If you can afford a better place never never rent woodlands apartments.The pictures are very different than real one.So crowded and full of crime area , so old and dirty units. .We rented it through their website but when we got the unit we shocked because it was too dirty,one of the personals named Arneil came to clean the unit for us.broken bathtub and stinky carpets.full of bugs…Terrible units,Terrible managementThey wont give you a clean unit.After we moved out they asked us $600 plus our deposits for damages without giving us list of damages.We had a very bad experience out there….

The apartment was decent. The community is huge, I just didn’t like how the office was so hard to get ahold of or I had to stay on them about Maintence appointments or issues going on with the unit. Also we pay for pest control and they have roaches at night faithfully. S/o to Eric though he was my main go to the whole year in half I was here. If you can get in touch with Eric he definitely gets things done in a matter of minutes, and stays on it. I definitely appreciated your assistance from move in to move out. Thank you.

SKETCHY APARTMENT COMPLEX: READ THIS1. They forced us to sign that the apartment was in perfect condition before we were able to enter. The apartment was in TERRIBLE, UNSAFE conditions and they were so unresponsive we ended up spending our first two weeks deep cleaning before being able to unpack.2. They constantly try to overcharge and double charge you for random things. We got a notice our first month stating we owed money for a bug service (we had asked them to clean out dead bugs that were found everywhere upon seeing the apartment and they said they would but they did not - but never were they going to charge us) they spent all their money on a ridiculously fancy leasing office to give the illusion of a nice complex.3. The apartment was falling apart, covered in bugs and stains, and they still had the audacity to send us a $300 bill AND take our entire deposit after we returned the apartment in BETTER condition than we received it.4. Parking is a nightmare, enjoy the line of traffic every time you enter or exit the complex. And guests have to block the entrance entirely to call you to wait to open the gate. People kept hitting our car and parking in our spot - and at night parking fills up entirely.5. Dog poop and trash are left everywhere at all times.6. Their dog park doesnt have any grass? And their childrens areas are covered in trash and right next to garbage bins.Would give negative stars if I could. Since they are pursuing the $300 they somehow claim we still owe despite leaving the apartment in significantly better shape we will be pursuing legal action against them for their illegal practices of forcing you to presign that the apartment is in good shape before seeing it and for the unsafe housing they offer.

I helped a friend move into his apartment there and the inside of the apartment was clean and ok as far as apartments go. The main problem there is the speed of other tenants when they drive into or out of the place. The speed limit was not posted anywhere but I believe most places it is 15 mph at most in the allyways. These people race through there doing 40 mph, only drive around you when youre in the ally and sometimes do not stop. I would be surprised to hear that there have been no accidents involving pedestrians that have been hit by the rude people that live at these apartments. There should be stricter enforcement of driving speeds within the complex with consequences for offenders. The staff that were there on the golf carts were nice but not concerned by the dangerous driving occurring there. Otherwise it was a decent place.

WARNING DO NOT GIVE THEM ANY MONEY IT’S A SCAM!!!This has to be the worst apartment complex ever I came into the office to apply in person I gave them $50 for the application fee and $200 to hold the apartment. I was denied the apartment and Nicole told me I would receive my holding deposit back because they already cashed the money order. I waited three weeks and the holding deposit never came. I called into the office inquiring about when I would receive the holding deposit back and Nicole said it usually takes 3-4 weeks and it should be arriving soon. I waited an additional two weeks and it still never came I called the office again and talked to Eric who said Nicole never put a forwarding address for my money to be refunded and management would call me back the following day. They never called me back, so I called in the next day and spoke to Kim and she said the office apparently “misplaced” my money order and have no record that I ever gave it to them. “Magically”that happened and I need to provide proof of the receipt” I still had the receipt of the money order and gave pictures of the money that I withdrew out of my account.This is not a good apartment complex they will scam you out of your money and lie and make things up do not live here and definitely don’t give them any money

I went to view an apartment at the complex today 1/2/2020 with my partner. From the start, Dominguez was so helpful and accommodating during our appointment. We were so impressed and happy with how attentive he was which made the entire experience a positive one. We ended up loving the apartment we saw, and we plan on applying once we get home. We want to extend our thanks to Dominguez and the entire team there at Woodland Apartments for pulling through for us and sticking within COVID guidelines.

It is better than being homeless. It was ok at first. The main problems were all the appliances breaking down and laundry room machines closed or machines broken down, stealing money, or closed laundry rooms altogether. Apologies for inconvenience was seen in print too often. Machine to reload money cards always breaking down, and/or we could get trapped in the laundry room if not keen on how to escape using card. We always had to call more than once to get anything fixed. The staff was usually friendly, but sometimes argumentative. We discovered several black widows inside throughout the 2 years or so we lived there. Gate always breaking. Lost gate key cards are $50 to replace. There were millions of roaches running around outside trying to get in every spring. It was quiet at first, but then over time really loud people took over and did not respect parking spaces (visitors used them). Extra parking always substantially non-existent at night and on weekends. Buildings look good in front, but as you get into the complex, they are dirty and crumbling. Heating and air conditioning worked well, except we had to call for the a/c once, but it was fixed right the first time, surprisingly. Yeah, naw, we cant recommend.

If you live in this apartment, you can forget about a clean car. The company that mows the grass and removes the dust is terrible, all the dust and debris is deposited on the machines, and lawn mowing takes place every week. Apparently the height of the grass is very important for the management company and there are no other problems in the apartment complex that you can read about in other comments.

I have been living at The Woodlands Apts. for about 8 months and I am sincerely enjoying my apartment and the services they offer. The maintenance employees are friendly, responsive to work orders, and helpful. The front office employees are also extremely helpful and courteous.

I toured these apartments couple weeks ago. The apartment was beautiful I applied the same day I toured.There was one detail that was left out about the apartment I applied for was no longer available. The lady in the office tried to sell me an apartment at higher price. The apartment wouldn’t be ready to mid March I turned it down. Also I was told the site updates every day but the same apartment I applied for was listed for almost two weeks. I am thinking scam to get people’s money and for them to apply.Update: Woodlands reached out about a apartment with the same thing happening as it’s a first come first served. The lacking of communication from these apartments has made me uninterested.

I loved it here, besides my unit having molds. My husband would always have to clean the molds, and he hates it. Parking here isnt good. Wish managements would give out parking pass for each units for their visitors or an extra parking pass to their tenants for a parking lot to park inside.

This review is a little late, but much needed review. Avoid these apartments despite the affordability. The only perk living here is that the staff was friendly for the most part, and maintenance arrives the next day after sending a request for something. The bad. Someone got stabbed and killed in my parking lot. Theres cops always in and out of there. Despite the crime there, that wasnt even my main issue. My main issue was that I had to live in a moldy apartment for over a year here. I informed management over my mold problem 4-5 times at least. Maintenance would come and bleach it and paint over it and it always grew back. I had it on my front door, patio area, walls in the living room, and even in my bedroom. My couch grew mold on it. So, i had to toss my couch. When moving out, I noticed my shoes in my closet had mold on them. So, I had to toss those. I asked management if I would get moved into a new apartment prior to looking for a new place to live because of the mold issue. They told me no, they said they had to test it first. It never got tested. Just bleached and painted. I was informed by other apartment management from apartments i was looking to move into that I couldve sued and informed the city on the mold and had someone inspect it. So, if you live here just know your rights and make sure you take care of yourself. I also got charged late fees for my last month living there when I informed management that a staff member told me what I owed, I called again when I received a paper saying I owed more and wanted to speak with a different staff member about it, but they refused to let me talk to anyone else. So, I messaged management about it and to just take it out of my deposit if theres a miscommunication and they did that and a late fee charge. So, Id avoid this place at all cost. Also, they do a 60 day notice before move out. Which is another downfall. Just make this your last option to move into and keep looking.

They are really clean, theres almost daily maintenance around the complex. The staff is super nice and friendly. Its super animal friendly as well! All my neighbors are also really enjoyable thankfully lol. Overall its a great place to live but guest parking could be difficult to find.

Look elsewhere! Parking is extremely limited and hard to find a spot! Maintenance is lousy and slow. My daughter has been waiting 2 months to get her toilet fixed. Dryer gave out and the complex keeps installing salvage dryers that do not work or can take 90 minutes to dry even the lightest load of laundry. Money spent on office building area, not on the apartments, which are looking run down. Often, 5 or 6 cars will park in front of apartment buildings to drink and party until early hours of the morning. Id give zero stars if that was an option

Maintenance technician arrived and asked what issues I was having. The tech quickly started working fix the leaking kitchen faucet then shifted to examine how the dishwashing machine was mounted underneath the counter. The tech quickly installed two screws and tested if the machine still worked. The tech seemed satisfied and left - took less than 10 minutes. However, the tech didn’t properly assess how the machine was mounted and I discovered that the original issue had not been resolved. I submitted another maintenance request and the same tech arrived. Two more screws and this time the issue was resolved. The tech offered no greeting or any dialogue with me and seemed more interested in getting out as quickly as possible then properly addressing the issue. I was impressed with the quick response to my maintenance request. Overall quality of service can be improved.

I had the best experience with Marquis in the office, he was able to help me find the perfect place to call home! I highly recommend having Marquis help you out when you come in, he is great at listening and understanding exactly what you want to get you into the perfect place!

Very friendly, courteous, helpful , informative offered tip on using the AC to save money advised me when he needed to leave and approximately when he’d return and before he left after making sure to confirm with me that all the requested maintenance was complete he asked if there was anything else that I needed him to do . The actual apartments and facilities are fine- comparable, if not better than others in the area. However the leasing terms are predatory. They require a 60 day move out notice and significantly increase rent if those terms are breached- something Ive never seen anywhere else. And you can forget about getting you security deposit back. Save yourself the hassle and find a place with better leasing agreements.

Everything was well organized due to covid19. I will say if your using Upack or a cube to move be very careful. Alot of the parking near the apartments are assigned covered parking. And the few I mean few unassigned spots are always taking. I had to move/ carry/ haul my stuff down a parking lot. No space to unload near my home. That is my only complaint 🤦‍♀️

The Woodlands was our home while building our home. I enjoyed interacting with Alex an the other office staff. a good community, the maintenance staff left much to be desired as we got tired about complaining about our in suite washer and dryer not working. The order would be completed but the issue would persist. The last few months we opted to do laundry at the laundry mat.

I’ve lived here for almost a year and every encounter I have had with neighbors or management has been cheerful, friendly and positive. Groundskeepers work hard to keep it beautiful, management is extremely responsive and the community has a great vibe.

At least two of the staff on this site need to learn how to do math. My roommate and I almost got charged extra all because they could not get it together as to what we owed after our old lease ended and our new lease started. We went in today and the lady that helped us was super rude ever since the beginning. We told her that after doing the math ourselves it did not add up to what they had calculated. The first thing she said was I do not have to do the math to know that you guys DO owe this amount. The whole time she was yawning and acting like we were wasting our time. She said she was going to go do the math with the manager twice and finally she realized that WE were right.The problem was finally fixed after going to the office 4 times! I am not aware of her name but she is a short black lady who is not at all polite or helpful. Management really needs to step it up with their customer service, and why not. . . their math skills. I cant help but imagine how many people have paid extra all because they do not have time to actually check their math. This is ridiculous.

I moved here in June 2017 and its a pretty decent apartment complex. The staff is nice and usually very helpful. The main pool is cool but the others look kind of sketch. I never feel unsafe at night time so thats a huge plus. Our appliances were new and they work great. The washer & dryer in my unit however, are very ancient. They are so loud and management will not change them out. Other than that the apartment is nice and decently kept. Could use some improvements but nothing major.

A lovely little place to live. My only complaints were the lack of guest parking, even outside of the complex on the street, but I understand that space is not available for additional parking to be developed. I also disliked that we wouldnt get warning about things like roof work or yardwork. As someone who works nights and lived in the second floor it was alarming to be awakened at 7:45am by loud noises and banging, and if I had gotten a notice I would have planned accordingly. Otherwise this place was quiet, no bad residents, dog and cat positive, and awesome staff. There was an afternoon when my dog managed to pop the screen off of the living room window and escape while I was in Fairfield at work, and a neighbor found her while walking his dog and called me to let me know. I worked with the office on the drive down and arrived to see that someone had put her safely in the community dog run. My dog has the basic training to be a service dog and is extremely well mannered, so Id never imagined shed do something like break out of the cracked window, but since there was no actual damage done and the dog was safe everything was just fine in the eyes of the office! I am forever grateful for that. I also loved the fact that across the street was a park with a dog park in the back, so even if Sacramento displayed its finest degenerates you were still safe in the back of the park in a serene, grassy fenced field.Its a bit pricey, they raised rent from 1165/mo for a 1b/1b to 1300s when my lease was up, which I feel was unnecessary for the level of living. Maybe if it was for their two bedroom with a private balcony, but the little one bedroom without a private balcony and very little natural light didnt seem worthy of the rate hike and I was glad I moved when I did, though I was sad to have to go.Overall, this is a very accommodating, pet friendly, kid friendly, safe environment located in a great area, with bad guest parking and a tad overpriced rent. Solid 4/5 for the staff alone.

Do not move here. I wish I could give this place 0 stars. I was fool about some of the good reviews, but they are a lie. My vehicle tires and rim stolen, the apartment have been broken into several times. This place is full of Section 8 rentals and people that doesnt work. Do not move here. When I tell management what is going on , they said no where is safe and this could happen anywhere.

Just moved in and Tammy was exceptional from the application process to move in -- it all went seamlessly. I have filed two work orders on separate occasions and both were done same day. One day I was home while the friendly maintenance guy fixed a handful of of little requests with no complaints. I am so happy I moved here and look forward to see what this next year at The Woodlands has to offer..

Look at other options. The place is not bad but its not good either. To many people in this complex and not enough parking, So do not come in here with more then one car because its hard to find parking. I pay for camera fees, and when my car got stolen I asked them to look at their cameras and he informed me that the cameras do not work (SO WHY AM I PAYING CAMERA FEES). They never answer there phone. Even if they are fully staff. The inside of my 2 bedroom 2 bath is average. Homeless comes on the complex and they destroy the trash area. They have a weak security system that consist of a driver that takes a quick look around then he leaves. I dont want to say dont live here, but choose wisely before signing those papers. Read your paper work, because when you leave you have to give a 60 DAY NOTICE not a 30, and if dont pay attention to that then they will charge you more money when you leave, and they give you know warning (just a reminder for everyone).

If you want to live in an apartment complex were the management team allows non working occupants with multiple people living in one apartment (although not on the lease) to harass neighbors this is the place for you. Management will protect you for eternity. However, if you work and pay your rent on time and in full, management will ignore you for wanting to live in peace and safety. Dont sign a one year lease. Its your decision

Shes friendly and easily accessible. My apartment came with all brand new appliances. Whenever Ive needed maintenance, they responded and showed up in a timely manner. We’ve been here more than 2 1/2 years, earlier management and present management both were good. The staff is very friendly, nice and helpful. In future also if I have to move I would definitely prefer them. But I took one star off because of comparing to unit price and unit area, specially kitchen is too small and too much of $$ hiking of water sewage to. There is cockroach and spider problems are also there, they used to treat them but after some gap it’s again appear, and it’s really hard to bring out your whole stuff again and again for treatment, they have to fix it permanently and apartments and appliances need renovation too. Else everything atmosphere, management, maintenance staff, etc. is all good. I really appreciate them.

This apartment complex sucks. I had been a resident for over 3 years. The last straw was the fact that 30 days before my lease is up they gave me my renewal offer, then tell me if I plan on leaving, I need to give them 60 days per my lease. Dont you think it would have been more beneficial to give your resident at LEAST 60 days to decide if they want to stay or leave, rather than forcing their hand to make a decision to just deal with the rent increase, or pay out the ass for your last month at almost DOUBLE their current rate. They think updating fixtures in the kitchen and bathroom and adding wood laminate floors make up for where this complex is severely lacking. None of the Windows Doors and Locks have been updated in a LONG TIME. The Windows are so thin that you can hear cars driving by at any hour, and when the front door closes the Windows shake. They dont keep any of the cool air in when its hot, and when its cold outside, doesnt keep the heat in. Parking is atrocious. One thing I thought was decent was that the maintenance staff were very nice, and always professional. They had to come out multiple times to fix recurring issues, but eventually they got everything fixed. I cant believe they charged me $75 for a parking placard. Give me a break. They charge exorbitant rates for lost or missing items so keep an eye on that if you move in or are moving out. Overall, it wasnt the worst place to live, but I definitely wouldnt move back here if given an opportunity. Move somewhere else.

UPDATE: After going into the office after work, I spoke with Christian (again) who was just as frustrated as I was that the work had not been done. Alex (the marketing manager) came over and checked the work order. Someone had closed it without doing any work!!!! She took a screenshot, reopened the WO, and guaranteed me it would be done first thing in the morning and that my children could stay in the office with her while work was being done so I would not have to miss more work. The ceiling has finally been fixed. Christian and Alex have my profound thanks, and thus far are the only positive from this entire situation.*****************************************DO NOT waste your time, money, or health here! The apartment above mine had a water leak that caused mold and ceiling damage in my bathroom. The apartments were quick to fix the water leak, and to cut a hole in my ceiling. I was told to let it air out over the weekend, not to attempt cleaning the huge mold spots, and they would be back Monday to patch it. That was June 21. After a week of calling and not getting any response (and still having a moldy hole in my ceiling that is giving my children headaches) I went into the office to complain on July 1. I was guaranteed they would be in between 9-12 today to get it fixed; that my repair was priority. It is now 11:50, and guess what? No maintenance. ANOTHER day I had to take off of work (as my teenage children cannot be there during the repair alone) and NOTHING to show for it.

Ive lived here for about a month. I love the complex all together. Havent had a chance to mingle much with people here but Parkin is fine during the day but pretty hard to find at night. The paint and wood flooring is cheap and peels but it does look good. Also the counter looks fancy but its just a plastic coating that also is peeling off. Not much room for storage but as a first place it is a good choice.

The rent is expensive.The parking is terrible if your Household has more than one car. It’s one of the biggest apt complexes in Sacramento so if you don’t have access to your assigned spot you can be forced to park up to or over a mile away. If you park in the red painted curbs you might get towed because apparently they let tow trucks in at night to patrol the complex.The interiors of the apartment are very shoddy.The insulation and windows are thin so you will be running either the heater or ac constantly. Also a lot of moisture accumulates on the windows because they are so thin.A lot of the washing machines within the complex do not work.

Dont even consider moving here! Worst management company Ive ever experienced. The lower prices of the apartments are not worth the pain and hassle that this management has provided me.Communication skills are seriously lacking with this apartment complex. Important matters like construction happening in the complex blocking parking stalls (August 21 & 22, 2017) or fire alarm drills for an hour straight without any notice (July 18, August 11 & 26, 2017) were never brought to my attention via email, phone call, or notices. The parking is terrible (if you have more than one car, good luck), the pools are always full of leaves and dirt, and the trash area has a very distinct smell - death.In order to have someone walk through your apartment before you leave, you have to have an appointment two weeks before you move out! So you have to have everything out and cleaned two weeks before you move! I recently moved out and received a $300 bill stating that they had to do heavy cleaning for 6 hours. We cleaned before we left. It was not possible they had to do heavy cleaning.When you go into the leasing office with some questions about your lease, they treat you as unimportant and a waste of time. In the office -Celeste has to be the most incompetent person Ive ever met. We were expecting a call with some information that would help us, and of course she did not call us back. When I went the next day to the office for assistance, the information that was written down in their system about our conversation was not the correct information I was told the day before.Also its funny how their apartment rating on their website is clearly over 4 stars when they only accept ratings from Google Plus and clearly their Google Plus rating is only 2.8 stars. False advertisement!!!

Ive been living at the woodlands for over 2 years. During the 2 years my rent increased $300. After deciding I could no longer afford to live here and my lease was to end in a month i went to the leasing office and tried to put in a 30 day notice. This is were i feel like they scammed me. So in my lease, there is something saying I have to put in a 60 day notice. (Maybe im just naive but most places its 30 days plus my lease was already ending). Well according to their policy even if your lease is ending you have to put in a 60 day notice and if you dont they will still charge you an additional month of rent even. On page 2 of the rental agreement under the portion TERM: They have both boxes already checked for you. It states (if checked) After the termination Date, this agreement will continue on a month to month basis until terminated as specified elsewhere on the agreement. Then on page 6 it talks about putting a 60 day notice in because you lease will automatically continue for month to month. I feel really upset that they would make you pay an extra month rent after your lease already ended! As a single mother of 2 kids, where the hell am I supposed to just fork up an extra months rent when Ive already being struggling as is! the leasing office or whoever created this contract should be ashamed and they should be forthcoming about this beforehand so everyone clearly knows!

Nevertheless, the interiors of the apartment is Standard to compare with the monthly Rent..But it all comes down to the Staff,management and tenants rapport... I wont call names but if she happens to read this she will know am taking about her in the lease office.firstly she is not meant to stay in the front desk because the way she speaks to future residents, visitors and tenants seems she is already fighting you once you open the door of the lease office.. She is so unprofessional be calm say welcome before you start vibrating as if you are a tyrant...sorry to say the staff at this apartment are all clueless..they dont even understand there job and what they are meant to do or let me say just Lazy so lazy to do what they are paid to do..Except this guy(keep it up) maybe one other person that is patient enough to listen to you and help solve a problem... I would suggest anyone who is moving here or trying to get an apartment here to consider, the place is literally horrible, a nightmare. i regret getting apartment here, and its just 2 months into my lease. to use the water we have to pay the setup fee, and to pay the rent you have to pay the setup fee, homeless people are in the garbage disposal area, people are playing loud music, no security at all, anybody can come and go there is a gate and its just a gate nothing at all. GYM is always occupied and the swimming pool are dirty. I can go on and on but who ever are trying to move in PLEASE RECONSIDER WHEN YOU STILL HAS TIME. people are drinking bears on the road teasing the girls sitting on their trucks. DO you think that is security, i dont think so. AVOID THIS PLACE. AVOID AVOID AVOID.

As I got closer to my move out date, I knew that when I moved out of here, they’d take as much of the security deposit as they could based on past reviews. It was worse than that. They were asking for an additional $430 for unreasonable and unexplained causes. Yes, staff is friendly, complex is big. But yes, parking sucks here and you receive inconsistent fees. Staff gives you all sorts of mixed information. Rent is increasing. They mix up your rent check for someone else’s then give you a late rent notice. They lack an extreme amount of communication. And they’ll suck as much of your money as they can. Literally.**Yes, they did reduce the charges after speaking with them and going through the calculations with them. It was not a pleading request because of a lack of responsibility on my end. I followed whatever was communicated to me, but there were all these mistakes on their end that caused avoidable issues. My experience here has been filled with a lot of mistakes on their end including a lack of communication, transparency, responsibility, and trust. The staff are kind - but please get the paperwork business together.

Been living here since 02/2011. Property management staff ranges from acceptable to competent. From what Ive read here and on Apartment Ratings, Im lucky to have located in one of the less-noisy-less-hazardous areas of this large complex.Rent is about market rate for this area and apartment size.On-site security is visible and appreciated!They DO offer incentives ($) to renew your lease and stay here. So far, they have kept their word with me, and responded to issues in a reasonable time.Noise is an ongoing presence here; some neighbors with noisy trucks and little cars that have no mufflers and 10000 watt audio systems. (Double pane glass might help a bit in the apartments).Anyhow, I will stay here for the duration of my lease and look elsewhere before next renewal.

Staff nice, friendly and professional. I was very disappointed in the apartment that I moved in I toured the model apartment it had a balcony and She even pointed out (look it has a little balcony). I made it a point to make sure that I had a washing machine and dryer. When I did my walkthrough I had a porch I didnt have the balcony. I have little things that need to put outside where it still not be all ot in the open.. it will look too tacky to put out in front. When I did my walk thru thats when I realized there was no balcony. Yes I did the walk thru AFTER I signed the lease. If I would have seen the apartment 1st I would have turned down the approval of the apartment. If I could get out of my lease without it messing up my credit I would most definitely move to a different place. (Tour apt. Different from the one I moved in). I have no other complaints.

Too overpriced.. was fine when we first moved in but now rent went up. And to break our lease even halfway through is almost 1900. They make you have a 60 day notice before your leases is up but only provide you with 30 days as a reminder or you pay a big fine. Its decent where I live but noise can be an issue with thin windows. Better off living in EG paying the same for better quality

Everything was great in the beginning until my work vehicle was vandalized at mid January this year. One thing I asked the office to for a help to review the camera were my work vehicle was parked in front of it to help me find the intruder. I was suspecting that the intruder either has a relationship or leaves in Woodland apartment because this was happened in the evening because I came home late that day and the gate was closed at that point. The office denied my request and said the police has to make the request to have the camera review when we know that police will not come unless it’s a life threatening. I even made a police report online because the police department told to and they are not coming. I wished we could have that camera review it could have concluded the situation.

I moved into the Woodlands about a month ago. If I was able to go back in time, I most likely would make the same choice and still move in here. My apartment is nice, the apartment complex is for the most part nice & for the most part feels safe, the office staff and maintenance workers are caring and friendly, and the residents are for the most part nice. However, there are some things that I wish I was WARNED about upon moving in. I have had to deal with finding mice droppings in my cupboards in my kitchen and under my bathroom sink. There were a ton of mice droppings in my cupboards where my food was stored and I had to throw away a lot of food and completely clean everything out. Same goes for under my bathroom sink. There were small holes all throughout the top of my kitchen cabinet and the mice crawled in from the oven vent that leads to the attic. As for under the sink, where the piping is, the holes in the wall have been chewed bigger than necessary for the piping and that is where the mice get through from the walls. I understand that mice are in the walls and attic of most apartment complexes and even nice houses. However, I wish someone would have warned me to patch these holes upon moving in, as it has been a complete pain in the ass to deal with these mice. Its a disgusting feeling to know that mice carrying God knows what have been crawling all over your food and things. If you move in here, get some good quality kitchen & bath caulking from home depot and patch up any holes that are in cupboards or under sinks. Mice can eventually chew through caulking so Id also recommend to screw metal plates over the bigger holes so you know you never have to worry about it again. To be honest, I do believe that this should be the responsibility of the apartment complex and that they should patch all of these holes before having anyone move in, especially because they are well aware that mice commonly find their way into the apartments here. This definitely is a disappointment to me that they didnt take care of it in the first place. If I kept bugging maintenance about this, they would come and patch the holes. However, you can buy better quality caulking than what they use at home depot and ensure that the job is done right and well so that it never has to be done again. I promise you wont regret it. The work involved in patching any holes and cracks is far less painless and disgusting than throwing your food and things out and having to disinfect everything because mice and their feces have been allover your belongings and food. Seriously, take my word for it. I wish that someone would have warned me. Also, if theres a weird disgusting smell coming from your washer and dryer, theres a filter at the bottom of the washer that may be causing the problem. Take the little door off, pull the filter out, and hose it all off to clean out all the moist waste products. Maintenance will do this for you if you ask. Mine stunk for weeks before someone finally thought that that could be the issue. I wish that I was warned about that as well!

This place is a horrible place to live in. First, it is impossible to find a parking space if you arrive after 7pm. The office is quick to call the towing company if you park in a non parking zone, to get your car back from the towing company it is a stupid fee of almost $400. They should be that quick to fix all the problems this apartments have. There is lots and lots of cockroaches and mice all over the partment complex. And their security system sucks! There is homeless people coming in and out of the complex and peeing by the garbage areas. The only good thing this place has is the convenience of being right by the freeway. Dont recommend living in this place at all! I am unable to post pictures otherwise I would post them to show proof of what I am saying.

Please save yourself the money, time, and health risks by avoiding this property and rental company at all costs. If you value transparency, honesty, your health, and being treated with respect, avoid The Woodlands and any other AMC property like the plague (an epidemic they might have if they continue neglecting to properly address the stray animals and flea infestations).Two weeks, a phone conversation, a stop by the office, and several emails asking for help dealing with fleas we had begun noticing were only enough to get me one unsatisfactory reply - we would be added to pest controls list, but its flea season, so the single pest control person they have for the complex is booked out a ways. After another couple of weeks, I ended up posting a review about my frustrations. The next day, I had a note on my door that I needed to be gone while pest control inspected and sprayed a base treatment. This appointment was rescheduled several times (which was incredibly frustrating for me to have to keep rescheduling the time off Id need) but it did finally happen - one day after a steam-cleaning team came. Of course, the pest control agent didnt find any evidence of fleas in the steam-cleaned carpet, and the bites all over my ankles werent evidence because hes not a dermatologist. He suggested that I catch a live one to show management so that they would authorize him to do the more expensive and effective treatment if the issue persisted.About 10 days later, pest control came and asked if we had been keeping up with our daily vacuuming and if we had still been having flea troubles, which we had been and were. A few more miserable days went by, and I sent an email explaining it was still an issue to the leasing office. In her reply, the leasing manager accused me of not letting pest control do a follow-up inspection when he didnt even ask to come in. I emailed asking her to clarify with him, and the response I got said to contact the property manager if my issues were not being addressed satisfactorily, and also that nobody else in the complex had complained of fleas. This was confusing, as Woodlands staff previously said that flea season was the reason for the delay in getting to my unit. I emailed the property manager and asked for clarification on that, and again was told we were the only ones complaining of fleas, and that she would come by to see the live flea we had captured at pest controls recommendation. She disagreed that the stubborn flea population might be making their way in from the stray animals that roam the complex, sometimes right up to unit doors, and she said I could call animal control if I wanted. She told me that the pest control had inspected the surrounding area, but when I asked him, he had said it was just sprayed with a general pesticide. When I emailed asking for clarification on whether the surrounding outdoor areas were actually inspected or just sprayed, I was again ignored.In total, after two months of living with fleas and Woodlands failing to address it brought us to our breaking point, we found an alternative place to spend our time. I exchanged emails with the property manager, who agreed it would not be fair to charge us any further rent or an early move-out penalty since The Woodlands was not planning to address my issues properly in order to make the unit we rented habitable again, and we needed to take action to ensure our health and safety. I was content to take on the burden and costs of moving.This weekend, I received an itemization of charges being deducted from our deposit. Despite the property manager promising they would accept our early move-out without penalty, there is an item listed for $773 for cancel of lease without charge -- a confusingly large amount for an item listed as without charge. I emailed the property manager to sort out this error, and her response was that no penalty meant I didnt owe them and they didnt owe me... Clearly, since the deposit would have otherwise been returned, it is a penalty.

Ive been living at the Woodlands for about 6 months, and Im probably going to renew or upgrade to a larger apartment. So that should say something right there. This place isnt perfect, but it is a pretty good value and the location isnt bad at all.Pros:- Leasing office staff are all great, friendly, prompt, professional etc no complaints there- They do an excellent job maintaining the landscaping- Dog friendly! My dog is super duper happy here and my cat loves to watch all the critters that live in the bushes (birds, squirrels, snails nothing bad)- Pests have not been a problem, which seems pretty rare for Sacramento especially with such a huge complex.- Maintenance requests are answered promptly and the maintenance workers are really nice.- Get the wood floors, theyre this textured pergo-type flooring and its AMAZING. Breeze to clean, looks great, quiet the whole nine. I do super wish that I had that flooring in the bedroom as well, but oh well.Cons:- Im in a one bedroom with a stackable washer/dryer and holy moley do they ever suck. Im sorry those washer/dyer units are just a joke, most of the time I just use the laundromat buildings which are conveniently placed- Another thing, those laundromat buildings have some units in there that are pretty gross. I dont know how to request to get those cleaned but some of the driers have this black/purple gunk that is...pretty gross. Its easy to avoid those particular driers (theres like two of them near my apartment) so its not a deal breaker- I really wish the windows were double pane, they do get heavy condensation and must be cleaned all the time to prevent mold. Again, not a deal breaker but I would personally love to pay extra for double pane windows ya know- Parking is a challenge, but thats kind of just an apartment complex thing. /shrug

Lived there through 3 different owners. The apartment itself for the price (Was $895 or something when we moved in, in 2013). It was a 2 bed, 1 bath as is. Meaning the carpet and linoleum wasnt replaced before move in. I dont think the apartments even have carpet in the livingrooms anymore.PERKS we enjoyed:GymPoolBbqI had an inside washer/dryerCheap rent (Was less then $1100 When we left).EXTREME DOWNSIDES:If you have more then 1 car, you will never find parking.Your one assigned spot will ALWAYS have someone else parked in it. *Get familiar with the tow company*No sound barrier between your windows and parking lot fights and car stereos that are always happening when youre trying to sleep.Because this place is bought and sold so often, the office staff does too. The phones are never answered.I wouldnt pay what they charge now to live there. But its fine for transitional housing.Updated: I almost forgot to mention that due to apartment living and close proximity to the river. There was a RAT problem that went ignored. I could hear scratching above my bedroom ceiling. (Was told it was probably squirrels from front office.) Since they did nothing. We got our own rat traps. We caught one. So we knew the scratching wasnt squirrels. We found a nest in the front room closet. She used my Christmas tissue. The babies were still hairless and newly birthed!!!! Im glad we got the problem taken care of early before it escalated.Whoever moves in after us .... if you hear scratching, its NOT SQUIRRELS!!! Dont let them tell you different. Call your own exterminator. Cause obviously whatever the complex does isnt working.

Hate these apartments my stuff always gets stolen from my patio. Kids are always riding bikes around my car putting scratches and little dents everywhere. After 6pm theres absolutely no parking! Theres always bums in the dumpsters. The staff are rude and short. We have a patio and cant put anything in it without getting complaints by the staff like a little bit of stuff is going to matter while you have bums and thieves everywhere in the apartments. If I can move out right now I would in a matter of a couple hours. But they trap you with there lease. These apartments SUCK never will I recommend these apartments to a family or a single female. Dont you dare leave your car unattended because It will get towed in a blink of an eye. The tow company there contracted with are CROOKS they yank cars out there spots and the free parking spots and force you to pay almost 400 to get your car out!!! HORRIBLE PLACE TO LIVE!!! I WISH I NEVER MOVED IN

Have no problems. They repair things quicky. Just redid my bathtub. The company they hire did a great job. The staff if friendly and helpful. Fairly clean inside and out. No bugs problems. They will work with you to get you into the apts. Live here almost a year. Have pool and playground for children and dog parks. You have to pay garbage and water utility. It has secruity gates and cameras and prenty of alarms and smoke detectors. Wish i had more space for storage would be my only complain.

Theyre really good at repairing stuff when you call, very prompt and kind. Getting paperwork and move in procedures were very professional and efficient. Compared to a lot of apts in the area theyre pretty clean but sometimes slow to get to broken glass and messy garbage recepticals. Parking is really difficult sometimes too. We have been called out for having a car parked in an open spot for 3 days while they let other cars long term parked stay for over a week...so inconsistent on that basis but otherwise great apartments and staff

Look elsewhere, this place is a scam. They want to charge you $1300 a month for a cheaply renovated apartment due to “market trend.” I call BS.First of all, they charge you for EVERYTHING: water, sewage, trash, landscaping, pest control, and a ridiculous $3 monthly setup fee on top of the overpriced rent. What is my rent paying for other than to line their greedy pockets? They provide virtually no benefits to renting. You’re basically living with the hassle of Apartments and paying like your living in a purchased condo.There is never any parking for guests, EVER. If you have more than one car in your household you are screwed. There are constantly homeless people and drug dealers roaming around the complex all hours of the night digging through your garbage and stealing things off people’s balconies.Two times I had to call for maintenance and specifically told the incompetent office that I DO NOT want them entering my apartment without me being present. Both times maintenance let themselves in without knocking. I called the office both occasions to complain, and both times they said they would “make a note.” Clearly that never happened because they must have better things to do than their job.If you want to leave, good luck. They make you give a 60 day notice. This is the first apartment I lived at that ever required such a ridiculous thing. This is so stupid, and it’s entrapment! No apartment complex is going to be willing to hold a place for you for two months! You have to put in your 60 day notice and cross your fingers and hope you can find another place to live before you move out!Also, if you decide to move into a higher price unit with a washer and dryer in it, don’t do it here. It’s a tiny washing machine that doesn’t have a hot water hookup. You end up having to do 3 - 4 loads a week if you have more than one person in your household. And the dryer is just as bad. The Woodlands are too cheap to install a dryer vent, so hot humid air blows into your apartment while the dryer runs. It’s ok in winter but when it’s 100+ degrees outside it’s hell.And finally, let’s go back to your water bill. The water is metered for your entire building and then rebilled to each unit based on the number of people in your household. That’s right, if you have neighbors that overuse and waste water, everybody in your building, including you, gets to pay for it. This is ridiculous and should be illegal!The only positive thing I have to say about this place is that it is a convenient location if you work downtown. Other than that, expect to pay $1300+ for rent, $130+ for utilities (not even including SMUD which you get to pay for too), having to be careful what to put in the trash, not being able to keep things on your balcony, and never being able to have a place for guests to park, all for the privledge of living in the ghetto part of Natomas.Look elsewhere to live if you can, these people are scam artists, and no canned corporate response they try to give as a reply on here is going to change anything.

We moved in March of this year and everything was great for the time being. We pay extra to have a washer/dryer inside of our unit (main reason for choosing the woodlands) and we have put in at least 8-10 work orders on the dryer and it’s obvious it is just being fixed for the time being. Four of those work orders were placed in the same week and still no offer of replacement...Till this day the dryer still does not work properly and cuts off every 30 seconds and we are not able to do laundry. The $$ spike in water sewer is ridiculous! There has been a busted sprinkler in front of our unit that my husband has called about..still not fixed, it floods the sidewalks and the area is all muddy making us have to walk all the way around just to get to our vehicle. This may be the cause in the spike in $$ on the water part since it’s divided between the building who knows but I’m really fed up and ready for the lease to be up! Wouldn’t recommend to anyone I know looking for a place!

The location is set up next to a park where a hobos live and sleep so you often will find something missing from your back patio even a few neighbors have lost their bikes on the 2nd floor. Their are also a group of abondos that come around here and sleep in the vacant apartments and its just very unsettling. Defiantly look for a better place the rent is to high and theyre understaffed. This place is hell. Rude unreliable employees, roaches everywhere. Mildew and mold. Zero parking for guests, or if you have more than one car. You can literally see little holes in the walls and cabinets where the roaches must be coming in, when I first moved in Id turn on a light at night and youd just see them scatter. They make it super inconvient to have your house sprayed, only on Fridays and they cant even tell you a time to expect the exterminator, so we left all day just to come back to a note on the door saying they didnt even do it because our apartment wasnt prepared. Why wouldnt the office tell us there were special instructions ? Well then theyd be doing their job. Our dryer has been broken twice, heater has been broken on the coldest of nights, maintenance never comes on the day you call if they even show up at all. Dont expect a phone call if your mail ends up in the office, dont expect legit help from the office period their all useless and they switch people atleast every couple of months. I made sure I filled out the form that Im moving out way over 90 days or whatever it is, theres no way Id stay another year in this hell hole. Dont move here, I pray someone deems this place unlivable and they shut them down. Dont be fooled, dont get trapped. Run far far away from this place.
