it constantly so any argument you have they add it to your lease and use it against you. all theyre staff have attitudes any time you ask for a package or for assistance, a bunch of children work here. only live here if you want to deal with childish attitude and childish excuses.

Overall, I have had a good experience here at the cottages. As a two year resident, Ive seen and been through it all.The good: It is a GREAT transition into the college atmosphere. Having most utilities covered, and a fairly reliable shuttle to and from school has been a blessing. Its nice living in an environment where 97% of my fellow residents are in school and around my age. Out of all of the student options, I personally find that this is the best option. The resident appreciation activities and meals are cool and worth it!The bad: First and foremost, there is no incentive to the renter considering staying here longer than one year. I resigned last year only to find that they offered a much better deal later on. The homes are built at cheapest cost (what else do you expect). Communication seems to lack in the main office, but staff is mostly super nice!I would also like to say that they have attempted to correct a concern of residents that have previously resigned by offering a deal that matches any offer in the future, which is great. The problem with that offer is that it was only temporary, so if there is no longer an incentive that aims to give existing residents the best deal possible I wont consider resigning at all. As a resident that will have spent $13,000+ in rent after this second year, I feel that any existing residents should always get the best deal, instead of being pressured into having to make a decision half a year prior to the following lease term for fear of losing out on the best deal. The property has the potential for five stars, but just like anything else, it will take time. Just my 2¢.

I love living here at the Valley View Villas. I love the atmosphere that the workers give for us here. They are always having fun and coming up with cool stuff for us residents to do there at the clubhouse. They make sure everything is taken care of and makes us feel like home away from home. The staff has such wonderful people and I have never had a problem with them! Living here at the VVV, has made my living college experience exciting! I also love the dog-friendly environment!

My son was promised a mini fridge upon signing lease as an incentive to close deal. Well we are now 6 months into his lease and guess what? Still no mini fridge. Why make a promise you can’t deliver on? I don’t think I’d be leaving a bad review had they been upfront and honest. We’ve called and left several messages. Calls are always screened and if I tell them who I am, the manager is always busy. Have the courage to give me bad news up front. Bad news is better than no news. Horrible communication.

I’ve lived here for 3 years now and I couldn’t be happier about my decision to move here! The property is beautiful, the staff is friendly & the management is very helpful compared to what it has been in the past! The rooms are spacious & private which I really enjoy! Work orders are completed in a timely manner, & management is always looking for way to improve which I appreciate. For everything this property has to offer, from the beautiful pool view to the convenient transportation to and from campus, it is fairly priced compared to other properties! As a former employee of the cottages & the valley view villas, the change in management had changed drastically in how they care for the residents! You’re not going to find any other place that has so much to offer at such a low price!

Management lacks the ability to communicate in a timely and respectful manner. I feel as though they claim to offer many amenities as a marketing tactic, but fail to maintain them.I had a nightmare roommate placed on a personality assessment, which couldnt have been more inaccurate. The roommate brought random men home, had pets in the facility which was not allowed, and threatened my safety. When I brought this up to management it took over months to rectify the issue. Management solution was for me to pay for my roommate to move out, even though I was a loyal tenant who respected the property as if it was my own, did not break the contract and did not interact in illegal activities like my roommate.The staff at the front desk is rarely available, phone calls are never returned, and the management is completely disorganized. I moved out over 2 and a half months ago and just received a move out bill.I feel as though this facility is mismanaged. I think they operate the business in a very poor manner.

My daughter has been recently looking housing near UNM. When we went in the staff was very helpful. As soon as we walked in the door the staff greeted us with friendly smiles. During a door dash delivery my tire got popped going out the front gates by the office. I didnt back up or anything :( The weather was cold. I called the office today and they said they cant help with anything. This place is terrible. They told me it happens to alot of people. I use to do security at the view and the place is infested with mice. I do not reccomend this property to anyone. I will never go in those gates again!

I have lived here for just over a year now and, while I actually like the property, I have had a largely negative experience.Pros for this place: The property itself is nice and the cleaning and maintenance staff are really polite. The front desk staff arent super helpful, but not bad.Cons: Almost every time Ive encountered management, they have been impolite and unprofessional. When I have complained I have been treated like I have done something wrong, which is frustrating for a paying customer. When I first moved in, my unit was filthy and management said that they would not send anyone to clean it. While they were cleaning new rooms for new roommates, I had employees enter my house unannounced almost every day from the start of July to mid August. Does it really take 2 months to clean a room? Management seems to have little control over their property and is (at the risk of sounding inflammatory) resoundingly incompetent. I would not ever recommend this place to someone.

I have lived at The View for 2 years! Sarah is super nice and very helpful. The View really is resort-style living. It is a gated community with a focus on students. They provide a computer center with free printing, 3 study rooms and a shuttle to campus. They are pet friendly and even have a dog park! The View also hosts events in their clubhouse for residents. My favorite events include movie night, smores night and Friendsgiving.

I absolutely love living at Valley View. Everything about this place makes my living experience great. It is so nice to have a reliable shuttle that takes me to and from campus with a SET SCHEDULE. I use the amenities very frequently, some of my favorite would be the gym, steam room, and multipurpose room! The staff is AMAZING and will ensure to do anything in their power to make your living experience nothing short from the best.

As a resident Ive been mostly happy, however, as a former employee I would say that it is by far one of the worst experiences of my life. Part of the reason Valley Views prices are so low is because they pay their student employees part-time for minimum wage to do absolutely everything going so far as to even expect not ask you to give up your days off to help with an event they just planned 5 minutes before setting up. The pool from a distance may seem inviting but there have been multiple college parties and people have vomited in there. Enter at your own risk.

Very poor management. Renewed my lease thinking I was getting a good deal along with the incentives being offered. I was given a flyer saying Id stay in my unit and not need to hassle about moving. After renewing my lease I was forced to move out of my old unit and into another one. Management kept entering into my unit with no notice and would barley give me time to open my own door before they would come in. I was charged spontaneous fees and it was very hard for my college student budget to live there. Im very glad I am no longer a resident there and would recommend to everybody to not sign a lease at the Valley View Villas.

This place has college students running management who dont know how to do their job. Everyone wants to gossip but wont tell the resident main reason for whatever they are fined for. Management here is poor. They only care about money over the safety of their residents. They dont handle roommate disputes properly and wait until the situation gets out of control before they decide to do anything (before they fine you). I would not recommend moving here whether youre a college student or just looking for a place to live. Every place has its flaws but this place is the literal definition of trash and stress.

Valley View is the place to be! The pet fee for my dog is very low and the dog park is a good bonus! My room is spacious and I love that I get my own bathroom as opposed to being on-campus. The gym is great too!

This place is the absolute worst!I requested information for my two daughters moving to college. I scheduled an appointment to speak to a leasing professional, there was a mix up at their office and we kept getting mixed responses. I had to call three different times before I finally reached someone who would be able to answer any of my questions. The girl at the front office Richelle rudely hung up on me twice and eventually when I got to the front office she rolled her eyes and sighed. Then she asked what do you want?I wanted more information about the property.The pool had a bra, beer cans and trash everywhere, they told me they had just finished with a pool party.I would strongly suggest that you think twice before even considering this as a place for yourself or any of your college children to live in the future.Enough said.

The new mangement at Valley View Villas has drastically changed the entire community and environment. Living here now I feel cared for, appreciated, and heard. They create different ways to meet neighbors and employees through their weekly events. My favorite was the flower pot decorating, super cute idea! I love, love, love the staff and I plan on renewing.

When my roommates and I signed our lease we were promised a free mini fridge as an incentive, that was 5 months ago and all we get now is the run around and no answers. Other residents are in the same boat as us, don’t beleieve any incentives to sign a lease, they are all lies.

I have applied to the Valley View Villas a month ago and the staff has helped me every step of the way. Me and my roommates will be moving in within the month and I cannot wait! The staff is very helpful and understanding. Not only that, but everything that they offer fits my needs. I can say that I am going to enjoy every minute of living here at the Valley View Villas!

Management sucks here. They will do anything to penny pinch. This includes not fixing maintenance issues like the back gate, not heating the heated pool or the hot tub and completely filling units when there are empty houses. Units were cheaply constructed and are easily damaged. Herds of noisy party patrons regularly walk through the property making too much noise. Run away!

From the time that I have lived here, I have had an overall good experience! Of course there are those small hiccups that come with apartment living, but every time I would go to Jovy, she would help me the best to her ability. I recommend going to Jovy because she made sure to help me when I asked, is a friendly person, and very understanding!

UPDATE: My truck was broken into, my roommates truck was broken into, my other roommates car was hit in the parking lot, my neighbors house was broken into, my window was smashed with a rock. Valley View Villas will not ensure your safety but instead charge you for any damages they deem fit. Management harasses you and will invade on your personal privacy whenever they want. They will charge you with anything they can to get as much money out of you as possible. Internet and cable dont work at least one day out of the week. Oh and security smokes weed instead of guarding the premiss.If I could give them less than a star I would. Terrible communication between management and residents. Completely unorganized office that will constantly mess up your paperwork. If you have an issue plan on continuing to try to contact someone because they will ignore your issues as long as they can. Rude management thats short and very unprofeasuonal. Unhappy/stressful living experience for 2 years now.

This place is horrible! The pool looks nothing like the pictures! All the chairs by the pool are broken and they refuse to replace them. Security is a joke! There was a shooting at one of the apartments. Someone shot the apartment 4 times (4 visible bullet holes) Security sets up a mini obstacle course outside the gate to watch who is coming in and out. However, they make no attempt to break up house parties when 20 to 25 people who clearly do not live here are over partying all hours of the night. The grill are digusting and only one works! Don’t move here! You will regret it! It’s an unsafe place to live.

I love living here! The property has really come up. I enjoy all of the amenities, especially the steam room and the 24 hour study rooms. The shuttle system is great because we know exactly what time is will be at VVV and on campus. The houses themselves are also really nice. It is resort style living for college kids, which honestly it is unheard of. Getting my own bathroom, room and walk in closet is a step up for sure from community bathrooms and tiny beds like the dorms.

Love the apartment complex, my house is very quite and everyone just keeps to themselves. On the weekends it is kind of loud but we live in a college complex so I dont mind it. Management is kind of slow, but they do help you when you need it. They also will charge you for stuff like cleaning your carpet when you know for a fact your carpet was spotless before you left, whenever you move out. So just beware of the stupid charges they like to apply randomly.

Nice rooms and furniture and enjoyable environment. However, for a college oriented living space consistant outages for an already slow internet is unacceptable. Its also a bit weird to have moved in with a broken exit gate and still live with the same gate still broken months later.Good place to live, not a great place to live while going to college unless you have no need for an internet connection.

The worst living experience in my life. The management is the by far the worst. My car was broken into twice in a 12-month leasing period and when I went to them to ask for the security tapes, I was told that there are only security cameras in the leasing area. There are constant parties here, drunk people roaming around and vomiting on the sidewalks. Unregistered pets pooping all over. Look this place up on YouTube, its been on the news like 3 times for shootings, out-of-control parties, etc.When they move you in, they give you a survey. Based on that survey, they are supposed to find you roommates that are just as quiet/loud as you are, and so on. Personally, I was roomed with loud people, but I wasnt too upset about that. My boyfriend, who lived a few houses down, roomed with all 18, 19 year old boys when they moved in a 28 year-old man who caused many problems (even involving the police). It made everybody feel unsafe and management did nothing about it because they just wanted the money they were owed.Please, please save yourself from living here. Cheaply built houses, crappy management, and no sense of security (No, not even IPS made people feel safe) is not worth $600+ a month.

Unfortunately I had a false impression of what it was going to be like living here at the View Abq. The amenities they offer look great and when I first signed my lease I spoke with Sarah about any issues I had. She was extremely helpful and professional. I’ve only lived here since September and I already regret it which is unfortunate because the complex is great along with the unit I live in. It’s very upsetting to me that this is a gated community yet the gates never work and are always broken. It’s also frustrating that security is never at the gate because they are going into homes and partying with anyone that lets them in to party. I’ve seen this multiple times. I recently had a couple of friends over to hang out. It was Halloween night and we were going to out. We were hanging out at my house when we got home before we went out to go eat. I have reviewed the lease and know exactly what it states, which is that among the house we are allowed to have less than 10 guests in our house without getting a party waiver. My roomate was downstairs with our friends while I was upstairs with two of my roommates and my boyfriend when security knocked on our door and told my roomate that everyone in our house had to leave. The 7 people we had in our house downstairs left immediately. He continued to stand outside and tell my roomate everyone had not left the house so she came upstairs to tell me so I could go talk to him. I walked outside and invited him in the house so he could see the only people that were here were the people that live here and my boyfriend and he refused and started being extremely disrespectful toward me telling me that management changed our lease and now we were only allowed to have 5 people over and that he had a video of 20 people coming out of my house. I told him there was no way because we didn’t let anyone into our house besides the 7 friends we had downstairs and my boyfriend. He continued to be aggressive with his tone and tell me we were getting fined because we had more than 5 people in our house. I walked inside to get my laptop and show him we were still in compliance with our lease of having less than 10 people over and once he realized I wasn’t a drunk girl trying to argue with him rolled his eyes and walked off. Extremely unprofessional that security doesn’t know the lease and lie about it as well as act disrespectful with me. Also I don’t find it fair that security can go party in other peoples houses that let him in and party but he wants to fine people don’t let him in and aren’t even having a party. All of my roommates and I sent an email to management when we received our fine the next day and got no response. After this we called and went into the office and they said Jovi would be getting back to us that day or the day after that. It’s been 2 weeks and we still have not gotten a response. As I’ve read in other reviews this has been an issue where she refuses to come out of her office. My roomate called and spoke to the front desk because she has been emailing the email we were given everyday and they said that management has seen the emails but is waiting for a response from security. This doesn’t make sense because securities statement is on the fine. And every statement he made on the fine was false. I think it’s extremely unprofessional and frustrating to have to deal with this. I would just say if you move in here be careful because if you don’t invite security in and give them what they want they’re automatically against you. And if you have an issue don’t rely on management to ever get back to you.... which is unfortunate because the complex is great and the housing is beautiful but most of the staff is just crooked and unprofessional.

DO NOT SIGN LEASE!!!!! I never write reviews unless I really like or hate something. Do not buy into the free gift card. My room mate signed her lease earlier this year and still never received anything. I was promised a follow up and a gift card and received nothing! Empty promises just to get you to sign and once you do, it’s done. The staff is irresponsible and also immature which goes through to management. Please please please if you know what’s best for you do not sign. I was woken up by a party which looked like a riot outside my window. Fights broke out, screaming and it was horrible. Last word of advice, DO NOT SIGN LEASE!

They market the villas as resort style living, must be a resort style where the cops are here every weekend and half the amenities in your room start breaking before lease-end.I give credit to the student workers here, theyre always nice and trying hard to do their jobs. Theyre just left with a demonstrably poor management team and homes that arent worth half of what each resident pays per month.Save yourself, or your student the trouble.

I have lived here from the start of the semester (Around August) and while I would say the experience has been all awful, there have definitely been quite a few instances that have made it a little difficult at times. My biggest issue has been the rent in general and issues with the management, such as not being able to pay for my rent in time and being hit with a late fee even after showing proof that I was unable to pay the day it was due. My roommates and I were also promised some incentives to sign a lease, the most incising of which were mini fridges which seems like a completely lost cause seeing as its nearly 5 months later and we still havent heard a thing about them despite our and other residence questioning.

I lived here for about 2 years, and absolutely despised it! From the day of move in I had issues with management. Management changed about 3-4 times during my stay. Constant fights, constant, police check at the gates, gates always broken, staff treats it’s like daycare and not an apartment complex. Security will slam on doors if they want music down, and they will barge in like they own the place. This establishment has gone through many companies, and has gotten worse since 2014. They don’t care about anyone’s money or credit. The villas treat each renter as a child, and have no consideration of their well being. Living here as a young student did not help my educational career, but it simply was an obstacle. This property consistently makes promises and then brushes them away with “new management rules”. Rent prices change depending on current management, promised and signed credits with go in the trash if you don’t keep record. Paper work that protects your money and wellbeing “vanishes”. HORRIBLE ESTABLISHMENT. BBB report in progress.

Dont be fooled! It looks nice but the walls are paper thin so you can hear all your housemates talking. Loud college parties, on the weekends the pool is littered with trash and empty beer bottles. The gift card offers have special restrictions so they dont always give them out. Some people receive their gift cards and the majority of the mini fridge deals are incentives to get you to sign the lease. The prices are so low because the management team routinely undercut their employees. Valley View Villas avoids paying benefits to employees because all their staff are part-time. Then they phase out the old staff by cutting their hours randomly to only 5 hours a week therefore forcing them to find work elsewhere. Sarah from the corporate office seemed nice and friendly at first but every time I was at the clubhouse events she would not hesitate to speak badly about the AirBnB units or residents. The View also host AirBnB houses but they dont want the residents to know because it might make them feel unsafe to know that strangers are given access to the gates. Student employees are unhelpful and often getting to speak to the manager is nearly impossible because they will screen calls to avoid talking to you. Any mistake on their side will ruin the your account entirely, if you paid with a money order they may pretend that they never received it. They will overcharge your account and when you leave they will also try to find reasons to charge for damaged rooms. Overall in this experience I would think twice before even setting foot here.

As a college student I really appreciate the events that The Vally View Villas hosts like grocery bingo, and national frappe day. The all-inclusive amenities allow me to not spend money on a gym membership and avoid paying for parking on campus as the shuttle takes UNM and CNM students back and forth from campus to the property. I have lived in several housing departments over my college career but I have to say that Jessica is my favorite resident advisor that I have come across. She goes above and beyond to accommodate the residents, and she always has a big smile on her face. She always seems to know the perfect thing to say to brighten my day, whether it be she asks me how my dog Bleu is doing, or offers me free snacks. I referred a couple of my friends to the Valley View Villas and they ended up touring the property with Jessica and they kept raving about how funny she was which made the tour more enjoyable and they actually plan on moving in in August.

I came in earlier last month to speak to a leasing professional and it appears that they did not care to have anyone at the front desk. One person named Alexis came in to help(didnt really do much as I still had to wait for another 20 minutes to even be noticed) to be honest it seems that miscommunication is rampant here at the View. Ive been given different rates for the same room and different answers for general billing questions. I keep getting borderline harassment calls/emails from them non stop even after requesting to be removed from their email list. I ended up leasing over at the Sun Village. Best decision ever as the Sun Village is actually closer to UNM and way better at keeping residents happy.Valley View is a mess, dont bother.

This place could honestly be so amazing but the management is terrible. This may not seem like a big deal but it slowly becomes one huge mess. No manger stays for very long and when a new one comes in everything changes. This happens so frequently that no one ever seems to know what is going. Ive lived here for 3 years and I have had minor problems here and there from the start. However, recently Ive just about had it with the management. Its not getting better, its getting worse.
