Living here was absolutely AWFUL! First, they kept pushing back our move in date because they didnt have the keys to get in and clean the place and replace stuff. Then when we did move in, it was disgusting! The cabinets were filled with dust, dirt, rusty nails, and dead bugs. Our dishwasher was filled with water and mold. We were told we would get a new one, and it never happened. There was also a used bloody pad in the upstairs bathroom cabinet, disgusting! Pretty sure they didnt clean at all. There is also mold growing on the ceiling in the dining room, and it looks like they painted over a bunch of water damage as well. Our ac was broken when we moved in, and it took calling for months and months to get it fixed, only for it to break again a month later. Our heater ALSO broke, thankfully they fixed that in a timely manner. When our roommate with a dog moved out and notified them, they never took the dog off our lease and I called for months and left voicemails about it. When I did get through once, they told me they would credit my account and the dog would be taken off, which never happened! I should have listened to the reviews when I moved in here. The dumpsters are always overflowing and there is trash everywhere. Management is terrible. Ive never lived somewhere this unorganized and careless. Literally anywhere else in Toledo would be nicer than this place. It looks nice on the outside, and the unit they show when you tour looks nice, but it is not at all similar to the actually units you will be living in. Before you move here, read the better business bureau complaints as well! Someone here had a raccoon living in their walls, and management did NOTHING!

This place is so unprofessional. Not even worthy of one star! Moved in November 13th 2020 and never have I had to keeping calling about something that takes over a month to get fixed. Especially if it’s a safety issue. The neighborhood across the street from me and I share the same garage code apparently. Whenever he opens or closes his garage door, mine opens up. 2 people brought it to my attention. I’ll come home from work after 7 AM, and the garage door is always open.My first day in this place we found 3 medium sized nails in the carpet (which also had paint drips, and was FILTHY. Thank God my mom bought me a carpet cleaner), a big nail on the garage floor, and screen door fell off after 2 days of being here. It was just hanging on by the bottom rollers, back sliding glass door doesn’t lock, sink is cracked and peeling (Charles told me to call it in to get changed if it started to do this), damages were found around the villa (broken trimmings), walls were dirty too. I’m going start putting my rent in escrow. Payment of 1,119/month to a place with zero professionalism, lies, and they’re so rude.Update: June 22 2021, I had a massive flood around 10 AM, due to a negligence of one of their maintenance men. Two of the good guys who work for Canyon Cove came in to switch out my “leaky”water tank and saw the huge flood and called in for an emergency water extraction. The person from the office said they’ll call because l look at the time the time the carpet guy showed up. After 4 pm (Photo attached)They always say they’ll put in work orders but I don’t know how true that is. If anyone is thinking about moving here, don’t. I gave them the benefit of the doubt and I’m regretting it. BIG TIME!

This people is not fixed nothing I dont have AC for months. I go to check for a discount for.my rent and is telling me that is not a excuse for no pay the full rent. Come and stay here with no AC with 90 degrees outside. irresponsible that does not fulfill its part of the contract and the unit is not in condition for live.. But Im going to call the news and report it to the city. Im already oriented with my lawyer

This place is a joke. I’ve called probably once a week for month to talk about my lease. I never received a call back but got a paper on my door for a rent bill $300 more then what my agreed upon rate. My neighbors and I cars keep getting broken into. When you call they tell you it’s not their problem. There’s so many more issues I could keep going on about but I’m just gonna say I should of NEVER signed a second lease. Which I have not even physically signed yet but they can charge me rent.

Everything I posted is untrue this place is a horrible mess and should be condemned!!!!!!!Moving into Canyon Cove January 2020 I ran into numerous problems as the complex had just been sold and employee turnover was extreme. Now I believe the new owner Ressco has turned things around for what I believe to be good results and they are still working everyday to improve our lives as tenants! The staff is all the same with new Manager Martin who is AMAZING at his job with the help from all the other super employees! Im happy to say I really enjoy where I live now:)N.J. I would not even give it 1 star however I have to... issues with the online deposit, never completed move in check list items, didnt clean before she moved in, made us wait over 4 hours for a reply to help get out of the lease per ADA orders. Not clean and over priced.. they try for customer service key word try! Their system needs updated to truly get paperwork and answers!

Unless you make $100,00 a year and have perfect credit dont bother trying to apply.We went in to see if they had any townhouses available. We were told there would be and we sat down with the management and explained to them our credit wasnt the best and they said they take income when make decisions into consideration as well. So we started the process of the application and 2 out of 3 of us submitted the $50 fee. It states that application would not be submitted until all 3 paid. There were issues uploading the proof of income to show we make more than enough to satisfy income met so we stopped in to turn it in and they said application has been denied. If the application wasnt technically submitted how could it be denied? No explanation was given other than its not going to work out. A letter of explanation is always sent if credit is run even if it is preliminary credit check therefore no credit check was run.Good luck to anyone applying you are going to need it.

Ressco property management is awful. They do not clean the place before you move in, fix broken items from the last tenants, or fix things when work orders are put in. I have hounded them for 6 months and my work order is still not fixed. The train track right next to the apt buildings is so loud that you feel like it is going to come into your home. The whole building shakes. Worst place ever!!!

Had move in day with Fiancé. Found out that the move in day got pushed back 3 days the afternoon before move in. Only found out because fiancé called about something else at 1 pm when they open at 9 am.This is the second time we’ve gotten an insanely late notice. Couple weeks ago fiancé got a call at 4pm to pay $100 to confirm address or said we’d lose the address if we didn’t make it by 5.Thank god she works from home.We were all packed. This is a huge inconvenience.Had uhaul scheduled at 8 am day of move in. Internet scheduled for day after. Washer and dryer drop of scheduled for day after. Fiancé’ had to miss hours of work to get all of that rescheduled. I took the day off work to move in and now I’ll have to take another day off work.Management is awful and unprofessional.

Worst apartment complex in Toledo, I rented here for one year. The day I came to pick up keys and move in, they told me my apartment wasn’t ready and it wouldn’t be for a week. I SHOULD HAVE WALKED AWAY THEN. They offered to upgrade me to the townhomes for the same cost- nice, I thought. In the summer I lost AC, took weeks for anyone to come look at it. I was told they had a high volume of maintenance requests- fine I get it. After 3 weeks of no AC the “laundry closet” was growing MOLD. still no response from management about fixing the issue or a date I should expect maintenance to come by. I was told no one had seen my maintenance requests or my numerous phone calls? However, the maintenance team that finally came was awesome. They are really understanding and clearly trying to do the right thing. Management is truly horrible and there is NO communication between people who work here. One person tells you one thing and the next day another person will tell you the exact opposite. When I signed my lease I had a friend who live in a nicer newer renovated apartment and THEY NEVER RECEIVED THE INCENTIVE FOR RECOMMENDING ME. Not to mention only a few apartments/townhouse are renovated - the rest of the apartments are super old and basically falling apart.

I have been here for 3 months. I have had no issues and the staff has been 100% helpful. I moved here for relocation and had no idea where to go out where to rent. I read the reviews and still came and so glad I did...I am so content with my townhouse and the area is awesome as well. It is in the middle of anything you would need. New management company and they are doing their best to fix things that were not taken care of in the past and they are all friendly and always there to help!!!

DO NOT RENT HERE!!!! Wish I could give this place 0 stars!Horrible management, does not keep track of your information. They messed up my move in rate and date ALONG with messing up my move out date and charged me extra and can’t forget the eviction notice they gave me because of the mistake THEY made. Save yourself and your money rent somewhere better :)

We originally moved here because it appeared to be a nice neighborhood. There was a field surrounded by the duplexes that was good for our son to go outside and run around in, as well as to let our dog take walks. When we moved in, it was clear that the cleaning staff who prepared units prior to move-ins didnt do their job. The wall vents were caked with accumulated dust that was so thick, I had to use a wash cloth to wipe them clean. The back door wouldnt close properly (still doesnt after 3+ years), the stove facing was rusted, and the dishwasher didnt clean dishes properly. The house looked like they never bothered to go around and remove excess nails in the walls, simply paint over them. The doors to rooms either didnt close properly or, in the case of our sons room, it had a plate over it from what looked like someone has busted the door in. Between fire alarms with dead batteries, light fixtures that had dead bulbs, and doorways that clearly looked like theyd been forced, it was clear that this unit had not been properly renovated in a long time.We fought to get the stove replaced, had a list 3/4 of a page long of issues from the start, which got whittled down over the next year, and we FINALLY got the dishwasher replaced at the end of 2020.Regarding the SIZE of the unit, its nice for our family in terms of size. Were not squished and theres room for us to decorate and actually live in our house. HOWEVER...this only goes so far when it takes weeks if not MONTHS for the maintenance staff to get around to dealing with issues that absolutely need to be addressed. Having to remind them repeatedly, sometimes as much as 10 times before they do something, got old fast.The main problem...Canyon Cove has changed hands AT LEAST four times in the last three years, and every time it has, the staff at the office and the maintenance crew, have no clue what was going on prior to the new company taking over. Theyre understaffed in maintenance, they employ decent folks at the leasing office, but their sense of urgency is next to nil. Dont try calling the office, because youre more likely to get the answering machine than a live voice. If your issue isnt an absolute emergency, youre going to have to deal with it, or show up at the office and dance on their desks until they get the hint.One issue above all that plagued Canyon Cove for almost a year was the improper book-keeping that was going on for each unit. At first, they would put our account balance on our doors just prior to the time rent was due, so we knew what was owed. However, they soon stopped doing that, so we would have to ask prior to paying. Soon we found that the corporate office apparently screwed up everyones accounts and started assessing charges that werent valid. Credits and debits went back and forth and at one point, we were served with Eviction notices two months in a row because they CLAIMED we hadnt paid for fees that we never owed. When we confronted them about this, they apologized and promised to fix it, but it went on for three months before they finally got their acts straight.To be blunt, the problem starts at the top...clearly the corporate offices that own these units arent doing their jobs properly. Having lived in apartments at two different locations in the country, Ive seen GOOD property management and EXCELLENT property management for apartment complexes. This group rates as average AT BEST. They really need to get their acts together.

If i could give this place 0 stars, I would. My boyfriend and I filled out an application weeks ago and it took days before they even processed the applications. I had to call daily to check on it and sometimes my calls would never be returned so I would have to keep calling. Eventually, our applications with “conditionally approved” and then the next day for an email saying they were denied. After trying to figure out why I got two different answers, they weren’t able to give a straight answer. Sarah was very very rude and acted like it was an inconvenience to try and explain anything to us.

Perfect if you are looking for swamp like landscaping and numerous free fishing ponds potholes consistantly scattered among the entire property, beautiful playground consisting of zero swings and zero slides perfect if you have zero kids this place is a dump save yourself and loved ones and stay far away!

Terrible Management. Aundrea the main manager, and her staff does NOT communicate with each other, with maintenance, or with their renters.They seemed great before I signed my lease! But as soon as I needed my garage door fixed (because I work out of my garage), there was absolutely NO communication. The maintenance guys are GREAT! He knew he was unable to fix it and that they had to call an outside company to do it. The Maintenance guys literally told me good luck getting them to fix it. It took almost 5 weeks to get it fixed!!!! I called multiple times EVERY. SINGLE. WEEK. 5 week with no income!!! They didnt decide to call their outside company to fix it until I wrote them telling them that I already called Overhead Door and they would be out to fix it and I would pay for it and take it out of the rent.And to top it off...they REFUSE to waive my fee for paying 3 days late.This place is a joke. Avoid it at all costs.

This is the worst apartment complex I have ever rented from. I should have not ignored red flags right away when they never called me back when I inquired about the apartment. I paid my $200 to hold the apartment and that didn’t even go towards my deposit or first months rent. They charge a $75 late fee on the 2nd of the month and than again on the 9th. If you pay after the 10th, at some point they will charge you attorney fees and also tack on late fees for your attorney fees. Yes I know that when you are late there is a late fee but didn’t realize how many or the attorney fees. They don’t do any maintenance. The maintenance department will take up all of the front tenant parking spaces and take up multiple spots. This place doesn’t care about the residents. The only thing they care about is getting as much money as possible from its tenants. Way over priced for what you get. I moved for a job and it was last minute so I took what I could get. The office is useless and very rarely answer the phone or return voicemails even being a resident. You’re better off living in your car

This is by far the worst staff I have dealt with in my time here. My garage door broke four weeks ago and I still havent had anyone come out to even look at it. The manager blames their parent company for not approving the work order and if you try to call ownership directly, they wont even return your calls. Unfortunately, they have left me no choice but to consult an attorney.

We looked at villas/townhouses here last Wednesday, applied on Thursday, and it took 4 days for Mariah to process our application. We never received a phone call regarding the status of our application. I had to call once daily to ask about the application, and finally found out that we were denied on day 5. Dont waste your time. This apartment complex, no matter what management possesses it at the time, has always been unprofessional and unhelpful. The two times that we have been in the office, the staff seems completely engulfed in whatever they are doing to the point that they barely acknowledge you when you walk in the door.

The maintenance crew has been doing a great job keeping up with things with so many units. Austin did an AWESOME job repairing a bunch of things in our place. Obviously things cannot be responded to within the day unless it is an emergency. But Maintenance has usually come within a few days when we call the front office. Any requests submit over RentCafe usually take a little bit longer for them to respond.The people in the front office have also been super helpful!

I moved in Canyon Cove last July and it has been the worst decision ever for me and my young daughters. I wish I would have not signed another lease, but Im trying to purchase my first home. Ownership has changed as well as management a few times and Im not one to complain, but when you call multiple times to the office with no answer or returned phone calls it is a little stressful. I have not had a back patio screen door since I have lived here and have called and went to the office about it numerous times. They shoved a huge refrigerator that doesnt even fit in my kitchen and water gets inside of the drawers on the bottom where I cant remove them because the door doesnt open entirely. I have no animals and have had fleas last summer which they acted like I was crazy and didnt know what I was talking about. I have two young daughters and my back yard area is very dangerous with the cliff and woods. I called last week and was told they would try to find my work order and put out signs for animal clean up and its very unhealthy having two young children with cat pee smell coming in from the vents right near my kitchen/living room area. Its just very gross and disappointing. My mom lived in here years ago and it was so nice and it has just turned into a dump. The garbage is taken twice a week I believe and within hours it is filled to the sky with couches and garbage bags surrounding the outside of them constantly. Anytime I have called the office or went up there they say they will fix the issues, but the problem is things never get done and they honestly dont care at all. I have heard that some pay way lower rent than I do and I just dont understand it. Paying almost $1000 a month and its not worth it at all! DO NOT MOVE HERE!

Moved in here recently (3-months ago, in March). Was in a pickle and had to find a new place asap. The initial meet and greet was fantastic from the sells women. I was told far as utility bills went, I only had to handle electric. That the landlord/Canyon Cove covered everything else. Now Im being socked for a gas utility charge spite all my hook ups are electric (heating, oven/stove, washer, dryer). AC went out first day of hot days in May and this caused my lights to flicker. Spoke with a Canyon Cove representative I had to call M&M Heating/Cooling to come out. The compressor is broke and is about a $5k replacement! Upon service, the gentleman from M&M Heating (very experienced and pleasant man) stated that whoever resided here prior to me, used two different volts/compressors. Soon as the service man writes up my invoice, Im going to head over to the office and will write another review.When I moved in, the patio screen door

From the staff at the leasing office, to the maintenance team, Canyon Coves new staff has been AMAZING since we moved in earlier this month. The entire team has done a great job of taking over the properties that were clearly neglected in the last few years. Happy to be part of the neighborhood. Keep up the good work management!!

Horrible experience applying. We paid the fees (including the “refundable” $200) then were denied. Had to call over and over just to figure out if we were denied or accepted. Then we were told we’d get the $200 in 30 days. It has now been 2 1/2 months. Still no refund. We’ve called and asked, then get told they will contact management about it. Then we hear nothing back. Don’t give them your money, if you don’t qualify for an apartment you get scammed out of $200.

I applied for Canyon Cove July 3rd I was denied July 5th on the application it’s clearly states that the application fee is 35 dollars and the deposit is 200 and the deposit is refundable if your not approved.. I have not yet to receive my deposit and every time I call they give me the run around so basically they stole my money during a pandemic and I have two small children! Thank God I was not approved because I can that they are very unorganized and ghetto

I signed my lease to the villas November 4th 2020. (Please keep in mind the rent is $1,300+) I viewed two different units which were perfect. I put at $200 holding fee down. But a few days later I was informed that someone else put the holding fee in before I did. But they had another unit available which was right next door. I loved the location of the units. I was told I’d receive pictures of it since I hadn’t viewed it. (Which never happened) November 4th I viewed the unit. The carpet was disgustingly dirty and the appliances in the kitchen didn’t match. I expressed my concern. But still signed the lease because I already put in my 30 day notice at my old apartment. And all of my utilities had been transferred.The carpet was cleaned. After the cleaning the unit had a terrible odor and the carpet was still extremely dirty. I was emailed November 11th, letting me know that the carpet had been approved to be replaced. Today is November 27th, 2020 just 23 days since I’ve signed my lease. And absolutely NOTHING has been done! With daily calls and emails to both management and corporate (who NEVER bother to return calls or emails) I haven’t been able to fully settle into this unit because the carpet hasn’t been replaced. So the furniture I’ve paid for has to continuously be pushed back for delivery. Holidays are coming and going and my family is still living out of boxes! With no communication as to why these simple fixes aren’t being taken care of. As if that’s not bad enough. Today one of my children fills the upstairs tub to enjoy a relaxing bath and the 1/5 bath downstairs floods. Because the tub is full.( not a drop of water on the floor upstairs)This has been the single worst decision I have ever made in choosing a place for my family to call home! Places that’s charging this amount of rent should not be experiencing issues like these. ABSOLUTE TERRIBLE EXPERIENCE IN ONLY 23 Days!

JUNE 2020 I spoke with the employee who took me on the tour of the townhouse explained that I have bad credit and there was no point in applying. She asked me about all my bad credit and I explained everything on my credit. She convinced me to apply any was as if I would still get approved. Guess what! I didnt get approved due to my bad credit! In all I paid over $270 for the application process holding fee was $200 and the rest was for background check. I have been calling for months trying to get my $200 back because I told it would either get put towards first months rent/deposit and if i decided to move somewhere else they would mail me a check. I have got nothing but the run around. I called corporate and explained the situation and who did my application. THEY SAID THEY NEVER HAD ANY WHO WORKED THERE BY THE NAME I GAVE THEM! THEN! I told them I had emails from this person and the lady changed her whole tone! I have called and called and called and called and emailed about 3 different people ! and STILL HAVE NOT THING! not an email not a call back NOTHING! DO NOT WASTE YOUR MONEY OR TIME!!!

Definitely be sure to read some of the reviews. applied and got approved and put down a holding fee on a unit to move into, just to find out that that unit was already taken by somebody else and not an option anymore, and that I couldnt have my holding fee back, even though the unit i had paid to have held for me wasnt available.

This has got to be the worse leasing team available. No calls are picked up. No calls are returned. It’s a miracle getting anything fixed. I will not be renewing my lease and strongly suggest anybody else to find somewhere else to live. Terrible. Absolutely terrible

I have been at Canyon Cove for 8 years and it has been horrible.. They are horrible at filling work orders, the neighborhood is trashy, and the townhomes are horribly outdated. I have cracks in my ceiling, my air or heat doesn’t work upstairs! It’s just a mess! I placed a work order over 2 months ago, it still has not been filled! I’m so over this place... management isn’t very nice either!

Vendors beware! They have a 60 day payment policy, which is fine, but its been 6 months with no payment. No one in town has a clue and when you finally get to the corporate office, Ressco, they explain that their loan for vendor payments is expected within a week or two. Another month later, they wont respond to email or phone calls. If they treat their vendors this way, I can only imagine how they treat their tenants.

We unfortunately had to move somewhere on short notice. We picked this place because everyone seemed attentive and the units shown looked nice. This changed immediately after signing the lease.-AC did not work upon move in-broken glass in carpet. Cut my foot.-It looked as nothing was done between the previous lease and mine. Nothing was clean. There were dead bugs in every sink and bathtub.-no indication as to what mailbox is yours (left two messages about it, no return call)-They told us the wrong apartment letter (which is a terrible system), so we had to call back all utilities and start new accounts. Therefore, we were charged extra processing fees.- Two separate doors have fallen offON AND ON AND ONSome kind of communication would be greatWe’ve only been living here for a month!

I enjoy living here, they replaced my carpet the day I moved in. This place is super safe and never had any issues with the people who live here. I am a college student graduating in May and I can say these places are amazing, spacious and extremely homely!And for those reading other comments, sure maintenance takes a bit time but it always help to talk to someone directly, and its not ghetto or whatever that means, in the summer it tends to be very active with kids playing, walking around and just doing kids things. I like it here!!

Me and My girlfriend were in the market for a nice apartment this place looked decent so we set up an appointment with Brianna to look at 3 different types of floor plans. We go to the appointment and none of the options we were going for were available to tour. She tried to reschedule meanwhile we are waiting in the lobby we had seen 5 different tenants come in complaining about a wide range of issues with the place. The website says washer and dryer are included and they are not at all included. We got a bad vibe from the place the entire time. We found a place but thank God it wasnt here. Btw watch out for the additional $200 admin fee they tack on without letting you know up front. Horrible experience.

This place is horrendous. We signed our lease and paid the fees a month early..only to have our move in date pushed back. When we did move in, both toilets were continuously running and closet doors weren’t hung. The faucet on the sink came off and a window screen was left in the closet. The floor in the downstairs half bath is sinking in under the toilet. Fast forward a month, the ac stopped working. It took me calling 5 times and 3 weeks for someone to come out and look at it. When they came out and fixed it, they forgot to reattach a hose and the floor all around the ac got soaked. Which now stinks. Fast forward a month, now the ac is making a rattling sound. Lastly, to top everything off, they haven’t cut the grass in 3 weeks or trimmed the bushes that are next to the walk way. I wouldn’t recommend this place to my worst enemy.

Maybe all tenants that have issues should band together and sue them! Please for your own sanity do not move here! Yes a new owner bought it, changed the name and put a new fancy sign but that’s all that is different! They still have the same terrible staff running the days to day operations! Paris H is a joke of a human being period. She is not only a lair but when you call her on it with proof she plays victim. Erica D will tell you whatever you want to hear to get you to sign a lease and then you are bound by a legal contract to stay in what is basically the slums but you are paying $1000 a month to do so! They haven’t mowed in over three weeks the grass is up to my mid calf. But yet they are throwing community parties to draw in more people to fill the empty broke down townhomes. They have people living in filth like raw sewage coming from pipes leaking into peoples living room and they could care less. I have pictures and videos of the chaos that is still happening as I write this. So so so sad they have people trapped like this and you try to leave they try to bully people into thinking that they have no choice love like this or be sued!!

Our experience with the staff has been poor due to a lack of response for tenant references. As a residential housing provider it is standard practice to complete background and reference checks on applicants. Our clients previously lived at Spring Hollow Apartments and listed the management team for reference. Well over a dozen calls and emails with two office staff, providing signed approvals from the tenants and still no response from the management satisfying the inquiry. Perhaps there is an valid explanation but we have never experienced this with any other professional housing provider which suggests there are some process improvements needed at this complex.

I’ve been here a year in December and it’s time to renew my lease they have change your pay date to the first anything after the first is $100 late fee before I always paid on the third because that’s when I get my disability check so I feel they don’t care about people that’s on disability and I’ve always paid my rent on time so I would not recommend this place to anyone. Management is horrible you never can speak to anyone and don’t give me wrong I love my apartment but they don’t care about their tenets that pay!!

Place does not have a model apartment to show. They claim it is around 650 but its closer to 800 a month. Their availability is severely diminished as only one apartment was open for a 3 block lot. Staff claim they are on par with other apartments in Toledo but do not be fooled. There are better places than this to find your next home.

Think twice before moving here! Management changes constantly and they tell you what you want to hear without taking care of the issues (review the comments of other reviews from tenants). I used to enjoy living in the area until the new company bought the property. Neighbors complained about things not getting fixed (management always said short handed), grass hardly ever cut (always finding new landscapers..hmm) , plus they increased rent by a ridiculous amount (see comments from reviews). I am glad I left when I had the chance and bought a house. All I can say is, good luck to the people who still live there! I have now waited over 2 months now for my security deposit to be returned and I have now filed with the BBB of Toledo and small claims court on this property.

Gave us a date and had us sign for it, took our fees and everything, only to change everything at the last minute and tell us we’d be moving in almost a month past the move-in date unless we took a more expensive unit. Had to call their office almost 10 times in the span of a few days to get information on the move-in until I finally gave up and decided to move elsewhere. Do not move here if you have your heart set on a specific date.

I dont even know where to begin. Ive lived here going on 11 months and we still have several issues that havent been fixed. We were promised new carpet but still have the same 10-15 year old carpet, sliding rear door I had to fix myself, theres a water damaged floor in my laundry room with a hole thats gradually getting bigger. To top it off my washer and dryer sit above a gas line. That was reported over 6 months ago and apparently our safety doesnt matter. Those are just a few of the maintenance related issues we have. Ive addressed them multiple times only to get empty promises.There are fights in the parking lot just about every weekend at around 2 in the morning.Cars fly through the parking lot at like 20 mph and have no regard for other people.Point is....do not move in here. You can find much better for cheaper.

Ive worked with Kevin and Al of the maintenance team. Both men are knowledgeable & efficient. Its nice to have people that care about the community that many live in and work in.

After living here 3 years, I can honestly say that I have never met a more incompetent leasing office in my entire life.Over half of the tenants here have their rent in escrow due to not having air conditioning.“Canyon Cove” is named that due to the gargantuan pot holes in the apartment complex.We haven’t had a working dishwasher in 8+ months even after countless maintenance requests.The staff is literally impossible to get a hold of. Don’t even try calling them. I have seen them first hand sit in the office and ignore every single call.Staff turnover is ridiculous - two different leasing agents told us we could move out for work and only pay prorated rent. The day of the move, the manager (who we have been TRYING to reach for 2+ months and DOZENS of calls later) informed us those people didn’t work for them anymore and we would owe over $3,000. Yeah right! One person told us our rent was $845. 6 months later we were told we were over paying, and only owed them $810. Now they claim we owe them $865 per month. What?!Maintenance rides on their four wheeler about 35 mph all day through the complex.They only mow grass about once a month. Our apartments regularly looked dilapidated and abandoned.Every single apartment has tons of ants. They don’t take care of anything.Canyon Cove/Ressco are the new owners of Spring Hollow - I had a hard time believing they could be worse than spring hollow but I guess I am mistaken. The complex is about 40% vacant if that tells you anything.Please don’t live here.

We had been a resident for 3 years and moved out in June. They told us we will be getting our refund (~1200$) back in about 30 days. Its been more than 3 months and no news yet. I called the office today and a rude lady slammed the phone on me without giving any information and told me to call back on friday to talk to some other employee about this. When i requested that she should put in a note for that employee, she said there are about 400 notes for her to see.What a pathetic administration and work force. I would never recommend this place to anyone. Will update to see how long it takes to get my refund back.

This place is horrible. Currently live here and deal with water being shut off without being notified all the time. Maintenence guys just walk into your apartment almost whenever they want to like its their own place. The office staff are liars and could care less about tenants problems. My wife and I cannot wait to move out. You would think with reviews and ratings like they have they would change but they dont. It all comes down to greed, laziness and self entitlement that has become the backbone of society anymore. Disgusting. Wheres pride in employment anymore? DO NOT LIVE HERE IF YOU HAVE A CHOICE. Lets start at the beginning of why. The townhome I was moved into the carpet was so old there were holes in it and the cabinet looked like they were eaten by a dog and I often get splitters on them because of this. I put in a maintenance the day I moved in and 10 months later, youll never guess, it still isnt fixed. I tried to see if I could break the lease but they have it written so you can never break the lease otherwise everyone would break lease because its so terrible. Not only are there giant potholes in the parking lot the grass hasnt been cut in weeks. The people that work at the office are completely clueless about everything as the managers and company that owns these townhomes have changed so much. Ive had things stolen from me as well as drugs trying to be sold to me by other tenants. So once again. DO NOT LIVE HERE.

Save yourself the trouble and move somewhere else.Management raises the price of rent every year without telling you. They will automatically renew your lease before they ever give you any notice that they are going to do so, and when you try to move out they tell you that you cannot. Yasmin is the worst manager Ive had to speak with to date. She doesnt know a thing about the properties she is renting or the leases that her tenants sign. She swears at you on the phone and calls you names until you give in and do what she wants you to do. We have had to get lawyers involved once already with Spring Hollow, and it looks like we are going to have to do so again.Good luck to anyone who moves in here, youre going to need it in this section 8 wasteland.

I worked with Ed who was absolutely amazing but everyone else in the office was terrible. I was at a really rocky point in my life and he helped get me into an apartment. I give him five stars, but the rest of the scam this place is... I’d give zero. I was told my townhouse was move in ready, well the day I moved in the floor was tore up. It took two weeks to finish the project that was supposed to be two days. The downstairs bathroom leaked water I guess and the floor had to be replaced. So the bathroom floor and entry way were tore out. I had one child and a month away from having a newborn. There were nails everywhere, thankfully I stepped on them and not my child. So I come “home” to my upstairs bathroom floor redone and my downstairs tore apart still (upstairs bathroom was never mentioned). They put the toilet in my kitchen, didn’t put a cap over the the pipe my toilet hooked up to, and moved all of my belongings all on top of the each in my kitchen. I had broken plates and cups and ruined pictures and bent certificates and they were clearly smoking while doing this being that there was a cigarette on the counter. I was thankfully able to have someone to take over my lease. They had no issue having me live in a toxic mess but sure as hell got on me quick when the rent didn’t come till the 2nd. I have pictures and all correspondence with these people if you feel on the fence about them. Don’t do it.

Awful awful awful place to live. We have been here two years and have had nothing but headaches since moving in. Maintenance requests are NEVER taken care of. We spent the entirety of last summer with no air conditioning, and my brother (separate building and unit) is currently without air conditioning while they throw a “resident event” with a clown and food trucks right outside our buildings. If you’d like to make your residents happy, complete their maintenance requests and stop “accidentally” leaving notices that they owe you hundreds of dollars when they don’t. After this new management purchased the complex and renamed everything, they sent out letters asking that we let them know of any outstanding maintenance issues. Upon rehashing all of our requests that have already been documented multiple times by office staff, months have gone by and nothing has been done. When we asked again, we were given a new move-in sheet to fill out with any requests. Still nothing. We have never had a functioning screen door, the screens in our windows have holes and are not fitted correctly into the window, there is a hole in our bathtub lining, our toilet runs constantly. It took three months of continuous calls to get our air conditioning fixed last year and two months of calls to get our washer hookup fixed. The grass was finally cut recently after weeks of overgrowth. Our already exorbitant rent went up $45 after the first year. The biggest slap in the face from these new owners is that they think we or future residents will be impressed or pacified by food trucks and clowns. Looking out the window at a clown while your apartment is falling apart is pretty insulting.

Moved in at the end of January 18. By the end of February my car, then my apartment (while I was home) was broken into. Management had absolutely no empathy whatsoever. As shaken as I was & considering I live alone, I don’t wanna live here anymore. After an attempt to negotiate with management, I was told under no circumstances would I be let out of my 12 month lease early & if at any time I decide to break it, I would be charged for every remaining month. I feel like a prisoner here. I couldn’t be more unhappyThis place is like living in the projects. Trash everywhere because the bin constantly over flows, kids playing in th streets, people randomly screaming & hollering throughout the day & night. I even have reason to believe my neighbors are on drugs, from witnessing a lady sweeping her porch @ 4:45am in complete darkness. Bizarre right!There was a burn mark on my carpet when we did the walk through they told me they’d repair upon moving in. It’s almost July & still nothing they just keep taking pictures of it.They hired a 3rd party company to come clean my crawl spaces only to find they couldn’t because it was completely flooded. I even have pictures. Spring hollow refuses to do anything about it, assuring me it should have dried up on its own. I’m very concerned because I know it can cause mold & I have asthma! None the less save your time & money & please move somewhere else. ANYWHERE!

Never seen a such negligent management. It rained, the steps were slippery in January 2016 and I fell down them landing on my bottom and hurting my tailbone. The pain was terrible and it didnt go away for 2 months. My sister went to the management office and advised I would get an attorney because I fell. They eventually had someone 2 of the steps, but not only are the steps broken often, they are extremely slippery when wet.I later found out that that my Aunt fell down the steps, my niece fell down the steps and her husband has fallen down the steps. So imagine my anger when I visit IN 2018 and FELL AGAIN. Same ISSUES.This was last week. I emailed the company and the responded with a stock reply asking when I wanted to move-in. I called the emergency number because it was after hours and they said I had to wait to call the office in the morning. I go to the office and speak to the lady at the first desk, I tell her that I fell, that everyone else has fallen, the neighbor just spoke to them about the steps and all the falls and they had ONE WEEK to get the non-slip pads and fix the steps or I would be taking legal action. She wrote the information on a post-it, apologized and said she would have someone fix it.My last fall occurred on June 12th and I spoke to the office on June 13th. They notified my sister via phone (because they called too) and then again on Friday but nothing was done. So I call my sister and she confirmed that they seen the maintenance people around, but they they hadnt fixed it yet.So last night it rained and my pregnant sister who is having a high-risk pregnancy fell through the damn step. I called my attorney and I am notifying every news station in Toledo, Ohio. Dont think just because I am from out of town, this will be like two years ago. To add injury to insult, the maintenance people came today and stated an older lady next to them fell down the steps too so they might get the equipment they need to fix the steps soon.So apparently, this isnt an isolated problem. I just got off the phone with my attorneys office and I am awaiting a call back.

My experience here at Spring Hallow has been good. I love the apartment, its clean and well kept. I read other reviews about the staff being rude and my personal intake on that topic is that if your nice and respectful they will treat you the same way. Its all about how you approach the situation. I only had one incident with maintenance that I was unhappy about and the situation was quickly resolved. Although I love my apartment I will be moving soon because unfortunately it is just not big enough =(

8/19/2019 I am updating my review. My family just moved in on thursday the 15th. When we moved in we were made aware that we did not have a stove or dishwasher, and our upstairs toilet leaked so that needed fixed. They told us that maintenance would be in the next morning with these items. Maintenance showed up around 10am and installed a new toilet upstairs, new stove, and a dishwasher. Unfortunately the toilet is leaking from the pipe, and not the toilet, so unfortunately our upstairs toilet doesnt work yet. We called emergency maintenance over the weekend, but no one came. I understand that they are short handed with maintenance at this time, and we DO have a working downstairs bathroom. There are a couple other minor cosmetic things that need done (two doors downstairs have holes in them, and our front door needs a new seal because there is space between the door and doorframe) but I am not picky. The office is aware and I trust they will get it done. So far, my family and I are so excited to be living in Canyon Cove. We are happy and feel safe in our home. Its beautiful inside and very spacious.

Empty promises. Thats the best way to explain the situation here. My family and I came here as a temporary place to live.(until we had life situated) This has been the worst decision of our lives. From windows being busted out to rent payments being lost, nothing has been done. If you ever decide you absolutely have to live here. Make sure EVERYTHING is perfect before stepping foot in an apartment, because then you are trapped and they will pretend theyre listening. Soon after moving in fifty plus cars had their windows busted out. This was not directly at fault of the apartments, however the staff claimed they would be installing more security lighting. This never happened. The roads and parking lots here are trash. There are so many potholes it makes you feel as if youre playing a game of Mario Kart trying to dodge every new obstacle coming your way. The rent here is plenty high enough here for temporary solutions to these issues until they are able to have things done properly. From the old management to the new management nothing is being done! The staff didnt change! They tried to change the name and the new owners bought the complexes. still nothing is being done. Regardless, they havent even tried temporary fixes. They neglect and neglect and say things are being taken care of until you turn around and walk away thinking you have made a change. Prior to moving in there was supposed to be new appliances dropped off within the week. Thinking that they would be here soon, I waited. Then came moving day. They still hadnt gotten the appliances. They never came, and when I ask new management, they are still looking for new appliances.(its been six months) They claimed they would fix the carpet or replace it if needed where the tac strip sticks through and stabs your feet or in the case of our baby, his hands and knees, if he gets past the baby gates which are required in this apartment to keep the baby safe. Then there is the door. The door is split in half as well as the frame. it was busted into prior to moving. Maintenance claims to be trying to put a new door on. the door was broken so bad, we have no choice but to try to fix it ourselves. We have a baby that cannot even walk or talk. What is he to do if someone decides to fairly easily walk through that door. We have had bugs coming through the gaps in our doors, even once a bat. These apartments are not safe or secure. The fake tiling in the kitchen if falling apart, the floor in the babies room has a soft spot in the floor. The carpet had stains which thankfully we were able to remove for the most part. The air-conditioning has gone out in the middle of the summer and they are saying over two weeks. There is a BABY here! With days expected to easily reach into the 90s we now have to reach even deeper into our pockets to purchase personal air conditioners to keep ourselves from overheating. When you try to call them. You will never have an answer when you call. They admitted this when I tried to mention it jokingly. They purposely ignore tenants. They said E-mail is the only way other than going there yourself to get help. Anyways all they do is LIE, LIE, LIE. Do not trust a word they say. Forgetting to mention the $2000 bill which we found posted on our door. After showing them our receipts, they called it a system error and said they had all of our checks. I couldnt imagine the people who may not have kept those receipts. Do not move in here. Not for my sake or anybody else. Do not move in here for yourself or your family. They are snakes and they will lure you in. Do not trust them, do not be trapped here. All these negative reviews are true and they try to blame the old owners. They are no better. Do not be fooled. We now have to put them into escrow and if possible join in on a class action lawsuit.

Do not make the same mistake I did. Moving here was a huge mistake and I regret it everyday. Im paying atleast twice what this townhome is worth. Ive gone to management numerous times, and tried to be diplomatic. The things that were fixed were crappy half ass fixes. My dishwasher is literally held into the wall with duct tape. Because I taped it there after it was fixed. There are fights in the parking lot almost every night. I cant wait to get out of here.

I havent lived here for a week yet and its one of my worst decision I have ever made that I moved into Spring Hollow! They keep telling me lie promises about getting things fixed soon and yet 6 days later and nothing got fixed yet (except the the clothes door), I wasnt able to use the toilet for couple days and not even the emergency maintenance came to fix it. Furthermore, the AC has been set to roughly 60F, and the RA has never reached lower than (73F) yet so its damn hot that I have been sleeping in the living room since I moved I havent slept in my bedroom yet. I wouldnt even refer these apartments to my worst enemies!

I was shown a 3bd townhome that presented very well. That was the reason I chose this place. I took a 2bd townhome instead. I was never able to view the one I was being given because it was never ready to look at. However I moved in and then seen my townhome. Unfortunately, the townhome was never painted, or cleaned, missing blinds, lightbulbs, window screens and the central air did not work. I informed the office of the issues and then was told it would be taken care of. After several days they wanted to clean and paint. I declined as my belongings are already in the townhome. I am moving breaking my lease after 7 days!!! I highly recommend NOT living here.

I been living here for almost a year......I havent had major issues and when i did, it got fix right way! The office is very help when needed! Thank good job

I have just recently moved back to Ohio and have been looking for a place to stay and saw property online and called to schedule appointment to view model home. Unpon my arrival the staff was preparing for a meeting the leasing agent by the name of Erica Depp was so excellent in serving me and family we were blown away. She was everything a potential resident needs so thoughtful as well helpful in taking the time to answer all questions. Overall my experience was exceptional the property was nice and loved the area staff were friendly as well keep up the good work!!!

This place is horrible! The people who run this place are rude and do not care about anything! Their maintenance sucks here also if anything breaks you better learn how to fix it yourself ! Because if you dont keep calling them constantly then youre screwed.
