I love the place. No problems with anything. Nobody bothers me.

The manager property that is Wafa is not respectful and unprofessional. My packages were stolen from the mailing room and from the front door as well. I talked with the unprofessional manager who must have the residents feel safe and welcome. She told me you can get a box from USPS. I think her job is not offering USPS service. Anyway, she advised me to have all my packages must be delivered to the leasing office, but the issue is about privacy. Every time l went to pick up my packages. She keeps asking asking me to open my packages on front her face! It is totally is not her business! I report her to corporate, but they did nothing for her & me. Also, the place is not safe. All the building’s doors will be open all the time. Why you pay an expensive rent for unsafe place? Also, if you have maintenance request you need to wait at least two weeks and keep remaining her about your request. I gave one star only for the location. Also, All the residents keep their shoes in the hallway. I highly did not recommend it at all

Great place to live. When I was having some issues with the Air Wafaa and Chris were very helpful solving the problem.For those who love shopping the apartments are perfect also. The mall, Kroger, Meijer, Whole foods, and Walmart.The University is close also.

Moving can be very stressful, Orchard Village, Wafaa in particular, made it very easy. She did an online tour since I was moving from another state, and it was perfect, no other complex offered to help me this way. My new home is great, and Wafaa is always willing to help with anything I may need. I am very thankful, she has made Ohio and Orchard Village a great place to live.

I loved the place at first sight, Wafaa did a very detailed tour for multiple different units I wanted to look at. At first I was hesitant because of price but the property manager Wafaa showed me she cared; she was very responsive and genuine. We sat down and discussed bills and work and eventually it worked out ive been here for a couple months and I love it so far, no complaints. very comfortable living and the other tenants are no disturbance. Great apartments, great property management, and great community. Worth it! 😉

I have to say some of the comments here have been a little discouraging. My fiancé and I are looking to move Oct. 1, 2021 and this place was at the top of our list. We are definitely looking to get a newly renovated unit especially since it’s so expensive. I myself spoke with Wafaa and she could not have been anymore helpful and pleasant. I in no way had the experience others had regarding her being unprofessional.With that said my concern is with the packages because I order from Amazon a LOT. As well as maintenance. I’ve had such a pleasant experience where I currently live in Michigan for the last 5 1/2 years so my expectations are very high.

Stayed here for a little over a year with no issues. Management and maintenance were super nice and always accommodating. Rent is above average for the area but you get what you pay for. Newly renovated apartment with good appliances and good space. I wish the parking situation was better but it is what it is. There is on going renovating which led to it being pretty loud sometimes.

The new property manager (Waffaa) is so unprofessional, she does not care and she hardly listen to tenants complains. Maintenance is so bad and nothing seems to get fixed . this property is undergoing continuous construction so good luck trying to sleep in after 8 am. The price is continuously going up, we had to move out because our monthly rent increased by 100$. My wife and I live in a very limited budget (retirement pension), and as soon as our lease ended we were asked to pay 100$ extra or else leave the unit. We had been living here forever but unfortunately we had no choice but to look for something else. The hallways always smell like weed and management refused to address this issue. I have had my packages stolen several times and nothing has been done to secure the packages; they are left out in the entrance and you do not need a key to access this room. Rookwood should consider a monthly evaluation of the overall performance, convenience, and safety of this property in particular. On top of all the poor management, they are polluting the environment by throwing bad furnitures in the back . They are in violation of the city codes and I hope they get cited for it . Management needs to be replaced .

Ive lived in this place couple of years now, and although the management has changed couple of times, I have never had any issues with the maintenance response or experienced any delays in the response to my call or questions. The current manager, Wafaa Mourad has been very helpful and accommodating, ready to offer me any alternative if needed. I had some issue with randomly people ringing my door bell, and she has managed the situation really well and I never had that issue again. She also updates us ahead of time of any maintenance and fixes to take place, so we can prepare in such situations. She had put in my orders within minutes and always had me updated. She is very respectful, understanding and supportive. Overall, my years of stay here has been a peaceful and pleasant one. Just one thing, I really wished the security gates stayed on the property (it was removed a year ago) Those security gates made me feel safe as people cant hold the gates open for other unauthorized vehicles to come in.

Good apartments with more senior residents so its quiet! They also have a nice pool!

I had issues from the first week i moved in the Air Conditioning wasnt working and this is a New Renovated Unit on the 3rd floor and it was so hot i had to stay a few days with a friend until the issue was resolved. I was over charged for water usage for the first 6 months I was there until I myself realized it and come to find out it was a faulty meter. There are drug deals going down in the parking lot, the Office Manager is EXTREMELY unprofessional and RUDE ! Havent even been here a year and I just got a notice they are trying to raise my Rent as If I am not paying a fortune already. I will be moving and I would NEVER recommend anyone to live here !

The property manager -Wafaa- is NOT respectful at all. If you choose to live at this apartment complex you will hate yourself also if you tried to sleep after 8 AM you will be unable due to the construction which will not have it done since 3 years. Also, the maintenance guy is not known anything about fixing equipments. My packages were stolen more than 5 times and the property manager did NOTHING to me or to my security. She was trying to offer me USPS service and l should pay for what she offered. Orchard Village is really disgusting place to live and to deal with 🤢🤮

A few comments here. First and foremost, the property manager Wafaa is a pleasure to deal with. I have been in this complex since September of 2019 and had been waiting to transition into one of the newly renovated units. Wafaa was kind, courteous, professional and attentive to the details to help my transition. She was helpful in making the wait for the new unit a little more palatable. Always friendly and always with a smile! The new units themselves are extremely nice. The appliances and upgrades are very nice and makes for a comfortable living experience.

We went there yesterday and we were looking for apartment. I met a lady at their leasing office. She wasn’t respectful to me and my mom. We asked her some questions about the apartment complex but she was working on her computer while we were talking. We really did not felt even welcome maybe cuz of our color? Or where we come from? Very poor manager

Wafaa and Chris have been very efficient in getting back to us when we called the office or if there were a maintenance issue. We had been living in an old apartment since August and had been waiting for the new apartment to be finished. It took a while but as soon as an apartment was available, Wafaa called me immediately and we were able to move in right away. The apt was worth the wait because my husband and I love the new apt. It looks exactly how it does in the pictures and we are very impressed with the positive feedback from them. I would recommend Orchard Village. Wafaa and Chris have always been pleasant to us.

I have been in this place for more than 5 years. Everything were fantastic especially when Kelly was the property’s manager. However, everything changed to rude when a new manager came that is Wafaa. She is very rude and unprofessional. She mailed me for a bills that I not responsible for them such as trash and water. By the way, my lease doesn’t mentioned so! I highly did not recommend it at all because the apartment complex becomes unsafe when this manager came!If you really need to live there l highly encourage you find attorney so that can help you with the problems that you will face with Wafaa

Kelly the apartment manager speaks down to people, in a demeaning manner. While theyve made some improvements, theyve removed important safety features of the property. This isnt a low-crime area. Im not sure what their goal is, since Rookwook Properties purchased the location and took over, but tenant-customer focus, certainly isnt the priority.

Just got here and its so nice. Good rooms, located in a side of town where you can get to places in a heartbeat. Love it

Tried to see the place 4 times, called twice. When I finally got someone to answer the door, I was told that it was my fault for not booking an appointment. Was told to sit in a forceful manner, when asked if I could see the layout of the model while waiting. Never saw the property manager in the time I waited. I walked out.

If you are looking for unsafe apartments you definitely need to live there!I highly recommend you find another location.

Peaceful and quiet

Do Not move in here. They will sue you for anything, they have a lawyer on their payroll. I was sued for just a few hundred dollars over carpet issues (I was the 2nd or 3rd tenant to have that carpet). If you do live here, document everything.

Their office is always closed, and when you call, you cant get response from anyone. Very unprofessional.
